you guys do when you go out to do this
tune up on homeowners air conditioning systems?

Well, we do majority of what every other company does.
We check the system multi components, but we do a
lot extra more. We do about twelve hund dollars more
in actual tune up that other company's charge. We pull
every blower motor, We clean every blower motor. We take
a part the condenser, clean the coils, get all the

leaves out from underneath it. We also, in turn do
a vaporator coil is accessible, we'll do a clean on that,
and we vacuum out all the sledge that's in the
drain lines if it's not flogged. We also then do
an air quality assessment for every customer's complimentary We also

take apart one grill so they can see inside the
ducks to see if the homeowner has anything in there concern.
And on the last thing we do that nobody else
does is an efficiency and attic efficiency report, so they
can see if there's any way that homeowner can save
money or anything of that nature.

Okay, so let's go through this again a little bit slower.
On a couple of these items. You take apart to
condenser and for everybody listening, that's the outside unit.
Speaker 8 (05:08):
That's correct.

Now when you say take it apart, what are you talking.
Speaker 8 (05:14):
Well, we take that top off where the motor is,
where the standing at everybody sees, well, make sure we
take that off and we can thoroughly get the cleaning
solution and everything in through the coils and clean their
actual coils as well as possible with actual a non
corrosive cleaning agent, so you have the best airflow. Also,
(05:37):
with that top off of it, we can get all
the leaves and everything out of the bottom part of
the air condition itself, so those drain holds can drain
the water. You won't have stand water and eat whatever
it does.

Okay, the other thing that you mentioned is we take
a grill off inside to examine the duck work. And
I want to explain to everybody why we do this
because people hear me say this all the time. Ducks
are people try to sell duck cleaning way too often.
It's filtered air going through the duck work. This gives

people the opportunity to be able to see what's in
there before somebody's trying to sell them duck cleaning. And
we're going to tell you up front West does not
do duck cleaning. We're doing this so that you can
be rest assured you don't need this service. And again,
let's go in and talk about what you were saying

on the inside the unit. You're going to take it
apart and pull a blower motor. Why are we doing
all that?
Speaker 8 (06:41):
Well, when you have up to a tenth of dirt
on that blower wheel, it can reduce the airflow. When
you have to reduced airflow, that brings more strain on
the unit and also less efficiency. So for the best performance,
especially if that's what you're paying for for tune up,
we make sure you have the best airflow possible. We

take all the build up and crutter, dirt, whatever may
be on that blow wheel, clean it so you have
the best airflow itself. Also, when that dirt, dust, everything
gets into the motor, that's what helps there's holes in
the motors that helps it cool and keep it cool down. Well,
we get all the dirt and blockages from there so
(07:23):
your motor could breathe and run their longest that it
possibly can.

That helps extend the life of that HVAC system.

is a tune up to clean everything, to check everything
and go through and make sure that you are up
and running for another year. All right, you got a

Yes, Jim, thank you. My driveway has those sex which
are divided with sand strips of wood, and the wood
is now breaking and wearing out after a number of years.
I don't I forgot what do you put to fill
in those where those wooden strips.
Speaker 1 (09:15):
Were well, you got several choices. One would be to
dig all that wood out and put new wood in
if you wanted. It does require notching the wood where
the rebars go through and everything. It's kind of a pain,
so most people elect not to do it that way,
and I will tell you up front, I would not
do it that way. Another way is they make a
(09:40):
rubberized joint sealer that you can, you know, again, clean
off some of the wood off the top and this
pours down in there. It comes in a calking tube
that you can just squeeze it in there. It self
levels seals it up. It's it's a little labor intensive,
(10:01):
but it does a very nice job of feeling it
and sealing it and everything. And then the easiest one
that I have found is a product called trim a
slab and it's a a coil basically a rope of
this rubberized material that you can push down into the
(10:24):
slab or into those joints. Rather, it's it's designed to
fit in there. It comes in a couple of different
withs so that you can match what you've got with
wise and it's made right down here in Texas City,
so you know it's a local company. I've seen it
at some of the Ace Hardware stores. I don't know

if all of them are carrying it or not, but
the product is called trim a slab.

dehumidifier if that's the route you're gonna take. Where a
lot of people run into trouble with like places on

I was talking with Jim down about a place down
in Galveston and Jim, I'm assuming this is like a
weekend home or something.

Yes, Yes, that's great.

So where do you normally set the thermostat on the
air conditioning system when you leave?

Oh?

Sometimes turn it off all.

Together, okay.

Yeah, And see your air conditioning system is a big
d humidifier, so when you turn it off all together,
it's not dehumidifying. You're just getting all that humidity that's
in Galveston, you know, soaking into your home and you're
gonna start getting that mildew growing. Normally, I would tell
you if you'll probably set it like eighty Now, if

you don't want to leave it running, then I would
tell you get a d humidifier.

Set it up in there.

Uh.

When you do that, you're gonna have to have a
place for it to drain to, but it will do
the same thing. But the reason I tell you to
leave the air conditioner on is when you let the
home heat up that way, it not only are you
adding humidity to the air, but it's damaging other things

in the house like plastic parts and different things like that.
So there's other advantages to using the air conditioner and
just not letting the house overheat. And not to mention
the fact that when you do turn the air back on,
you use a lot of energy to cool it back
down again.
Speaker 3 (18:36):
Okay, so.
Speaker 14 (18:39):
I guess I should just forget about a daumidifier and
just leave the AC on.
Speaker 1 (18:46):
I would do that first. I mean when I used
to have a place at Lake Livingston, and yes, I
always left the AC system on. Now, like I said,
I would turn it up to like seventy eight or eighty.
But I would leave it on just for the dehumidification
and uh, you know, keeping everything in good shape in

the home.

Okay, Uh Jim, what about during the other seasons besides
the summer? What uh what like winter and so forth,
spring and as far as humidity control.
Speaker 1 (19:24):
Well, if it is an issue still at those times
of year, then that's when you would be running a dehumidifier.
Speaker 3 (19:34):
Uh huh.
Speaker 1 (19:36):
And dehumidifiers are not very expensive to buy. I mean, uh,
you know, to get one, you're you're typically talking a
couple hundred dollars to get a good one, and uh,
it's going to remove a lot of water out of
the air. Now, most of them will come with a
tray that captures the water and you have an option
to hook a hose.

Up to it.

Always, if you're not going to be there, always used
the hose because uh that that bucket that it gets uh,
it will typically fill it up in less than a
day and then it shuts off.
Speaker 14 (20:12):
Well, there's no convenient place to drain unless you drill
a hole somewhere.
Speaker 1 (20:19):
Well, h the places that you have to drain them
typically is going to be to have it like near
a bathroom where it can drain into a shower or
something along that line.

Yeah, okay, Well, is there more humidity in the in
the winter or spring or fall.

Or then.

No, In fact, I would I would venture to say
that a lot of times there's more humidity in the
summer than there is in those other times. But I
mean when when you when you watch the news, they
typically give you the humidity levels, and in the summer months,
it's not unusual for us to be ninety percent humidity.
In the winter months, a lot of times we're at

as low as forty, being up to seventy. Typically your
ideal humidity levels in the house are typically forty five
to sixty five. So summer is when it's really the
bad time.

Okay, all right, well maybe I'll do one have a
U meidifier? Do you meidifier? Just for backup? I guess yep,
there you go their condition, Yeah.

Well, I'm doing good. I appreciate your show. I don't
get a chance to listen to it super often, but
when I do, I always get some good tips and
hints some things, so I appreciate that.

So I have two questions today on two issues I
wanted to get your insight on. The first one is
my garage concrete slab all that garage free car garage.
But I have a handful of times a year I
get this sweating going on on my slab and it
(24:39):
makes the entire garage just really damp and wet. Yeah,
so I'm trying to figure out. I'm thinking there's probably
something underneath the slab. This is an a home that's
fifty years old, so it's not something recently built. So
I don't know what to do about that or what
(24:59):
that is it's for how to solve it.
Speaker 1 (25:02):
It's typically caused by the weather change. Uh. You know
when when we have a quick weather change, Uh, the
concrete and the air are at different temperatures and it
basically produces sweating. And that's that's what you got going
on with it.
Speaker 8 (25:21):
Uh.

Short of heating and cooling the garage, there's not a
whole lot you can do about it.
Speaker 3 (25:27):
Well, typically it's I usually lead one of the We
leave one of the garage doors open a little bit
so our dogs can go in and out a freedom
go in and out from the house to the garage
and all that for the backyard, so I've always had
one door gamped about a foot or so so they
can get in. Uh, would an epoxy cover flooring. Uh
(25:52):
help bat Any.

No, No, In fact, it sometimes can make make you
a new problem because as the floor trice is sweat
like that, the apoxy can blister off.
Speaker 3 (26:09):
Okay, uh any suggestions of how to eliminate that?
Speaker 1 (26:19):
Really the only thing you can do, Like I said,
you heat or cool it or put a dehumidifier in there,
and that can minimize it. But if you're leaving the
door ajar, the dehumidifier is never gonna stop. I mean, uh, Bret,
you're adding to the temperature differential. And quite frankly, having
(26:44):
the door a jar probably is what's causing some of
the issue.
Speaker 3 (26:50):
Okay, well, we thought about closing the garage door and
just putting a dog door in the in the garage
so the dogs get in out that way, an and
you know, I'll just keep the roge door closed. So
I guess maybe that could probably help eliminate hopefully maybe
that issue.
Speaker 1 (27:09):
Yeah, yeah, because basically what's happening is it's hitting due point.
When it hits due point, it sweats, and so by
having the door a jar, you're you're allowing it to
hit the due point easier.
Speaker 3 (27:23):
Okay, all right, well I work on that all right.
Second question, sure, So we had a very very large
oak tree that we it was next to our circular
drive in the back of our house, that we had
to have cut down because it was creating foundation problems.
So we cut the tree down, but our back driveway
(27:45):
we had some sinking going on because of that tree.
So I'm wondering if there's something that I can you know,
there's I've seen the various companies out there where they
drill the holes and they POxy fill, you know, underneath
it the concrete.
Speaker 1 (28:01):
You're a thing with the foam, right.
Speaker 3 (28:04):
I'm not as much a fan of that because I
don't want to have, you know, all these olds all
over my driveway. Is there's something that I can do
other than that, other than that and then and other
than just ripping the whole driveway out and repouring it
all refilling.
Speaker 1 (28:21):
How long ago did you cut the tree down?
Speaker 3 (28:25):
Oh? Probably about five years ago, Okay.
Speaker 1 (28:32):
And the reason I asked that is once you cut
a tree down, the soil starts taking on moisture and expanding, right,
But after four or five years, it's done all it's
gonna do. So, yeah, your choices are gonna be go ahead,
and use the eure thing, which will drill a five
eighth inch hole. You can mud pump it, but that
(28:54):
requires a two inch hole, or you tear it out
and pour in new that. That really is the only
three options there are right now. But I can tell
you as far as the little holes that the five
eighths holds, you will see them at first, but every
(29:15):
year that goes by, it will become less and less
noticeable because it'll start getting the dirt and grime on
it like the driveway has, and they blend in so
usually after just a couple of years, you don't even
see them anymore.
Speaker 3 (29:34):
Okay, Well, like I said, I'm not being a fan
of that because I hate having the look of all
the holes being drilled everywhere. So but yeah, I didn't
know if there was some other product or solution out
there to do it that would not have to drill
all those holes everywhere.
Speaker 1 (29:50):
So yeah, nope, not at this time.
Speaker 3 (29:54):

My house is built in the mid eighties, and I've
got an area in the house it's like fourteen foot
ceilings right big large common area, and then our kitchen
comes out with the walls that fourteen foot high. And
then right there with that corner of the where the
kitchen is up on that fourteen foot ceiling, there's a
crack in the sheet rock of about eighteen inches and
(35:28):
it's just wide enough that you can see it up there.
And I was just wondering if there's any foundation issues.
There's no other cracks in the house, doors don't stick,
no mortar breaking in the bricks or something.
Speaker 7 (35:38):
And somebody had.
Speaker 4 (35:39):
Mentioned, you know, if the hurricanes coming through eighty miles
an hour, wind house might have flexed and cracked that
sheet rock.
Speaker 7 (35:45):
But I don't want to get your opinion.

And I'm all verified that what I'm picturing my mind
is what you got So you got a peak room
and the wall goes all the way up to the
peak in the middle there, and there's a crack that's
coming straight down from the peak.

No, it's coming out. It's going out across. So the
ceiling's fourteen feet high.
Speaker 7 (36:07):
But it's flat.
Speaker 1 (36:09):
Okay, Oh, it's flat. Okay, gotcha.

It's flat.

And so so it's coming So the word it's flexing
is not down the wall. It's so at that point
where kind of the kitchen's kind of up if you
imagine a box inside that.

Room, yep, where the kitchen is.

So at that point where those walls come together, that
crack is running along the ceiling and it's about eighteen
inches and like I said, it's just wide enough that
you can see.

Yeah, that ninety nine point nine percent of the time
is not a foundation movement crack. Okay, okay, h normally, yeah,
that that is. I typically attribute it to just a
bad sheet rock job to begin with, because it's it's
in a corner that flexed a little bit somehow and

it went ahead and broke. But yeah, nothing to worry about.
Just have it retaped and floated.

Got it, Okay, that's how you that's how you fix it.
You you'd float.
Speaker 1 (37:06):
It, yep, yeah, yeah, just uh And typically painters will
do this, they'll come in and and retape and float it.
Now if since it is inside the uh the corner
like that, in some cases people will just use calking
to cover it up, and that works just fine as well.

Okay, I'm gonna try that before I do the float work.
Kind of scratch a scratch a spot in there where
I can put that a good what a good like
vinyl vinyl cock or vinyls.
Speaker 1 (37:41):
Just a regular silicon ized cock, so it's got a
little flexibility to it it.
Speaker 7 (37:45):

Hey, my pleasure. You take care by and and again
that's a very common thing. But usually if a crack
is following a sheet rock joint in a wall or
where the ceiling in walls meet in corners and things

like that, that's usually not gonna be from foundation movement.
That's usually gonna be just something that needs to be
repaired and move on. Foundation cracks are normally gonna be
diagonal cracks going across from the corner of like a
doorway going diagonal from a window that's usually an indication
(38:30):
of foundation movement. But when it's in the joints themselves,
even when it's in the walls or ceilings and it's
following the sheet rock joints, that's usually not an indication
of foundation movements. So you can be uh, you know,
rest a little easier with that information. Again, if you

Liner third time it's a shower pan. Failure and this
is this is more common than people. Realize, now if
(54:53):
you're getting mold under there it's got to be getting
moisture from, somewhere so there's a few places it Can
one is if the shower pan itself has a. Leak,
unlikely but especially since this is the third, time very.
Unlikely the, other which is a very likely place but
(55:17):
should have been caught, already would be the where the
drain line comes through into the shower. Itself typically the
shower pan has a big nut that's underneath you don't
see it from the. Top that tightens up and a
rubber ring will clamp onto the pipe and that's how it.
(55:40):
Seals if that's not tight, enough it can. Leak that
could be the. Source but again this is the third.
Time you would have thought if that was, it that
would have been caught. Already the last, one which is
a kind of a, WELL i shouldn't say last. One
other one that is kind of missed a lot of
(56:04):
times is if the pipe going from the shower valve
up to the shower head has a. Leak and this
is very common and missed all the. Time it's a minor,
leak so it's not putting out tons of, water but
(56:27):
it puts out enough that it grows, mold and typically
it's going to be down low because water drops down you,
know it gets down to the floor level there and
that's where the mold would start to. Grow and that
is something that's very common to. Happen and the problem
is the only time it's leaking is when the shower
itself is. Running even if it's in a. Bathtub you,
(56:52):
know you can run the bathtub and it's not a.
Problem but the minute you pull the lever and it
goes up to the shower, head you got this leak.
Going this is a common problem that's missed all the
time because it's extremely hard to check for and quite,
frankly because this is the third time that they're having
to come out and do, This i'm betting that's probably

where it's.

If you want to try to steer them in that,
DIRECTION i think that would get you taken care. Of,
now there is one other. Thing you know a lot
of times people like to put their thermostats at not

real cold or real. Warm, well those shower pans are
typically thin, material and let's just say you've got you
keep your house extremely. Cold to, me you're setting it
down at sixty eight. Degrees it's. Cold you run a hot,
shower the water gets, down it hits that shower, pan.

Hot it can cause it to sweat because it hits
that due point where it produces moisture and. Sweats that
can be a cause of it on, light but it
is a slight. Possibility so there there's where you can.

all of those are typically maintained by YOUR hvac. Contractor

our water systems aren't the best, anymore and we're getting
more and more chemicals in our water all the. Time
we're getting more and more sediment and just stuff we

there and design a system to clean it up for. You,
now that could be a water, softener it could be
just a filtration. System you want good drinking, water do

space house is a closed cell spray foam. Insulation and

as far as what's down there for dirt is the

humidity levels that come up out of the. Soil it
gets into that. Insulation it holds that moisture against the
dirt and causes just tremendous amounts of wood. Roped, now
when you use the spray foam that is a closed,
cell it don't take on, moisture keeps you from having

the wood rot. Issue now you're being saved right, now
probably BECAUSE i don't know how much sand you have,
there but the sand is being a buffer for. You
and are the sides all open where the air can freely?

LIKE i, said you start picking it up three inches
