thirty years at this point.

us young. I think I remember being ten years old,
mixing sand and mortar to do a lightweight mortar bed
to set a hot tub on fir him in the backyard, right.

Speaker 5 (02:32):
Yeah. And so you know, he gets on the air
and a lot of times he he talks to homeowners,
and they talk about like, I don't I don't know
how you know all the things. You know, you're just
answering these questions off of the top of your head.
And a lot of it is just real world application experience.
You know. You do a little of this, and you
do a little of this on your own home, you

do a little of those things on other projects that
you've renovated or fixed up for other people, things of
that nature, and it's just the decades of experience that
brings that knowledge. And the good news for us is
that for all these years and decades we've been working
alongside them getting these projects done and frankly a lot

of times doing a lot of the heavy lifting on
some of this stuff, right, And so it's one of
those things where I know how to do it, and
I'm going to teach you how to do it, and
then I'll let you do it, you know. And so
a lot of our personal knowledge and feeling confident to
come on here and talk to the audience today is

just built on those decades worth of experience on doing
those projects. And then where we sit today, Adam owns'
personal residence and I have properties, and so we've just
done some of these things in our own home and
then also worked together as a team for a long time.

Let's make it clear when our dad sit on the
radio show and he's talking about all these projects he's
going to be doing on these weekends, the reality is
most of his weekend is spent talking on these radio
shows helping people, and the people that are actually building
those projects are you and me.

the personal experience, we also both work in the family
business as well. I work with the sales team mainly

commercial side as well as a sales manager, helping helping
the team, uh with my kind of construction background, doing
a lot of the diagnostics, doing a lot of the evaluations,
and then coming up with repair solutions to make sure

we're offering homeowners good, solid repair solutions, you know, and
then Adam talk a little bit about yourself there.

So nowadays I actually work almost exclusively on our commercial end,
but that being said, I spent about seventeen years on
our residential end helping people. Now a lot of the
type of projects I'm doing. I'm doing large drainage projects,
retaining walls, foundation repair, plumbing, reed pipes, all of those type.

Speaker 5 (05:28):
Of things is my day to day business.

Speaker 9 (05:32):
But at the end of the day, within due West,
we're we have people out looking at homes and things
all the time, and we have a list of kind
of our more experienced guys, which is you, me, our dad,
our uncle, and that's basically it. And if they have
a problemer question, they call one of us and I
get those phone calls every day during the week.

Speaker 5 (05:54):
That's right. And then you combine that with just the
real world app location experience, combined with running helping manage
the family business and do our part within the family business.
You also got a little bit of educational background for
both of us as well. I have a degree in

mechanical engineering and a degree in business and Adam here
has a degree in civil engineering. And so we've hit
We've hit the industry from a couple different angles, looking
at both plumbing issues, HVAC issues, drainage issues, foundation issues,

retaining wall issues, all across the board, just both in
in an educational experience but also an actual real world application.
So we'd definitely be excited to help answer some of

I'm doing okay. Thanks for taking a call. I've got
some serious.

Speaker 5 (07:04):
Problems, Yes, sir, I'm calling.

Speaker 4 (07:07):
I'm actually living in my lady friend lives in Fulser
and that's where the problem is. She moved into a
new house and she'd been in about six seven months
and she's seeing these cracks showing up on the exterior bricks,
like on one corner of the house, and they were
pretty big gaps, and so she's a I don't know
where she got there. She thinks it's the foundation thing

(07:29):
of the builder, of course, is talking about the settling
right now?

Speaker 5 (07:33):
Is this? Uh? Is this? Is she the first homeowner there?
Is it literally only six months old the house? Or
is she the second owner?

Speaker 4 (07:42):
She's the first owner. She she moved in in July
thirteenth last year, and that house was built while she
was overseeing the project. I mean she bought the house
before it was built, and she she bought and paid
for it and it was ready for move into July thirteen.

Speaker 5 (08:01):
Well, Robert, I got I got an amazing little secret
for you too. I had literally brought your email up
as being the very first question that I was going
to address today. So I'm really glad you called because
we can ask some more detailed questions from you and
really dive into this. Because you know. The reason why
I say that is because a situation like what you're

(08:24):
describing here can be absolutely nothing and can be one
of the most costly types of issues that a homeowner
can experience on a new home. So I want to
make sure that we do a good job of getting
a solid answer to you here. Oh, so answer all.

Speaker 4 (08:42):
The things that's been done the best I can without
her here. Yes, sir, he may not be too receptive
to some of my answers.

Speaker 5 (08:49):
So my understanding is that you have had a couple
of people look at it, and you had one foundation
contractor that looked at it and said, we don't work
on new new construction. And he had another guy come
out and he said, you're going to need fifty one
peers and fifty thousand dollars to get this thing fixed.
Does that repeate?

Speaker 4 (09:08):
Actually, that was yes, and that the one I called
the six months ago they did work for me is
old shan. You know they uh huh. And they're the
ones that said, hey, if it's less than a year old,
we don't we don't come out.

Speaker 5 (09:21):
And got it.

Speaker 4 (09:22):
I guess. I guess they don't want to deal with
the builders because the warranty is still in effect, or
they just don't suspect it's going to be a worthy project.

Speaker 5 (09:29):
Yeah, and in most well so, just to back up
and give some educational understanding to the wider audience. Typically
a builder will need to provide a ten year warranty
on the structure, and they consider the foundation a component

(09:49):
of the structure, and so there are some modern contracts
that are written that are a little bit different, but
by and large, what we see across the industry is
that a builder is responsible for the performance of the
foundation for the first ten years of that foundation's life.

Speaker 4 (10:08):
I didn't know that, and I don't know how we
can get in the greed that well.

Speaker 5 (10:13):
That can sometimes be tricky, but I think the first
step is understanding what's happening to the house and making
a full understanding on whether or not this is actually
a structural issue or if this is just some growing
pains right, because to the builder's credit, it is it
is normal to experience some degree a settlement in a

(10:37):
young structure, especially when you had, you know, we had
land developed here to put houses down in a neighborhood.
A lot of times that's either farmland that gets all
graded out and streets are dug in and the houses
are built up, or if it's in a different type
of situation, trees get cleared out of the way to
put slabs down and stuff like that. So very often

(11:02):
the case that you're doing one or the other when
you're developing land to build a house, and so there
is a little bit of tolerance for soil movement inherent
in that process, and so builders recognizing that as being
the case, build foundations a lot stiffer today than historically

(11:25):
they did, and say the sixties or the seventies or
even the eighties. You know, they build houses with thicker
grade beams, generally more grade beams. Usually a lot of
times they're dealing with post tension cables and modern foundation design.
Sometimes they still use the old rebar style, which frankly
is my preference, but most track home builders today use.

Speaker 9 (11:50):
Like the fast and yeah cheaper post tension cables.

Speaker 5 (11:54):
Yeah, post post tension cables is a typically a lesser option.
But ultimately, what they're trying to do is build a
foundation that if the soil shifts to some degree, the
foundation remains intact and doesn't have the type of settlement
damage that you see on an older style home. So

(12:15):
that's something to keep in mind. And when we get
back from this first commercial break here, I'd like to
really dive into the details on what you're seeing there
and how we can address it.

And I'll tell you and I can tell you what
they've done so far.

YEAH i can i can almost guarantee you that he's
over there just spending his time listening to us talk
for him. This afternoon anyways but the good news is
when he gets when we get off the air and
he goes, back to it Then he's enjoying. Budapest. This,
afternoon yep well before we went, to the break we
Were talking with Robert About A new home foundation issue

(16:38):
that he was experiencing on one. Of his people he
knows the house and the house is six years old
and it is already starting to, see some cracks and, so, the,
occult yes sir and so he was wanting to call

(16:59):
and see if that was really an issue that needed
address today or what to. Do about that and so
before we hit, The, brake there robert we were talking
about how stiff, modern foundations are and that's a way
that the new home builders generally address the activity in
the soils that we know that we all know is

(17:21):
going to. Happen over time and so a couple of
things to also talk about is that whenever we're dealing
with foundation issues and a foundation repair contractor comes out
and is evaluating something is, potentially fixing something very rarely

(17:44):
is the issue actually, the foundation itself the concrete and
the beams and the rebar and. The cables themselves it's
very oftentimes an issue with. The soil underneath the foundation
is moving and that's what's causing. Foundation to move and
so in a house that is of the age that,

(18:07):
that house is it is extremely rare to see that
actually be, a settlement issue meaning that the soil is
settling and the foundation. Is going down what is much
more common that we see in experiences that a new
home like that moving is because the soil is swelling
and the, house is heaving meaning it's going up in

(18:30):
an area higher than where the rest of the. House
should be a LOT of times i kind of explain.
It to people.

Speaker 9 (18:35):
Johann mentioned before a lot of times it was farmland
or a forest that got bulldozed before there was, nothing
out there water. In the ground before, that house existed
there was no. Drainage or anything and now you. HAVE
a house i don't know if it's in a, neighborhood
or not but even if it's not, In a neighborhood
i'm sure.

Speaker 5 (18:55):
You probably have some kind.

Speaker 9 (18:56):
Of sprinkler system you've got, drainage systems going you've got
gutters that are moving water, more isolated locations and it's
just changing the way the soil is actually receiving the
moisture compared to what it was just a couple.

Speaker 4 (19:10):
Of ways ago so sometimes it's, soil moving that, not a.
Foundation big. Shelf, it's issue.

Speaker 5 (19:16):
Yeah it's, the soil issue and it's and it's generally
nine times, out of ten or maybe even nineteen times
out of twenty gonna be because something is going up
on that house rather than something going down. On that
house and so here's the good and the bad of

(19:39):
your particular question is that generally builders in a situation
that a foundation has moved significantly enough are end up
being held responsible for making the corrections and to the
point that you got a rather costly proposal to make
those kind of care directions. To the foundation that's generally

(20:01):
something that ends up in. A builder's lab but that's
not typically. Something they do it's not an easy feat
to get them to actually yehallow. Through on it it
is not, an easy feat and so you end up
going through a lot of processes of forensic engineers looking
at it and maybe potentially having conversations with lawyers before
it even gets to that stage where a builder would cover.

(20:24):
Something like that the the other thing to keep in
mind is that the amount of movement that actually has
to occur to a foundation to get to the point
where something like that needs to be done and peers
need to be installed is a relatively large amount. Of
foundation movement and SO and so i don't typically see

(20:49):
that happen in a six, month old house not saying it,
hasn't Been done because i've seen situations where a house
is moved pretty aggressively before the house was even, finished
being built and there was parts of the house that
where like the brick was leveled at one level and
by the time they put the countertops in it was
a different level because the house, was still moving uh
while it. Was being, built but uh but, by and

(21:10):
large that's that's a pretty that's pretty. Much. An outlier
uh the best you can, Do right now let's take
a set of elevations to see where it sits today
and then we can use that as a gauge. For
future performance you can get my, office a call uh
seven to one three four seven three seven. One five six.

We'll get out we'll take a. Set of elevations we'll
at least know where the house is moving from here
and at that wall.

a little bit of added pressure answering these questions on
foundation repair because our Family Business Do. WEST foundation repair
i know that, Every, Single week, uh jim's father my
our grandfather tunes in who and listens to this radio
show fully, listening right. Now no doubt add, and our
uncle who's one of the Owners of du west along,

(24:03):
with our father likes listening to this show on. The
weekend too and if we don't answer these kind, of
questions correctly we'll know we're going to get the call
and tell us how it how it. Should. Have been
right but before we went, to the break we were
trying to finish Up there with robert and make sure
we hit all of all of his concern on that.

(24:24):
New construction house and and ultimately it's hard to diagnose
a house situation like that. OVER the, phone i mean
it could be especially with it, being, so young right
it could be an innumerable, number of things and it
could frankly be. Nothing at, all you know seeing seeing
facade brick cracks doesn't always imply that it's. A foundation

(24:46):
issue it can be something as simple as a lintels
settling over a, overhead garage door or maybe it's one
of those type of uh brick seams where the bricks
are not interlat and they're just butted up against each
other and you're just starting to see the expansion contraction
starting to happen along that point and and it's starting

(25:07):
to open. Up that way so it's very plausible that
it could be not an, issue at all but we
don't really know until we get. Eyes on it AND
that's why i advise them to give our office A

team members, out and frankly in any of our team
members is qualified to be able to draw, that house up,

(25:29):
take elevation, measurements you know get with our review staff
and make sure that we are providing a good assessment to.
That HOME owner and.

Speaker 9 (25:39):
I kind of want to point out one thing with
those elevations in this, homes particular case it's very good
to get, that early on because.

Speaker 5 (25:48):
No house is poured perfectly flat.

Speaker 9 (25:50):
TO begin with i know a lot of people that
have their foundation contractors come out and they take all
those elevations and they pointed at, number and say look
how far. Down it is they don't know how far.
Down that was whenever that, house was built they could
afoored the concrete with a little bit of. Slope to
it by getting, those elevations, early right now you can
compare it over time and actually know where that home

(26:12):
is moving and what direction.

Speaker 5 (26:15):
It's moving, in that's right and you know from what
we're seeing with the weather cycle that we're going through
right now being more. Rainy than, dry you know when
we do see foundations moving at this, time of year
it's not uncommon to see it be a heave issue
rather than, a settlement issue even. On existing houses and

(26:36):
so a lot of times when we come out and
assess somebody's foundation performance because they're seeing something that's, causing
a concern we're just as likely in this time of
year to recommend drainage solutions as we are foundation watering
or root shield or some other type of maintenance solution to,

(26:56):
keep it, moist you know and that's important for new
homes and older. Homes. As well yep and if you
have a home improvement, question for us you can give

Eight Seven, FOUR, AND adam i i wanted to make
sure people knew that we knew about a little bit
more than. Just foundation repair, so you mind if we

(27:19):
ask a question about something other, than foundation repair. Go.
For it okay we got an Email in from buck,
AND he Said i have milo insulation. In the attic
is it worth adding insulation? In The walls and milo
insulation is a high performing insulation that you can put
down on the attic floor to keep. Keep that, insulated

(27:41):
and yeah adding a lot of insulation in the attic
is a very easy first step to creating more energy
efficiency in your home because it's easily accessible and you
can install that with very little disturbance to the house.
Of The occupants right as, a next step he's looking

(28:03):
at putting insulation. In the walls, and you KNOW we
use usa Insulation in, our houston market Just like. Our
dallas market can you speak a little bit to the?

Speaker 9 (28:13):
What, THEY do well i can probably speak a little
bit more to what THEY do because i actually had
them do my HOUSE and now i will say this
question is actually lacking a little bit of an information for, me,
to say yes go get it, done or no you,
can hold off because there's a couple OF factors that
i would. Contribute into that one is a bit of,

(28:34):
age of home your fiberglass insulation, in your walls and like,
an older home my home was built, in seventy eight
over time it will start to kind of collapse and
drop to the bottom, of those walls and you may
have a section of your wall that doesn't have any insulation.
In it anymore, IN that case usa. Insulation is phenomenal

(28:59):
that was the exact case. IN my home i had
several walls that basically didn't have insulation in THEM anymore.

Speaker 5 (29:07):
Before i had.

Speaker 9 (29:08):
Them come out, THE day before i have, a LASER
thermometer and i lasered one of my. Walls five pm
sun was. Beaten on it on the other side. Of
the wall it was eighty six degrees. At that time
the day after they did, their foam, injection same, laser
same time same sun, beaten on, it lasered it it

(29:30):
was seventy four. Degrees that wall so the wall itself
was just stopping all of that heat from coming into
my home.

Speaker 5 (29:39):
At that point but it's what worked.

Speaker 9 (29:41):
Wonders for being able to maintain temperature, in my home
really being able to cut.

Speaker 5 (29:48):
Down on the energy.

Speaker 9 (29:49):
Bill and things now, that being said if it's a
newer home that it still has the full fiberglass insulation
in it and it's not really having issues, with that
yet at one point does it become cost effective to
actually go through the process of doing that injection that

(30:10):
fiberglass insulation is still providing.

Speaker 5 (30:13):
In a two by, four PERIMETER wall an.

Speaker 9 (30:15):
R Eleven insulation usa insulation is going to give you,
A twenty plus so there is some, energy efficiency, gain.

the house and so this is not one of those
situations where it's laws of diminishing return, where, YOU can

is that new epa regulations, and guidelines and stuff THE
four to ten a systems are being phased out of
production and are should be out of. Production all right
now and those new systems are the systems that are
being built today. To go in now and just like
we HAD a transition from r twenty TWO to four

ten a a, decade or more ago we have that.
Same transitioning happening now and THERE'S approximately three that i
know of that are by major equipment manufacturers of different
type of refrigerants that are going in on. The new
systems now some of THE to address, this ac repairman's

perspective you, would, typically expect that yes those new systems
are going to cost more because they have to conform.
To modern energy standards and so the only way that
most of these equipment manufacturers have figured out how to
do that is to build something that's a little bit

more complex than, it used to be and so there's
a little bit, more sensors in there there's a few,
more chips in there and so on and so forth
to make the system perform at peak energy efficiency to meet.
The standards of today and some of those old systems
that Are still sitting on guy's SHELVES that HAVE, the

r four a they may not be performing, to that
same efficiency but they're also less, complex and less costly and,
so from that perspective he's trying to kind of future
proof what you got there by. Sending you that direction
the obvious downside to that is that you told us
in your email here that you didn't have, the budget

consumer's perspective which is my system is twelve years old and.
It's working just fine if you don't have the budget
right now, for a new system you're not in the market.

you were moving into the house the inspector had identified
that you had some areas where the foundation was had
holes in it where you could, see that the mortar
was degrading and it looks. Like it's continued degrade over

time and you have those circular holes in it which
we oftentimes see on a post tension, slab where you
have your anchor, your steel anchors in the wall in the.
In the side of, the foundation it's the tension side
the tension side. Of the foundation? Holding? It, TOGETHER is

that accurate bill yeah i. Never knew what, to call.
Them so.

That, Yeah attension slab that's interesting yes, so so, my
concern was that you know doing need to clean up
the metal that was, exposed if it's rusting AND painted
and then what do i. Seal those holes back up
with is it a mortar or is it like a
bag of sac creed and. You mix it up a's concrete.
SEEMS like it Would be overkilled i guess that.

I'm, not sure, what to.

Do, yeah great question great question well here's the here's
the relief news. Is that this happens, quite often it
on its, Own it's not a structural concern so we
we get called out to, these type of situations quite often,
and from a foundation repairman's perspective it's not a major

constructural concern unless those anchors get rusted to, the point
that they start snapping and then you do have a
set of. Concerns that you got to address but just
getting in there and brushing those clean as best, you
can on, the exposed steel and then yeah putting a

(50:56):
rust inhibiting paint on its helpful to preserving the, structure
of that steel anchor there and then it is simple mortar.
That you can go back with it doesn't need, to
be anything that's you know any sort of. Compressive strength
or high strength concrete it's just a simple mortar that

(51:19):
you're using.

To mortar or non Shrink grout you don't want to
they don't put the concrete back in there because they
actually want to be able to access it if there's
Ever a need to retention those so that's why they
put kind of those.

Lower impact. Type, cements. In place m hm.

Okay okay so the recommendation of epoxy to cover it
was just to kind of keep that stuff from deteriorating
prematurely AND also to keep the, termat i think, his
concern is are you know the, ground termites, Ingress into,
the slab.

You know and yeah it's a it's not a bad procedure.
To put a POxy in there it's not something that.
Is typically one of the stuff.

Typically epoxies used to actually feel like. The cracks and
concrete and things so at that time it probably was
a better solution because it was probably more just cracked up,
and put the, epoxy in there fill those cracks, get
it all adhere. Together again and good to go at this. Point,

with GARY he had been advised BY a ac company
to install a uv. In his system for killing, Airborne? Contaminants,
is that is that right, gary.

Yeah that's what, they're, you.

Speaker 5 (01:10:19):
Know they're PAVISING to do yes sir AND now i
will tell you that i have a background as a
design engineer, doing mechanical designs for large, commercial CONSTRUCTION including
a NUMBER of hospitals and i have seen uv installation
installed in a hospital. Environment, absolutely for doing. Killing airborne

(01:10:44):
contaminants now in that setting they have a, plantum that's
something like twenty feet. Long fifteen twenty, feet long or
something it's VERY long with a whole series of uv lights,
on all four walls, of that thing all the way
down basically a tunnel to make sure THAT that particles

(01:11:05):
have enough exposure to uv to actually kill them before they.
Go throughout the rest of THE system and part OF
the reason i don't love a uv light for a
residential application is, typically it's just at a single point,
and while it can kill some particles it's it's not

(01:11:27):
nearly got the effectiveness as multiple points of exposure, for
long durations of time would. Do like a in a
hospital application so you're taking that and you're shrinking, it
down to a much smaller scale and that THAT particle
is only exposed to that uv, light for a fraction
of a second which is not always enough time to

(01:11:49):
kill it in the way that it would. Be in
a much larger commercial application so, you got to keep
that in mind is, that the technology itself is absolutely
validated but it's being a it's taking it and it's
applying it to, a residential and a much smaller scale,
and so its effectiveness. Is not identical it's nowhere narrative,

(01:12:09):
equivalent so as an alternative to that they do make
some ionic systems where the way those work is they
use negative charged ions to attach to contaminants in the
air and build bigger particles that are larger size so
that they can get. Effectively trapped by a media filtration.

(01:12:32):
System so that is a good alternative it does in
order for, that type of approach to work effectively you
do have to have a media filter installed, to be
able to trap those contaminants because, even if even at
a larger size they will get through a standard five dollars,
filter one inch pleated filter quite readily it takes that.

(01:12:56):
Higher level of filtration to, STOP them so all that
being said i like a. Media filter for, a number
of reasons for dust, control if somebody has, pets or
whatever it helps with that and it also helps. On
the PERSPECTIVE of trapping airborne contaminants but a uv light is.
Specifically designed to address the airborne contaminants and if you're

not a household, that's dealing with those, TYPE of issues
LIKE my own household i would not i would. NOT necessarily,
INVEST in one of those i mean i don't. Have,
one installed in my, own house okay well.

media filters on, ALL three units oda and so uh
i would agree that the amount of time that IT
would take for a.

i used to do IN the. Uv systems that go
into hvac systems.

Oh for a residential or commercial applications.

It was a commercial. And a whole lot of cookie
stuff THEY were TRYING to make money, during covid and i, Paid, the, bills.

Speaker 5 (01:22:13):
So yes they won yes.

Sir so sort of summarized my question i've had a
home that's flooded a. Couple of times from, multiple different
ways one hurricane flood waters the hot water. Heater exploded
and flooded at one time the air. Conditioning drain pain
flooded for recurtine repairs the boneheads that were doing work

(01:22:39):
at my house did not reconnect my drain to my
bathroom sink and they got plugged up and that. Caused
the whole closet roof to collapse on everything from the,
way to the water and the ceiling. And IT'S just doing,
a big, MESS so i was saying you know i
got to put a little bleach in there here and

(01:22:59):
there a stupid putting the. Hot water heater, in the
attic one but? Number two why is it drain pan
not just funneling straight outside where, it could not cause
an internal. Flood but go forward to the outside.

Is it a is it a condensing tankless water heater
that we're? Talking about that, has the drainpan there the drain.

Speaker 6 (01:23:26):
Pan it's it's a hot water heater my.

Speaker 3 (01:23:29):

Reference, to the drainpan.

Got. It, okay yeah uh you can so actually some
some city municipalities require that you run it outside and
they don't even LET you RUN it down. Into the
uh city's uh septic system and then other others prefer it.

To go down through the septic. System, but it's definitely
done both ways now there is a little bit of
a downside to just having it, go and discharge to
your own yard which is that if you're doing that,
right up against next to the foundation that'll you will
have an area that is consistently moist there and then

(01:24:17):
the type of Soils That we have through much of
south texas that can cause us those soils there to swell,
and cause the foundation to heave up and so. You,
Talk about a costly repair there yeah, so if you
were going to do if you were going to, try
to create a solution like that you would want to

(01:24:40):
have that discharge pipe discharge at least five feet away
from the foundation And hit a little basically like what
i've seen do is like a collection box of gravel
and stuff that allows it to soak into. The water
a little. Bit over time. AND that's that's normal we

(01:25:01):
see that i just don't like it whenever people, put
that immediately adjacent to the. FOUNDATION because it does have
an issue i found THE word of caution on.

THAT that i see all the time i. Don't care
how dry it, is outside when your ac is running,
it's going to be, wet out there and those spots
there it can get wet enough that it kills the grass.
Even and you start growing mold instead so just make
sure it's being done correctly, if, you're routing it to the.

Outside. Yeah, NOT just dumping it right.

Speaker 6 (01:25:31):
YEAH yeah i appreciate the inside already i can just
do my JURY rate plumbing contraction and make sure i
run a gun brush or something to, you there, to
get that mold out you.

Religiously every, Two months at least yeah next down i'm
the plumbing to a little elbow and, then a triangle
and two more elbows and it's easy.

FOR that. MOLD to get in there i have i
have a VERY similar, setup up with my upstairs ac
unit and. It drains down into my daughter's sink and
you know how daughter sinks are with. Hair AND everything else,
down The drains it's i just preemptively because i've dealt.
WITH very similar situations in the past i go up
there about every six months and just make sure that

that thing is flowing correctly and make sure that the
sink is cleaned. Out JUST for that exact same reason
and i just, add it. To my, normal maintenance list
you know.

plumbing service and hvac service going out to people's, houses
and helping. Them with normal maintenance normal service calls we
have a twenty four to seven service division on call

there to answer that phone live, and get it over.
To a, technician which is really important you know when
you spend a bunch OF money to invest in a
new hvac system and you want to make sure that
you have a contractor that's going to be there to
serve it day, and night if something is going on
