to take action on that and looking at that snow,
and of course this time of year when it comes
to winter showings and sales, it's really important. And I
look at for example, again referencing are featured listing this week,
really really nice photos and it has, you know, curb appeal.
Obviously we think about it a lot in the in
the spring and summer and fall months, but curb appeal

is just as important in the winter months as well,
isn't it.

Yeah, Yeah, it's important to you know, obviously have the
exterior looking good, and I would say most importantly is
going to be like safety and access right.

You know, the last thing you.

Want is for people to have to trudge through snow
or slip and hurt themselves on ice. You know, not
the best first impression for a buyer. Yeah, but yeah,
I mean it's less about landscaping and more about the
accessibility and safety. And you know, having everything shoveled and
looking pretty nice does lend to some curb appeal.

So one of the things I tend to notice more
too in the winter months is obviously summer, spring, fall,
those those times here you notice the obviously the landscaping
is there and it's doing its things, so it can
be kind of a distraction. I think one of the
things as far as especially if you're a winter buyer,
is you're really focusing in on the overall condition of
I'll use it. What really matters, which is the structure itself.

How does the siding look, how does the brickwork, chimney,
That type of stuff really comes into play. And if
you are looking to sell during the winter months, I
want to make sure that stuff is looking all looking
its best, don't you.

Yeah, yeah, definitely some you know, the flowers, the greenery
and everything can be a bit distracting.
Speaker 3 (05:44):
So in the winter, yeah, it's just kind of bare bones.
Speaker 4 (05:47):
You're you're looking at the outside, looking at condition of
what you can see. You may not be able to
see the roof, but you know, everything from the porch
to the siding, like you mentioned, is all visible.

As we're sitting here at eight forty two in the
morning on a Tuesday, which means the sun's gonna set
probably another forty five minutes, it's going to be.
Speaker 2 (06:04):
Dark, which means lighting is very important.
Speaker 4 (06:07):
Yes, yes, yeah, no, you definitely want to have all
the exterior lighting on. You know, in general, winter days
are a bit gray in dreery, so the more lighting
you can you can put on, the better, whether it's
the flood lights, porch flights, pathlights.

Get those all on and ready.
Speaker 4 (06:27):
I've noticed a lot of times that people will forget
that in the winter and you'll have, you know, a
four point fifteen PM showing where suddenly it's dark for
thirty and you know, people have a difficulty getting the
key in the door. So, yeah, leaving those lights on
even when it's bright during the day, if you're not
going to be back in time for that showing, make sure.

You do that. Especially with modern LEDs, they're they're very
cost efficient, and I had no problem leaving those on.
And I think of, like you talk oftentimes about, obviously
in real estate, curb appeal and people loving the look
of a house. It feels like in the winter, it's
really inside appeal, Like there is nothing more comforting than
going from like cold temperatures to walking in a front

door to a really warm, cozy home and really presenting
that feel to potential buyers goes a real long way,
doesn't it.

Yeah, it affects the feel for sure. You want to
make sure that you know, warm and cozy the minute
they get in there. You know, the last thing you
want is to kind of feel like a chili draft.
Speaker 3 (07:25):
If you will you know.

After the fact, so you know, getting in there and
you know, sometimes having a nice little spot.

But the shoes as well as a good idea.
Speaker 4 (07:33):
You know, since you're coming in with some wet shoes,
maybe yeah, throw a tree off to the side.

Yeah, that first impression of.

Coming in and coming into the warmhouse is important.

One of the things I really like about modern A
lot of the modern designed homes or they are truly
new homes or just using some of that modern element
to kind of that minimalist stuff. I really love that look.
I love the cleanliness. One of the things I will
say about you know, especially if it's that style home.
Temperature is important, even if it's like sixty eight seventy degrees.
To me, there's something about that connection of like that

visible like kind of very clean.

It needs to be warmer.

Like if it's like a I think of like an
old farmhouse, they can kind of get away with a
little bit of just there's like a coziness of like
if you walk into a farmhouse that maybe some of
these more modern ones, like temperature does mess like.

Yeah, they can tell the difference.

Yeah, yeah, and you know, sometimes the warmer you have
at the less likely that they may notice some drafts.

Yes, exactly, it does. It has like a very it
was gonna say, kind of messes with your mind. I
don't think that's the right word. I think it's more
like it really has like a deep psychological thing and
a really important thing about it igree having that comfortable space.

about things like I do a show on the weekends
with a remodeling group and one of the things they
talk about is understanding people's tastes and style, and people

don't always think about, like even when you're doing like
a Homer model, things like rugs and furniture and those
type of things can plan. What about when it comes
to making a home field during the winter months a
little more homely, having things like really soft plush surfaces
and blankets are things. Those also go a really long
way to make the place feel very welcoming, don't they.

I think like if you kind of imagine a brand
new build that's been staged, you know, in the summer,
you can get away with it. There's a lot of
green and blue coming in through the windows in the
outside and bring a lot of warmth inside. Been in
the winter not so much, right, So, you know, the
more plush and kind of soft blankets and rugs you
can put in there that can really give it a
(09:53):
good feel for you know, feeling like home right when
you don't have the advantage of you know, the nice
r in the porch in the background that's looking good
through the windows.

Yes, and we touched on outdoor lighting, but indoor lighting also,
Matt right, equally important actual as a matter of fact,
maybe even more important to having good lighting on the interior.
Speaker 3 (10:11):
Yeah, yeah, I would say more important.
Speaker 4 (10:13):
And you know, if it was me, I would go
through and probably pick more of a natural kind of
warm light for your light bulbs throughout right. If you've
got the kind of cold white LEDs, maybe switch those
out if you're going to be listing over the winter,
so that just feels a little warmer inside the house.

Speaking of warmer inside the house, I know a very
popular feature that folks look for is fireplaces. If you've
got a fireplace and the house you're listing, really important
to showcase that this time of year, isn't it.
Speaker 3 (10:43):
Yeah, that's a big one.
Speaker 4 (10:43):
You want to make sure it's on operating and gives
that feel. Now, one thing you do want to be
concerned about is sometimes when you turn on the fireplace
and it's been on for a while, I mean, obviously
your thermostat won't kick in. Sure you'll have that warm
living room, and most often you've got the thermostat in
the living room, so you could end up with a
very cold basement and a blistering hot living room. So
(11:06):
you do have to be careful about how you do it,
how quickly you do it. You know, maybe right before
the show and would be a good choice.

Good place to get that.

The other thing I've noticed also a lot of folks
have done things like one of the improvements I see
a lot is is removing wood and going to like
those gas inserts, which are just amazing, and some of
them i've seen Matt, and that you probably see way
more than I do, where they're almost like their own
little little furnace, like they're very efficient and they bring
out kind of like an even heat. But yeah, you

definitely don't want to make sure that the rest of
the house thermostats neglected and thinking, oh it's toasty warm
in here, exactly icy cold when.

You step on on that bit down to that basement.

and sense and the other type of things obviously important
year round. I think of the summer months though nothing
beats like a nice warm breeze and that like that,
like summery smell in the house. Winter you really want

to because things are sealed up more. You really want
to be thoughtful of have any type of fragrance and sense,
don't you.

Yeah, I mean you could definitely go with whatever theme
it is, right, I mean, if you're we're dealing with
Christmas at the time, then you can go in there
and do a little evergreen maybe or something like that
for a cent. But you know, for the most part,
I'd just say subtle, kind of warm aromas, like a
vanilla or cinnamon. You don't want it to be too overpowering,
like you're trying to to hide.

All the cat pee in the house or something. But
but yeah.
Speaker 4 (12:33):
I would just suggest, you know, trying to trying to
have a subtle, subtle smell there and something that it's inviting.
Speaker 1 (12:40):
Subtle And as you mentioned that kind of the way
to go with that is that do people get suspicious
like if they smell overpowering fragrances, thinking are they trying
to hide something?
Speaker 4 (12:50):
Is that kind of well, well, yeah, when you're finding
like multiple air fresheners plugged in in a room, sure, yeah,
that could be a concern.

well maintained. Those type of things that you really can
get a good look at during these months are definitely
things that are important and we think about too when
it comes to the buyers this time of year, energy

efficiency and other things are are top of mind just
because of the conditions, aren't they.

Yeah, yeah, i'd say so.

The you know, one thing a seller could do is
to you know, put together all the utility bills, maybe
get past twelve months from your gas and your electric,
kind of have it out on the counter, maybe in
a binder, kind of show what the averages are, because
people are going to want to know, you know, especially
if you have a kind of an older home, they

want to know how much they plan to be spending,
if they if they really should average it out over
a year, you know, just in case, like in the
winter months it's it's really expensive or not. So having
that out there and just getting rid of that question
mark can help.

And you know, one of the things that you know
are important when people are walking through.

Is like you had mentioned, you can you can focus
on certain things during the winter. One of those is
you know, seeing if there's any drafts around there, right, Yeah,
And you know, for a seller, if you can go
through your house and kind of view as a buyer
and figure out if you find any drafts yourself, it
might be time to put in some of that weather
stripping and things like that, so, you know, pertaining to

energy efficiency.

Anyways, I know my wife is listening this morning and
she's I know when I get home tonight, she's going
to say, you know what you should probably do is
listen to Matt and just act like you're selling your home.

Walk around this type of stuff too.

Is he Again, as we talk about these things, it
never hurts, even if you're not looking to list to
take care of is do yourself a favor as well?

What about this time of year when it comes to heating,
having good records on maintenance furnaces, you know, boilers, those
type of things, central air, all that stuff the last
of a staggering amount of time as long as they're serviced.
Having those proper records to show that, whether it's you know,
the annual furnace inspection or that that things have been

taken care of, that goes a long way as well
for buyers, doesn't it.

Absolutely, And you know having those records available it could
be important too to some buyers. Right, So there's a
few things you can have out on your counter, I
guess is the long and short of it. Right, we
can have a utility bill out there. We can have
any kind of service or maintenance on your on your
furnace or your ac unit or wherever else appliance wise
that you've you've had work done. You could even throw

some some pictures out there showing like the landscaping during
the summer, right, do you.

for as well. Is like when when you're listing a
home this time of year, saying, hey, do you guys
have any any photos a bit.

We always try to ask, you know, and people typically
will say yeah, yeah, and then they look through and
then realize every photo has you know, their family.

Right, So if you're out there and you're thinking that
day I might I might list in the next few years,
it wouldn't hurt for you to go get some some
pictures of your landscaping, the highlights of your yard without
family photos in there.

Just in case you never know.

Yeah, just so people can kind of go for the.

Summer, take some take some photos, yeah.

like that.

I cause I know I'm a big I like to
just kind of fake drive my car around neighborhoods and
things like, I'm guessing a lot of folks when they're
looking this time here, Well, we'll do like a Google
Street Future just to kind of get a taste for things,
kind of feel off for the neighborhood or am I
off on that? No?

Yeah, definitely, I mean I think a lot of people
are utilizing that now. Yeah, if nothing else, like the
overhead shot see see you know what the lot kind
of layout looks like. And then you know, I always
put the view right in front of the house and
look around. Yeah, it's good to know if if your
neighbor doesn't take care of the house, so exactly.
