Hey, Jim, thanks for taking taking your time. I was
just curious what your thoughts are on air conditioning system
duct cleaning.
Speaker 3 (07:40):
I think it's way over sold. I'm not saying it
doesn't need to be done sometimes, but you know there
are companies out there now that say, oh, you need
to get it done every two or three years. No,
you don't. The air that's going through the duct is
filtered air, and so unless something has happened to cause

the need to get it clean, there's usually not a
reason to clean it. Most people can go twenty years
and not have to even think twice about.
Speaker 9 (08:10):
It, Okay, And that makes total sense. And I'm curious
if you were to try to find a reputable professional
company to do that, where would you go.
Speaker 3 (08:28):
You know, you can check with some of the HVAC contractors,
but I will tell you I believe in it's so
little I don't even do it at my company do
us stair conditioning. But a company that you can call
that if you do need it done, that can get

it done for you. The Stanley Steamers. They have a
division that Stanley Steamers you do the floor cleaning. They
have a division that does nothing but the duck cleaning.
But you got to know what kind of ducks you
have first. And I say that because if you've got

the ducks that have the you know that are flex stucks,
which most of us have flex stucks nowadays. But if
it's got the plastic inside of it, a lot of
times when you go to clean it, you tear the
plastic up and ruin your ducks. If it's got the
aluminum inside, well, then they can clean it without tearing
it up.

Right, And then I would expect that that contractor would
know the difference and know how not to tear them up.

You sure as heck would hope, so, wouldn't you?

My only concern about going with a with a Stanley
is they're not They're a four cleaning company. A carpet
cleaning company is tile grout whatever I mean? Well, I
guess I could call around and find out if there's
any mechanical contractors that do it.

There are some that do it, but here's the difference.
Mechanical contractors are typically there to put stuff in and
maintain it. Stanley is a cleaning company. Gotcha now to
tell if you need it done, take one of your

return vents off, or more if you want, But take
a return vent off. You can see up in there
if it's plastic ductwork or what it is. But you
can also reach in and see if it's full of
dust and stuff if it's not. If it's not, there's
no reason to clean it.

When you say return vent, are you talking about where
you put your filter?

No, I'm talking about the one that goes back into
your room.

my house. We built our house twenty years ago, and
it's an elevator, it's elevated. It's two story, so it's elevating.

Second floor, and so so we have a washer drawer
on the second floor and there's a connection, you know,
for the washer train hods to go into in the wall.
And in the last couple and then so now we've
been here twenty years, but in the last couple of
years we've noticed some smell coming from it. Uh huh,
I know, I'm actually hm the washing machine.

I was talking with Jim and we were talking about
washer and dryer, and he's getting an odor and I
had to cut him off and sorry about that, Jim, go.
Speaker 5 (16:09):
Ahead, that's good, okay. So you know, so we've been
in the house twenty years and in the last couple
of years we started getting an odor. I finally figured
out we thought it was from the washer, but because
you see, we hadn't had the odor before, and I
thought it was from the washing machine. Well, anyway, I
finally put my nose on the drain line, you know,
(16:31):
I went right there where it goes through the wall,
and sure enough, that's where it's come coming from. I figured, well,
the pea trap inside is I've got some crap in it.
So I went and put a snake in there, and
it snake dropped all the way down to the bottom
of the house, right, and I said, my god, there's
no sea trap.

Is that normal?
Speaker 12 (16:50):
No, there should be a pea trap, right.
Speaker 3 (16:54):
Yes, sir, Yeah, there's there's got to be a pea
trap somewhere otherwise you're getting sewer gas coming in.
Speaker 5 (17:01):
Yeah. Okay, So I need to rip the wall out
and put a pea trap in.
Speaker 3 (17:06):
You're on sure there's not one in there.
Speaker 5 (17:12):
Look, I dropped a long snake in it, and it
went all the way down. Like I said, the house
is elevated and there's a you know, if there's a
crawl space, and I went all the way down to
the bottom of the crawl space, right and there can't
be a pea trap.
Speaker 9 (17:26):
It was just well, you know, make a turn.
Speaker 3 (17:30):
The pea trap that would be in for the washing
machine would be a two inch line and a snake
typically will will drop, will pass right through it. So
there it could be there, and you just didn't get
the resistance you were expecting because the pea traps underneath
a sink are a lot tighter than what they typically
(17:51):
put in the walls that way. Really yeah, okay, So
here's here's what I would do before are ripping out
the sheet rock. Uh, I would try a couple of things.
The first one, take the hose out of that drain
pipe and just dump some water down in there with
(18:14):
a with a cup. If you're hearing it splash, that
means there's a pea trap down there.

Oh okay, I searched me.
Speaker 3 (18:26):
Beyond that. Yeah, I mean the pea trap is the bath,
is the washing machine on the second floor of the
first floor.
Speaker 5 (18:39):
No, it's on the second yes.
Speaker 3 (18:40):
Okay, yeah, then then you you would end up having
to go into the sheet rock to put one in.
Then I was gonna say, if it's on the first floor,
you could go underneath the floor and put it there.
But uh, I wouldn't want to put it that far
down on a two story.

I mean, now, let me say this, Jim, that that
snake I put in there is it was a big one,
maybe half inch you know, it's a it's a big snake.
I would expect to go through it. He would that
would that have sort of gone through this smaller pea
track you're talking about?

Yes, and with all me noticing it really.
Speaker 3 (19:22):
On a on a two inch line, it very well could.

Well, truthfully, I don't think it's so much they forgot
as somebody got lazy and didn't put it in. And
you know, here, what I'm really wondering is why the
heck didn't the inspect or catch that?
Speaker 5 (19:54):
Oh, I am too, You I wonder too. Yeah, I
don't know, Yeah, because you know, they did put a
They did put it one of those screw you know,
it's got it's the type of fitting, the fitting that
you see has a screw cap on it, you know it,
it's got a screw cap that came with it. And

I don't know if that's typical of when they do
this or it looks like almost a cleanout, you know. Yeah,
I mean, did they put it into the plumbers think
it was supposed to be a cleanout and not a
pea trap? I don't know.

And if that's the case, then I could understand why
it doesn't have a pea trap. Yeah, because if it's
got the screwcap, is it in a box in the
inside the wall in the water and the hot and
cold water come up inside that box as well?
Speaker 5 (20:53):
Though hot and cold water or in a box? Okay, saying,
but this is just a sticking right out of the
sticking right it's flush with the wall basically.
Speaker 3 (21:02):
Yeah, see that that does sound more like a cleanout
than it does. The the drain for it I'm wondering
if they forgot to put the darn drain in.
Speaker 5 (21:15):
Yeah, you know, that's what I'm thinking to Jim. All right,
well I'll do what you said. That's a good idea.

You know understand, Uh, Typically when contractors are building a house,
they're they're hiring and trying to get it done for
as little as possible because they look at it as
though it's coming out of their pocket. Inspectors when they
come out for city inspections, they are looking for it

to meet minimum building codes. They're not looking for the
extra stuff, just minimum building codes. And if that was
avent and then they ran water lines up there to
use it as for the washing machine, I could see
how that could get missed then by the inspectors because

it wasn't what they were inspecting for anyways. Yeah, that's
gonna have to be checked out. Look, we're going to

as I said, we're gonna go and talk with Jesse
from Southern front Door. How are you today?
Speaker 11 (24:49):
I'm doing good, Jim? How are you?
Speaker 3 (24:51):
Man? I'm doing wonderful. It's just a you know, it's
it's one of those days that you get, you get
some scattered showers, they're gone on. It kind of cools
things off, makes it a little bit steamy, but you're
still good to go. You know, I'll take the top cover, yep.
So let's talk. Let's talk about some up front doors
(25:14):
because you know, so often people think they can just
leave a front door goal forever, and you know, if
it starts looking just at least a little shabby. They'll
throw a little bit of paint on it, but they
don't do anything else to it. And this can really
be a focal point of a person's house.
Speaker 11 (25:34):
Yeah, so a lot of times on front doors, you know,
people just do a refinishing job and they forget that,
you know, you've got a lot of things going on here,
whether it's you know, it's a door line, ride, does
it does it have the proper weather stripping around it
to prevent air infiltration and so forth. So what we
(25:54):
do is we typically when we replace the front door,
we do a what's called the pre hung door, So
it's a door with a frame, comes with weather stripping
and hinges and and uh, it's it's you know, we
square it up properly. We make sure it's insulating all
around the unit, you know, before we turn it out,
(26:15):
so we do a total you know, transformation of entries.
But we also make sure that you get a proper seal.
So that's that's important one. Especially with our climate.

Oh yeah, you don't want to be looking at daylight through.
Speaker 11 (26:28):
The door, absolutely, you know, and especially on double doors.
We have a lot of double doors in our city
with with the with the some of the nicer homes.
And that's the biggest thing we see is when we
go look at a double doors, right right at the
center where those double doors meet at the bottom, you know,
there's there's typically you know, nine times out of ten
(26:49):
we see daylight because it's not sealed properly. So, oh yeah,
that's a big issue.
Speaker 3 (26:54):
So if the door is good, you know that somebody
has do you guys do resealing of them?
Speaker 11 (27:01):
Yeah, we provide weather stripping service so we can go
out there and replace weather stripping, replace the bottom door
sweeps that are going to the door, and if it
is and if it is a double door, we make
sure that under that tiastrical in the center that there's
the proper weather stripping for it. So there's two ways
of doing that. One is either with a with a
(27:22):
extra long door sweep or provide a what's called a
theatrical boot that goes underneath that to seal it properly.

Okay, so let's talk about the different doors for a minute,
because you know, people really think typically of a wooden door,
a fiberglass door, or a steel door, and I mean,
all of them in my mind have a great benefit
(27:50):
and a place to use them. I mean on my
front door. I would I love stealed the iron doors.
I think just they look stout, they're strong, they they
just set off a tone, you know. But what doors
really are gorgeous and the fiber glass doors are as well.
(28:12):
So how do you help people choose the right one
for their home?
Speaker 11 (28:17):
So from a design standpoint, uh, you know, we look
at the esthetics of the home. So when we get
people in our should room, we tell them, hey, bring
us bring us a picture of your front of the
front of your entire home, not just your entry, so
that we can say, okay, what you know, from a
design standpoint, what is going to look good for your home?
You know, what are you trying to achieve from a
(28:39):
design standpoint? So you know that's number one, And then
number two is you know some some folks are looking
for security, right They're saying, hey, I want to make
sure that my door is secure, and I haven't. You know,
that's a priority in a way. So iron doors provide
the highest level of security because not only are you
(29:00):
getting an iron door, you're getting an iron frame. So
when somebody is trying to get through your door, and
if you're worried about security. It's not the door that
breaks when somebody tries to kick it in, it's the frame, right,
And if you have a pine you know, southern yellow
pine jam that's been on there for twenty years and
(29:22):
the wood is brittle, it's going to be easy to
kick in. So when you go to an iron door,
now you've got an iron frame with a nice lock
on it, they're not going to kick it in. Fiberglass
doors provide a different thing and that you not only
get a fiberglass door, but you get a fiberglass frame.
So in some cases you have some people that maybe

don't have a lot of overhang in the front of
their house and they're getting so you get a lot
of wind driven rain, or when it rains real hard,
maybe they don't have a good gutter system and their
frame is rotting. So when when we do a fiberglass door,
we also provide a fiberglass frame so there is nothing
to rock.

So yeah, that's really good for like a backdoor where
you got a patio and water splashing up and stuff.
Speaker 11 (30:11):
Absolutely, So you know, we we try to assess the
not only the look, but the situation of the home
and provide the customer with options, you know, what is
your highest priority? Do you you may have a rotting issue,
or you may have a security issue. You know, how
do we address them all so that we you know,

not only do you get a beautiful front door, but
you you know it's it's going to be there for
years and years to come, so you don't you know, basically,
we try to offer the last door you'll ever buy, yeah,
if you.

Get, and that really kind of sets you apart from
the box stores then because when they sell like a
fiberglass door, it's on a wood frame still, it's they're
not using the fiberglass wood frame, yes sir.
Speaker 11 (30:57):
So they still provide you know, pine jam with a
fiberglass door. So you're getting a nice door, but you're
not getting you know, the adequate frame and trend for
that matter. You know, we offer a trend package on
the Xchier that can be all fiberglass, so not only
is the door fiberglass, but the frame is fiberglass and
your exterior trend will be PBC fiberglass, so that again

no no rotting whatsoever. So on that side door or
that back door that you have, that you're getting that
rotting down there at the bottom on your tram or
your jam. You know you won't have that issue anymore, okay.
And from a security standpoint, if you if you if
you don't want to go with an iron door and
you want to go with a with a fiberglass or

a wood door, we offer some security features to buke
up the door unit. So, for example, we offer a
security plate that goes behind the door frame to beef
up that that area where the lock is so when
somebody tries to kick it in, they're not going to
see it. But there's a there's going to be a
sick engaged steel plate behind it that's going to be

reinforcing that door so that they can't kick it in.

there as far as you got a door you're facing
the sun, what's the door you're gonna recommend.
Speaker 11 (36:19):
Yeah, we're gonna we're gonna recommend the iron door for
the most part in that situation. It's gonna be more
durable and lasting. You know, it comes with a high
quality finish.
Speaker 15 (36:32):
Uh.
Speaker 11 (36:33):
It's not to say that it's gonna last forever. Sure
door will last forever, but the finish, you know, it
has a it's gonna have a lifespan, uh, and that
that lifespan is gonna be anywhere from you know, it
has a five year warranty, so it'll be at least
five years depending on the exposure that it has. But
(36:53):
when you go to if you go to fiberglass or
wood and you have a stained fiberglass door or a
wood stained door and you're getting that exposure, it's gonna
that that finish is going to break down much faster
than on an iron door.

Right.

So, regardless of what you have, what you want to
do is you want to get out there and do
a little bit of maintenance on it. And the number
one thing is, you know, getting out there every every
couple of months and keeping it clean. If you keep
it clean, you get palling on there in the spring
and then in the fall you may get you know,
(37:30):
some some dirt on it from the winds and stuff.
You want to keep it clean because that that that
with with along with the sun with the UV raised,
it's going to break down that finish. So you want
to keep it clean.

And you don't want to use anything abraces to clean it.
All you want is some some basically some dish shop
a little bit of dish soap and soak the water
soft rag and get out there and clean it.

On a wood door, we recommend using a product after
you clean it is You can also wipe your wood
door down with a Murphy's oil, which people use it
like for wood floors. It helps put a little bit
of a protective barrier on there on a wood door
to help it make it last a little longer. Some

people do it. We don't highly recommend it, but I've
seen it done where some people will wax their door
like a car and that helps. That helps with with
if it's getting wet. It will help get the rain
beat off of the door so it doesn't stay wet,
so that helps as well. So those are some of
(38:39):
the things that you can do. Obviously, what you want
to do after a few years and you start seeing
it starting to break down, you want to have a
professional come and refinish it before it gets really bad,
because once it gets really bad into the wood, then
you're going to have to do a total refinish, which
is going to cost you more money. So we don't
(39:01):
do that service. We focus on new doors, but there's
some outfits out there that offer that. But if you
maintain your door and put a you know, refinish it
before it breaks down totally, you're going to have a
better outcome.
Speaker 3 (39:16):
And you mentioned, you know, you guys focus on new doors.
How do we see all your new doors?
Speaker 11 (39:23):
So we have a showrooms. We're in northwest Houston. The
closest major intersection is FM nineteen sixty and Jones Road.
We're kind of in between Cyprus and Jersey Village. We
have a showroom with about one hundred and eighty doors
on display, wood doors, fiberglass doors, iron doors. We stop
(39:45):
a lot of what we sell. There's a few items
that we do not stop that we order on demand
as needed from our suppliers. But we do carry a
good amount of inventory. And having said that, we you know,
we all we we we take the doors and personalize
them so let's talk about wood doors for a second.

We have the door in stock, we have the glass
and stock the frame material, but we don't know if
it's a left hand it's a right.

Do they want red oak, do they want red mahogany?
Do they want black? So we we add those things
to the door. So you get to pick the door style,
the door glass, the stained finish, the color, you know,

system and we we pre hang it, we install glass,
we do the finish so and you know, we also
do pre measure, so we'll go out to your home
pre measure your not only your door, but your door frame,
your threshold, your your interior and EXTRAI your trem need
so that when we show up to install, we have

no surprises.

came from Bud and he says, sealing the edge of
a house concrete. Is it advisable to have the perimeter

edge of the concrete foundation slab of a brick house
seal to help prevent moisture inside of the house. You know,
it shouldn't even be necessary. The moisture, yes, can travel
through the concrete, don't get me wrong, But if everything
(52:14):
is done right when the house is built, this should
not be necessary, especially if your drainage and stuff is right.
I'm just I'm trying to figure out a scenario where
you would actually need to do this, and I haven't
been able to come up with one. Not to say
there's not one, but no, it's not the norm to do.
(52:35):
And so I would not be recommending doing this just
for the heck of it, you know, if there was,
if there was a reason to do it, Hey, I've
got no problem. And they make concrete and masonry, sealers
and stuff you can put on it. But and this
is the reason I like when you call in, because
then we can dialogue and I can maybe help you
(52:57):
out with a better solution. But typically if you're in
moisture inside coming through the concrete foundation that way, it's
because you usually have a drainage issue that needs to
be addressed. So seven one three, two, one two five

has a tin roof, but it's connected to the house and.

But I was worried about the insulation.

Taking the screen off and putting windows back there to
close it in, okay. And I was thinking about like
big pieces of glass or windows.

Well you if you go with replacement when like call

actually do this for people. And the advantage of using
their windows is it's insulated, you know, the double pane
glass in the whole nine yards, and so you can

make a patio room like that or a glassroom but
still be able to open the windows when you want
air from outside, rather than having solid piece of glass
out there that's not insulated or anything.

My concern was the patio is covered with tin, okay,
so it goes out over you know, the covered patio part.
I mean you can see through there. So I'm like,
how do they get that insulated?
Speaker 3 (55:11):
Get the tin insulated out? Sure, and you're seeing air gaps.

You're saying, yeah, I mean I can see like where
the tin, you know, it's kind of rippled, but I
can see through the top at.
Speaker 3 (55:25):
Sure the well obviously, then they're going to have to
do some work on it, you know, and not being
able to see it myself right now, I can't say
whether they're just going to have to add some screws
to tighten things down, put a coating on the top
of it, or if they got to replace the tin
itself with something that's in better condition. I mean, I'm
(55:48):
not seeing it, so I don't know all of this
for sure, but it's going to come down to one
of those, and then insulation can be added to it,
whether a spray foam insulation is used or something else,
as well as a radium barrier to minimize the heat
that comes through there.

Because I want to keep my ten roof sure, and
my ten roof is in good shape, so okay.

That's why I was wondering.

But they can they can install the windows and insulate
it even though I have that ten roof and they.

know that for. Sure but, yes things can be sealed
up and. Used so you can give them a. Call

and two. Turbins does that sound correct to? You that's
not even remotely. Correct when you're dealing with a, roof
you have to choose what type of ventilation system you're
going to go with in that. Attic, now you typically

have soft its and so you have soft it. Vents
the best on the soft it fence is a continuous
soft it. Vent hardy makes. One but they also the
old ones had just a strip of screen material with
boards on each, side so you had a gap of
three four inches for the air to go up into the.
(59:21):
Attic then they got into using the little, squares but
they you, know with the little, grills but they got
them too far. Apart if you're going to use the
little grills you got to have them like four feet,
apart not this fifteen twenty foot stuff that they're doing
that doesn't give you enough. Air LIKE i, said continuous
softits is the. Best. Uh but you've got ridge vents
(59:45):
and you've got two turbines up, there and your addict's
not going to vent properly with. That because for a
ridge vent to, work hot air rises and it goes
out the ridge vent and it pulls new air, in
but it's going to pull air from the path of least.
Resistance so as air is going up and out the,
vent where do you think the path of least resistance.
(01:00:06):
Is it's those turbines that are right next to. It
for a ridge vent to work right on ventilating your,
attic the ridge vent is the only. Exit but that's
the same for a solar panel or a solar vent as.
Well it's gonna pull air from path of least. Resistance
(01:00:28):
and just because you've got one on the other end
blowing in and this one sucking the air, out if
you've got ridge vents and these other vents up, there
you're gonna have an. Issue so my advice keep the
ridge vents close, up the turbines and forget about the
(01:00:48):
other stuff and make sure you've got plenty of soft.

what a tankless water heater does is give you continuous hot.

to get hot water from the tank water heater to

a couple of options. Here, obviously the first one is
you put in a smaller system that runs, more but
that's pretty darn, expensive, Right but a couple of the

other options, is because we're not sure about the, brand
if you have AN ac guy that you trust and
use have him check if he can change the fan,
speed because if you slow down the fan, speed the
air going over the coils has more time to take

the humidity out and so it keeps the system running
longer as. Well that will dehumidify it better.

THIRTEEN Usa insulation can inject their foam insulation into the.

Wall they don't have to take the sheet rock or
the brick or anything. Off they just drill small holes
in the, mortar put a tube in their inject. It
it'll seal all the air, gaps it'll compress the, fiberglass
but it'll raise THE r. Value instead of having THAT r,
