The Senate returns from its break today. The House will
be back tomorrow when the fight continues over what President
Trump calls is big beautiful bill.

the attack.

to eight people, as identified as Mohammed Solomon, an illegal
alien who came here under Joe Biden from Egypt.

We shouldn't be allowing Hamas supporters to come into our
country legally or certainly illegally.

Texas Congressman Brandon Gill on Fox. The attack took place
at a Run for Their Lives event calling for the
release of Israeli hostages held by Hamas. It also took
place on the eve of a Jewish holiday. The attack
comes in the middle of the Trump administration's effort to
deport illegal aliens and the pushback against it by the left.

We are going to do mass deportations. We are focusing
on dangerous criminals. We are going out there and ensuring
the people that repeatedly break our laws are being held accountable.

And I spokesperson confirmed the arrests are part of a

Center over the next seven days now. Center Point says
it's ready after last year's response to Hurricane Beryl.

We have been actually pretty good about waiting till we
see that there's no real other option.

But there's still enough time for people to say if
they evacuated.

Galveston County Judge Mark Henry says it'll only apply to
immediate coastal areas, not the entire county.

if you need an excuse to leave work early, but
if you do, we have a few that might work
for you. Some of these are pretty sure fire, others
are kind of on the border, may or may not

work in your particular case. You know your boss better
than I do or your boss, so you could feel
free to use any of these if you want to
just leave early. I mean, if you need an excuse
what work. If you told your boss it's National le
Work Early Day, I would just like to participate. So
I'm going to leave like an hour early. Today, is
that okay if you have to, If you have to
ask permission to leave work before a specific time, then

it might not be that easy to participate. Most of
the people who will participate to are people who don't
have to punch a clock. It doesn't matter if they know,
they kind of do their own hours. It doesn't matter
if they leave earlier or not. But if you're one
of those people who who really would like to have
an excuse, here are some of the excuses that we
pulled for you today for a National Leave Work early day.

These are the ones that probably work the best. Number
one Family emergency, which works ninety nine point nine percent
of the time, as long as you're okay with the
idea that if you've used one of these family emergencies before,
you know, like grandma died something like that. Grandma can
only die once, so you know, if you repeatedly have

used that excuse, that they might come back to haunt
you if you try to use it again. So family emergency,
you know something with the kids. Number two diarrhea, you
might be a little embarrassed to use the excuse because,
after all, diarrhea, are you okay? What's going on?

Yeah?

I'm just catchy, Okay, I got to go home. Man,
I just don't know how much longer I could stay
here sick or a headache. Women's issues, Well, clearly this
only works for half the population. And I wonder if
it works easier if your woman is a boss, or

you have a male boss, and you're a woman who
uses this excuse. I would think, first of all, I
think it'd be hard to harder to use the excuse
with a man than it would with a woman, but
it would I would buy the same token. I would
think it could be highly more effective. You wouldn't have
to say much, would you. Yeah, it's kind of that
time of the you know, and I'm not feeling so
and I've bloated, and you know, you could probably make

that work for you. Something happening some some are home emergency,
there's a leak, you know, the kids are locked out,
something like that issue with a pet. Your pet has
gotten sick, your pet's a daycare and they're worried. You've
got to take your pet now to the bed and
maybe have forgotten appointment, Mike, work like if it's something

like a like a doctor's appointment that you made a
year ago or so, and you forgot, you completely forgot
that you had it.

That kind of thing.

I mean, if you need an excuse otherwise, just leave
early five to ten, time for traffic and weather together.
Long time ago, yes, sir, when I was young, that
long ago. Huh, A long time ago?

Okay, Buss, there's girls in a beach. But this was
long long ago. Was your boss also young and single?

Well he you know, he had kind of a middle
aged crisis and solid so even better, he lived vicariously
through me. So it was like, oh, you go to
the beach with those girls, Michael, long ago. Let's hit
the north side here and coming down from the Woodlands
twenty three minutes now, I forty five, looks good. Let's

bit of but not much to really slow you down.

Well, here's one of the statistics we're going to share
in just a moment with you that shows you how
much things have changed in the housing market here over
the course of the last few years. There are currently
about one point nine million sellers people who are selling
their home or want to sell their home, and they
are only one point four million buyers. So it doesn't
take much to do the math to see that there

are more many more sellers than there are buyers right now,
which makes it number one more difficult. At number two, well,
makes it much harder to get your asking price. We'll
have more in that story. What's going on with the
real estate market right now? Coming up next? First though,

Right selling the house right now. It's not that homes
aren't selling. They are, but we have more people. You
know how real estate works, right, You have buyer's markets
and we have seller's markets, and in many areas it's
becoming a buyer's market versus a seller's market. About one

(16:02):
point nine million people want to sell their home, only
one point four million people want to buy a home.
There's a lot of reasons behind it. Interest rates being
among the top reasons. Thirty year fixed rate is currently
just blows seven percent. I think it's like six point
nine eight percent, And until at least it's my first belief,
until it gets down into the fives, especially the low fives,

it's probably going to be a tough time as far
as trying to sell your home. Here's a guy keeps
an eye on this stuff for a living. It makes
predictions for a living. His name is Mitch Rochelle. Mitch
Rochelle has some ideas and where we're at right now,
he's desperately searching, I think for some good news.

And all this.

Speaker 23 (16:42):
More sellers than buyers supplying demand. That's why values are
falling on the margin. But if you're a home buyer
and there's more homes on the market, that's a good thing, right.
The issue that has plagued this housing market is a
lack of supply of homes. So the fact that we're
seeing people put their homes on the market and there's
homes that are actually available to buy, I think that

(17:03):
that's a good thing for the industry. And if that
trend continues, then there's, you know, homes for people to buy,
and if prices are falling, that means the first time
home buyer may have a shot at that home.

Speaker 24 (17:13):
But what about seven percent thirty of fixed rate mortgages?
Is there any sign that that mortgage rate is going
to come down appreciably in the future.

Speaker 23 (17:21):
I'm glad you didn't pull the tape for me from
four years ago when I said that mortgage rates would
hit two percent.

So I appreciate that, Stuart.

Speaker 23 (17:28):
But the fact of the matter is there's a problem
brewing in the bond market, these treasury auctions that go
on and creating a lot of volatility in the treasury market.
Mortgage rates are tied to treasury yields, so I don't
see interest rates coming down, you know, writ large. So
I think we have to as home buyers and people

(17:49):
in the industry get used to the seven percent mortgage, more.

Likely to go to eight than it is to go
to six.

Is there anything positive, really positive that you can report
for us this morning on the real estate market.

I'm seeing even though last time I was on I
talked about home builder optimism being, you know, at a
multi year low, I'm seeing homebuilders out there building homes,
and they're building smaller homes because they're very focused on price.
So people that want to entry level new home. It
may be a little smaller than the one you would

have bought a couple of years ago.

But I'm seeing activity amongst homebuilders.

And again I'll start with where you know the first
question you asked me, I think five hundred thousand more
homes on the market is a really good thing for
the housing market, because you know what, when there was
no homes on the market, they were slim Pickens and
you were going to buy it and then run.

Speaker 13 (18:41):
Right to home depot to start fixing it up.

Speaker 4 (18:43):
Yeah, but yeah, twenty seven states right now, home values
are down. I guess it's how much are they down?
You know, they got crazy high there for a while,
so maybe we wouldn't mind seeing them down just a
little bit because it was getting a little crazy. But
as long as software not looking at the price crashing,
I guess we're okay. Five twenty six. Time to take

season is underway. So far, all is quiet in the
Atlantic and in the Gulf of America. The National Hurricane
Center is not expecting any activity over the next seven days. Noah,
of course, forecast at an above average season. Forecasters have

updated the warning system for the season. Harris County Mediorologist
Jeff Lindner says one new feature will be especially useful
if a storm comes towards Texas.

A heat risk map after the landfall.

This was obviously a big deal for ustern barrel with
the power outages. Is heat stress look like? Obviously hurricanes
make land on the summertime. We know it's going to
be hot, but what is that risk threat level going
to be.

The other big change this year will be the Cone
of Uncertainty and that map will now include watches and
warnings for inland areas impacted by whatever storm comes our way. Now,
Jeff Lindner did bring up Beryl and that storm has
led to changes in preparations for one of our northern counties.

Judge Mark Ko says Montgomery County was prepared before getting
clabbered by Beryl last year, except when it came to power.

when bad things happen for supplies and stuff. Like that
and then of course going through any sort of drills
that we need to. Go through have one actually this
week With the Corp of Engineers with Addicts and Barker,
on thursday just to make sure we're on the. Same page,
you know throughout, the year, staffing changes phone, numbers change
all that type, Of stuff and it's kind of the
same thing that we certainly ask everybody out there to

be doing this time, of years making sure you have
your plan and your kit.

In, place yeah what do you recommend for a? Hurricane
kid what are the bare minimum things you need to
have ready? To go water obviously is one of THOSE
things i.

Would, ASSUME yeah i think a lot of us kind
of really got a feeling of what we needed last
Year with beryl and the. Direct show, you know the
biggest issue most of us are going to have is
lack of power and so what do you need to
get by, for, four five six days? Without power, you
know obviously the, nonperishable foods, the water big water's big
time here with the heat and the humidity that comes after.

(55:09):
These storms of course cash needs to be, on hand
and if you have, a generator make sure you have
gas to power. That generator and then specific stuff for your,
specific family if you have any sort, of, medications pets
pet food for any sort. Of pets and then obviously
things to keep, the kids the younger kids occupied obviously

without any sort of devices, and stuff they need to
be sort of occupied and those times, of things and
also to keep.

Their mind off of what's.

Going on we've we've seen a lot of post disaster
recently where the kids have a lot of impact. From
that and one Other thing i'll mention is what we've
seen a lot in the last five years with hurricane
landfalls On The gulf coast is we've seen a lot
of fatalities in the aftermath of. The storm and so

it's it's the carbon monoxide potentials from, the generator it's
being overcome. With heat if you're not typically used to
working out in, the heat folks get out there and
they get overcome. With that we have a lot of
increase in heat illness and heat fatalities in the aftermath of.
These disasters and then also just if you're not used
to working with chainsaws and, power equipment people getting in

trouble with that types. Of stuff so really be careful in,
that aftermath because we've actually seen more people dying in
the aftermath of storm than the actual.

Believe that in addition to, All that i'm guessing, you
know you folks try, TO everybody i guess tries to
predict what sort of a hurricane season we're going, to have,
You Know el Nino Or, la nina how that's going.
To impact what are you hearing or what is your
best guess mean about what kind of hurricane season that
you would predict based as on your background as. A, METEOROLOGIST.

Yeah i think it's going to be slightly above average.
This year and so average number of mainstorms In, the
atlantic which Includes, the Atlantic, the caribbean And the Gulf
of mexico. Is fourteen that's the thirty year, moving average
AND so i think we're going to be somewhere's in
the range of above that maybe up around seventeen or
eighteen named storms would be very similar to last year's.
Hurricane season the number of hurricanes probably somewhere around seven,

to nine which is a little bit above, average also but,
you know the key is not so much, from numbers
it's where, they go it's where they. Make landfalls so
obviously if, we're impacted that's a. Bad year so we
can have a relatively, quiet year and if we get
a storm here On the texas coast is a bad year.
For us and so that's, you know that's kind of,
the question and it's, you.

Early june we don't really have a lot of confidence
at this point where the kind of pattern's going to
sit up of where these storms are going. TO track

june here On the, texas coast and so we do
