Hi Jim. In the summer of twenty three, we had
a waterlead from our acoverflow and it unfortunately before it
was noticed underneath our vinyl flooring, it had caused significant
damage throughout the house. So in summer of twenty three

we replaced the vinyl flooring with porcelain tile and we
closed off the system where the AC drain off valve.
It's a closed system into the air vent of the
bathroom lavatory. Okay, following that, haven't had any problems until
(03:22):
a few months ago we noticed on one of the
grout lines a calcium It looks like a calcium deposit collection,
just very small, but we cleaned that up and now
last week we've noticed that that area is damp. So
(03:44):
my husband has blown out going from underneath the sink
where the valve is that the plumber put in blown
out that valve and then we've had the air conditioner
people come and blow it out from the top. Do
you have any thoughts of what could be causing this
(04:10):
leak that's caused you know, we think we have a
closed system.

Well, I'm not sure what you mean by a closed system,
because the the HV A c drain line. It just
has to go somewhere. So whether it goes outside or
what is more normal is to an inside sink or something.
Uh you know, it doesn't make it a closed system.
(04:37):
But uh so, I'm not sure what you're what you
meaning when you say it closed.

Okay. The house was built in the sixties, and this
is okay, I'm recalled from two years ago that the
original AC drain offline was just sitting on top of
the air b to the sink and the closed that.

Okay. It originally had an air gap and it was
just dropping. And now he tied it into the pipe exactly, gotcha, okay,
which is the normal way to do it nowadays. So
nothing wrong with that at all. I don't think that's
what's causing the moisture though, in in the floor where
what how what area are you seeing this moisture in
(05:29):
the floor? How far from where the AC is tied in?

It's right right below it, well.

Probably what two foot okay, okay, But no moisture anywhere else,
like in the cabinet tree or anything. It's strictly in
that floor coming up, yes, sir, okay. And the house
is built in the sixties.

Yes, sir, maybe early seventies.

Okay, this may not be an AC issue even And
I say that because houses that were built in the
sixties still had cast iron pipes under them. They stopped
using that in the early seventies, and you are of
(06:24):
the right age that the cast iron is probably shot
and leaking unless it's been already changed out, and since
it's coming up through the floor that way. I hate
to say this, but that's a more likely scenario than
it being caused by that HVAC drain line, because for
(06:49):
the last few months we really haven't been running our
air conditioning systems. You know, the temperature has been pretty mild,
and the only time that AC line is going to
be draining is when you're for cooling like now. You
know we're running them today, and yes, it would be
producing moisture today, but for the last couple of months,
(07:12):
not really.

Right, and not like the summer of twenty three.

Yes, exactly. So I hate to tell you this, but
the first thing I would probably tell you is get
a static test done on that sewer line and see
if make sure it's holding secondary thing. I would have
it checked around where it's hooked up to the sink,

just to make sure that there's not a you know,
a leak in a wall or something like that that
could be draining down under it. But just from the description,
it does not sound like that's the likely cause.

Okay, and that would be a plumber that does the static.

it's really just that this big tree is pushing on
the water pipes and keeps popping things apart on it.
So we're gonna re route the line further away from

financing repairs. He says, Hi, Jim th Early Enjoy, you're
down to earth common sense home improvement broadcasts. We have
a water leak under the garage slab not covered by
homeowner's insurance one fine and fixed leak could be seven
thousand and two. Already had extensive drawing process in garage
(16:42):
and adjacent room thirty seven hundred dollars. What is payable
under insurance is the repairs to garage an adjacent room
subject to number three thirty two hundred dollars deductible. All
this totals thirteen thousand, nine hundred. From your experience and
what you overhear, what banks or credit unions are the
(17:05):
most understanding and give reasonable payment terms if they approve
this amount of money. Look forward to your reply, Thanks, Paul. Well, look,
first I'm going to tell you yes a lot of
I'm going to say most insurance companies do not cover
this type of stuff. It would fall under accidental discharge.
(17:28):
And if you are getting a homeowner's insurance policy, that
is something you really ought to take a look at.
Accidental discharge and that covers when there's a leak. Now,
what it covers is access to damage caused by but
it does not cover the repair of the leak itself.
(17:52):
And you know what, the repair of the leak itself
is typically the cheap part. Access to and damage caused
by is expensive part. So that's just a little side note.
If you are looking at buying renewing or whatever on
your insurance policy, that's something I would highly recommend you
take a look at. Adding. Second, as far as financing,
(18:14):
there is in the home improvement industry a ton of
options for financing, and believe it or not, a lot
of them do not require collateral. It's just a signature
loan much like a credit card, and Synchrony is one
(18:37):
of the biggest in the country that does this. Green
Sky is another one that follows it. These are things
that are readily available from most contractors. A lot of
contractors that do, like HVAC and things like that, are
using Wells Fargo Bank. Personally, I've never been a huge
(19:00):
fan of their some of their business practices I just
don't care for. But as far as these other financing,
you can get payment terms as little as one hundred
and twenty five dollars a month on a ten thousand
dollars repair bill, and so you can multiply that out
(19:24):
and come up with what you need. And as far
as limits, I can tell you it'll depend on the
contractor you're dealing with, but a lot of times fifty
thousand dollars limits on these type of signature loans through
your contractor is not unusual at Due West that we've
got some going as high as seventy and seventy five thousand.

So obviously it depends on what your credit and what
your ratios are as far as loan to debt and
things like that. But the financing is readily available out there,
so don't let that discourage you. You just got to
get with the right contractors. And honestly, if your contractor

is not big enough to carry financing like this, you
probably need a different contractor anyways, because he's probably a
fly by night working out of his pickup, not a
true business that has a office and a staff and
things like this. Because any type of real business is
going to be able to have financing like this available
(20:29):
to help you out. So there's my two cents on it.
As far as if you want to go get your
own loan and pay the contractor. Credit unions are great,
so if you're a member of a credit union, that
would be a great spot to check, and a lot
of banks will do it. But the banks they typically
(20:51):
are not as favorable as these other lending places in
the credit unions are. So I hope that helps you

Hey, Jim, I recently finished putting a roof over my
pool deck, and now I want to take my little
portable gas grill and convert it into a little small
outdoor kitchen. The issue is I don't have a plumbing
clean out on the back wall under the kitchen sink.
It's close to where I would want it to be,
maybe within ten actual plumbing feet. Is that something I

can penetrate the wall and do to get to get to?
I mean, if I want to put a sink.

Out there, sure, yeah, if you if you just want
to add a drain for the sink, yes, you absolutely
could go through the wall. You know. Are you gonna
have something over it to hide it or are you
gonna move it inside the wall and run the pipe
along the inside the wall.
Speaker 12 (24:22):
No, I'll have to run the pipe outside the wall,
I think, but it is a short enough run that
I'll be able to, you know, to dress it up
somehow that it won't be unattractive. Okay, Uh that for
a Is that a DIY project for someone who is
you know, fairly handy, or is that best left to

a professional.

Well, the issue you're going to run into, run into
that far as you're gonna have to have a vent
for the sink, yeah, and so you're gonna have and
quite frankly, it probably sounds like, since this is gonna
be outside kitchen area, i'd be looking at a burpie
type vent where you don't have to have a pipe
running up to the roofline. As far as can you

do it yourself, absolutely if you want. You know, if
you've got some plumbing experience and you understand the three
key things of plumbing, as far as it's going to
run downhill, but you can't run it too fast or
it'll leave the solids behind, and how to vent it,
You're good to go.

Okay, And then I have a stick it out to
get fresh water. And what I was thinking of doing
was putting a y off of that with a backflow
preventter going to the sink side of the kitchen. Is
that the right way to do that so that I
could still have a garden outside.
Speaker 1 (25:49):
Okay, I see what you're saying. Technically you shouldn't need
a backflow preventter. What I would recommend you do in
that type of situation is extend the pipe out far
enough that you can put a t in the pipe
before the host bib and then you don't need to
have a backflow preventer. The hose bibber still needs the
(26:12):
backflow on it, but uh, and then you know that's
only going to give you cold water. But when you
get under the sink, if you want to have it
hot water, you can split it under the sink and
just use a spot type tankless water heater and to
have hot cold water out there as well.

That is that is exactly what I was thinking. I
just wanted to make sure that I was going down
the right path, and obviously I called the right person.

Yep. Right, yeah, I love outdoor kitchens. Uh, thinking about
putting one at my house, but haven't haven't quite gotten
to it yet. It's it's it's on my wish lists
of things to do. You know, got a question seven

for a little guidance. I was looking to put one
inch of foam in the wall, covered with R thirteen bats,

a moisture barrier, then a radiant barrier, and finally sheet rock.
Am I wasting money or losing the efficiency with this plan? Well,
I'm assuming what you're looking at doing is the wall
(28:18):
has our thirteen bats in it that's going to eat
up a two by four wall. And so I'm assuming
that you're looking at putting the one inch foam on
top of the studs so that you're not crushing the
fiberglass insulation in the wall, because if you crush it,
it loses our value. Then using the radiant barrier, you
(28:42):
got to have the right radiant barrier on the inside
of the wall. There would be no issue, no reason
for you to put up a moisture barrier. The moisture barrier,
which would be like a tivek or something like that,
would actually go on the outside wall, not the inside wall.
(29:03):
So you can take that part of it off. If
it was me. Take a look at the energy Q
radiant barrier. You can have the R thirteen bats in
the wall. You can put the energy Q radiant barrier
on and then the sheet rock, and that will give
you an extremely efficient wall because what the energy Q
(29:25):
does is it stops the heat transfer both directions, so
you know it'll keep your air conditioning in and your
heat in depending on what time of year it is.
The moisture barrier, like I said, that goes on the outside,
behind siding or brick or whatever on the two by
four studs. Now, ultimately, if I was building a home,
(29:49):
I would use spray foam in the walls instead of fiberglass,
and I'd use the fiberglass up in the attic because
it's a breathable and elation. But you don't need to
encapsulate the whole house where you're dependent on the air conditioning.
System to bring in fresh air. By simply putting foam
(30:12):
in the walls, fiberglass in the attic, your house stays breathable,
extremely energy efficient, and you got nothing that you've got
to worry about as far as sick home syndrome or
growing mold and mildews and stuff like that in the home.
So and foam insulation inch for inch gives you the
highest R value that you can get. So instead of
(30:35):
an R thirteen if you put foam in the wall,
you'd probably be looking at more like an R twenty
four type situation. We're gonna take a quick break. We'll

and Rodeo, and they got some great events coming up,
like a bowling tournament on May tenth. May nineteenth, they
have a golf tournament, So if you want to play

That's Monday, May nineteenth. And then on June sixth, they've
got a sporting clays event coming up. And during that
or after that, they're having a little auction there. And
I mentioned I'm up at the Deer Lease and you
know I peereriodically donate hog hunts to different events. Well,

I have donated a hog hunt for that Clay shoot
that Sporting Clays, and I will be there. I won't
make the bowling tournament or the golf tournament because quite frankly,
I'm gonna be gone during that time frame, but the
June sixth for the Sporting Clays, I will be out
there shooting. My brother will be out there as well,

and we've donated the hog hunts. So if you want
to come up, I take care of all the cooking
at the hog hunt. Kenny, my brother takes you out
and get you on hogs. We haven't brought anybody out
here yet that we haven't been able to get him
on hogs where they can shoot. Now, whether they can
hit him or not, hey, that's your shooting skills. But

Kenny's always been able to get people on hogs. And

of San Antonio. She says, good morning. I was wondering
if you had a link to any information on the
pros and cons of using a recirculation pump with a
tankless water heater. Well, truthfully, the pros and cons for
(38:15):
a tankless are the same as a tank type recirculating system.
I typically don't recommend having it on all the time
because the water going through the pipes does wear on
the pipes and can cause leaks over time. But beyond that,
(38:39):
recirculating systems do work well if you put it on
a timer or have a switch that can come on
that you turn on when you walk into the room,
if you want to put it on a timer. Let's
face it, most of us we're either there in the
morning or in the evening. That's the only times we
need it. Recirculating works great that way, and some of
(38:59):
the tankless like Nabon for instance, they do have an
option to have a small tank and a recirculating pump
so that you can have hot water as soon as
you turn on a faucet. Basically, you know, sometimes people
get confused thinking if they go tankless that they're gonna
have instant hot water when they turn on the spicott
(39:21):
and it doesn't work that way. You still have to
get the hot water coming from the fixture to you know,
they're coming from the water heater to your fixture, and
so however long it takes the water to travel, well,
that's that's how quick you'll have hot water. With a
(39:41):
recirculating system. Basically there's hot water right there nearby at
all times, so it only takes a second or two
and you've got hot water. But they, like I said,
with the tank list, they do work well. Now you
do lose one little thing when you're using a tankless
(40:03):
recirculating system, and that's the fact that it's got to
be on periodically to keep the water hot, and so
you do lose a hair bit of your energy efficiency
because the beautiful part about a tankless water heater it's
only on using energy when you're actually running hot water,
(40:25):
where if you're running a recirculating system, it's got to
come on periodically to keep the water hot. It's not
that big a deal. It's just a little bit. So
I wouldn't let that keep me from doing it if
it's a long run or something. So there you got it.
Take a look at the navion. Like I said, they
got the option for the recirculating. As far as why
(40:47):
I don't want the water running continuous that way, the
Grand Canyon was built by a little water running down
through the bottom. It does wear your pipes out. Let's
talk about lental lift. You know, if you get home
and you see that the overhead garage door opening has
a sag in the middle, you're starting to get cracks
in the in the bricks at the corners above the
(41:09):
overhead garage door opening, It's time to call lenttal lift.
Because what's happening is they put two light a lental
in when they built it, and the lentil is that
steel piece that you see above the garage door. Now,
most of the time it's trimmed out with wood so
you don't see it. But just like a door opening
or a window opening, there's a piece of steel up there.
(41:29):
There is on your overhead garage door as well. What
lental lift ends up doing is coming in taking that
wood off, putting another piece of steel that's heavier duty,
and it's an angle iron type situation, lifting everything back up,
securing it into place, retrim it and giving you a
twenty five year warranty that this will not happen again.
(41:50):

the better off you're going to, be or keep it
moist around the fence, line and and that'll keep it
from happening as. Well but you asked about a six foot,

going to be able to find really, made ready made
sections if you ever want to put them in that.
Way you're also going to find that it's going to
be a whole lot more solid fence because you got

of the newer shower, heads there is a screen in,
there and it'll tend to get sand and you, know

build up from crud that's in the, water and it
starts choking off your water pressure the water. Flow, okay
and it made be something, simple was just cleaning that screen?

thinking about opening it up and maybe trying to sandwich
that header between two places of steel after jacket it.

Up is that a good? Solution it definitely. Works now
you're thinking the header, though and what they're dealing with
is typically the. Lentil the lentil is usually just on brick,
homes and so the brick sits on the steel. Lentil.

Uh when it's a non brick you know where you
got siding and, stuff then your header has to handle it.
All and definitely what you were just talking about is
the way to strengthen that.

Header, Okay well we have a low slung nineteen sixty
one ranch and there is no brick above the garage.

Door, okay then, Yeah Lintal lift wouldn't be the company for. You, Then,
uh for that situation which you were just, discussing as

can see the header and putting a steel plate is
actually the better way to handle.

Plate the width of the header substantial, enough AND i
assume it needs to be quarter inch.

deteriorated and soil is actually pushing in from the side

situation or install or our instinct is to fill it.
In what are some things we should do and be
aware of in this. Situation, Well i'm a little surprised

that they got away with building on top of it
without filling it. In the codes for doing away with
a swimming pool have rapidly been changing over the last five. Years,
now you, said this one is got some type of gypsum,
board and that's failing and allowing it to push in

and you're obviously holding. MOISTURE i mean with most swimming
pools their cement with gunnite siding the other gunnite pools,
basically and if you had drained, them they would float
and pop up out of the, ground causing you all
kinds of. Havoc but LIKE i, said most municipalities have

now started implementing rules on how to fill these things
because so many people were really not handling this. Well
they would just knock a hole in the, bottom fill
it with, concrete and you could still see where the
pool was because it was so close to the. Surface
so some cities will allow you to break up the

bottom so that it doesn't hold water and doesn't become
or well for two. Reasons one it doesn't hold water
and two it doesn't become a boat and float up
out of the, ground and then you can fill it.
In others want all the concrete everything removed and then
fill in the hole with. Dirt so the first thing

you got to do is find out from the city
what they're going to. Require the fact that this one
doesn't sound like it has concrete, WALLS i think will
make it much easier for. You if you're going to
fill it, in the soil needs to be packed and
compacted as it's being filled. In if you, don't it's

going to settle real, bad and you're still going to
have a puddle of water underneath your floors that are
going to wreak havoc with your floors and. Everything now
this one is inside most of the. Time in, Fact
i've never had anybody ask me about an interior. One,

HOWEVER i have filled an interior pool once, before so,
yes it definitely can be done a lot of. Times
what they're doing now, though to fill, them LIKE i,
said break up the bottom or at least knock some
holes in. It then you can break the sides and
allow it to collapse into the middle of the pool

and then fill it over with. Dirt you're going to
want to break the sides down at least three or
four feet if you have to do, this and, understand
you will not be able to build where that pool
was by collapsing the sides that, way because that that
ground will never be stable and. Right my son actually

bought a house that had a pool that had been
filled in and they had left it so close to the.
Surface we ended up digging up the. Pool we had
dug all the dirt out of the, pool knocked the
holes in the, bottom collapsed it and filled it in
and it's been doing very well now for the last

absolutely but doing it right is the critical. Part and
LIKE i, said in the last five years municipalities have
really been clamping down on what they allow on, These
