I think I will start with an email question that
was sent in this week and it comes from Wayne
and he says, house is thirty years old, and so
is the blown in insulation. Should I have it all
removed and replace it with bat or blown in insulation?
And should it be R thirty? So look, typically I

(02:57):
don't tell you to remove all the insulation unless you
have cellulose type insulation. And if you have the cellulose insulation,
then yes, a lot of times I'll tell you I
would take it out. And the main reason the cellulose
tends to degrade over time, starts turning to dust, and
it will produce a lot more dust in your home.

(03:18):
Fiberglass insulation does not tend to do that. Now, most
blown in insulations over time will settle and compact. That
loses those air gaps and loses it's our value. And
so that's why you've got to add more insulation. If
you go with a fiberglass bat that's not going to
settle with time, you don't have to worry about adding again.

(03:41):
If you just go in and blow in more insulation
over the top, Hey, that's going to again will settle
over time, but you're going to get typically fifteen twenty
twenty five years before you have to add and redo it.
So like it's it's an extremely short thing. As far

(04:03):
as the R thirty, well, that always depends on what
our value you want. H R thirty to R forty
nine is typically where you want your addict to be.
Fifteen sixteen inches of insulation is what you're typically looking for.
So hopefully that'll help you out with that. Wayne. Again,

a pool, I have a terrible spot in my lawn

happened when the pool contractor repaired the damaged lawn and
they inadvertently raised an area that now traps water down
our shared fence line instead of allowing it to run

onto the street. I'm wondering if you can recommend a
company to correct this for me. Most everyone I look
up only handles acreage types land grading, and as such,
this is a smaller job. I also need to replace
the whole side of fence, so if they could do

both at the same time, that would be much appreciated. Well,
I don't know anybody who does both because typically doing
the fencing and the grading are two different things. Uh,
But actually, due West, we can take care of that
grading for you. We do that a lot because we
have the people to do the handwork that way, and

Yes, sir, I have I'm moving my grandma's house on
cinder blogs and we have a bungalow. It's bungo. We
have a floor furnace recently put in. You have to
go into the house to work on it. I want
to make sure no water gets under there and damages
my new furnace, so I had gutters put up. I
want to make sure the downspout on the front corner
of the house that the water will go out to

the street and not back up under the house. What
can you recommend I put there? But just tell me
about a thirty foot stretch we're talking about.

Speaker 1 (10:22):
Here right, uh? And is the street quite a bit
lower than the house? It is.

Speaker 12 (10:27):
It's then there's curbs. Uh huh.

Speaker 1 (10:29):
Okay, So you got a choice. I mean, one is
to just put a short pipe to get the water
away and let it naturally drain out. The other would
be to put a pipe that runs all the way
out to the street, so that all the water that
comes down that gutter is going through that piping. Out.
That's going to be the more fool proof way to
keep the water from going under the house. I would

(10:52):
use a solid PVC pipe, though, don't use that black
corrugated stuff. The black corrugated will tell to to move
too much with the soils up and down, and then
sand and dirt will settle in that corrugated part and
it tends to plug up. It's not a long term solution.

(11:13):
So just use a regular solid white PBC pipe, run
it out and uh, that's going to handle it the best.

We're going underground, Jim, but a top of the ground
or underground of course.

That's why I was asking if you had good fall
out there, because you just bury it underground and that's
a permanent solution.

and they are I got three different sizes, six foot

single pane, and of course you know what that meant
here this past week and before. Are double pains available

I wanted to go back to your first call about insulation.
I built a five thousand foot house thirty two years ago,
and you use all ce you loosh, it would it
be worth to go back with foam at this point
in time?

Speaker 1 (17:58):
Yes. I had my house foamed about four months ago
and my house was built in nineteen seventy three. And
what a huge difference it made on the comfort levels
and the amount of energy we're using. But you know,
when you're cold or you're hot, the amount of energy

doesn't matter as much as getting comfortable. And it really
USA Installation just did an amazing job at making the
house more comfortable.

What would you've estimate the cost of a five thousand
foot house to do foam throughout?

Speaker 1 (18:40):
I honestly wouldn't have a clue because it'll depend on
what they have to go through in order to install
the material. Like if it's a brick home, they're going
to draw holes through the mortar lines to get into
the wall cavity to fill it.

Speaker 15 (18:57):
That's the problem missus stone real stone stone.

Yeah, they have a problem, not because it'll still have
mortar lines, doesn't it.

Speaker 15 (19:06):
That's true.

Yeah, so they can still go through the mortar lines.

Okay, so you wouldn't have a clue on the cost.

What is yours cost? Well, my house is about three
thousand square feet and I have a two story, so
they had to do some extra stuff for me, and
I want to say I had about seven thousand into it.

able to help, but I thought i'd bounce it off
you and see what you've got to say. I've got
an old fashioned septic system, not the aer ration system, huh,
and much older house, and it works fine. I have
no complaints. See, but occasionally we get for no reason
that I can tell anything is changed. We'll get septic

gas back up that we can smell.

Uh.

I've crawled up on top of the roof, of course,
look down in the pipe. It's fine, it's clear. I
was wondering if you had any suggestions or anything that
you could think of, or if that's your area of expertise.

Speaker 1 (24:09):
Well, let me ask you a couple questions. Does it
happen when the wind is blowing from a certain direction?
Have you noticed that yet?

Speaker 14 (24:18):
No? I pretty well have I tracked everything to make
because when it started happened, it started happening about probably
about three years ago. Just it would just occasionally come up,
and so that was my first thing, Okay, which way
is the wind blowing? Did we change detergent? Did we
change anything? And I've not been able to track it down,

(24:39):
But like I said, it's not there all the time.
That's what happens.

Speaker 1 (24:43):
Yeah, And temperatures and stuff haven't made a difference either, Huh. No, sir, okay,
because the two that I would normally look at would
be the temperatures and then how the wind is reacting
and stuff. What happens to a lot times is is
trees grow and things. It changes the way the wind blows,

and it'll when it's blowing just right, it'll suck that
stinky air out and drop it into the house. Uh.
And that's whether you got a septic or city sewer system.
Even so, if it's not going to be related, go ahead.

I was gonna say.

The only thing I could come up with, it's just
a straight pipe. And I thought about putting one of
the hoods or vents covers on top yep uh, But
I just looking at it, I don't see where that
would make.

But if if it is could possibly be wind, then
I could see where that would. You know, it wouldn't
matter what unless the wind was blowing up underneath it, right,
it would be constant, and uh I I may try that,
just I ain't got no. I don't have anything to lose.

Nothing to lose doing it exactly now. The only other
thing that I can think of that would possibly do
some of this would be if there is a section
of pipe that is starting to have an issue where
it's possibly collapsing a little bit or something, and periodically
it gets a minor blockage. When you flushed enough times,

it builds enough back pressure to flush on through and
that eliminates the odor. Again. But I'm I'm really gonna
be leaning towards a tree grew or something that's changed
that wind draw a little bit on that stack, and
you may solve it by just putting that cover.

lintel replaced seven to eight years ago. The stucco shows
signs of sagging again. So would a metal lentl be
the answer any recommendations on a company. Look, the lentil
is typically above doors and windows and things like that,

and it's for brick to sit on. What you're describing
sounds more like a header beam above an opening. And
you know, especially if it's on the patio that way, Yes,
you could change it out for metal, or you could
be looking at using just treated lumber instead. Either way,

I think you would probably solve your problem. Metal might
be a little bit overkill. And so if you've been
using regular lumber and it rotted out that fast, take
a look at treated instead again, if you've got a

got a bathroom sink and a tub that we don't use,
and I periodically run water there just to fill the
pea traps yep, because you know, if those dry out,

then then you've got you know, an open vent to
the drain pipes.

Yep. And you are so right. And I forgot to
bring that up, didn't I?

Well you did, But that's what I.

Called, yeah, because you're right, and that happens to a
lot of people. As the kids leave and stuff like that,
bathrooms aren't used all the time, so those pea traps
aren't kept filled and that becomes the issue.

Yeah, I'm surprised actually, how I mean, we know it
right away when one's gone.

Oh yeah, and you know you would think it takes
a lot longer than it does. It goes pretty quick,
it can.

linux And do those have a lot of nuisance alarms?

Well that come out. Ain't nothing wrong with that particular alarm.
It has to do with if the pilot didn't light,
you're gonna start getting gasped. Possibly, But yeah, is is
it putting out heat?

Well, it won't run.

If it's not running, then she needs she needs she
needs to go ahead and make that call, because yeah,
it could be putting out gas. Now it should if
it's smart enough to tell you it's got a problem,
it should be smart enough to shut the gas off
to it.

But well usually they won't. They won't turn the fans
onto the pilot of lights anyway, right.

Speaker 1 (35:24):
Correct, yep, yeah, yeah, Normally all the flames are gonna
be up first and then the then the fan comes on.

you know, I don't know. I just worry, you know,

called them, knowing the way, and I was just wondering
if you know, are they gonna blow smoke or you

They I would what I would expect for them to
find is one or two things. Either the sensor came
out of alignment and so it wasn't picking it up right,
or the sensor itself is bad. Either way, it shouldn't
be a major repair.

And that should have an electronic pilot, right, that is correct.

Yeah, if it's a newer Linux system, it doesn't even
have a pilot. It has electronic ignition, and so the
ignition could could be uh acting up.

Yeah, all right, Well that eases my mind. You know,
I always worry about them taking advantage of my wife. Yeah,
repair calls, you know, so all right, Well I still
appreciate your knowledge.

I have a question about furnaces. After twenty two years,
I had my both of my furnaces replaced. Over the
last two years, whenever the furnaces come on, I have,
you know, two rooms that are ten degrees hotter than
the rest of the house. I have asked the technicians
to check it for two years in a row. One

technician says the plenum box was not replaced when they
put in the furnace and it's blowing too much air.
And another one said, I just need dampers.

So I'm kind of confused.

Speaker 3 (38:34):
Do I need to have them replace the planum box
or can.

Speaker 1 (38:37):
I just use dampers. Dampers because your system just needs
balancing as all, and that's what the dampers.

Do, okay, because you know the bedroom is like eighty
degrees and the rest of the house is like sixty eight.

Speaker 1 (38:51):
Yeah. No, it's just getting too much air going into
the one room. So in the duct there should be
a damper installed. They can show get down some and
that'll redivert some of the other air into the colder
rooms and that's how it gets balanced out.

almost always learned something good. But I've got a question
that I haven't heard. I am in the same place
here for over forty years, and all that time, a
couple of trees have grown up seven to eighty feet
tall that are maybe thirty feet from the side of

the house, and uh, I worry about those every hurricane
season that if I comes buying the wrong place where
one of those trees is gonna fall in the house
and crush it with me in it.

So my idea for a solution is something I haven't
really seen, but I just thought i'd see if you've
seen it. The idea is to put a dead man
out in the yard, pour a couple of yards of
concrete if your feet underground, and then run a cable
to it like you see on a utility pole, possibly
a little bit bigger, and then that way if the

tree can fall west, south or north, but it can't
fall east, that's the idea, which is the way it
would crush the house. So is this a valid idea
or does anybody do this or is there something I'm
not thinking about that keeps that from being a solution.

Well, I guess it could be done, but that's probably
going to swing it over onto your neighbor's house, so
they probably wouldn't be too happy with you. Well, I
keep in mind, Oh, if you're out in the country,
then yeah, you could do it. But keep in mind
what I normally would tell people to do is thin
out that tree canopy a little bit so the wind
can't take it down.

Yeah, and I hate.

To do this, but that music that we that we
talked through meant I was supposed to take a break,

so I think it's the roof and I'm calling to

see what your recommendations about flat roofs companies products and
how to install it so that the material goes up
onto those firewalls, because it seems that the water rain

comes down the wall and then on you know, leaks
all the way down to the floor rather than drain
onto the roof. And so.

So yeah, I think that's what's happening. Because it's only
after a heavy rain that I seem to notice more moisture.
And it's not like water, but it's the flooring and
the you know, I like the rugs I have, they

get sticky.

Now it can be if you don't have good drainage
around the house when we have a heavy rain, that
the water is getting high enough that it's seeping in,
you know, from the ground as well. But from from

run it out. As you know, that little slot fills
up with junk, including some weeds. Yeah, a good modern

would sure love to slip another piece of wood in
there if I can find it. But what's your solution.

Well, there's a you got two solutions. One and both
of these are going to require you to scrape out
the dirt and mud that's built up. But one would
be to use a rubberized joint material that you can
put in place that works just fine. There's another one
that is uh basically comes in a rope like form

that slips down into that gap.

Huh.

It's called trima slab, Turma flap, trim.

A slab oh, trim aflap okay.

And basically what that does It comes in different with
for the different size openings and it's made specifically for
replacing that wood strip in there, so you pop it
in and you're done.

Hey, Jim, I had a question about the retrofitting the
the foam installation in the walls. Yeah, our house was
built in the early eighties and instead of using what
they used as a quote unquote moisture barrier, was basically
masonite material. Uh huh and so and it's it's it's

(55:06):
all bricks, so behind the when you get any kind
of water, uh, it just goes right through that masonite, right,
and and we've had some damage on the the the
sheet rock on the inside. Would this uh that foam material,
is it a closed cell phone?

Speaker 6 (55:25):
And does is it?

Speaker 21 (55:26):
Does it have a water act as a moisture barrier?

Speaker 1 (55:31):
No, it will not, Okay, so you can have to
dress where that moisture is coming from and allowing it
to come through that way.

Speaker 8 (55:43):
Yeah.

Speaker 21 (55:43):
I think it's the house is set real low to
the ground.

Speaker 12 (55:47):
Yeah, it's coming up through the wheapholes.

Speaker 1 (55:51):
Well, it has to get well above the wheat poles
because uh, a brick home, the brick ledge is typically
an inch and a half lower than a finished floor level. Yeah,
and so yeah, and if that's where it's coming in,
that's usually just a drainage issue that can be easily addressed.

Speaker 21 (56:12):
Okay, what what's your opinion about French strains up against
the foundation.

Speaker 1 (56:20):
Well, a French train is to capture subsurface water, and
it sounds like what you're dealing with is surface water,
so you would probably need more catch basins than than
a French drain system.

Okay, very good, Well I appreciate.

Speaker 6 (56:38):
Your the information.

Speaker 1 (56:39):
Alrighty, you take care, thank you, bye bye. And you know,
a French drain system can be used for surface water,
but it's usually not going to take it as fast
because you leave your gravel underneath the grass and finished
uh dirt above it, usually anywhere from two to six

inches thick, so the moisture has to travel through that
to get into the rock down to the French drain
pipe and then taken out. A surface strain is where
you've got catch basins that capture the water and you
take it out with the pipe that way. And so uh,
usually if you're dealing with surface water, you're you're better
off with surface drains seven one three, two, one two,

I was hoping that there was some kind of a
product that I could go over that with instead of
demoing all that and going back down with something else.

Yeah, because if they're popping loose like that and stuff,
no matter what you put over the top, when the
underlayment like that pops loose, whatever you put on top
is destroyed.

I didn't want to have to do it.

to be to take that stuff up. I mean it
used to be we had to use hand scrapers and
go across. Now they even got machines that's got the
scraper blade in the front that are on rollers that
you can roll across there to pop all the stuff off.
You probably don't necessarily have to take off the concrete

that's below the tiles. Just scrape the tiles off, clean
off the surface and you're ready to go with with new.
But yeah, it's it's going to be some elbow grease

twelve wooden rough cut gable support beams on my front
and back porch that I want to clean or remove
all of the old organic matter and make the natural

finish look new again. How do I clean these beams? Well,
I'm gonna make the assumption or not painted based on
the way you wrote this, because a lot of times
those things are painted and you'd have to hit it
pretty hard with a blaster, you know, whether it's water

or sand blasting to take the paint off before you
did anything with it. But let's go with the assumption
that these are just rough cut lumber. So clean them
up first with the pressure washer. Then you can use
some bleach on their bleaching water to bleach off all

(01:06:50):
the grayness that the wood has. You do a fence
the same way. You pressure washer it again to get
all the bleach and stuff off, and then let it
dry thoroughly and apply ready seal. And by doing that,
the ready seal soaks in and keeps that wood from
taking on any moisture and keeps it looking good for

years to come. Now, I'll give you a secondary thing
if that wood has been deteriorated, rot at any or
anything like that. Keep in mind that is typically just
a veneer up there. In other words, it's not a
beam that runs through the house, and so a lot
of times you can literally remove that and just stick
a new board in place as well. So it kind

on Houston County Lake built on stilts in the sixties

end is about three feet high blow and I suspect
a seep underneath the house. I get water in a
low end. During extensive rainy periods, water leaks around the

lower end of the original piers, which I've been able
to slow. There is an also spall in the concrete
lower level that water slowly comes out when the ground
is super moist. Can you recommend someone to help with
corrections to this slab. You got a drainage issue that's

got to be dealt with, I think, and typically what's
going to have to happen is, first you got to
make sure surface waters are not coming down and going underneath. Second,
you got to capture the subsurface waters from going under
as well. So this is a case where you're looking
at both a French drain for the subsurface waters and

surface drains. Whether it's to redirect the water or capture
it and take it out. But yes, this is something
d West can do. For you. We've done a lot
of these type situations, and uh I will tell you
up front it's usually not a super cheap product project,
but a lot of times it's not as expensive as

people think either. But if you let it go, it
will tend to deteriorate the concrete, those poles, everything, and
it can get to the point where then it becomes
extremely expensive to deal with. So yeah, let's take a
look at that one sooner than later. Again, if you've

with the cement mas re units that some that are
filled with reinforcing steel and concrete. And then and then
just wood framing on the roof is as long as
the wood framing didn't go out and catch fire. Do

any experience in that? Have you ever fired a been
around when there was a fire and a concrete block
wall stayed and the wood framing.

it on brick homes all the time as well. In
the brick home, the brick is just a veneer. It's
not even part of the structure. But on the type

if you have a recommended sort of cutoff year for

Well, it's not that I would recommend something as far
as a cutoff year, because I loved I used to
live in a house that was built in the nineteen twenties,
loved it. But things had been upgraded, and so it's
going to depend on what's been upgraded. So here's what
you got to look for. Anything built in the sixties

or earlier is going to have cast iron sewer pipes
under it unless they've already been upgraded to PVC. If
they haven't, just figured that you're going to end up
doing that upgrade. The same with your electrical system. I
mean typically once that system is thirty forty years old,
a lot of times people have been doing upgrades to

(01:32:01):
them already, but definitely anything from the thirties and forties
should have been upgraded by now. Your water pipes, if
it's still got the old galvanized water pipes, you can
figure you need to replace that with PEX plumbing. So
those are the big items your framework. If the framework

is good, the rest of that stuff can actually be
replaced and bring it up to current codes.

that stuff would keep me from buying the house if
you get the right price. You know. But the thing is,
the land inside the loop is so expensive that a
lot of times you're buying land in the house is
considered a tear down. So you've got to make a decision.

Do you rebuild it or do you tear it down
and just put up a new house the way you
want it? And if you take that route, well, now
you're dealing with all kinds of other city bureaucracies as
far as permitting and stuff. So it's darned if you
do and darned if you don't. But one of the
big ones is anything built prior to nineteen seventy. Make

sure you have a static test and check that underslab
sewer system for leaks. With that being said, that's it
