I have a commercial roof. I don't know if you
deal with that as well, but it's it's a flat roof.
And I see that the roof is the old style
where it has uh maybe some crumbs or some sand,
I don't know what that's called. But I also see
there's new technology where I actually put some type.

Of white.

Maybe top or something like that, or some type.

Of it's kind of a b bitumum type project. It's
a it's a rubberized roof and it works very well. Uh.
And yes, I've actually had one put on my office,
I guess two years ago by Guardian Roof Systems.

And they did Guardian Roof Systems, Okay, yep, and it
is that the latest and latest and greatest you know
whatever trend right now or.

That's been used for quite a few years already.

They still continued to use the old style with the
rock on it and the asphalt, you know, the tar
and everything, but pretty much, yeah, these rubber rised roofs
have taken over everything now because they are so much
more dependable.

And what is that other kind where they actually pour
some type of white liquid on it? Well, that's something that.
Speaker 2 (05:27):
Call Yeah, that's typically just a coating that they put
over an existing roof. That's that's not going to be
the primary.

Okay, So what do you suggest. Is this something that
I need to get in like you said, professional, or
is this something that.
Speaker 2 (05:45):
You Now, what I would tell you to do is
called guardian roof systems. Okay, have them come out and
take a look and tell you what's wrong first, because
if all it needs is that coating, they can do
that for you or you know, or you could do
it yourself after the fact if you want. But and

if it needs more like an area patched and then
the coding or a complete replacement, they'll be able to
shoot straight with you. I can tell you. In my situation,
they gave me a couple options because where my building
is when they're they're going to be widening to twenty
five here in Pasadena, and when they do, I'm pretty
(06:29):
sure they're going to take out part of my building.
And so they said, okay, we could do this and
that'll probably buy you another three years, maybe five, Or
you can do this and that will buy you another
twenty years. I said, well, I don't know when they're
going to get this project widened, so I would hate
(06:50):
to do the three year project and then have to
do something else later. So I went ahead and put
on a whole new roof. But they gave me the
options and the pricing and everything.

Well, hello again, my wife and I are selling our
house and uh because we're out literally twenty miles from anywhere.
Speaker 2 (07:57):
Okay, And I found.
Speaker 6 (07:59):
Uh, a little home, much balder than that huge barn
and menium I have. But as a contractor, I've never
thought anybody else's house that's you know, used or old
or anything. But I noticed that the house had had
foundation repair prior and three months ago before. When I

first looked at it, everything was just you know, it'd
just been remodeled and repainted and all that sort of thing.
They painted the brick on the outside and all that.
And you know, I've been going by a time every
every night, every so often, and being suspicious, I started
(08:46):
looking real close, and I happened to have the pass
password to get into the into the home anytime.

And.

Within the last like I said, three month on the
u even though this foundation have been fixed before, I
could tell that by the by various you know, patches
in the slab that the house, I mean, the sheet
rocks cracking. Uh uh, you know, brick is starting to

crack where they had it caught for and uh, you
know stuff like that that I you know, I noticed
it before, but I thought everything was fixed. And you know,
the the call is pulling away from the windows and
all that sort of thing. And of course the realtor
said that they will. They're gonna have it repaired again
(09:47):
or again before I take it. However, Uh, I'm just
wondering if it wouldn't be better dollars to have a
good company such as your own, come in there and
fix it properly.

Uh.

Do you have any idea the first time?
Speaker 6 (10:14):
Well, they didn't do it right at the first time,
and I doubt that they'll do it right the second time,
you know, because if if it's failed, it was just
done in and uh and I don't think they'll be
able to get it right this time.

Uh.

It's just one of those, you know.

Things that irritate me about, you know, having to buy
some other house without building it myself again. But uh
it Uh, it's just something that that I don't know
that they can fix. U. I know it can be fixed,

I know, you know, but I was just wondering. The
house overall in square footage is roughly about twenty four
hundred square feet, okay, and uh it seems like it's
uh and I believe it looks. I mean I can't
tell because the turf is so thick on it, I

can't tell what kind of ground is underneath it. But
I'm assuming this black gumboat.

What area your town? A?

Uh, it's in Fayette County, Okay, and uh so no,
so you know, well, what I think would have to
happen to somebody have it underneath through around it. But
you know, it seems like when they did attempt to

fix it, excuse me, uh, is that they they didn't
put just a whole bunch of underneath and or if
it is peers, I don't think it is, frankly, because
it peers wouldn't fail that quickly at all.

It is a slab, yes, yeah, okay, clap the house
is built in I think according to the architecture, I'm
gonna say it's around seventy five or seventy six.

because yeah, we're gonna go over a few things here.

with one learn about some foundation work that's been done.
It's moving again and Warren. That's a big problem in
the industry. A lot, you know, a lot of companies
will shortcut to get the job done and then it

just just doesn't last. But I will tell you, yes,
it can be done and made to last. But it's
also a buyer's market right now. So if you've got
one like this that you're just really not comfortable with,
I would really recommend you find another house.
Speaker 6 (16:33):
Well that's that's what I was thinking, uh, you know, honestly,
because I don't want to fool with this uh or
the other thing is would like I say, you know,
it would be uh I negotiate the price down enough
to hire somebody that.
Speaker 4 (16:49):
Will do it right.

And of course I guess I could call your trumpany
on Monday.

Oh yeah, we can come out and take a look
at it for you and give you a price and
everything and be more than happy to do the work
for you. But like I say, right now, with it
being a buyer's market, if you're not totally comfortable with
the house, the property and all that kind of stuff,
I would find another one.

Okay, okay, well you know that's that's kind of what
I thought.
Speaker 4 (17:19):
It just was really.
Speaker 6 (17:21):
Convenient because my life is a little older than I am,
and she wants to be closer to places, you know,
like the grocery storeward stuff, without having to drive twenty
miles either direction to find something. And that's that's the
only issue. That's the only thing is it's you know,

like I said, it's neat little house, been beautifully remodeled,
albeit with home depot cabinets and crap like that. But
I can you know, I can rebuild cabinets. I can
build cabinets easily, so it's not a big deal. Sure,
But the rest of it is the slab is a problem.

Is this a major issue. And I'm just like I said,
I'm not very comfortable with that, but I might, I
might just go ahead and give you call anyway on
and uh, you know, and and see because he wants
me to sign papers. And I told him I ain't
(18:24):
signing nothing to a slab sixt and I said, fix
my way in. I said, you know, you're dealing with
the contractor, so I ain't gonna put up with a
bunch of crap yep, you know, coming from realtor. Yeah,
but anyway, I'll try to call him and see what
we can, you know, possibly get a rough idea of
(18:46):
what it might cost, you know, whether it's you know,
thirty thousand or fifty thousand. But but something has to
be done to keep you know, other than that it's.

A nice little house.

But the fact of the matter is when you see
sheet rock cracking that wasn't act for literally in the
middle of a sheet in a corner and stuff like that,
that that that's the drop. You know, something's dropping.

Something's moving exactly. And you know, the the unfortunate thing
for most people in Texas is the old saying is
there's two kinds of houses. Those that have been fixed,
and those that will be fixed. But when it's fixed improperly,
that's that's even worse.
Speaker 6 (19:27):
Yeah, because then you've got to redo the whole thing
again and and rework whatever was underneath there. Because somebody
with that says, he said, it always under warranty for
you know, X number of years. And I said, well,
I said, if it's failing in less, you know, in
a year's time, I said, the warranty or their work

ain't worth crap one or two ye and uh so, Uh, anyway,
that's that's that's where I'm at.

But I will give you.

A call and trying to get a rough idea of
what it might cost to do that, and therefore that
would be taking off the price. Sounds it's not being
sold to me.

Well? Thank you? I have had some questions about a
slab as well. I bought a house and they never
declared that three hundred square foot was sitting on a
patio slab with no beams, all right, And right away,
after a few months the cracks started throwing up and

and everything they did it was breaking away. The way
they floated the curbs and stuff around the perimeter of
the house. Everything looked so clean. But what they did
was they tried putting some pilings under a three hundred
and sixty square foot room edition that was nothing but
(21:19):
a patio slab. And when they did it just cracked
like a piece of glass. And I met the contractor
who did it, and he said he told the guy
it was cracked.
Speaker 2 (21:33):
Yep. And he did it anyways, didn't he He.
Speaker 4 (21:38):
He did what the guy asked him to do.
Speaker 6 (21:41):
I had the first bid.
Speaker 4 (21:43):
He was three fine, Richard.

I hate to do this to you, but like I said,
I knew this music was gonna come. I'm gonna put

I was talking with Richard, and Richard you're there.

Okay, so this patio, you know, it get cracked up,
and we talked about that. The contractor did it. How
long ago did you buy this place?
Speaker 4 (23:37):
Three years ago?
Speaker 2 (23:38):
Okay? And when did you find it?
Speaker 4 (23:42):
Actually they getting me a warranty okay on the slab.
When I called, you know, I saw cracks called the warranty.
They thought I was crazy, Uh huh that and he said, no,
there's no warranty. And so I have some legal issues, right,
and I'm pursuing them. But it's come down to I
(24:08):
never heard of this, but they're gonna bust. Somebody is
given me a quote to remove the slab yep, and
replace it. Now, there's no beams around the outside, right,
so they have to put a beam and I want
to beat down the middle. And how the heck are
(24:30):
they going to remove the slab from inside my house?
Speaker 2 (24:35):
I do this so I can. I can definitely go
over how that's happens. Basically, they're going to come in
and support the outside walls so that they don't just
drop off. Yeah, they have to attach some cleats to
the house to hold it up. Then they will literally
(24:55):
come in with jackhammers and break that concrete out haul
it away. Form up, frame up, you know, dig the
beams in and all that stuff, form it up, put
the revar in, and pour new concrete and set the
structure back on it.
Speaker 4 (25:12):
So it's just how do they bolt it back down?
Speaker 2 (25:17):
It can be bufted plate, yeah, it can be screwed in,
it can be bolted down. There's several different ways of
being able to do that, So that part I'm not
too worried about. And especially this how many walls are exposed,
and you know, are the ones that were put in
(25:38):
all three three three outside? Okay, so yeah, it should
be fairly simple then to attach it down.
Speaker 4 (25:48):
I wanted the beam on the inside as well, because
I wanted the way to the slab to be resting
on a beam and not just dowed into my existing slab. Right,
I'm trying to take the way we're the where the
old foundation and the new one meet.
Speaker 2 (26:09):
You are correct, there should be a beam there as well, okay,
And it needs to be drilled into. It needs to
be drilled into dowd into the existing beam so that
the two beams are tied together.
Speaker 4 (26:25):
Okay. And the bits are way less than I ever expected.
Speaker 2 (26:33):
How much that was.
Speaker 4 (26:36):
Ten thousand? Oh yeah, okay, no, no built, no built
back right. But I wanted a beam all the way around.
That's so technically it's four sides. And then I wanted
one down the middle yep. And and I wanted the

way to sit on that beam and yeah, dow it in.
But the way they have it now, it's actually pulling
my slab down to where they attached it on the
inside of my house is actually like two inches down, okay,
And I believe it was the weight from well.
Speaker 2 (27:18):
I would definitely have that corrected before you pour this
new concrete, yeah, because otherwise, if you wait, you will
never be able to level that original structure back where
it originally was. Because as you try to pick up
the original structure and you got this new concrete that
(27:39):
was poured, it's going to pull things apart. Where if
you go ahead and lift it now, then they can
set all the new concrete to match the right elevations.
It'll just come out so much better for you.
Speaker 4 (27:58):
I was so surprised that the even a job like
this can be done. Oh yeah, you can do it, lovely.
Speaker 2 (28:05):
You can. You can pick up a whole house and
put a new foundation under it.
Speaker 4 (28:10):
Wow, Okay, that makes me feel good. Well, I think
you've answered, or you you certainly have told me a
little extras that make this way more possible, at least
to me. Ye, And I mentioned that ten thousand. Does

that sound reasonable?

It does?

Okay, So it's like, you know, one hundred foot of
beam almost. Yeah, yep, that's why I was surprised.

Yeah, it's it actually does sound a little bit on
the cheap side. But all right, you just make sure
it's a good reputable contractor doing it.

Well, no one's offered it, so they had, you know,
the ones who put the jacks in, and I've had
bids and they nobody said they could level it. They
maybe I can stabilize it.
Speaker 2 (29:16):
Yeah, night, but that's not.

What I was in for. Yeah, he thought he could
for thirty five thousand. Yeah, but that's not what I
wanted anyway. I need a slab there you go. I
think there's moisture in my house because of it of
a deumidle fire.

taken care of. And you have a very merry Christmas.

I've got some motor running in my attic. That chug's
twenty four to seven has been doing it for months.

The air conditioner is off the h and I know
water heaters don't run twenty four to seven. Is there
some other motor up there that I don't know about?
Speaker 2 (30:20):
There could be a fan for the attic ventilation.

Fan for atk oh Okay fan for Etique ventilation and
that would run twenty four.

To seven if it's broken.

in her attic and we're talking about what it could be.
And you know, an exhaust fan for the heat build

up in the attic. And what can happen with the
Margaret is the thermostat goes bad or the humidistat goes bad,
and it locks it in the on position, and so
it's you're sitting there running the whole time exactly.

And it sounds it's a chugging sound to Chuck Chuck.
It sounds like it's like a railroad train and it's
twenty four to seven. It's on. You try to sleep
at night, and you got the chugging sound, and who

Well, if that is what it is, a roofer would
be able to change it out for you.

Conditioners off, heaters off, and the water heaters don't run

like thing up there.

is just the thermostat probably got stuck in the on
position and there it runs and it just keeps going.

forms of radiant barriers. During a roof replacement project back
in twenty nineteen, I had polarium installed under the shingles

in place of typical roofing. Felt since then I have
not noticed appreciable savings in my electric consumption. Now that
I am replacing my roof again next month due to
hail damage, I am considering not going back with polarium.

What would you recommend. Well, you know, in my own house,
my plywood has the radium barrier on it. It's tech
shield works just fine, But in the attic I still
put the energy Q radium barrier on the attic floor
(38:52):
because regardless of what you put on the roof, you're
going to still have heat build up in the attic
and what the radium bear on the attic floor. In
particularly the energy Q radium barrier, it's a five layer
system with a thermal break in the middle. It stops
the heat transfer for the heat that gets in the
attic from getting into the insulation and into the living space,

and so I really would recommend you take a look
at doing that. Can they put it under the shingle? Staken,
But you're still going to have heat build up in
the attic regardless, just because of the nature of the
way houses are built. So yes, I love radium barriers.
They work great. You just have to have the right
one for the application that you're doing. You can call

matching granules for the type of shingle you have. Is
there a polymer that you can mix that up with

roof is fine.

There is not that I'm aware of. You just you
end up replacing them because it's not just the granules
that get damaged. The shingle itself is damaged and and
that's under the granules. It's it's got a dimple in
there and a tear that you really don't see at

HI i have a couple of different issues going on
in an upstairs bathroom which we remodeled probably about thirteen years,
ago and we took out a tub and put in
a walk in shower with a tile. Floor, okay we've
already had to have that floor replaced once BECAUSE i
(54:46):
didn't realize that there was a small area where the
grout had come out clock was kind of still in,
place SO i couldn't see, it and over time water
was getting under there and the pan got, saturated and
so we had to have that taken out and put.
Back so and what tipped me off to it was
(55:07):
that there was a. Smell it smelled, like you, know
like kind of like a damp parking, garage that wet concrete.
Smell NOW i have a smell going on in the same.
Bathroom it's more like a. Smell it's just more like
a mildewy smell to, me more that than wet. Concrete
BUT i still suspect the tub or the shower Because

i've got route disccoloring and kind of the same area
as it did. Before but THEN i also, noticed And
i've noticed this at other points in my house Where
i've got like, black moldy mildew on my air returns
in the, ceiling, Okay and then in the same bathroom
(55:53):
it's also where my pea trap comes down from THE
ac unit into the. Sink SO i don't know how
to pinpoint what is the root of the smell and
how to get it.

Fixed, Okay, well the first THING i will tell you
is grout is not waterproof even when it is, installed
so you would still be getting water that would pass
through the grout and get to the subsurface. Stuff that's
the reason when you have a tile floor, underneath you
(56:28):
typically either have a rubber mat underneath there or a
man made floor that you can put the tile onto
that's solid in order to keep from having a water
issue like. That but it almost sounds like you may
be getting moisture through the walls into the material behind the.
(56:51):
Tile and do you know if they put concrete back
or board back there or did they go with a green?
Speaker 5 (56:58):
ROCK i want to say it's concrete backer. Board and
then there was like a red red paint kind of
stuff that they rolled.
Speaker 2 (57:11):
On, yeah, Okay and what that red stuff is is
some that's a product that came out that they put
on and they're using it on shower floors as well
because they say it's, watertight and you, know it replaces
the rubber, matt it replaces the concrete something in the
(57:33):
backer boards and all this kind of. STUFF i personally
have not been sold on it because the corners still.
Flex you, know our building materials expand and contract and
the corners will. Flex our foundations move a little, bit
the corners will flex and when they do they crack
(57:53):
and now you got moisture going through and that's where
you start getting this. Stuff but you obviously do have
some moisture getting out somewhere that's getting into building. Materials
if it was a concrete backer board behind those walls the,
tile you shouldn't be getting a mildewy. Smell So i'm thinking.

It if it is concrete, backerboards that's not where the problem.
Is it's got to be somewhere. Else if the floor
is not a water tight floor doesn't have the rubber
membrane under, it if that was, leaking, again it can
go through and get to the. Space because you said
this on the second, floor, Correct, yeah it Get AND i.

Do know that there is A there was a it
was a very thick Black i'll use the word rubber
BECAUSE i don't know what else to. Say but when
when the person who replaced the floor was the same
person who had installed the floor, Originally, okay he, said you,
know we have to be very careful not to, disturb you,

know the water proof part of the main. Ring and
so they, yeah they removed all the, cement but that
that black stuff that was fully. Intact, okay when they
put the new cement, In SO i don't think.

It and if that's all in, there and we'll make
the assumption that it's all working like it, should that's
probably not where the issue. Is so there is a
water issue somewhere that's causing that. Odor. Uh it can
be in the, sink but normally if it's in the,
sink you know it because when you run, water, uh

the odor would dissipate and then when you shut the water,
off it'll start building up. Again. Uh and that's just
would mean that the pea traps would need. Cleaning now
some of the other we just hit our.

Plumber out for some other issues with that. Sink SO
i don't actually think it's the. Sink and like WHEN
i open the shower, door that's when it you, know
Like i'll get a big kind of. Blast SO I
i still think the shower is the, Culprit.

Okay but it can be the drain in the.

Question, yeah because it builds, up soaps come in, there
it gets hair down in, there and all that stuff
starts to decay and it just gives off a real rancid.
Smell and if that's the, case it should be easy
to just have that cleaned. Out, now typically in the

in the bottom of the, shower there is a screen
that you can take off to get. Access you can
use just one of those little hand cranked snakes or
hook one up to a drill to clean out that
pea trap real, good and a lot of times that's
all it's going to take to get rid of the. Odor.

Okay and what about like putting draina or anything like
that down, There is that it recommended.
Speaker 2 (01:00:59):
Or, No i've not had good luck with products like
draino and. Stuff not, Truthfully i've had better luck spraying
scrubbing bubbles down in there and using a toothbrush to
clean the walls and stuff THAN i have using, uh
draino type. Products.

Mentioned also the ac, though that you're getting black mold
on the. Ac are you getting it in other rooms

Know i've lived in this house for thirty, YEARS i
know every inch of, it And i'm finding myself walking
through the house and like catching things out of the
corner of my, eye, like, hey that's that's, new or
you know, close that's what my husband, said looking. Around

but it's. In it's in some of the like one
of the vents in the, kitchen but then not the. Other,
okay it's in that upstairs. Bathroom it's in one of
the events in the game, room but not the. Other
it's in all four events that are in the downstairs
family room with a big cathedral. Ceiling it's in one

of the bedroom in one of the auxiliary bedrooms on
the second. Floor one of the events has, it the
other vent does. Not So i'm thinking it's like sound
run of.

Ductwork, no what it sounds like to me is the
insulation is starting to, Settle and by, SETTLE i mean
you probably have blown in insulation and over time it
settles down and it's exposing the metal boot that goes

through the sheet, rock and it allows it to sweat
because now you got the warm air of the attic
with the cold air from the air conditioning system blowing through.
It and when the cold air and the warm air,
meet it's it causes. Condensation and that's what you're. Getting
is it a?

Problem now it's really not a black. Mold it is a,
mold but it's easily taken care. Of just get some
insulation and pack around those things and that that will

insulation settles over. Time it starts exposing that metal boot
to the, attic and so you got the hot air
on that outside of that metal, boot the cold air
blown through the, inside and it causes. Condensation and that's

where that mold typically comes. From that moldy mildew is
kind of a black sludge like material right, Right and
so really it typically it's as simple as somebody going
in the attic and redoing the, insulation adding some insulation
around those things and it clears it. Up you still

have to clean off what's there, now but it takes
care of the problem that.

the connection that actually comes through the.
