Very far from Addison. Really we all highway there. You're
looking at a house that has awesome character, that's right
across the street from the Wisconsin River, so you know

I don't know that, and I because I'm biased, we
talk about Rock and Dane County quite a bit. Columbia County,
I feel like sometimes and this is on me, and
I apologize to all folks in Columbia County because it
is gorgeous. It is a great area, and as you
mentioned too, it's especially Portage itself, really convenient. If you
work in Madison and you want to have that kind

of that double life where you know, work in the city,
maybe you're going to get lunch or dinner in this
in the big city, and you want to get away
to where there's trees in beautiful wildlife, nature and in
this case, fantastic views of a fantastic river. You're just
you know, that's how you spend your afternoons and weekends.
How great is that? The best of both worlds? Yeah?

No, I think it's a place that often gets overlooked.
You just head up like you're going to the Dells
and take a rate.

Yeah, exactly, exactly, And you're closer to the Dells as
well if you're looking, ye looking to do some weekend
water parking or doing some speaking of golf and or
there's some great courses up in that area as well.
So with this house in Portage, right at three twenty
four West Edgewater Street, I see the word new a lot.
There's a lot of new stuff in this house.

Yeah, there's definitely a lot of updates. I mean beyond that,
I mean it's a great price. Three hundred and ten

Dane County is kind of known for its four major lakes.
You've got Mendona, Minona, Albisa, and Kaganza, and there's some
smaller other ones.

Yes, there are. You ever look at the map, there's
like that Hook Lake. It's just kind of south of here,
and I always look at it because it looks like
it's basically a giant island with a little lake around it.
And I don't know, And if folks know, email me

I'd be curious about it. But with this, one of
the great things about about Dane County's waterfronts is there's

really something for everybody, isn't there. We kind of break
down the different lakes. They all have their different their
different highlights, don't they. Yeah, they do.

You know, the largest lakes Lake Mendota, and as most
everybody knows that got places like Maple Bluff and Short
Hills on it. Uh, you know, awesome capital views. There's
also Lake Mindona and that's also got the scenic capital
views just from a different side.

Speaker 1 (05:16):
Yeah, and it's and I do love I do love
them both. I've I've had friends over the years that
have lived on each of them, and just I've always
been very very jealous. And now it's really really great.
And for folks I want to get a little bit
of get a little bit away. Maybe you're into a
little bit more recreation as far as fishing and other things.
What Bisa is a phenomenal lake, as is Kaganza. Yeah.

I'd say Webisa is a little more relaxed vibe, and
as you mentioned, it's a it's great for fishing.

Speaker 1 (05:44):
From what I hear.

Speaker 2 (05:45):
I'm not in fishing myself, but you know a lot
of people are. Yeah. It's in McFarland. It's got you know,
Abisa Beach. There's also some kind of brand new condos
over there that were that were built a number a
few years ago. Here it's called w Visa Shores. And
then Lake Kagan's a little further south in Stoughton, a
little quieter, more rural and uh kind of mostly residential

around that lake.

Speaker 1 (06:10):
I'm always shocked. So I drive home, Like my route home,
I always go through Stoughton. I love Stote and I
love everything about and one of the things I really
enjoy is over here by the station. I don't even
think of what highway that is. Is you're coming down
towards Highway fifty one, you forget how big Lake Kaganze
is and you see that and you're like, that is
a massive body of water with some beautiful properties.

Speaker 2 (06:32):
So it's coming in on Highway B.

Speaker 1 (06:34):
Highway B is that what that? Yeah? Because and for
folks that don't know, there always seems to be construction
on Highway fifty one. So whether you like it or
not exactly. So, as we talked this morning with Matt

let's talk about about obviously if you're if you are
especially right on the lake, there is a premium that
comes with that, and that there's there's you know, you've

got unfettered access to amazing bodies of water. But it's
something that that for folks that that's you know, their
lifestyle definitely worth that that that extra premium for the
for the pricing, isn't it. Yeah, I'd say so.

I mean we all wish we had maybe considered those
places back in Oedo.

Speaker 1 (07:13):
Now. Yes, but at this point, if you're looking.

Speaker 2 (07:16):
To be on Lake Mindota or Lake Mindona, you're probably
looking between a million dollars to over over three million
for the for the high end homes there. And as
as you mentioned, as you move a little further away
from Madison, you can, you know, the prices do drop
a little bit, but not not all that much, you know,
as you get to Wabisa and get down to Kakonza, I.

Speaker 1 (07:35):
Know, kash Kana, but we'll talk about that some other days.
There's some steals and deals there, but we're focusing right
now on on specifically Dane County. Who are the folks
here in Dane County that we're looking at. Who's who's
who are buying these homes?

Speaker 2 (07:48):
You know, I would say obviously boomers downstairing to uh
kind of lifestyle properties is a big deal. However, some
of them are also selling those right that have already
been there for a number of years. You can have
remote tech workers, you know, maybe they're working in downtown
Madison or just actually working out of San Francisco but

just happened to be in Madison.

Speaker 1 (08:10):
How great that is.

Speaker 2 (08:11):
And out of state buyers. We get a lot of
buyers coming up from Illinois, some from Minnesota, even California.

Speaker 1 (08:19):
It's funny when we when we locally compare prices, we
look at pricing on the lake and say, you know,
higher costs, and for good reason, you talk to somebody
from Chicago, Land, or you talk to somebody from some
of these other areas, they're like, that's still a fantastic deal.
That's still an amazing price for all the benefits of
living on the water. So let's talk obviously, as much

(08:39):
as we look at the map and you see a
lot of water there, there is an endless inventory. Obviously,
we're talking about a finite thing there. And there's maybe
some competition as well when it comes to purchasing, isn't there. Yeah?

Speaker 2 (08:49):
I would say, so, you know, people that live there
want to be there, right and it's not too often
that they move. It's usually kind of a big life changes,
whether downsizing or having to get relocated. So I mean, yeah,
it depends on the lake but usually like five to
ten listings you know, maybe available at one time. You know,
I would say it the most. It's usually just a handfill,

(09:12):
and so when they do come on the market, there's
always interest, and it's just a matter of whether or
not that style of house, the age of house, the
condition of the house is and maybe the lot layout
is what people are looking for. But you will almost
always have some sort of showings on a lake front
home because it's always going to be on the lake
and it's something you just can't find randomly. You have

(09:35):
to you have to buy one that someone's already.

What about with working with an agent, I mean we
talk about, you know, how competitive that can be and
how limited that inventory is. That's you know, we always
stress the importance of working with a good agent, whether
you're listing or if you're looking for a buyer's agent,
especially in something like this where you're looking for a
very specific type of property. You want to find that
perfect agent, don't you. Yeah, I think so.

Speaker 2 (09:58):
I think you know, with the different criteria that you
can we can put in there versus maybe one of
the online sites, you know, we can specifically call out
lake WABISA right, any homes that come with a front
ennge on Lake Wabisa, that have over you know, a
point one five acre or something, you know, so it's
just not a tiny little row house, right and that

(10:19):
way you're notified immediately when it comes in the market
and you'll they're one of the first people through the door.

Speaker 1 (10:23):
Do these houses seasonally? Is there more action going on
as far as sales and transactions? Depending on the time
of year, I.

Speaker 2 (10:31):
Would say yeah, especially especially in the lake, people tend
to wait for the spring or summer. However, there are
some people that want to sell their house but enjoy
that one last summer, so we will get some in
the fall. If people have, you know, accenuating circumstances where
they just you know, need to move over the winter,
they will list it over the winter. But yeah, definitely
shows the best, you know, yeah, when the waters.

Speaker 1 (10:54):
Yeah, I think it's some folks that maybe snowbirds that
maybe you know, they they leave town for the winter anyway,
so why not list while we're already away and probably
makes things a little bit easier as far as staging.

of living on the waterfront. And we've got some great
lakes here in Dane County some really really cool perks
and some really really cool things that come along with that,
And let's talk about some of those, some of those
lifestyle perks, Matt. I mean, for most of us, you're
taking if you're taking a vacation on the weekend, you're
heading to somewhere that's got these exact same amenities. You

(12:23):
can actually live in one of those houses and not
have to Monday through Friday could even be your vacation, right, Yeah, absolutely,
and you know people with families, I mean that's a
big draw to you know, coming out of COVID. Everybody's
looking for pools at their own place or being on
the lake, right and that allows you to do things
like kayaking, paddle bornering, fishing, ice skating in the winter. Yeah,

(12:45):
it's not something i'd do. I have bruises.

Speaker 2 (12:49):
You know, you've got the views obviously, especially and some
of the lakes that allow you to see the capital.
But yeah, there's different things like lake events as well
that you get to participate in.

Speaker 1 (12:59):
You mentioned the view of the capital. Is that is
there like a premium, like let's say you have that property,
because I know there's obviously some little outlets and other
things where maybe the property doesn't face the capital. I've
got to guess if you have like a property with
like a really nice view of the Capitol and the downtown,
might be a little bit of a premium, slight premium
for sure.

Speaker 2 (13:17):
Yeah, you know it's something that is you know, it's
a neat thing to happen. Yes, yeah, you've got the
lake and the Capitol. So it's not just the lake view.

Speaker 1 (13:26):
I think too as I drive here on fish Hatchery
Road or there's a slight hill over here and if
you kind of notice, you can just barely see the Capitol.
And I think it's no coincidence that whoever built these
office buildings over here kind of built them that way
so they all face. Sure that capitol. What a really
cool thing there are and there is you know, nothing
beats having lakefront property. There are some things though that

(13:46):
you got to remember, is if you are in the
in the market for a shore property, there are some
things to think about, like different types of insurance and
zoning and those kinds of things are definitely things you've
got to be aware are part of come with the territory.

Speaker 2 (14:00):
So to say, yeah, absolutely, and you know, the flood
insurance is a pretty big you know, negative I'd say
you're kind of yeah, beholden to the market of flood insurance, right,
but it is something that's not all like properties require,
but most do. There's shoreland zoning, which is designed to

(14:22):
protect the waterfront and also you know, protect things that
are flowing into the water, protect the trees and the
landscaping around the waterfront to have it looking good for everybody,
so you don't have just one person in there just
tearing everything down, right, So, yeah.

Speaker 1 (14:40):
Is that something to As you work with your agent,
they can kind of help you at least understand for folks, say,
I think of being a first time home buyer is
one thing. I think also being a first time home
buyer with shore front property, having the right agent that
can kind of help guide you similarly to again is
almost like a first time buyer. That's got to be
a great relationship, an important one to establish there.

Speaker 2 (15:00):
Yeah, I mean, if nothing else to point you to
where the information is right. So there's a lot of
rules when it comes to shortland zoning, and being able
to know that ahead of time is important so you
don't go in there thinking you'll be able to do
something when you can't you know. One of the other
things would be.

Speaker 1 (15:16):
Boat houses.

Speaker 2 (15:17):
Oh, it's not not always allowed to just build a.

Speaker 1 (15:20):
New boat house.

Speaker 2 (15:21):
Sometimes, you know, the local municipalities or you know, state
that the boat house, if it's there, you can remodel it,
but you can't build new. So it's you know, things
like that that you really want to, really want to
know about and have an agent help you out.

Speaker 1 (15:33):
With investigate that stuff. For sure. We've been talking a
lot too, and I think obviously with because they're so
visible in such high profile. Lake Mindona and Lake Monona
are obviously very, very attractive, but there are areas. We
started this conversation talking about the other two areas, two
big lakes here in town, Keiganza and Wabisa. And there

(15:53):
are some benefits, many benefits to all lakes, but those
two in particular, as we talk about Dan County, there
are some benefits as far as them being kind of
up and coming spaces, aren't there.

Speaker 2 (16:03):
Yeah, definitely, I'd say Lake Kagans and Lake Wabisa there,
you know, they offer a bit of affordability and quieter settings,
I mean as affordable as lake front can be. Yeah, yes,
but yeah, I think that, you know, once people realize
I was helping a buyer a number of years back,
they were they were looking for kind of a larger
house right in kind of Madison Proper. And then when

(16:24):
I kind of sent them a listing, I said, hey,
you know, for the same price, you could actually be
down here on Kaganza in this house that's that that
just got listed. And they ended up on the lake
and they weren't even looking there, and that's because it's affordable.
But you know, it's always going to have that value
by being on the lake.

Speaker 1 (16:42):
Is there also opportunities and I think specifically as you
talk Keigans and wabisa Airbnb type properties, I know that
there are some some really really beautiful new homes on
both those lakes, but there's also some, you know, some
of those smaller, more traditional homes out there that maybe
somebody is looking to say, hey, you know, we'd love
to have our own little little piece of lake front

(17:02):
and shore front, but maybe we'll live there when we retire.
In the meantime, we could probably make a good a
good living airbnbing that that property. Is that something that
folks may be looking at some of these some of
these properties and lakes.

Speaker 2 (17:16):
Yeah, it can definitely at least you know, cover some costs. Sure,
but I would say that it depends on the municipality
sometimes even like what area of the lake right. It's interesting,
you know because I mean, like you would know Koshkonog's
got what four or five different municipalities, yes, right, So
it all depends what the local rules are. Sometimes it's
going to require you to rent the home for a

(17:37):
full year. Sometimes you can just do it for you know,
half half a year to kind of cover some costs.

Speaker 1 (17:42):
I remember a few years ago I saw listing for
a home. Literally it was a dead end street that
the dead end street went right into the parking lot
of Lambo, and I thought, would that be perfect for
an airba because it was next to nothing. And then
you do a little digging and you're like, oh, there's
a reason why somebody hasn't snatched us up. As they say, no,
Airbnb is right next to land. You want to you
want to talk to their agent about those those type

(18:03):
of things. And uh and Matt, as we kind of
break this down just a little bit more, there are
some obviously it's a very special thing to have that
that property on the lake. There are some responsibilities that
come with it and some understanding as well about about
what you're buying because you're really not just buying into
that that lot, you're buying into part of that lake community.
Just real quick and we don't have to go through

(18:23):
I know there's a lot of really really in depth
things about really exciting, really exciting stuff. Yeah, but it
is something that that folks that are that are looking
to buy uh, lake front property, really want to understand
that that there is you know, there is something special
in that in that ownership, isn't there.

Speaker 2 (18:42):
Yeah, there absolutely is, and uh you know it's something
that you know, people tend to hold on for a
long time. Yeah, right, because they figure they can hand
it down to their kids, want their families, right or
at least have them visit in the summer. So you know,
we have a lot of you know, people to come
up just to purchase these second homes. You get a
smaller property, just to have the experience of the weekends.

Speaker 1 (19:04):
And they also turn into I know some of our
financial shows people are listening right now, going don't forget
to remind them about trust. These are definitely type of
homes that you want to establish a nice trust for
the kids and grand gates opportunity for us. Yes, exactly exactly,
speaking of a house that would just be perfect to
hand down for generations. This is a beautiful, beautiful house
right on Edgewater Street in Portage up in Columbia County,

(19:27):
you know, right across from the river. Mentioned some of
the new stuff as well. I don't know if we
mentioned the basement even speaking of new things, it's got
a refit, it's got a finished basement and that could
actually you know, it's got its own kind of living
quarters down there as well. Am I understanding that correctly?

Speaker 2 (19:41):
Yeah, I mean it's got a it's actually got a
kitchen and renovated full bathroom, so it's got a rental
potential down there. I mean, what an affordable house for
essentially having waterfront, Yeah, and talking about to mean three
hundred and ten thousand dollars, three bedroom, two and a
half bath and just a short drive. I mean, why
why go all the way up north and you can
just own this way yeah away.

Speaker 1 (20:02):
Or so it is it is. And the other thing
too that I noticed about and just kind of looking
at the photos of this of this home, very well
maintained like every part of it, and and and and
that's it. Sometimes you can kind of judge like the
overall quality of a home just by the way it's
been been cared for. And you can tell just from
the outside pictures, like the structure itself, you can tell

(20:25):
that that they've done very good upkeep. But even things
like the shrubs and and and like the front front
entry way, you can tell the current owners have definitely
taken very good care of this this home over the years.
And you talk about curb appeal to beautiful, beautiful, agree.

And inside it's beautiful as well. Yeah, as some would say,
cute as a button, it's.
