you would never guess in a couple of days we're
gonna be freezing our butts off, would you.

If you haven't had your heating unit service yet, you
probably want to get making that call because you are
rapidly running out of time. I mean Monday night the
temperatures are going to drop. It's not going to be comfortable.
So uh, I really would encourage you to start getting
those kinds of things taken care of. And with that,

I think we'll jump into an email question again. Our

This comes from Rafael and he says, the side corner
of the slab on my house cement has peeled and
needs to be re cemented. Also checking throughout the outside
of the house that needs to be regrouted around bricks

or wherever needed. Which company do you recommend? Thank you, sir. Well,
look what you see a lot of times when people
say this is the corner has spawled it off the
corner of the foundation. When they pour, it is exposed
on two sides, so it tends to dry faster and
(04:49):
the rebar doesn't go all the way out to the corner,
and so it becomes a weak spot. Rebar is in concrete.
All steel is in concrete to hold it get to
to hold it together when it cracks, because all concrete's
gonna crack, and so there's nothing there to hold it
on and so when it dries faster that way, we
get these cold and hots back and forth. The concrete
(05:14):
tends to get a little hairline crack and the next
thing you know, the corner falls off. It's strictly cosmetic.
It is absolutely nothing to worry about. You can go
to home depot or Low's or somewhere get you a
little bit of a concrete topoxy and literally glue it
back into place and be just fine. If you didn't
(05:34):
have it there, you are still just fine. As far
as the brick cracks, I would recommend you get a
regular brick mason to come out and work on that,
because if you try to do that yourself, it's gonna
stick out like a sore thumb. Where glue in that
corner on. Yes, you'll still see a little hairline crack there,
(05:55):
but you know what, again, all concrete cracks by nature.
That's nothing to worry about. As far as the brick mason,
give mister brick a call at seven one, three, eight five,
six eighty three. And my eyes are messing with me
right now. Eighty three twenty nine. I think it says,

Anyways, Three M makes some There's several different manufacturers. It
is an easy, do it yourself project. And I say
that because in order to apply a tint like that,
you basically spray some liquid on there, put the window
film on. You can move it around into place, squeeze

you out the moisture, and then trim the window tint
to size. I mean, it really is that simple. There
are companies who will come out and do it for
you as well, but I don't know any of them,
so I don't have a referral for that. But you
will hear some people say, oh no, if you put
a window tint, you're gonna avoid your warranty on your

double pain windows. No you're not. You know when radiant
barriers first came out, when double pain windows originally came out, Yes,
some of the manufacturers said, oh no, we can't have
that heat pushing back, saying with roofing manufacturers and people
saying with radiant barriers, we can't have the roof pushing back.

It'll overheat something. It doesn't. That's not what it does.
Window tint, radiant barriers, all these products stop the heat transfer,
but it doesn't build heat transfer or back heat transfer
up and raise temperatures. It simply stops it from going
further forward, which is into your living envelopes. And I

don't know of any manufacturers that still have those kind
of clauses in their materials, so I wouldn't worry about

I do recommend whole house surge protectors. Nowadays, we're having
more and more issues with our electric service. In fact,
i'll tell you a little story about yesterday. I was
at a lunch yesterday Texas Roadhouse in Pasadena out on
Beltway eight. They don't open for lunch except for on Fridays,

so a couple of us, four of us were there
to have lunch yesterday. There was a pop, some lights flashed,
but not all the lights, and pretty soon they bring
the food out for two of us, but not the
other two, and they said, well, we're working on it.
And probably ten minutes later they come back and say, look,

here's what happened. We don't have power in the kitchen.
They can't cook anything because the fans won't work, so
they can't be grilling in the kitchen right now. And
it's all because there was a surge and it blew
one of the breakers out, and now they got to
get somebody out who can change out the breaker and
(18:45):
everything before the restaurant can start serving food again. These
are the type of things that can happen in your
home as well. That surge it can pop the breakers
to your refrigerator, to your air conditioning system them. I
had to replace the computer board on my air conditioning
(19:05):
system because of a power surge. So this is becoming
a bigger and bigger problem. Not that are necessarily our
power is becoming a bigger problem, but it is. But
it's becoming a bigger problem because more and more things
have computer boards on them, and the computer boards they
don't handle those surges. Your refrigerator, your freezer, your air conditioning,

your TVs, all these items are subject to having major problems.
So that's the reason anymore I do recommend a whole
house surge protector, and I'm getting more and more where
I'm thinking everybody ought to be having power backup supplies
as well. But that's a that's getting into a whole

It's a multi layer system, thermal break in the middle,
and it stops the heat transfer. A lot of times
people want to put insulation, but look, insulation's going to
hold that heat build up during the day and at
night releases it out. So you're in essence keeping your
garage hotter longer. Where radiant barrier, like we were talking

about a little earlier, it blocks that heat transfer and
therefore the heat never gets into anything. Uh, and it
keeps your garage. Typically it's going to keep the garage
probably something in the neighborhood of ten degrees cooler. So

start for my AC. Is that hard? Can I do

Technically you're not supposed to. And when you say is
it hard, no, is not real hard. But you do
have to know what you're doing or you will short
things out. Now, I don't know how much experience you
have on doing electrical stuff and working with the AC

equipment and things, so I can't say whether you personally
can do it or not.

Okay, because well I'm not gonna mention what they want
to charge me, but I can get the soft soft
start switch for about four hundred dollars. And of course
it's pretty costly costly to have somebody coming in stall it. Okay,
I don't want to miss it up. But it second question,
are they beneficial to your AC?

Okay, so come on and it's a hard start yeah.

and we've got soft start kits. And for people that
are going to have generators on their home for backup
power and stuff, you typically want to get a soft
start kit. Now hard starts, you know, that's that's something

else you can get for most of the stuff is
switching over to soft starts now. And I would tell
you that how much are they trying to quote you
to put one in?

can talk. Maybe I can get a bundle. You can
come and look at my AC and make sure it's
running right.

Yeah, all those two well, as far as it is,
as far as the unit's being down, Putting one of
those things on doesn't take very long. I mean it's
literally no.

I was looking into it, and uh, it doesn't seem
to be hard. No, I mean you're just hired to
wired to your your hots and your capacitor and all that.
But I just I don't know. I mean, I pay
quite a bit for my for my AC, and I
don't want to I don't want to burn it up exactly.

Okay, thank you for How how old is your AC unit?

I think one of them is here in the townhouse
that they could eight okay, and the one that the
house is about I'm gonna say about three years old.

Okay, the eight year old, I can see it needing one.
The three year old, you're just now getting into that
time zone.

You know, sometimes people try to tell you put them
on immediately. Unless you've got a generator, you don't need
to put them on immediately. But as the unit does age,
that's when it becomes more critical.
Speaker 12 (28:02):
Well, uh, the way I understand that, that's where the uh,
your contact frees up. When when when it when they
come on and it takes that surge.
Speaker 4 (28:11):
Yeah, and and basically, yeah, what what these things are
doing is it takes and builds the power up so
it can feed the unit and start it without having
a slam start on it, right and and and you're
and the reason it's so critical when you have generators
is generators will tend to blow the circuit of the
(28:33):
generator itself when it gets hit with that real hard
surge from the compressor kicking on the fire up. Where
this smooths it out for things like that, so it
helps it helps dual sides.

Yeah, yeah, that's thought. I don't have a generator, Yeah,
I don't have to worry about that, but I know
that as at the at the units get older, that
hit it's just gonna it's gonna it's gonna tear up
the contact.

it's probably not that big a deal at this time
of year.

then we're gonna go right back up to where it's
warm enough to be running the air conditioner again. So

year round type recommendation that you that you got to
deal with. So and I'm going to jump into another

he says, contemplating using a four by four to support
a small tree or free wrath or library, and want
to stain to match the library. Presumably it's not advisable

to stain cedar, So will staining a pine presumably not
pressure treated post be best solution now you can. Cedars
absolutely can be stained, no reason not to so, but yeah,
you can do a cedar treated lumber can be stained

about how to ask for that with a little bit
of intelligence so I'm not just when I asked about it.

So the first thing I'm going to ask you is
do you have a reason to need those in other words,
is there somebody in the house who has medical issues
or anything like that?

So yeah, then what you're looking for is an ultra
violet light.

And the other thing I would tell you is you,
if you don't have it already, you need to look
at a media filter. And what the media filter is
is the filter system that's in the hva C unit itself.
And so those filters are like four to six inches
thick and you only change them typically when you have

your unit service twice a year.

Okay, So I may have that.

And that's why I say if you don't have it,
a lot of people have that already.

Okay. If my unit's about three years old and was
a quality unit.

With that, more than likely you have it. Are you
having to change filters yourself? One inch filters?

Yeah?

Oh, this is only done by a technician.

Typically, yes, ma'am. This would be up in the attic
where the air is going through the HVAC and it
it filters out a lot more of the smaller particles
than the one inch filters do.

Yeah, No, I get up in the attic. I'm not
super handy, but it's very convenience. I get up, take
the back off and do a service that change out myself.
But I can, but the technician could look at it,
would know right away, right.
Speaker 4 (37:04):
Yeah, is it only? Is it one inch stick that
you're changing out?

Though?

Oh no, it's like I want to say, it's I
don't have in front of me before to six inches.

You don't need to worry about that then, okay.

So but on the ultra violet light is something that
people really like say to do us or something would
know when I say had like that is they can
they can give you an estimate and they can do.

That yep, without without question. And if you have somebody
with like you mentioned immune it disorders or anything like that,
absolutely you want to have one of those going uh
first that work.
Speaker 2 (37:41):
For both the A C and the and the.

Yes, as long as as long as the furnace ere
is going through the HVAC. And if you've got a
three year old system, it is some really old system
where you got the wall mounted heaters. Then no it doesn't.
But anything this is this is a yeah, you can't
appilate it.

H I'm in sawing an attic lift and so I'd
like to put some decking to walk on in that
same area. It's one story house. What the pigment would
you recommend? And also is it worthwhile to put you know,
with radiant barrier like your boot decking on the attic
floor to walk on.
Speaker 4 (39:08):
Okay, typically all you need is half inch plywood and
that's really all a roof deck is as well, is
half inch, and so that'll be just fine. And absolutely
I would look at putting a radium barrier on the
attic floor because it keeps the heat that gets in
the attic from going into your insulation, so your insulation
can do a much better job for.
Speaker 6 (39:29):
You because foil will go on the bottom right well.
Speaker 4 (39:34):
The rate the energy Q radiant barrier is a multi
layer system has a thermal brake in the middle. That's
the one you have to use when you lay it
on the attic floor because if you use the single
ply that has just the foil on one side, the
foil is supposed to go down, but if the foil
is touching anything, it doesn't work. Then where the multi
(39:55):
layer systems it blocks the heat in both directions and
so it can lay on the attic floor.

the via event out of town, and so we shun
be turned off and maybe turn it back on after
a week later. You wouldn't heat it the water.

Luckily we had the warranty for the appliances. And they
came out and they sent the company out and they
said it was something wrong with the controller. Okay, And
they came out. They tried to replace the controller, but
they left the old one hanging and then new one attached.
Maybe it's not the right one. And I asked him
and they said that it's because the new one doesn't ignite,

so they kept the old one there hanging so to
ignite that. And I was wanted to get a second
opinion that somebody come out and maybe, you know, fix
it correctly or something.

So this water, this water heater was under warranty.
Speaker 15 (50:44):
No, no, no, I have a like, you know, the
home warranty that you purchased.
Speaker 4 (50:47):
Okay, yeah, because it doesn't sound like what they did
is a proper fix. I mean, it might have been
a temporary fix to get you through for a day
or two while ordering the right part to put it
back together. But you are correct, it should not stay
that way. Yeah, get my office a call at d

office on Saturdays taking calls. They can book you a
time for us to come out and take care of
it for you.

You bet take care. Look if you got a water
heater that way and say you went to sell the house,
you know what's going to happen. They're gonna say, h no,
that's not safe. You uh, that's got to be fixed it.
And it's not that we got to have our houses
always up to code. Current code. However, that's not any
(51:57):
code when you have stuff hanging on it like that.
When you go through and you're selling a house, for instance,
you can get an inspection, you're going to have a
lot of stuff that's going to say doesn't meet current code,
doesn't meet current code, doesn't meet current code. That doesn't
mean you got to go through and rebuild everything to
(52:19):
meet current code. That's simply the inspection report is for
the buyer, and it's the inspector telling the buyer these
are the things that are different than what is current code. Now,
what you had done fifteen years ago might have met code,
(52:39):
but that doesn't mean it's meeting the current code. Do
you have to bring all that stuff up to date? No.
And I know I'm kind of going down a rabbit
hole from the question that we had here, but I
bring that up because we do get overly concerned about
some of these things. But when you have something that's
so obvious that you got parts hanging off and down
into the pan underneath, that is a big problem. So no,
(53:06):
let's get that taken care of. And look, if you're
selling the house and they come up with all that stuff,
you simply have to say that was a code when
it was built. Now you have to make the decision
do you want to bring some of that stuff up
to current code in order to close the deal or
are you willing to wait for the next buyer to
(53:26):
come along. And we have switched places. It is no
longer a seller's market. This is definitely a buyer's market
going right now, and so you have to do things
that you wouldn't normally do to get properties to close.
You know, just three years ago, if a property went
up for sale and somebody looked at it and said, oh,
(53:49):
well that doesn't meet the code, and you said, that's fine.
I got three other people with offers waiting to buy
the house. Right now, we're not in that situation. So
sometimes you do what you have to bring it up
and be able to sell it. All right, If you
got a question seven one, three, two one two five

Let's see I move that there real quick. And this
comes from David about foam insulation. He says, say Jim,

longtime listener. I'm wondering if I made a big mistake.
I'm using USA Insulation to install pham in my walls.
Is this a good call on my behalf? Do you
feel like a reputable company or this is a reputable company.
I have a brick wall that the with holes they
(54:55):
drilled affected the integrity of the wall. Right now, I'm
uncomfortable and like your opinion. Thanks David Well. David, I
had USA Insulation do my house well, I guess a
little over a year ago now, So yes, I do
(55:15):
believe it's a good product. And yes, when they're gonna
install it on a brick home, they'll drill holes through
the mortar to get into the cavity. They put a
two in there and inject the foam into the cavity.
It seals all the air gaps, it encapsulates whatever insulation
(55:36):
is there. It'll typically raise your R value from like
on my house. I had R eleven my house was
built in seventy three and now I have like R
twenty six and it made a huge difference on the
comfort and the energy bills on my home. So, yes,
did you make a good call. You made a great
(55:56):
call on getting that done. It is not weakening your
bricks at all. I mean, and look at it this way.
When they run wires in walls, when they run pipes
in the walls, they drill through the studs and pass
everything through it does it weaken the studs ever so slightly,
(56:20):
But that is what the support is of the structure.
The brick on your home is a veneer. It has
got no structural strength at all, So even if it
did weaken it, it wouldn't matter. But those holes on
a brick veneer home that way are so small it
makes absolutely no difference. So you've got nothing to worry
(56:40):
about on that. And let me tell you when they're finished,
literally you can sit in a room as they're going
through and doing the outside wall on that room and
you will hear and feel the difference in that room
as they're doing it. So David, don't worry about it.
You did great and it'll be just fine. Got a

By the way, uh, for everybody listening, you know we
got the real cold weather coming in. Tuesday morning is
going to be in the thirties in a lot of Houston.
That's when you're really going to feel the difference. You know,
(57:22):
we don't feel the difference as much when it's hot
outside because our air conditioning systems overcompensate. But if in
the winter months you feel the cold air coming in,
I can tell you in the summer months, your air
conditioning is going out through those same openings and that's
what runs your bill up. So uh, that's the reason
(57:45):
I had my house done. And what was amazing is
how big a difference it made on the noise levels
of the house. So yeah, definitely let's uh look it
upgrading it again. If you got a question seven one
three two one two five eight seven four. I got
(58:05):
an email from Charles about flooring. What type of flooring
can I install directly over a wooden pine tongue and
groove flooring have a crawl space underneath? Here in Austin,
I'm told I cannot use vinyl, as it will trap
moisture from condensation underneath and cause the pine existing flooring
(58:28):
to rot. The pine flooring is the floor and sub floor.
Know any experts in the North Austin area, Thank you
for any input. Well, look, the issue is when you
got a cross space home, you're getting moisture from the soil.
The humidity levels are higher in that crawl space, and
(58:52):
especially if it's an older one where you mentioned this
floor is both the subfloor and the finished flooring though
I'm guessing this house built in the forties, and if
you go in and put a vinyl flooring over it
or something that seals everything off, yes, the humidity levels
(59:13):
from the dirt underneath are going to build underneath that
home because right now that stuff's able to escape up
your air conditioning system is taking it out and keeping
everything dry. You seal that floor underneath there, the humidity
levels start rising and the first thing you're going to
notice isn't going to be rotting wood. It's going to
(59:34):
be that that wood is starting to warp. And it's
probably been there eighty years and it starts to warp.
And when that happens, then you'll start seeing it come
through your new flooring. So how do you prevent this. Well,
one you can put carpet in. Well, I don't want carpet, okay,
(59:56):
but I'm going to go through the steps anyways. Carpet
allows the air conditioning system to dehumidify still because moisture
is able to pass through it. So your other choice, though,
if you have a high humidity underneath, is ventilation. You
put in ventilation to move air around underneath the crawl space.
(01:00:19):
So often people will try to close up that crawl
space in the winter months and that really runs the
humidity levels up. So if your humidity levels are still
too high, then because you got a lot of moisture
in the soil, deal with the drainage to get a
moisture that does build up into some place that it
can be pumped out. But you can put a encapsulation
(01:00:40):
underneath there, which is a heavy plastic that goes over
the floor, seals around all the peer columns, seals around
the edges, so that the moisture that's in the soil
is no longer getting into the crawl space. Now you're
getting to where you can control a humidity level in there,
and you could put whatever type of floor and you
want side the home, so you do have options to
(01:01:02):
handle it. As far as do I know somebody in
North Austin to you know, as an engineer or something
to do that.

No, I don't.

That's just just typically that's something that's done by actually
foundation people to control and seal up and do all that.

Kind of stuff.

easily chopped out and put back or whatever?

Oh well, if you ended up opening up a wall,
it's definitely easily taken out and some more material put
back in. But unlike the spray foam that new contractors use,
this stuff is soft enough that, like say you are
trying to run a wire from a wire one outlet
over to put in a second outlet. In a second outlet,

you can push the wire through it. It's not gonna
it's not that uh, not that hard hard.

That makes me feel very very much better about considering this.

It depends on the side of the house, how long
they're gonna take, and stuff like that. But uh, it
pays back pretty quick. I can tell you. On my
own house, thousand square foot house, I had this done
and I already have the radiant barriers, the energy efficient

windows and all that stuff, so I could see the
difference right away, and it lowered my energy bills about
one hundred bucks a month immediately, So it'll take a
couple of years to pay back, but it's not like
a lot of products that would take you ten or
fifteen years to pay back. It goes. It goes pretty
(01:07:31):
pretty good. And the higher you keep your or the
cooler you keep your thermostat in the summer and the
higher in the winter, the quicker it's going to pay back.
You know that a lot of times people don't realize that,
but that plays heavy into how your energy efficient products
you install, how quick.

They pay back.

The fastest payback I know of is a radiant barrier literally,
you know, I put pish that energy Q all the
time because if you especially if you do that one yourself,
but even when you have it done, it's months on
the payback, not years. It really it pays back that fast.

few years, but it does payback rather quickly. All Right,

is a truly if you've got an older home, an

All right. I got an email and, like I said,
this is something that is happening more frequently than you

care to hear about. But this comes from David in Richmond.
We have a twenty nine hundred square foot ranch home.
Once per summer we have moist air intrusion in a
mid home hallway. The stairs to the attic are located
in this hall. There are no HVAC events or returns,
(01:11:24):
as this is a small hallway with the bathroom and
two bedrooms off to the side. I've tried to foam
weather seal around the pull down stairway last year and
the problem repeated this year. I'm not understanding how or
why the attic air gets down into the hallway and
(01:11:46):
then condensates on the top of the walls and ceiling.
Can you make any recommendations on who might be able
to help eliminate this problem, David, Okay, when hot air
meets cold air, we get condensation like that. And I
(01:12:08):
am really wondering if in this situation you're getting it.
Probably in the months of August September, when it gets
so dogone hot outside, your attics are just steaming, and
even the sheet rock can get hot if there's no
(01:12:29):
insulation above it or poor insulation above it. And what
happens a lot of times is when we go up
that attic staircase, we're stepping on to plywood or boards
that are up there. Well, that limits the amount of
sheet or amount of insulation that's there to the thickness
(01:12:50):
of your ceiling choice, whether it's two by four, because
in some cases, if you've got a trust system, that's
all it is, and that would make an R thirteen
underneath that plywood a two by six, you know, that'll
kick you up to usually an R eighteen nineteen something
like that. So I think, or worse, you got no
(01:13:15):
insulation there and you do in the rest of the house.
And so when a sheet rock gets hot, the cold
there in the hallway will actually condensate on it and
it can start even dripping water. Now you're saying it
only happens once a year, my guess is, you know,
this is a case where I wish you could call
(01:13:36):
in because it'd be easier to talk about, because my
guess is it's happening more often. It's just more severe
that once a year when it happens, because the rest
of the time it's probably happening is there's some moisture there,
but it's not enough where it's condensating, dripping and stuff
like that. Now, what can you do to fix it? Well,
(01:13:58):
there's a few things. One it could be add more
insulation up there. Two you've heard me talking about this
radiant barrier. Put it up there. Make one sheet that
goes over you're pulled down staircase opening. I've got that
at my house. I can pull down my attic staircase
(01:14:18):
and I feel absolutely no heat coming from my attic
into my living space until I go up there and
move that piece of energy Q radiant barrier to the side.
Then it's like I just opened the oven door. All
the heat coming in, So I really think that's all
it's gonna take to fix this problem.

Now.
Speaker 4 (01:14:41):
I have seen in newer houses where we are building
them so tight. When our air conditioning system is on,
it needs fresh air coming in, and that's the reason
it has an air intake that goes up through the
attic and outside. What can happen is the flapper. It
(01:15:02):
has an electric flapper that opens and closes, so it
opens when it's drawing in air. It closes then when
it's not, And what can happen is that flapper motor
goes out, and it's very common for that flapper motor
to go out, so it's not drawing the proper amount
of air. When it's not drawing the air from outside,
it's starting to try to pull it through any opening
(01:15:26):
it can find. That pull down staircase can be an opening.
So I'm not seeing the problem and I'm not able
to ask these questions. Is the moisture heavier around the
door the pull down staircase than it is over on
the sides. If it gets worse as it's getting further
away than it could be that it's just drawing air
from the attic because that flapper motor didn't open and
(01:15:46):
let it draw air from outside. And again this is
a big problem on newer homes. I looked at one
a couple of years ago out on the Bay where
the two story house was so tight that when the
AC system was on and that motor wasn't drawing air
(01:16:07):
in from outside, it started drawing through the siding joints,
in through the two floors, and it was coming out
where the staircase went upstairs. It was a simple fix
once we figured out what the problem was. But the
tighter we make the houses, the more these issues you have.
(01:16:29):
And that kind of goes back to that other question
on the flooring on the on the house where he
was trying to put vinyl plank flooring down there, telling
me he's going to have a moisture issue. Our houses
used to be built to breathe. We don't do that anymore.
And this is the reason I tell you foam the walls,
fiberglass or breatheable insulation in the attic and you avoid
(01:16:52):
a whole lot of these type of problems. So, like
I say, houses were built to breathe, not to be
totally locked up that way. Got a question seven one

know sunburn shutters. I love my sunburn shutters. I've had
sunber shutters for fifteen years and I just had some
put in the townhouse. In fact, I'm sitting here in
front of some sunburn shutters right now. They are gorgeous
and if you are looking for any way to dress
up any room of your house, you really do need

to look at sunber shutters.

a dead air space that helps with you know, your
utility bills when we have those extremely hot or cold days.

of Deer Park sent me an attic insulation question. He says,
I am planning to add insulation to my attic this winter.
My house is forty years old and I have added
insulation in the attic a couple of times. I have
(01:22:52):
three questions. Is there a need to remove the old
insulation before reinsulating. That's a great question, and I want
to start with that one because if you have cellulos
insulation and as forty years old, I can guarantee you
it's deteriorating, it's turning to dust. And yes, I would
recommend you take the old insulation out. Your house will
(01:23:15):
stay so much cleaner and put new insulation in. So
question number two, what is the best type of insulation
to use in the situation, Like you're in fiberglass Now,
there are some other insulations available out there, but they're
not in the Houston area right now, But fiberglass bat
(01:23:37):
type insulation, you've got blown in insulation, and it's cheaper
to put blown in insulation in. But like you've been experiencing,
it settles and you've got to add more insulation over time.
Where if you use the bat that's the role type insulation,
you won't have that problem. So that's number two. Third
(01:23:59):
part of the question. I have seen ads say in
their insulation that does not compact over time, true or false? Well,
we just kind of covered that. If you use bat
type insulation, it's not going to settle over time, so
you'll be good to go.

Sometimes spray foam companies will come in and tell you, well,
let's just spray the underdeck of the roof and seal
everything of the vents and everything. And now you're going
to air condition the attic as well as the living
space of the house. And if you have an oversized
air conditioning system, that may work fine for you. But
(01:24:37):
most people, and I'm you know, I'm familiar with the
Deer Park area. Most of us are AC systems are
installed to max potential already. They won't handle the added
space of the attic, and so that's not going to
do you a whole lot of good either. So in
the situation, you know, like you're looking at take a
(01:25:00):
look at fiberglass bat type insulation, and I think it'll
be very happy with it, and you won't have to
worry about doing it again and again. Seven one three, two,

two doors on which the porch is covered. They do
not have drip caps over the doors, so when I
wash the siding, et cetera. Water kind of comes down

When you say it comes down in in.

Where it kind of seeps down into the frame on
the inside, because it doesn't it the doesn't appear that
the outside siding where the frame is around the door
is sealed. Or should I just add cocking it?

And that's why I was asking. I mean, it somewhat
sounds like you can just add some cocking, But what
type of siding do you have? It's Hardy blank, I
would add cocking. I think you'll be just fine.

Then, Okay, yeah, because I've noticed, and the reason I
ask is is on doors, I've seen they don't have patios.
They have that drip cap that.
Speaker 4 (01:26:31):
You know that you talk about the metal Z strip
across the top there, Yes, sir, yeah, and you could
do that. But to do that, you're gonna have to
start pulling off siding in order to tuck it up
under it like it needs to be. And there's two
ways that Hardy says you can do it, and one
would be to put that metal strip, but the other
(01:26:53):
is after the trim and stuff is on, just calck
and seal the trim all right.

That that's kind of what my concern was if I
had to start pulling stuff off.

Yep, you do if you can put the metal stripping.

Yeah, any cocking you would recommend for that there is.
It probably only gets done about twice a year.

Yeah. I mean, you can go with any silicon ized
cock you want. But there is one cocking. It's called
big stretch.

Yep. And the advantage that one has is it lasts longer,
it has some flexibility to it, So you know, for
the type of situation you have, that would be the
one I'd be looking at.

So this is not something we get a lot here
in the Houston area. But relining of pipes is one
of those things that you may not be familiar with it.
I got an email from Paul. He says, our cast
(01:32:30):
iron pipes are fifty years old. What is your opinion
on relining. I think it's called cipp. Well, relining them
is where they're basically slip joining them. They clean the
pipe out, they push a sock in there with air,
they air it up from the one side, and it's
just unrolling itself through. The pipe expands and basically adheres
(01:32:54):
itself to the inside of the pipe. And yes, it
does work, especially if you just do a straight run.
Where you run into some problems with it is if
you got t's and ys, which we all do, it
makes very difficult to seal those things up. The other
issue I have seen with it, because I've looked at
actually buying into doing this, the cost is almost the
(01:33:18):
same as doing tunneling and replacement of the pipes. And
the big downside is this doesn't work all the time,
and when it doesn't work, you still have to pay
for it. So for me, it was a no go.
That's not the way I like to do business. So
(01:33:40):
that's my two cents on the slip lining of the pipes. Hey,
