I've been in my house or probably.

About eight years.

It's built in ninety one, and I'm seeing some cracks
in my ceiling and I noticed the other day there's
a couple cracks that have developed on the side of
the house as well to in the floor. I should say, Okay,
(04:51):
so I guess I know it's going to be related
to foundation problems.
Speaker 8 (04:58):
Yes, my question is one, who should I fall in?

If it is a foundation repair issue, what am I
looking at ballpark?
Speaker 7 (05:09):
Well, let me ask you a couple quick questions before
we go into that. Okay, house was built in the
ninety one you said, yes, sir. Okay, and I will
tell you up front. Normally people don't start noticing a
foundation movement problem until a house is eighteen to twenty
years old, so you're a little more than that. So
(05:29):
you could have foundation movement. But you mentioned that the
cracks you're seeing inside are on the ceiling, Sir. Traditionally
you don't see foundation movement cracks in the ceiling.
Speaker 8 (05:44):
Okay.
Speaker 7 (05:45):
Now you may in a couple of rare cases, like
if there's a hallway that is in just the right spot,
it'll put a crack across the hallway ceiling, but it's
going to follow a sheet rock joint, so it's nice
and straight. It's not anything diagonal or anything like that. Traditionally,
(06:07):
if it's foundation movement, you're going to see diagonal cracks
above doors and windows in the sheet rock and the like.
You mentioned you may see some cracks in the brick
veneer outside that stair step.
Speaker 8 (06:23):
So okay.
Speaker 7 (06:26):
Truthfully, what you just described to me indicates, yes, you
may be getting some movement, but you probably aren't going
to need full blown foundation repair yet, some preventative maintenance stuff.
And by that I mean there's probably a tree that's
been growing up since ninety one. That's taken moisture out
(06:46):
and it's causing an area of the house to start
to move. If you put a root barrier in there,
you probably don't need to put peers. You let it
go another year or two, you may be looking at piers.
So that's the first thing. As far as the cost
of foundation repair, I'll tell you up. I own me
(07:11):
and my brother own due West foundation repair. Foundation repair
is expensive, no two ways about it. It'll start typically
at two thousand dollars and go up from there. The
average job nowadays is around ten thousand dollars.
Speaker 8 (07:28):
Okay.

Now there are jobs though that we do that are
well north of ten thousand dollars. But given the description
you just gave me, like I said, I don't think
you're going to be in that category. I think you're
going to be in the category of preventative maintenance or
a very small foundation job. So you're probably going to

be looking at in the range of two thousand or so.

Okay, yeah, I know we're probably around the last maybe
two years.
Speaker 8 (08:00):
I've heard some creaking in the house that you know,
coming from the what would be.
Speaker 9 (08:06):
Like the attic area, and that's where I when I
started seeing the cracks developing, you know, after hearing a
lot of settling, I guess is what it is. Yeah,
And that all happened after I had a deck in
my wood deck in the backyard, took it out and
put a pretty big concrete slab. So I don't know
(08:28):
if the tour related.
Speaker 7 (08:30):
Well, it could be because when you put that concrete
slab that normally acts as a moisture, it'll keep moisture
underneath it, and so it may started helping expand some
of the soil a little bit. So it's not detrimental
to you at all. Okay, Now I will tell you.

It's Jim. I have a question for you. I've got
a house that's ten years old, and I got a
three or four air conditioning registers that are dripping water.
Two in my living room, one of the bedroom, and
one of the master baths. Okay, And I'm trying to
figure out. I've had my air conditioner guide install the
(16:31):
unit ten years ago, come out a few times, and
they said the registers are sealed and everything, but they're
still dripping and they don't have an answer as far
as how to stop that. I was wondering if you
had any ideas or expertise with that.
Speaker 7 (16:48):
Okay, And these were putting it was spending ten years ago.
You said, right, yes, yes, sir, okay. And has it
been doing this the whole time?
Speaker 5 (17:00):
It's started about five years ago, just during the summer
with a couple of registers, but about three weeks ago
I had six or probably thirty registers I've got that
will leaking, and now I still have three that are leaking.
Speaker 7 (17:17):
Okay, So the intermittence, yeah, more than likely. The cause
is if you go up in the attic, the insulation
that's packed around the register there, around the boot that
comes up through the sheet rock. If you got blown
in insulation, it can settle over time, and what happens
(17:39):
then is it starts exposing some of that metal boot
to the attic temperatures, and when the cold air comes through,
it'll start to sweat and you get that dripping okay,
and so a lot of times all you gotta do
is go up and fluff up and move your insulation
around a little bit and take care.
Speaker 5 (18:00):
Of it around those vents.
Speaker 7 (18:03):
Okay, Yeah, can look at that and do that now.
If it is that the that the insallation has been settling,
probably what would be better than just fluffing up what
you got is just taken put some additional insulation up
there around those vents, uh, in order to alleviate that problem.
Speaker 5 (18:21):
Okay, and just pack it around them down events yep, Okay,
all right, well look at that.
Speaker 7 (18:28):

So I was going to ask you. I just moved
about another house and I noticed the underside of the
plywood on the roof decking is not shielded with the
you know, the silver UV shield And I was gonna
ask you what you thought was the efficacy and of
(19:18):
using the UV paint on that underside to try to
get my attic temperature down.
Speaker 7 (19:24):
Okay, you're talking about the radiant barrier, and yeah, the
paints that they have out there. You know, although they
used to call them radiant barriers, they have lost that
designation because the paints at best will block sixty five
percent of the heat transfer, where the foils will block
(19:49):
up to ninety seven percent. So you're you're far better
off to take a look at getting one of the foils.
The one I'd use all the time I'm is called
energy Q Radiant Barrier, and it comes in a four
foot wide roll. It's got a thermal break in the
(20:11):
middle with the radiant barrier silver stuff on both sides
of it, so you can lay it on the attic
floor on top of your insulation so the heat that
gets in the attic doesn't get into the insulation. It
just allows everything to work so much better, and it's
really inexpensive to do, so I would recommend you give
(20:33):
energy Q a call at eight hundred, nine hundred sixty
two twenty and they can ship that stuff right to
your house.

Now is this what about? Do you tack it onto
the roof raptor you.
Speaker 7 (20:48):
Can if you want, But I always put it on
the attic floor because I really don't care what my
addicts do, and I want my house to be more
energy efficient. And by putting it on the attic floor,
you keep the heat that does build in the attic
from getting into the insulation so that the insulation can
do a much better job for you.
Speaker 4 (21:10):
Okay, all right, I think I might give them a call,
see what they can, see what they can sell me.
I'm kind of a do it yourself guy, so okay.
Speaker 7 (21:18):
It actually is a great do it yourself project because
you roll it out, You cut it into like ten
or twelve foot long sheets that you can just lay
up all over your attic. You only have to overlap
at at an inch. You don't have to do huge
overlaps and stuff. And if you ever question is it working,
(21:39):
you put a piece of it across your attic, pull
down staircase. You pull your staircase down, you feel absolutely
no heat from the attic. You move that sheet aside
and you are just blasted with the heat coming out
of the attic. It's a great product, it'll do great
for you. And with that, I gotta let you go.

That is a true statement up at Oshkosh at the
air show. One of the guys I was visiting with
because I talked with a lot of different people up there,
he was a nurse and he works in Minnesota, but

he's been looking for someplace else go. You know, these
guys have pilot's license and airplanes, so they figured they
didn't work wherever, and he only works like ten days
at a time. So he came down to Texas and
he was visiting some different little places thinking about maybe
moving down here just for the weather and stuff in
(24:00):
the winter months. And he says, you know, the nice
thing about Texas is the people are just so nice
and friendly all the time. So it it truly is
that way. Anyways, It's just a little side note there

Hi, Jim, thanks for taking my call. I was listening
to earlier to the guy that had the settling problem
or whatever, and thought I would call I have a
ninety two model home, and you know the sea the joint,
the settling joint that's in there that they put that epoxy.
Speaker 7 (24:44):
In in the in the brick veneer.
Speaker 14 (24:47):
Right, you know, so it's for your settlement. So that
was all dried out about five or six years ago.
So I had that redone, but I noticed an era
in the back part of the house, kind of where
the corner that you know, where you know, kind of
where a kitchen meets and into like a corner. Some
(25:08):
of the mortar is missing the upper structure, but right
underneath the I guess the uh we call the vents
that are outside of the house the soft.
Speaker 7 (25:20):
Hits or whatever. Oh yeah, okay, kind of.
Speaker 14 (25:23):
You know where the lip of the house hangs over.
But it's just the first story, right, And when when
you look down that there's a straight shot kind of
behind the home where that's like an overhang to the
back patio of the house, right, And it.
Speaker 7 (25:37):
Looks like that part of that.
Speaker 14 (25:41):
Plywood or whatever it is, it's it's in a straight line,
but it looks like it's coming apart a little bit
real big, maybe maybe less than a centimeter, but it's
in a direct line with that mortar that's missing, and
you go follow it all the way into the corner,
and I was wondering, we haven't really kind of like
what you were saying, if you're gonna notice settling. We
(26:03):
have a big magnolia tree out in front of the
house that's got huge roots sticking out of the ground,
probably six inches yep. And some of them go back
toward the home. Well, when we moved into the home
about seven years ago, I had a structural engineer check
it out, and you know, nothing wrong with the house
or anything like that, but all of our driveway and
(26:24):
walk away and all that, we've had to have that
phone done and it's messed up again because of the roots.
Speaker 7 (26:29):
I know that right.
Speaker 14 (26:31):
That's not causing a problem. I know to the house
because the house is so old, like you said, you
would see all the diagonal cracks and all that, and
our doors don't stick or anything like that. But I
just noticed that mortar. Is that something that I could
probably just have a somebody come and touch up and
you can't care of or.
Speaker 7 (26:52):
I would recommend to get it looked at first. But yes,
you absolutely can. You know, you can have one of
my guys come out and take a look at it.
It doesn't cost anything to get an estimate, because at
the same time we're going to tell you a preventive
maintenance to keep from having a foundation problem in the future.
Especially if you got that big magnolia tree in the
(27:13):
front with those roots, you absolutely are probably now if
the tree is older than the house. Oh yeah. And
if that's the case, that tree, you don't ever want
to cut it down or root barrier it because that
would actually cause a house to come up higher than
it was built. And now you're getting into real expensive work.
(27:36):
But you know, if the tree was put in when
the house was built or later, then you can root
shield it. And these are the things that we can
go over with you if we came out and looked
at it. But as far as somebody who can do
the brick work for you, because I do recommend that
you hire somebody the dude yourself once it looks pretty bad.
(27:58):
Typically when somebody tries to it themselves, there's a company
called mister Brick. Well that mister brick, mister brick okay, yeah, seven, one, three, eight, five,
six eighty three twenty nine. It's the number. But they
do good work. I've used them several times on different things.

Okay, now that that would be posts having one.
Speaker 7 (28:24):
Of your guys come out, correct, I would I would
get it looked at first, just to make sure. Yeah, okay, okay, gotcha.

I was just trying to think of the sequence of
what to do, yep, okay. But from that, I mean it.
You know, we have a big patio that's got that
the gravel.

You know what I'm talking about.

The gravel. Look, oh, the pea gravel. Yeah, pea gravel.

And it's got a joint between that and the house
and ye, so that's kind of the description of it.

But I mean, I.

Don't think that that has anything to do with what
we're talking about. I just thought i'd give you a
mental picture of it.
Speaker 7 (29:02):
Yeah, yeah, okay, Well now, and then the other thing
I will tell you you were talking about that joints
in the brick that had the call. That's actually an
expansion joint because the building materials will expand and contract,
and if you don't have those expansion joints about every
twenty feet, you'll tend to get cracking. In the brick
(29:24):
as well, and on older homes stuff that was built
like the seventies, they didn't do that and it became
a big problem. So in the eighties and nineties they
started putting those in. And that's what it is. It's
just an expansion joint for the building materials to expand
and contract.
Speaker 14 (29:44):
Yeah, yeah, I mean I just mentioned that. Just yeah,
give the scriptor but I mean the guy that I
used for the painting of the home five years ago,
he did the whole house.
Speaker 6 (29:54):
Yep, he did that.

And so.

But that mister brick thing, I think I'll call them
and see what they have to say, but I'll call
your office first because it doesn't I don't think, you know,
since it's not having any settling issues with sticking doors
or windows or cracks in the ceiling or because there's
none of that going on in the house. Yeah, I

don't think it's major and kind of like what you
were saying to the gentleman before, you know, if it's
going to be stuff, you could see all that diagonal
stuff going on exactly. You know, most of my stuff
is flat work, you know, Yeah, driveway and pool deck
and all that that.

This needs to be refomed.

does that refoaming?

As far as refoaming, what the oh yeah, yeah do wes?

is as far as an addict door, you need to
call a local guy. You're out in Hampstead and I
don't have somebody local who can do a pull down

attic door that way, because those guys are going to
stay pretty close to home. There's not enough money to
be traveling around in that on the insulation unless you're
gonna heat and cool the garage. Do not add insulation
to it. You only want to insulate areas that you're
gonna heat and cool. And in our climate, really it's

heat cool it. So but if you're wanting to add
insulation because you're going to add an air conditioner, then

Look if for pipe insulation, any plumber can put the

the pipes are up in the attic typically in our
area here, and it's easy to go up with pipe
wrap type insulation and put it on. Otherwise, you can
have insulation added to your attic where they can just
blow in more insulation or roll back type insulation out

and make sure that your pipes are under the insulation
and that will protect them. So you got a couple
of ways of doing it, but any local plumber would
be able to handle all those items for you. With

with the sunken living room. They've got Mexican tile on
the inside, and they were having moisture issues in the
sunken portion of their living room. And here in the
last three weeks, I mean, they had a puddle in

the living room and they've had a guy out and.

He put some drains in and.

They dug the dirt all the way out from the slab,
all the way to the bottom of the slab, and
water's just collecting there.

Yeah, I'm curious what he could.

Nobody seems to want to deal with it.

Yeah, when you're dealing with water in those sunken rooms,
you have to put a French drain in that goes
well below the bottom of the beam on the foundation.
So typically what you do is you dig down till
you get to the bottom of the beam and then
you go a couple feet further and put the drain
pipes so that water is not migrating up underneath, and
(40:21):
that that almost always will stop it. Right now, The
deeper you go, the better is as far as capturing
the water and keeping it from puddling and from the
moisture accumulating underneath. So as far as somebody who can
do it, due West, we do this all the time.

We do a lot of drainage work and subsurface work
that way. So you can give us a call it

i'm working on putting new flooring down in my master.
Bedroom the flooring company is testing the moisture, first since
it looked like that was the problem with the old
floor that was buckling just near the outside. Door the
strange thing is we've had the deshumidifier going for two
(50:51):
to three, days collecting water and emptying it at the
moisture meter shows the moisture near the outside haul and
inside bedroom next, door not near any outside, walls windows or.
Doors we are why are we still getting moisture in
the concrete in the middle of the house rather than
(51:13):
near any. Doors do we have to do something to remedy?
That is it a? Problem the floor wasn't buckling in
the areas where the moisture is showing. Though the flooring
company is going to put down a plastic test today
to see if we just see condensation coming up on
(51:34):
the plastic. Overnight is there a way you can answer
this in my? Email, okay WHEN i answer on the
air like, this you get a copy of it sent to,
you as far as the answer will send you a
copy of the. Recording but to answer your, question you
(51:56):
may have a leak in something could be a sewer
line leak that is putting moisture under the Foundation it
can be sometimes as simple as the dog dug a
pit to lay in when it's hot, outside and when it,
rains that pit holds water and it travels through the
(52:16):
sand under the foundation into other. Areas there's a lot
of things that can cause the moisture to do what it's.
Doing you, know at some point people will tell, you,
well you can put down something on the surface of
the concrete to seal. It it doesn't, last that's the.
(52:36):
Problem it'll give you a temporary, seal but it's not
permanent because if it gets enough static pressure underneath, it
just blisters that off the plastic they're going to put.
Down you, know it's very, common BUT i can tell
you if you get a lot of moisture underneath, it
you're going to start having a mold issue under there
(52:58):
because THE ac system will not be drying it. Out
the plastic acts as a barrier and allows that moisture
to stay under the plastic on top of the, concrete
and you can get all kinds of mold and stuff growing.
There so your next question should, be, well what do
you do well if it's a sunken thing like, that
(53:20):
or you, know or even when it's flat, concrete you,
know a flat. Slab you sometimes simply have to put
A french drain around the home to capture the moisture
before it goes up under the. Foundation and to do it,
properly like we talked about in the last, hour your
(53:43):
trench needs to be deeper than the beams on the,
foundation usually a couple of feet minimum deeper to capture
the water that's traveling through the soil before it gets
up underneath the. Foundation so that's going to be the
first thing that you may have to look. At BUT
i will tell YOU i don't think you. Know because
(54:03):
the moisture area is away from where the buckling, Was
i'm betting the buckling was not caused by the. MOISTURE
a lot of times on these wood floors will cause.
Them most of the, time what causes them the buckle
is they expand and, contract and you're supposed to leave
between a quarter and a half inch gap all the
(54:24):
way around these floors when they're. Installed the different manufacturers
have different specs on it depending on what the material. Is,
well when they get them tight somewhere and the floor,
expands it pushes against whatever is in the, way and
it's going to pop up and buckle on. You and
(54:45):
that's what causes most of the floors to. Buckle it's
not the moisture coming. Up when when it's being caused by,
moisture what you're seeing is just the edges of the
wood floor curling up and so the floor warping instead
of popping up and buckling and. Stuff, now if you're
(55:07):
going to put in another wood, floor it does need
to be a floating. Floor and depending on what this
moisture test, Shows uh, Yeah typically if you'll put down
the plastic the vapor barrier, first you can usually get
away with. It But i'm giving you worst case. Scenario
if it's a bad moisture coming in a lot of,
(55:28):
MOISTURE i would not recommend that in that, situation you
need to be looking at carpet or. Tile how do
you get away with carpet because the air conditioning system
keeps it deshumidified and keeps the moisture off the. Floor
and that's that's the reason you can get away with
(55:48):
it with the carpeting in a lot of the floors
in our area that you can't get away with wood.

The issues you run. Into i'll use smart sighting as an.

hold up as well As hardy does because it's it's a.
Composite it's got a lot of polymers in it and
stuff like. That you get it too, hot it literally

can start to. Sag if there's a, fire it it
will not necessarily, burn but it won't hold up the
fire Like hardy. Will, well not that you, know that's
not the part you're worrying. About but the big thing
is bugs are still going to go after the wood

particles that are in those. Sightings you don't have that
issue With hardy because it's. Cement there's just a a
world of, difference and when it comes to holding, paint
none of them come even close to What hardy the
Way hardy holds.

It well and, sometimes, truthfully what a lot of times
happens is the contractors can get it for less, money
and so they make more money off the job because

in the. Walls when they got, FINISHED i had AN
r twenty six in my. Walls that is great and
it sealed up all the air, gaps making the house
so much more, comfortable in energy efficient and reduced the
noise from outside by a. Bunch now they tell you
can reduce it up to eighty. Percent but if you

want to make your house more energy, efficient, quieter just

tiles are beginning to. Erode. Yep and is there ANYTHING

Moisture there's a chemical reaction that's happening in the concrete
because of moisture that's getting into the. Concrete it's a
reaction between some of The there's a certain type of
dust that would get onto the rocks and stuff that
would have a chemical reaction with The portland in the

Beginning, no, Ma'am, no it's a very common. Issue but
what happens is the house ages from mowing the yard
and landscaping over the years and. Stuff the ground level
steadily gets raised around a. House so at one point
you probably had four or five inches of concrete showing

around the perimeter of your, house And i'm betting it's
probably down to one or two inches, now if that.
Much and so what we have to end up doing
is regrading our, ground taking the ground level back down
and allowing the water to drain around the house instead

of getting into that soil and soaking into the. Concrete
and that typically will minimize that.

Efforescence so just start removing some of the, soils that's
what you're.

There are some treatments that you can put on the,

JIM i bought a New Bradford white forty gallon water
heater from a licensed plumbing company who installed it In

july of twenty. Four it worked fine up until last.
Month THEN i had two separate occurrences about one week
apart where the pilot went out AND i had no hot.
Water plumber came out and after second time he replaced
the gas thermo coupler and redid the vent. Piping three

weeks passed and it's out. Again the water heater before
this was A sears and had zero prop for like fifteen,
years SO i am really. Disappointed In Bradford. White when
plumber was last, there he said if it goes out
again and that he could redo some gas valve something

that might help to keep working with the vendor on
what they will. Do he also said that there is
some thermal cutoff switch that will purposely cut off the
gas if the temp gets too, high and hinted my
attic may not be properly. VENTED i feel the attic
venting is. Fine any suggestions, Please, well, yes it can

be multiple. Things, yes attic. Temperature it's not so much
attic temperatures as much as the venting in the attic
and the temperatures does change the oxygen content and stuff like,
that so that can play into, it but you've had
the house all these years and it won't an issue until.

Now so what's changed that is doing this. Well it
could be the gas valve itself has an issue with,
it and granted they've replaced some of the parts on,
it but it can be the valve itself is acting.
Up some of the other issues that can be causing

something like. This is if trees grew up and change
the airflow around a, house it can make a. DIFFERENCE
i don't think that's the issue that you're having because
these are hitting too close and we've been a lot
hotter in years past than we are this. Year so,
AGAIN i don't think it's going to be the, attic

just like you. DON'T i think it's going to be
something in the gas. Valve and the problem with all
these new water heaters versus old ones is kind of like.
Cars they keep putting more and more electronics in, them
and that's more and more stuff that can break down
and cause. Problems. Uh and that's the same with air.

Conditionings LIKE i, said, cars, trucks, boats you name. It
they're just being over engineered and too much crud put
into them that can break. Down AND i think that's
what you're actually dealing with. Here so let them deal
with the. Manufacturer and you, know if they have to
do it enough, times the manufacturer will just put you

a new water heater. In so that's probably the direction
you need to be. Pushing got a question seven one
