rear exterior door. Need to replace the rear exterior door. Well,
you've been hearing me talk about them, so why not

big air show in Oshkosh uh and have a good
time there. But when uh I lived on a on
a street in pasading a south Meadow drive, we used
to be able to watch the air show from the

backyard as it was taking place, and that was always
fun to watch.

Let's see here. This one comes from Ron and he says, uh, hi, Jim,
hope you're doing well. A neighbor of mine, who is
a widow, is trying to get her garage floor replaced
due to extensive cracking. A concrete crew has suggested pouring
four inches of new concrete over the old floor instead

of removing the old concrete. They are concerned with damaging
her house and have said they have done this for
others with good success. This does not sound like a
good idea. Please let me know so I can help
her with the best possible solutions. Thanks. Well, Actually I
would need a little bit more information. And I say
(06:23):
that because if this house was from like the fifties,
a lot of those have a concrete ring that goes
around the garage and then it's just four inch flatwork
inside the garage. And if that's the case, you absolutely
do not want to just cap it. Jackhammer that concrete out,
it's not going to cause you any issues, and pour
(06:45):
new concrete in because a lot some of those even
had keyways, which is where the concrete perimeter beam would
have a notch into it, so the new concrete you
poured would lock into it to keep it from going
up and down with the moisture changes in the soil.
Separate from the perimeter beam. But if it's something that's
(07:09):
from like the sixties, seventies or whatever and it's just
got hairline cracks through it, leave it alone. You don't
need to worry about capping it. If you do cap it,
because you just plane don't like looking at it. You've
got to have a minimum of two inches. Four inches
(07:30):
is fine, but make sure you put a FDA fiber
reinforcing in it. You don't need steel in it. But
the fortifiber is like these fiberglass hairs that are all
through the concrete, and what it'll do is lock all
that concrete together, so those cracks that are in the
(07:51):
concrete below will eventually come through your new concrete. But
the Forti fiber will hold all the concrete together so
it's not old opening up and causing unsightly issues. So, uh,
you know this, this is one of those where a
call in would have probably given a better answer because
then I would have been able to find out, you know,
(08:15):
what year we're talking about, what kind of shape the
concretes in and things like that. So if you do

I have a question. I have a house out on
Stelts in Galveston and I'm going to have to hire
some structural engineers as a support system is not good
and the deck will be rebuilt. I'm wondering if you
know of some people that I could contact because I'll
have to hire structural engineers out in that area for

my you know, my inspections and stuff that would be
reptible that could rebuild a deck, and they're used to
they're in the business of the home building, only they're
going to be rebuilding a deck.

Well, yeah, you're your big thing is going to be
getting the windstorm certification on it, and so it's not
as much a structural engineer you need as much as
it is one who's windstorm certified.
Speaker 11 (09:20):
Uh.

There is an organization in the Houston area called the
Foundation Performance Association, and if you'll go to their website,
it has a list of engineers and it'll show you
some of them that are windstorm certified and they would
they would be able to help you with this.

Okay, but as far as you know, I can do that.
But well, they know builders, they are reptables that can
rebuild the deck too, was ma'am.
Speaker 9 (09:52):
Yeah, they yeah, they'll they'll know contractors because they have
to go out and do the storm certification for the
different contractors doing the work.

So I can look up Foundation Performance Association and I
should see a list of people and call them. And
you know, some of the structural engineers are hard to get.
Speaker 9 (10:14):
Yeah, some of them are. But this is a list
of guys that This is all they do is you know,
foundation inspections and design work and things like that, and
the engineers are listed by categories, and so you'd be
able to look for windstorm certification on there.
Speaker 10 (10:34):
Oh great, and I want to put a plug in
from one of your vendors to Guardian Rooting. Oh yeah,
they did outstanding job. I've worked a coustly with Mike
Atkinson and I have a rooftop that's dural ass sixty
mil on top of the house and we slanted it
and everything and raised some parafect walls and did an

excellent job. So people who have some flat roof issues
or I mean he does other things beside that he
does right, you know, metal rooting and everything. That was
an outstanding job that you can't just trust to anybody
out there.

I will tell you I used him to do my
office roof that was a flat roof and had the
parapet walls as well, and you know that's one of
those animals that a lot of roofing contractors have trouble with,
and they did a great job for me as well.

And plus also down the spouts and scuppers.

Oh yeah, it's not everybody that.

Can do that well and that you trust. So I'll

You know, if you're thinking about getting your walls in
your home reinsulated, you need to call USA Insulation. If
you got an older home, something built in the sixties
or earlier, and you have absolutely no insulation in the walls,

Total home Improvement source. Let's see, we're gonna jump back

into a call here. So this is actually a follow
up from last week. Uh. And James here sends in
a note on Saturday ten eleven twenty five, you were
talking to a couple who had some exhaust smelling gas
in their home that was making them six or sick. Rather,
(16:38):
they bought new heaters, ac insulation, and obviously spent a
ton of money. It helped, but the problem was still there.
As an engineer in the upstream oil and gas industry,
I can tell you they went about the problem all wrong.
They should have hired an air quality lab to come
(16:59):
out and sample the air first, then analyze it and
found the gas that should be there or should not
be there. Rather then based on that, track down the
source of the gas and eliminate it. These labs are
not cheap to hire, but they could have hired them
for a lot less than they spent on new heaters
and AC equipment and replacing insulation. I'm sure whatever is
(17:23):
bothering them would be easily identifiable on a gas chromotok
graph run. I'm not going to try to repeat that one.
They could have gone straight to all possible sources and
check them out rather quickly. I easily found a lab
online EMSL Analytical out of Houston in Houston area. There
(17:47):
are several companies that could do this for them. Next time,
Advise people with these sort of problems to identify the problem,
track down the source of the problem, fix the problem
as efficiently as possible. Well, darn, I thought that's what
we talked about last week. You know, you gotta find
(18:08):
the problem. Don't be buying these AC systems and all
that stuff. Let's find what the problem is, fix it
and then move on. Now I will tell you I
have called some of these type of labs before, and
a lot of times they won't do residential, and sometimes
people get that confused. I'm going to be a little
(18:30):
more blunt here because he was very specific. He's an engineer,
and I deal with a lot of engineers, and sometimes
they don't realize that. Other companies they look at residential,
they look at commercial, and they won't deal with residential.
And just keep in mind, insurance companies for different companies
(18:51):
will not sometimes allow them to deal with residential because
you are dealing with a whole different realm residential and commercial.
In my company, I carry insurance to do both residential
and commercial work because of that. But a lot of
companies don't do that, and so it can make a
huge difference. But I would definitely call that company EMSL
(19:18):
Analytical out of Houston and see if they will come
out and identify it, because I do not have a
good solution because what the smell was, they were getting
the smell like exhaust fuel, and so that could be
any number of things giving that off. And you know
(19:41):
about I guess, oh, I don't know, five to eight
years ago, maybe more, I don't know. Time seems to
pass me by nowadays. We had an issue with imports
from China. In particular, it was with the sheet rock
and with some of the wood floors, the laminate wood
floors that we're giving off gas smells like that, and uh,
(20:07):
you know, the only solution was to tear the stuff
out and replace it. And you know I made the
comment about that then that you know there's a chance
you could be dealing with something like that as well. Uh,
So I get it. You gotta find what's causing it.
Replacing the AC system was definitely not necessarily the right
(20:30):
way to go. Got a question seven one three two

This comes in from John out of Temple, Texas and
he's looking for a wood stain and sealers standing a
picnic table for outside. I in fact, I get we
had a spot here just a second ago for ready seal,
and ready seal is absolutely what you want to use.
Now when you put it on, it's going to soak
(21:10):
down into the wood fibers and you can walk on
like decks and stuff right away. But truthfully, if you're
going to sit on a picnic table bench that's had
ready seal put on it, you may want to put
something down because you will get on your pants when
you sit there and move around a little bit, some
residue that may show up. So but it's a great
(21:36):
product for staining picnic tables and sealing them. We used
to use it up at the Deer Lease on the UH.
It's kind of like a gazebo area that we have
and we have like four picnic tables under it. UH
works out really well. We'll be back in a moment

conditioning problem, you need a company you can trust. Give

this is the time of year you need to start
getting your systems checked out for the winter months, especially
if you have gas furnaces in your home. When we

come out and do a tune up on the system,
we're gonna take the outside unit apart. We're going to
clean everything. We're gonna check the you know, clean the coils,
check the compressor, check the capacitors, all that kind of stuff.
See if they're make sure they're within their tolerances. Then
we're gonna pull the blower motor inside out, clean all
the dust, check for oil leaks, things like that. Get

your system ready the way it should be called Due
West air Conditioning. And if somebody's telling you, oh, your
system's ten years old, you need a new one, call

It's been repainted with kills and regular paint. The work's
been removed, but when you walk in that front door,
right by the return you still smell the cigarette smoke.

The best way, yeah, the best way to get rid
of that is hav an ozone machine come in and.

Well you have read about that, Okay.

Yeah, the ozone Uh, that's what they use in houses
that catch fire.

And like if you've got furniture in there that had
smoke in uh damage to it, they'll put it into
a room and have an ozone machine running. It takes
all that out of it. And they have machines that
you could put in the house to take care of
that cigarette smoke smell as well.

And that's what we'll do. I've read about it, so
you know, the second one that told us about it.
So that's what we'll do it.

You bet you take care you too. Now, I will
say sometimes an ozone machine can be a little difficult
to find, especially one big enough to do the whole house.
But they typically restoration companies will have access to them,
people who do insurance claims and things like the restoration
(25:17):
and stuff from fires. But there are some newer small
units that are available that I've seen online that you
can order. Now, how long it would take to do
a whole house? I got no idea. And if you've
never been around where an ozone machine is used, it
(25:39):
basically takes all the odor out of the air. And
so when you actually smell an area that's been done
by an ozone machine, it is quite different because there
is absolutely nothing there to smell. So yeah, but it
(25:59):
will take care of that smoke.

an email about plumbing, says lit Jim, I've been having
a lot of plumbing issues going to my septic system.
A plumber came out, put a camera down and found
roots in the line. Now I can't remember if I've
used this one or not, but we will. Anyways, they
had to tunnel under the house to make repairs and
found the spare bathroom pipes separated by five inches and
(26:53):
a toilet line busted apart. They made the repairs and
looked at the rest of the line and found the
lines busted by the kitchen sink, so they have to
dig more. Now. The plumber stated that the plumbing when
it was built in twenty fifteen was put very deep
and that has more than likely caused all my problems.
(27:14):
You need a different plumber because you don't know what
the heck he's talking about. Anyways. Is there a limit
on when you can hold a building a builder accountable
for the repairs or how can I fight this to
get help with these repairs? Okay, you will not get
(27:35):
anywhere trying to state that the pipes are too deep.
The house was built in twenty fifteen, and my question
is what caused the pipes to break. Now, if it
a joint pulled apart, then it wasn't glued properly. That
can be an issue. But we're ten years later. Your
(27:57):
foundation has a ten year warranty on it. Typically the
plumbing has about a two year warranty, and so I
don't think you're going to have any recourse after the
builder or more importantly, the plumber for this. Now you
do go further on here and say I had one
corner of my house leveled, but not very much. When
(28:19):
the spare bathroom is. Where the spare bathroom is, the
plumbing looks to be about five feet below the slab.
The plumber states it has no room to flex due
to it being so deep. Okay, I don't understand that.
If you're stating five that it's too deep, why not
(28:41):
pull it up some then you got room to do
whatever you need to do. The other thing I got
a question on here a little bit is is this
house on a little bit of a hill Because you
mentioned you got a septic system, yet the pipes are
five feet deep. A septic system is typically not that deep,
(29:01):
and so the pipes in the house, I'm guessing, are
higher than where the septic tank is, and that means
the lot's got to be on a slope. In the
septic tank is downhill from the house, because most septic
tanks are only under the ground a foot or two
(29:23):
and then the waistline comes in typically two maybe two
and a half three feet. I've never seen one more
than three feet really into the tank. So if your
lines were five feet and it was a flat lot,
your lines are lower than the septic tank and your
(29:43):
lines should be full of sewage all the time. So
I think you got some bad advice coming from this
plumber that needs to be looked at and reevaluated. Even
but you know, if the if the joints are breaking,
why joints and teas and stuff like that. Tease don't
(30:06):
break too much, but the whys they do tend to break,
which is the soil movement. So if that's what broke,
I don't think you'll get anywhere with going after the plumber.

If joints pulled apart, well, then it could be that
they were improperly glued. And then it's they start talking
about stuff like, you know, when was this problem discovered
and you got so long to file? But I don't
know if you're outside the scope on that already or not.
What I would advise if you do want to check it,
(30:37):
look for a construction attorney and talk with them about
it and see if you've got a case. My experience
says you probably do not. All right, we're gonna take

from Doug about new home construction. This is kind of
a lengthy one, but uh, he says, I have a
(35:25):
lot in Hot Springs Village, Arkansas on a lake. We've
been looking at existing homes for a couple of years
over there and haven't seen one we want to buy.
So we were starting to talk to contractors about building.
We would probably do a thirty six hundred square foot
home with a walkout basement, so about nineteen hundred square
(35:46):
foot on the top and seventeen hundred square foot on
the ground floor. The drainage is a big issue up there.
Many of the homes we see have cross space underneath
part of it, and some here encapsulated, so some have
sump pumps. And above all, we don't n dehumidifiers. We
(36:09):
don't want to get into a house with any mold
or potential mold issues. Many of the existing homes we
passed on had that problem, so that is in addition
to a long list of what we would be looking
to do on a new home. Sort of questions come up,
but above all, we don't want to run into any
(36:31):
mold problems. For new built costs, the cost has gone
up over there since twenty twenty. It's gone up everywhere
since twenty twenty. By the way general conversation, I'm hearing
two twenty eight to two fifty per square foot. Most
of the speck homes over there are single story and
a fairly flat lot. The best comp I've seen recently
(36:54):
was a thirty one hundred square foot home. There were
five listed at six hundred and ninety nine thousand, The
lot on those were thirty thousand, and the builder was
absorbing the thirty thousand of homeowners fees over three years,
so his net was six hundred and thirty nine. Oh
shame on you for trying to figure out the builder's money,
(37:17):
because you don't know all the expenses that go into
running a business like that. But we'll keep going. That
pencils out around two hundred and six dollars per square foot.
I assume that would include the finance costs during construction,
realtor fee, and the profit for the general contractor. No,
(37:38):
the profit is the six thirty nine to the I'm sorry,
the two six to the two twenty to two fifty.
That's his profit. And that's what people always fail to
realize is that's where the profit margin is. Is how
much he gets above all his other expenses. Anyways, and look,
(38:01):
when i'm talking other expenses, I'm talking you've got to
have office help, you got to have an office, you
got to have all these things that's got to be
built into the cost as well. So you know a
lot of times in construction they call it profit and overhead. Anyways,
we'll keep going, huh, let's see you want to build
(38:23):
in a two twenty aptick. I was just going to
point this out to the potential builders we want to
work with and say, here's a rough drawing of what
we want to build. We need to stay in the
two hundred to two hundred and ten per square foot range,
with us providing the lot and paying progressive payments. If
(38:47):
someone is willing to commit to that range, i'd move
to detailed drawings needed. Any thoughts in this approach or
if there is a better way to go about it, Well,
I didn't want to do or what I don't want
to do, I think is what he's trying to say
is spend a couple thousand on drawings and just ask
(39:08):
folks to bid the package unless I know our budget
is achievable. In an idea, would I get to look
at the speck homes and say, build me one of
those on our lot, But unfortunately there are not a
lot of spec homes that are two story. Also, do
you have material ones not to use? Okay, look, you
(39:35):
can take that approach, but here's the things that cost
money on building a home like that, and this is
where the savings have to be made up. Your foundation
should not be cut. You got to put in a foundation.
If you're building in the side of a hill, that way,
it better have drainage all the way around the foundation.
(39:58):
Around that basement area that comes out and since this
is a slope lot daylighted out in other words, you
run pipes out far enough that you don't have to
have pumps to pump water out. You're able to just
run it out into the lot to where the water
will drain down the hill that way. On that waterproofing
(40:19):
of the basement, I typically would clean that wall and
have it coated with a sealant. Then I would put
a material on there that has drain lines that run
to the bottom where you're going to have a French drain.
The whole pit around the house should be filled in
with gravel that's wrapped in fabric that also drains down
(40:41):
into that drain line to take the water away. After that,
we're going to get into the other materials here when
we come back with more Texas Home Improvement.

this is really relating up in Arkansas in the hills
on a on a slope walk in basement. So I
talked about the drainage around the house, and make sure
that gravel around that basement, like I said, encased in
(44:39):
fabrics so that you're keeping the silt from getting into
the rock. Now, where your money comes in, your walls
are going to be the same, whether you're putting in
granite countertops or you're putting in for mica. Your sheet
rock is going to be the same. But where you
can start saving money, and this is what you got
(45:01):
to understand. It's going to be in what flooring do
you want, What material do you want on the countertops,
what lighting, what faucets? Things like that make a huge difference.
And that's why there is such a spread in the prices,
because if you go into a house that's got granite countertops,
(45:22):
high dollar lighting fixtures, and marble floors instead of carpet
or instead of a laminate, well that's a major price
change and that's where it comes in. That's where you
can save your money. So are you going to be
able to walk in just tell a builder, hey, build
me something for between two hundred and two ten per
(45:43):
square foot. Absolutely, but you're also going to have to
tell them where do you want to cut corners on
your taste in order to get it there. Keep in
mind flooring can be replaced, countertops can be replaced, and
plumbing fixtures can be replaced. So if you want to
build it cheap and add those things in later, there's
absolutely nothing wrong with doing that. All right, we got

guys do, because you know, so often people start thinking
about replacement windows and the first thing that goes through

their mind is, oh my god, I don't want a
window salesman in my house.

Unfortunately, Yeah, and.

Also because they're they're high pressure. But you guys aren't
that way.
Speaker 5 (53:05):
No, not not at all. I mean we're trying to
build relationships with customers, you know, over a long, long
period of time. I think unfortunately, the in the industry
has kind of got getting a bad reputation for that
a guy just coming in and camping out in your
house for three hours and leaning on the customer to
try to get a you know, a deal on the spot. Yeah, yes,
(53:30):
not the way we were all. You know, we're basically
to come in, take some measurements, answer questions and uh
and give a quote and you know, and we'll be
there as long as you need us to get the
information to you.

So do you help people pick the right window for
their house because most window companies they carry one window
and they'll make that one fit for you and make
convince you that that's the right window for you, but
you give them options.
Speaker 5 (54:03):
Yeah. I think that is one of the key differences
with us, as we are a remodeling company and and
we do have you know, lots of different products to offer,
and we're going to tailor that offer offer, you know,
to the customer and their situation, right. You know, we
have every we have like kind of a good, better
best approach that we would basically analyze what they have
(54:27):
in their home now and then tell some of the
windows to fit them. And we offer all major brands
we can.

Anderson or Pella, but we're also direct dealers for Anti

Yeah. Well, and you mentioned you're you're a remodeling company
as well. In most window companies because they're not remodeling
companies if if they hit rotten, would say when they
pull a window out or some trim needs be moved,
when when the windows installed, they don't mess with.

It, right, Yeah, And we don't want to leave a
half done looking projector or something dangerous where you know,
there's some rotted structural issue that we discovered when we
took the window out.
Speaker 5 (55:25):
And didn't handle. You know, one of the things we
could also do, Jim, that maybe makes us a little
different is sometimes a client might want a window where
there isn't one now, and we can you know, we
can cut that window, we can cut the hole in
the house, we can put in a header, we can
repair the siding and the drywall and install that window
(55:45):
in a new opening, or modify the size of openings,
or put in one of those multi panel doors. In
a situation where you might have, you know, a door
in a couple of windows facing your backyard.

And talk about flexibility, I mean I talked about it

rooms off of existing patio covers. We also do I
don't know if you've ever heard of the gym, but
they call them catios and it's kind of a patio
for your cat, and it's becoming a kind of a
popular thing to do right now.

It's kind of funny a CaTiO.
Speaker 9 (56:41):
You're right, I have not heard that one. Yeah, so
what what's That's that? What makes it different?
Speaker 5 (56:49):
It's just either a sunroom or a screen room that
somebody's you know, setting up for their cat basically, okay, right,
and we probably would use on something like that, we
would use like a pet screen, so it's a tougher
screen so the cat has less of a chance of
tearing it up.
Speaker 9 (57:07):
Yeah, okay, So let's talk about the remodeling side. Of
it because I mean, we got the holidays coming up,
a lot of people are expecting company and they maybe
want to address some issues like I don't know, a
backyard kitchen to make cooking easier or you know, different
(57:30):
things like that. You can help them with all that
as well.
Speaker 5 (57:35):
For sure. You know, we do a lot of outdoor
living areas, and you know it's super popular now. People
want to go out and watch football or just you know,
the family gatherings and whatnot as well, be able to
cook outside or hang a TV. And it's nice to
have a nice outdoor living area. And you know, a
(57:57):
lot of our customers will repeat customers. They may we
may have done a project like that several years ago,
and maybe today we're doing windows, so that same client.
And one of the things that I hear more often
than not is that that client that we did an
outdoor living area for will tell me they spend a
lot of time outside now that they have that area,
(58:20):
and yeah, it's one of the things they're really glad they.
Speaker 9 (58:22):
Did, especially at this time of year.
Speaker 5 (58:26):
Oh yeah, yeah.

Well, Tim, if if somebody's wanting to get windows or

you recently purchased the condo and the electrical plugs are
like upside down where the you know, the three plots,

Yes, sir, And wanted to get your thoughts, Hey, why
did they do it that way? If you have any idea?
And two does it take much to upright and put
it way more standard?

Okay? Typically, what I have found is for some reason,
commercial electricians will put them in that way, no rhyme
or reason, they just they put it with the round
hole up. I don't know why, but every time I've
checked into it, it's been a commercial electrician doing it. Now,
(01:04:47):
as far as can you change it, there's absolutely nothing
to do to change it. You simply take the plate
off the cover with that screw that's right in the
middle there, and there's a When you take that off,
you can see that there's a screw in the top
and the bottom of the outlet itself that holds it
into the plug. Now, you you take those two screws out,
(01:05:12):
you can literally pull the plug it out, turn it over,
put it back in the wall and screw everything back together.
Please make sure you shut the power off before you
do all day.

That's a great idea, so interesting. You don't even have
to unhook the black and the white ground wires and
all that sort. It should be able to just flip
it around and and go from there. That's awesome. And
and to your point, this is a high rise, I
a man, a really nice high rise. You wouldn't think
(01:05:45):
it would they slipped that around. But I guess to
your point, I guess it was a commercial.
Speaker 9 (01:05:50):
If it was a high rise, it would have been
commercial electrical company working on it, because that's too big
for the for the residential guys. And so that's what
it ended up with.

in the other direction just to make me feel at peace.

Great. My recental problem is a few about two or
three days ago, you know, in a hall where we
have a kid one carbon monoxide and smoke alarm. It
begins chirping at us and then telling me to press
the button. Yeah, and it will just continue to chirping.
Eventually we climbed up there and opened the front door

or my say, and replace the battery, and it would
continue to do that, but then it would also be
saying alert alert, you know, yeah, fault detection and so forth.
Finally I removed it from the wall or removed the
front face of it, and discovered three wires, one of
(01:07:25):
them which I wasn't familiar with red and it was capped.
And I'm kind of at a point where i don't
want to go any further and I'm not familiar with
wiring very well.

So is this hard wired into the house or are
these real small wires because you said it had a
battery house.
Speaker 13 (01:07:46):
No, it's hard watered in the house with a battery
front loading. I assume it's a backup and it's about
ten years old.

Okay, you're not gonna like my answer, Okay, it's got
to be replaced.
Speaker 13 (01:08:06):
You're right, I didn't.
Speaker 9 (01:08:09):
Here's the deal. When you have the carbon monoxide and
all this stuff that's combined that way, they have a
lifespan of between five and ten years. And once they
start going off that way, what's gone bad is the
stuff that's inside of it that detects the smoke or
(01:08:32):
the carbon monoxide and all that stuff. And so once
that material goes bad, it's it starts making the beeping noise,
it starts sounding alarm alarm. All that indicates is it's
time to put in a new one.
Speaker 13 (01:08:51):
Okay, so it's hardwired. Is that a job to talk?
It's got, you know, a red wire, which I wasn't
familiar with.
Speaker 9 (01:08:59):
Yeah, Mike, if you're not familiar with wiring, you know,
doing electrical I would tell you just have somebody come
in and do it.
Speaker 8 (01:09:10):
Uh.

But if you get a new one and look at it,
they're very simple too. Hard wire back in. The problem
is not all of them are set up exactly the same,
and so you may not be plugging wires into the
same places, and so a lot of times you're better
off just calling your alarm company and letting them do it.

You see the alarm company, yep, now the alarm okay,
and you think they would come out and do it.
We have an alarm company, but yeah, how we more
a few years ago. It is definitely ten years old.
We saw a better replacement done in twenty fifteen.

Yeah, you give your alarm company a call and they
should be able to help you out with it because
you don't necessarily get those off the shelf.

gonna jump into an email question though, since we were

talking about electrical This is a question from Wanda, a
ceiling light box replacement. She says, a light in the
hallway drop down. The box holding the electrical was cracked
and broken. I think it must have been damaged when
the house was built in twenty sixteen and they used
it anyway. I'm trying to jerry rig a box back in,
(01:24:19):
but don't know exactly how to attach it to the
metal bar the way. All the boxes I found at
Lows are pre construction. Any suggestions would be appreciated. Well, No,
they do make after construction boxes as well, and that
(01:24:42):
would go into the opening in the sheet rock, and
then it has these little tabs that rotate so it
sits on the sheet rock and locks into place that way.
Don't typically need them too often, but they are available.
You just have to find the right of boxes there
(01:25:03):
at the store. Now, I will tell you I doubt
this goes back to when the house was built in
twenty sixteen. You know, so often we try to go
back and think the builders did something wrong, when it
could be something that when someone was working in an
(01:25:25):
attic they hit it, a wire got pulled and jerked
on it the wrong way. There's any number of things
that could cause these type of problems. So I'm not
sure you're gonna be able to trace it back to
what the original problem was. But like I said, they
(01:25:45):
do make boxes that you can put in there. Now
A lot of times, what I find is I can
use a regular box. Now you're going to have to
take the wires out of the existing box, so that
means undoing the light fixtion. Make sure you shut the
power off before you do this, and you pull the
old box off, put a new box on, and then
(01:26:07):
you can literally screw through the box to attach it
to either wood or a metal rod up there. I
typically use wood because metal conducts electricity wood doesn't, and
so typically I'll put a wooden board across, nail it
into the ceiling joist, and it gives me something solid
(01:26:29):
to screw through the box into the wood and hold
it in place. Run your wires back through it, and
you hook your fixture back up. Then you can turn
the power back on again. Make sure the powers off
for doing all this. But I mean that's what I
would do with it. All right, let's see here, we're

So basically it's one of those wooden railings that goes
from the porch's column, It slopes downwards and then attaches
to the two by four that it sticks up out
of the ground.

going to say it's going to be easy. Your hardest
part is going to be matching all the colors back.

Oh yeah, yeah, most definitely, especially since I'm in a

that just colors it over time.

Yeah, so you may end up cleaning everything up, refinishing
