replacement and installation of a forty year old system. He says, Hello,
love your show for many years we have installed new
flooring the dining room and living room. After two years,
moisture has come up through the concrete slab and room
the floor section. We have a French drain along the
outside wall of these rooms. We think that the drain

(04:06):
stopped removing the water and move through the footing and
slab to destroy the flooring. We would like to install
a new and better drain system. One. Do you have
a video reference for Houston, Texas that will show us
the Houston way to install a French drain? We've had

(04:29):
many opinions. Two, do you have a contractor reference that
really knows how to do it the correct way? Not
one like we've had that is hoping to find a
crew that might know how to do it the Houston way.
I'm eighty three now and cannot do the labor any

(04:50):
longer to do it myself, love to and buy all
the materials. Help Ben. Okay, let's go back to the first,
the French doors. The French doors themselves could actually be
your culprit, because French doores are notorious for leaking water

(05:10):
in when it rains, so that in itself could be
the issue. But let's make the assumption that the doors
aren't leaking. Let's talk about French strains for a minute. Now.
A lot of times people will have surface drains and
say they have French strains. A French drain is underground.

(05:32):
And to do a French drain around a foundation, right,
you've got to go a minimum of twelve inches deeper
than the foundation footing. Why because that capturing the water
from going under the foundation. So a true French drain,
the way it works, you have a trench and it

(05:53):
may be you know, if you got to beam on
the house, it's twenty four inches in the ground. You
may have a thirty six inch deep hole. You may
have to go five feet. Yeah, yeah, it has to
be looked at you to make those determinations. But let's
just go with a thirty six inch. So you're gonna
put a little bit of gravel in the bottom. You're

(06:16):
gonna put a perforated pipe that typically has a sock
on it to keep fines from getting into the pipe.
And then you're gonna fill that cavity that that trench
with gravel all the way up to within about six
inches of the top. So that is what a true

(06:37):
French strain is. Now, all that gravel, and the pit
was wrapped in a fabric that keeps the the dirt
from sifting into the sand. But forty years out of
a French strain, truthfully, that's about all you're gonna get
out of them, because eventually they will silt in and
fill in, and so you probably it probably live its life.

(07:01):
But what I just described to you is what a
French strain does. Now in Houston, we typically end up
putting a sump pit with a pump because we don't
have hills and stuff to daylight a pipe coming out
and draining. In some areas you're able to do that,
but in most areas we end up with a pit

(07:22):
that has a pump in it to pump the water away. Then,
so as far as somebody that can do it, do
us puts these in all the time. So if you

the concrete and I mean, I know it's a you know,
I was looking in my neighborhood. It looks like a
little bit expensive, but I don't know at this time
the price.

Well, there's a company called Tough Shed. They do a
lot of sheds and they actually are pretty nice sheds.

Yeah, I recently took advantage of the end of the
year special on the R fourteen A system I'm installed,
and I'm curious. I've been doing a little research and
reading the blower on this unit blows a lot more
than my old one did, and looking at the manufacturer's data,

(10:25):
the default setting is almost the highest number, and doing
a little research, it looks like four hundred cubic feet
per minute per tell it is recommended, yep. And I
got a fourteen unit, but I think I'm running about
maybe two thousand cubic feet per minute. And I also

(10:45):
I also added another return vent. Okay, so my AC
is not.

Speaker 12 (10:51):
Sort of filth was not sucking in.

Speaker 7 (10:52):
So much.

Speaker 11 (10:54):
Yet I'm not really having any problems yet. Course it's
not being one hundred degree days. It seems to be
cooling five and he's going to come back when it
gets good and hot to check the subcooling. But I
was wondering, what's your take on that much airflow? Is
that too much?

Speaker 7 (11:12):
Well? I can't say it's too much or not enough.
If it's dehumidifying properly, then it's not going to be
too much. But sometimes what happens is we get them
going so fast that we're not getting the humidity out
of the air. And if that's the case, then yes,
you can slow it down some in order to dehumidify better.

Speaker 11 (11:36):
Well, from what I see, I have a couple.

Speaker 12 (11:38):
Of humidity indicators in the house, and it's running around
sixty percent somewhere around then maybe a little bit lower
sometimes depending on how jamp it is outside.

Speaker 11 (11:49):
So sure, so sixty percent should be okay.

Speaker 7 (11:52):
Right, sixty percent is fine? Yeah, I mean you should
be running anywhere between oh, forty five, I even sixty
five percent, So you know, if you're running at sixty
you're doing fine.

Speaker 11 (12:07):
It's also running about six hours a day on the
average on a hot day, So how does that sound.

Speaker 7 (12:13):
That sounded by right, probably so okay, Hi, thank you,

Yes, thank you for taking my call. I am I
have a log cabin. It's not real big, it's about
I want to say, fifteen sixteen hundred square foot. It's
had its second coating and it's time to recode again,
and I was wanting a thought of what you would

(16:26):
prepare on it. I am actually between two little towns
called Planetsville and Anderson, so I'm in the middle of nowhere.

Speaker 7 (16:31):
Actually, okay, and what have you been using? The coded?

Speaker 13 (16:38):
The first time, I used a system called capture, okay,
and I forget what I used the second time. Both
of them were water based systems where I water pressured
the house and then coded, but neither one of them
seem like they really last that long.

Speaker 7 (16:57):
Neither one of them had a hard shell coding on it, right, No, no, okay.

Speaker 13 (17:04):
The first system was a three part system where you
put a preservatives on first, then a stain, and then
a top coat. But they were all water based. And
the second system was just a standard I want to say,
water based stain type of thing. It looked almost looks

(17:26):
like paint. They called it stain.

Speaker 7 (17:28):
Okay, okay, So.

Speaker 13 (17:31):
It's time to do it again, and I just didn't know.

Speaker 7 (17:36):
What to go with well, and the reason I'm asking
so many questions. The product I would normally tell you
to go with is ready seal. It's a stain and
sealer combined. It is oil based and it soaks into
the wood and seals it so it's not taking on
water any longer. But if you put any thing on

(18:00):
that is a hard surface over it, then the ready
seal won't soak in properly and do what it needs
to do. And that second material you put on sounds
like it could be more of a painting type pigment
material that may walk the ready seal.

Speaker 13 (18:21):
It kind of looks more like a paint than a stain.
They called it stained, but you're right. It has a
heavy pigment and it's almost like I painted it, you know,
like brown or whatever color it is.

Speaker 7 (18:34):
Yeah, and once you did that, you may be stuck
doing that continuously or you gotta you know, pressure wash
the material off and get back down to where you
got wood that can absorb the ready seal.

Speaker 13 (18:52):
Yeah, that would be a horrendous a job. Yes, Yeah,
because it also has full porches, you know, eight foot
Ward's front end back on the whole house. So yeah, yeah,
all of that gets coated to floors.

Speaker 7 (19:05):
Walls yep. And how long ago did you put this
coating on the last time.

Speaker 13 (19:11):
I want to say it's been about five years.

Speaker 7 (19:13):
Okay, So without seeing it, my gut says that the
Ready Seal probably won't work simply because of the type
of material that you've already put on it. Okay, But
here's what I would do. I would tell you to
give Ready Seal a call and talk to them about it,

(19:35):
because there'll be more familiar with all the different materials
and whether Ready Seal could go over it or not.

Speaker 10 (19:44):
Yeah.

Speaker 7 (19:44):
But you said that's an oil base, right, It is
an oil base.

Speaker 5 (19:52):
Yeah, because.

Speaker 13 (19:55):
I think I used a pressure sprayer the first time
on most of it. On some of it, it was
just a pump up spray where you just sprayed it
on and back what they call backbrush.

Speaker 7 (20:07):
Yep. Now, with the Ready Seal, if you do make
the switch, you would still put it on like every
four or five years, but you can spray it, roll it,
brush it. I mean, you don't have to worry about runs,
laps and streaks because it is oil based. It soaks

(20:28):
in and spreads out and all the drips and the
runs and streaks and everything just disappear. So it does
a really good job of that.

Speaker 13 (20:38):
Yeah, but it is it would be putting an oil
base over yep.

Speaker 7 (20:43):
And that's why I'm not sure that it's going to
work on your situation. That's why I would tell you
talk to them first. And if you go to our

a similar material, I mean, obviously you could go back
with the one that you have, or Sherwin Williams makes
some good materials for that as well.

Here's what I've got, man, Okay, have a two story
house over here in Pasadena, and we have two air
conditioning units, so one for the downstairs, one for the upstairs,
and that never was really a balanced problem as far

(24:00):
as the upstairs unit. We have four bedrooms upstairs. But
now that the we have grandkids, my wife is more
concerned than I am. But how do I balance between
the four bedrooms or that the uh, the temperature control
is basically the same in each of the rooms. I've

(24:23):
tried it. It's almost like I need to have a
person in each room with a thermometer by you know,
on a string you swing it to see what it is,
and somebody upstairs adjusting the basically what moves through each.

Of the the AC ducks.

Yep.

But what do I need to do or who can
help me with something like that? Or my way off base?

Speaker 7 (24:49):
No, you you pretty much hit the nail on the head.
I mean, it is normally a two person job. One
person's up in the attic adjusting the dampers in the
in the ducks to to choke it or open it up.
More so in the summer months. What you do is
take the rooms that are the coldest and choke the
air down a little bit to push more into the

warmer room. And it's just a matter of tweaking that
until you get it where it's balanced out.

Okay, So I need at least two people missing myself
and probably one other.

Speaker 7 (25:24):
Well personally, I prefer to have two people plus myself
is because that way I can just watch what they're doing.

Speaker 15 (25:29):

So see, I thought I did this question I'm gonna
do it anyways, because a lot of people do ask
this particular question. So, uh, David is asking about a
soft start for AC. I've heard you talk about both
heart and soft start products for AC, but I can't

(29:03):
remember what you said. Can you send me the video
audio link to those comments? No, because I don't know
where they're at, but I will say it again for you. Look,
we got hard stark kits, we got soft stark kits.
As air conditioning systems AGE, we tend to put hard
stark kits on them. It makes it easier for them

(29:26):
to fire off. When they're kicking off. An AC system
when it turns on holds a lot. It's kind of
like a fluorescent light bulb.

Speaker 15 (29:37):
You know.

Speaker 7 (29:38):
They use twenty minutes worth of electricity to turn on.
So if you're going in and out of a room
when you've got fluorescent bulbs, you don't necessarily want to
be shutting them off every time if you're coming right
back in. Unlike with an LED, you can shut it
off or an incandescent. But the hard start kits, what
they do is just make it where it's not quite

(30:00):
as much yet allows the AC to fire off. Now,
soft start kit is different. Typically, if you're gonna have
a backup generator on your house, you will have a
soft start kit. And what the soft start kit does
is a generator typically doesn't have the power to hit

(30:23):
the air conditioner hard when it's firing off. It does
fine for running, It just doesn't have enough juice to
hit that hard start, so it draws it out a
little bit and lets it start. There have been some
issues coming up with some of the soft start kits. Now,
I personally haven't seen any of them, but I've had
people asking me about it, so I know that there

(30:44):
are some issues with it. But you know, if you're
gonna run a generator, I would recommend you have that
available for it. We'll be back in a moment. Seven

Talking about uh hvac. I have this come in from
Sally up in Cyprus, and I'll just read it first
and then we'll I'll put my comments. Okay. Is it
a standard practice in all air conditioning companies to require
replacement parts for HVAC systems only be purchased from their company?

(35:41):
I bought a capacitor from an American standard parts place
in Florida to replace that part on my American standard
HVAC system for the unit that I have. I was
told by the company I purchased the unit from nearly
ten years ago and who has been servicing it ever since,
that the part would need to be replaced soon. That

(36:03):
was two years ago. Systems still working great. That company
will not use any part that is not purchased from them,
even if it is exactly the same part. Price difference
is astronomical? Is that standard for all HVAC companies? I
presently have a contract for twice yearly checkups with them. Okay,

(36:29):
first of all, in Texas, you wouldn't even be able
to go buy that part. That's probably why you had
to get it out of Florida because most of the
supply I shouldn't say you wouldn't be able to but
most supply houses in Texas will only sell parts like
that to a licensed contractor or a homeowner in some cases,

(36:53):
who is going to put it in themselves. Here's the reason.
Most contractors don't want to put it in. If that
part is defective, they put it in and it doesn't
work right now, what you know, if they bought the part,
they simply run, they grab another one and put it in.
You bought the part, are you going to look at

(37:14):
them to replace it or are you going to go
back to Florida to get another part? And it just
creates bad reputations for them, bad customer service when they
don't have total control. And yes, part of it is
in the money situation because a lot of times air

(37:35):
conditioning contractors carry an inventory of this stuff and they
come out they have it checked. A lot of times
the supply house will keep that inventory stock at the
air conditioning company's warehouse and restocks it as needed. And yes,
they do pay for that service, So yes, there is

(37:57):
some cost involved in it, but it tipicly saves time
on the project itself. And I mean it's just the
the practice of most companies that way, and in Texas.
I mean, if you want to do it yourself, you
absolutely can, but just for ease of concept, most contractors

(38:24):
in the hvac world are not going to put homeowners'
parts in. Okay, other question on this also, I've been
trying to find a place to buy energy Q radiant
barrier installation you only you recommend, and I get every
kind of name other than energy Q. Where's the best
place to get it? I found the energy Q website,

(38:45):
but it looks like you cannot buy direct from them. Well,
I hope you can understand my questions. Well, the energy
Q that is the only way you can buy it
is direct from them. Their number is one eight hundred
sixty two twenty, so you can give them a call
to buy it, or you know, go to their website.

But yes, it is only set up where you can
buy it direct from them. So if you're seeing it
some other way, you might not have gotten a hold

Don out of West Columbia and Dona there still Yeah,
I'm here. Okay. So the wallpaper is it a paper
type wallpaper that you put.

Speaker 16 (44:27):
On uh some of its bottle and some of its piper.

Speaker 7 (44:32):
Okay. When it's final, you're gonna have to peel it off. Uh.
And then what you do is skim coat the wall.
Because it may tear up some of the paper off
the sheet rock. It really is not that big a
deal to skim coat it. The easiest way is to
mix some of the sheet rock mud with water. You
use a paint roller to roll it on the walls,

(44:54):
and then a very wide sheet rock knife to just
drag it smooth. And then you can go back with texts,
your wallpaper, whatever you want to do. Where there's paper wallpaper,
you can literally just use sheet rock mud to float
the seams and then paint it with a or I'll

(45:15):
paint it with a primer first, then float the seams
with sheet rock mud. Prime it a second time, because
you may have some areas where the paper bubbles up
a little bit and you'll just float that out as well,
and then again you can do with it as you
please after that. But it's very common when you start
peeling wallpaper that it's going to tear up the sheet rock.

(45:40):
As far as people who can do it, there are
people who specifically do wallpaper removal. I don't know any,
but most painters can take care of this for you
as well. Okay, okay, well you bet you take care.

Austin about ready seal. He says, can ready seal be
applied over previously stained wood? And we kind of talked
about that in the last hour. But it depends on

what was put on the wood. If it's like a
paint or has a hard shell on it, like pollure thing,
then no. But if it's if it's something where you
can still see the wood and it is an oil
base or even water base, yes, then it can be.

So you just have to take a look and see
exactly what was put on before and how it looks now,
because regardless of what was put on, if it wears
off enough, something else can be put on. Seven one

Hey, Jim, Hey, we had a bad experience with a
undercounter ice maker, and I think you know where I'm
going with that. But I'm interested in your thoughts on
the different water shut off all technologies, on.

Speaker 7 (52:18):
The whole, on the whole, on the technology for what.

Speaker 4 (52:23):
For all water shut off?

Speaker 7 (52:25):
Oh yeah, okay, well they got some of them, go ahead.

Speaker 4 (52:35):
Some have some sophisticated algorithms I understand, and I'm just
interested in, you know, your thoughts on any any particular
models that may be better than others.

Speaker 7 (52:46):
Yeah. I don't have any models that I know of
that are better than others, simply because there's not that
many out there at this point in time. But I
have we have installed a couple of them, uh, and
they seem to work very well. And basically, some of
them will pick up if there's like a even a

(53:06):
small leak and it's going on for an extended period
of time, it'll automatically shut the water off. Others, you know,
if there's a rapid leaks that seems to be pushing
more water than say a faucet should push, it'll shut off.
So yes, they're very good about doing and detecting leaks.

(53:31):
One place where we installed one, in particular, was a
house that had an eight thousand foot run to get
to the house, and it kept the line. The run
would get leaks in it, and so eventually they finally

(53:52):
just replaced the whole run. But in order to keep
from just wasting water all the time, we put this
valve on there and it worked great. Every time they
had a leak, it detected it and shut it down
before they wasted a ton of water.

Speaker 4 (54:09):
Are they relatively new technologies or have they been out
for a while? And what do you think about the
reliability of some of these because I've heard that, you know,
some manufacturers have not had a great experience with reliability.

Speaker 7 (54:23):
We had pretty good luck with them. So the technology though,
is not super old. I would say it's within the
last ten years.

Speaker 4 (54:37):
Okay, Okay, that's real helpful, Thanks so much.

Speaker 7 (54:41):
You bet. Now, I will tell you you're not going
to find it at the box stores. You're gonna have
to go to a regular plumbing supply store. So check
with the Morrison's More Plumbing supply Ferguson's. You know those
type of places, and they'll be able to get you
hooked up with one great Thank Jeb, you bet take

(55:02):
care again our number seven one three two, one two, five,
eight seven four. And look, if you've got a place
that tends to get leaks, put that on. It works
extremely well. It's kind of like another technology that's just
not used as much as it should be, is hooked

(55:25):
up to your HVAC system so that if it starts
having a leak, to shut the system down or at
least notify you. I have one hooked up on my
air conditioning system that if I start getting any water
in the pan, it sends me in the email or
a text message rather to notify me that I'm having

(55:47):
an issue with water getting into the pan and so
I can get it taken care before it starts causing damage.
Works extremely well again one three two one two five
eight seven four. And I'll see what I can do
to help you out here. On Texas Home Improvement, Frank

sent an email and he says, leaking PVC pipe inside
large stone pool waterfall. I have a four foot by
twenty five foot plus foot pool waterfall with three tiers
when they built the waterfall, they encased the PVC pipes

(56:34):
with very large river rock boulders. So at a glance,
there would have to be a tear down. But can
it be sleeved somehow? There was never any kind of
pipe freeze covers put over pipes either, thank you, Frank. Well, look,

(56:55):
there's not a sleeve to put over it. But they
can be coated from the inside, you know, uh E
pipe system, duraflow from a duraflows E pipe system. Uh.
It can coat the inside of the pipe. That was

(57:16):
originally developed to do metal pipes, whether it was a
copper line or galvanized line. Uh. It would coat the inside.
But it should be able to be used on PVC
as well, So that would be a way that you
could do it, because all you got. All they would
do is unhook on each end of the pipe, clean

(57:38):
it out. They blow through with like walnut shells and
stuff to clean it out, and then blow this epoxy
resin through that seals everything because it coats the entire
inside and you're done. It's it's that simple. So yes,
it can be done that way. Most of the time
they try to figure out how to replace it. Though,

(57:59):

have a raised wood deck that I have put a
patio cover over and I'm about to screen it in.

I was wondering for the wood flats, what do I
need to do in order to put tile in there?

Speaker 7 (58:29):
Typically, if you're going to put tile, you would go
over the uh choice with two layers of three quarter
inch plywood, and then you can go ahead and put
the tile over that. I would recommend that you use
a treated plywood, a marine grade plywood, so that it

(58:49):
doesn't deteriorate underneath there too fast, and you know, beyond that,
you'd be good to go.

Now.

Speaker 7 (58:58):
Your other choice, if you don't want to go with
two layers of three quarter inch, would be a single
layer of plywood, and then you put a concrete, a
lightweight concrete, on top of that, and your tile can
go directly down on top of it. Below the concrete
would normally be a rubber mat on top of the wood.
Though still even then I would recommend that you use

(59:22):
a treated plywood, a marine grade plywood, so that it
doesn't deteriorate underneath the rubber mat.

Okay, would a hardybacker work or would that be like.

Speaker 7 (59:33):
Yes, crack, Now, a hardybacker doesn't have any structural strength
to it, so you still would have to have plywood
down first. But yes, you could put the hardybacker boards
down and put the tile over that if that's what
you want to do.

my house, I had R eleven in the walls and
when we blew in the new insulation. We raised it
to like an R twenty three, and it's that kills
the sound from outside up to eighty percent, So I
mean all around, it's a great way to make your

installing what's called a media filter up in the attic
at your AC unit, so when your AC company comes

change it at that same time.

house I had prior had one on the bottom, uh,
you know, by the downstairs. I have no problem then,

Think, yeah, I whole hardly agree. I mean, and sometimes
they put them simply because it's easy to run the
AC duct to it, but it doesn't make it easy
for the end user, you know.

No, no. And also the water filter in the old house,
I had had it down in the chilling room, and
the new one is upstairs in the attic. I can't
get up there to turn up or off, you know.

Yeah, off, yeah, but definitely take talk to you talk
to your h v a C company about putting in
a media filter, you know, because it'll be like a
four inch filter and you just got it. Have it
changed every six months when you're having new unit serviced.

At asking. My wife passed away last year. I'm going
to sell this house eventually, Okay, and here and I
I just replaced, sell it as is or you know,
you know, uh, fix it before I sell it. What
do you think remodeling?

I should say, you know, if you'd ask me the
same question a year or two ago, I would have said,
it won't make a tinker's darn bit of difference. Sell
it as is. But we're going back into a market
where it's going to it's becoming more and more of
a buyer's market. And curb appeal and things like that
will make a difference on what you get for it.

So if you do things to it, you want to
do things that don't cost you a lot but give
you good return. And those items would be make sure
you got good floors, make sure you're you know, the
paint looks good, uh, and curb appeal so that the
landscaping in the house looks nice when people pull up.

And let me ask you. Also, something I have on
the phone. My I had some shrubs in front of
the house that died because water enough. I don't want
there too much to water and they're dead. I don't
replace them with other shrubs might die. Uh do I
have to replace the foundation? The grass might be worse
for the foundation if I leave the way it is,
Or do I need but shrubs keep the soil there? Well,

you want to keep it.

You want to keep soil, but there's absolutely nothing wrong
with just having grass around the foundation. So have the
shrubs taken out and let grass take over again. Uh,
Now to avoid foundation problems. You do want to keep
it watered. But uh oh yeah, bushes actually, bushes actually
would require more watering than grass would.

Yeah, because the shrubs, like I said, just died and
all they to do is drinking the water.

your run your air condition. They were advertisement while one
of the technicians always told me, never use bleach. Use

the ammonia and makes it just a little bit of
water and you'll be fine.

Well, all you're trying wanting to put down through that
drain line is gonna be something that kills the algae
and stuff.

Yeah, So whether it's bleached ammonia or any of that
kind of stuf is fine as far as it's ruining
your AC system. Yeah, if you're dumping it on the
AC system, coils and stuff. You could damage them, but
you're not. You're putting it in this little strain line
so it's not an issue.

And then just real quick, have you ever get any
forethought about maybe that's a good product? Not all us

We have a product that we can put around your
foundation from monitoring the elevation. It lets us know as
the foundation comes up and down. Uh. And that way

to exhaust it somewhere. Why they picked the roof over

flapper there that is a one way flapper to keep
