we had donated actually to the passinglivestock show and rodeo kickoff auction up here
with the guys who bought that, and my brother takes him out hunting.
I do all the cooking and feeding, so uh, then I take a
(02:43):
break to do the show and goback to getting dinner ready. Last night
we had New York Strip stakes.Tonight I'm actually doing pork chops and uh
this morning we did some venison porksausage and eggs for breakfast. So now
you got the menu run down andyou know where I'm at. So if
(03:04):

total home improvement source. And see, I'm gonna's see about minimizing this.
There we go and gotta get moneythere. That's better, all right.
(03:35):
So I'm gonna jump into some emailquestions that came in. Uh. This
one comes from Will in Galveston askingabout Radiant Barrier radio barrier installation in Attic.
Look. Call the folks over atEnergy Q Radiant Barrier. You can
(03:55):
reach them at one eight hundred ninehundred sixty two twenty. That's eight hundred
nine hundred sixty two twenty. Andthey have different people. Not where they
got somebody from Galveston, I can'tanswer that, but they do have different
people for doing installs in different areas, so hopefully they can help you out
(04:20):
with that. Uh again? Ournumber seven one three two one two five
eight seven four. And I'll seewhat I can do to help you out
here on Texas Home Improvement, yourtotal home improvement source. And let's see
there we go. This comes fromGloria, My sister's looking to put radium
(04:45):
barrier in her attic. Do youknow someone that does this? Again?
I think I had three of thesedifferent emails about Radiant barriers this week.
And yes again, Energy CA,thank you Radiant Barrier one eight hundred nine
hundred sixty two twenty. Give themholler and I think they'll be able to
(05:08):
help you out with that one.Uh again? Our phone number though seven
one three two one two five eightseven four. That's seven one three two
one two five eight seven four.Okay, Mr and Webster phone insulation in
(05:28):
the attic? What are the upsidesand downsides of mine? A new construction
residence with oe insulation in the airconditioned attic which has a dehumidifier. Look,
if you have an air conditioner, you have a dehumidifier. An air
conditioner itself is a big dehumidifier. But the pros and cons if you have
(05:54):
the whole house encapsulated with foam insulation, you are now dependent on the HVAC
system bringing in fresh air from outside. There is a little flapper in a
pipe that goes to the outside tobring that fresh air in. It's usually
coming off the roof. And ifthat little flapper malfunctions, you're not getting
(06:15):
the airflow inside, or if anythingis missized, you don't run the temperature
rights any of these kind of things. You can start getting a house that
sweats a little bit inside, hasmoisture issues, and becomes what's known as
sick home syndrome. And so thatis the downside. I don't know why
(06:36):
builders are so insistent on doing this. You know, they'll try to sell
it to you as, oh,it's more energy efficient. I'm sorry,
but in the attic, R thirtynine is our thirty nine. I don't
care if it's foam, fiberglass, cellulos, newspapers, it doesn't matter.
(06:57):
R thirty nine is our thirty nine. That is the energy efficiency of it,
and you know it could be ourforty eight R fifty six. It
doesn't matter what the material is.The only thing that matters is this is
the energy efficiency of it. Sodon't let them snowball you on that.
I love foaming the walls, butI want to breatheable attic insulation so and
(07:24):
the reason for that. Then youdon't have to worry about being dependent on
the HVAC system to bring in freshair. It's just all around a healthier
environment for your home. So there'syour pros and cons. Do you want
to be dependent on the HVAC systemor do you want a house that is
(07:44):
energy efficiency and quite frankly costs lessto in insulate. Now, one of
the other downsides that I didn't bringup is insurance companies and some of the
mortgage company these are starting to bockat insuring homes that have foam insulation in
(08:05):
them. And by that I meanif it has foam in the attic,
they won't ensure it because they can'tsee the roof deck and typically can't see
the roof joist and things. Theroof rafters to verify that they don't have
water damage or rot on them.So that's another huge downside. But again,
(08:33):
if you got a question seven onethree two one two five eight seven
four, that's seven one three twoone two five eight seven four. And
I'll see what I can do tohelp you out here on Texas Home Improvement
again seven to one three two onetwo five eight seven four. Now,
(08:54):
David, I can't see who thatis on there, And look, I
guess I'm gonna throw one other thingout on foam insulation. Phone insulation is
(09:16):
inch for inch the highest R valueyou're gonna get. I don't have anything
against foam insulation. Again. Ilove it in the walls because if you've
use fiberglass in the walls right now, we're getting our thirteen. If you
put foam in the walls because youare limited space there, you get like
an R twenty six. It doublesyour your R value, your energy efficient,
(09:41):
It seals up the air infiltration. It just makes it a better way
to insulate the walls. Just keepthe breathable part in the attic. All
right, We're gonna jump start onthe phone calls here again. Seven to
one to three, two, one, two, five, eight seven four
(10:03):
Billy and Jasper, who's just downthe road from you today, because I'm
actually east of Woodville. How canI help you? Yes, sir,
it's awful hot in the woods uphere today. I wanted to touch base
with you about decking materials. I'vegot about seventeen by eighteen and a half
(10:24):
deck exposed to the weather, andI have boards of ride out just you
know, within a few years.Tell me about pros and cons of synthetic
decking materials. It's currently two bytwelve, so it's big boards. I
mean, I could go smaller thanthat. But that's my question. How
(10:46):
do I how do I get awayfrom wood and uh get something that is
gonna last? Is it just thedeck boards that are writing? Or are
the framework riting as well? Theaim is good. I may have to
change out some of the joys thatthe decking sits on, but other than
that, it's structurally good. Andhow far apart are the joys you know,
(11:13):
I'm not real sure. Maybe twentyfour inches? Okay, And here's
why I'm asking that. The synthetics, when you put those in, you're
done. They they are extremely durable, easy to maintain. You do have
to wash them off once in awhile, stuff like that, but it's
(11:35):
not going to rot any longer. The downside on them is they don't have
the same structural strength as wood does, and so your choice need to be
closer together. On a lot ofthe decking material, it'll actually tell you
twelve inches apart. Some of themwill say sixteen. None of them go
to twenty four. So you mayhave to add some joist in there,
(11:58):
but you got a nice color selectiondurability that's just not going to go anywhere.
But have you been using treated wood? I don't believe. I know
the last board was not treated. Now, it was probably four years ago
and it's probably the most potted outthere, so I would say that they
(12:20):
used treated the first time, butwhen we patched it, we did not,
and then it rotten. Okay, well, Billy, let me put
you on hold. I want tocome back to you here in just a
minute. I gotta take a quickbreak and I'll be right back with you.
Let's talk about Texas Remodel Teams windowdivision. You know, if you're
looking for windows for your home, you talk to the folks at Texas Remodel
(12:41):
Teams Window Division. Now they they'vebeen advertising on the show for well over
ten years. If we're doing remodelingand stuff. They do windows though all
over the city of Houston. Andtheir window division not only does it have
final, it has wood, fiberglass, really any type of window you're looking
(13:01):
for. They have a four pointnine out of five stars if you use
an A plus rating with the BBB, and I'm telling you they're gonna take
great care of you and your homewhen they do the window replacement, because
it's every bit is important and probablyeven more important the installation of windows than
(13:22):
it is the windows you pick, and the installation team at Texas Remodel Team
cannot be beat. Two eight onesix' one two fifty nine ninety one.
That's two eight one six one twofifty nine ninety one for Texas Remodel

When Jim Dutton of Texas Home Improvementrecommends our company, he won't steer you
wrong, and he recommends Guardian roofSystems said down to League City, Hello
(14:50):
JD Hey Jim, how you doingthat? Man? I did call you
last week about kimneycat Fleek and I'vehad somebody come out and basically they ripped
me off. You recommended that calledGuardian Roofing. I did call them.
The technician came out, he wason time, he's courteous, he said,
Yep, they've used the wrong typeof sealing. So he cleaned it
and resealed it and manage that didit. Kudos to you for recommending Guardian,
(15:13):
and kudos to Guardian for doing apolite, pleasant good job for me.
I really really appreciate that, andthank you so much. You've got
to take care. Guardian roof Systemsthe official roofing company of Texas Home Improvement.
Here's their number two eight one fouroh seven seventy two eighty. That's
two eight one four oh seven seventytwo eighty our click the link under trusted
(15:35):
contractors at thhipro dot com. Welcometo Dutton Ranch. That's Dutton, Jim
Dutton. Here he is with moreon Texas Home improvement. You know,
(15:58):
at the Dutton Ranch, we don'thave a train station, but we do
have a yellow back hole and eighteenhundred acres to cover you up. But
that's a whole different thing. Weleast eighteen hundred acres from the timber company.
We have the land that we gotthe houses on and everything. But
that is actually where I'm at today, having a great time. I'm sitting
(16:19):
here and Dad's blind. He builtan addition on the house that he sits
in and hunts, so I'm ableto watch a feeder out here and everything
while I'm sitting here doing the show. So having a good time. Anyways,
back to Billy and the decking. So, Billy, the untreated wood
(16:45):
is not going to last. Itwill rod out pretty quick like that.
But if you went with a treatedwood or cedar, if you wanted to
keep real wood, those two woodsshould last twenty plus years with no problem.
And if you put ready seal onit, you'll probably get thirty plus
(17:07):
years out of it or more.Over here at the Deer Least, which
I'm not very far from you,we've got a pavilion that we built out
of treated lumber that I've sprayed itwith ready seal, and let's see,
I put ready Seal on it probablythree four years ago, and you can't
(17:30):
even tell that this thing is ayear old, let alone five years old
at this point. So there arethings you can do to protect the wood.
But the synthetic decking, you know, once it's on there, you
really have no maintenance to do otherthan to spray it off once in a
while. Lightly with you can usea garden hose or a light pressure washer.
(17:53):
What about painting over treated lumber andor ready seal? Well, ready
seal you wouldn't paint over. Andit's an oil based product, so it
soaks into the wood and seals itfrom taking on moisture it, so you
wouldn't want to paint over. Butcan you get it in colors? Yes,
(18:18):
sir, okay, now you canget it from a natural a cedar.
I think the darkest one is probablya black walnut and it's really dark.
But you're not going to get itin like a red or something like
that. Oh no, no,no, okay. Well, I appreciate
the information. And y'all trying tostay cool out there in the woods.
(18:45):
Well I'm going to stay inside herewith the air conditioner and I got the
mini split ac going and I'll letthe guys who bought the hunt go out
there and hunt in the heat.Yeah, okay, thanks so much.
You bet take care, Billy,And again our number seven one three two
(19:06):
one two five eight seven four. That's seven one three two one two five
eight seven four. By the way, Uh, yes, I did this.
This was a hunt that we donatedto a charity. And you know,
if you're interested in it go toPasadena Rodeo dot com. I donate
this every year for the kickoff auctionwhich takes place in August, and I'd
(19:29):
be more happy to have you comeand bid on it and join us out
here for a hunt Manny and Sugarland. How can I help you? Hey,
Jim, longtime listener. Uh,we had unfortunately thing happened in the
house. We had a busted pipethat was a supply line upstairs going from
(19:49):
walls to the tyler Kank Bursted andkind of flooded off the house a couple
of weeks ago. So anyway, called actually a company to talk to see
if you guys have it can helpus with the contract part of it,
with the teardown and remodel. ButI never heard back from the office.
I'm not sure what happened. Soanyway, the contractor, we had a
(20:10):
contractor came in so they started thereradiation part of it, and the insurance
is taking care of it thankfully. So I have a couple of questions with
them. One of them, Iguess they wanted a bursted pipe, you
know, and and a plumber report, but they don't want to pay for
the plumber. They're selling us wehave to pay for the plumber for them
(20:33):
to take it out and later areport and give it to the incurance company,
even though they're the one who wantit. So I wasn't sure if
that is something unusual about it,like you know, they wanted to go
after the pipe manufacturer or something forthe defective pipe or whatnot, but they
don't want to make arrangements for theplumber to come and take it out and
later report. I'm not sure whatthey want, and I got a couple
(20:59):
of the reports, but what they'retrying to do is just document what happened
and what caused the problem. Andhonestly, the way they look at it
is if you want it covered byinsurance, you'll make the arrangements and get
that looked at. Because if theygot to send somebody, they're still going
to have to go through you guysto get inside, you know, to
get the access and everything. Sowhat has happened over the years is it's
(21:22):
just easier to tell the property owner, have somebody come out, this is
the report we need, and thenwe'll push this through, right which I
am okay with all that, butthey don't want to the cost of the
plumbton everything else, well, yourinsurance policies. They're responsible for the damage
(21:45):
caused by, but not the repairof and that's the reason of the pipe
itself. And so that's the reasonthey're telling you that that's just part of
replacement of the pipe. And I'mgonna have to put you on hold because
i got take a break for newstraffic in weather. Let's talk real quick
though about Concord window film, becauseyou know, if you got rooms in
(22:07):
your house that are real hot becausethey got a lot of windows, or
glare coming in through the windows orthrough the sliding glass stores, or maybe
you got nosy neighbors looking through thewindows and you want to stop that.
Concord window film is a professional gradewindow film, not cheap stuff like you
can get a box stores and Amazon. But you customize it based on what
(22:30):
you need, like the stuff wewere just talking about. And it can
go from a dark tint to giveyou privacy to a light tint that you
can't even see it there. Itblocks up to ninety nine percent of the
UV race from coming through your windowsas well. Call Concord window film at
eight eight eight two zero six onefour one three. That's eight eight two
(22:52):
zero six one four one three,or go to thchi pro dot com and
click on the link for Concord windowfilm. I saw Jim Dutton with a
big old hammer in his head walkin the streets of Dfdu. He was
(23:17):
looking for a wall that he couldknock down. Here comes Jim Dutton again.
Oh, here comes Jim Dutton.Oh oh, here comes Jim Dutton.
(23:40):
Oh, here's more with Jim onTexas Home Improvement. Hey, welcome
back to Texas Home Improvements. Yourholdal Home Improvement source seven one three two
one two five eight seven four.Again it's seven one three two two one
(24:00):
two five eight seven four. Whenwe left, I was talking with Manny
in Sugarland, you know, asfar as an insurance claim and getting a
letter from the insurance company, asfar or from the plumbing company, as
far as the leak and what causedthe problem. In look, most insurance
(24:23):
companies have actually gone to that becausethey were paying for plumbers go out for
years and you're having somebody else dothe repairs. Anyways, unless there's something
that seems odd about the claim, they're gonna take whatever plumber sends in the
paperwork. But again, in mostcases, whether it's a waterline leak or
(24:47):
a sewer line accidental leak, whatever, insurance covers the damage caused by an
access to but not the repair orreplacement of the pipe itself. And so
it's on what what plumber you wantto use? Right right, right right?
Which which which makes sense? SoI guess we just had to wait
(25:08):
until the plumber coming, you know, during the reconstruction part of it,
you know, and and mow it. So and then the the remodeling company
they were telling me they may haveto move the whole toilet, you know,
when they replace all the supploring andeverything else. So at that time,
do they pay for the plumber tocome and remove the toilet and re
(25:30):
uh replace the toilet back at thattime or not? Well, if that's
required for the access to get towhat caused the problem, then yes they
would pay for it. But uh, if if it's not needed to be
moved in order to get access torepair it, then no, right right
(25:52):
make time? So yeah, now, but if going forward, I you
know, this is the main reasonwhy I called, is there anything that
needed to be done? This isa twelve year old house, so we
didn't expect this to happen. Soare there anything that needs to be changed
in order to prevent this problem goingforward? I mean like a routine wise
and we have to change certain fivestructures or anything that needs to be done
(26:15):
in in terms of maintenance side ofit to prevent this thing happening going forward.
Meant something what actually what actually broke? You know that supply line coming
from the wall going into the watertank of the toilet. Okay, so
that's where the bottom of the Yeah, that that that little threaded part that
(26:41):
treads into the bottom of the toilet, that's what cracked. Oh okay.
Uh you know there was a there'sbeen a I think it even turned into
a class action suit to be honestwith you. Were those uh thoses that
go from the cutoff valve to thebottom of the toilet tank. That plastic
(27:04):
fitting became brittle and it's breaking anduh yes, causing problems. And so
that may be why they're looking forthat write up because they may have the
ability to go back and collect theirmoney back against the manufacture of that right
right into each other fitting that yeah, right, So I have done the
(27:26):
bottom so where you know where thatbottom port connects to the pipe. That
correct. Yep, Okay, nowyou asked about maintenance. You know those
are where items they do have tobe replaced. You shouldn't have to replace
it after twelve years, but becausethere was a manufacturer defect in them.
(27:47):
Uh, since you got one ofthose in your house. If you've got
more toilets in the house, Iwould change all of them out because it's
likely you got others with the sameproblem. Okay, okay, And that
anything other you know, like plumbingstructures that we have to routinely replace that
you know of, I mean likea water heater connections or are any other
(28:10):
FORCET connections or any of those.Nope, No, And even that,
the biggest thing you need to dois periodically, and I say at least
twice a year, go around andturn on and off this shut off valves
under the sinks and toilets and stuff, because they tend to corode up over
time. But it's not a leakproblem. It's just a maintenance issue that
(28:33):
if you ever want to shut itoff to change out a fast that it
doesn't work after it's been sitting therefor fifteen years. You know, makes
sense because I do turn off allthe you know some play lines to all
the posets and the toilets everything everytime we go on vacation or something,
so I always turn them off andcome when I come back, I turn
them on. So I opin youdo that? But okay, so sounds
(28:56):
good. So I guess it's worthprobably having a plumb come and remove it.
And it is insuance, then okay, yep, but it does it
have to be like a designated plumberor I mean, any handyman can do
that and remove it. No,no, it's it's it's gotta it's got
to be a licensed plumber, andmore than likely they're going to be looking
(29:18):
for a master plumber to write it. Every plumber, though, should be
working under a master plumber. Gotcha? Gotcha? All right? Sounds good,
So thank you so much. Again. I wish you know your company
took the lead, but I calledand left a message and I never heard
back from them. I told himI'm a longtime listener of Jim Dotton show
(29:40):
and I just wanted to give youguys a heads up before I talk to
anybody else. And I talked toAngel you a lady that she said she
took all my number and everything elseand she never called me back. I
don't know what happened. So okay, definitely because I got I've got your
name here, and I will definitelybe u uh checking that out to find
(30:02):
out, uh why that happened.Yeah, because I easily. I mean
I always have your office number, you know, and I called them almost
of the time. I call them, you know, to make sure because
I've been listening to you a longtime and I always like to, you
know, give you guys the firstchance at it, because if you don't
know somebody, I know you willreport to somebody at your trust. So
(30:26):
yeah, okay, Fanny, Iappreciate it, Thank you. Now I
will This is for everybody who listens, though, if you call in and
ask for me, uh, thiscan happen to you because I get hundreds
of calls and I just don't getto all of them. That's the staff
(30:47):
takes care of the data day stuff, and if there's an issue, then
I get involved. But uh,during the show, here is where I'm
able to answer questions for people.Hey, let's talk real quick about sunburst

dad's stand it's kind of an additionon the side of the house. And

Seven one three two one two fiveeight seven four. That's seven one three
two one two five eight seven four. We're gonna head over. I'm just
gonna get over to Beaumont here andLinda, how can I help you today?
(34:37):
Hi? How are you wonderful? How about you? Yes, ma'am
very good, except I'm sitting herein traffic on I ten. But I
had a couple of questions I hopeyou can help me with. One is
my house is twenty eight years old, and we had to have for Micah
(34:58):
countertops. At the time, webuilt them just for the cost. But
now I'm ready to do something else. What kind of countertops I have an
island and then you know, agood sized kitchen. What kind of countertops
do you think would last the longestand you know, be able to take
the most wear and tear and allthat kind of thing. I've heard the
(35:20):
landesthetics like stylestone and Korean. Uh, by far, those will last the
longest. Okay, Korean and stylestone. Okay. Then I have another question
for you. The brands of theman made Okay, so not granted like
(35:42):
that used to be the big thing. Not granted or everybody loves the looks
of granted, but it is not. But it is not the most durable
by any means of the imagination.Uh. They've got to be sealed periodically,
they you know, maintenance wise, and U as far as their longevity.
They scratch up and they look nice. They're just not the most durable.
(36:08):
Okay, Well that's good to know. Now. Another thing is I
had like I said, the houseis twenty eight years old, and I
have the fluorescent light bulbs above myisland, you know, in my kitchen,
and I have to I'm having anelectrician come in kind of to look
(36:30):
at fixing the fixture that those lightbulbs are in. And he said that,
you know, the old fluorescent lightsaren't really I guess, are really
what people are going with now. They're going with the LED lights. And
(36:50):
he said that I might want tochange those out. I said, well,
that means i'd have to change wiring. And he said, well,
you're gonna have to change wiring anyway, you know any kind of tube light.
Is that true or is that nottrue? No? I don't know
why you'd have to change wiring. No, okay, I wouldn't need to
(37:13):
change wiring necessarily from the old fluorescentlights. Okay, you can't use the
scene on the fluorescent. You can'tjust put in a LED bulb and make
it work. No, the ballasthas to be changed out. But the
wires h you know, as faras the power wires and stuff, No,
(37:34):
you don't have to change those.Okay, all right, he's supposed
to come out tuesday. I justwant to be ready, Yeah, because
he's putting up some ceiling fans too, so but I want to be ready
to kind of know ahead of timeand what's that is. And I definitely
approve, you know, appreciate everything. And I listen to your show all
(37:58):
the time. Well, I appreciatethat you take care we need too.
Bye bye bye. I guess Ishould be saying, have a happy Fourth
of July. Is that it iscoming up on Thursday? Isn't it again?
Seven one three two one two fiveeight seven four? John and Baytown?
(38:19):
How can I help you? Hey? You hear? Are you doing
wonderful? I was calling, Uh, our son is looking for his first
house and he is taking new constructionhomes and this will be our first experience
with new construction. Uh. Wecontract our own house, but we have
(38:42):
never bought from a builder. AndI was wondering if you recommend doing an
inspection, you know what kind oflike you do when you're buying, you
know, a ten or fifteen twentyyear old house. Actually I do.
It's going to be a little bitdifferent. But you know, if you're
(39:05):
is he buying one that's already builtor or are they going to be building
it as after he buys it.They just finished it, okay. And
the reason I asked that, ifyou're going to buy a brand new house
that they're building, have inspections goingon all through the process, because once
it's built, there's a lot ofstuff you just can't see. But I
(39:25):
would still recommend that that you haveit inspected because that way they can pick
up on all the little stuff tomake sure the codes are met and things
like that. And let's be realistic. You're spending hundreds of thousands on a
house and an inspection is a fewhundred bucks. Mm hm, okay,
(39:50):
well worth it, all right, just seeing what you thought about it,
I appreciate it. You bet, take care all right? Bye. Now
I will tell you my daughter isbuying her first house as well. In
fact, uh she sent me atext here with just a little while ago
(40:10):
that we can have our final walkthroughon the seventh, which is next Sunday,
and then uh they're closing on theeighth. Uh. But she's buying
an house from nineteen eighty four.I believe it was. Uh, So
I will go do the walkthrough onthat one uh again seven one three,
(40:35):
two one two five eight seven four. And I know we're getting ready to

Donald? Well, how are you? Thank you for telling the truth.
That's what it's supposed to be allabout. I'm laughing. It's kind
of funny. I am seventy sevenyears old, so I've heard a lot
of different venues of the truth andnot the truth. However, I have
a second two story house about sixteenfeet up with forty feet of gutter on
(45:13):
each side. What I want isa recommendation from you for not a leaf
guard guy, not yet. Iwant extra down spouts, maybe probably four
or six extra down spouts added tothe government to the gutters that I have,
and that would be a better drainagesituation. And then I could talk
(45:34):
about leaf guard on top of that. But I want the oversized down spouts
to connect to the gutters that Ihave because I only have a gutter at
each end of forty feet. It'sterrible. So and what part of Houston
are you in? The Hearthstone HearthstoneCountry Climb. I'm not familiar exactly what

The guy was asking for the numberfor Texas Free Model Team. It's two
eight one six one two fifty nineninety one. Two eight one six one
two fifty nine ninety one. Andyou'll hear the number again a little bit
(49:52):
later in the show as well. But again, if you got a question
seven one three, two one twofive eight seven four, we're gonna start
blowing through questions now. So Rosein Hallettsville, How can I help you?
Hi, Jim, I enjoy yourshow, Thank you for all the
help. Thank you. I havea half bath that after I had my
(50:15):
roof replaced. It's like the ventblows in instead of out. What could
that be? Well, there wasprobably a cover on the vent to keep
the rain from going down the pipe. That has probably changed. And inside
(50:40):
the vent pipe right where the ventis in the ceiling, there should be
a flapper that only opens when thatfan is on to blow the air out.
And that sounds like it's stuck inthe open position. So any little
breeze that comes down the pipe isnow I mean into the bathroom, yeah,
(51:01):
because if the bathroom door is closed, it really gets warm in there.
Yep. Well, typically an hv a C Company Can is the
ones who do the duck work andstuff, so I would give them a
holler. Okay, it's like theyour air conditioning company. It's an exhaust
(51:28):
fan, not the right right, but they're the same ones who they're the
same ones who put in the allthe duck work and the and the pipes
for the exhaust fans like that. They do the one for the kitchen as
well. Oh okay, well, thank you, okay doak well, you
(51:52):
have a happy Fourth of July.Thank you you too, bye and again
seven one three, two one twofive eight seven four. George, how
are you today? I'm doing great, Jim. Thank you for what you
do on the show. And Ishould have been listening and following your guide
(52:15):
here a long time ago. I'veheard your show off and on tapped into
it. But now I'm a convertnow because of what's just happened to me,
and that's what I want to talkabout. So I've had I'm in
a forty three year old house.I think anybody does lives in an older
house twenty years or more. Shouldbe on your website and should be listening
(52:37):
to your show because it's going tosave them tens of thousands of dollars.
And so what I've had is ACissues for the last twenty probably twenty four
years now I've been in this house. I've had to install three units,
three different companies. They all sellyou the dream when they're selling you the
air conditioner, and my house isso old. So this last company they
(52:59):
came in, tore out all mydesign. They said, you need a
design layout of your AC duckwork, redesigned everything, put everything in blue in
insulation, and that was last August. We ran out of time. The
winner was starting. The cooler airwas starting to roll in, so they
didn't We weren't able to troubleshoot oneof the rooms. There was two rooms,
(53:22):
the bathroom just like that lady justcalled on the airflow. It was
just getting hot in there. Sothey said, well, let's put an
event in there, and the ACpeople do that. So I'm two weeks
too late. I should I shouldhave contacted your people that do AC American
standard and had a different set ofeyes, because since those guys came in
(53:44):
here, that job is so bad, Jim so bad. You would walk
in here and say, what inthe world. So I'm going to try
to fix that. The second thingis that room where the air is.
It's just hot in that room, similar to what the lady just called about.
It is hot in that room. You could feel the draft of something
(54:05):
coming in there. That's the onlyroom out of the entire house that gets
like that. And I've called themback already twice to come and look at
it. They look in the attic, but because it's all being you blown
insulation, I don't guess they wantto get their hands dirty anymore. But
something's going on and I probably needto have it set a second set of
eyes. What do you think that'shappening up there? Well, if it's
(54:30):
just one room and you're not feelingair blowing through the vent, are you
no? No? Okay, throughthe exhaust rather uh So it could be
something as simple as just balancing thesystem. M Well, guess what they
did. They said, Hey,you probably need another return in this room,
(54:52):
and say, popped another hole inmy wall, dropped another return in
there and made no difference. Sothese guys, I think, are just
guessing. They really don't know.In fact, the project manager said,
Wow, this is a real challenge. I've not had a situation like this
before, and he's been doing ACwork for about ten years. So when
(55:14):
you get in the older homes,it's a real challenge. It is,
but I mean a forty year oldhouse shouldn't be that big a challenge.
I mean they were built with theirconditioners in them by the ones who become
a real challenger. Houses from likethe twenties that never had HVAC in them.
But some of your age shouldn't bethat big a challenge to take care
(55:37):
of. Yeah, that's what I'mthinking. My son he works for Tesla.
He's an instrumentation engineer there. He'slike, Dad, how much more
money you got to spend? Howmany more times you got to get these
guys out to do junk work? You need to get a different set of
eyes. So I went on yourwebsite, which drives me to the next
point. Went to your website THCHIand it's lots of great resources in there.
(55:58):
And I looked up the it's AmericanStandard Heating and Air, And I
went to their website. Yes,Sir, plugged in my zip code and
nothing came up. So I calledthat age five to five number, and
so I guess somebody will be callingme back on that see if I can
(56:20):
get them over here on my offOkay, yeah, just call my office
and Hat asked, tell them thatyou and I talked and Jay needs to
come out and take a look atit. Jay. Okay, all right,
what's your number? Seven one threefour seven three seven one awesome?
(56:44):
Thanks so much, Jim, appreciatewhat you do. Man. You bet
you take care sir. Yeah, whether it's air conditioning, plumbing or the
foundation repair, you can call thatone number and we'll get you taken care
of again. Her number seven onethree two two five eight seven four.
Let's head the Jersey village. Joe, Welcome to seven h hid to Jim.
(57:09):
Hey, I called you about amonth ago about flatwork needs raising on
my driveway, and I called youbefore Angel came out and did an outstanding
job, but I forgot to askhim. You had told me when I
(57:29):
called you a month or so agothat the fine cosmetic cracks I've got like
four panels that need I thought raising, but he said just that one could
be raised, but you'll have aminimum rate. So I was worried about
having those other panels raised as apreventative because if I remember right, I
(57:52):
think you said, don't do itbecause those of cosmetic the small cracks are
like a relief cracks or they're don'tdon't seal them up as well. Yeah,
don't put epoxy and stuff in them. Oh, don't seal them.
Okay, but it'd be able to. Yeah, you go ahead and have
a preventive layer of foam of whatevery'all pump in there underneath those panels.
(58:17):
Oh yeah, yeah, you canhave them leveled and it's lifted. But
you know, people always worry aboutwanting to seal those cracks and you know,
epoxy them and and all this, and that's just way overdone. You're
just gonna pop another crack somewhere elseif you do that. Okay, I
got you now, all right.Well I was worried about going ahead,
(58:39):
and just because y'all have the minimumcharge. But if I go hidden hair
free panels done, then that'll coverit. So oh perfect, Well I'll
just go ahead, and then Ididn't want to gum up the works.
So thank you again. When whenyou talk to Angel, uh, just
(59:00):
just so I can rub him alittle bit, tell him Jim closed again.
Just tell him Jim. I calledJim and he closed this for you
close the deal for you. Okay, yeah, I'll do it. Thank
you. He's a good guy. He's guy. He is. Yeah,
(59:21):

(01:02:43):
Hey, welcome back to Texas HomeImprovement. Your total home improvement source.
Seven one three two one two fiveeight seven four. That's seven one three
two one two five eight seven four. John and Tomball. How can I
help you today? How you doing? Jim great show. I have a
(01:03:05):
clerk and a problem actually with aleak up in my roof. I had
a couple of companies come out andlook at it, and there's obviously ridge
VNCE. It's only a four yearold roof and those black boxes. I
have like four black boxes on topof the roof. Right. So they're
(01:03:28):
saying because the winded steps that wehad a while back could have pushed the
rain through that, Does that makesense? I mean, is updoable possible?
Yes? Okay, so definitely aspossible. So ridge VNCE. They
make several different styles of ridge venceand there are some that are hurricane raided
(01:03:53):
and some that aren't. The hurricaneraided ones will take the wind and stuff
with out blowing water into them typically. Uh. Some of the others that
are more for northern states that thatdon't have the uh uh hurricane proofing wind
(01:04:13):
stuff on them, they don't.They can they can get water in the
air hawks, which is that boxthat you were talking about. Uh,
they can get water in them aswell if the wind comes right. And
you shouldn't have both. You eitherhave air hawks or you have ridgiments,
but you shouldn't have both. Well, this gray Perry home I have has
(01:04:36):
both. So and he said thatbox is not necessary because of the ridge
events. So correct, right,So he said, just watch it,
and if it was a one timeteam because the direction of the wind,
no big deal. We can eithertalk it or take out the box and
(01:04:59):
reshingle that area. Yep. SoI mean we're talking, Nina, we're
from a I've got four right,So there's for just one box. He's
talking an eight hundred fifteen dollars. So should I just talk it and see
if it works or just take thestinking box out shingle it. Well,
(01:05:29):
you shouldn't have both. And here'swhy. If when you have both systems,
there path of least resistance is forthe ridge vent to be drawing air
from the air hawk instead of fromthe soft vents, So you need to
close them up. Whether you takethem out or not, it's totally up
(01:05:54):
to you. My guess is thiswas a one time event. Unless we
get another you know, big windstormcoming through the driving rain? Uh what
we at this time? A youearbetter call a hurricane? Uh we you
probably will be okay. But myguess is if we got a tropical storm
or hurricane coming in, since youdid have a leak with the with just
(01:06:18):
these winds we had, you'd probablyhave a leak again. So in the
interest of blocking that I probably wouldlook at taking them out. Yeah,
that's what I'm thinking. Because hesaid I can't guarantee it not the leak
if he cocks it. He saidhe can guarantee exactly if he takes the
(01:06:39):
box out. Yep. Yeah, okay, Well thank you, Jim.
That's what I wanted to hear.Alrighty you take care, you said,
you know it's it's it's Yes,we hate putting money into it, but
sometimes you have to put money intofix issues, and that's what we're dealing
(01:07:02):
with there. Seven one three twopoint two five eight seven four Ron in
Southwest Houston. Welcome to Texas HallImprovement. Hello, Jim, I got
a little problem and I don't wantit to repeat. It's already repeated twice.
Back in March, Center Point hunga thing on our gate that they
(01:07:28):
needed to do something. We havethe underground electricity and the transformer boxes in
our yard for like a half ablock or or so of the homes,
and they worked out on at aboutfive hours, and when they shut it
back on, we lost power inone of the lines, and we also
(01:07:51):
lost communication with our thermostat to theAC unit and it costs us three point
fifty for thelectrician and seventy five dollarsfor him to come out and redo the
thermostat, and so we thought itwas all fixed. And here again last
(01:08:12):
week we lost power for a fewminutes, and the same thing happened again,
this time that we got rid ofthe portable thermostat and went back to
the old one, and they chargedus ninety five dollars, which I thought
was fairly reasonable for the AC guy. But the electrician come out and he
(01:08:41):
only charges seventy five dollars. Buthe said the problem is that that line
and the not the compressor but thecondenser unit were on the same line,

are putting in too much heat orglare or letting nosy people see you in
where they don't need to be seeing, you know. And this is something
(01:09:53):
that you can do. It doesn'tcost a lot of money to do.
It does cost some, but nota not a great deal. But the
beautiful parties. It blocks up toninety nine percent of the UV race from

I have Ron, It's time fora good time. Hey, welcome back
to Texas Home Improvements your total longimprovement source seven one three two one two
(01:10:38):
five eight seven four Again. Anyhome improvement question you have, let me
see what I can do to helpyou out here on Texas Home Improvement.
When we left, I was talkingwith Ron, and sorry about that,
Ron, that's problem any anyhow, what I called Center Point when it first
(01:11:01):
happened, and they said they hadcontracted with a company called Frontline, and
I need to talk with them. And then Frontline, they tell us,
because we're trying to get our moneyback. When they went back to work,
we had electricity, and we hadelectricity for nine years we lived here.
And when they got done, wedidn't have electricity in that one room
(01:11:23):
and the thermostad lost communication and theysaid, we did nothing to do that,
and it's never ever happened before. They shut it off and shut it
back on. And well, firstyou go back to center point because the
fact that they used a sub isnot your problem. That's theirs, huh.
(01:11:45):
And whatever the sub does is theirresponsibility. So when you're talking to
the person on the phone, whenthey start saying, well a sub was
out there, blah blah blah, say that's great movie. To your supervisor
and just move up the ladder andthey will take care of it. Right,
(01:12:06):
Yeah, this has happened twice toit now. Yeah, if it
was just once, they probably wouldsay it's yours to take care But when
it goes when it's happened twice, and then yes, it becomes something they
need to take care of. Andquite honestly, they set funds aside for
(01:12:26):
taking care of stuff like this,So it's not that big a deal,
right, Yeah, that's not exactlywhat they told Oh yeah, I just
told you what they told me.Yeah, you need to get older,
frontline and then front Line says,no, we can't do anything. We
didn't do anything to do it.Well, when they shut it off,
we had electricity, and when theyturned it back on, we didn't.
(01:12:47):
Yep, and it was only partial. It blew that line closest to the
transformer. Well, and that's whatI'm wondering, is what caused that line
to blow. Was there a nickin it or something already? Uh,
not that I know of. Ijust know that they shut it off and
shut it back on, sure, and did it then again last week we
(01:13:10):
lost power just momentarily, and whenit comes back on, we lost the
same thing again. I'm really wonderingif there's not something where the power is
coming into your home where one leghas a loose connection or something, because
(01:13:30):
it shouldn't be doing that, especiallywith just an outage, and then it
comes it goes back on. Thatmakes it sound more like it is one
of the legs coming into your home. Normally, the if it's if is
your power coming in underground or overhead? Underground? Okay, well that's why
(01:13:56):
the transformer is in our backyard yep, for about half of the block.
I hate to say this, butcheck one with your electrician if it's possible
that you got a bad leg,and if you do, he's going to
refer you back to center point, because now the electrician would be the one
who would have to run it.But they do have ways of checking the
(01:14:20):
legs to make sure that there's nota break in one of the legs.
And what happens is, yeah, the stuff arcs across and it works for
a period of time, but whenyou shut it off, the gap opens
up to turn the power back on, and that leg doesn't work. The
first electrician, he disconnected the oldline up in the attic for that particular
(01:14:46):
area and put in a brand newline rather than dig the old one out
and put in a new when hejust just connect it and dropped it and
put a new one in. Yeah, and then before what you're describing.
Yeah, but from what you described, from what's being described, it sounds
(01:15:08):
like one of the legs of powercoming into the home, which would be
the underground power uh huh okay, which would be center points correct well exactly
and so yeah, typically once itcomes onto your property, that line is
(01:15:31):
yours. I'm not sure who you'reusing for an electrician, but you may
want to consider talking with the guysover at Right Touch Electrical. Okay,
we'll try, because they deal witha lot of this kind of stuff.
Yeah, I do already have anappointment for Monday morning. Electricians coming and
(01:15:54):
he's gonna uh put a separate thosetwo lines. But the uh compressor on
one line bite, so okay,so that should help it. Well.
I actually would be interested in hearinghow this ends up. So if you
don't mind, give me a hollernext week and let me know I will.
(01:16:16):
Okay, thank you very much, preciate your time. You bet by
way, And if somebody needs anelectrician, Right Touch Electrical is two eight
one six four five five five twosix and add in northwest Houston, how
(01:16:38):
can I help you? Yes,sir, I picked up a little bit
of giving a gentleman some advice aboutsynthetic versus h treated wood. I believe
it was a decade. Yes,I have a functional deck on our second
story between two bedrooms on each sideof the house and we sit on it
(01:17:03):
a lot, and in the houseis thirty years old the first decand lasted
probably ten fifteen years. We've probablyreplaced it twice since then, and we're
at thirty thirty one years old now. So sounds like I'm not getting treated
wood. Maybe got it the firsttime, didn't get it the second times
(01:17:27):
and third time. Kind of soundsthat way, Yes, yeah, and
typical. I think of the kindof places you get rooked into, letting
come in to do a little kindof half minor job. Right, the
synthetic stuff you talked about. Doesthat stuff heat up though? Because the
house faces where we get some morningsun on one end of it and then
(01:17:50):
a lot of afternoon sun because we'refacing a bit south southwest. But we
love sitting up there. I mean, the animals sit out there a lot.
And uh and it really does syntheticheat up. No, it really
(01:18:11):
doesn't heat up any worse than wooddoes. Okay, Okay, all right,
now, when you say synthetic, what's it's two by four type or
two by actually two by probably twoby six is that they've got as the
floor. I don't know what's underit so much but we've never had much
trouble under It is always the top. Yeah, what kind of synthetic or
(01:18:34):
what brand or name a synthetic wouldyou recommend? And that will paint because
the balls ain't gonna like any colorthat it comes in. If it comes
in colors, problems. It comesin colors and you cannot paint it can't
paint. No paint on the synthetic. No paint, no, Okay,
(01:18:55):
so you'll have to settle for nothold got Yeah, it comes in gray.
It's comes in Uh. I gota dock at my house on a
pond at that's tam colored. Uh, you've got a dark color. I
mean it comes in several different colors. But one of the brands, Yeah,
(01:19:16):
one of them is Trecks t Re X. Okay. Uh.
And so you can take a lookat that one and probably see the colors
online even Okay, if I could, I'd like to ask another question,
Sure, go ahead. The samehouse. The windows are just a typical
(01:19:36):
single thickness pain windows. I've nevercomplained much about the electricity bill because I've
never wanted to invest in replacing thewindows. My question is the the little
plastic strip of stuff that you that'son the bottom, whether around the four
(01:20:00):
sides of each pain, some ofthose are the worst weathering sides are now
deteriorated. Uh. And I didn'tdiscover by having to replace pains because we
haven't had to replace very many. But now I'm seeing some of them with
what they've broken and just deteriorated. Is there an alternative to putting that back
(01:20:21):
on? And where do I findthat stuff? A lot of them are
are nothing more than cocking, Soyou'll have to take a look at it.
Was it a cocking bead or aweather stripping it? And if it
was a weather stripping that plastic yetthat's real thin and it's kind of curved
(01:20:42):
in it, Okay, just kindof fits in. You know. You
got to cut right angles at everycorner. Okay, I know what you're
talking about. Uh. You goto a glass shop, uhh and they
yeah, And if you can takeone of the pieces off, and I
know that they're they're going to bebrittle, is heck. But if you
take one off and take it toa glass shop, uh, they can
(01:21:04):
usually match it up. Okay. And cutting that stuff seems like it would
be a bear for somebody that ain'tdoing this all the time? Uh,
to get those right angles? Isthat just having a mitering one of those
mitering deals and maybe a hack sawa fine blade to cut that. Usually
(01:21:26):
just a good box knife will doit. Okay, okay, all right,
it's just I was worrying about that. And then make sure the neighbors
are in the house while you're doingit so they don't have to hear the
language that you use. The language. Yeah right, maybe I'll let the
guys at the glass shot give mea better, a better alternative, because
it looks like something that you wouldalmost need, a like a fine blade
(01:21:53):
you actually use. Uh. Yeah, Two, there's some tricks to putting
it in, and quite frankly,a lot of glass shops will come out
and do it for you. Yeah, well do it myself. Listening to
you and tell and so much.I don't want that I can avoid it.
(01:22:13):
I'd rather keep the nagles in there. You go, all right,
thank you so much? Care youbet hey. Let's talk real quick about

I'm pretty good and drinking big.Welcome back to Texas Home Improvement let's jump
(01:26:18):
back into our calls. Here. We're gonna head over the channel view and
reach This is Jim. How canI help you? Hello, Jim,
how you doing? Thank you fortaking my call. Wonderful, my pleasure.
Hey, Jim, I got aproblem with well, actually two story
home in uh the two bedrooms upthere, and uh, it seemed like
(01:26:44):
there's a lot of dust all overthe place. A while back I looked
in the closet and there was allkind of white porticos all on the clothes
in the closet. And so it'snot a leak up here anyway. Matter
of fact, I'm in the closetright now, and uh, and I
don't see anything falling from the ceiling. But some of this white stuff or
(01:27:05):
all this dust coming from I couldn'ttell you them any ideas well, there's
a no I mean because I'm notlooking at it, but it can be
how old a house is it?Right about twenty ninety nine, so that's
(01:27:28):
you know, live it over twentyyears. Okay, So it should have
fiberglass insulation that doesn't degrade over time. So I don't think it's gonna be
dust from the attic or anything. So then we got to start looking into
Okay, what could be caused andthat does it does it blow off or
(01:27:48):
do you gotta kind of wipe itoff. Well, I gotta wipe it
off a couple of things. Ieven took to the cleaners to get them
cleaned again. And okay, Soat that then I'm wondering if we don't
have a humidity issue in the closetwhere you're kind of getting a little bit
of mildew mold type growth taking place. So the first thing I would do
(01:28:13):
is try to keep that closet dooropen for a while and see if it
still develops. If it doesn't,that'll tell us that this is a moisture
issue building up in the closet andventilation would fix that. And I'm going
to have to let you go withthat because we are running out of time
and I got two more calls.I'm going to try to finish up here.
Let's talk about ready seal real quickthough. You know we mentioned some
(01:28:34):
decking boards and stuff. Look, whether it's treated lumber or regular lumber,
you've got to cover it up cedaranything, and ready seal is a stain
and sealer in one It soaks deepdown into the wood fibers, protecting that
wood from taking on moisture, whichmakes the wood last. That's the key
(01:28:59):
thing to get getting longevity out ofyour decks and pergolas and different things like
that. Now take a look atready Seal. You can go to thhipro
dot com and click on the linkfor Ready Seal, but you'll find it
at the box stores, lumberyards, hardware stores. It's Ready Seal, stain
and Sealer. You know, ifyou're having a sewer leak under your homes

welcome back to Texas Remodel. TexasRemodel. I'm looking at the spot there.
Welcome back to Texas Home Improvement.Don you're going to be the last
call of the day. How canI help you? Quick question. I've
looked at open cell and closed salefor spraying the end top side of the
roof, and my house is abouttwenty years old, and I kind of
(01:32:00):
got the impression from the other dayyou're not a big fan of it,
but I was trying to get aninput from you. I know that the
advantages of one over the other one, and open sale seems to be it,
but I'm not sure If close thenthere's the right not if you're doing
the attic, closed sell would beit, but no, I don't recommend
(01:32:21):
it. There there's absolutely no goodreason to do the roof of the attic
when you can put addict insulation onthe attic floor to get whatever our value
you want. Uh, okay, and it's it's and it's extremely expensive compared
to the feet yeah so uh.But the bigger thing is more and more
(01:32:48):
of the insurance companies are not coveringareas with insurance that have that spray foam
on roof decks. Okay, okay, well you've answered a question. I
just didn't know if it would saveme on my energy bill or not.
Nope, our you know whether youput the arth forty on the roof deck
(01:33:13):
or you put it onto your atticfloor. Our forties are forty yep.
Well, I've already got a goodinstallation in the roof deck. The house
is about twenty years old. Ilived down at Siena Point and it's done.
Okay. I just didn't know ifI was gonna actually cut some true
energy costs by doing something like thator not. No, don't, Yeah
(01:33:33):
you won't. And I gotta letyou go with that. That music means
