So I had a question come in not too long ago, uh,
less than an hour ago, and it is from station,
and she says, I'm about to get some substantial home

remodeling that will cost twenty five to thirty thousand. The
two companies that I've interviewed are both balking at the
notion of providing a notarized affidavit of bills paid for materials, labor,
et cetera, et cetera, and release of lean upon completion.
I've been burned thirty years ago by paying for work

and then receiving a bill for materials that were not
paid for later. My specific question is does the Texas
Property Code require an affidavit of all bills paid provided
by the contractor. It is my understanding that it does
well to be honest with you, Stacy, I don't know

if it does or doesn't. I've you know, du Wes.
We've been in business since nineteen seventy eight, and although
we do this a lot on commercial jobs, it's extremely
rare that somebody asks for something like this on a
residential job. I got no problem doing a notarized Affidavid

that we've paid the bills and materials and labor and
all that stuff. Release a lien that's done all the time.
I don't think i'd want to be able to get
into showing you all the bills though that are paid
simply because we're ordering our materials in bulk. I'm getting
eighteen wheeler loads brought in several times a week, and

so to say this specific bill went to your property
wouldn't be possible on commercial work. The way you're able
to do it is the material gets delivered straight to
the commercial project because it's usually substantially larger than on
a residential But you should be able to ask for
the release of lien and affidavids that all the bills

have been paid. I got zero issue, and if they
don't want to do that, get you another contractor. Some
of the other things you'll want to check is make
sure they're carrying general liability insurance so if something does happen,
they've got insurance to cover it. I always recommend workers
comp and this one surprises most people when I tell them,

but make sure they they're carrying vehicle insurance. You would
be shocked how many contractors don't bother carrying vehicle insurance
or allow unlicensed drivers to drive. It just floors me.
But it is happening out there, So yeah, I mean,

does the law require it. I got no idea. Does

electricity and all the speakers in the house, and I

electrician come out. They did some minor work, and I
didn't do a darn thing. Whatever it is.

Typically when you're getting a lot of static electricity sound
that way on the radios in that it's because there's
something mechanical that is running that's feeding it back into
the lines. So what I would recommend to try to
trace it down is the first thing is unplug everything

and refrigerators, freezers, VCRs, you know, the whole nine yards, TVs,
everything and see if it does it. And if it's
not doing it, then you start plugging one thing in
at a time until you find which thing was doing it. Okay,
and with it, I'm gonna put you on hold and

You're getting that static on the radio and are you
getting it everywhere or have you tried plugging into different places.

I've tried plugging it in. I even bought a new
clock radio.

And it did the same thing.

Okay, and the TV works flying in the living room.
It's all seems to be in the back of the house.
And we did none of the lights were on at all.
They were plugged in, but they were not turned on
when the electrician was here. But nothing has changed.

I know he did some work with the breakers, but
he didn't do anything other than relabel some of the
connections out there. Yeah, and so we had the pull
the entire breaker box off for a while.

Okay. Well, like I said that, that's where I would start,
is unplugging everything and plugging and see if it does it.
If it doesn't, then you start plugging stuff into figure
out which appliance is doing it, because the other thing
it can be. And I'm making the assumption that he
checked this on the breaker but box is if something

isn't tight in the breaker box, it can actually feedback
that way. But hopefully he would have looked for that.
And then my last question for you, I guess will
be it is rare, but do you have radiant barrier
on the house?

I do, energy que up in the attic.

Okay, if it's only in the attic, it shouldn't be
an issue. But in some cases where you encapsulate a
whole house with energy with a radiant barrier, that can
actually do it. Metal buildings can do it, but it's
usually not a static. It's usually going to be just
a blocked signal. How does your cell phone work?

I will. What happened is I always had a plug
in in the master bedroom with a lamp on each
side bedstand, and I had a.

Would come on and off, but the radio itself just
quit and I reset it and whatever plugged it in,
and all it does is flash. So I went around,
I plugged it in different places and kept resetting the
time and the alarm and whatever. And right now it's
plugged across the room in the master bedroom into a
separate outlet, and it seems to work fine. And the

lights now are working. There was two switches on the
wall to flip them on, so that both lights came
on at the time when you entered the room. But
for years I always had the clock radio on the
same plug with the lights in this bedroom that would
turn on, and if I turned the radio on, no problem.

I could listen to you in there. But I cannot
do it now. I can't listen to anything on the
radio at all. In this house. I can watch the
OCA and the refrigerator works.
Speaker 13 (19:54):
That's fine.

Yeah, you just answered the question for me. Then it
is a circuit that is loose, and that electrician should
have been able to catch that.

Okay, So give a breaker box. There's a circuit loose.
Speaker 12 (20:08):
Well, it doesn't. It's not necessarily in the breaker box.
It could be even just one of the outlets or
a switch is loose. The wiring okay, but that's what
they got to trace down, is to find where that
loose connection is.
Speaker 7 (20:21):
Okay, So they have some kind of equipment that they
could plug into the any of the outlets around here
and find out if it's getting the proper juice to it, yes, ma'am, Okay,
all right, Well I'll give them a call because this
is getting very frustrating. I can't put the alarm in
the bedroom all the time on the clock. So yep,

it's very frustrating when you can't isolate it. Because this
is the first time this has ever come up in
this house, and it's was built in about seventy two.
I've never had any problem with the house at all.

Okay, in seventy two, do you buy chance have aluminum wiring? Yep,
you got a loose connection? Okay, yeah, on houses with
allumin and my house was built in seventy three, I
have aluminum wiring as well. So a lot of people say, oh,
you think of it, but it needs to be the

screws on every plug, in every light switch, every connection
periodically have to be retightened because that is the thing
that happened.

I told you that it was aluminum. If this house
was built by an architect and he put in copper
wiring in the house.
Speaker 12 (21:31):
Okay, difference, No, the copper doesn't come loose like the
aluminum does. But you still have a loose connection somewhere.
Speaker 7 (21:41):
Okay, okay, So it's not just the fact that it's
copper or either one. It's a loose connection. Yes, someplace
in the inside of this house. I can if I
figure that out. If it's something is I'll plug everything
in or one thing in that as I go around
and if it's loose or is it stiff when I
prior and pull it out.

Yeah, I think it's going to be a wiring that's loose.

Well, thank you, sir, I appreciate it. Appreciate you taking
my call. Yes, sir, I had heard a lady earlier
from Missouri City talking about rusted pipes. Yeah, anyway, have
a house in Avasota's built in fifty six. From the
sink in the laundry room, near the garage and in
the kitchen, all of that's fine, But in the bathroom.
It's a small house, thousand square foot. In the bathroom
(23:59):
only the sink, the toilet, and the tub is rusted bad.
And I was thinking maybe it's a horizontal pipe in
there's somewhere water sitting in it, and it's getting bad,
real bad. Do you think that's what that probably is
built in fifty six.
Speaker 12 (24:17):
It can be that, but it can also be two
dissimilar metals touching each other. Okay, it'll tend to rush
re bad. Now when you say you're getting the rust, though,
you turn the water on and after a second or
two does it dissipate.
Speaker 13 (24:35):
Yes, as soon as you turn it on, it's bad.
And there's one of the faucets I know I need
to fix. It's dripping. The whole thing is just dark
rust color in there in the bottom of that sink. Yeah,
batht up too, and then you can see it in
the toilet. But every time I go up there, I
clean it and I flush them and I clean it.
But no, we don't live there. It's like a week
in house. I'm going there more now than I used to.

But as soon as I turn the water on, it's brown,
and then it stops within a couple of seconds.

Okay, that that is more likely than where the faucets
tie on to the galvanized pipes. That's two different metals,
and so it builds up right there. It dissipates in seconds.
You know, if it if it was a longer piece
of pipe, like you were talking about the horizontal pipe, yes,

it would tend to flow for a few seconds before dissipating.
Speaker 13 (25:30):
Yes, yeah, yeah, it goes out in a couple of seconds.
It's like like it's right there at the end of it.
You turn it on, it's all rust and it goes
away in a couple of seconds.

Yep, that's it.

And the house, yes, in the house that does not
have a stitch of insulation in it. Oh yeah, yeah,
but that's the way. Hey, can I ask you one
other question real quick? Absolutely fence post had them up
ten years now they're warping. And I had I drawn
a string line, perfectly straight fence around my my other house,
not this house, and then all of a sudden they're
(26:03):
going every which direction. My whole fence is crooked. You know,
thirty five years ago we done fence that they didn't
do that, yeph Is that just bad wood? Or and
there's it is. I have another house in East Texas,
and I was assuming maybe it was. I know, there's
a lot of moisture in the ground there, and yeah,
it is mess the whole fence up.
Speaker 12 (26:23):
It's the it's the moisture getting into those treated posts
and it will tend to as it dries and stuff,
allow them to warp and twist and everything. We used
to treat treated lumber with a different product that kind
of took that out of it. Uh, you know, the
government stepped in said no, we can't use that product anymore.
(26:46):
So now we get what we get. That's one of
the reasons I tell people put products like ready Seal
on it, because that'll seal the wood from taking on
the moisture and minimize that.

Okay, so just do the whole board all the way around. Yep,
the post, I mean, yes, sir, it just seemed to
be the post. Yeah you know, so so what was
that called ready.

but you're right, I can tell the wood back in
the day.

Oh yeah, heavy man, it was heavy. Yeah, he dug
one up was in the ground at fifteen eighteen years
and we cut in two to see it. It was
eighth of an inch of it outside of it deteriorated.
Inside was like brand new by the old stuff.

Yep, and you know, I get it. It had arsenic
in it. It was supposedly killing all of us. But
right right, but the post was going to be there
after we were gone.
Speaker 13 (27:47):
Right right, exactly, that's right. So I'll try the different
connections or something on those pips. You think that would
be the fix.
Speaker 12 (27:55):
Yeah, Typically, all you got to do is change it
from well, now that the rust is in there, it'll
probably continue to do this. But uh, you can't have
like the brass fittings from a faucet touching the galvanized.
You got to have something that a plastic fitting that.
Speaker 13 (28:12):
That yeah right, okay, a plastic in other words would
be better.
Speaker 12 (28:17):
Yeah right.

see if you find anything that's arcing. Yeah, and even
the up and down the street. Or because even arcing
insulators are spark gap transmitters and they yes, they will
put out a lot of garbage. Have uh, because I've

seen that, We've seen that over the ears and that
something else I wanted to mention. I remember a number
of years ago, my lights was going crazy in my house.
I went through everything, and then my neighbor called me
cross street sat it seems saying the same thing. Their
lights was dim and on some and brightening on others.
And now that the transformer was bad on the neutral side. Nah,

So they put in the transformer up, so it can
be insulators that's going bad.

get it. Right and you, know anybody who is putting
IN hvac systems is supposed to be licensed unless you're
doing it yourself on your own, home and they should

licensing And REGULATIONS. Tdlr it's part of the. Regulations they're

a new system and they don't do this, calculation get
a DIFFERENT ac. Guy but in the case that you're
trying to make the house work, better you absolutely want
to do it. Done get it done prior to changing

it like, This it'll be running constantly trying to keep.
Up and, AGAIN i don't know that it's undersized or.
Not as far as matching a two ton and two
and a half ton evaporator coils with the compressor and all,
that you're going to want to make sure that it's

a matched. Set that's how you get the energy. Efficiency
and THE ac companies they put charts together that you
can put this compressor with this evaporator, coil and they
have different charts available for THE ac companies to go,
by and you want to stick to. That don't try

the first thing i'most say is this is not a

and have to be refilled if you can make it,
automatic and that bottle only gets filled when you go
up and change the filters in the in the or

it always has. Been WHEN i do foundation, Repair i'm
leaving a void under the foundation so the soils can
move without lifting the. Foundation but you can't do that
on a driveway because it's only four. Inches so, yeah
we can definitely take care of that for.

it's still, moves say in a few, years can it be.
Redone can you reinject? It, yes, okay all, right AND

No, actually the sandy soils are usually pretty. Good it's
the black gumbo clay soils that are usually. Bad they
will tend to you, know swell and contract with moisture.
Changes sand doesn't do. That but what moves sand is
if there's any flowing water and it gets like under the,
concrete it'll wash some of the sand out and that's

usually what causes the settlement of the concrete. There.

Yep, yeah molds are what my problem. Is they tend
to make voids in different spots around the. Yard oh,

we have mud, pumping. Equipment we do drilled, piers we
do the helical, piles we do the pre cast concrete,
piles which we develop the installation. For you, know we
do virtually any type of repair because we do foundation

work all over the state Of, texas and the different
soils require different. Techniques we don't try to do everything
with one. Technique we're trying to do what's right for the.
Structure and so, yeah the eurethane works great on, driveway, sidewalks,
patios things like. THAT i just do not recommend it

under the foundation of your home just because of the
movement that will still be. There all. Right if you

got an email about a tree roots and residential drain.
Line this comes From denise and we had a sluggish
drain so a plumber was. Called tree roots are the.
Culprit we have one mature tree that is approximately sixteen
(01:14:36):
foot away from the, line but evidently the roots have
worked their way into the. Line what recommendations for fixing this.
Problem we tried root killer in the. Drain that didn't.
Work we really don't want to cut the tree. Down
with cutting a trench through the roots between the tree
(01:15:00):
and the line be an. Option, well that's typically not
the way you want to take care of a line like.
THIS i, mean, truthfully you have the issue because the
line was leaking and so the tree route was able
to find its way. IN i don't know if this
is a cast iron sewer line or A pv seed,
(01:15:21):
line but here's the. Difference the cast, iron the joints
aren't sealed well to begin, with and as the cast
iron has, age it deteriorates and it's been allowing tree
roots to get into it and. Stuff ON pv seed,
lines typically the issue is when a contractor who built
(01:15:42):
the house didn't glue. Joints that allows the tree roots
to get. In and there was contractors and there still
are contractors out. There oh that's just a drain. Line
it doesn't have to be glued and they just stick
the pipes. Together it does have to be. Glued you
want it so the tree roots don't find the moisture
(01:16:04):
once they have gotten in. There now you've got to
address how they got in and get that taken care,
of so rather than spending money on doing a trench
or root shield is basically what you asked. About WHAT
i would tell you is dig up the pipe and
let's replace the. Pipe if IT'S, pvc all we got
(01:16:25):
to do is cut out the roots and glue the
one joint. Together if it's cast, iron replace it and
be done with the. Problem that's going to be money
much better spent than trying to address roots going to.
It and JUST fyi for, everybody this is a mature.
Tree you, said the tree roots will go one half
(01:16:48):
to one third further than the drip line of the.
Tree so if you got a big oak tree and
the canopy of the drip line of the tree is
say twenty feet from the trunk of the, tree you
can easily have the tree roots going thirty feet out.

Easily so and if it finds, moisture they'll go a lot.
Further so hopefully that'll help you out with that tree.
There but, yeah and as far as the root, killers
the issue is with the tree root killers down in,
pipes the water is typically only in the bottom of
(01:17:35):
the pipe and that's what's carrying the root killer, through
so it's usually not getting onto the roots where it
can do what you're wanting, done which is killed the tree.
Roots all right, again if you got a, question seven

Know that's going to be the other one you're going
to want to look, at because to have a bill that,
high that air conditioner's got to be running. Constantly, now
older air older mobile, homes the walls and in stead
of two by four were two by, three and so they,

okay the fiberglass that they used to put in those.
WALLS i don't know how old this mobile home, is
but if it's a two by, three it's not going
to have a huge amount of insulation in, there and
SO usa installation can greatly increase THE r value for
you on.
