start though, with like I say an email from Mary
and she says, lo, I will try to call this weekend.
But here's my dilemma. I have a condominium on the
sixth floor of a high rise in Florida. The toilet
is built into the wall, supposedly with a vacuum assist

(03:23):
by American standard. It is so loud, like you are
in an airplane bathroom. Are there any other options that
are quieter yet will work in a high rise. I
prefer toilets that flush well, not the low water ones
sold in Texas, but the good ones sold in Louisiana.

(03:44):
Thank you well. The low flow is a national thing,
it's not just Texas. But I will tell you a
high rise does not require a vacuum system. That may
be something that that high rise put in, or maybe
something that Florida requires. But there's high rises all over

(04:05):
the place and office buildings and such. They use regular toilets,
they're not the vacuum type system, So I'm not sure
exactly what they put in and why. I would assume
if it is a vacuum system, you know you're going
to be stuck with staying with the type of toilet

(04:26):
you have because you really wouldn't be able to switch
that over to a regular flush. If it's a vacuum system,
what would happen on a regular flush is it would
just pull all the fluid through the p trap and out.
If it's a true vacuum system, it'll have a basically

(04:50):
a door in the bottom of the toilet, just like
an RV has. When you step on the lever in
the RV, the door opens up and allows everything to drop,
and that's pretty much what happens in a vacuum type system.
But uh, again, that's it may be something that building

(05:11):
put in, or it may have something to do with
the Florida codes. I'm not sure, but it's not something
that's required in high rise buildings. In general. Got a question,

the Woodlands is asking about tree roots. She says, my
patio consists of slabs of slate and crushed granite. Pine
trees are about ten foot away from the house, but
are beginning to uplift the slab of slate about one

(05:56):
foot from the house. What do I need to do
to prevent my post tension slab? Yikes? Okay, it is unusual,
not impossible, but it is unusual for pine tree roots
to go out and cause these kind of problems unless

(06:17):
they have found moisture. A pine tree typically has a
tap root and doesn't send roots out scouring for water
unless we go through a severe drought then they start
finding it. Or if there's a water source out there
that they happen to find, then yes, they will send
their roots that way. I have seen a big ball

(06:40):
of pine tree roots underneath the slab and push it up.
Extremely rare that it pushes it up most of the time,
what you're dealing with tree roots is it's taken the
moisture out of the soil and causing things to drop.
And that's the reason we do root barrier because when

(07:02):
you have a root barrier, it severs the roots, does
not let them grow back over to where the slab
is and maintains a constant moisture. Now, up in the woodlands,
you've got a lot of pine trees. You've got not
just a black dumbo clay soil, but you got a
lot of sandy loam type soils there. It's more of

(07:25):
a grayish sand still can cause some of the same problems.
So that's where root barriers come in. Now, when you
start looking at root barriers, though there's different things to
look at. You got fabrics that have root barrier beads
in them root inhibitor beads. The problem is moisture can
still travel through those. I use a high density plastic

(07:49):
at due west so that moisture doesn't migrate through it.
Because that way, on the tree side the soils can
be dry. On the house side, the moisture content can
stay consistent and that's what causes the foundation movement. So
you know, if indeed the pine tree is causing those

(08:10):
slabs to heave like that I put, I'd get the
root barrier done and that'll sever those roots and stop
that from happening any further. What I suspect, though, is
there's something else that's causing it, and that probably needs
to be looked at a little bit further. It could

(08:31):
be something as simple as, hey, I'm working at the
house today cleaning out the hot tub, putting new water
in it and stuff, and I noticed my overflow for
my AC pan was dripping, which means my primary drain
must be plugged. I got to get that taken care
of so it's not dripping outside. But you got water

(08:52):
dripping on a hose bib from an AC condensate line
anything like that next to the foundation, you're looking for problems.
It can start stuff heaving, and that patio stones are
gonna heave first because they are lighter, less resistance. So
and since we're on that subject, cities, you are requiring

(09:17):
stupid things on the AC systems again. You know, way
back you had AC's installed where they would drip into
a basically a five gallon bucket with gravel buried in
the ground that went away because it caused a lot
of foundation problems. It put a huge moisture source next

(09:41):
to the foundation, so you couldn't keep the moisture content consistent.
And now in the last yeah, two years, now Houston
is requiring it, Pasadena is starting to require it. Other
cities are adopting this. It's stupid. I do. I have
an ac company, have a foundation company, and a plumbing company,

(10:02):
and I'm telling you you are wrecking foundations with this system.
If you want to require a pit like that, get
that thing at least ten feet away from the foundation,
at least ten feet away. And it really shouldn't be
done that. It should be allowed to just keep going

(10:24):
into the sewer system. I'm not sure why we're having
these issues that we're wanting to change, but uh, you're
going backwards. Somebody forgot why it was pulled out of
the soil to begin with. Anyways, I'll get off my
soapbox on that. Got a question. Seven one three two

if you'd ask me that to say, ten years ago,
I'd have said no. Today I tell people yes, it is.
Our power is just getting dirtier all the time, and

the searge, the surges that we get can cause damage.
I had to replace the circuit board on my AC
at home because we had a surge and it shorted
out the board and that could have been avoided had
I had the surge protector on there. And it's not
just the AC system, refrigerators, you know, these new modern TVs, computers,

all this stuff can be damaged by these surges we're having,
not to mention the fact that we get sometimes where
we don't have full strength power. So should a surge
protector be put on a personal home? Absolutely? They are
not that ungodly expensive and you never know how much
it's going to save you. That one circuit board I

had to put on, I could have put three search
protectors on my house. Keep that in mind. Got a

i had Do west come out and repair a. FOUNDATION
i think they put about eight jacks enter the house
and it seemed to do they send to do a
fairly good. Job and a hurricane the barrel came through last.
YEAR a couple of trees hit the house and it

pushed the foundation and inch from the in the kitchen,
area so it brought two of the jacks that Do west.
Did SO i had an engineer come out and component
that the slab was damaged from the, hurricane and insurance
insurance refused to play for, it SO i had to

(16:47):
do it out of my. Pocket but instead of going
WITH Doue, west well with this engineer. GUY i think
he may have overdid. It but what what he fixed
the other house seems to go down a little, bit
SO i think it over. Corrected so WHAT i want
to do IS i want to get Do west to
come out and fix. That BUT i don't know how

to do. THAT i don't know how to get him
to admit fault to.

It you're gonna play heck getting him to admit fault to.
It and be honest with, You i've never seen where
a house is picked up and the other side is pushed.
Down people talk about it a, lot But i've never
been never seen it. DONE a framework of a house

is very, flexible and so even if it was, overlifted
it doesn't just automatically transfer the weight over to the
other side of the. House, now if it was a steel,
framework then yes it, can it could do something like.
That but wood frame, structures they just have way too
much flexibility throughout the house to do.

That but the pot that he over corrected is very, obvious.

No question he could have. Overlifted, yeah but if you
just call, us we'll come out and take a. Look
and you, know it doesn't cost anything for us to
look at.

Quite, frankly be honest with, you this is the best
time of year to be calling, because, uh you, know
the months Of june And july in foundation repair are
traditionally the slowest months siute of the, year so we
can get to people very. Quickly we can look at houses. Quickly.
Uh typically when you wait Till august Or, september everybody

starts getting busy because school's. Back people are calling that
the summer heat has been drying out the soils and moving,
things and so we start working back building backlogs at
that time of. Year But june In, july quite, frankly
in the foundation repair, industry it's it's a very slow
and it's a good time for people to. Call you

the sewer line in the, house but it tends to clog,

Right first of, ALL i wanted to see if that's
okay to do. That And i'm not going to blow
out a train. Line and OR i saw something at
the box store the other day about a system that
you that feeds a liquid cleaner into the condensate.

Line, yes and really that's what all of us should be,
doing is putting something into that line periodically to kill
off the bacterius and. Stuff but when they do plug,
up typically the way you unclog them is to pressure it.
Up the only issue you can run into is sometimes

when those lines were initially installed or not glued and
the pressure can blow them. Apart, uh that's that's very.

Rare oh, okay, Okay well that, yeah, BUILDERS i guess
would take any kind of sharp that they. Could but,
yep on that system that you plug in a bottle
of some cleaning fluid and has an electric, dispenser that's

my question IS i don't have a sprinkler system And
i'm trying to find a way to water my. Found
i'm not for sure what an option. Is i've tried
The socer hoses and they're really not that. GREAT i
bought from, like you, know the box. Stores so wondering
if you could have a different.

Option, no they're they're they're so if you're going to
do it, yourself, well you know, WHAT i take that.
Back you can go into a plumbing supply store and
use the systems that THAT i put In At Due.
West we put in a drip irrigation system that uses
a hose that has drip, emitters and you can go
in that's open to the. Public you can go in

and buy them yourself and put them in and, uh
you know that that avoids the socer hose. Issues But
socer hoses traditionally have been pretty dependable for.

People well you're talking about.

Me so, now, okay.

Here's the issue with with putting in the drip. Irrigation
you're not going to put that on the. Surface that's
it's got to be, buried, okay and so you can
to end up digging a trench around the perimeter putting
the hose. In you're still going to want to put
it on a vacuum breaker to you, know to make,
sure a backflow, preventer a, timer, everything so it comes

on and off by, itself and that's how we install
it to meet state codes that, Way so you, know
if you don't want to do it, yourself you can
call The Due west office and we can give you
a price on. One.

Okay so if IF i am going to use A socer,
hose is there a certain brand or something you, know
or does it really even?

Matter it really doesn't because there's actually only a couple
of manufacturers and Most socer hoses are made of ground
up tires and so the process is pretty pretty. Standardized
the key thing so is you got to put it
on that, timer and you've got to on A socer,

hose you've got to have a pressure regulator because the
city pressure come out fifty five to eighty psi and
you want to drop it down to about fifteen to twenty.
Psi and it makes just a little regulator that you
can screw onto the hose bib just like you would a.
Hose that'll do that for. You and it's available at

the box. Stores when you do, that you, know when
you open up the and look where the hose screws
on to the hose. Bib it'll typically have a little.
CIRCLE a lot of times it's blue or green plug
in there with an eighth inch hole in. It, okay

take that out and when you put that regulator on,
there what it does is it balances where you get
the same amount of water. Everywhere when you run that
high pressure, water you get a lot of water at
the beginning and hardly nothing at the.

You what If i've to think about trying to like
do my own roof replacement And i'm basically by. Myself
instead of tearing off the, roof COULD i just do
shingles over the old? Shingles is that going to be
too much weight for the house or will that?

Work you can do. It it's not the recommended way
to do.

Uh and it's not that it's too much weight for the,
roof but it shortens the life of the new roof
because it's not a solid flat surface under, it under
the new, shingles and so they tend to not last
near as. LONG i.

You bet you take care and look You the tear
off usually isn't the the hard part of doing the,
Roof the getting the new shingles and weaving them together
and stuff like. That that's actually the harder part of
it that the tearing. Off you can go up there

with a flat shovel and start from the top and
work your way down and strip a roof off pretty
quick and. Easy and, yes roofers do overlays as, well
but insurance hates. It and again it's just shortens the
life of the. Roof seven one, three, two one two

You, Hey, Jim i'm trying to reduce the heat in
my back little. Patio, okay right, now it's a twenty
one roughly twenty one by twelve feet and it has
that corrugated galvanized steel. ROOF i think those panels are
three foot by seven. Foot, OKAY i thought everything was

four foot by eight but not. These and so it's
just super hot when the sun comes.

YEP i have a thermometer one hundred and twenty two
degrees right between the you, know the rafter and the,
roof and then when the cloud comes, over it only
drops down to about one.

Nineteen so, yeah that's because that metal is just take.
It it's it's like a. Stovetop it heats up and
it holds that.

Heat i'm telling. You it's WHAT i call a cat
on a hot tin. Roof there you. Go that was
a old movie from twenty five years ago, anyway or forty.
Anyway So i'm looking at, solutions and the first SOLUTION
i got was about eight thousand dollars over my. Budget

but part of my research is showing these like acrylic
panels that can be put on there that HAVE uv
resistant and they also let some light, in give me
a little more light through the. Windows what.

know pressure treated, plywood and then they're going to backfill

cleaner and stuff like, that and nothing seems to be

i've had very good luck using is spray and forget
and another product called wet And. Forget, okay, yeah there
are two separate, products two different, manufacturers but at the

the cleaning products. Are and, basically you spray this stuff
on and that's. It you leave it and you'll see
over the next no pressure, wash no, Nothing you just leave,
it and over the next a couple months you'll see
that THE lga and and all that kind of stuff
starts to die and fade, away and you're back to

the natural. Colors and you can put it on painted
surfaces as. Well that's Where i've used, it uh and
it's it's worked very very.

Yeah he said that it could not be lifted or,
releveled that it would have to be torn out and,

Much, right, right it's a pretty big patio and it's pretty,
sick you, know at that end that's gone down up

can see where the rebarb went into the original. Foundation uh,

said it appears that maybe they, didn't you, know to
drill it in far enough and glue it into the
foundation for it to pull out like. That, yep BUT
i don't, know you, KNOW i wasn't there when they
poured it, all SO i don't.

have options to mud pomp and use your thane to
lift concrete up like, that but if you've got to
come up twelve, inches you are typically better off to
take the concrete out and put new because the cost
of mud pumping in your athane is high enough that

if you were lifting at twelve, inches it's cheaper to
put new, concrete is It?

dus worked on the house THAT i had once before
WHEN i lived In, houston and they did a great.
