I'm traveling and today I am in Hinckley, Minnesota. Now
I left Wednesday and went up to El Dorado, Kansas
about three hundred and eighty miles. And I got to
tell you if if you've ever been to El Dorado, Kansas,

that is a gorgeous little town. It was. It was
built in the started in the late eighteen or mid
eighteen hundreds and some of the buildings is driving down
through the main street. They were dated back from the
twenties and thirties and stuff. Gorgeous, very clean, little well

(04:01):
kept town. So I had a nice stay there. I'm traveling.
I picked up a new fifth wheel and traveling with
it right now and love it. I mean, I've had
a bumper pool trailer for forever, had to have a
motor home that we traded in on the fifth wheel,
and I mean, it's just a great way to travel

(04:23):
and get around and see things. So then on Thursday,
I drove six hundred and fifty miles and then yesterday
another four hundred and seventy five to get here to Hinckley, Minnesota.
So I went up to Oshkosh because I go to
the fly in every year EAA's Air Venture, and last

(04:48):
year it was a little difficult to get the spots
the area that I wanted, and so I just went
early and staked out my area first and then came
over here to Minneso so to gonna spend a few
days here. Then I'm going up to Voyager National park
Way up by the Canadian border, and from there on, uh,

(05:10):
let's see next On Friday, I will head back to
Oshkosh to spend a little over a week there and
then head back to Texas. Now I'll be doing the
show while I'm on the road, so you can still

seven four and be more than happy to talk to you.

But I gotta tell you, it's so far been a
great trip, and Kate missed the highlight of my week though,
taking calls and answering questions. So that's that's what I'm
here to help you out with. So one of the
things I got to tell you though, one of the
things I have, and I've thought this before, but I

(05:53):
am totally convinced of this now. These concrete machines that
they're using for road construction, they need to redo those
darn things. You know, the old highways. It used to
be when they laid out concrete, that concrete was laid out.
You would think by having a machine that's laying it out,

(06:16):
it would be still nice and flat. But it's not.
It's it's wavy. It's it shouldn't be that way. And
these are brand new roads that have that on it.
And you would think with a machine that and when
you look at the machine, you would think, oh, that
that should be laying it nice and flat, but it's not.

(06:38):
And I don't know why states are accepting this on
these highways or the Feds are accepting it on the highways,
but they need to take a better look at how
they're laying that concrete in my opinion, just just my opinion. Anyways,
got a question seven one three, two one two five

to help you out here on Texas Homeprovement. I'm gonna
go ahead and start with an email question. This comes
from Kirk and he says, my entire house, four thousand
square foot, has wood floors. We had a sink back
up in our kitchen and water ran onto the floor

(07:21):
and now the edges of the wood planks have warped.
Do I have to replace all the floor or can
the bad area be replaced in a way that it
will blend with the undamaged floor. Well, look, you do
have some choices here. It's really going to depend though,

(07:44):
if these are true hardwood floors. You know a lot
of times people think they've got wood floors and it's
just a veneer. If it's just a venier, you'll end
up replacing those sections. But if it's truly hardwood floors,
they can typically be sanded and refinished. Now some of

(08:04):
the veneers can be sanded even up to five times,
but it's rare, and so again it goes back to
it depends on the floors you have. But like I said,
if it's truly a hardwood floor, it should be able
to be sanded refinished and you don't have to replace
anything the sandy, though it can be a mess and

(08:26):
it can be a job to do. Now, if the
wood has so warped that it can't be sanded and refinished, yes,
you can replace planks in a wood floor, but if
you want to match in and look right, you're gonna
end up sanding the whole thing and refinishing it anyway
to make sure that you've got the same finish on everything.

(08:48):
Because wood floors are like anything else. As a age,
the appearance will change. You don't notice it because it's
happening in such a slow period to time. But if
you refinish just one area, it'll stick out like a
sore thumb. It's kind of like pouring a section of

(09:09):
a driveway and leaving the other sections untouched. That it's
just not going to match in very well. And so
to deal with that you end up sanding everything down,
restaining and refinishing the entire floor and then it all matches.
So yes, you do have options. So hopefully that helps

(09:30):

reliable service company to service geothermal units three in total
deep water well. Your rigial installer has had health issues

and there's no other texts in my area that is
educated enough to do the repairs correctly that I'm aware
of getting out of hand on costs to guest mates,
if you know what I mean. The units are Florida
heat pumps now, bosh age is fifteen to twenty years.

Pretty sure you have talked about geothermal residential repairs on
the show. I was driving and didn't get to write
down the Okay, I did talk about this, and geothermals
are great, but you're hitting the thing that I always
say when I talk about geothorneimals, there's not enough people

(11:01):
who can work on them. So in this situation, I
would tell you to give Bosh a call or you
know the since that's who now owns the company that
brand of for or geothermal system that you put in
and anyways, go to their website or give them a
call and they should have a list of technicians or

(11:26):
companies that are trained to work on their systems, and
I would get a technician off that list in order
to come out and service your unit and take care
of those repairs. Because if you're just calling regular companies,
unless you happen to hit one who has worked the
geothermal systems, they're not going to be able to help you.

(11:49):
It's a total different ballgame. They are very energy efficient,
they last a very long time, but it does require
a different skill set than most HVAC contractors have. So again,
call the manufacturer and they should be able to get
you somebody who can work with you on this. Got

I need to replace the drain in my baptub and
the ones that I see per sale, I look like
they screw in. I'm assuming this will be the same way,
but I'm also thinking it might be really hard to
get out. Maybe they put a Slummer's called or something on.
There is there a trick of the train to busting
nothing loose?

Speaker 5 (17:21):
There is You got to have the right tool. They
make a drain removal tool and they it's it's and
even at that, it can be a real nightmare to
break loose.

Speaker 3 (17:34):
Okay, all right, that's my that's my question.

Speaker 5 (17:36):

and that drain removal troop tool. Basically, all your tub
drains are basically screwed in at the bottom of it,
shields up that way, and yes there is plumbers, dopen

putties and all that kind of stuff on there, so
it does you know, it sits there for fifteen twenty
years and then you try to break it loose, So
it does make it difficult to break loose. I don't
know if you'll get that tool at the box store
like home Low's or home Depot, but definitely at a

(18:25):
plumbing supply store you will find that tool. And it
is a whole lot easier to do it that way
than any other way. Some guys will try to use
a couple of screwdrivers down in there to twist at
the same time, but Uh, I've never seen that work

How about you doing hanging and doing good? Here's what
I got. I need to spray, or not spray, but
install some more blowing insulation in my house. Okay, I've
got an attached I've got an attached to garage. The
garage is not conditioned and there's no insulation on it.

(19:21):
Is there any harm if I blow in insulation to
cover the top of my garage ceiling.

Speaker 5 (19:28):
The only thing that you end up harming, uh is
the insulation will heat up during the day and it
holds that heat, and at night it starts releasing it.
So your garage actually stays warmer longer doing insulation on it.
If you're not going to heat and.

Speaker 2 (19:48):
Cool it, there don't have any other options to kind
of keep it cool.

Speaker 5 (19:56):
Yeah, put a radiant barrier in the attic instead. That
will typically drop the temperature temperature about four three degrees
uh and yeah. Take a look at the energy Q
radiant barrier and it lays on the attic floor just
like the insulation would. And basically what it does is

(20:17):
it blocks the heat that's in the attic from coming
down into the living space or into the garage space.
I have it in my house all over the attic.
Any place I redo, I put it in. I have
it on metal buildings, just the storage shut up my house.
I put it because it typically will lower the temperature

(20:38):
roughly fifteen degrees.

Speaker 2 (20:42):
So just a radiant barrier over the top of the
not rafters, but the choices on the on the attic floor,
added floor, no blown insulation.

Speaker 5 (20:55):
No sir.

Okay.

But like I said that, the one I use is

you and you can put it in yourself if you want.

Pretty was it come in like a three foot sheet
or something.

It comes in a four foot wide roll and typically
you'll cut it into ten or twelve foot long sections,
so it's easy to handle up there. But it's very
easy to install.

Can I put this radium barrier right over the decking?

Absolutely, and you can still walk on it because you
couldn't tear it if you wanted to.

I had one guy quote Bowen inslation in my griage,
but he said if I did that, I'd have mold
within two years. Is that true?

Speaker 5 (23:57):
Probably not one hundred percent true, but in some cases yes.

Speaker 2 (24:03):
Okay. Next question, would you foam spray a fifteen year
old house?

Speaker 5 (24:11):
My house was built in nineteen seventy three and I
had to put in my walls by USA Insulation about
six months ago. So yes, now, I do not do
the attic because in the attic I want a breathable
insulation so that my house is still breathable. But uh,

(24:32):
inch for inch, you're going to get the highest R
value out of foam insulation. And in the walls, they're
able to use a non expansive foam that will encapsulate
the existing insulation and almost double your R value of
your walls while sealing it so that you're not getting

(24:52):
air infiltration, blocking eighty percent of the noise from outside.
And it made a heck of a difference on my
electric bill.

Speaker 2 (25:02):
But if you do that, though, you got to knock
a hole what every sixteen inches to fill up the
whole woe cavity.

Speaker 5 (25:09):
Well, what they do is like if it's a brick home,
they drill a hole from the outside through the mortar
lines and stick a tube in there and check the
foam and then patch back the little hole that they drilled,
and you don't see it when they're.

Speaker 2 (25:25):
Done, but they do have to do that every sixteen inches.

Speaker 5 (25:29):
Oh it's more than that. They're doing three inches.

Speaker 2 (25:34):
Oh okay, okay, all right, I think you've answered my question.
I really appreciate the fact that by blowing over my
garage I would trap more heat than putting radiant barrier.
Does that radiant barrier help any at all in the winter.

Speaker 5 (25:53):
Oh yeah, because then it'll hold the heat in the
garage and keep it from escaping into the attic. Basically,
box the heat transfer both ways, and I.

Speaker 2 (26:04):
Assume there's an upside and the downside to the the membrane.
It goes up one side or the other, or the
top to it.

Speaker 5 (26:14):
It's actually it doesn't matter. It can go either way.
Oh really, yep. Because the energy queue is basically a
five layer system. It has a thermal break in the middle,
so the two outside layers aren't touching each other, and
so it can go either direction. Is it heavy, No,

(26:35):
it's like a it's like a very very heavy aluminum foil.

Speaker 2 (26:42):
Is it easy to tear or cut?

Speaker 5 (26:45):
You cannot tear it. Even if you pick it up
and try, you can't tear it. To cut it, you
have to use like a box cutter.

And look I put energy Q on everything because it
does make such a difference in the temperatures. So yeah,
if you want to keep a garage cooler, a shed,
a shop, or even in your house, you can put
this over the insulation in your attic. And that's what

I have it in my house. A lot of my
house only has like three inches of insulation in it,
and then I have the energy Q over the top
of that. Well, it keeps the heat from the attic
from coming through. And where you can really tell how
well it's working, lay a piece of it across the

(27:46):
pull down attic staircase and you pull the staircase down
and you feel absolutely nothing. The minute you move that
piece of energy Q out of the way, you got
massive amounts of heat dropping into your house. That's what
energy Q radium barrier does for you. It stops that

insulation over the garage. I want to put energy Q.
Should I remove the blown in insulation? Is it gonna matter?

Are do you ever heat and cool the garage?

It is not heated or cool, but I can tell
it's ever since I did it many years ago. It
stays warmer, especially this time of year. Take it out, okay, okay,
take it out and then just put the energy Q
on that. So no benefits of putting the energy qu
over it.

Not when you got the insulation already in there. Uh,
I would take it out for that purpose.

dig it out without just going in there and crawling.

maybe dump that insulation, you know, as a part of
the attic.

Yeah, if you want to do that, you use just
like a big sheet to scoop it up and use
a leaf rate to spread it elsewhere.

other question on on uh foam installation in the walls
on the USA installation, is there a cost on a
single family home for square foot?

No, it's not so much a square foot as it
as it is, you know, depending on what they got
to go through to put it in.

It'd be a brick brick home. Though, I mean there's
still I guess other variables.

There are the landscaping around it and things like that
become a variable as well. Look at how big a house.

So the house is twenty six hundred. There is part
of a game room on the top, which I wouldn't
need done.

You probably need a game room done more than you

A fancy air conditioning system. Okay, but there is and
there is some foam on.

attic got the garage side as well as the house side.

I was thinking maybe a solar powered ventilator in the roof,
or ridge vent or gable vent or soft events.

Or something like that.

Yep, and and so this, and I just want to verify.
So the garage is walled off in the attic from
the rest of the house. Then yes, okay. If that
is the case, absolutely it should have some ventilation in it.
You definitely want to put soft it fence. If you
can do continuous soft events, uh, that's the best way.

But if not, at least a vent every say four
to five feet. And I think for the for the
type of situation you're in, a solar powered addict fan
would be great.

Okay, so they would air would enter through the soffet
and exit to the solar power fan.

Yep, correct, No ridge vent, no gable vent.

No, Because you're typically on a garage like that, you're
not going to have enough vent to enough ridge vent
of enough ridge to have the vent work properly.

can pick up usually at a pest control store that
have it basically plugs into an electrical outlet and it
emits a sound that rodents, you know, like mice and

rats and squirrels and things like that. They don't like it,
so they stay away. I have heard mixed reviews on
it about a fifty to fifty percent of the time
it works, and I don't think it's so much to
animals as it is. We can't hear if the machine
is working, and I think half the time the machine's

not working. But if you end up getting a good unit,
it will keep them away.

Uh huh.

I've heard of those kind of machines, but not for this.

Yeah, so you could try one of those. Otherwise, like
I say, you can do some trapping, or you know,
if you're in city limits, get your good pelic gun
and take care of it. That way, your neighbors aren't
going to be happy with you though.

We did that one time and we had the trap
and they caught one uh huh, and then it would

We would like to turn it into a room, so
I'm to construction.

I've kept a lot of old insulation and whatnot, and
I thought maybe i'd stick it down there because I've
done work on the house before. We're above the garage
and had an apartment and they had it full of
just you know, wall insulation. So I don't know if
that's the best thing. I hear you talking about the
radio barrier whatnot. I like to, you know, keep good sound.
It'll be like a little game room for the kids.

Keep the sound down.

And then maybe also for the decking will be sheet
rocked all the way to the roof. Should I Should
I spray phone that and fill in the ridge vent
with something or what's the best for that, you know,
to keep good heat out of that as well.

Yeah, when you turn it into a room, your your
roof rafters are going to be what your sheet rock
is going to go on to right? Yes, okay, in
that situation, I would spray phone up in there to
get you r value up where you need it. Uh

And you know, for for doing one room that way. Yes,
I just don't like to totally encapsulate a whole house
with spray phone because it's got to be breathable and
the spray phone's not. The insulating value of spray foam though,
is excellent, and that's reason. Even my own house, I
put it in the walls, but I didn't do the

attic and so that.

You know.

But when you got the the sheet rock gonna be
on the roof rafters, then absolutely go ahead and spray
phone that and use a closed cell spray phone.

Okay, what about under the floor decking between the the
roof of the garage and the and the deck.

You know, builders for some reason don't insulate that, but
in there you could put just a fiberglass bat insulation
or any type of insulation you want. It really wouldn't
take that much. Even even the radiant that energy Q
radiant barrier would be enough.

Yeah, I've collected a bit over the over the years,
so I'm want to just fill it up as much
as I can. Hopefully the damp some of the sound
as well. And what about it, does you recommend the
three quarter or the engine in a flywood for a
second floor like that, typically.

Three quarters all you need, but if you're gonna put
put uh any tile up there or anything like that,
then you would need the the inch plus just to
make it rigid enough.

a guy called my office this week. He's against upset.

new AC systems. Well, nobody's going to cover a lightning strike, okay.
And if a lightning strikes near your home and sends

that surge up the lines, you'd be protected. Now, if
the lightning strikes your house itself and sends it out
through the wires throughout the house, a search protector is
not going to protect that. But what are your chances
of that happening? Your bigger issue, though, is the power
that's coming from the power company is not consistent all

the time, and you can get spikes that take you know,
take out appliances and stuff as well. So and search protectors,
you're not talking for a whole house, sarge protector. You're
not talking thousands of dollars. You're talking a few hundred dollars.
It's well worth doing, right.

My next issue is in getting the house ready, cleaning
all my windows, replacing all my screens. I notice I
have a large double pane window that obviously has leaked
the gas out and there's condensation forming inside the window.
Now I thought about just replacing the window, but my

son tells me he had a company come out. He's
in San Anton. He had a company come out and
just remove one plate of glass, clean the inside, replace
the glass, and fill it with the gas so that
it could be repaired, not replaced. Do you know of
a company that does that?

I have heard of the process for do it yourselfers
to do that, but I have not heard of any
companies doing it, and the success rate has not been
very long term on it.

realized that they did that is they had a little

display in their store. Now I've dealt with Johnson glass
literally for forty years, never realized that they did that,
and that they went all over the city doing it.
And so I saw that little display and I started
asking about it. But I've used their services, like I said,
for forty years doing you know, shower doors and different

things like that. So yeah, get them a holler and
they can get that taken care of for you.

And look, times have changed on selling houses. Where it
used to be, you know, just a mere two years ago,
it was a seller's market. You could put the well,
if you went back four years ago, you could put
the biggest piece of junk you wanted on the market
and it was going to sell for more than you

were asking. It is now switched back to being a
buyer's market, which means you've got to clean the place
up and you've got to make it look good, have
good curb appeal things like that. So you do have
to be looking at what kind of condition is your
house in? And I will tell you some of the
big things. Sighting is one of the biggest items you

can do for curb appeal. So you know, obviously having
it painted, keep the yard mode and the landscaping trimmed
and stuff like that so that when somebody drives by
it looks good. Those are going to be some of
the big things. But inside it's still all about the
kitchens and bathrooms. If you're not having been keeping up

the kitchen in the bathroom right now, it's going to
be tough to sell a house even when everything is
jam up. There's just not that many buyers out there.
Interest rates have gone up, and so people who were
able to afford ard, you know, a three four, five
hundred thousand dollars house, all of them have been reduced

down by how much house they can afford to buy,
and so that's taken a lot of buyers out of
the market. If interest rates start coming down, you're gonna
see the housing market will rebound rather quickly. But it's
all gonna depend on what the Feds do as far
as bringing the interest rates back down to accommodate that

Oh? Well, typically you're gonna blow it out first and
then you can put bleach through it. But they also
now make a cleaner that you can put in and
to keep this problem from reoccurring. It's old. Even at
the box stores like Home Depot and Lows, they've got
a device that you can put at your ACE system.

It periodically will drop some stuff through the line on
its own to keep that line cleared out. The only
thing you have to remember is like when you have
your filters change or something you you change that bottle
of stuff that is putting through the line to make
sure that it's always available when it needs it.

a bathtub upgrade? I need a of a normal little

Well, Jim, I live on my grandmother's bungalow. She has
a old aluminum h from a sixty storm door. Uh,
at the bottom of it is cut out, so where
the pet door, the pets can go on out through
a pet door and through the regular door and through
that door. So I need it replaced or repaired. And
they're gonna have to have that lower park cut similar

to what this one is, for the pet door to
to to accommodate the pet door. Do you know anyone
that works on those. It's an old aluminum storm doors,
part of a screen, part of its aluminum.

Se Yeah, and what's wrong with it that needs to
be worked one?

The hinges they're just they're just shot, and you know it.
I can shut it, but you know, it's kind of
a chore shutting it. I have to get down to
the bottom and pull it in on the bottom and
the top connects difficultly, and then I have to go
down and pull on the bottom to make it snap

into place. So yeah, yes, sir.

Typically, if the hinges go bad, I mean, you sometimes
can replace the hinges, but it's pretty rare normal Normally
you end up having to just replace the door itself.
I think, yeah, because they're they're just not uh, there's
not enough there to work with to redo them, and

so a lot of the doors, now do you have
an option for a pet door, So that shouldn't be
too big a problem. But when you go into that
option with the pet door, it definitely raises the cost
of that door substantially.

I'm sure it does. They have to put that bottom
poor house so they can go through it.

Yeah, actually no, we I don't uh at Due West,
but uh, surprisingly enough, Lows and Home Depot both have
departments that have the option for putting those doors together
and installing them. And when they do the cutting, they

have the pet door option on them.

Yep, but it has to be the same side as
the medium pet door.

Well that that that can't answer.

But even there's a bugler bar door too, and they's
they're they're cut so the dog can go through there too.

coming loose from the door or the frame or or

Just loose from the frame from the frame.

Well before I'd look at replacing it. Then I would
a lot of times those are just riveted on uh huh,
and I would look at drilling the rivet out and
putting a new rivet in or using screws to screw
it in.

But maybe I should check that first. If that can
be done, that.

That could be done for about three cents versus you know.

Wow, who would I get to do that? I don't
even I don't even know who to get to do that.

Any handyman would be able to do that. You're in
the heights, Yes, yes, sir, yeah, there there actually is
a handyman truck that runs around there that you'd be
able to Okay, yeah, I don't I don't know the

I had an email that came in, uh about of
furnace in the floor. Let me see if well, I
don't know where it's at right now, but basically they

(01:28:07):
were asking about whether to change out from the vent
system under the floor to moving everything up into the attic.
And on these old places like this we were just
talking about with the bungalows. You know a lot of
times the heating system was underneath first, and you know,

(01:28:29):
the heat it's more efficient to come up from the floors. Well,
for air conditioning, it's more efficient to come from the
top down. And a lot of these old places, since
they already had duck work underneath, when they added air conditioning,
they just tied into that duckwork. But if you're upgrade grading,

(01:28:50):
I would move your duck work to the attic if
your attic has space for it, and that's the big
caveat it is more for in our climate, more efficient
to run through the attic than underneath. If you're having
roofing issues, whether you just need to get some repairs done,

(01:29:10):
you know, like we talked with the lady earlier who
squirrels were eating her roofjacks. That's the lead or rubber
around the pipes that come up through the roof, or
you need a whole new roof, you need to talk
