I was gone on vacation, I had quite a few
email questions come in that I haven't got to so
I will use some of those today as well as
taking your calls and answering questions. So seven one three
two one two five eight seven four. So this is

I'm going to start with one about a roof because
this has been a common question while I was gone
because of Burrow. So Rod in clear Lake was saying,
roof inspector, roof inspector to take a look after burrow.
My insurance company USAA recommended I do this before filing

(02:45):
acclaim regards. Okay, I recommend it as well, because you
don't need a ding on your insurance that you you know,
had a question whether you had a roof problem or not,
so get it looked at first. You typically have a
year or and in some cases up to two years

(03:08):
to file a claim, so it's not like you have
to do this immediately. If your roof is damaged where
it's leaking, the roofing contractor is going to put that
as a priority. If it's just an inspection like this,
they'll book an appointment with you, but it's going to
be out a little bit because they are swamped right

(03:29):
now with calls from the hurricane. So I would tell
you to call Guardian roof Systems at two eight one

and look, any roofing contractor who's any good is swamped

right now, so you know, leave your name and number.
If a machine picks up, give it a few days,
and if you don't hear back, follow up. They really
are that busy right now and You don't need a
roofing contractor who's going to just simply gear up because
a storm came in. You need people with experience coming

out to give you answers. You don't need roofing contractors
who are going out knocking on doors because if they're
having to go knock on doors to drum up business
right now, they probably aren't any good, plain and simple.

Do you have an approximate cost for a coil replacement
on an air conditioner about ten years old, well brand Linux?

Speaker 7 (05:12):
Okay? You are probably going to be looking at the
four to forty five hundred range.

Speaker 9 (05:21):
Okay, And that would include refilling free on levels stuff
like that. Usually if the if the existing coil is
all rusted, that's most likely the leak.

Speaker 7 (05:36):
On the end. I would have to be looking at
the at the coil because most coils don't rust, they're aluminum.

Speaker 9 (05:45):
Yeap, yes, okay, that's good, all right, Hey, well, thank
you for your help.

Speaker 7 (05:52):
You're welcome, sir, and again our number seven one three, two,
one two five eight seven four. And look, if you're
putting that much into fixing a ten or twelve year
old system, I'm going to tell you may want to

(06:13):
look at replacement. Starting January one, there's going to be
new rules as far as what has to happen on
replacement systems, new coolants again, and all this stuff, and
the current coolants are going to be available forever to
come forward, long after the system that you put in
would die. But because of all the new regulations and stuff,

(06:36):
AC systems are going to go up about thirty eight
percent on January one. That's a lot. And so if
your system's at the end of its life, now's probably
the time you want to start looking at a replacement.
Between now and the end of the year. The other thing,

(06:56):
the ductwork is going to have to pass static tests now,
something they don't do.

Speaker 10 (07:02):
Uh.

And again this starts January one, something they currently don't
have to do. And they're increasing the r value of
the duckwork again, so that's going to go up substantially
as well, so you need to be prepared for that. Again,
if you got a question seven one three two one

I can do to help you out here on Texas
Home Improvement. Let's see this comes from Art and willis
what do you recommend for insulating the garage door to
reduce the heat inside the garage radiant barrier? In fact,

(07:47):
if you'll get you some of the bubble wrap type
radiant barrier, you can get it even at the box stores.
If you've got a metal garage door, they have a
lip that turns down on the inside that you can
use sheet metal screws to screw the radium barrier to it,
so you'll have a dead air space between the door
itself and the radium barrier. Uh and it blocks the

(08:11):
heat that gets onto that door from coming into the
garage cavity. Can make a huge difference on the temperatures
in that garage, and a radium barrier like that is
really cheap to do. So, Yeah, that's that's what I
would recommend. It's a bubble wrap type radium barrier.

Got a question for you, what are your thoughts on
whole home surge protectors? You know, with the grid that
we have here and as much as lights go on off, on, off,
what are your thoughts? And then I have another question
regarding soft starts for a home a system with a generator.

Speaker 7 (09:25):
We're needing the surge protectors more and more all the
time as our grid becomes less and less stable. I mean, uh,
and let's be real, how many people have we added
to the grid without upgrading this thing that was put
in how many decades ago? Uh, We're just we're taxing

(09:48):
it to the limits. And so yes, it's becoming more
and more critical to have surge protectors on our homes.

Speaker 11 (09:58):
So they are beneficial.

Speaker 7 (09:59):
They absolutely purpose.

Speaker 11 (10:01):
Okay, Now are they panel specific? Like I have a
square D panel, so when I searched for one, it
needs to be something that is compatible with my panel,
or they are they installed on the panel or.

Speaker 7 (10:16):
Yeah, there's there's different ones you can get, but typically
it's not going to be panel specific. It's going to
tie in between between the the meter a panel itself. Yeah, okay,
all right, good deal.

Speaker 11 (10:33):
And then the soft starts. Yes, I had I had
installed one and I was able to get my you know,
AC working and everything and through the through the power
outage and it worked great. But what was happening with
it is after I got the off the generator with
the power flickering, there was it was kicking a lot

(10:54):
of faults on it and it wasn't allowing the compressor
to kick back on, so I needed to take it off.
Do our soft starts beneficial to just regular running of
the AC as you know, as opposed to just for generators.

Speaker 7 (11:11):
You know, there are times where we need them, but
mostly it is on the generators. Typically what we need
more than a soft start when we're on the regular
power grid is a hard start kit. And so, uh,
they and they are differences in them. Uh so generators, Yeah,

(11:34):
the soft start because what happens is the surge that
the unit pulls is too much for generators a lot
of times, and so the soft start helps that.

Speaker 11 (11:47):

you have, We're going to head out to Jersey Village. Joe,
how can I help you today?

Speaker 10 (16:16):
Well, I think I just got my answer while I
was listening to the break commercial. And I have a roofing,
I mean a chimney cat problem. I think, ok, and uh,
I heard a previous caller had called and asked about
the same thing, and you've returned the Guardian ruthing. But

(16:37):
I've got two chimneys. One is a with a is
the outside one story brick chase chimney, and the other
one in there cheat metal fireboxes inside. The other one
is a tiding. You know it's it's the conventional interior

(17:00):
fireplace chimney chase with the sighting on it. The brick
one is the ones leaking, and I was thinking it
only leaks when there's like a hurricane or side blowing
wind and rain and it drips in the fire box openings.

Speaker 7 (17:19):
Okay, so does it currently have a chimney cap on it.

Speaker 10 (17:25):
Yes, they both have the same kind of It's a
conventional square chimney cap. I have the you know, the
duck work, the aluminum or sheet metal duck chimney pipe
inside the chase, you know the round for the aluminum

(17:46):
box fireplaces. And the house is a built ninety six.
So I'm thinking the outside one could be brick leaking
or is it likely more likely to be the chimney,
I mean the yap.

Speaker 7 (18:01):
It's either going to be the the cap or the
mortar u you know, typically on the top of these
fireplaces there is a mortar bed that goes over the
whole top and if you're a lot of times the
chimney cap is only in the flu itself, you know,
where the pipe comes up, and it doesn't cover that

(18:24):
whole cap, and so that starts leaking, especially after the
number of years that yours is the mortar just dries out,
cracks up there and water can soak down. But the
fact that this is only happening during you know, the
storms like that, I'm actually thinking it's just getting blowing

(18:45):
sideways and getting into the pipe and coming down that way.

Speaker 10 (18:50):
Well, and that was kind of what I was thinking too,
except that the leaking part. It leaks, it's kind of strange.
It's like it's coming off the top of the fire
and leaking right at the opening of the fire place.

Speaker 7 (19:03):
But yeah, but change the way the flues are done.
You know, they don't go straight up. It typically goes
to the back and then angles towards the front, and
so when water comes down it can hit where that
angle is and comes out on the front side.

Speaker 10 (19:24):
Got it, got it? Got it? Okay? Well, and so
should I call guardian roofing?

Speaker 7 (19:34):
Yeah, you can definitely give them a call, Let them
take a look at it, and they'll be able to see,
you know, if if that's where it's leaking or not.
But be honest with you for what you're describing, they're
going to put you off right now.

Speaker 10 (19:49):
Yeah, yeah, yeah.

Speaker 7 (19:51):
All all the roofers are just so swamped with the
taking care of roofs that blew off and stuff that.
But yeah, definitely, that's who I would give a call to.

Speaker 10 (19:59):
Though, as opposed to a chimney sweep or something. Chimney company,
go ahead and go go with guardians.

Speaker 7 (20:07):
Yep.

Speaker 10 (20:09):
All right, Well that that answered that question, I think,
and I and I knew that was now. It's not
the time to be changing. Yeah, yeah, rout cap out.

Speaker 7 (20:18):
So yeah, besides that, we got time for another hurricane
to come in.

Speaker 10 (20:24):
Well, that's right, and that's kind of fun. I was
trying to get ready for the next one. But uh, yep,
but all the poor folks that need roofing problems fixed,
ye more pressing right now. And I just need concrete
raising machine to be fixed. I get my concrete rays.
So yep, I'm good to go.

Okay, I can't care next time.

Speaker 7 (20:49):
And look, you know, talking about another hurricane coming in,
but look this we're early in the season. We are
likely to get another storm. Just the type of weather
patterns that were in the trees have been a huge problem.
Make sure your trees are trimmed. The wind can go
through the tree and not blow it over much better

(21:12):
than if it's got everything that ever grew on it
up there. It becomes a wall that gets blown over.
That's also what got in and destroyed a lot of lines, houses,
all kinds of stuff. So you know, if you got
power lines that are running through the trees, get them
trimmed and get the the lines off of it. I

(21:35):
bought a new office and they had the power lines
running right through the trees, and everybody asked me why
I cut those trees down, and it was because I
knew the power lines would be destroyed if a storm
came in. And fortunately we didn't have a power issue
because of it. So we'll be back in a moment.

(21:56):

Let's talk about Concord window film. You know, because we
all have windows in our homes and we all need
different things for our windows. I mean, some rooms have
a lot of windows and it just gets too hot
in there. Other rooms we've got neighbors trying to look
through the windows. You got glare, you've got sunshine coming

Hey, how can I help you today?

Speaker 10 (23:39):
So?

Speaker 16 (23:39):
I'm curious about the economics of geothermal heat pump and
cooling in Houston. Here a lot a lot of buzz
about it, but it's like, doesn't look like it's very
economical compared to the normal ac for insulation upfront costs
and wondering how to think about that. Okay, it's coming
up there. We should be. If you're about to change

(24:02):
an AC system. I heard a little bit earlier. You
need to do it sooner than later because of the
changes that are coming up.

Speaker 15 (24:09):
Though.

Speaker 7 (24:09):
Well, if you got like a six or eight year
old system, I would not bother looking at a new one.
Yet if you have a say twelve year old or
fifteen year old system, yeah, I'd be looking okay. But
the geothermal systems typically cost about twice what it does
to put in a regular system because they have to
drill these wells. And originally they tried doing them at

(24:33):
like two hundred feet I think it was, and it
just wasn't deep enough. It was scorching the earth. When
they were doing the heat transfer, it was overheating the
soils and stuff. And so now they go quite a
bit deeper. And if i'm and I may be way
off on these numbers, but I want to say they're
going like up to four hundred feet now on some

(24:54):
of them, And it depends on the size of your lot.
Now here's the upside to using them. The average life
on a conventional system is about fifteen years, that's typically
what the manufacturers make them. For a geothermal system is

(25:14):
like twenty five years, so they last quite a bit longer.
Their energy consumption is substantially less, but the conventional has
really been creeping up and getting fairly close to them.
Geothermals can operate typically at like a thirty two seer rating,

(25:37):
and they maybe have some that are a little better
than that. Now even conventional now you're getting up into
the twenty two seer rating, but you're paying dearly, and
when you get into those high of seer ratings, they're
running neck and neck price wise. The other advantage though

(25:59):
to a geothermal system, once those wells are drilled, if
they're deep enough, if you do have to change out equipment,
the same well can be used. So the second goal
round is again substantially less expensive.

Speaker 16 (26:17):
Okay, and if you don't have a lot of property,
I have a very small lot, do they Is it
cost effective in the technology they have to go deep
with the drilling capabilities, or is it more expensive because
they it's just not during them is not a way
to do it.

Speaker 10 (26:37):
You know.

Speaker 7 (26:38):
Yeah, it's you've got to have a big enough lot
to do it. And basically the way they design them
is one whole per ton of cooling. And so if
you've got say five tons of air conditioning, they're going
to have to drill five different wells. And that's that's
where the big expense comes in.

Speaker 16 (26:59):
Okay. And then the longevity of the material that they
put in the whale. I mean, is it a coil.

Speaker 7 (27:07):
Or tube or something they put down there, or it's
a tube that goes down and comes back up because
and then the hole itself is injected with a gel.
Because basically what they're doing is running a fluid through
that tube that's dispersing the heat that's being pulled out
of the air into the cool soils down there. Okay,

(27:29):
and that's where it pulls, it's cooling. Then that comes
back and circulates through the coils to cool down the
air inside.

Speaker 15 (27:36):
The home.

Speaker 16 (27:38):
In the lifetime of that, I mean, is that gonna
ever erode.

Speaker 7 (27:43):
And you need to be replaced or no, it's all
polytype stuff.

Speaker 16 (27:48):
Okay, okay.

Speaker 17 (27:51):
And then and.

Speaker 16 (27:54):
So who would be the leaders who would you recommend
for geothermal cooling and heating in this area?

Speaker 7 (28:02):
You know, that's where you run into the big issues.
There's not very many people doing it, and so that's
if you ever have to have it worked on or
anything like that it becomes a real problem. You're you're
you've got a limited number of people who can work
on it.

Speaker 8 (28:21):
Uh.

Speaker 7 (28:23):
There was a company I had checked out that their
their systems are manufactured in Florida. Uh it's GEO and
I cannot remember that the full name of them at
this point. Okay, but that that is the one I
would recommend because they've been doing it for a very

(28:47):
long time.

Speaker 16 (28:50):
Okay, all right. Basically the other question that we're looking
at generators and not sure. You know, there's there's air cole,
there's water cool there's I'm worried about the duty cycle,
Like how long these these units can run, because some

(29:12):
of the areas got impacted, you know, more than a week,
some of the areas you know, sure a week. So
what what should be considered in looking at a whole
house generator?

Speaker 7 (29:25):
Well, the whole house generators they're designed to run for
an extended period of time. The big thing you got
to look at is what you want to use to
fuel them, because you know, natural gas versus LP gas
is going to be your big choices. And the thing is,

(29:45):
if a really bad hurricane comes in and it starts
destroying homes and stuff, you're gonna have gas leaks all
over the natural gas supply goes down. Now you don't
have a generator working where if you've got the LP
gas that's on your property, if you if you somehow

(30:06):
made it through and weren't destroyed, then you got the generator.
Going as far as brands, I mean, you've got Generac,
which is about eighty percent of the market. And you know,
some people will complain about them because of different complaints
on them, but I mean, quite frankly, they've put in

(30:28):
so many they're going to have some issues. You've got
Cummins makes a couple of the systems, and Kohler makes systems.
All three of them are good systems, but if for
ease of getting them worked on, typically Generack is going
to be the one that is the most common and

(30:48):
probably easiest to get worked on, and typically the one
I recommend.

services and systems that have been around for a long time,

believe if they do have some dealers in the Houston area,
and I know their systems and they work well. So
that's what I would tell you on that. And I've

homeowners insurance for saving because my current carriers going up
or has already gone up about twelve hundred dollars from
last year. So I was wondering where's a good place
to start to look for insurance because want to talk

to Liberty Mutual. They said they weren't taking they weren't
doing any claims for anybody in Texas, especially this part
of Texas, and that you said Texas is good to
be like Florida for claims and a lot of carriers
aren't taking new claims from people in this.

Speaker 7 (36:13):
Area new clients, Yeah.

Speaker 18 (36:15):
Yeah, new clients. And so I'm wanting to find out,
you know, where I can go shopping and to look
for saving some money here.

Speaker 7 (36:22):
Well, yeah, you got a couple of choices, I mean
one you can start calling the different companies yourself. I
don't know if you have access to USAA, but they're
usually pretty good Hartford. Uh, you know there's several companies
out there. Otherwise you can go to a broker who
can shop the market for you.

Speaker 18 (36:42):
Okay, well, I'm currently using TGS and they looked around
and said they couldn't find anything less than then look, uh,
talk to another one that's in the r area over
here in Katie. But was wanting to find out if
there were any other brokers in town that you know
that you know that are you know, able to save
people money? And then I keep hearing the All State

(37:04):
commercial when when you know, the radio is on break
and they talk about saving people, you know, money on
homeowners insurance. But I don't know if that's just a
nationwide advertising that they don't really mean it for our area.

Speaker 7 (37:18):
Because well normally if you're going to hear it like that,
it's going to be for that area as well. Unless
it says specifically that some stays not included, you mind
might being really nosy since really nobody knows who you are.
What rates are you looking to have at paying?

Speaker 18 (37:41):
Well, some are less than four thousand a year for
about a twenty seven hundred square foot house that's I
don't know, valued at forty one or at least that's
what my current policy says.

Speaker 7 (37:51):
Take the deal and be tickled to death. You got
it for that?

Speaker 19 (37:54):
Oh okay, good to know.

Speaker 18 (37:58):
So that's kind of a going rate better than the
going right huh yeah, okay, okay.

Speaker 7 (38:05):
Insurance has really skyrocketed in the last couple of years,
and the closer you are to the coast, the more
it costs. But I can tell you I've got a
place in Pasadena, and I've got one up in North
Texas in the Dallas Fort Worth area, and that's a
good rate.

Speaker 18 (38:24):
Okay, all right, thank you.

Well.

Speaker 18 (38:27):
I do have one of the questions, of course, changes
to the hurricanes and problems, and I heard the fella
from the call while ago talk about generators, and that
was a good point about if the gas pressure goes
down because there's some kind of problem or a catastrophic leak,
then nobody has gas pressure, so the whole home generators
don't work. So as far as the generator that is,

(38:48):
it better to get something that's fueled for multi sources
like regular unleaded gas and propane, or it's.

Speaker 7 (38:55):
Just regular well and answering. Now we're saying an an
LP tank okay, because you know then you've you've got
the choice of bringing stuff in. And I can tell
you a whole house, like a twenty two thousand WAT
generator will run for about three weeks on a I

(39:17):
believe it's a two hundred and fifty gallon tank.

Speaker 18 (39:20):
Okay, okay, And what about smaller units that would just
run like fridge and maybe a little portable air conditioner
for the room, and then I don't know Wi Fi.
And that's about it.

Speaker 7 (39:31):
Well, I just spent while I was on my vacation,
I've been running off generator the whole time for two
weeks with my RV and stuff. And I just carried
a little thirty five hundred watt generator with me and
it would run the AC in the in the r
V and stuff and it's dual power GASP and LP

(39:54):
and it did great. So I like those And what
I want went with was a little Champion that I
actually got several years ago at Camping World.

Speaker 18 (40:07):
Okay, Champion branded Camping World.

Yep.

They're the they're the yellow generators. I mean, if you're
gonna get one, get the ones. That have the inverter
on them because they run so much quieter.

I have a high energy bill, high electric bill. My
house is about three two hundred square feet with maybe
one hundred and fifty square feet quarters above the garage,
and the electric is uh six hundred dollars a mone.
I was wondering what suggestions you might have for.

Speaker 7 (45:05):
Boring that electrical How old a home is it?

Speaker 15 (45:10):
Forty years?

Speaker 7 (45:12):
How old? Okay? And what do you set your thermostat.

Speaker 15 (45:19):
At seventy eight ooh.

Speaker 7 (45:24):
And then how old is the HVAC system?

Speaker 15 (45:30):
Ten to fifteen years? Okay, depending on there's three units.

Speaker 7 (45:36):
Yeah wow, okay, So here's the first things I would
be looking at. Then, first we need to check the
insulation in the attic. One of the cheapest things you
can do for energy efficiency would be a radiant barrier.
Take a look at energy Q radiant barrier. You lay
it on the attic floor and that keeps the heat

(45:57):
that's in the attic from coming into the living space. That,
dollar for dollar, is going to be the absolute cheapest
thing you can do. And I got some other things
to go over with you, Charlie, but we're gonna have
to take a break for news, traffic and weather. I'm

When we left, we were talking with Charlie about energy
efficiency and uh, he's running a very high electric bill
for the size of his home and especially for where
he's set in the thermostat. So you know, one of
the things that the first thing I recommended is a
radiant barrier Energy Q radiant barrier laid on the attic floor.

(49:51):
But Charlie, some of the other things that you can
take a look at. Obviously a forty year old home,
you probably have already double pane windows. That's something you
can look at, though, But insulation, I'm sorry you do not, really, Okay, Well,

(50:13):
then that is definitely something to take a look at.
Is replacement windows, because that can make a pretty big
difference as well. And then beyond the windows, then I
would start telling you to take a look at foam
insulation for the walls. And that can be retrofitted, you know.

(50:36):
But the thing that's really bothering me is you're setting
having to set your thermostat at seventy eight and running
that high a bill. Do you have a swimming pool
or anything like that. I do, okay, So that's going
to add to your electric bill obviously quite a bit. Typically,

(51:03):
with a swimming pool on the size house that you
just mentioned, I would be looking for an electric bill
probably around three fifty a month.

Speaker 15 (51:14):
So how much is the does the pool pump uh
ad per month?

Speaker 7 (51:21):
Well, depending on how well it's running, it's usually going
to run you one hundred hundred and fifty bucks a month,
you know. And an older pool pump that is not
running very efficiently in other words, it's got worn parts

(51:42):
in it and stuff like that, can actually run a
little bit more. So you may want to consider having
that check to see is it the best pump that
And I'm not talking about the pump itself, I'm talking
about the electric motor for the pump. Yeah, you know,
I think I would have that checked out before I
started spending a bunch of money on other stuff in

(52:04):
the house. So my first thing would be, like I said,
the radiant barrier, then I'd probably go to that pool
pump and have it checked out. Check for leaks in
the home, you know where air can be escaping. Fireplaces
are notorious for it, wall insulation, windows, those are going

(52:26):
to be your primary things. The age of your air
conditioners can absolutely make a big difference because as an
AC system ages, it becomes less efficient. And if you've
got units that are fifteen years old, they were probably
a SEER rating of fourteen when they were put in,

(52:50):
and my guess is they're probably operating around eight at
this point. So putting in new units can save quite
a bit. But here's the thing. You have to look at,
how much do you spend to save a little bit.
So an air conditioning system is a good example. They're expensive,

(53:11):
They're no two ways about it. It's expensive. So you
spend fifteen thousand to put in new air conditioners to
save one hundred bucks a month, the payback is pretty
darn slow. Where the radiant barrier you'll spend two thousand
and the payback will be a few months. And so

(53:33):
that's that's how I'd like to look at stuff. And
the same is going to be with that pool pump.
And I got an idea that's one of the things
that's probably running up the bill. The next thing I
would have checked out is actually my breaker box, because
you could have a something that's arcing, you know, loose
connections in there that can be running up the bill

(53:54):
a lot as well.

Speaker 15 (53:58):
It's tilly tilly, But.

Speaker 7 (54:02):
Did you have the high bills before it was put in?

Speaker 15 (54:05):
Yes?

Speaker 7 (54:06):
Okay, so now we're going back to the other items.

Speaker 15 (54:09):
Then the energy queue you mentioned, is that something that's
going to go on top of the floor. You said
it's it's partially only partially floored, but.

Speaker 7 (54:21):
Yeah, well it doesn't have to go on top of
the floor. That's just where I put it in my
house because it can because it can. It can be
sandwiched behind materials, it can be put on the roof rafters.
But the closer you get it to the air conditioned space,
the better.

Speaker 15 (54:39):
Okay, okay, And the next thing is the easy thing
for me. We check out that the new ones, they're
supposed to be more efficient, but they're very expensive. But
there would be paid back there.

Speaker 16 (54:55):
Yeah.

Speaker 7 (54:57):
I'm just looking at you know, what you put into
it versus how it'll pay back. And I think those
two items are gonna be your quickest.

Speaker 15 (55:04):
Okay, I'll take it out all righty very much.

I'm the guy that had the house on blocks, that
couldn't get it leveled for anything short of the national debt.
And you came out and uh with a crew and
fixed it up in a short harder time hit a
really good price. And I noticed, and I get around
a lot and I hear people talking about, well, we
have a house on blocks and nobody will come and

(55:43):
level it, or we got a guy that's gonna come
level and he's got a you know, a six foot
level and you know yeah. And I just wanted to
put it on your program that you did a fantastic
job for me and you were really cost wise, very good.
And I have another high live owned the Bay now

(56:04):
on Burnett Bab but I still have the other house
and it's still it's pretty well plumbed. I just want
to sing your praises on this. I know I've talked
to you on the show before, but the other thing
I want to talk.

Is these uh these companies that clean.

Speaker 7 (56:24):
Your air conditioning events, yes, or the duck work?

Speaker 2 (56:28):
Are they work? Because a friend of mine had it
done and it was really expensive. He said he didn't
I don't know what really expensive means, but uh, he said,
it blows better. But are they worth that kind of stuff?
Or is that mostly smoking mirrors?

Speaker 7 (56:44):
Most of the time it's not needed. Now, there are
times where you need to have duck work cleaned. Uh.
If you had a lot of remodeling done and the
duckworks weren't covered, a bunch of dust went up in there,
get them cleaned. Uh. But you know, uh, a lot
of times people will say, well, you know, my house
is ten years old, they've never been cleaned. I need

(57:06):
to get them cleaned. Look to decide if they need
to be cleaned, take a vent off reach in there
and see if it's dirty. And if it is, why
is it dirty? Because all the air that goes through
your duckwork should be filtered air already. So what's getting
in there that's causing this problem? And that needs to
be addressed more so than the cleaning.

Speaker 2 (57:27):
Even Okay that I was kind of thinking that way,
but I wanted to hear what you had to say
about it.

Speaker 7 (57:36):
Yeah, And.

Speaker 2 (57:38):

riding with my dad one time and we got pulled

and he doesn't have a pin there, and he starts
looking around and he doesn't have one on the motorcycle either.
And he comes back to my dad, who had a
bunch of dew West pins in his pocket, and he says,

I suppose you're not going to loan me one of
those pins, are you? And Dad says nope. He says,
this is your lucky day, and he let him go
and went over to the seven eleven and got a pin.

Speaker 10 (58:36):
Yeah.

I'll tell you just a little short when I was
with the Montgomery Kenny Sheriff's Office, when I just got
my master's and I was working on other things, but
I wrote, I said, we stopped the guy Woodlands Parkway
that was speeding, and I had a training sergeant with me,
and I got out to go up to riding, and
I said, hey, Bud, how about showing me your pilot's license?

(58:58):
And he opened his billfoy and showed me up.

Well, okay, see you later, watch you seeed. I walk
back and CHARD said what happened? Not coming in writing?
And I said, I asked you more the where his
pilot's license were? And he showed me one.

Okay. The question I have is have a slam foundation
and it is the living room. It's sunken living room. Now,
I have a window that had been leaking, but I
had that all cocked and sealed. It's fine. I've even

taken the dry wall away to see if any more
water is coming in. Nothing seems to be coming in
from the window. However, about two and a half feet
further into the room I have I have a ceramic
towel around the circumference of the room and then carpeting
in the center. Now, now it seems there is water

when these heavy rains that we've had. No waters come
in from the window, but coming up from the slab,
I have it a wet spot about two and a
half feet from that window.

Okay.

Now across the room and it's on the same side, okay,
discovered about two and a half to three feet into
the room under the carpet. Soaken, wet, yep. Now it
shuns to me as though there're the slab may be
cracked in a couple places. Does that make sense?

No? Oh, all right, people worry a crack slab and
I can guarantee you all concrete has cracks in it.
Concrete is also porous, and moisture will go through concrete.
So how old is this home?

Speaker 20 (01:04:14):
It was built the seventies.

Speaker 7 (01:04:15):
Okay, Okay, you're probably dealing with a drainage issue. Now
there's a chance it's cast iron pipes under there and
can be a sewer leak, but more than likely from
what you described to me, it's a drainage issue. And
what happens is, over the years of mowing and mulching

(01:04:38):
and landscaping, we change the drainage around our home without
even knowing we're doing it, and the soil rises up
higher and higher on the wall. You know, when the
house was new, there's four inches of concrete showing, and
now it's down to an inch. The water then is
able to migrate through the concrete and come up in

(01:05:01):
places like that. And I will bet that's what's going
on with your home.

Speaker 20 (01:05:06):
Well, here's the other thing against that wall. Mean both
letha on the same side of the house. Okay, there's
a patio there be there forever so did damie hasn't
hasn't changed?

But it has?

I mean, you know, I mean it wasn't. I mean,
it wasn't like a sidewall with it, just as plants.

Sure, this is a patio, Yeah.

It's a covered patio. So but the only other thing
is on the part of the patio that's near the window. Okay,
that's exposed to the weather. Now, I do have a
circle of where a plant used to be ahead of

tree in there. Okay, so we put patios zones all
around it. But there is a circle that is dirt. Okay,
I'm just going to fill it in and put stones
in and everything, but I haven't done that yet. My
thought was similarly what you're saying, that that fills up
with water these heavy rains and they can't go anywhere,
so it's just seeking where it can and that's what's

causing it at the window.

And since there was a tree there, how long ago
was the tree taken out?

Oh it was a.

It was a palm tree, so you know. But so
that you know, I understand that with the water coming
up from where the window is, but not where you
know on the other side, that's regular part of your
living room where water's coming up from, I don't understand that.

I would have to look at the property to find

I mean, I saw I watched videos and they you know,
sitting's pretty easy. But I don't, you know, I rather
have somebody that knows what they're.

Insight. Uh yeah, Well, let me ask you what kind
of door is just the front door? Back door?

Into the wood door. Okay, thirty six inches. There's a
thirty six inch door.

Okay, And I'm assuming we don't have other signs of
like sheet rock cracks or other doors or anything. It's
just this one door, right, yeah? So how old a home?
How old a door?

The house is from ninety five? So what is that
third about?

Okay, So here's the first thing I want you to
do then, to check Open up the door, you know,
just open up say six or eight inches, take the
door knobs, and see if you're able to pick up
if that door rocks a little bit on the hinges,
because it's old enough that this may be nothing more

(01:12:34):
than the hinges are starting to wear. The little rod
in there will wear and the door will actually get
sloppy where it'll hinge back and forth that way. And
if that's the case, it would be nothing more than
changing out the hinges and you can do that with
one at a time while the door is still hanging there.

(01:12:55):
Beyond that, then we get into looking at Okay, is
it rubbing on the weather stripping or something like that?
Now making the assumption, I don't know.

Speaker 9 (01:13:08):
That that rubber it's a plate, yeah, whatever, I seem
like it seemed like right in the middle.

Speaker 4 (01:13:16):
It seems like there's like some where I can see
like rubbing there. Okay, I don't know if that's where
what it is, but I mean it just seems that way.

Yeah.

Speaker 7 (01:13:25):
Well, and and that right there is an indication then
that there may be a slop in the hinges that
would fix that problem because it would raise it up
just a little bit. But the other thing that you
have to look for is underneath a lot of those doors,
when it has a metal threshold that way, there's another
piece of metal that's nailed into the bottom of the
door that seals it up. And sometimes that the little

nails will start to work their way out, and it
could be something that that's that simple. So check the
hinge first and then you can reach your hand on
the bottom of the door and see if there is
a nail or something that's protruding, and if that's the case,
you just pull the door off and nail it back in.

Other than that, then you're calling a door guy to
come out and work on it. You know, you can
call a place like Southern Front Doors, but they're probably
gonna try try to, you know, sell you a new door.
There's not really anybody who comes out just to service them,
but I would talk to them. Yeah.

Uh, there's not anybody that really just services doors.

you about this house before, and we won't go into
great detail. What you did tell me did help. I
want to talk about energy. Q. Okay, I have very
reputable roofers. My roof was tore up I have it
covered now with uh just temporary taiveek whatever it could

(01:15:38):
keep from further damage. And I've already signed and getting
a new roof. So this is a manufactured home. The
manufactured home itself is a double wide and there's no
addict there's eight to nine inches with some insulation. There

(01:16:00):
Worthy birds up and it helped. And they are soft
Adventska for a sixteen x thirty two addition on the
back of the house. And it does have an attic.
There's no access to that attic. But what we talked
about was solar powered fans. I put two solar powered fans.

(01:16:25):
I do have faucets and it helps. Since I have
to have a whole new roof, I was looking into
a heat barrier. I did talk to representatives from Energy
Q and they're trying to sell me Energy Q to

(01:16:45):
either want when they rip the roof off, lay it
down on top of the plywood, put the felt paper
on top, or put the felt paper on, put the
Energy Q on top, and then the shingles and every
other every other roof and company tells me heat induction.

When it's touching something, no matter what it is, it's
going to transfer heat. Down into it and not reflect.
They also said if it does whatever it does, reflect
is going to melt my thirty five year singles. What
do you think about that?

That they need to learn more?

The people telling me it's wrong, Yes, energy Q.

Energy Q is a very specific product. There are dozens
and dozens of different radium barriers, and like, if you
use a single ply radium barrier and put it there,
they're right, it's not going to do absolutely anything because
it has to have that airspace. But the energy Q

like this, and it's not going to reflect back and
melt anything. It's not going to do that, but it
does stop the heat transfer. I've got it underneath roof,

if it's in direct sunlight, would start heating up underneath shingles. No,
it's not going to because it doesn't have the direct sun.

It's kind of like you know, you got your car outside,
it's in direct sun. You go touch the metal, it's
hotter and snot. You have that same car sitting under
a shade tree. You can sit on that metal and
it doesn't do anything to you. That radium barrier does
the exact same thing.

time start to deteriorate, but uh, yeah, it's not going

And usually the nails pulling and all that are not
foundation related unless that foundation has just moved a tremendous amount.
Most of the time the foundation has only moved a
couple inches. But I mean I've done houses where it's
moved eighteen inches and didn't have issues like that. The

nails will tend to walk out on their own over time.

Okay, because it's it's where one side of the roof
going up, yep.

To the very top. It's the top part that's separate.
