I was bringing that up here, not that I'm using
it today, but UH for Due West project that we're
doing in in the Dallas market. And uh. I pulled
out at about uh oh, I guess one o'clock or so,

out of Pasadena to the head up here, and by two
o'clock the bottom was dropping out and with the weather,
and so I didn't hit hardly any rain on the
way up. A little a little bit of a sprinkle
here and there, but that was about it all right.

Thank you for taking my call. I have a roofing question.
I had a house fire and I'm gonna have to
have my roof replaced. And I've seen they've been out
only on the uh Internet. I've seen them advertising these
metal roofs, not the standing same where the flat roof,
but uh looked like shingles more or less. So they

what is your opinion of those?

Speaker 11 (04:46):
Oh?

They work very well. They're they're very durable, nothing wrong
with them at all. The reason you don't see a
lot more of them is two reasons. One, when you're
driving down the road and you see your roof, you
can't tell that it's not a shakele roof, but two
they do cost quite a bit more than a regular

shingle roof.

Okay, okay, well, I appreciate that information and we'll get

Okay, okay, yeah, no, And if you end up getting
one of those, you won't regret it. They they're extremely
durable compared to a regular shingle roof.

sure if he goes that far, but if you'll give

here we're gonna this. This question came in, uh actually
a little earlier in the we here, and it came
from Hector, and he says, I watched your YouTube video
on foundation watering last year, and I followed your directions.

(07:11):
It worked great until a few weeks ago. I replaced
a damaged soaker hose. I ran a half inch one
hundred and fifty foot and another half inch fifty foot
feeding back to the spicket, and I cannot get the
water to flow evenly to the rest of the hose
two hundred and seventy five foot total. I do have

(07:33):
a fifteen psi pressure regulator and the same filler as
shown in your video. The first fifty foot soaker host
connected to the spicket gets the most water. I also
have a ten psi regulator, but I've already tested it
and no difference is seen. I eliminated the line or

the time or rather, and have the y splitter filter
and then the fifteen PSI regulator followed by the soaker hose.

pressure regulator on there is order in order to balance

it out. But one of the steps in the instructions
is when you get a new sofer hose, it typically
has a plug in there that has just like an
eighth inch hole drilled in it, whether it's a little
blue disk or whatever, where the washers go, you know,
for hooking the hoses together. And if you didn't remove that,
you would have exactly the problem that you're having. That

little disc needs to come out that will allow enough
water flow to go, but the pressure rate. By reducing
the pressure, it allows the water to flow all the
way out, but that little restrict that the hose manufacturer
puts in it'll stop it. So I'm betting that that's
what the situation is that you're dealing with, is just

that little plastic plug needs to go away. Again. If

found your site through Google. I'm a loan officer based
in Cyprus, and I am seeking home improvement financing with
near to one hundred percent valuation assign in improved improvement
construction budget finding many most lenders up to sixty five
to eighty percent, but I need more to make my

(10:10):
deal work. Wondered if you had any recommendations for high financing.
So look, I'm not sure what kind of deals you've
been going for, but most contractors have financing that goes
up to one hundred percent, and even for building financing

(10:36):
is better than sixty five to eighty percent. So I'm
not sure what you're trying to get financed that you
can't get over that sixty five to eighty percent. Places
I would tell you to check with it would be
a credit union. Wells Fargo does a lot of this
type of financing. Even I'm not a Wells Fargo bank fan.

By any means of the imagination. But for a lot
of contractors, they do great depending on how much you're
looking for. You know, there's just a ton of them
out There's Green Sky is another one that comes to mind,

and they typically will go up to fifty thousand on
just a signature loan. So there's content there is financing
available out there. Now. If you're looking to do it
as a regular mortgage, no, you probably are being pulled
down on the numbers. But the type these numbers that

you're giving me sixty five to eighty percent, that typically
sounds like an investment property and that you know, you
usually are going to be dealing with different numbers than
you are if it's your primary residents, and that's the
thing you got to keep in mind. Your home will

have better financing than your rent houses and stuff. So
just my two cents on that. But uh, like I said,
go check with Gwells Fargo. They can probably get you

I have today is about my daughter's home. She has
a abandoned storm drain, one of those old fashioned concrete
and uh you know, metal bars in.

Speaker 14 (16:53):
The back of her yard.

Speaker 9 (16:56):
She's called Harris County and she's called Pitty of Houston.
No one will claim it or repair it. And I
was just wondering, Yeah, I guess is there anybody that
you know that could handle that job? Just so you know,
I've called a couple people that have worked for the city,
did a great job for the City of Hunter's Creek,

(17:16):
but they won't even touch it because it's just too
much of.

A little job.

My fear wouldn't be that it's too small a job,
but if it is city or county property, you can
get in major trouble taking it out.

No, we don't want to take it out.

It's broken down. She has two kids and they just
need to repair it. It's a danger and it's in
her backyard.

Yes, City Easton, Yes, sir.

Okay. Typically, the first call I would make, since you're
having issues with them is going to be twofold one.
I would call my city council man and kind of
kind of start raising a little bit of cane with him,
and then okay, and then call the UH engineering department

for the city.

Actually they did, and what they told them is that
that's an abandoned storm dream and to call the City
of Houston or Harris County and that's we're in a
vicious cycle or circle.

Speaker 1 (18:29):
And that's where the city councilman comes in because he
can push them to come and get it taken out.
Then if it is abandoned, terrific.

Speaker 9 (18:37):
Okay, well, greatly appreciate it. I thought we could find
somebody that would do it, and then they could connect
with the city and get a permit to do the repair.

Speaker 14 (18:46):
Or what have you.

Speaker 1 (18:47):
The city won't even issue a permit on something like that.

Speaker 9 (18:51):
Okay, gotcha, Well, thank you kindly.

You bet you take care Okay. In seven two, two, five, eight,
seven four. It's head up to Huntsville, Will where this
is Jim, what can I do for you?

Speaker 14 (19:10):
I wanted to see if you had any ideas about
getting hotter water in our master bathroom. We bought a
house in twenty nineteen. It was a custom home. The
builder originally spect two water heaters, you know, forties on
each side of the house. He got a deal on
an instant on on on the far side of the

(19:32):
house from a master bedroom. And it takes you know,
four or five minutes or so for the water to
be heated to reach the other side of the house
where our master bedroom is. Is there any kind of
solution you can think of? Well, we can, we can
the propane. This is a a propane energized house as

(19:56):
far as the heaters and so forth goes, and the
intent on and I could probably you know, cross through
the add it could run some electricity over there. But
is there any practical solution that somehow heat up enough
to get on that side of the house relatively quicker.

Speaker 1 (20:16):
Well, you're not going to get it over there any quicker.
And that's what's being your issue. It's not so much
the tankless and the tankless water heater is going to
put out an unlimited supply. But the problem is it's
going to travel all the way across the house. So
whether it was a tank or a tankless, you would
have this same issue. But what you can do is

(20:39):
go to the other side, you know, by the master bedroom,
and install just a small tankless water heater, and by
doing that, that small one can kick on give you
hot water instantly. Then when the hot water does get
there from the other one, the small one will just

(21:01):
shut off and the hot water just passes through.

Speaker 14 (21:04):
Well, the problem is is that I don't have propane
on that side of the house.

Speaker 1 (21:10):
Put a small electric.

Speaker 14 (21:11):
One, okay. So and so I guess it would take
a plumber, right, I mean I got pecks in the
as far as the water.

Speaker 1 (21:21):
Lines go, yes, uh yeah. All all the plumber is
going to do is he's going to come in and
cut the line, hook it up to the tank going in,
hook it to the tank going out, plug it in
and it's good to go.

Speaker 14 (21:38):
Okay. And who makes these small electrics? I mean, I've
got to run electricity over there too, unless I run
it through the ceiling. Who makes these kinds of water heaters.

Speaker 1 (21:50):
Oh, they're They're readily available from any plumbing supply store.
There's there's several different brands. Honest with you, I don't
know the brands on the on the electric ones well
enough to tell you go get this one. I will
tell you I do have a electric tankless in my
own house, so I know they work very well. But

(22:12):
as far as the brand name, I truthfully cannot remember
what brand I went with.

Speaker 14 (22:16):
Okay, and so you're saying, don't.

I hate to do that. I gotta put you on
hold because that music meant I was supposed to go

Well, it depends on how many fixtures you're going to
try to run. But if it's just going to the
one bathroom, really they make a small one that plugs
into one ten that is used for a single faucet,
and that would probably be all you would need.

Okay, And you know, since it involves both electricity and plumbing,
is there any contractors you would recommend in the Houston
area that might be able to do a turnkey operation
rather than me getting up there and calling through the
attic And yeah, if.

Okay. And do you have any sense about how much
I'm looking at?

Speaker 1 (24:58):
Well, typically we don't charge more than two arms and
one leg.

Okay, I only got one arm.

So they don't have to take two legs in one arm.

Okay, all right.

It really depends on the access and how long we
have to run everything to make it work, you know,
without Look, if.

I've got electricity and the master can you can you
pop it up through the saving that.

It Typically it's going to require a dedicated service to it.
So it's normally going to have to run from the
electric box. WHOA Yeah.

Speaker 14 (25:40):
What kind of amps do those things draw?

Speaker 1 (25:44):
Depends on the unit, And truthfully, I don't remember what
kind of amps they're drawing, but it's usually gonna be
pulling I guess somewhere between the fifteen and twenty. So
typically it would be a dedicated twenty amp.

Speaker 14 (26:00):
Okay, and could you could you put it next to
the existing tank list and then just run the line
over there. No, I mean because you're.

Speaker 1 (26:11):
Still going to have the same issue. The water's got
to travel that full distance.

Speaker 14 (26:17):
Yeah, okay, all right, okay, Well let me go all
your office and I mean, can you come out and
do a quote for oh yeah, without a charge?

Speaker 1 (26:27):

Now I mentioned I'm at the Frisco Home and Garden Show,
and one of the things that is able to happen
when I'm at these home shows is I'm able to
have some guests on sometimes. And let's talk about lental lift,

(27:02):
because I've already had two spots in the show for
lentil lift today or in this hour rather, But most
people don't even first of all, know what a lentil is.
You want to run that bias real quick.

Speaker 16 (27:15):
Yeah, lentel. It's angle iron and it's specifically it's used
to hold brick over an opening. So you've got it
for your windows. Gets problematic when you're talking about a
larger span opening, so like a garage door, that's where
you can really start to see some lental failures.

Speaker 1 (27:33):
And what do you guys do to fix it? Then?

Speaker 16 (27:37):
Yeah, so typically what you would do is a replacement.
Well we do. The reason we're special is we've got
a system that comes in and shores up the linel
that was there failing. It's a quick six hour repair
as opposed to a full wall tear out.

Speaker 1 (27:53):
So if you're coming in, you're going over the existing lentil. Yeah,
it sounds like it's going to take up a lot
of space.

Speaker 16 (28:05):
It makes sense that you would think that out the gate,
but it really doesn't. It comes in flush with your
your garage gasket or weather stripping at the top, So
you're losing no space on that top on your side,
you're gonna lose about three quarters of an inch on
each side, but not true usable space. And you know,
the altar.

Speaker 1 (28:24):
Really don't want the mirrors on the vehicle that close
to the wall.

Speaker 16 (28:27):
Yeah, yeah, you're playing it close to the vest. If
if you're worried about our system being the deal breaker, right,
you know, utilizing your garage space.

Speaker 1 (28:36):
So when when we're having to redo this, I mean,
what are the signs right that I need this done?

Speaker 16 (28:44):
So first and foremost, you might see some hairline cracking start.

Speaker 17 (28:47):
Uh.

Speaker 16 (28:48):
You can see some sagging as as that progresses.

Speaker 9 (28:51):
Uh.

Speaker 16 (28:51):
The biggest tailtale is it doesn't just stay as a crack.
It's gonna keep progressing over time. Some failures more quickly
than others. If you start to see sheer cracking, so
just bricks split down the middle, ye, it's not even
following the mortar, that's a good sign that that's a
much more escalated problem and and happening quickly too.

Speaker 1 (29:13):
Typically you can actually see it in the opening sagging.

Speaker 16 (29:15):
Yeah, sagging there in the middle. That'll lead to garage
alignement issues. But if you have a home where that's happening,
I mean, you're gonna start to see where your garage
is almost smiling at you every time you pull on
the driveway.

Speaker 1 (29:29):
And when I'm getting ready to have something like this done,
how long am I looking at being off work to
watch this process place.

Speaker 16 (29:37):
Well, you're welcome to you know, still go to work.
The fun thing is you could go to work, you know,
seven eight o'clock in the morning and pull up and
this system to be fully done. You never know we're
there aside from the garage just having a new trim
on it. But yeah, there's it's not time. It doesn't
take a lot of time. Brick Mason repaired, you know, Tip,

that's going to be that job. That's three four days.
You're getting home. You've got mortar just all over your driveway.

Uh.

This is a good six hours in and out install.

Hi, Jim. I had a leak in my water pipes
about two months or so ago. I'd like to know
if the epoxy lining of existing residential water supply pipes
works there were what I have to do an entire
repiping of the house.

Speaker 1 (34:59):
No, you're talking about the E pipe system.

Speaker 19 (35:03):
Yes, that's right, and my existing pipes are galvanized steel
and they're forty.

Speaker 1 (35:07):
Four years old. The E pipe system works just fine.
It's a great system. They come in, they you know,
take all the fixtures, unhook them and basically use like
walnut shells to sad blasts through the pipes to clean
everything out. Blow that epoxy resin. It seals up all
the holes and basically it makes it like you got

(35:30):
a metal pipe with a plastic liner in it. And yeah, yeah, no,
it works great.

Speaker 19 (35:39):
Well that's good news because I was doing some research
on it, and online you can find just about any
opinion and they say it doesn't last as long and
sometimes it doesn't work at all.

Speaker 1 (35:51):
I have never seen it where it didn't work at all. Now,
as far as the longevity of it, I've not seen
any issues with the lifespan of it either. That I
will tell you that the biggest issue I have seen
is the fact that, uh, it costs about the same

(36:11):
as repiping with pecks, and so they're not doing near
as much of the e pipe as they used to
do prior to the pecks becoming so popular. But it's
durability and usability. Now you got no issues with that?

Hey, thanks for taking my call. So I've got a
fairly new condenser that was installed in my AC in
it and I know this is small in that the
drain pipe that comes out the eve is drifting the water.
Is that something I should be concerned about?

Speaker 3 (37:10):
Okay?

Speaker 1 (37:12):
And and it really doesn't have anything to do with
the condenser. What it is is, uh, the unit upstairs
is a djumidifier and the uh primary drain for it
has plugged, and so you've got water going into the
secondary drain, which is that pan that's under the unit

(37:32):
up there and draining out.

Speaker 4 (37:36):
Some guessing I just need to find where the primary
drain is and clean that out.

Speaker 1 (37:43):
Yeah, if you if you go up there, you'll find
that there's a three quarter inch pipe coming out of
your unit, and that's that's going to be the primary drain. Now,
what the HVAC contractor is going to do is he's
going to use air to blow that thing and then
you can put some like bleach or something along that

(38:06):
line down through there to kill what's in there.

Speaker 10 (38:09):
Uh.

Speaker 1 (38:09):
And that's really all they're gonna do. So if you
want to try to do it yourself, you can, uh
if you have a like an air compressor. If you'll
take a shop towel or something and get the nozzle
from the hose, you can push it down into the pipe,
seal it with the shop cloth, blast it with air

(38:32):
a couple of times, and that typically will blow it out.
Now here's the cautionary things on this. Most of them
are tied to a sink in the drain line under
the sink, and if you don't make sure that that
sink is closed up and ready for this, you will

(38:52):
blast crud all over your bathroom.

Speaker 14 (38:56):
Yeah.

Speaker 4 (39:03):
Is there any possibility that this could be a dedicated
drain line because or would they run like a ninety
degree to go literally like forty feet to get to
where the nearest sync would be because I know where
the AC unit is positioned and there is no fixture

(39:28):
within forty feet of that.

Speaker 1 (39:30):
Yeah, they will run at a long distance sometimes because
they have to meet codes and yeah.

Speaker 4 (39:39):
Yeah, So once I find the main drain just so.

Speaker 1 (39:42):
You'll know where it's going, I guess.

Yeah, okay, okay, fair enough, Yeah, thank.

As far as your gas line, it's no big deal.
They simply cap that and it's done.

So and that will not be any danger of anything happened.

why do you want to go from gas to electric?

It's just the smell of turning on the stove every time.
It just it's okay, we moved here from South Carolina
and it's just not something we do in South Carolina.

And so it was I was, I thought, you're Texas
gas is king.

I know, I know, but it just you know, at first,
I really liked it because it was instant heat and
instantly off and all of that. But then I got
to the point where I was smelling it so much
that I thought, I'm I'm bothered by that.

You should not be smelling it. Okay, if you are
smelling it, it's an indication you got a problem with
that stove top.

Uh. Okay, So then what do I need to do?

Then get that checked out? Rather than yeah, I would
have that checked out because there there could be like
just a a minor leak when when when it's running
or something that's causing that, they could become a big

mine comes out the acunit.

Goes through a trap and there's a life going up downstream.
There's another one when you blow that up. Where do
you blow it out?

Speaker 1 (49:51):
From the top? You go up where the AC unit
is and typically there's going to be an air gap
up there that you can blow out through. And by
an air gap, I mean a separation in the pipe
so that it drips from from the AC unit into

(50:13):
a catch that goes into that pipe. And so yeah,
normally you have an air gap up there and an
opening that you can blow it out through.

Speaker 21 (50:24):
Okay, have to look fair. So, ok so you're up
streaming that of the trap.

Speaker 1 (50:31):
Yeah, correct, Now if for some reason you don't, If
for some reason there's not an opening, it's PVC three
quarter inch pipe. It's easy to cut and glue back together.

My mother in law passed away and she had a
pool that's lovely shaded green, so I need to drain it,
but I don't want to.

Speaker 22 (51:08):
Drain it for the pull might pop out of the
ground up in Austin. Now, I'm from California initially, and
people out there just drained the pools and let I guess,
there's different soil than it's here, So I don't want
to drain it and let it pop out, you know.
And also the neighbor behind me, she cut down some
trees and it fell on the fence behind us, and

(51:29):
it broke the fence, and I was gonna be willing
to go half on it. And it's three grand replaced
the fence, so she didn't want to pay half of that,
even though she is the reason why the fence broke
in the first place.

Speaker 23 (51:38):
So I don't I want to I don't want to
leave it.

Speaker 22 (51:40):
What do you suggests that you should leave it empty
or not, or just leave it green or I don't know.

Speaker 1 (51:46):
Well, you don't want to leave You don't want to
leave it empty because it will float. Our water table
is too high for that. My parents had a pool.
They sold it to somebody who drained it and left
it empty for a couple of weeks, and it popped
up out of the ground, no joke, three feet oh
my goodness, at one end. So yeah, you definitely don't

(52:06):
want to do that.

Yeah.

Speaker 22 (52:08):
I think a neigh of reminds that the frogs enjoy it,
so some of it.

Speaker 1 (52:12):
Oh yeah, Well, what you'll need to do is you
can drain a pool down. Don't get me wrong. You
can drain it, clean it up, add water back to
it right away. And really, what I would tell you
to do is get a pool service on it right away.
They will go by once a week, take care of
the chemicals and stuff, and keep it from turning green again.

(52:34):
That's going to be your best way to handle it.
As far as the fence, right, I can guarantee you're
required to have a fence around that pool, so that's
got to be fit.

Speaker 23 (52:45):
Yeah, it's unfortunate that she won't. I mean, it's hurt
the reason why, and she said I should sue.

Her, and I don't know how to go about doing that.
And I called someone to give ask me. They want
three grant. I always wanted to go half of that,
you know, since she's the reason why the fence broke
in the first place, But she won't go for that.
So I don't know what to do with the laws.

can sure, and you know, I don't want to spend
too much money on it. But anyway, anyway, I live

Hey, Jim, thanks for taking my call. I had a
couple of questions. I've I've always felt like my roof,
I'm not my roof. But my attic was very hot,
and so I had the old style aluminum event on
the soffitt a little twelve incidents around the house. I
got rid of all those. I replaced all my soft
it with hardly perforated softit thinking out to help with

(53:59):
the air force. But it still seems really hot up there.
It is ridge vents for the roof, but I had
the lights out up there, and I'm looking up and
I can see some daylight, but it doesn't seem like
it's consistent. I just wonder if when they put the
roof on it, and I've had this roof because I
moved in, I didn't put it on, if they, if
they if it needs to be, if it needed to

(54:21):
be wider. Maybe it's not getting to flow out of
the attic like it should be.

Speaker 1 (54:27):
Well, you should be able to see daylight or add
some something.

Speaker 6 (54:30):
Yeah, I see, I can see a little bit of daylight.
I just didn't know how much how wide that should be, or.

Speaker 1 (54:35):
How much you should be you should be able to
see daylight all the way along that thing virtually, because
when when you have a uh ridge vent that way,
the material that they put in there to keep rain
from coming up and you know, uh wasp from going
in and all that kind of stuff is very light

(54:55):
and so and especially if you're seeing daylight in some areas, Yeah,
it should be a solid thing of daylight that you're
able to see through up there. Sometimes what happens is
they cut the plywood, but then they get some of
the felt paper on over the top of the opening.
Things like that that block some of the airflow. And

(55:20):
that's that's something that you'll probably need to take a
look at. And you can even do that from in
the attic as well, because when you look up through,
it should be sliced down about two inches or so
on each side of the ridge, and so it leads
you a pretty good size opening that you should be
looking at the plastic of the ridge cap for that.

Speaker 6 (55:41):
Yeah, I don't think I don't think i'm seeing that.
I see light, but I don't think it's that wide.
So you're thinking it should be about four inches all the.

Speaker 1 (55:49):
Way across typically, Yeah, yep.

Speaker 6 (55:52):
Yeah, I don't think I'm getting I'm not getting that
in no way. Do you have someone I can call
so in that situation, obviously, I don't think they can
model that without ripping up the roof.

Speaker 1 (56:04):
Absolutely. All they would have to do is take that
ridge cap off, run us all across there and put
a ridge ridge vent back on. It's easily modified.

Speaker 6 (56:17):
Oh nice. I think that's my problem with because it's
still just real hot up there, and I have, like
I said, have added that hardy all the way around. Again.
I just need the more airflow, but I just don't
think it's leaving the attic.

Speaker 1 (56:26):
Yeah, and honestly, it's still gonna be hot in the attic.
I mean, atticts are hot, but uh, it definitely makes

got about a sixty foot pine fence that was installed
last year. I need to stain it. I'm going to
use the ready seal. What's the best way to do?
I go just with a brush, or should I get
one like a something of a sprayer to put that on,
or what's your recommendation.

Speaker 1 (57:25):
On staying a fence with ready seal. You can spray it,
brush it, roll it, it doesn't matter, you know, any
way you want to put it on. If I was
doing a fence, I'd be spraying it.

Speaker 6 (57:38):
And what kind of sprayer is that? Just like a
like a punk spray like you like you spray like
the weeds in your yard, or is a specific type.

Speaker 1 (57:45):
Of sprayer for a whole fence? That way, I would
get a airless sprayer.

Speaker 6 (57:51):
Something I could probably rent from my tool shop or
to a rental place or something.

Speaker 1 (57:54):
Oh yeah, yeah, you can rent it, or you can
even get one of those little Wagner type. The problem
with the problem, you know, because a lot of those
that even like that little wagner nowadays they have hoses
that they can go down into a big bucket to
spray them with it'll take a little bit longer, but
if you go to the rental shop you can get

(58:14):
a grayco type sprayer and it'll make short time of it.

Speaker 6 (58:20):
And is that an oil base? Does it clean? Do
you have to have like uh face center to clean
it up with or is it the war base?

Speaker 1 (58:27):
It is definitely oil base.

Speaker 6 (58:29):

I would think a concrete block would do, okay. I
just didn't know about if, if anything, whether a roof
would stand up, the wood framing under under as best
as shingles I'm sorry, as salt shingles would hold up.

things like that that do stand up to it. And

lot of the pine trees and stuff were still standing. Fine,
not that one won by Curveville. That was in North Texas,
but nonetheless, there are fires that way, and if it
was a block building, sure it would stand up just fine.
But the asphalt shingles, no, they catch fire pretty quick
and burn the wood frame structure of it. But if

you had a metal reef on there, yeah, then you
would have something that would stand.

start to rebuild those houses in southern California that anybody

than wood sighting, would so it, oh, absolutely it's all
it's all in increments of how it's gonna. Do and
you know a lot of the building codes for even

of these plumbing supply, stores you can get fixtures that

the next, day take your, shower spell sewer gas. Again

just the drain stop stopped. UP i could run A
auger down. There the water goes down just. Fine. YEP
i put crystal clear the light in there to eat
up the hair and all that other Stuff i'm. WONDERING
i just have something in my, drain, yes.

Is if it's that sour sewer gas type, smell then,
yes there's something in the drain that's just not cleaning out.
Yet they do make some foams that you can put

do this as. Well if you'll take some scrubbing, bubbles
take that floor drain top, off ray that foaming, scrubble
scrubbing bubbles down in, there and use a toothbrush to
