of the first I wanted to say. We just had
a new roof put on about two weeks ago by
Errington Rufing.

I'm going to read this to you. We have our
air condition checked every six months and the last time
he was here, he said he found the compressor pulling
ninety one startup amps. Okay, it's rated at one LR.
A technician recommended a hard start kit for four hundred

and five dollars. Okay, so does that sound reasonable?

It does. Your system's probably what over four years old.

You won't believe it when I tell you twenty four
years old?

Oh my goodness. Yeah. And typically after a system gets
around four years or so old, it starts drawing more
and more and the hard start kit just softens that
and helps it to start easier, helps not draw as
much power when it's starting up.

Okay, well, we're thinking about getting a new one since
it's that old.

Honestly, I would probably recommend that, And if that's the case,
I wouldn't bother with the four hundred bucks.

We have not. I know that they're expensive and new
ones are coming out, which I understand we don't want
the newer one.

Well, you're stuck with it now. We're after the first
of the year. If somebody still has something on their
shelf with the old coolant, you can use it. But
h January first, they weren't allowed to make any more
of the new ones. It's only what was left on
the shelves.

Oh, I guess I knew that. So what would you
if we could get a no one would you recommend that?

No, I would go with the new coolant.

Oh, okay. As far as our house, it's twenty three
hundred and fifty five square feet. We have a fourteen
seer right now. Three okay, three times? My husband said,
so what would you recommend?

Oh, you must have some great insulation to be doing
a house that size with a three.

Ton Oh it's fourteen speer whatever that is.

Okay, I would recommend you you'd be looking at a
sixteen to eighteen seer.

Yeah, you know, the minimum they can sell you now
is a fifteen seer.

But the sweet spot in what you pay for it
versus energy savings is that fifteen or is that sixteen
to eighteen seer?

Okay? What brand would you recommend?

I personally have American Standard in my house.

Okay, And we actually have a variable speed.

Too, and you want to stick with that. That's what
I have as well, right.

But we have a train, so you think American Standard
would be just as good.

Yes, ma'am better, I'm not you know what, I'm not
going to say better, and I'm going to tell you why. Okay,
American Standard and Train are sister companies.

The systems are made at the same factory that come
down an assembly line, and one system will go off
to the left and get a train housing put on it.
The other system goes off to the right and gets
an American Standard housing put.

On it, and so the American Standard is going to
be less expensive, right typically it is, right, Okay.

Any other recommendation, Uh, well, you're already going with variable speed,
so I would stick with that. Do you have electric
or gas heat?

Okay? You know, I know a lot of people are
going with the heat pumps now, but if you've got
gas heat, I personally would stick with that.

as the lines were filled up, and uh, I just
I had told everybody just pick up the phone and
call me in the the Houston number to get things
kicked off down there. So again, if you got a

I got an email actually this morning while I was
doing the Dallas show, and uh it came from Daniel
and he says, do you have an opinion on home Serve?

It is promoted through Centerpoint for a fee added to
monthly bill at less than two hundred dollars per year
covers repairs to waterline or gas line from the point
of utility provider line cost. Look, it really is going
to depend on what you need and what your age

of your systems and stuff are if this is worth
you doing or not. Because let's be clear here, Home
Serve is a home warranty type company, and if everybody
had to have a new line put in, they would
go broke. They couldn't make those numbers work. So it's
(09:48):
through sheer numbers and age of systems that determine if
this is cost effective for them to do. But that's
the same thing you have to look at. If your
home has say your home is five years old, I
would not buy this because the chances of you having
(10:09):
an issue in the next twenty years is probably very
very slim. If your home is forty years old or older,
you may want to look at this because the lines
can be deteriorating causing problems if they haven't been changed out.

And here's what I mean by that. If you've already
got the poly lines for the gas lines in the ground,
then there's no reason for you to take this. What
this is typically going to be good for is people
who still have the old iron pipes in the ground
and they're deteriorating, they're rusting, they start to leak. This
(10:56):
covers putting in a new one. And it's the same
with your water line. If you've got a poly line,
then you probably don't need to do this. If you've
got the old galvanized pipe, then I would probably take
a look at this. And that's that's my two cents
on it. You know how easy it is to collect

on it or anything. I got absolutely no idea, but
I can tell you this. They're in business to make money,
so I know they're going to have some restrictions as
far as what they do. The other thing is to
help you make a decision. You may want to call
somebody and get a price what it would cost to

replace the line, and then you can make that determination.
You know, how many years would you pay the two
hundred dollars before it breaks even for you to just
not carry the insurance, because you're going to find that
replacing a gas line like that or a water line
(11:58):
is not all that unbelievably expensive. Now, are there some
contractors who will charge out to those, absolutely, but in
general it's not all that unbelievably expensive. It's not like
carrying fire insurance, where you're talking tens of thousands of dollars.
So just my two cents on it got a question

lot of times when you do an outside would that
way you don't bother calking. Anything if you are going

to cack, IT i would really recommend that you use
a cock that has color to it and get it
as close to your wood color as you, can because
the stain and seiler is not going to stick on the,
calking so you're not going to be able to use
white and clear looks, Tacky so you're gonna want to

get something as close to the color of the. Wood
but if at all, possible just don't bother with cocking on. It,
now you can use you, know wood fillers and things
like that if you, want because they will take the
stain and then the seiler on top of them and match.
In so that maybe would be a better option for,

you but you have to make sure that you're using
one that's rated for outdoor. Use as far as the.
COLOR i, mean if you're doing cedar and you're wanting
to try to match the cedar, color THEN i, would,
personally on my cedar, DECK i used the cedar. Sting

ready seal has LIKE i don't, know twelve, fourteen sixteen
different colors to choose from the natural which just brings
out the wood grain but doesn't really put any color
on it to like the cedar color that would darken
it just a little, bit but again still brings out
all the wood grain to where you can do a

Ones if you go into even the box stores Like
Lowe's Home depot typically where they sell the ready, seal
they'll have a board. There there are a plank plaque
that has different boards on that have been stained and

sealed with the different colors that they have. Available so
you can go in and take a look at that
and see the true colors and choose which one suits
you the. Best and all of those, BOARDS i believe
on most of those displays are, seedar so, uh you'll
be able to see exactly what it's going to look. Like,

on tile when it's a little slick that way that

feet on, it and it just slips out from under.

separately a microwave of. IT i would like to replace.
Those i've looked at combo, units AND i don't really
like the idea of having something that's a microwave of

in microwave different than a countertop microwave or can you

an oven and a separate microwave that gets built in

Separate and the THING i like on That bosh microwave
one is not only does it, microwave it can double
as an oven as well as a convection, oven so
it actually gives you another oven, also.

wall and it's a pretty big space in, There SO
i think that might work with a countertop and.

it's on a thirty five amp. Circuit if, that IF
i buy an oven that requires a large breaker than
the thirty, five like say a, forty does the wiring
have to be replaced or just the.

Breaker it'll depend on the wiring that they put. In
if they went with minimum, wiring then it would have
to be. Upgraded but most of the time the wiring
that they put in is capable of handling the oven
with no.

island cook. Top i'm looking at those glass cook. TOPS
i don't want an induction but the radiation.

Ones i've seen look like the scar and get messed

good and bad because you, know people will post when
they have one, problem but that's, that and that's what
stays on the top of the. List and it's one
problem out of three hundred thousand. Units but the other
two hundred and ninety nine thousand units that went, in,

uh they didn't happen to post it that they have
had great service and it's lasted for the last thirty
five years and all that kind of. Stuff so you
got to take some of the stuff with a grain of.

Salt, yeah AND i always look at the worst ratings,
first so, yep it scares. You, yeah all, right, well
thank you very, much AND i will check on those
microwaves and see if it would it say anything to
determine whether you can have it built in.

they typically will say it and have the option for
uh purchasing the ring with. It, Okay, now your your
best bet is going to be to go to a
regular appliance.

bit and then brush it down with the soap and

you have to clean it on a regular basis and

so if you go with the man maids or, the
formica you don't have. Those, problems.
