We went around to elementary schools and showing the kids
horses and all that kind of stuff. And then this

morning was the rodeo parade down Spencer Highway in Pasadena.
Next weekend, on the twelfth and thirteenth is the cookoff
that takes place out at the Pasadena Fairgrounds that's a
corner of Redbluff and Fairmont. I'd like to invite everybody

to come out there. And the week after, Hey, that's
when the rodeo itself starts on September nineteenth and it
runs through the twenty seventh. So you want to get
some tickets, and I highly recommend it because there's a
few nights that may sell out. You need to go

Hey, Jim, I've got something that I've never experienced before.
He didn't play it for you, but uh, one of
my uh toilets when my flush, it makes a weird
whistling sound. And I've never heard that in all my life,
and I don't think I've ever heard anybody talk about that.
Are you familiar with that.

With it whistling?

Yeah? All right, good flusher right now?

flush a toilet?

Yes, it's weird day.

Yeah. Look what you got going on is something has
come loose as far as where the water is running
through and it's squeezing through a tight area. It's kind
of like when you put your lips together and whistle.
You got to choke down the way the air is
going through. Well, you've got the same thing going on
with the water choking through and going Now, a lot

(05:33):
of times what would happen is that would turn into
a thumping noise because something's vibrating. But it sounds like
what you've got going is it's just squeezing through and
harmonizing as it's going through. My guess is it's gonna
be down to two spots. It's either gonna be the

(05:54):
valve under the toilet, you know, the shut off valve.
But I think more than this is actually going to
be in the tank of the toilet itself, the flush
fowl assembly there. Yeah, yeah, I think if you just
change that out you'll probably solve this problem.

But that was a new one. But i'd not you know,

on Texas home improvement. So I got an email two
days ago from John in Galveston. He says, insulating underwood floors. Hello,
I have a one hundred year plus home in Galveston
is considered a raised cottage. The area low, the main
floor in and enclosed and serves as a garage. I'm

(07:09):
reading that word for word, and I know there's some
words missing. Okay, I would like to know what is
the correct way to insulate under the wood floors that
are enclosed in the garage? Do I use fham board
against the floor, then something like R twenty five fiberglass,
bats mineral? What about a moisture barrier lining all ears?

(07:35):
Looking forward to your reply. Thanks well, And look, when
I do an email question like this, we do clip
my response and email that back to you. But on
these cross spaces like this, I know more and more
stuff is being insulated. Doesn't mean it's right, doesn't mean

(07:57):
it's good, and I can tell you it's not. It'strumental
because we start holding moisture and the wood starts to rot,
the floors start to buckle. We're changing the way the
house was designed and built originally. This thing's been sitting
there for one hundred years. I can guarantee you you
start putting insulation underneath it, it's going to have problems that

(08:21):
you never thought about. But if you're going to insulate it,
there is only one way that I can recommend you
do it, and that's with a spray foam closed cell. Only.
Now they make the spray phone in an open and
closed cell. You want to closed cell. And the reason

(08:43):
for that. Open cell foam takes on moisture like a
sponge does, and it will hold it against the wood
and cause it to rot. Fiberglass insulation, cellulose insulation, wool insulation,
all of them will do that and it creates havoc
with the foundation as far as rotting out the wood. Now,

(09:06):
spray foam's going to give you with the closed cell.
It's not going to absorb moisture and hold it against
the wood, but it is going to create a secondary
problem for you in the fact that it seals the air,
so it doesn't it doesn't let the moisture escape. And

(09:27):
if you just are using carpet on top of it
or have finished floors, you're usually okay. But if you
put a wood floor on top, and by that I
mean going over the existing floor with another wood floor,
even the engineered floors, whatever, it's going to create problems

(09:50):
because the air conditioning system and that is not deshumidified
underneath it, and those floors will typically buckle. Now, if
you've got carpet, it's usually not an issue because the
AC system is able to pull the moisture out and
keep it good for you. So keep in mind your
air conditioning system is nothing but a huge dehumidifier. And

(10:12):
when you're down on the island, you got to kind
of really keep this stuff in mind. You know, a
lot of the new houses that are being spect you've
got to really watch because they're trying to insulate them
so tight, and there's been a lot of them where
the wood gets rotted, the floors are buckling, things like
that that you probably have never had with this one

(10:32):
hundred year old house. And the reason is it was
able to breathe and we're messing that up nowadays. So
can you change it? Absolutely? Can You can insulate it,
But what are you going to gain from it? Probably
not a whole heck of a lot. The walls are

(10:53):
more important, the attic is more important than insulating that floor.
And the biggest reason is people don't like walking across
cold floor in the winter months. I tell people all
the time, put some fuzzy slippers on. It works great.

head to Clear Lake Alan. This is Jim. How can

Jim? On a place like Conro, and there's an existing dock,
a covered dock boat slip, and the boat slip is
thirty two feet long by about eleven feet wide, and
I don't need off thirty two feet so I'd like
to kind of fill in the inboard end of that
with a deck basically, you know, make the walking surface

(16:21):
about six feet more.

Speaker 9 (16:23):
Okay.

Speaker 15 (16:23):
And so first of all, the boards on top that
you walk on are two by sixes. And do they
need to be marine grade? Or can I get by
with the ground contact stuff that I can find locally here?

Speaker 9 (16:38):
If you can get the marine grade, I would get it.
But the ground contact is what's typically used anyways, Okay.

Speaker 15 (16:46):
And if I do get the marine grade, can I
paint that or is staying it to match the rest
of the boards around it?

Speaker 9 (16:52):
Yes, give it time to dry out though first.

Speaker 15 (16:56):
Ah okay, okay, good, all right. So this additional decking
I'm going to be putting on, like I said, it's
about six feet by eleven feet, and so the joys
underneath will be approximately six feet. Are two by six
joys good? Or so they use two by eight or
two by.

Speaker 9 (17:16):
Tens for you know, no further than you're spanning. The
two by six should be fine.

Speaker 10 (17:21):
Two x six okay.

Speaker 15 (17:23):
And then I'm going to be the joys will be
secured on each end on two by twelve okay, And
I'll use marine grade for that. And will regular regular
galvanized joystangers work or have to be something different or better?

Speaker 9 (17:43):
You know, when you start dealing with that, uh, the
water and the treated lumber that way, you a lot
of times want to take a look at galvanized, but
really stainless is what you're gonna want to be looking at.

Speaker 15 (17:59):
Okay, it makes stainless hangers.

Check with the folks over at Bayou City Lumber.

Speaker 15 (18:06):
Okay.

If anybody's gonna have it, they will, and they'll have
all this other lumber we're talking about as well.

Okay. And then let's see then the final question I
think is on the end that I'm adding the two
by all that I'm adding, it'll be secured left and
right to the existing two x twelve there. I imagine
the best way to do that is through a ninety
degree angle metal piece true with like carriage.

Bolts that or hangers again.

Speaker 15 (18:40):
Okay, and if I use a hanger, though I can
see it from the outside, un let's put a trim
panel on there, right yep, okay, all right, Uh, I
think that's everything. I think.

And you know, the only person who's ever going to
see that hanger there.

It could be yep, yeah, I got you. Okay, Well,

I have a log cabin and Navasota. It's a weekend place.
And what I built at the bathroom, I put a
claw foot tub in it, which looks very appropriate. But
that was twenty years ago, and now my wife and
I and kids we have trouble getting in and out

(19:44):
of it. And basically we just want to take a shower. Okay,
so I want to convert it to his shower, and
it's a wooden floor, log walls on the bathroom. I
guess two questions. Do you have a recommendation of who
to talk to to make a walk in shower? And

(20:06):
also is there some way to use that log wall
for the side of the shower or not. My son
likes the look of a log.

Speaker 9 (20:16):
I would not recommend the log simply because doing a
shower that way all the time that that would would
start to rot. Uh. So, yeah, you're gonna want to
definitely look at putting a shower kit of some kind
in there, whether you use tile or solid panels or whatever.

Speaker 16 (20:37):
Is far kind of like the panels, because you know,
after a while, yep, you end up having to do
maintenance on the tiles, which I have tile showers, just
not in my weekend house.

Speaker 9 (20:50):

Okay, Victor's remodelling and there they'll service that area. I
believe they do, and they're not scared. If I guess
I could move the drain. Uh, it's under the house.
It's kind of difficult to get to.

Speaker 9 (21:30):
Yeah, well you can move the drain, or you can
leave it where it's at. You know, with with a
lot of these new showers, you can get a a
single shower pan and just run the drain up to it,
even if it's at an end that way, and they
have a trough that can go all the way across.
They've come up with some pretty clever ways to handle

(21:50):
some of this.

Okay, because I was concerned that it is kind of
hard to get to the drain, Sure Upkay, the house
gets the I.

down to Galveston. John. This is Jim. What can I
do for you?

Speaker 17 (23:30):
H Jim? I got a house. Uh, it's eighteen seventy
six built. It's an elevated cottage and it's got wood floors.
But they never did insulate underneach the wood floors. It's
right now underneath the house. It's all closed in. It's
a garage, right closed in garage, but I still have
the four exposed. Would be the best way to insulate that?

Speaker 9 (23:55):
Yeah, you sent me a nice email that I read
it just a little while ago.

Speaker 16 (23:58):
Yes, sir, and.

Speaker 9 (24:03):
Look the best way to insulate it? If you're gonna
insist on insulation. There's only one way, and that's got
closed cell, spray phone. Anything else traps moisture and causes
wood decay. Now, the problem with the closed cell will
be if you've got like engineered wood floors or laminate floors,

(24:26):
anything like that inside, the air conditioning will no longer
dehumidify between that wood floor and that laminate or you
know whatever to other type of floor, and so it
tends to cause floors to buckle on you. Wow, okay,

(24:47):
so what why do you want to insulate it? It's
it's over one hundred years old.

Speaker 17 (24:54):
Well, I know, I know. I go out in the
garage in the morning and the garage is kind of cool.
Open garage doors, I can build a cool air moved
out during the heat of the day. I can feel
the warmth floor from the heat, you know, from side
of the garage migrating through the wolver.

Speaker 16 (25:11):
I didn't know if it was.

Speaker 17 (25:13):
I mean, I don't want to create more problems for
an issue that's not been a problem for over one
hundred years.

Speaker 9 (25:18):
But yeah, my my recommendation would be not to do anything.

Speaker 17 (25:22):
Okay, good, that's what I wanted to hear. I didn't
want to create a problem.

Speaker 9 (25:28):
Well, you call the wife and can you tell her
I recommended not doing anything. And then and then uh,
she she can call me and tell me why she
wants it.

Well, it's more me than her. I don't even think
she realizes, you know, the things I'm observing around the
house at looking at stuff. So the enjoy show. Appreciate

one of the issues is we're just we're sealing up
our homes just too much. Now they need to breathe
some and that and that floor allows it to breathe.
So you know, if you want to in a situation

like this, if you wanted to put foam in the
walls and stuff like that, I got no problem with
foam in the walls. I typically recommend foam insulation in
the walls. I'll I recommend a breathable insulation in the attic.
And yeah, like in this situation, you've got your breathable
part covered by not having insulation sealing it up in

(26:35):
those floors. So I personally would just leave it that way.

Hi, how are you? I have a question. I have
a house that's a little over twenty years old. It
has a very It's a one and a half story,
all brick house with a very steep pitch.

Speaker 3 (27:04):
On the roof.

Speaker 18 (27:05):
My chimney on the front of my house is starting
to lean very slightly.

Speaker 19 (27:10):
Back towards the roof.

Speaker 18 (27:13):
Who do I call to look at that?

Speaker 9 (27:17):
Is it a brick chimney or would brick brick?

Speaker 19 (27:20):
My whole house is all.

Speaker 9 (27:21):
Brick, because I mean, I've been in the foundation repair
business for well since seventy eight, so forty six years,
and when they lean, they're typically leaning out away from
the house.

Speaker 18 (27:37):
It's not And I don't have any indication for any
sort of foundation problems that I can see anywhere.

Speaker 9 (27:45):
So what do you think is causing it to lean? Then?

Speaker 18 (27:48):
I don't know, I don't know.

Speaker 9 (27:52):
You said it's twenty years old, correct.

Speaker 18 (27:55):
About twenty twenty two? I can't remember what year? Would do?

Speaker 9 (27:59):
Is it in bel Air?

Speaker 18 (28:01):
In bel Air, pure and beans? Okay, bel Air inside
the loop?

Speaker 9 (28:09):
Yep uh? And the reason I was asking specifically about
bell Air. Back in those days, they had specific requirements
as far as underpinning of the foundations on new construction,
and some of their spacing was just way too far apart,
and it's been discussed that they were going to eventually

(28:29):
have some of these type of weird issues where it
almost sounds like you're getting a little bit of shifting
towards the middle, which would cause a fireplace to look
like it's leaning inward. What indicates to you that it's leaning.

Speaker 19 (28:43):
In I've thought it.

Speaker 18 (28:46):
I've looked at it, and I said, I think our
I think our chimney is leaning towards the rus And
my husband's like, my husband built the house, okay, And
he's like, that's not happening. And he didn't even look
at it. And then he came out and looks at it.

Speaker 19 (29:00):
He goes, you're right, it is.

Speaker 18 (29:02):
And he said that at the time when we built
our house, he argued a little with inspectors about how
tall our chimney needed to be because our roof is
very tall, and they and it's a gas fireplace, but
we you know, we did it to code, and yeah,

(29:24):
and we have a pretty I feel like our foundation
is pretty substantial. I laughed at my neighbor, who's an engineer,
engineered our foundation and gave us such a nice one
that I couldn't put in my swimming pool. So I
don't know. I just don't know who to call to

(29:46):
look at it.

Who do you call?

Speaker 9 (29:48):
Yeah, so you're going to have one or two issues.
You're either going to have something that's moving in the
foundation to cause this, or you're going to have some
rotten wood that's developing. And as readA I was asking
if it was a brick or not, because for it
to move like that, there has to be some give somewhere.

(30:08):
And so it's either going to be rotten wood that
is allowing it to move or uh or foundation movement.
And if you're seeing the movement in the brick itself,
it's to me sounds more like it's going to be
in the foundation movement. If you want to call my
office and one of my guys can come out and

(30:29):
take a look at it doesn't cost anything. And if
you know, we look at it and say, well, it's
not a foundation issue, then it's going to be a

and would originally use an expansion joints for concrete drive

has rotted. What is best material to put in these
expansion joints, so you can clean it out and put
wood back in if you want, use a ground contact
treated one by four, or you can go back with
a product called trim slab where you clean it out
and this stuff comes in a roll like a rope

(35:03):
and it's made in different widths to fill different size
expansion joints. You pop that in and it's done. Seal
salt water's not going through the gap and washing soil
out any longer underneath or lots of options here right.
Or you can get a expansion material that is rubber based,

(35:33):
you clean it out, You put this using cocking, or
it comes in one gallon buckets and stuff as well.
You fill it into the tube it self levels or
into the slot rather at self levels look scoregeous. But
the problem is as concrete expands and contracts, it can
break loose on the edges. You really got to clean

(35:55):
the edges good before you put it in, otherwise it
wou'ted here very well. And that's the reason I really
like that Trimaslab product because it pops into place, pressure
holds it there and up against these sides, so you
don't have to be as detailed in your cleaning of everything.
So those are your options. Uh, Trimmaslab would be my

choice now. I've seen it at some of the hard
ace hardware stores. I like the one out in pair
Land and places like that. But it comes out of
Texas City. You can go to their website trim dash
a dash slab dot com, uh, or you know, just
google it and you'll probably be able to find a place.

Okay, I've had this question multiple times now, and this
one comes from a lady down in League City. I'm
not going to say her name because it would give
away too easily who she is. But asking about roof Max,
what have you heard about roof max extending your roof life? Well,

(37:27):
this is a product I have looked at, and truthfully,
I don't have an issue with the product itself. If
you're looking to extend the life of your roof a
year or two, this product will probably do that for you.
These promises that they're giving to extend it five, ten, fifteen,
double the life of your shingle not happening, not in

(37:49):
our climate, and I do take issues with that. So
it's really going to depend on what you've got to
spend to get it on your roof. You know, if
you're going to spend fifty percent of the cost of
a new roof to put this on, it's not worth it.

(38:09):
If you're only going to spend a tenth of what
it would cost to put a roof on, then I
get it. So it's not that the product is bad,
but I do think it's it's trying to be oversold
of what it is capable of doing at this point,
and especially in our client because what they're telling you
it does is you spray it on, it soaks into

(38:34):
the asphalt shingle portion, and reinjects oils into it to
extend the life. I'm sorry that roofing shingle is not
going to be like a sponge where it's absorbing that
stuff very well. So will it make a difference, Yes,
it can. Is it going to extend it for the

(38:55):
years that they're promising on a lot of this stuff
that I'm starting to see because you know, originally when
this product came out, they didn't make those type of claims.
They said it would extend it out for a couple
of years, and I had no issues with that. I'm
just not fond of some of what's going on with

(39:16):
it now, all right, and again our numbers seven one, three, two,
one two five eight the seven four. This question that
comes out of Galveston, and it says, can you recommend
an exterior painting contractor in Galveston? One quick second here?

(39:41):
Sorry about that. I had to cough and had to
hit the mute button. Look, there's a lot of different
painting contractors out there. Many are better than others. Go
with somebody who that's all they do. You can take
a look at sort of pro. This is kind of

a franchise system. They are painters, that's what they do.
And by going with the sort of pro, you a
lot of times have some backing of a larger company
than the one who's actually doing the work itself. So yeah,
just look up a sort of pro painter and have
them come out and take a look at it for you.

And I think you'll be pleased with what they'll be
capable of doing to get this project done for you.
And I get it. You know, everybody thinks they can
paint on their own. Look, there's a lot more to
it than people realize. And the biggest thing is the
prep work. You know, typically your prep work should take

longer than takes to do the painting itself because you've
got to get any rough edges done, any rotten wood fix,
all that kind of stuff. So make sure that somebody's

tiles in one of our bathrooms continues to entryway and

breakfast areas. Recently, the bathroom tile popped from the underlying
concrete slab groud has not been damaged nor the tile.
Do you have a recommended company that can inject adhesive
and resecure floor to the underlying concrete without pulling it

(50:37):
up and resetting. I suspect that with careful drilling and
injections we can do this, but haven't found a reputable
company yet to contact. And honestly, I don't think you're
going to find a reputable company to contact to do
that is just not done. The tile is going to

(50:59):
have to come up and be repaired. I mean, if
the tile can be put back down, they'll put it
back down. You'll end up regrouting.

And truthfully, that's not the end of the world. You
can make it look like it's brand new by doing that,
but as far as being able to inject some adhesive
underneath there one, all you'd beginning to is the very edges.
It just it won't be enough to hold it in place.
So as much as I'd like to give you somebody

who could do that, I think you're just gonna have
to bite the bullet and go ahead and figure you're
gonna have to pull the tiles up, clean them off,
and then put them back down again. If you got

old brick home in southeast Kansas that has an ongoing

problem with condensation in the basement. No leaks, just dampness.
We've used dehumidifiers with limited success. They seem to need
constant maintenance. The central air and heat unit we installed
years ago is in the basement, but the basement itself
is not part of the ventilation system. What installing vents

and intakes to include the basement help with the moisture,
I don't think it will in Kansas. I enjoy your
show and listen whenever I can, do not catch every show,
so please reply with your response or let me know
how I can hear your show. Well when we respond.

(53:05):
When I do an email question like this on the air,

to you. But look, I don't think it's humidity. You
probably have moisture coming through the walls. When you have
a basement, there is typically a drain system around the outside.

(53:27):
Those drain systems have to be redone typically every thirty
forty years because they'll start to clog up. And you
got a hundred year old house. It was probably done
once before, but it is getting time where it's going
to have to be done again. The fact that you've
been running dehumidifiers and that wasn't taking care of it
tells me this is not a condensation problem. This is

(53:50):
going to be moisture soaking through the walls from the soil,
and so what they'll end up doing is digging around
the perimeter ceiling the outside. I would put a French
drain system that goes down below that footing at minimum
of twelve inches and basically fill that with rock that's

(54:15):
encased in fabric so that the moisture goes through the
fabric keeps the soil from sifting into the rock. It
runs down into the pipe and it can be either
daylighted out or pumped out. When I say daylighted, that
means you got enough hill on the property to just

(54:38):
run the pipe out and let it naturally drain. Otherwise
you end up putting in a sump pit and pumping
the water out. But regardless, I think that's what you're
going to be facing. This is not one of those
situations that you're going to be able to shortcut it.

Dehumidifiers, yes, they always do require maintenance, and it's not
so much maintenance fixing them. It's maintenance that you've got
to constantly be emptying the water out of them. So
if you do use a dehumidifier in a place, because
I recommend them in garages and storage sheds and things
like that all the time, you're gonna wanna be able

(55:19):
to capture that water and take it out or run
a hose to run it outside. And that's just part
of using a dehumidifier. But again, pratt Uh, I don't
think you're looking at just a moisture issue. You're you're
looking at a whole lot more than that. Got a question,

(55:45):

All right. This comes from Terry out of Dickinson, and
she says, I have well water and I keep getting

(56:09):
large amounts of air coming through the faucets, kind of
wondering what I need to do. Someone said drain the tank,
but I don't know. Okay, So if you get in air,
it's gonna it's really going to depend on what kind

(56:31):
of system you have, because some systems are set up
where it's a direct pump, it goes from the well
and the pump just literally pumps straight into the house.
There is no tank or anything like that. And if
that was the case, I would be saying that your

(56:52):
well is probably going dry on you. But the fact
that you mentioned you have a tank. There's a bladder
inside that tank, and the way it works is as
the water comes into the tank and fills up the
bat the bladder compresses. That helps build up the pressure
to push the water out. If you're getting that much air,

(57:18):
you might have got air into the tank from the
bladder or from another source, and that's trying to push
through so yeah, the first thing you can do is
drain the tank, refill it, and when you're refilling it,
you have to bleed off the air. Now, when you
have a tank like that, the air does need to

(57:39):
be bled off periodically anyways, and part of the maintenance
is to sometimes put more air into the bladder. But
usually it's not something that's got to be done very often.
So it's unusual to get the air running through the
lines like you have it. So I would probably if

(58:02):
you're not comfortable doing that yourself, bleeding off the air,
I would probably recommend you get a pump company out
there to take a look at that. Usually to get
them out to do this kind of work is relatively cheap.
It's when you got to have a new well that
it becomes very expensive. Seven two one two five eight

It's Michelle and Michelle taking a call. No worries. My
neighbor has an odd stain on her driveway which is
about in the concrete, about the size of a large
dinner plate. It's oval in shape, and you know, I'm
really good at driveway stains. Normally my go to for stain,
and she doesn't know what causes but I'll use like

(58:52):
the purple stuff, the degreaser that use yours. So that
didn't work. Her long guy tried pressure washing it. That
hasn't taken care of it. We tried dawn dish soap.
She's even tried bleach and this stain will go away.
And I thought, possibly, well, maybe it's so leak underneath

(59:13):
or something. And I waited till it was a sunny
day and put my hand on. It doesn't seem moist
at all. But I don't know. She has no clue
what causes stain. And my neighbor has one of those
everything looks spotless all the time areas sponsoring here, So
I'm like, I don't know if you have any other

(59:34):
ideas to try for something like that. It's just slightly
darker than the concrete, so it's not even after like
I use the degreaser. Normally, you'll see like it turned
to like a rust color if it's oil or something,
and it will you hose it off. But it's just

(59:55):
it looks like a wet spot on the concrete. And
that's why I thought, okay, you know, maybe some kind
of odd leaguer, but it doesn't appear.

Speaker 9 (01:00:03):
To be so. Yeah, I'm wondering if it wasn't oil,
but it was after an oil change that you got
some clean oil onto the concrete. And the unfortunate part
is concrete's very porous and if it soaks in, you
can't get it off, Yeah, because it literally stains it permanently.

(01:00:28):
And I got an idea, that's what you're probably dealing
with on this. You know, if it bothers her enough,
you can have a coating put on the concrete that
would cover it up, but the next time something falls
on it, you can have a stain. Again.

Speaker 19 (01:00:46):
I had stained from years ago and after you know,
with time, that always seems to work its way out
in stead, it does, you know, just hopefully she can
be a little more patient. But I was just trying
to help her out. Yeah, do my best, throwing everything
but the kitchen sink at it. I even looked at
there are products for getting stains out of concrete, but

I wasn't too happy with some of the the I
shut them to her, but I wasn't happy with some
of the reviews. But I thought, let me just check
because I'm a fan and i'd call so thank you much.

when I had my house done, i had R eleven.
My house was built in nineteen seventy three, and when
they in jail the phone that encapsulated the existing insulation,

That cut my electric fills. It cut the noise from
outside by up to eighty percent. But you could feel
it as you're putting this insulation in. As they went
from room to room, you could just feel how much
more comfortable the room was. It helped control humidity and

what I noticed in my own house. Anyways, if you're
wanting to take a look at making your house more

in my home and you had said that because of
the onset of COVID that your HBAC guy was a
little sensitive to some issues and he wasn't running calls.

But I called about six months later and never heard
back anything. I've got an HVAC problem and I've spent
twenty four thousand dollars with someone else, and I just
want to know can I get you back out to
probably follow up on what we initially talked about and
see what my problem is?

Yes, I called you during twenty twenty, okay, and I
want a major remodel in my house from from front
to back, about one hundred and eighty thousand dollars remodel, okay,
And was talking to you about my HBAC concerns and
issues and never could never could get anybody to, you know,
respond to what was going on? So I'm just trying up.

So what do you have going on with it?

Speaker 3 (01:06:42):
Well, I have a problem with too much eight HVAC
control in one room and not enough in another. And okay,
I ended up using another contractor because for obvious reasons,
I couldn't get in touch with anybody there, and I
spent four grand and I still got the same problem.

Speaker 9 (01:07:03):
Okay, yeah, and that sounds like it should be just
a balancing issue where you put in some dampers and
shift air around a little bit. And and yes, if
you want to call my office. You know, since then,
we've substantially grown our HVAC department as well, so we
got no, we shouldn't have any issues taking care of it.

Speaker 3 (01:07:26):
I did speak with you directly, and I was hoping
I would get a callback, and I never did so.

Speaker 9 (01:07:32):
Well, truthfully, from six five years ago, don't remember.

Speaker 3 (01:07:38):
Well, I've tried to call several times since then, but
I couldn't get through. So I'm not sure what the
stop gap was. And listen, I'm a retired retail guy.
I understand and how things work, but I'm just looking
for some solutions. Could you call me at your earliest convenience.

This is something you need to go through the office
and talk with the HVAC guys. I mean, truthfully, I've
got a couple hundred people that work for me in
the different departments, and you will get much better service
going through those guys than you would talk into me direct. Okay, okay,

oversee what the guys are doing, don't get me wrong,
and I plan for our futures and what's going on,
and if they have an issue with something, I get involved.
But when initial calls come direct and go through me,
it usually gets lost somewhere because I got to take

it down to the right people and then they're thinking, okay,
well we got to do something different on this one.
And if it's a regular call like this, you are
going to get much better service out of the ont
of my guys going direct through the phone system. Let
them book the right people for it and get it

Let me try to get you off a speaker. Heck
actually yeah, okay, yeah, the lady or the person that
called in, I would just got into the last part
about the air and the waterlines. Yeah, I used to
work on water wells back in eighty to eighty three.
She must have a galvanized tank with no bladder. And
the way it works is you got a bleeder valve

(01:11:18):
down ten to twenty feet down. Yeah, and every time
the pump cuts cuts, cuts off, there's a sniffer valve
towards the pump that sucks air from the bleeder sucks
air from that valve and it drains, so it injects
air every time the pump kicks on. But on the

(01:11:39):
tank it's called an air volume control basically kind of
like a toilet float. So she must have some iron
and those eventually get stuck, so it's not letting the
air out, which that air volume control does, and it
has a gauge on it that usually goes bad too.
But anyway, so that air volume control was bad. It's

(01:12:00):
not letting the air out of the tank. And if
she would have run on her hands or him from
the bottom up. It has more water, it's warm because
of the sixty eight something like that, sixty nine degree
temperature of the water compared to the heat up out here,
and it'll be more it's about two thirds up, so

(01:12:21):
that basically needs to be to be replaced. This I
don't know. Back in the day. It was probably like
forty bucks for that. Everybody in control. But you got
to make sure when you change it out, shut everything off,
drain it because it will have a lot of air
in there and when you twist it off, it will
pop out, like probably ten feet away.

Speaker 9 (01:12:42):
Yeah, it probably didn't sound like something she wanted to
do herself. More than likely, no.

I think she might.

but that's that's basically it's not the well or running dry.

two water heaters, both sides about thirty feet apart. The
one about ten year old just died on me, and
on the other side, I have a twenty year old
probably maybe fifteen twenty, and he's working great. I wanted
to replace the water heater, you know, and put a
tankless one, and I was wondering, is it Do you

recommend any brand that you know, like maybe one hundred
and ninety one thousand BTU that co work and cover both.

A lot of heaters.

And you got gas right, Yes, yes, sir, okay, take
a look at I'm gonna give you two brands to
look at. One is Navion, and I really like the
Navion systems. I've been using them for years. The other
one is RHENI has upgraded their system a few years

ago and I like those as well. Now, when you're
looking for a tankless water heater in gas, look for
one that can use PVC as the vent, because those
are extremely energy efficient and you know, it's not just

(01:14:47):
dispersing all the heat up and out through the vent,
and you'll find that's going to do your best job.
And with the Navion system, one of the things I
like on it is it gives you some extra options.
So if you wanted to do a recirculating pump or
something like that, you got options to build those in.

And what about I also heard that you should before
you put the the pipe, you should put some sort
of filter. I do not have a water filter in
my house. So do you recommend kind of any sort
of filter the filters out the water intake?

Yeah?

I mean you're typically gonna want to have a sediment
filter just that you don't have to breathe running through it.
And I don't have any specific ones on those that
I would recommend. Just any any filter is good.

an email from in Houston about attic insulations. You have
a trusted method and contractor to blow more insulation into
the attic. If you'll call my office at due West

that can get that insulation taken care of. He's over
my air conditioning department, and yes, we deal with this
on a pretty regular basis when you're having to work
on people's air conditioning systems. So uh, you know, sometimes

it's not a new system they need, it's just a
little insulation to take care of the problem, because insulation
does settle over time, especially if you use blown in insulation.
If you have cellulos, it'll deteriorate if you have fiberglassic
compresses and you have to add more insulation, and that's

a whole lot cheaper than having to put in a
new air conditioning system. So we do you refer that
out on a regular basis. So again, just give way

he'll get you hooked up with with somebody who can

about cleaning your drain for your AC so it does
not have water in the pan. I just got charged

one hundred and ninety nine dollars. I would like to
know what product you recommend and where do you put it?
Look your your pan, your overflow plane, And I gotta
tell you, I'm sitting here looking at my neighbor. They've
their secondary drain system is leaking outside a window, and

(01:23:00):
that indicates that their primary drain is plugged. It's going
into the overflow pan, which is under your air conditioning
system in the attic, and then it drains out. Well,
if that line plugs up, it's coming in on your
sheet rock and stuff. So how do you keep the
primary line cleared? Well, you can go up in the

(01:23:20):
attic on a usually a quarterly basis, but if you
want to be real certain, every other month and dumps
a couple of bleach down through the line to kill
the stuff that the algae and all that that tries
to grow. They do make these products now, and you
can even buy them at the box stores, lows and

(01:23:43):
home depot and stuff that you can hook up on
the line. That it just puts a little bit of
product in there on a regular basis to keep the
line clear. And I would recommend it if you're having
an issue with line clogging up on a regular basis,
that you take a look at that because it really

(01:24:04):
is nothing more than mildew and moles growing in the
pipe that seal it off. Because keep in mind, your
drain line is typically only a three quarter inch line,
so it doesn't take a whole lot to plug it up.
And as that line is being run to someplace to
drain it like under a bathroom sink or or wherever

(01:24:26):
it's draining to, if it's got any dips, it'll hold water.
And any place where it holds water is subject to
growing the molds and mildews and plugging it up, and
that's where the problem comes in. So again, if you

here's the deal. Remodelers are busy right now. You know,
this is the time of year people are doing their remodeling.

They're slow time of year typically around Christmas. That's when
their business is typically the slowest where they got time
to work stuff in. But there's several things that are
causing remodelers to be busy right now. One, so many
people had low interest loans mortgages, and they're not selling

(01:26:24):
and moving to bigger houses. They're remodeling or doing additions
on their existing home to maintain that mortgage. Because why
would you give up a three percent mortgage to go
to a six and a half percent just to get
a bigger house, so they borrow money or take it
out of a four to one k and remodel and

(01:26:46):
add to the existing home. The secondary thing is with
all the immigration stuff, the workforce has been greatly reduced
in the construction fields, and we are now starting to
feel some of that. I'm not saying I disagree with it.
I'm in the construction industry. The other thing that's happening

(01:27:07):
with that is a lot of the workers in the
construction industry are starting to demand a lot more money
because the workforce is shrinking down, and so they think
they can demand a lot more and so that reduces
the workforce even more because people aren't willing to spend

(01:27:29):
that kind of money for you know, another twenty or
thirty percent increase in doing the remodeling projects. And so
everything is just working together to reduce the number of
people that are available to do the jobs, which is
making everybody a lot busier. Everyone's worried about what the

(01:27:51):
tariffs are doing. So far, I haven't seen tariffs playing
into remodeling and stuff too much more into our workforce,
which is the reduction. And I mean that's just the
the life of the economy. We'll be right back with
