had my house exterminated for termites this year. Now I'm
getting answered my master bathroom. I had to stop up
plumbing issue this year. My plumber said, I need to

reroute outside pipes. Lots of tree branches around. Would this
be the issue? Why I am getting ants in my bathroom?
Or you think moisture is causing the ants, Gloria, Well, Gloria,
it actually can be caused from both because they need

(05:22):
the moisture and if you've got branches that are all
over the place and that's giving them protection, that's giving
them food, you're hitting a home run to invite them.
So let's get some of that stuff taken care of it.
It's easy to get the branches trimmed back to take
care of that part of it. And if you've got

water leaks, sewer lining leaks, whatever is going on with
this moisture problem, we need to go ahead and get
that repaired in order to keep this problem from getting
worse for you again, if you got a question seven

But what about the spray on rubber rejuvenation for asphalt shingles. Uh,
he's asking about roof rejuvenation. And when when you spray

on a rubber, that's a coating that they're putting on
top of the shingles.

Uh.

The rejuvenation parts that are available out there is something
that's they spray on the shingle. It's supposed to soak
down into the asphalt, putting some of the basically the
oils back into the asphalt that have baked out of
it in the sun. And they will try to tell

(06:59):
you that it's going to rejuvenate your shingles, double the
life of it, and all this kind of stuff. It
will not do all that. Will it reach juvenate it
some Yeah, I've seen where it has, but it's not
going to double the life of your shingles like some

(07:19):
of them are marketing nowadays. Would it get you another
year or two? That is typically what I've been telling people.
And so if you can get it at the right price,
it's worth looking at doing. But I sure as heck
wouldn't spend a fortune on it. So my two cents
into these roof for juvenations. Now there are some other

(07:42):
stuff out there for cleaning the roof. You know, we
get a lot of mildew and mold and stuff on
our roofs from the just the air that we breathe in.
That and wet and Forget Spray and Forget both have
some products that you can spray on the shingles and

(08:03):
the molds and mildews and all that will wash off,
cleaning it, making it look much much better. And they
work well. Uh so that's something you can take a
look at if if you don't like the streaks that
are up on the roof. So again, if you got

was from Melvin. I'm currently he's asking about cosper square foot.
I'm currently shopping for homeowner's insurance and their estimate to

replace my home ranges from three hundred and twenty thousand
to four hundred and fifty seven thousand. It's nothing fancy,
just a roof over our head, two story, HVAC, water
electric probe, being septic, and detached, climate controlled garage. What
is the cost for square foot to replace house? I

(09:09):
doubt I'll go to story should I have to replace it? Well,
if you'd asked me five years ago, I would have
told you one hundred, one hundred and twenty dollars a
square foot. In today's economy, it's not unusual for it
to be one hundred and seventy hundred and seventy five

(09:30):
dollars a square foot. A lot of it's going to
depend on the amenities that you go with on the home.
But you mentioned a key factor here, the insurance and
their estimate to replace. So keep in mind you are
setting the value on your home. So if you take

(09:54):
that three hundred and twenty thousand and the house catches
fire and it's gonna end up costing you three hundred
and eighty thousand, all you get is three twenty. You
already set the value. If you have somebody else working
on the house and they catch it on fire, it

(10:19):
burns down and you think you're gonna be able to
sue them to get a whole bunch of extra money,
you had already set the value at three twenty. That's
all you would get. So you want to be very
careful to set these values properly on the homes. And
so I would definitely take a look at the high end.

(10:47):
I mean, usually it's not that big a difference on
the cost of the insurance. Yes, it does go up some,
but it's usually not a massive amount. And keep in mind,
when it's an insurance job like that, you're not dealing
with new construction prices. You're dealing with having to go
in and retrofit. Typically to tie things back into the

(11:11):
old structure, you're having to clean off the parts that
were destroyed. Uh So there's a lot of extra labor
that goes into doing some of that stuff to get
a place ready to rebuild it. So that's the caution
part I would give you. But as far as what
the average is right now, you're looking at roughly one

(11:34):
hundred and seventy bucks a square foot for something like that.

out of Missouri City sent me an email about treated lumber.
He says, Hello, Jim, in one of your episodes, you

suggested purchasing treated lumber from a lumberyard. I did not
get the location. I live in southwest Houston. Kindly would
you share the location? Well, I'm assuming you were hearing
me talk about getting treated lumber from Bayou City Lumber.
And here's the reason I go there to get treated lumber.

(16:30):
That there are different levels of treatment on lumber. You
got ground, contact, you got you know, near ground, and
different things like that. But at Byou City they carry
one heavier treated lumber that holds up better.

Speaker 9 (16:52):
Too.

Speaker 7 (16:53):
They carry rough cut lumber. I love rough cut for
a lot of things, and the wood is just a
lot of times in better shape than going to the
box stores to get it. Uh So that's that's where
I go to get what I need when I when
I'm needing, you know, more than say a board or two.

(17:16):
So by You City Lumber they're down off Telephone Road,
uh in Houston on the south side. And you can
get lumber at other places. Uh So, I like going
to regular lumber yards to get it, but for the
treated lumber by You City can't be beat again. Seven

This comes out of seat Steve, and he says, vncing
the brick along the foundation. I recently had well, that's

(18:01):
what does he recently had quite a bit of Okay,
he didn't spell it right. I recently had quite a
bit of sheet rock work repair and remodel of my garage,
and a contractor said that it looks like it's been
very humid in there. I think it was basing that

(18:24):
on the condition of some of the sheet rock, but
it prompted him to do a perimeter walk of my
house and he says, I have no vents along the foundation.
He says the bottom layer of brick, or the first
layer that sits on top of the foundation, that every
so many feet, it should be no mortar and it

(18:45):
should be a gap. And then he says, I am
completely ignorant on this topic and is hoping for your inside.
House was built in nineteen eighty five to twenty three
hundred square four. Also, my garage is on the front
of my house and it is attached thanks in advance.

(19:09):
So what he's talking about is wheepholes, and yes, you
should have wheapholes in the brick mortar. It's just the
line that goes up and down every so often. It
doesn't have mortar in it. The whole purpose of that
is moisture will soak through the brick through the mortar

(19:30):
runs down the backside, and the wheepholes lets it out
because your brick actually sits about an inch and a
half or so lower than the floor level inside the home,
and so that just gives it someplace for the moisture
to escape out. When they're building a house, when they
if they do it properly, what they're supposed to be

(19:52):
doing is cleaning the mortar out as they're going up
on the backside, because if they let the mo order
build up back there, it can get moisture against the
building itself, because your brick is nothing more than a
veneer and it is normally about an inch inch and
a half away from the two by four framework and

(20:18):
and such sheathing and all that stuff, and so yes,
you need the wheepholes. Secondary thing is do not close
the wheepoles because you need it to let the moisture
out the water drain out. And sometimes people think, well,
it doesn't get wet, I don't need that. Yes you do.

(20:40):
It is there for a reason, so don't don't go
around closing them up. And if you don't have any
you may want to consider going ahead and calling a
brick mason and have some installed because they do serve
a purpose and if you don't have them, in the
long run, it can cause wood rod, It can cause

(21:02):
molds and mildews and and things to grow that tear
up the building materials that you do need. So hopefully
that helps you out with that. Uh. Seven one three

Hello, good afternoon, Jim, Thanks for taking my call. My
first I bought a home just about seven months ago,
and what I'm noticing is every time the tankless heater
comes on in the garage, the whole world vibrates. It's
very strange feeling. And I stood outside the house, like

(23:55):
near outside the wall outside the garage, on the the
outside of the house, and I can still hear it,
not only inside the garage, but I can hear it
moving outside. So I was kind of confused, like, what's
going on? Is there some problem?

Speaker 7 (24:13):
Yeah, because normally tankless water heare is not going to
have any vibration at all. So it could be something
as simple as is this electric or gas tankless?

Speaker 6 (24:25):
It's an electric one.

Speaker 7 (24:27):
Okay, So it could be something in the line coming
in that there's something restricting it that's kind of gives
it kind of a harmonizing vibrations as the water is
sliding by. I would have the unit just serviced, okay.

(24:49):
And typically when they're servicing a tankless and they flush
it out and stuff, they'll take it apart, and I'll
bet what it's going to be is there's gonna be
a green that's in line before it goes into the
water heater, and it's probably just got something free in
there that's that's restricting the water flow a little bit.

(25:11):
And by cleaning that you'll probably even have better water
flow as well.

Speaker 6 (25:16):
Which was my next question, Actually, my water pressure keeps
on reducing. Every few months. I find that the water
pressure in the bathrooms and all this is keeping on
going lower.

Speaker 7 (25:28):
Yep. So yeah, you got to you got to bree
running in your in your pipes. Uh and and and
it happens. I mean, if the city works on a
on the city line, it can break stuff loose that
runs through and it'll get into the aerators at the faucets,
you know, so you unscrew where the water comes out,

(25:50):
you clean that out, and that's kind of what you
got going on, I think at your water heater as well.
So what you may end up doing if this is
an ongoing problem that keeps going, is putting in a
filtration system for the house. And I'm not to say
you can't put a reverse osmosis or not not reverse

(26:12):
that's for drinking water, a water softener, but really just
a filtration system would help. You can talk to them.

the radio about a type of insulation that you can
lay on an attic floor. I don't remember the name.
It wasn't an insulation that would have been a radiant barrier,

and it's called energy Q radiant barrier, And basically it's
it looks like a heavy aluminum foil. You can lay
it on the attic floor and it keeps the heat
that gets in the attic from getting down into the insulation,
so it allows the insulation to work better. Uh So,

Yeah, I had a water mediation issue and they came
in and they cleaned it out and and tried everything,
but they removed a bunch of sheet rock. And I'm
really just looking for hoping that maybe you have a
sheet rock contractor here in the Houston area. I'm in
South Houston and the Friends with area, and you know,
just just don't know anybody, so any suggestion would be helpful.

Okay, And do you have a lot of sheet rock
to do or is it a small job?

Speaker 11 (29:34):
It's a relatively small job. But then after the sheet rock,
you know, I want to, you know, repaint because it
leaked into the living room, you know, the wall that
was in the back of the garage and the inside
of the house. So okay, you know maybe maybe you

(29:54):
know ten fifteen feet by four feet, you know, something
like that. Okay, but then I want to I want
to repaint the whole room. Yeah, oky, everything to match.

I have a question for you. This I'm concerning my roof.
It was last placed in two thousand and eight after
the hurricane, and now I'm wondering is it time to
replace it again. I don't have any leaks. It looks
good to me. I haven't inspected every five years, so
the last inspection was two years ago and the gentleman
told me that everything looked fine. Is it that time?

(37:29):
Or do I wait until there's an issue?

Speaker 7 (37:31):
No, you need to wait longer. I mean you said
two thousand and eight, correct. Yeah, so it's not even
twenty years old yet. And if it's still looking good,
there's apps and not leaking or anything, there's no reason
to mess with it.

Speaker 2 (37:49):
Great. And the roofs that are on there are the
regular shingles that are up there. I understanding that there's
new technology now with solar something type shingles. When I
do get ready to replace it, what type of technology
should I look into for the shingles.

Speaker 7 (38:04):
You know, I've seen some of the new solar panel
shingles now they're really just now starting to do the
installation of those. I think I'd give it another couple
of years just to make sure. But you know, beyond that,

(38:25):
the bigger technology in our market that I would be
looking at is what's called a fortified roof. And what
a fortified roof is is the way that any roof
is installed. They start when they strip the old roof off.
They start by taping up all the joints on the plywood.
Then when the synthetic felt paper is put down, it's

(38:49):
attached more heavily than normal. And the same with the
shingles themselves. Where a normal shingle has four fasteners, it'll
have six or sometimes more depending on the type of shingle.
And what this is for is when we get high
winds to keep everything dry, because if the shingles peel off,

(39:12):
the felt paper is there to protect it. If the
felt paper peels off, the tape on the joints. Is
there to keep water from going in through the joints
and damaging your possessions inside, so that in our area
here is something I would definitely take a look at.

in Passadena and says, the dining room floor squeaks. Well,
my guess is if it's squeaky and you got a

wood floor and the fasteners are coming loose. So I
obviously I don't see it right now, and I don't
have you to talk to. But here's the things that
typically cause it to squeak. There's plywood or subfloor that's
underneath your finished flooring, and it was nailed into place,

(45:35):
and as it ages and wood has shrunk, it'll tend
to slide up and down on the nail a little bit,
and that's when it'll squeak. And when I say a
little bit, it is such a fraction of an inch
you can't even see it, but it has it. That
metal nail stays fastened and the wood slides up and

(45:57):
down it, it'll make kind of a chirping square wiki sound.
What can you do about it? Well, one refastened the
floor depending on what you have for flooring, uh, and
that's gonna be the biggest thing, and the rest of
it's just going to depend on what type of flooring
you have. And since we're not able to talk, I

take calls and answer questions. So I've got all open
lines right now, So if you got a question, this

sent me an email about a gurgling in the plumbing
when the closed washer is operating. I have an air

(51:22):
inlet valve on my island plumbing. Two times now while
the closed washer was running, there was a loud gurgling
sound coming from the kitchen double sink next downstream of
the island. My powder room toilet gurgles, and the water
level is lowered. The clothes washing discharges into the plumbing next,

(51:49):
and from there the guest bathroom toilet level is lowered
and water pushes up through the Addasian shower and then drains.
The inlet and outlet of my septic tank are not plugged.
What do you think might be causing these problems? Your

(52:10):
vent pipe is plugged. Your pipes are like a straw.
If you put your straw in a glass, you put
your finger over the top, you pick it up, you
know it's filled with water. You let loose. That's an
open vent. The water just drains completely out. And that's

(52:31):
why we vent the pipes under our home for that
very same reason, so that the water can just run
on out. When it starts drawing that way, it's drawing
trying to draw air through that sink through that toilet.
In places like that, that means there's a plug in
the vent system that's not allowing it to get open

(52:53):
air any other way. So it'll start sucking the air
or sucking the water out of the pee trap and
things like that in order to allow the liquid that's
in the pipe to flow out. So what you'd have
to do is either you can do it or you

(53:15):
got to have a plumber come out and do it.
But typically you got to go on the roof and
run a snake down the vent pipe and find what's
in there and clear it out. Now, sometimes you can
do it with a water hose, but I want to
give you a caution. Some companies got really lazy when

(53:37):
putting up vent pipes and they did not seal, did
not glue all the joints. And if you start running
water down a vent pipe that's not glued, it will
leak out into the walls and cause you other issues
that you just really don't want to deal with. So

(53:58):
a lot of times, even though you can do it
a lot of times with a water hose. I typically
like to recommend that you use a snake because you
don't run into that issue. The other nice thing is
if you've got a plumber out there, they can sometimes
run a camera down and see what's blocking it. But

(54:18):
I can tell you it's usually going to be something
like a squirrel or a bird's nest or something like
that has gotten in there and plugged it up. So
hopefully that helps you out with that problem. Not an
uncommon problem, it happens quite often. So anyways, if you

(54:38):
got a question seven to one three two one two

So I got an email during the last hour of

(54:59):
the show from Jay in Missouri City. Have issue to
change bulb and can more refrigerator replace bulb but it
is not working. Refrigerator is cooling perfectly. Well, if you
change the bulb and it's still not working, well, it's
got to be the switch. Then you got power and

(55:22):
we'll make the assumption that the wires are right. So
the two things that go out is obviously the bulb
or the switch. Now, just because you change the ball
doesn't mean you necessarily got a good one, So I
probably would change the bulb one more time before i'd
start looking at how to change the switch out. Most

(55:43):
of the time, the switches are nothing more than plug
and play. In other words, you can remove it, replace
it with another one like it, and easy to just
keep going that. It's not like you got to rewire anything.
Usually it's just a clip on the back that the
switch plugs. So that's something I would take a look at.

(56:07):
I'll be honest with you, I'm not gonna mess with
it because it's not that expensive typically to get a
appliance repair person to come out and take care of
that kind of stuff. I will do the ball and
all that myself, but when it gets beyond that, I'm
typically gonna bring somebody in. Got a question seven one

(56:29):

I'll see what I can do to help you out
here On Texas Home Improvement and Mike sent one in

about roof structures. He says, when I am outside and
I look along the ridge line of my roof, there
is a span of about three feet where the ridge
seems to sag a few inches. I've had a roofing
salesperson and he mentioned a broken rafter. There are a

(57:13):
couple other things that I can see in the roofline.
What type of professional should I have inspect the roof
support structure? My experiences that roof sales people just want
to sell a roof. Well, you are correct on that

(57:36):
it's in their name a roof salesperson. But what you'll
have to do is is literally you've probably got some
boards up there that have cracked and allowed to start sagging,
or some spans that are too wide. You know, if
a place was built back in the seventies, late mid

(58:00):
to late seventies, early yeah, mid late seventies, they thought
it was a good idea to start spanning, putting our
roof rafters and even our studs two foot apart instead
of sixteen inches. And you can get SAgs and stuff
from that as well, because it just wasn't everything just

(58:22):
wasn't rigid enough. But who can fix this? Typically you're
going to be looking at a carpenter coming out to
fix the boards, and a lot of times if it
is just that the boards themselves have cracked or have
a break, you can put another one beside the board

(58:44):
that's broken, push everything back up into place, and nail
it into place in order to hold everything together. And
you're basically just fish plating a new board to the
old one and that'll handle it. As far as contractors
that can do it. A lot of times roofers can
do it. But you can call somebody like Victor's Remodeling

(59:06):
and Construction. They can take care of that for you
and you won't have to worry about it that way. Uh.
And look, if you don't get it fixed immediately, the
house isn't gonna fall down on you. But the bigger
the sad gets, the bigger the problem becomes. So it's
not something I would delay forever. But it's not something

(59:27):
that you gotta say, oh, we gotta have somebody out
here tomorrow to get this fixed or or I'm going
to be having a major problem again. If you got

it makes a huge difference. Massively lowered my electric bills.
My house only had or eleven in the walls because

it was built in seventy three. But beyond that, when
you put the foam in the walls, it seals all
the air gaps. And yes, I tell you don't encapsulate
the whole house, but I always recommend doing foam in
the walls, a breathable insulation in the attic that keeps
the house being breathable. But you know, so often people think, well,

I'm gonna have to tear the sheet rock out or
the siding off in order to put that insulation in. No. Not,
with USA Insulation, they can come in. They drill holes
through the mortar lines if it's a brick home in
insert a tube and inject this non expansive foam insulation.
It's the consistency of like shaving cream. And even when

you have insulation in the walls like I had, it
encapsules lights it and basically smashes it down so that
you get more insulation in there. So my house. We
went from an R eleven all the way up to
R twenty five I think, and let me tell you,
the sound deadening was unbelievable. So the comfort level has

been wonderful and the lower utility bills haven't heard a
thing either. So if you're thinking about reinsulating your home,

if you're having a sewer leak under your homes foundation,
that's something that really needs to be addressed, but it

what is your opinion of mud jacking a driveway and patio.

(01:05:04):
If your driveway has settled or the patio has settled,
mud jacking will work fine. It's old technology. It's been
around four I don't know, sixty years, probably longer. But
newer technology would be to urethane it, to do foam
injection under it. And the main reason for making that

(01:05:27):
upgrade you got better control over how it's moving and
coming up with the your thane. You also are able
to drive on it and things sooner. When you mud
pump it, you got to let it sit at minimum
twenty four hours in a lot of times forty eight
hours for the mud to set up. When you use

(01:05:48):
your thing, it's minutes, literally just a few minutes, and
you can start driving on it because the foam that
you inject expands out. That's up boom, it's done, and
you're able to drive on it right away. So I
don't have an issue with doing driveways, patios, sidewalks with

(01:06:12):
mud pumping or your thing. I have the equipment to
do both. I don't like doing living spaces of homes,
and I should rephrase that I don't do living spaces
of homes and the main reason I don't they move
you're sitting, you're putting everything right back on the active soil.

(01:06:34):
So if a tree caused the problem, for instance, that
tree is still going to cause you problems because all
you do is fill the void between the dirt and
the foundation, so as things go up and down, you're
still cracking the sheet rock up and stuff. I believe
in underpinning it enough to be able to support it
and span it between the piers without having to fill

(01:06:55):
that void. And pretty much that's the normal technology now again.

Yeah, I'm not a contractor in huh, just kind of
an odd thing that I haven't dealt with previously. I'm
putting conduit and electrical conduit underneath the slab, and they're
excavating four feet down then backfilling to compaction. I've got

(01:07:32):
pipes that got to go down almost four feet, so
once I excavate down, i'd like to put my pipes down,
and I'm told I can use easy flow, which I'm
not familiar with, uh, to stabilize those pipes so when
they backfill it won't affect my stuff.

I was off, Yeah, okay, and and yeah, that's that's
just basically, when you put flowable fill around a pipe,
you've created this big blob that, as the soils expand
and contract, will move with the soils. I have never
been a fan of putting flowable fill around pipes. I've

just I've just seen too many issues with it. Used
to be what we would pack around pipes was was
just sand, and if you needed to stabilize it some
you would put state some Portland in the sand, and
then it's stabilized sand. Uh, who's telling you use a

flowable fill.

As an engineer, I wanted to put sharp rock around it,
and he was like, no, that'll move. You're perfectly well,
we do foible fell And I was like, okay.

I'm doing some work on a home out here in Rosenberg.
It got it took one to two inches during Harvey,
and but did not flood during Memorial Day floods, which
was about six inches lower. I'm looking into waterproofing the home.
There's a company that does that up to three feet.
But you said earlier it's not a good idea to

(01:11:54):
plug the prick bents, which is gonna have to be done.

Speaker 7 (01:11:57):
Yep.

Speaker 14 (01:11:57):
Would it be.

Speaker 4 (01:12:00):
A good plan to reopen or reintroduce brick vents one
to three feet higher in the exact same location to
fix that?

Speaker 7 (01:12:09):
No, because that doesn't fix it, because the water will
run down the backside of the brick all the way
down to the foundation.

Speaker 8 (01:12:18):
Right.

Speaker 5 (01:12:20):
Is there any other way?

Speaker 7 (01:12:21):
Not that I'm aware of.

Speaker 3 (01:12:26):
So it was your.

Speaker 4 (01:12:26):
House, would you waterproof it up to one foot or not?

Speaker 7 (01:12:30):
No? Now there are other how are you going to
waterproof it?

Speaker 4 (01:12:38):
So they fill those brick vents and then they they
put in waterproof stores and windows, and then they it
doesn't say, but they clearly spray with a silicone or something,
some sort of sealer on the brick, right, and then
they calk around the bottom and those kinds of things.
But it holds. I've watched their tests.

Speaker 7 (01:12:56):
They work, yep, okay there. I had looked at a
system once before. Gosh, I'm trying to remember what the
name of it was. It was. It was something that
came out of US Switzerland. I think it was that

(01:13:19):
basically it was buried in the ground around the house,
and as if it rained to the point where the
house started flooding, it would open up and float up
a barrier that rows with the water. And so if
you only had a foot come up, that's all the

(01:13:40):
higher it went. If you had two foot, that's uh.
And you were good till you got up to three
four feet and then it would put too much pressure
on the walls where it could push the walls in
same as what you got, I'm sure, and I just
can't remember the guarantee feet. Yeah yeah, because beyond that

(01:14:01):
it's too much pressure that everything starts yep, yeah, crumbling.
And I'm just curious. Now, what do they get for
doing something like that.

Speaker 4 (01:14:14):
I never did call them, I never did, but yeah,
I want to. You can even do the garage door.
It depends on if you want how yeah you want
to get I would skip the garage altogether, but I
want to say it's between twenty five to forty Okay,
just throwing a number.

Speaker 7 (01:14:32):
And you only had a couple of inches in right.

Speaker 4 (01:14:36):
And most it was two inches. So next door took
one to two inches, and not even the whole place
food because I guess it was slightly crooked.

Speaker 7 (01:14:45):
Okay, level what you sound like. You're somebody who probably
works with his hands.

Speaker 4 (01:14:54):
Some all day, week, month and year.

Speaker 7 (01:14:58):
Okay, what do you do?

Speaker 4 (01:15:01):
I'm retired Air Force. I used to work on fighter
jets and now I do real estate. Okay, maintenance guy.

Speaker 7 (01:15:08):
So back in the eighties when we had some flooding issues,
I built some flood walls around houses. Basically, what we
would do is put a French train system that was
about a foot deeper than the foundation is and then
formed out six inches and poured a concrete wall around

(01:15:29):
the house that had where the where the doors were
and stuff. Basically a wall that you could slide into
a gate and we built a floodwall and you could
go up as high as you want with something like
that and not have to worry about it pressuring in.

(01:15:50):
We only had to go up because they were like yours,
they only flooded with a couple inches, so we went
up I don't remember twelve or eighteen inches and that worked.
That worked very well. It's not real expensive to do,
and it's something you could do yourself if you're handy.

Speaker 4 (01:16:10):
I'm definitely handy, all right, that's not a bad way
to go. And you you did the garage and everything
all yep, all three hundred and sixty degrees all the
way around.

Speaker 7 (01:16:19):
Yep. Yeah, we had we had. What we used was
just big planks that would slide down into steel channel
round where the overhead doors were and where the walk
in doors were.

Speaker 4 (01:16:39):
Oh, okay, so when the flood was.

Speaker 7 (01:16:43):
Done, you could remove them and just drive out again.

Speaker 4 (01:16:46):
Yeah, and you what you did temporary seal it I
guess clock or some kind of foam or something.

Speaker 7 (01:16:52):
Actually, when you put it in there, the water pressure
itself pushes back hard enough that it sealed itself.

Speaker 4 (01:16:59):
Okay, all right, yeah, I thought about doing a little
burm or a little uh a mound all the way
around the house too, but this is essentially the same thing.

Speaker 7 (01:17:08):
Yeah, okay, yep, all right, all right.

Speaker 4 (01:17:11):
Okay, but you don't thank you so much, thank you for
reading my bit.

Speaker 7 (01:17:13):
Take care, yes, sir, backwise by again our number seven
one three, two one two five eight seven four And
you know, yes, uh we lift structures up out of
flood waters, and that's the reason we quit doing those
little walls. But uh, it works fine when you're only
dealing with an inch or two. That way, David and Katie,

H jim uh, I have a question about my ac uh.
In the master bedroom. You can hear this loud humming sound,
vibration sound. I'm not sure how to describe it. It
goes up and up and down on the outside. You

(01:18:00):
is at least ten feet away from the master bedroom.
There's times that you don't really notice it, and then
there's other times as soon as you walk in the
bedroom it's so loud, and I'm like, what is this?
And when I go outside, I don't hear anything. The

(01:18:20):
unit's real quiet. All you hear is the fan running, right. No,
I'm just kind of all of them. Recently, my capacitor
went out and I had it replaced, and I had
a hard start kit added on to it. I'm trying
to remember if it was that loud. My memory is

(01:18:42):
not real good, but I'm thinking it got worse after that.
I don't know if that would have anything to do
with it.

Speaker 7 (01:18:48):
It shouldn't. But since you don't hear it outside, have
you checked to make sure it's not the inside unit
doing it?

Speaker 14 (01:19:00):
Yeah, Because when the outside unit kicks off, it goes away.
In the upstairs unit, you know, the blower is still
running into the coils, you know, two down, so it
runs for another you know, thirty seconds, And like I said,
when the outside unit kicks off, everything just real quiet.

Speaker 7 (01:19:23):
Okay. And here's why I'm wondering. You have a single
speed system or is this a variable speed.

Speaker 14 (01:19:32):
That's single speed, okay, So.

Speaker 7 (01:19:38):
It could be in the outside unit if if it's
got some kind of funny vibration that comes back on
the power cord making that go up and down like that,
But it sounds more likely to me to be in
the AC system inside h that that it would make

(01:20:04):
that kind of noise.

Speaker 14 (01:20:07):
Like I said, when the outside unit turns off, I
mean immediately it's quiet, but you know the inside you know,
blower unit is do right, it's still going. So I'm like,
it's got to be on the outside or something.

Speaker 7 (01:20:24):
Well, the transfer of the cool and stove between the
two units would stop when the outside unit stops, So
I'm wondering if it may not be in that. I
would just have you we're up on where it's time
to do the fall checkup. When they do your fall

(01:20:46):
checkup on your HVAC system, have them check that out.

Speaker 14 (01:20:51):
Yeah, because this unit's only like seven years old when
they put it, and they had they had to change
out all the copper piping to the new free.

Speaker 7 (01:21:01):
On right the four ten A right, So like yeah,
when you get you when you get your fall check
up on the system, bring it up. Uh. And I
got an idea what they're gonna find. And now that
I'm thinking about it, I'm kind of wondering if it's
not going to be like an expansion valve or something

(01:21:21):
in the transfer of the fluids going back and forth
between the outside and inside.

Speaker 14 (01:21:27):
Yeah. Like I said, sometimes you can barely hear it,
and there's other times it.

Speaker 13 (01:21:31):
Is loud, you know.

Speaker 7 (01:21:33):
Yeah, and that that would make sense if if one
of the valves is is starting to stick and not
opening all the way, because then the fluids that are
going back and forth are having to be pressurized through
a smaller opening and it would make a noise like that.

Speaker 14 (01:21:50):
So the expensive valve upstairs are in the unit outside.

Speaker 7 (01:21:56):
Well, there's valves in multiple places different so it could
be any one of them. But when they do the
fall check up, bring it up and they should be
able to find that pretty quick.

Speaker 14 (01:22:08):
Yeah, it's a good minuit.

Speaker 7 (01:22:10):
Then it's no good, you.

Speaker 14 (01:22:11):
Know, it's it's cool and great, but just this sound
is yeah, kind of keeps you awake at night sometimes.

Good afternoon, sir, I'm calling you, well, maybe some information
about uh the x terior wall coalation that I hear
you advertise. First of all, my house is an energy
store house. Do they put that insulation in those homes
when they build them?

Speaker 7 (01:27:09):
Do you know they do foam insulate in homes when
they build them? Depending on when your house was built,
would depend on if you had it.

Speaker 9 (01:27:19):
Okay, how do you learn if it's there or not?

Speaker 7 (01:27:24):
Typically the easiest way is to like take a light
switch plate cover off or a plug in switch cover
and you can usually see around that whether there's a
fiberglass insulation or a spray foam or what's in there.

Speaker 9 (01:27:42):
Okay, I'm thinking about having that done if it hasn't
if it wasn't done when the house was constructed. And
even though I have a variable speed air conditioning system,
I'm wondering when that changed the humidity in the house
if I do have it done because it's not done

(01:28:05):
as we speak, or would the variable speed unit take
care of that?

Speaker 7 (01:28:11):
The variable speed should take care of that now.

Speaker 9 (01:28:16):
Uh.

The thing you have to remember, though, is the very
the air conditioning system is only dehumidifying when it's on.
So the higher you keep your temperature the less it runs,
the less it's going to dehumidify.

Right, Okay, I'd want to keep it colder, and I
don't really want to do that. Yeah, maybe I ought
to keep leave things alone. Then, Okay, I do need
to insult. The attic gets settled over time a little bit.
Maybe I'll just do that and call.

It call it good. How old is your house?

Speaker 9 (01:28:54):
Uh? Two thousand?

Speaker 7 (01:29:00):
Okay, Yeah, you're gonna have fiberglass insulation in it, so
you could go either way, you know, for efficiency purposes.
I would start with the attic though, and with that
I gotta let you go because that music meant that
I was supposed to take a break. Let's talk about
USA Insulation. So if you are looking at insulating your home,

works is like, if it's a brick home, they'll drill
a small hole through the mortar, insert a tube and
this the house. His house was built in two thousand
and something. It's gonna have R thirteen in the walls.
It'll encapsulate that, compress it and seal up all the

air gaps and such. But it's gonna raise at our
value from an R thirteen to about an R twenty five,
which makes the house a whole lot more energy efficient.
It's also going to reduce the noise from outside up
to eighty percent. I had my house done last year.
Love it. I'm telling you. It really was a great

way to make my house more energy efficient, and it
really did bring my electric build down quite a bit.

of them was it darkened my rooms a lot at

like closing a door when you close, those shutters up

and that's the reason that it forms that dead air
space between the window and the shutter. So look, if
