question that came in from Nancy and she says, need
repair or replacement of garage. Would like a contractor to
provide advice and either repair or replace my garage. Doors
must be licensed and insured, particularly workers comp. And I'm

going to go out on a limb here and say
Nancy has had an issue with somebody because most homeowners
don't know to ask for workers comp. And you know
what you really need to ask for workers comp. Here's
the deal. If a contractor comes to your home and

(03:34):
they're doing work and one of their employees gets hurt,
they can sue you. Now your insurance is going to
step in your homeowner's insurance and you know take care
of this case. I don't as long as everything is
in the up and up. But you still have to

(03:55):
go through the hassle where if a contractor carries Workmen's Comp,
then the employee has to go through workers Comp. They
don't get to sue you for taking care of the claim.
So workers Comp is extremely important when you're hiring a contractor.

(04:18):
Now beyond that, you're looking for a garage door company. Look,
there's several of them out there that you can talk to.
I would tell you a one is one that you
could call. They've been around for years and years and

(04:39):
it's a franchise system, so you're not just stuck with one.
Garage Doors of Houston is another one that you can call.
I have used them in the past. They do a
great job. So you know, if you call in and
you ask for these items that you just listed on here,
you're going to weed out the bad ones because good

contract or bad contractors, they don't carry that stuff. Only
your good ones are gonna have that kind of stuff,
especially that workers Comp. Got a question seven one three
two one two five eight seven four. That's seven one three, two,
one two five eight seven four again, any home improvement

question you have, all right, So this is a common
one that we get as far as humidity issues. This
comes from Griffin up and Conrad and he says, my
home consistently has a very high humidity to it. I
installed an attic fan, have a dog door, and had
my AC unit serviced rarely to no avail. Closets have

(05:43):
mold on trim, front bathroom has mold on ceiling, and
the front door has damage on its trim. No one
can seem to find the issue. I'm hoping you'll point
us in the right direction. Well, the absolute first thing
I'm gonna tell you is we need to verify that
the AC is the right size, because if you've got

(06:06):
an AC system that's too big, it doesn't run long
enough to properly dehumidify, and you'll have all of these issues.
The next thing I want to tell you is we
got to verify you're putting temperature down to where the
unit is running enough to take care of these things.
And if you've noticed both of those items have in

(06:28):
it that the unit's got to be running. Your AC
system will not dehumidify or do you any good with
that humidity level if it's not on and running. And
that doesn't mean that you just have the switch set
to on and it available to go if the temperatures

(06:49):
get warm enough. You know, sometimes people will set their
thermostat at eighty degrees and can't understand why it won't
dehumidify because it's not coming on enough to dehumidify. In
most cases, you're going to have to have that thermostat
set to like seventy six or lower to properly dehumidify

(07:11):
your home. And it's going to have to be sized
well enough that it stays on running for a while.
In most cases, you need it to run a minimum
minimum of five minutes before it's really doing a decent
job of dehumidifying. And so that's where these variable speed

(07:33):
systems come in, and the dual speed systems come in
and are so good at this because they will click on,
they'll stay running for ten and fifteen minutes. Well, that's
pulling the humidity out of the air. And so that's
the reason those systems are recommended so heavily. But I
got an idea, you're probably dealing with a missized unit.

(07:57):
So if you want to call my office West Air Conditioning,
and in particular tell them you need JA to come
out and look at this one, and they're gonna say, well,
Jade is the supervisor and normally doesn't tell them that
you and I talked and for this humidity issue. You
need to get Jay out there to take a look

(08:19):
at it, and he'll help you out. Uh number seven
one three four, seven three, seven one five six, and
he'll get you taken care of all right. Got a

I got to notice from my insurance company sending a
new roof before they renew my insurance. I had some
quote me fifteen grand, so I said this was last year,
December of last year, and I said fifteen grant. I'll
wait till the new year, that it might be cheaper.
And I called the same guy to come out and
he want twenty one grand this time.

Speaker 10 (09:04):
Yep.

Speaker 11 (09:04):
So I went up rather than down, and I was wondering.
He told me he's going to go up. He's putting
pressure on me to get a new roof because it
might go up later on in the year because of
the plywood comes from Canada, so he's concerned it might
you know, cost him more, you know for plywood. And
I was wondering, do you recommend me getting a new
roof or just leaving the house uninsured. You know, I

know it's kind of I can't afford to pay twenty
one grand for a new roof, So what do you
think I should do?

Speaker 1 (09:33):
Well, first, you can get another bid from somebody else.
But yes, you cannik is roof bad?

Speaker 11 (09:40):
Well, I guess bad enough has to be replaced the insurance, won't.
I called the insurance who I had prior, and the
reason I got the new insurance is because they gave
me a discount if I get our car and home
you know together, Yeah, you know, a bundle. And I
called the under insurance and they want to do roof
as well insurance. And so I don't know what to do.

(10:02):
I don't know if I should just get a new
roof and just you know, pay twenty one gees or
go out insurance. I don't know if I should just
forget about the insurance. I mean, the house is paid
for it, so I'm not required to have insurance on it.
But I don't take a chance on not having insurance
in case of electrical fire or you know, something else happens.

Speaker 1 (10:19):
Well, you can have homeowners insurance and have the roof
exempt from it.

Speaker 11 (10:24):
Oh is that right?

Speaker 6 (10:25):
Yeah?

Speaker 11 (10:25):
You know that.

Speaker 1 (10:26):
Yeah, you can just put a and so you know,
you could have everything else covered except for what damage
would be caused from a leaking roof or something like that.
But nonetheless, the first place I would start is one,
does the roof need to be replaced? I mean, just
because insurance says it doesn't mean it so And I

(10:46):
say that because they're using drones or using satellite imagery
and drive buys. I had a building one time, a
fourplex that had stuck go on it, and the insurance
company drove by and said I had to scrape and
repaint it because all the paint was peeling. It was
stuck though it wasn't paint, and so I had to

(11:10):
argue with them a little bit and prove to them
that no, it was. It was in good shape. And
that's the reason I'm asking, is your roof bad? How
old is the roof?

Speaker 11 (11:18):
Yeah? I mean it's about ten years old.

Speaker 1 (11:21):
That roof should not be bad enough that it needs.

Speaker 11 (11:24):
He's got a lot of money. I know about you,
but to me, that's a lot of money to pay
for a new roof. So if I'm trying of and
the roof is it's like turk hole color, so dark,
so it didn't show any kind of watermarks. It stains,
and so I thought the roof is in good condition,
but apparently it's it's the insurance company I had. I

(11:45):
had earlier last year, I had cancer, I had skin cancer.
I'm still getting bills from the insurance companies. So, I
mean the insurance companies are out of control. I mean
they're I mean it's just insane.

Speaker 10 (11:56):
Yeah, And so I.

Don't know what to do.

Speaker 6 (11:59):
I don't know if I should pay Just.

Now, here's the first thing I would do is call

look at it and tell you if it needs replacing.
If it needs replacing, I'm gonna tell you need to
go ahead and replace it because you're looking at damage
on the house. Other than that, Yes, the price is

the material costs, but also the labor cost is going
to go up as we're doing more and more of
the round up and shipping people out of the country
because that is a lot of our workforce in the
construction industry. I mean, let's be real here, bigs. I

on the air, you know, as your dad's still alive,
But I don't get that as much anymore. But yes,

Hello, Hello Jim. I live in the Heights. I believe
in my grandmother's old house. Bungalow is on cinder blocks.
I recently had some gutter put in with the down
spout because I have an expensive floor furnace under the
house and I definitely don't want any water going under there,
so they put up Well, here's my question. From the
down spout to the streets about fifty feet should I

(17:03):
put a pop up or go all the way to
the curb and put a hole in the curb there
if you pop up, we wouldn't have to go all
the way to the street.

Speaker 1 (17:15):
If you've got good fall where if you put a
pop up, it comes up where you're not having water
backing up in the pipe all the way back. And
I ask that because the pop ups they worn't great.
Don't get me wrong, I have to use I use
them all the time. But the one downfall of it is,

(17:35):
you know, the pipe is underground. The pop up is
on the ground level, so it's going to fill with
water to the ground level. And so unless you've got
slope coming down, that pipe can fill with water all
the way back.

Speaker 6 (17:53):
Well that's not good, Yeah, So safer just to put
it all fifteen to twenty feet longer and go through
the curb out there.

Speaker 1 (18:02):
If you can't. Some cities won't let you go through
the curb. Some of them require you to put a
pop up before the sidewalk.

Speaker 6 (18:09):
Okay, there's no sidewalk in a way here, but there is,
and there's no sidewalk outside. There's a curb on the street,
but there's no sidewalk.

Speaker 1 (18:17):
Okay, then I personally I would take it all the
way at the very least all the way to the curb.
Even if I put a pop up there, I would
take it all the way out.

Speaker 6 (18:27):
All the way out. I got you and your company
does that?

Speaker 1 (18:29):
Oh sure, yeah do wes? We can we do it
all the time.

Yeah, well I'm I'm I've got several lations somebody to

Bet you take care and you know again pop ups
work great, We use them all the time. But you
do you know, if you got the option to daylight
the pipe, you're always better off to daylight it, which
means have the pipe open to drain out completely. Again

old with galvanized piping.

And the pipe was leaking and the wall was all
witness stuff, so we called someone else for my mother.

They wanted to charge thirty two hundred dollars to do
approximately twenty five feet of galvanized pipe piping to replace it.
And they was replacing it with picks.

Yep.

I'm just curious, is uh thirty two hundred dollars isn't
that kind of high? Uh? Ch it's like one hundred
about fifty dollars hundred sixty dollars per square foot?

Speaker 1 (19:51):
It sounds pretty high to me. How big a house
is this?

Speaker 14 (19:56):
Uh maybe fourteen hundred square feet.

Speaker 13 (19:58):
They didn't do the whole house.

Speaker 1 (19:59):
They only I know the readam masking. I was going
to give you a comparison because a lot of times
on a house that's like fourteen to fifteen hundred square feet,
you can do the whole house for like five six thousand.
Really yeah, okay.

All right, So there's the Pecks pipe good now, Oh.

Speaker 1 (20:21):
Yeah, I recommend pexspipe, but we do Pecs pipe all

I'm about to become a homeowner for the first time,
so congratulations, thank you, thank.

You very much.

Speaker 17 (23:45):
I'm currently renting to own, but this year I'll be
taking over it. I'm calling you because my house is
a nineteen thirty seven woodhouse. It's a three bedroom, two bath,
and it's a peer and beam foundation. Shortly after moving in,
probably about six months ago, I started noticing that there

(24:07):
were cracks forming in some parts of the of the house,
in some of the rooms. And I've never been in
a pier and beam structure like this before. So I
guess my question, since I don't know a lot about
houses and it's my first time owning a house, is
it common or is it necessary at times to have

(24:29):
to get a house I guess redone or replatformed or
re leveled in a situation like that.

Speaker 1 (24:39):
Okay, yeah, And especially on block and base peer and
beam type homes, the middle part, a lot of times
it's just sitting on pads there, sitting on the surface
of the ground. And so anytime there's moisture changes that
the structure will tend to move up and down a
little bit, and you know, you'll end up getting so

(25:00):
of these cracking that you're experiencing. And what you're gonna
find is you're gonna have certain doors that will work
at times and not at other times. And the older,
these old pier and beam block and base houses get
the more of this kind of stuff we have.

Speaker 6 (25:19):
I see, yeah, I have to.

Speaker 17 (25:21):
I have noticed that, like you said, not just with
the cracks, but there are times where a door, when
I close it, it will catch yep, but then sometimes
it won't. And so do you know of a good
reputable place that might be able to come out and
inspect something like that to do that sort of work.

Speaker 1 (25:44):
Yeah, my company do West Foundation Repair.

Speaker 6 (25:47):

We can come out and take a look at it
for you. And it doesn't it doesn't cost anything for
us to come out and look, so okay, And the
advantage of it is we can take elevation readings and
we now have then a benchmark of where the house
is sitting. So anytime after that when we take readings,
we can tell what's gone up, what's gone down type situation.

Speaker 6 (26:13):
Okay.

Speaker 17 (26:14):
And do you know if there is usually a certain
amount of time that someone should get appear and beam
inspected or is it just upon seeing changes in the house.

Speaker 1 (26:28):
Only when you're seeing the changes, because typically again the
changes are normally related to the moisture change in the soil.
So like when we get into a drought ear the
soils will be drying out and shrinking, and you may
have some movement, saying when we get into a really
wet ear, the soils will expand and lift up. You

(26:50):
may have some movement. But when we get into those
years where you've got rain every two or three four
days and the soil easter content stays pretty consistent, the
foundation won't move much.

Hello, Kenny, Hi, Hi, thanks for taking my call here.
I've never had stucco as a sighting.

Speaker 1 (27:37):
I've always had brick.

Speaker 18 (27:38):
And uh, there's a crack that's real thin up by
the eve that it comes down right next to the window.
And then it wasn't a little bit uh, and it
looked like it was. Yeah, I could just putt it
in and paint over. But then I noticed when the
sun's hitting that side of the house, the gap closes.
And it's like something, would you know oz out if
I put anything in there?

Speaker 1 (27:56):
Yep. So do you see any expansion joints on that
side of the house. It's usually going to be a
bar coming straight up and down.

Speaker 10 (28:07):
Yeah, it's like.

Speaker 18 (28:07):
They're twenty feet apart, but it's like ten feet to
the left and then ten or twelve feet to the right.
It's yeah, the expansion joints are so the window, I
don't know if the house moved a little bit. It's
on limestone. Yeah, yeah, you go about eight inches down,
you're hitting the rock.

Speaker 1 (28:23):
Yeah. And what happened is that window makes a natural
weak spot a lot of times, so put the expansion
joints up off the window to control that. And so
by them moving it away, it left a weak spot
that has flexed a little bit and popped open. What

(28:43):
you may want to consider in you'll you'll have to
get a stucco guy out to take a quick look
at it. But you know, stucco does need to be
painted periodically, and they make an elasteric tight paint that
has elasticity to it to cover those type of cracks. Okay,

(29:04):
and so you know when you paint it next time,
that may take care of the problem.

that wide, maybe sixteenth maybe a little more, but then
it does reclose after the sun starts baking that side
of the house. So okay, I thought about maybe creating
an expansion joint right there, maybe have somebody do it.

And that would probably be the solution, is to put
an expansion joint on the window there, and then then
you could go ahead and patch that crack there and
be done with it.

Okay, all right, well, great, well on a journey down
that way.

Then all right, you take care, okay, great, thanks, good

eight seven four And stucco makes a great sighting. But
you know, like you said, when when it heats up,
it's it's closing. When it cools off, it opens up again.
Building materials do that they expand and contract with temperature

and moisture changes. And that's the reason we have to
have these expansion joints. Your brick needs expansion joints like
that as well. And they built houses quite a few
years they would put expansion joints. Then they kind of
did away with them back in the like seventies or so,
and they figured out, hey, we got to have those,

(30:45):
and so they they have brought them back, oh, I
guess in the nineties.

Uh.

And it's helped tremendously. But all building materials expand and contract,
it's just part of the nature. Anyways, we're gonna take

Thanks, I've got ah. We had our front porch painted gray,
it's a wood porch, and then we went ahead and
had our back porch painted gray with a painter. It
was a floor plant paint. But the boards that were
on the back were originally had a seal on it.

(35:08):
It's an open porch, it's a screened in porch, and
it had you know, like a stain deal. But it
was pretty old, at least seven or eight ten years
old and had the paint or paint over it. But
I guess because maybe the ceilant, the paint peels pretty
easy if you've run something across it.

Speaker 1 (35:31):
Yeah, it's probably an oil base that was down before that,
so the paint's not wanting to stick real good to it.

Speaker 4 (35:38):
Yeah, it was like a stained sealant. Yeah, be where
you see the wood of the deal. Now it's got
gray porch paint on it, but it's wanted to peel easy.
I didn't know if I've got to go back and
sand or is there something you can put over the
paint that can like a varnish that can protect it.
I didn't know what my options were.

Speaker 1 (36:00):
Oh, you're pretty much gonna have to take it off
and then sand it down to the wood and come
back up with your paint that way, because and you'll
you'll have to primer it because you're gonna need to
get down to bear wood again. And even at that,
if it's an oil that's been soaked down into the wood,

(36:21):
you could still have some issues. So my recommendation would
be first pressure wash it to peel off as much
of the paint as as possible, then sand off the
remaining surface in order to get the sealant that was
put on off. And if there is an oil that

(36:43):
is soaked down into it, then you'll prime this with
an oil based primer, and then you can go on
top of that.

Speaker 4 (36:53):
All right, because even when I call places like for
sand in machines, they won't rent it unless it's like
aside flat. You know, these are boards with screws in them,
and they will yeah.

Speaker 1 (37:04):
Because it's going to tear up their roller on it
and stuff.

So it's like, oh, by goodness, I hope I don't
have to do that. So all right, Well I was
just checking see if I had to ease your options.

in our seven year old house because the cartridges can't
be removed due to the damage caused by very hard

I was wondering if both systems are necessary or would

Tech is going to take care of the scale build
up that you get on the end of your fixtures
and things like that. A water softener is going to
take care of the hard water, the mineral deposits and
things like that. And a reverse Osmosa system well that's

for clean drinking water and cooking water and things like that.
So you don't have a reverse Osmosa system to do
the whole house typically it's just for like the kitchen
sink and the refrigerator, and at the sink they'll have
a separate spout for it, you know, for filling up
your coffee pot and things like that. And the main

reason for that is it goes through a lot of
water in order to make just a little bit of
good drinking water because it has to flush it out
and everything. So that's going to be your bigger differences.
The whole house system is going to be the water
softener system, and they work great. I mentioned just a

I have a British system in my home like what
they install. So my recommendation, yes, we can put in
the flow tech for you, and that's gonna take care of,
like I said, the scale build up and things like that,
but for a complete system for making great drinking water

I'm thinking if I just screw those jacks down into
the eve, if you ever did have a leak, it's
not gonna leak into the ceiling. It might leak into
the eve. But I see them used all the time.
I'm just a couple of four by fours, you know,
a little it's a little cradle. I guess you know

what a root jack is. I didn't know until a
couple of months ago. But you have any problem with
screwing those into an existing roof.

As long as everything is sealed and done properly. No,

Hey, Jim, just calling to ask what the pros and
cons are to painting my brick sixty year old house.
Finding out the what's the best route to go. I'd
considered initially putting stucco, and that's just a little over
my budget, so I'm now turning to a painting over brick.

Speaker 1 (50:12):
You know, me and my wife had that same discussion
this morning because she was wanting to redo some landscape
and I said, well I wanted to. We're getting ready
to do some remodeling on our house, and then I
was going to paint the brick. And she says, you
keep coming up with different things. You said stucco before,
and I said, well, yeah, but I don't want to
spend that kind of money, and same conversation. But look,

(50:35):
if you're going to paint the brick, there's a few
things you got to keep in mind. One, paint doesn't breathe.
And the reason you see so many painted houses where
the paint blisters off is they didn't use the right product.
They didn't prep it properly, and so moisture gets into
the brick it blisters it off. Make sure you use

(50:58):
the proper paint for masonry that way. There is a
product out there called Rhino Shield, all right, and this
is breathable. It's a coating that they can put on
and it sprays on and looks just like paint. Goes
on just like paint, but it is breathable, expands and

(51:21):
contracts with the building materials and stuff. That does an
amazing job. And that's what I would be using on
my house if I did the brick. So that's what
I'd be taking a look at. If you don't want
to go where you have somebody else come in and
do it, then I would recommend you go over to
Sherwan Williams. And they have a primer for doing masonry,

(51:44):
for doing bricks and mortar and stuff like that, and
then they have a regular paint for doing it and
it has a pretty good shot of doing just fine.
But nothing like that rhino shield product. The nice thing
on that rhinol shield not only is it there to stay,
it comes with a twenty five year warranty. It hasn't

our value, so it does help making the house more
energy efficient. I think it has an our value of seven.

And then, like I said, that breatheability of it just
makes all the difference in the world.

it a mix in or like a primer?

a coating. They don't call it a paint, but it
goes on just like paint would go on.

Well, I've got a pocket door that's in our laundry
room and it's warked, and I needed to know if
there was some way of removing it.

And replacing it.

And I think that I have to take the frame
off the door and that way I can get to
the rail. Is that is am I on the right
track and intended?

Speaker 1 (53:38):
Yeah, you are definitely headed down the right track. Unfortunate
thing with pocket doors is typically the door is big
enough that you have to take the trim and everything
off on the side where the door slides into in
order to get the door off. So uh, and sometimes

(53:59):
you even have to go into the sheet rock some
because the way a pocket door works is it's a
unit that's put in and then sheet rock is put
on around it, and so replacing that door is sometimes
very difficult.

The other thought I had, let me run it by you,
is to hang like a barn door.

Speaker 5 (54:20):
You'll put the put the door that's warped into the
wall just.

And leave it there in there and then just yeah, and.

Then just hang like a barn door that I can
move back and forth, uh in our laundry.

That to me sounded like an option, and that is
very commonly done now instead of pocket doors that they
use the barn doors. As long as you got a
wall to slide it on it. It looks good, uh
quite Frankly, it's going to modernize your house a little
bit and uh very functional.

Yes, okay, thank you, so.

Yes, Jim, I've got a possibly a water leak.

I noticed a.

Wet spot's soggy place in the ground between the house
and the water meter up front. And the ground is
pretty well dried out except for there in that place,
and it's a real foggy. Put the heel of your
boot down there and it just sinks in.

Speaker 10 (55:31):
Yep.

Speaker 6 (55:32):
I checked the.

Speaker 5 (55:33):
Water meter up front and uh, the little red pinwheel,
uh doesn't turn at all. It's sitting there. Did steal
for you know, watching it for a long moment two
or three minutes and doesn't move it all. So if
I had a small leak in the waterline, just a
spine mispray that maybe accumulate over time, would it show

(55:56):
up on that pinwheel on the meter.

Speaker 1 (55:58):
That pin wheel would be spinning.

Speaker 5 (55:59):
Like keck, even if it was just a small spray.

Speaker 1 (56:04):
Yep, huh yep, yeah, that that little red pin wheel,
that that triangle shape thing. If there's the least little
bit of pressure release, that thing starts moving.

Speaker 5 (56:17):
Okay, what does it mean if it goes like forward
a little bit about the same amount backward, and then
it'll sit still a long time and then it might
move a little bit backwards a little bit forward. Does
that mean anything? Does that mean like flow pressure from outside?

Speaker 1 (56:34):
I'm not sure what it's doing. If it's it's if
it's going forward and backwards that way, and almost sounds
like you could have a faulty meter going.

Speaker 5 (56:45):
Could be could be it's a well like a smart meter.

Speaker 1 (56:50):
Now that that would be put in before the smart meter. Uh,
the smart meters they don't have that stuff in there
anymore where you can see what what's going on, and
so that's that's become kind of an issue.

Speaker 5 (57:04):
Okay, Well, if I did have a small spray leak
in the water line somewhere, that little pin will would
be moving vigorously. Correct, Yes, like you said, Yeah, okay,
I will have to look at some other way of
checking it out.

Speaker 1 (57:20):
Do you have a sprinkler system?

Speaker 5 (57:23):
No, And the leak the soft spots about maybe ten
feet from where the known or existing water line is
at so and where the water line is traveling it.
It doesn't it's not wet her at all. It's about
ten feet away from it.

Speaker 1 (57:38):
Yeah that's not from the now. Any chance that that's
the city's water line.

Speaker 5 (57:45):
No, because it's inside my property. Okay, yeah, yeah, I
get the city leaves off at the meter and then
it's my responsibility from the meter up to the house.

Speaker 1 (57:55):
And yeah, the house meet it. But I was just
getting that. Was it run along the edge of the
road type situation or was it headed towards the house? So? Yeah,
the only other thing now it can because that that
water that you're seeing there could because if you have
a sewer line running out there that has a break

(58:18):
in it.

Speaker 5 (58:20):
Okay, I'll look into that as well. I'll see what
we can do to excavate something in there. See if
we find anything. Yeah, well, okay, well, Jim, I appreciate you.

Even if you got to dig it up a little
bit if it's if it isn't a water line of
some kind that's typically only going to be like no
more than eighteen inches deep, so it's not like you
gotta do a lot of digging.

just want to know about that meter in that pin
will doesn't make have think So if it's not moving,
it's yeah, there's something else, something's going on.

What I'm looking for is shower enclosures. Okay, I have tile,

and I just want a nice you know, probably a
pre fab planel or something to put in there that's

thing is you can get the man made materials that

You don't have to worry about leaks because it's all

I have one window that's kind of throwing everything up.

got to have pieces though to go around the window
and stuff, so that that will raise the costs some.

of the panel panel boards and it was like you
were saying about a quarter inch kind of flexible. Yeah,

year old house and since day one, I've had a
leak from the roof into my bathroom and one of
my bedrooms. And I've had four different roofers come out

and say, uh yeah, your your roof was installed wrong.
This is a bad roof. And I've had the roof
replaced over and over and the leak has continued. I
finally had a plumber come out, and the plumber said,
the issue is is that when they installed one of

the inlet pipes from the roof into the attic, they
had pushed the pipe up against one of the studs
and broken the pipe and then super glued it back together.
And unfortunately, the glue, after fourteen years, gave out and
has been leaking everywhere. So I want to know if

(01:07:30):
you know whether I have any kind of leg to
stand on about going back to the original builder and saying, hey,
I have this problem that was caused by y'all when
you built the house, and even though the house is
no longer under warranty, y'all caused this issue and you
caused all my expenses because of this issue.

Right, well, I will tell you I'm not an attorney,
but I will say that chances of you going back
and winning that is going to be pretty darn slim.
And here's why. You've had multiple roofs put on, And
the argument can be made that who's to say one

Had been had this been caught when the first roof
rent went on, I think you would have probably had
a case that you could have made that argument. But

roof exempt. Policy i'm facing the same situation In San
antonio and cannot find any insurance company that will issue
a roof exempt. Policy the roof is, old AND i
replaced shingles to stop a couple. Weeks NOW i almost
stop there, first but with that statement you need a new.

Roof you need to go ahead and get a new. Roof,
anyways there are no leaks and the roof has more,
life but insurance use the drone to inspect and cancel my.
Policy tried several other insurance, companies but none will issue
a roof exempt. Policy any, suggestions, Thinks, okay if your
roof is stealing good serviceable, condition then you should be

able to get a. Policy this drone thing has become
a big problem in that they can't see, everything and
what they're seeing is is the discoloration of the, shingles
and they're making the assumption that the roof is. Bad
so the first thing you're going to want to do,
is if that's the, case clean the. Roof there are
products we can put on the roof to clean those

gray streaks off and, stuff and that will help your.
Situation but if you're having to replace pieces of shingles
in order to you, know keep it where you don't have. Leaks,
no they don't want to ensure. That in, FACT i
was at a lady's, house oh middle of the year last.

Year her roof is. HORRIBLE i was going to help
her get a roof on, it and oh, NO i
just need to patch. It she had holes that were
three foot in. Diameter it needed a, Roof and at
some point in time you have to stop and, Accept,
yes you got to put a roof. ON i get.
It they're, expensive but most of the contractors do you

offer financing in order to help with, that and it's
one of those things your house has to. Have, now
is there exemptions where you can get a policy that
doesn't cover the. Roof, hey they're offering them because the
deductibles are so darn high. Now but if your roof
is in bad, shape the reason they're not wanting to

take it is if it gets a, leak just because
they're not going to cover the, roof their policy is
still going to want be written where it's covering the
damaged caused by the, leak and so you would have
to have all that written out of the policy as.
Well and if your roof is in bad, shape that ain't.

Happening they're just not going to do it. Now as
far as insurance companies that will do something like, that
you're not going to find your big name brands Like
progressive In All state And State farm doing. This it's
going to be the smaller companies who will give you that.
Option if your shingles are still in good shape and

you've been notified because of drone shots that your roof
needs to be, replaced that's where you have to start
the argument and get a roofing professional, out and sometimes
it even requires an engineer to state that this roof
is still in good serviceable, condition and that goes to

the insurance company and then you can make your argument
why that roof should still be able to be. Covered
some of this stuff is actually going into the legal
battles because the drones do not catch. Everything LIKE i,
said they're strictly going by the streaks and stuff like.

THAT i think this is going to go on for
a couple more years and then we're going to see
it revert back where, well if we see, that then
we got to send somebody out to take a second,
look because, yeah it's just not right and we're replacing

companies to get the. Coverage the issue you run into
is when they ask the question have you ever been
dropped by an insurance? Company you end up having to

there to write the, letters then you can get them

a POxy. Sealer there are quite a few companies that
offer the. Service how much of a difference does it
make on the life of the driveway and is it
worth the time and? Money thinks, well for most of,
us it's a cosmetic. Issue but here's where it makes

a big. Difference if you got a little slope to the,
driveway which most of us. Do as water comes down the,
driveway it drops into that expansion, joint it can wash
the sand out from underneath the next, panel which can
allow it to start moving and cause all kinds of. Problems,

FINE i don't typically see it done with silicone or.
Epoxy they make a regular rubberized joint sealer material to
put in expansion. Joints it's a rubberized expansion joint. MATERIAL

solar fan installed on top of, it and they put
a eighty degree thermostat in, there so during the cold
weather it doesn't turn. On AND i don't know if
that's good or bad for moisture in. There their thought
was that the building heats, up it maybe paperizes some

of the. Moisture when the fan turns, on it helps
pull the moisture out of. THERE i also have a
dhumidifier running in, there and it's it's a forty by
sixty sixteen foot, tall so that one humidifier really doesn't
seem to do very much in. There would you suggest
putting more well of those in, there or also taking

out that thermostat and just have it when the sun
comes on it turns.

On, well you're gonna have a hard time dehumidifying with
that fan, going because when that fan is, on it's
drawing air in from, outside and so your dhumidifier's got

next to. Impossible if you got a fan that's, moving you,

through gaps and stuff in the metal. Building for A
d humidifier to keep up with.

why is there so much moisture in? There and you,
know one of the things that can put a lot
of moisture into a building is when it's, new the
concrete is still drying and that does release a lot of,
moisture and that that happens for a couple of years.

Even but WHAT i would suggest is first try the,
fan leave the dsmidifier, off and if that fan being
on is controlling that moisture, issue then you don't need the.
Djumidifier but if it can't control, it THEN i would
try shutting the fan off completely and just covering that,

exit run the dhumidifier and see if it does better that,
Way BECAUSE i can tell you running the dhumidifier in
there will solve the.
