last three weeks. UH took a trip to Europe. Went well.
We started in Budapest. We went on a river cruise
UNI World River Cruise them the Danube River, ended it

in pass Out, then took a bus from pass Out
to Munich, got a car and traveled around Germany visiting
relatives and stuff for two weeks after that and just
had a wonderful time. It was I've never taken a
trip that long before. No, I've gone for a week,

sometimes up to two weeks on a trip. This is
the first time I've ever gone for three weeks, and
it was great. I really had a wonderful time. Got
to see a lot of stuff, got to see a
lot of relatives I haven't seen in several years. So
it was just a great time off. But I am
back now to take calls, answer questions, and see what

we can do to help you out, especially on this
three day weekend where a lot of people get started
on home improvement projects. I get it, it's the unofficial
start of summer, but let's do keep in mind what
Memory Day is all about. It's it's for those who
made the ultimate sacrifice for us to so that we

have our freedoms, and we need to make sure that
we don't forget that while we're taking these extra days off. So,
but with that being said, you got a home improven

I'm gonna start since I don't have any calls yet,
We'll start with an email question. And this comes from
John and Katie. He says Hi Jim. I'm a long
time customer of yours and listen to your show and podcast.
My electric meter is mounted on the wall of my
detached garage. The fuse box is on the inside of

(05:50):
that same wall. The garage is cement fiber siding. The
electric meter has pulled away from the garage on one
side of the meter box, and there is about a
half inch gap there. The other side of the meter
box seems to still be attached. We are not experiencing
any electrical problems. Should I be concerned about this? If so,

(06:14):
should I contact Center Point Energy or an independent electrician? Well, yes,
you should be a little concerned. If there wasn't a
gap there before and it's now got a gap, that
means something is giving loose, and you don't want to
wait until it gives loose all the way and pops

(06:34):
your electric service where you don't have power. Then you're
waiting on somebody to come out and repair everything, where
right now they can probably just open up the meter
box and reattach it through the wall. So as far
as somebody who does that, it is an electric contractor

(06:56):
who does it and an electrician. So I would tell
you to call Right Touch Electrical. You can reach them
at two eight one six four five fifty five twenty six.

And typically something like this does not take a whole
lot to fix, but by not fixing it, the ramifications
can be rather expensive because if it does break loose, uh,
you know, typically it's going to pull the wires apart
from the breaker panel as well, so all that's got
to be rehooked up. The power company ends up coming

out as well.

Uh.

It just becomes an expensive task to take care of.
Where right now you're probably talking a couple hundred bucks
to get it taken care of. So give Right Touch

about electrical. I've mentioned Germany before as far as solar panels,
and when I went over there twelve years ago, there

was solar panels on homes all over the place. That
is not the case any longer.

They still have fields of solar panels where you know,
they're generating quite.

A bit of power with solar.

They've got a lot of wind power going now as well,
But the solar panels on houses has dramatically dropped. Even
houses that had it, it's gone at this point. So
I did some looking to see what was going on.
And the disposal problem is far because the solar panels

are toxic when when they have to be disposed with,
that's an issue. But the other issue they were having
is as the solar panels are aging and their effectiveness
goes down, it becomes too expensive to maintain it, and
so people started removing them, and the amount of solar

(09:20):
panels I saw on residential houses was dramatically dropped to
the point where you really didn't even notice that there
was solar panels other than the big fields which were
put in by the power companies themselves. So it was
dramatically different. And I've said here on the show many times,

(09:44):
if it wasn't for the power companies given rebates, and
you know, the government giving tax incentives, solar doesn't make sense.
It's too expensive. But when you start throwing in the
fact that it declines over time and the maintenance and

(10:05):
now the disposal of the products. It's just become too
big a issue. So it's just not being dealt with
very well. All right again, if you got a question

a trip.

I had a wonderful time. It could not have gone
any better other than it was cold.

Uh.

You know at night there was a couple of nights
it got down to thirty nine degrees. We had a
lot of days where the temperatures were in the mid
fifties as highs, but there was a couple of days
where it hit eighty. You know, really had to rough
the cold weather.

Speaker 11 (10:52):
You'll be you'll be longing for it being back pure
for a few days.

Speaker 3 (10:56):
Yep, yep. Well, how can I help you?

Speaker 11 (11:00):
Yeah? Real quick? So, Jim, I've got hose bibs on
on the sides of my house. Uh, but in the
back kind of where my pull deck is and all that,
I have to run a hose either from one side
or the other. Actually, I have to put two hoses together,
you know, just to spray something off or water the
you know spot water beds.

Speaker 3 (11:21):
Yeah, I would.

Speaker 11 (11:22):
Like to put a hose bib on the back of
my house. I've got brick veneer. Uh how big a
how big a price tag? Is a plumber going to
charge me to put a hose? I've got a little
half bath right off my back door. Okay, So I
don't know if that gives me a source to tap into.

Or it does.

Speaker 3 (11:45):
Is the sink on the outside wall by chance? I'm sorry,
Is the sink for that bathroom on the outside wall
by chance?

Or the toilet it is?

You have the sink so that they can easily take
out a few bricks. Uh, get into where the pipe is,
tap into it. Okay, put a hose bib on for you,
and you know, then a brick mason needs to patch
the brick back. But uh, as far as how much
are you looking at, you're probably gonna by the time

you get the brick mason done and stuff. I would
guess you're gonna have something in the range of fifteen
hundred to two thousand in it.

Okay, okay, all right, Well, sounds like a doable deal.
I just didn't know if it was doable. It sounds
like it is all it is appreciated.

a conversation here with Brian from USA Insulation and Brian,

I'm doing great, and welcome back from your travelers.

Speaker 3 (16:30):
Well, thank you, sir. I had a great time of
well worth doing and I can't wait to do it again,
to be honest with you. So all right, hey, let's
talk insulation, because this is the time of year when
people start realizing how bad their insulation actually is. Because
in the summer, in the winter months, you know, we

(16:52):
felt cold air coming in, and you know, we can
somewhat live with it it's only a few days. But
now we're getting into those long, hot summer days. Our
electric bills are going to go through the roof because
those same gaps that we were feeling heat from outside
coming in or the cold from outside coming in, well,

(17:13):
now our air conditioning is going out and trying to
cool the great outdoors. And USA Insulation has a great
product for taking care of this problem.

We sure do, and with us Insulation, we do injectable
foam inside those exterior walls around your house. Like you said,
that air conditioning's running and it's pushing that culture out
through your walls. When we fill those walls, we call
it reinsulating those exterior walls. It keeps that cool air in.

It's not pushing through and going out to the great outdoors,
and that heat that's out there is being stopped because
it seals it up air tight each one of those
cavities all around your house, kind of like putting an
eglue over the home.

Now, had you guys do my house. My son had
his house done and he has called me at least
three times bragging how comfortable and how much quieter it
made the home. I mean, he just loves it, and
so do I because I mean, you can sit in
your home and just total comfort without running your bill.

Speaker 9 (18:20):
Up right, it saves your HVAC from running constantly during
the summer where it's trying to catch up. Once you
have those walls insulated, that cool air is going to
stay inside the house and it allows that air conditioning
to stop running constantly, which on a home. When we
do the walls you usually have about a twenty three

(18:41):
to twenty five percent dropping electricity because it's not being
pushed through the walls anymore. And you've got a great
art value between the outside and the inside air.

Speaker 3 (18:51):
So the access, I mean, that's the biggest question most
people have is you know, are you tearing up my
inside walls. You're tearing up my outside walls. How are
you going to put this foam in my walls?

Speaker 9 (19:05):
And that's a great question. So with like a brick home,
and the majority of our house is a brick, we
go through the outside through the mortar joints three holes
about the size of quarter ends like the pinky. When
we go through the mortar joint into the actual sheathing
the frame of the house and that cavity, we're not
filling up the air gap between the brick and the

(19:26):
frame of the house. We're going through that air gap
into the wall itself and we inject it in and
it fills it up, and we have different holes that
move as we know we're filling it up to the top.
We take the final top hole, turn it north through
up and fill the rest of that cavity up so
it's not making any movement on the inside of your house.
We're not drilling through all your sheet rock. It stays

(19:49):
just the way it is. And because it's non expansive,
it's not popping that sheet rock. And then we remortar
those holes back up and you can't really tell them. The
mortar tech about thirty thirty days to cure. But once
it's harden and you won't be able to see where
we went through. If it's final sighting, we can remove
the sighting and go through that through the sheet in

(20:09):
that way hardyboard. We do it under the lips, so
you don't see what we're going through. So most of
the work's done from the ends, I mean the outside.
We do some interior walls, but that's more for soundproofing.
The exterior walls is all about the insulation, keeping that
cooler d during the summer.

Speaker 3 (20:27):
And you know this, this is one of those things
it doesn't take as long as people think it does.
I mean, it sounds like this is going to take
days to do, but you did mine any weekday.

Speaker 9 (20:38):
Yeah, we can usually do you know, a normal size
house one or two story within about a day. We
start early in the morning while it's cool, and they
just a majority of the work's done from the outside,
so you don't really hear us, but you will. You'll
feel the difference as it gets into each one of
those cavities and those rooms begin to keep that cooler
in and then the benefit is that you do have

(21:00):
some noise reduction from the outside to the inside.

Speaker 3 (21:04):
Well, if somebody wants to get a price to get

Hi, Jim.

I've had a plumber recommend that I get a flow
Tech descaler system okay, and wondered, what's your opinion on
that system or that type of system is.

Speaker 3 (23:54):
I actually have one in my townhouse. Wanted to I
wanted to try it out, and I like it. It
makes a heck of a difference. You know, some people
get it confused with a water softener and it's not
going to soften the water or anything like that. But
what it does is where you get that that scale

(24:17):
build up, like on the shower head or on the faucet,
it eliminates that. And for me, I did feel a
difference in the water as well. So yes, I recommend
them all the time to people so you can.

How about how long does it take before the results
are evident?

Speaker 3 (24:40):
Usually it's going to take a couple of months. You know.
When I first tried it, they told me it could
take up to six months. Honestly, I saw it within
the first couple of weeks.

Okay, I'll give do West to call on Monday and
see what they can can do about that.

Oh yeah, yeah, we put it. We put them in
for people. But uh, like I said, I wanted to
try it out before i'd say yeah, we'll put these
things in. And I liked it. Thank you so much

And you know, if you have really hard water, that's
not the product for you. You you want a water softener.

But for a lot of us, we don't have extremely
hard water, but we do get that scale build up
and uh that this helps tremendously on the scale build up.
So all right again seven one three two one two
five eight seven four. Got an email from Larry out

(26:11):
of Kingwood, Jim back in December. First, I started smelling
exhaust fumes every time my furnace came on. Eventually I
replaced the gas furnace, even though the old one was
less than five years old. That didn't solve the problem,
so I invested in new duckwork. In March, the fumes

(26:33):
were still there and we turned our attention to possible
mold problems. Since then, we've had three mold inspectors, a
tear out and then a rebuild after finding a small
amount of mold below our kitchen counter and a small
amount in a half bath. I have had the gas

(26:54):
company out checking for leaks, bought a detector for Raydon
and carbon. I removed wallpaper from upstairs bat bedroom and
removed old carpet from upstairs. I then bought an air
purefire and that didn't help. The air in our home
does not smell any longer, but we haven't been able

(27:15):
to live in our home since mid March. We are
staying in my daughter's home. The air makes my wife
cough when she is there, and for me, I get
a powdery taste in my mouth, My voice tone changes,
and I develop a lot of mucus in my throat,
which causes me to spit out for about thirty minutes

(27:36):
to clean out the passageway. A lot more details, but
I need your help in recommending someone that can define
the problem for me so I can fix it. My
last mold inspector did a toxic study on the air
in the house, sent the samples to Oregon to be analyzed,

(27:58):
and nothing unusual was found. I don't know where to turn.
I have a fireplace and an attic man coming tomorrow
to see if there's a problem in my attic or fireplace,
but again clutching its straws, Okay, look, I'm not sure

(28:21):
how he switched from a gas smell exhaust fumes smell
to going after mold, because the two smells would not
be similar the exhaust fumes. I'm not sure when you
say exhaust fumes, it sounds like what you're smelling is
the furnace firing off, which is not unusual to smell

(28:45):
some fumes when the furnace first fires off, but you
shouldn't smell it the next time it goes off, And
you definitely shouldn't be having the issue in the home
that you're describing as far as health wise. So I'm
really questioning you know how big an issue the mold
was to begin with, and thinking that the air quality

(29:07):
needs to be checked for some other items like is
there a gas leak that's putting some type of odor
in the air that would make you sick that way.
As far as somebody who can test all this out,
I don't know, because it sounds like you've gone through
extensive testing already and aren't finding anything. So what I'm

(29:32):
wondering is if it's not just the residual from the
exhaust fumes, and that would have been just an adjustment
to the heating system more so than a replacement. Now,
if it gave off enough fumes and enough soot, it

(29:56):
could do what you're describing. But I would think you'd
be seeing massive amounts of dust accumulating on things, stuff
like that. But the fix for that would probably be
having to do just like if there was a fire
in the house and they come in with an ozone

(30:17):
machine which cleans all of that odor and stuff out
of it, and then a thorough cleaning of the structure
as well. I'm thinking that's more what you're needing to
head to. You can talk to us over at Due West,
but I'm almost leaning towards talking with the folks over

(30:37):
at Woodland's Water Restoration. Now. I don't think you need
the mold testing any longer. You need some of the
other testing. But Larry, I got your number here. Let
me give you a call on Tuesday and let's let's
have a discussion on this. Let's talk real quick about
U s A insulation. You know we had Brian on

a few minutes ago. And if you're looking for insulation
for your walls, to make your house quieter, make it
more energy efficient, to make it all around better living
conditions and lower your energy bills, you need to talk

pergola I built behind my house. Uh. Maybe it's a
foot away from my house. The top part of the pergola, Uh,
this free standing. And I built it with six by
six by ten foot womanized lumber doug holes two put

in the ground fort some creek, quick creek, you know,
in the bottom, you know, let it dry and so forth,
and then for several hours, I guess, and then put
these posts up and square level with everything. Then poured
in more concrete around it, and so these posted about

(35:21):
two foot deep. Well, it's been there for about seventeen years.
Everything's been fine. About two years ago one of the
corners started going down, like as if there weren't even
a little pad under anything, right, and uh, and it's
you know, the first year it maybe went down a
couple of inches. Next year we went down a few

(35:43):
more inches. So you know now that one corner is
probably gone down good eight inches, and it pulls you know,
the other posts towards it. So you know, the whole
thing's like laying on one corner the other posted down.
But they they do the one that's across from it,

(36:03):
you know, leans a little bit toward that corner. Do
you all dig down under that and put like a
pier or something.

And raise that or you know, because chances are it's
not the post settling, and it could be settling some
But what happens in those wooden posts that way is
they rotted down in the concrete. And Yep, over time,
even that can start rotting.

And it'll.

It'll start it'll start to settle into the concrete itself,
as as the bottom decays.

I was wanting to know if you knew anybody who
could come out and inspect an old septic system. It's
a conventional system. I think I'm starting to have some
field drain issues. Uh, And a lot of the plumbers
tell me they can't work on the whatever the conventional
system for Harris County.

Speaker 3 (44:45):
Yeah, well, because they've they've kind of put out regulations
as far as a lot of places have to switch
over to aerobics now. But as far as somebody who
does the inspections on them to check it out, it's
actually the same people who pump them out. It doesn't
require plumbers. Those guys are the ones who have the

(45:08):
license to check them and stuff.

Speaker 17 (45:12):
Okay, I've been told by others that the new system
that the way my property is that it's not big
enough to have one of those systems. What do you
do in that case?

Speaker 3 (45:31):
Will Well, First of all, I don't know that you're
in an area that you can't just redo the lines
that you have. If they're crusting over a lot of times,
you just have to put in new leech fields. Now,
as far as not having a big enough lot, they
have them where you can put them into drip irrigation

(45:52):
as well instead of having it going to a sprinkler
head mode. And for most that is going to be
acceptable and be large enough. So I think they'll have
options for you on that. Well, I'm gonna have to
put you on hold because that music means I was

on hold because there are some things I can help
you with on that. Let's talk real quick about lental lift,
because if you have a lentil above your overhead garage
that's sagging, and you see it sagging, it looks like
it's smiling at you when you get home. This is

septic field is plugging up and the fact that a
lot of places require aerobics. Now, So, Jim, are you
in an area that's going to require aerobics?

I believe So it's Harris County, and I've been told
that I can't replace my field lines because nobody's allowed
to work on those systems.

Speaker 3 (50:44):
Okay, And if that's the case, yeah, you would end
up going to aerobics. Now, the aerobics system typically is
going to have three maybe four sprinkler heads that got
to be spread out. And a lot of times people
think that their yards aren't big enough. How big a

(51:05):
yard do you.

Speaker 17 (51:05):
Have, Well, it's a half acre, but I've got three
or four structures on it in a pool.

Speaker 3 (51:14):
So there's not just huge grasses.

Speaker 17 (51:17):
There's a lot in the front yard, but not in
the back.

Speaker 3 (51:20):
Okay, it the sprinkler heads can be put in the
front yard. The nice thing on an aerobic system is
they can basically put the water anyplace on the property
that you need it. And it doesn't have to necessarily
be a sprinkler head. It can, like I said, be

(51:41):
a drip irrigation type system as well. So if you've
got that much space, I'm positive that they'll be able
to put it together. It just may not be all
the sprinkler heads in one nice little line like they
like to do.

Speaker 17 (52:01):
Okay, do you recommend anybody that to come out and
inspect it to see what the options are or whatever?
Somebody said you had to have a septic engineer or
something you do.

Speaker 3 (52:20):
The company who would put it in would have to
have somebody who draws it up, stamps it and goes
through all the process and the you know, the guys
who do this, they don't travel around a whole lot.
They typically sitting in one area. So you'll have to
talk with the guys in your area as far as

(52:41):
who does it. And when I say they don't travel far.
Most of them don't go beyond twenty miles. Okay, all right,
I will tell you if you make the switch from
a septic tank to an aerobic system, it's as close

(53:03):
to being hooked up on city sewer as you will
ever get it. Really, I've got I've got aerobics at
my house. I had a septic before, and it's a
night and day difference. I would much rather have the
aerobics going.

Speaker 19 (53:19):
Well.

Speaker 17 (53:20):
I was I was told that not to mention the
cost of having to put the new system in. That
in Harris County you have to have it inspected so often,
and they charge every time, and there's a lot of
maintenance to.

Speaker 3 (53:33):
It that they are That's not Harris County, that's the state.
That's everywhere.

Speaker 18 (53:39):
Uh.

Speaker 3 (53:39):
And yes, it has to be inspected quarterly and they
add chlorine tablets periodically and things like that.

Speaker 7 (53:50):
It's not that expensive though.

Speaker 3 (53:54):
Yeah, the upfront cost of putting one in is pretty pricey.
You're probably looking at something the twelve thousand range, may
maybe even a little more. Depending well, giving your layout,
you may be more like closer to fifteen. But the
annual cost of maintaining it, it really isn't that bad.

(54:18):
It's in the hundreds, so it's it's way less than
having sewer hookup. All right, all right, well I appreciate

Yeah, Jim, My wife and I recently purchased an historic
calm in Galveston. It was built in nineteen fourteen and
the front porch is the original one by two Cyprus
and it do look it doesn't appear to have ever
been painted or stained. And as you can imagine, it's

(55:05):
got a real heavy, you know, gray weather to it.
And I've noticed if I take like a microfiber towel
of water and rub it, I mean it's got a
beautiful grain, sort of a brown grain underneath. And I
wanted to ask your advice, you know, how could I
gently clean that and bring that original color and grain out.

Speaker 11 (55:28):
Uh.

Speaker 3 (55:28):
Typically, when you're cleaning that kind of situation, and this
works on cedar fencing and stuff as well, they use
a bleach water mixture.

Speaker 2 (55:40):
Uh.

Speaker 3 (55:40):
Usually it's about a third bleach to water and you
basically put it on there, scrub it with like a
broom and it cleans off all that gray and then
you can let it dry thoroughly and take a look
at some ready seal to put on it, and it'll
make a huge difference.

Speaker 19 (56:01):
So that would would seal it. And the fact that
that wood is one hundred and what ten years old
or whatever. I mean, anything I put on it like
ready seal is going to be okay. It's not going
to hurt that original cypress.

Speaker 3 (56:16):
Now, the ready seal it's a stain and sealer in one.
It's an oil base, so it soaks into the wood.
But unlike a lot of things that would put a
hard shell finish on it, the ready seal.

Speaker 7 (56:30):
Doesn't do that.

Speaker 3 (56:31):
And on that old wood like you have there, you
really don't want to do that because that could cause
problems with it.

Speaker 19 (56:38):
Yeah, that's what I was told is not to you know,
what I might typically do with something with new wood
is not to treat it that way. But the ready
seal would be good and I can get like a
clear ready seal that will just allow it to be
its natural color.

Speaker 7 (56:56):
Yeah.

Speaker 3 (56:57):
The ready seal has multiple different ads that you can
go with, and they have one it's called natural and
what it'll do is it'll it enhances the wood grain
but still seals it to And when it's what it's
doing to seal it, it's oil based, so the oil
soaks in and it doesn't let water soak into that

(57:17):
wood any longer.

Mm hmmmm hm. No, it sounds sounds like the way
to go in a third bleach to water. That's all

before we build, or I can deploy rely on the
electric down there.

What the cost wise is what I'm really concerned about.

Well, cost wise, you know, I'll tell you I put
pro pain into my own house about the three three
years ago now, and I use it to heat the house,
and I'm gonna have it for the water heater and

the stove as I'm changing out appliances currently for heating
the house, I feel the tank once a year. It
you just don't use that much of it. So yeah,
well this is in my house in North Texas. So

I have a house in Pasadena and one in North Texas.
This is the one in North Texas, so you do
use the heat there. But if you're going to, if
you like cooking on gas versus electric.

Speaker 2 (59:22):
Put it in Okay.

Speaker 3 (59:25):
You know, there was some laws that the under Biden
got passed as far as doing away with gas cooking
appliances and all this kind of stuff.

Speaker 7 (59:34):
All that got.

Speaker 3 (59:35):
Redone now, so the gas appliances will be available again.
Not that they ever went away, but it's not going
away anytime soon.

Speaker 18 (59:48):
I actually accidentally bought a propane stove range when I
was building this house that I'm currently in Okay, so
I still have and I love it.

So yeah, And and honestly, even even if you had
one that was rated for natural gas, it's just a
matter of changing orifices out, So yours could have could
go into something for natural gas as well, but my
personal preference is if I've got gas available, I'm going
with the gash. The big advantage on propane that you're

going to have is you're not depending on the natural
gas lines, You're not depending on electric. You can put
a small generator and still have virtually everything you want
going in the house.

That too. Yeah, yeah, the coast, they apparently haven't had
any big storms hit this area, but we'll see now, Okay,
the other question, I'm sorry.

Have you priced insurance?

Shit? No, I know it's going to be horrible.

to be a long driveway, and to save some money,

Well, you got a choice typically of going with either
crushed concrete or limestone. Okay, both of them work very well.
If you get fresh crushed concrete and put it in
and it's ground up pretty fine and roll it out good.
It stays packed really nice.

Okay, like the limestone also, yeah, okay, all right, that's
a quick That was a quick one. Okay. Now on
my current house.

I just had a little bit of input, I guess
I know a couple of calls that came in. So
I moved out here about thirty some years ago. In
the house, I had had a failing field lines. There
was a spawn in the front yard we'd call the
garden spot because it never really got dry and stunk.
Did my research and most of the problems that happened

with field line systems are not with the line so
much as the dirt, and a lot of that's related
to the fact that people, you know, frankly, if they
use sheep laundry detergent, which is like ninety degrees salt.

Especially the pottered stuff.

It makes the water and I forget the technical term,
but you can make dirt basically water repellent, and so
it just doesn't soak into the ground anymore. I bought
the products in this company called septic Seep, which claims
to restore the kind of the percolation of the soil,
and I tell you it worked for me. I think
they've subsequently changed their formula. I saw on their website

a few years ago they've got a new environmentally friendly formula.
So I can't attest if that's is effective. But you
know I treated my system with that. I didn't put
cheap laundry detergent down, was careful, what you know. I
put down the garbage bolt stuff like that, and it
got me through another twenty years until we tore that
house down and built a new one on the lot

next door, where obviously had to go with the narrated
system right because it you can't get permits anymore for
field line and also add even though like I think,
you can't find contractors that replace field lines, that doesn't
stop you from here.

water leak in one shower and then it caused a
lot of mold problem. Then on the other side of
the house another water leak, another mold problem. Then the
air conditioner man caused a water leak as well as
the air replacement man. So I thought I got all

that solved, and then about a month ago, we had
a horrible rain.

Nearly everybody got blooded and some water came into my
TV room. And so this is the second problem I
wouldn't want you to address. I've had two the umidifiers going.
They're getting fourteen gallons of fourteen and a half gallons
of water out of this room daily. And it's a

concrete floor that would have had overlayment and wood on
top of it. Now the contractor is ready to put
down replace that, but the floor still registers on a
water moisture meter high. I don't know how I'm ever
going to get the moisture out of it, or could

it just be from the area an oranged. So those
two problems, and when you solve the first, when you
talk to the man on Tuesday and he searches for
his solution, would you keep me in mind and take
my phone number and call me and let me know
what y'all decide. But don't cuckoo his idea about molds
in the air at.

All twice, but he's had multiple tests show and he
doesn't have mold any longer.

But you know, you don't know the kind of tests
that people do. I had to hire somebody that came
from Uston charged me twenty seven hundred dollars to look

do it. A lot of these male companies don't, are
not thorough and don't do the whole process.

barrier going down first or anything.

They're going to put a moisture Yeah, some kind of
a blue covering that it's plastic on top of.

Okay, So here's what happens when we When we do that,
the moisture is still going to be underneath that blue
plastic barrier. You will not stop that. Okay, The concrete
is going to have moisture coming up through it. I

(01:14:55):
mean that's already evident by what you got going on.
So you've got a choice to decide, i'd whether you're
going to be okay with that underneath there or go
with a different type of flooring. When we all used
to use carpet and stuff, it really didn't matter because
the AC system was taking the moisture out of the
air enough that the surface of the concrete stayed okay.

(01:15:18):
But once we start trying to cover it and seal it,
now that moisture builds up underneath there, and that's where
we run into problems. And that's why wood floors, for instance,
I tell people all the time, don't do a glue down,
do a floating floor.

Only that's what I've had replaced what I have.

Speaker 3 (01:15:36):
Now, the glue down, no floating floating. Yeah, And if
you've been having problems with a floating floor, no I
didn't have.

Speaker 22 (01:15:48):
Any problems until the water came in the back door,
gotcha barrier and you had to pull up everything. Just
had the whole house done because of the other water problems.

Speaker 3 (01:15:59):
Yeah, now you mentioned this happened about a month ago. Correct,
uh huh uh. You may need to wait a little
bit longer for it to finish drying out. And was
this a patio room at one time? I mean, was
it a patio before?

Speaker 22 (01:16:16):
I don't think so. I'm not the original owner, okay,
but one of the owners laid down a patio that
doesn't drain well, and this was an incredible rain and
it's the patio collected water. So now I'm having a
what do you call those drains? Put on the boof

(01:16:38):
on that side of the house so it doesn't maybe
would alleviate that instead of having a waterfall there.

Speaker 3 (01:16:44):
Okay, okay, So typically what I would tell you is,
if you haven't had an issue with the floating floor
that was there before, you probably won't have an issue
with it this time. Let the floor finish drying out well.
Putting it down when it's still up in the red

(01:17:07):
is not a good program m. Before I put it down, well,
you want to get down to so that you're at
least in the yellow. If not the green, you may
never get to green though.

So okay, now look at if you look at your floor,
the box that the floor comes in, it will have
a number on there that tells you if the moisture
level is higher than this, do not install this floor.

So you'll want to check and it may be on
the instruction sheet for the floor, but regardless, it will
be in there as far as what level. You don't
want to put it in if you're higher than that
level because they won't cover the warranty on it.

Then okay, okay, idea, that's great because my contractor, you know,
we don't have most I mean, my contractor.

Is really good for building and all right, and he
knows how to lay a floor, but he probably doesn't
know how you know about moisture and things.

The unfortunate thing is a lot of them who do
know how to lay the floors, they don't bother following
those instructions. I've done this a hundred times. It'll be fine.

Is it safe or does it damage the roof? Thanks? Well,
depends on how soft you're washing. If it's hard enough
that it's taking the granules off, you're causing damage. So
typically I don't really recommend going.

Up there with a pressure washer or.

Anything to uh wash the roof. And used to me,
we didn't even worry about cleaning them. You know, we
all get get those mold and algae streaking up there.
But the insurance companies are canceling policies because they're going
around with drones they're looking at roofs and they see
that and they say, oh, that's an old roof, it
needs to be replaced.

No, it's not.

You could have a five year old roof that has that. Well,
if you go to the box stores or any place
that's selling wet and forget or spray and forget any
of those kinds of project products, they have a product
for the roof now that you just spray it up

there and leave it and with the rain water, all
that algae and stuff will just wash off. That's what
I would recommend you do. We don't need to be
going up with pressure washers and things like that to
cause damage to the roof or take chances on it.
Just put that cleaner up there and forget about it

And it's not that expensive to do it that way either.
If it's a one story house, you can probably do
it from the ground. Even the way their sprayers work.
You just got to spray it up there to get
the area wet and it'll take care of the rest

it out. If you have old cellulose insulation, you may
want to take that out simply because it's turning to

over it with more insulation. The BAT installation is better
simply because it doesn't settle. Once you've got the BAT
installation in, it's there to stay.
