jump into an email question here? Uh. This came from
Dan out of Crawley, and he says winter rising a
soft water system. Our water softener is located in the garage.

(04:03):
The person who installed it said to keep a space
heater aimed at the bottom of the resin tank whenever
the temperature drops to thirty two degrees or lower. We're
leaving town towards end of December, and I'm not safe
with leaving that space heater on while we're gone. Many

(04:23):
years ago, I forgot to run the space heater and
it did freeze up, snapping the plastic o ring retainer.
The original installer said to not use heat tape. What
are your thoughts on keeping that resin tank warm and
still be safe. Well, you don't have to use a

(04:45):
space heater that's aimed at the tank. Really, what you
got to do is keep your garage from getting so
cold that it freezes. Now, I'm not worried about it.
If it gets down to thirty two, I'm not even
worried about it, quite frankly, if it gets down to
twenty eight for one night. Where we run into trouble
is when it gets down below freezing for extended period

(05:07):
of times, especially when it's in a garage that way.
So how can you avoid this. Well, they do make
space heaters that are not the electric coils. It looks
like a radiator, the old style radiator types. It's got
an oil in it, and basically the oil heats up

(05:29):
and it just keeps the air in the garage warm,
and that's really all you're looking for. Some of the
other things though, that you could do is to simply
wrap it with blankets and stuff to keep it warm,
shut the water off to the house in case something
does happen. But unless we get down typically into the teens,

(05:54):
and it stays there, Normally something that's in the garage
is going to be okay unless there's a source of
air that's getting to it, you know, like it's right
next to the overhead door and there's a gap that's
allowing the wind to blow from the north straight against
that tank. Normally it should be okay. So, like I said,
I look at the weather before you leave, and if

(06:18):
it looks like you're going to be running into that
type of situation, then I would go ahead and put
one of those radiator style heaters in there. Let that
keep the room temperature good while you're gone. The garage temperature,
I should say, while you're gone. But in the most part, again,

(06:41):
unless we're getting down to an extended period of time,
stuff in the garage is normally gonna be okay, even
when the temperature outside is down to thirty two, because
you're away from the wind. You're in an enclosed space
that typically is not going to drop as cold as
the outside temperature unless it's there for like I said,

(07:03):
a couple of days at a time. Usually these overnight
freezes are not our big problem. Got a question seven
one three, two, one two, five, eight, seven four, And well,
since we're talking about that, since a lot of people
will be leaving town for the Thanksgiving holiday, shut the
water off. You know, if you're only going for a

(07:26):
day or two, I don't worry about that. But you know,
if you're leaving today tomorrow, you're taking the whole week off,
you're going to be gone until next weekend. Just shut
the water off to the house and don't worry about it.
You'll be you'll be able to turn it back on
as soon as you get home and everything will be

(07:47):
just fine. And then you don't have to worry about
if something does freeze and break it. I don't see
where we're going to get a major freezes in the
next week to worry about anyways. But I know there
is a some cold weather coming, and truthfully, I haven't
looked to see just how cold it'll get here, but
I don't I don't think it's going to be long

(08:08):
enough here that we would have to worry about it
even if it did get DOWNE all right again seven
one three, two one two five eight seven four, and
I'll see what I can do to help you out
here on Texas home improvement, uh Donald, He says, I
have an area between two single garage doors that is

leaning and there's a gap between the wall and the
garage door. I had a masonry company to take a
look at it. They said that I would need someone
else to do the structural work before they could repair
the brick. I'm not sure what type of contractor I need.
Do you have someone that could do this well? Most

of the time, when it's leaning like that, it's it's
probably a foundation issue. Now, it could be in the framing,
but usually the foundation movement is involved in it. So

for many years prior as I have listened to a
lot of seven forty. Well, I've been doing on this
show for twenty two On January third, coming up will
be twenty two complete twenty two years. We'll start our
twenty third year then. Anyways, he's never yet called in.
I'm fifty eight years old. My question now is that

(10:18):
I would like to get an estimate on a plumbing
job at my home. I'm going to try to give
the detail that you need, although I realize y'all might
need to make a visit. Well, anytime there's a bid
on something, people need to make a visit. Anyways, let's
see Centerpoint Energy came out changed his natural gas meter

(10:43):
in the backyard to a modern unit, while neither of
them him or his wife or home. The pipes entered
and which didn't. The pipes that entered at ground level
didn't surprise him, but he was told he smelled gas,
so they shut the gas off. He needs to have
it fixed before they can do anything. He has center

(11:05):
point text to show where they could see it. And
they sprayed soapy water and it was clear and there
was a leak. So the situation is it's a nineteen
sixty home backyard. The gas enters underground to near the
brick of the home. A pipe comes up vertically above
ground thirty two inches and changes the horizontal in a

(11:28):
short run meter where it another run and into the
elbow to the house. Okay, wow, he got a lot
of stuff here. Okay, it runs twenty six foots underground
to the garage. When it comes up, they can see
a path anymore, but it makes its way through the
framing to the water heater and ac furnace of the sides.

(11:52):
I'm going to jump down to what he's looking for here. Okay,
he's had somebody come out and take a look at it.
They both think he will need to get a task
requiring a permit, and they both value that at an
average of four hundred and eighty. They also feel he
needs a water heater drip thing for two fifty to

four hundred. The plumbing bids are twenty one forty four
up to four thousand to put all the stuff on,
get the gas line recertified and ready to go. These
have going to pick who you're comfortable with. That price
range is very reasonable and yes, I heard the music
to get it going and look plumbers charged by the hour.

Improvement Source. Look, you're looking for a contractor. And we
were just talking about this guy looking he's got a
bid from twenty one to forty four to four thousand
and five. So how do you choose which one to
go with? Well, obviously you got to go with the
first of all, the one that you're comfortable with. If

(16:09):
you're not comfortable with the information you're getting from one,
don't go with them just because they're cheaper. You know
why they're cheaper. You're not comfortable with them, and there's
probably a reason. So you got to be first comfortable
with whatever contractor you're hirghing. Now check them out. One

(16:29):
of the big ones on plumbers, make sure they got
a darn license. I am shocked at how many people
are out doing plumbing work and don't have a plumbing license.
And I don't mean they're working for plumbing companies. I
mean they are out selling themselves as a plumbing company
and don't have a darn license. Unbelievable. Make sure they

(16:54):
can pull a permit, because if they can't pull a permit,
chances are good they don't have any insurance and they
don't have a license, and you don't want them working
on your home then, especially gas lines h and this
is just for plumbers in general, and you can check

(17:14):
with like who their supply houses are and things like that,
as far as are they paying their bills to do
a little background check out. I'm not a huge fan
of the BBB. I've never made any bones about that,
but you can call and see if there's unanswered complaints
and that will help you as well. So again, but

the big one is you got to be comfortable with them. Now,
typically a thief and if you yeah, you heard me,
do the a spot for citadel. I don't like a thief.
And and normally someone who's trying to pass themselves off
as a good contractor is going to be a pretty
darn good con man. Uh so it you got to

be careful when you trusting face value, go by that
gut instinct and if something doesn't seem right, usually it's not,
and move on, get another opinion from somebody and another price,
and you'll be happier with it. I'm gonna let that

wants to remodel a double wide manufactured home. What kind
of contractor do you need? Well, you need one who
works on mobile homes, manufactured homes. And why is that?
Because even though they will tell you, oh, our construction
is the same as a regular house. We use two

by fours, we do this, we do that, it is different.
And you've got to have a contractor who's willing to
work with some of those differences. Now, where are you
going to find one? That always becomes a big question.
Here's what you do. Go to some of the yards

(19:47):
where they sell mobile homes, because when they move them in,
they got to do some remodeling to them. They got
set up and fix issues. They've got people that they
use that they can refer you to. And then you've
got somebody who they are used to working on the
mobile homes that way, so that would be the direction

Yeah, Joe, I've got a question about a luxury vinyl
plank flooring.

Uh.

We're going to put that in a house.

And when we pull up the carpet in the pad
underneath it, you know, we're down to this slab in
another room in a kitchen. It's already got a sheet
vinyl or linno him or something on it that's glued
down really good. The question is this on these luxury
vinyl planks that we've looked at, and we looked at
the higher end ones, they have a backing already on them, right,

(20:54):
Do we need another backing or underlayment on the floor
before that or is what comes with it enough?

Speaker 9 (21:02):
You got to read the box or the warranty paperwork
that comes in the box, because some of them are
very specific that if you put an underlayment you avoid
the warranty. Oh okay, and some of them will require
it for the warranty so uh. And it's not per

(21:23):
manufacture new core. They'll have some that we will require
an underlayment and some that won't. So you're just gonna
have to check each the style that you're wanting to
put in to figure out whether it wants it or not.

Okay, Well, the ones we've looked at seem to say
you don't need it, and I had a neighbors that
where you got to put it in.

Speaker 9 (21:44):
Now, if it says you don't need it, don't. Yeah,
if it says you don't need it, don't put it
because it would void the warranty.

an email from Tommy out of Pasadena asking about a
breaker box replacement, and he says, what kind of contractor
do you need? Well, you need an electrician. Uh, give
Right Touch Electrical a call and they'll be able to

And look, this is for everybody listening. If you've got
the old Federal Pacific box still in your home, get
it replaced. I mean, those things have been hazardous for
years already, and I know you're thinking, well, I haven't

(24:15):
had any issues. I don't need to worry about now.
Once you have an issue with it, it is too late,
and the Federal Pacific boxes are just plain dangerous. So
it's time to go ahead and get that changed out
and replaced again. If you've got a home improvement question

source mac out of Dickinson has a sub floor question.
He says, uh, hi, Jim, I'm having a problem with

(24:59):
my sub floor rotting. My house is on block and beams,
and the previous owner lived in the house for thirty
years and only had a few rotten spots. I replaced
all the subfloor with one in an eighth advance tech
tongue and groove. There was water getting under the house,
so I had to replace the sub floor again. I

(25:22):
also grated the yard away from the house, and I'm
sure I stopped eighty percent of the water coming under
the house this last time I replaced the sub floor
in the master bedroom, I used regular tongue in groove
plywood and rolled a waterproof coating underneath to stop the
subfloor rotting. Well, within six months, the flooring in our

(25:44):
bedroom started buckling. I removed the flooring today and there's
mold on the plywood underneath the flooring. For the flooring,
I have new Core waterproof vinyl flooring. Not sure where
that just came from. Uh, with new Core waterproof vinyl

(26:05):
flooring with cork underneath it, can you please help? Look?
New Core is a great floor I've used it several times.
But what happens is the vinyl keeps the AC system
from deshumidifying under the floor. And so now what you're
getting is you're still gonna You know, you've you got

(26:27):
rid of eighty percent you said of the moisture the
water coming underneath the house. So you still got water
going under the house. Now you've got this vinyl floor
on top that is keeping the AC from taking the
moisture out you're creating a wet spot between the flooring
and the subfloor. That's where the mildew's coming in. Uh,

(26:48):
we've got to address the cross space and it may
require encapsulation. But the first thing to look at is
what do we got for ventilation? Can we get it
all if there's water or sloped into one spot where
we can pump it out, control the humidity level with
ventilation and get this under control. And uh, in some cases,

(27:09):
and it's not a lot, but in some cases it
does require what's called encapsulation, where plastic sheeting goes down
to keep the moisture that's in the soil from getting
into the crawl space and then you proper ventilate everything
and that controls it, I think. And as that's especially
if you're going to go with any type of vinyl

(27:30):
planking floor and stuff like that. So, uh, that's a
direction I would say it needs to go to if
you want to get due West out to take a
look at. It doesn't cost you anything and you can
at least get an opinion as far as how we
can get this under control. Call due West. That's seven

if you've got a home proven question again, it's seven

We are looking at a home out there like Livingston,
and it's built around twenty ten. And in the attic,
the underside of the roof has been sprayed with a
foam insulation as opposed to the blown in insallation I've
normally seen anything in particularly I concerned about with that
type of inslation.

Speaker 9 (28:30):
You know, actually there is the insulation itself works great,
don't get me wrong. And basically what you're doing is
your attic is now heated and cooled just like the
rest of the house. Not quite to the same degree,
but it is. He didn't cooled. We' we're running starting
to run into trouble. And it started in England first,

(28:51):
and it is happening in the United States now. And
I warned everybody about this about two years ago. Insurance
comes companies are some of them starting to exclude any
type of coverage for that roofing, decking, wood rotting, leaks
and all that kind of stuff because that foam gets

(29:13):
up there and you don't see when there's a water leak,
it gets into the foam, it holds the water against
the wood and rots that roof out before anybody knows
there's a problem. And so some of the insurance companies
are now excluding the foam homes like that from having

(29:35):
that type of coverage, and so that that is really
the only big issue with it.

Speaker 5 (29:43):
Gotcha, is that the kind of question that the insurance company's
going to ask me when I sign up for I'm assuming.

Speaker 9 (29:49):
Yeah, they're going to ask you, what do you have
for insulation? And uh, is it on the roof deck?
Because what they what's what started happening to them is
that material was on there. They would even when they
came out in England especially is where there's like I said, started,
They would go out to do an inspection. They'd pass it.

(30:09):
Everything looked fine, but they really couldn't see the deck
and they couldn't see the two by in our case
here like two by eight or six is because they
were covered with foam and it ended up they were
rotten and they ended up buying a lot of structures
because of it.

Speaker 5 (30:28):
So if I'm concerned about that. Can that phone be
taken taken off?

Speaker 9 (30:32):
Yes it can. It's it's a lot of work, but
it can be.

Speaker 5 (30:38):
Gotcha.

Okay, well you look at it and think about there.

four years old. It's original, it's not it's not federal.

few months ago one of the breakers needs replacement, and
a month after a second one. But they were very
difficult to find. Yeah, you couldn't and finally got them.
But it was mentioned to me that it's not going

to get any better. You probably should go ahead and
replace it. It's done good service for you for this
many years.

Yeah. Well the Square D, the Square D is still
top of the line equipment. Uh. The issue you run
into is it's just old. It's kind of like an automobile.

You take a I've got a sixty four Chevy pickup.
When I take it in to have somebody look at
the carboy, they say, what's that? And your electric box
is kind of getting to be that way. It's just
old technology and the newer stuff doesn't fit the old box.

I don't think it's dangerous to you.

No, the biggest issue you're going to run into is
just as time goes on, not being able to get
the right breakers. Yes, now are the new ones? Are

because technology has changed, But like you said, you haven't

house was built in seventy three and I did replace
my electric panel to upgrade it to it. But that's
already been twenty years ago.

the electrical box?

You are probably going to be somewhere between, and this
is strictly a ballpark, my guess is somewhere between ten

just doing the breaker box. You're probably for the just

bathroom vents, and it reminded me that I have a
question about a home we just moved into. There's no
bathroom vent in the master bath, but there is a
window in the shower, which is odd. I wondered if
there's a way to use that to vent out. But

then in the winter it would be awfully cold. So
I just wondered if you had any ideas.

Speaker 9 (49:32):
Well, you open the window in the winter, it's invigorating.

Speaker 14 (49:36):
Yeah, I don't think my mom will feel that way
about it.

Speaker 9 (49:44):
Well, okay without opening the window. No, there's not a
way to use that opening. I mean, I guess you
could reframe it, and then you'd have to put a
fan up in there, and it just wouldn't look right.
It is not that difficult to add a ceiling fan.
And the reason I was asking the previous call if

he had attic space above it, I would have had
him just run the pipe over to the eve and
you can drop it out through the eve of the
home through the soffit boards. And so if it's one story,
you can do that on a two story, depending on
which direction. The joys that are running up in that

(50:27):
ceiling dictates which way you would run your.

Vent pipe, right, so I would just open up a
hole on the ceiling and.

Speaker 9 (50:38):
Well usually you can figure you can figure it out
which way they're running without having to open the hole.

Yeah, So it's really just a matter of looking up
in the atticts see which way the joysts up there
are running, and then you can decide where you can
run it.

The direction, it is something you can handle yourself. When
it comes time to actually put the fan in, you're
going to need an electrician too, because it's going to
have to have wires run for it.

I'm betweenty tom Ball and homuh Hockley okay off twenty nine. Yeah,
it's out that misky way. Okay, and uh, I got
a question. I don't know if you can help me
maybe one of your UH followers or heros out there,
ken I sometime back we built this home back in
ninety eight or with their own hands, and we used
reconditioned or refurbished material on all of it. When hardy

(52:09):
plant came out, which wasn't even known it was called
concrete fiberboard, we use that for sighting, so we'd never
act to paint again. We use a heavy industrial grade
commercial metal for our roof. And just recently I had
come into some things that happened to me in my
life here, and now I'm having I take care of

(52:29):
all this. I noticed my insurance company that I've had
for since nineteen seventy eight, my wife and I now,
all of a sudden, I'm looking at my policy here
last month, and it shows that I have a corrugated
composition the roof is what they're saying I have. And
I call and questioned this, and I guess that was

(52:50):
a mistake because they said somebody in their firm rewritten
the policy into saying that I had composition shingles instead
of a metal roof. I said, is this why you
wouldn't accept my claim that I had two years ago?
When that ice storm came through, and then last year
I had it. The second time it went through or
limb went through one of my metal roofs, which you
have to have a pretty good sized limb to bust

(53:12):
through a metal roof and cause the damage. The people
that came out here and look at it were not
with that insurance company. They were a specialty team that
came out and did all the assessments and told me
that my roof is then correctly installed. I said, how
is that possible? I said, I got eight inch running
off on both sides of it, which actually is air

(53:32):
vined up at the top of the crown. I said,
it's impossible for you to say that. I just had
it rescrewed and filled. I said, so what are you
telling me? Now I find out why they didn't accept it,
because they're saying that I have composition shingle on my roof.
So now they changed it back to metal, raised my rate.
And now I'm trying to figure out if what do
I do because this hole in the roof had to

(53:54):
be patched by me with blackjack and that's not what
I want. So I'm trying to figure out how do
I go about taking care of this with the insurance
company if they had already came out and did an assessment.
But they don't see that it was metal. They're seeing
it as composition. I mean, this is probably way out there,
but no, I thought i'd hit it.

Speaker 9 (54:16):
Was actually gone, because you you know, you should be
able to show pictures from at some point at the
time that you know there was a family picture taken
or something of a kid and that metal roof is
up there, that can show that that roof has been there.

Speaker 12 (54:35):
Uh.

Speaker 2 (54:35):
Oh, theyen back since ninety eight, Yes, yeah, we do.
They have it in two thousand and twenty and twenty.
Wouldn't that ice storm hit twenty twenty one? Yep, nothing
happened to my roof. Then just within a year or
so back we or just within the last year, we
had that windstorm and tornado come through here. But it
ribed some siding off, it damaged my roof with the limb,

(54:58):
and it kind of destroyed half for my structure out
there in the back.

Speaker 9 (55:02):
Yep.

Speaker 2 (55:02):
And they took care of the structure of the fence,
the siding, but they denied my roof and wouldn't even
talk about it, and they wouldn't tell me why now
I'm finding out why because who and their farm changed
my contract composition to the battle. That makes no sense
to me, and I'm wondering do I go legal or
I mean, that's a harsh thing to say.

Speaker 9 (55:22):
What you actually need to do is get a public
insurance adjuster.

Speaker 2 (55:31):
Okay, that's a good thought because.

Speaker 9 (55:34):
And granted they're going to take a piece of the collections,
but that's what they do is go in and fight
these guys when they make mistakes like that.

Speaker 2 (55:44):
I have heard one advertise on TV. I might have
to give him a call, and I really hate to
go to the extent because we've had this large company forever,
but it seems like their quality is really.

Speaker 9 (55:57):
The unfortunate thing is these large companies like that on
the insurance companies, they don't care how long you've been
with them, right, They look at it every year.

Speaker 2 (56:08):
It's a new year, that's said. And I appreciate your time.

you're dealing with your insurance company and you're disagreeing with
what their assessment is, that's where the public adjusters come.
In uh. Can you go legal with an attorney, Absolutely,
and sometimes the public adjuster will bring in attorneys to

(56:37):
do that as well. But you know, a public adjuster
is typically a lot less expensive than an attorney. And
just a little fyi. Insurance companies do not want complaints
with the state Board of Insurance, and so when you

(56:57):
find one, like in this case, they had it down composition.
It's been metal all along. Somebody made a mistake and
they denied the claim. You can go through the State
Board of Insurance to put pressure on them as well
by filing a complaint, and they want to get that resolved,
So that gives you another option to head down. All right,
