How can I help you?

Speaker 10 (03:11):
Thank you for taking my call. I appreciate it. I
had a house fire and I'm having to replace my windows.
And my quandary is aluminum versus vinyl? Do you have
a preference.

Speaker 9 (03:23):
I would not go back with aluminum. Luminum are the
most inefficient windows you can get, So vinyl is very
efficient and cost effective. You can do wood windows, you
can do the fiberglass windows, but both of those cost
quite a bit more. And I will tell you in

(03:43):
my personal home, I have vinyl windows.

Speaker 4 (03:46):
Okay, okay.

Speaker 10 (03:48):
As a matter of fact, I've met your one of
the reps from one of your sponsors today. He came out,
super nice guy and he's working on a quote for.

Speaker 9 (03:56):
Me, but his the Texas Free Model Team.

Speaker 10 (04:00):
Yes, no high pressure, super ass. So anyway, I do
appreciate it. And I had two questions. I forgot the
other one, but if I like it, I'll call you back.

Speaker 9 (04:10):
Not a problem. Take care and have to call this day.
Thank you, sir. I appreciate that you as well.

Speaker 11 (04:17):
Okay, thank you.

Speaker 9 (04:19):
Again our number seven one three two one two five
eight seven four again any home improven question you have?
Seven one three two one two five eight seven four
going to Magnolia Michael? What can I do for you?

Speaker 4 (04:36):
Hey? How you doing?

Speaker 12 (04:37):
Jen?

Speaker 4 (04:38):
Wonderful welcome back. I hope you had a great vacation.

Speaker 9 (04:41):
I had a wonderful vacation.

Speaker 11 (04:45):
Hey.

Speaker 4 (04:46):
I have a linux single unit and a two story
home that is zoned so on the downstairs and then upstairs.
The upstairs is not so I have honeywell damper actuais

(05:06):
on there. Yeah, and how can I tell first of all,
I've got to I've got one of the new kind.
I think they're the m whatever and then one of
the very old kind. How can I tell which on
which one is the zone upstairs? I will say the

(05:27):
one the one if I with the red tab on top,
if I move it all the way to the right,
air will start start flowing upstairs. I'm moving back to
the left.

Speaker 9 (05:38):
Ye, well that that would that would be the duck.
Then that's for the upstairs. And so wherever that manual
or that automatic damper is on it, that's the one
that's bad.

Speaker 4 (05:54):
Because that's kind of what I saw.

Speaker 9 (05:55):
Yeah, if it's cooling downstairs and you can manly open that,
it just means that something is out on the whether
it's a wire got cut, something in the thermostat or
the motor on the uh. Basically the damper itself could
be the issue. But yeah, that's that's where it's at.

Speaker 4 (06:19):
So do they sometimes just stick in the closed mode
because from my understanding, you have that power that are enclosed.

Speaker 9 (06:26):
Yeah, it can it can It can stick anywhere?

Speaker 4 (06:30):
Then, I guess one of last questions, Jim, sure, So
do I have to cut in to make sure so
I can replace that one? No big deal? How do
I know that the damper is in the open mode
or do I have to cut in and make sure
it's open.

Speaker 9 (06:47):
You're going beyond my capabilities, Okay, okay, because there's there's
a lot of different types out there, and truthfully, it's
one of the things that my AC technicians would be doing,
and I'm just not familiar enough to tell you exactly
how to tell.

Speaker 4 (07:06):
Okay, all right, Well, Jim, I do appreciate it. I
kind of figured this was the issue. I just want
to make sure before I put the new one on
there it's not in the closed position.

Speaker 9 (07:16):
Yeah, okay, you take.

Speaker 4 (07:19):
Care of Jim.

Speaker 9 (07:20):
Well, hold on, so you're you're trying to tell on
the new one if it's in the closed position or not.

Speaker 4 (07:26):
No, no, I'm sorry. Before I put the new one
on there, yeah, make sure the damper is open because
it should be normally open. I don't want to put
it on that yea.

Speaker 9 (07:36):
Yeah, Well, your easiest way to be able to tell
since since it does have that manual valve on top
as well, uh huh, manually open it. Okay, I mean
that tells you which which position it's in, then, so
and the motor you know, as far as mounting that actuator,

(07:57):
there's only going to be one way. It's going to
be able to go on right.

Speaker 4 (08:01):
Okay, down's good. I appreciate it again.

Speaker 9 (08:05):
Alrighty, you take care, you take your turn by and
again seven one three two one two five eight seven four.
We're gonna head out to Bayliff. Hello, Ron, how are
you today?

Speaker 2 (08:22):
Fine? Sir?

Speaker 4 (08:23):
How are you?

Speaker 9 (08:24):
I am doing wonderful.

Speaker 11 (08:26):
Well, that's great.

Speaker 3 (08:28):
My question to you is, I've got a two piece
toilet come ode, excuse me, and it keeps leaking leaking.
I've tried to adjust it and everything.

Speaker 11 (08:37):
It's pretty new.

Speaker 3 (08:38):
It's a new type of it's it's a water The
water fills up, you know, and then it flows down
when you flush. What I'd like to do, because I
can't fix find out where the leak is. I've tried everything.
I want to find out if I can get the
upper bowl with a flush assist to match the autumn seat,

(09:01):
you know, if that, if they're available somewhere or somewhere,
I could find one.

Speaker 9 (09:09):
You're not wanting to change. Are you talking about changing
the tank or just that what's in the tank?

Speaker 3 (09:15):
The tank?

Speaker 6 (09:15):
Well, I called the company that designs these things. They said,
you've got to change the tank to put have the
flush assists with it by the flush assists and put
in existing tank. Yeah, the design of the holes specifically.

Speaker 3 (09:33):
Ye, So what I'm trying to figure out where can
I find a tank flush assist locally or do I
got to get online and get on the numbers to
figure out where the holes going.

Speaker 9 (09:43):
All that, You're going to have to have all the
numbers because they're not interchangeable and uh, the you know
even within brands, not all brands can have that flush
assist tank put on it. So you'll have to get
the numbers of what your toilet is. And you can

(10:04):
literally just go into a plumbing supply store. You're not
going to get this service at at the box stores.
But if you go into a Ferguson's or Morrison's more
plumbing supply, give them the numbers and they'll be able
to tell you if you can order the tank for it.

Speaker 3 (10:18):
Okay, plumbing supplies have that stuff or that capabilities of
correct with the numbers, they can look it up and
have it taken care of that way.

Speaker 9 (10:26):
Yep.

Speaker 2 (10:28):
Perfect.

Speaker 9 (10:29):
Now I got to ask you a question. Go ahead, Yeah,
Home depot and lows aren't gonna be able to do this. This,
This is something you got to go to a real
plumbing supply store. Okay, I gotta, I gotta make sure
since you said this is new for you. This is
not a gold toilet, right I heard. I heard a
news article this morning about two guys that got sentenced

(10:52):
to four years in prison because they went and stole
a gold toilet. It literally is a six and a
half million dollar toilet.

Speaker 3 (11:03):
Well, I wouldn't be on the phone with you if
I had a gold toilet.

Speaker 6 (11:06):
I can promise you that I wouldn't need.

Speaker 3 (11:10):
Any help anymore.

Speaker 9 (11:11):
Okay. I was laughing when as I was listening to
this article on the on the news there that these
guys got four years for stealing this toilet. They're going
to jail for it, and they haven't recovered the toilet.

Speaker 3 (11:30):
Oh my lord, well, don't steal com odes.

Speaker 11 (11:34):
I guess there you go.

Speaker 9 (11:37):
Ron, You take care of you, bet By seven one
three two one two five eight seven four. You know
some of some stuff you just can't make up, right,
Canyon Lake, Ron, how are you today?

Speaker 13 (11:56):
Very good?

Speaker 5 (11:57):
How are you doing?

Speaker 9 (11:57):
Jim doing great? How can I have help you?

Speaker 14 (12:01):
Yeah?

Speaker 12 (12:02):
Well, I have two porches that have two x six
tongue and groove behind on the ceilings, and my eurothane
coating has worn off. If you can give me two
ways of cleaning that before I can put more eurothane
coating on that, that'd be great.

Speaker 9 (12:21):
I'm gonna put you on hold because I got to
take a quick break and I'll come right back to
you and we'll address that here on Texas Home Improvement. Hey,
let's talk real quick about Texas Remodel Teams Windows. You

Speaker 11 (13:37):

Speaker 16 (13:38):
I've got some garage doors. I put it on about
two years ago. It works great. The ready Seal looks
just as good as it did today. I put it on.

Speaker 9 (13:45):
Ready Seal. You know, spray it on, roll it on,
brush it on. You don't have to worry about laps

way it soaks deep down into the wood fibers.

Speaker 18 (15:44):
The home improvement expert for the lone Star State. Here's
Jim Dutton on Texas Home Improvement.

Speaker 9 (15:54):
Hey, welcome back to Texas Home Improvements. Your total home
improvement sore seven to one three two one two five
eight seven four. When we left, I was talking with
Ron and Canyon Lake. And Ron, your top up there
had polyurethane on it, You said, yes, So has all

(16:17):
the polyurethane come off? Or is there still splatches up
there that have the the gloss finish of the polyurething.

Speaker 12 (16:26):
Well, maybe it is up there, but it's pretty dull
right now. I haven't attempted to clean it yet, but
I know I need to put more on there. So okay,
I'm thinking it's worn off, but some doesn't hit it.
But it's been there for twelve thirteen.

Speaker 9 (16:43):
Years, okay, So typically what you would do is wash
it down real good, uh you know, and since it's outside,
typically I would say take a pressure washer to it.
That'll peel off all the loose stuff and then you
got to let it drip. I thoroughly before you apply
a coating. Has the wood started grain or anything? Or

(17:05):
is it still in nice shape? Nice colors?

Speaker 12 (17:09):
Still in good shape?

Speaker 10 (17:10):
Yeap?

Speaker 9 (17:10):
Okay, in good shape? Then that's that's actually all I
would do then is is probably hit it with the
pressure washer lightly. There's no reason to get bullish with it,
and then use a broom as a brush to clean
it up there, pressure at pressure wash it a second
time and you're probably ready to go.

Speaker 10 (17:32):
Okay, let me ask you.

Speaker 12 (17:33):
I got some speakers and some lights, so I can
tape those off, but then I need to remove them
and there'll be a little edge around there around where
they were covered, right, and then I could clean that
with what I can't use the pressure washer.

Speaker 9 (17:49):
There, no, but you can still use the scrub brush
and just and just rinse it off.

Speaker 5 (17:57):
Okay, just water and scrub brush.

Speaker 9 (17:59):
Yep, yep, yeah. I mean if you need to use
a little soap, you can, but typically it's not needed.

Speaker 10 (18:08):
Okay. And what your thing would you recommend me put
on there?

Speaker 9 (18:14):
I personally always had good luck using Minwext products.

Speaker 10 (18:18):
Okay, that's what was on there.

Speaker 9 (18:21):
Well, if you got twelve thirteen years out of it,
you did good.

Speaker 10 (18:25):
Okay, Yeah, that's what was on there.

Speaker 5 (18:27):
So I'll go back with that.

Speaker 9 (18:29):
Okay, doak, you take care of me very much. Yep
again our number seven one three, two, one two, five,
eight seven four Going to Beaumont.

Speaker 2 (18:42):
Hello Vaughn, Hello, Yes, on four ten units? Uh what
is the I mean, you know, like the condensing temperature?
Is it uh like twenty degrees you know above you know,

(19:04):
the temperature change in the condensers.

Speaker 9 (19:07):
Are you talking about the delta across the as the
errors coming across No.

Speaker 2 (19:12):
I'm talking about the outside unit on the you know,
central unit. I was trying to figure out, I know,
with the R twenty two they said that the outdoor
temperature would have to be uh or something would have
to be thirty degrees higher in order for it to
condense properly in the you know, an outside unit.

Speaker 9 (19:31):
AH got youa Uh. To be honest with you, I
don't know what what the numbers are on that.

Speaker 2 (19:38):
Okay. It seems like I read somewhere twenty degrees and
I was, you know, wondering why it was a difference. Okay,
Now with a fixed orifice, uh, you know, using a superheat,
how do I determine what my head pressure is supposed
to be.

Speaker 9 (19:58):
You're going into what the technician would be doing. Oh okay,
do you have the gauges and stuff to do that?

Speaker 2 (20:05):
Yeah, yeah, I know how to do you know superheat,
But I'm just saying that, Uh, when you hook up
you know the yelling red one, you know the head pressure,
such suction pressure? Uh, you determine superheat, you know using
you know the suction line, but only discharge line. I mean,
what is the model for determining what is supposed to

(20:28):
be when you are measuring a superheat on that unit?

Speaker 9 (20:32):
You have to look at the specs for each individual
unit because different manufacturers have different specs on their equipment.

Speaker 2 (20:39):
Okay, now, okay, so you know about I mean, your
technicians know about that particular aspect.

Speaker 9 (20:48):
Oh yeah, yeah, I'm not I don't get into knowing
that much detail on it.

Speaker 2 (20:53):
Oh okay, okay, okay, Well I'm sorry. That's okay. Well,
I appreciate you, you bet.

Speaker 9 (20:59):
And take care of you, take care but all right,
buy Yeah, some of that stuff is for the guys
who are in the field doing it day in and
day out, and that that is beyond what would I
get into doing. Uh, And truthfully, some of that is
beyond what homeowners should get into doing as well, because

(21:20):
when you're hooking those gauges up, you're changing you can
be changing the pressures as well, especially if you're not
good at getting them on and off real quick, because
you're losing pressure at that point. Seven one three two
one two five eight seven four. That's seven one three,
two one two five eight seven four. When we come back,

(21:42):
we're going to have a quick discussion with Michael Atkinson
uh from Guardian roof Systems about some new stuff on
roofing out there, and trust me, this is new, and
then we'll get right back into the call. So don't
go only wear if you're on hold American Standard Heating

(22:05):
and air Conditioning. I'm telling you these are great systems.
I've had them in my home since nineteen ninety nine,
and if you're looking for a system for your home,
I highly recommend you take a look at them. You
know they'll keep your family comfortable all year long. And
when you're looking at the systems, you got a lot
of choices to look at. Whether you want a single speed,
a dual speed, a variable speed. I have a single

(22:28):
speed and a variable speed at different places, and I
can tell you that variable speed is ultimate humidity control.
So if you are looking for an EIGHTC system for
your home, take a look at American Standard. It's comfort
the way you like it. Go to American standardair dot
com and you can start scrolling through and seeing all

(22:52):
the systems and you know, then you can make an
informed decision because you can put in your zip code
and they will give you them and standard dealers in
your area.

Speaker 7 (23:11):
In Texas, we do it our way.

Speaker 18 (23:16):
This is Texas Home Improvement with Jim.

Speaker 9 (23:22):
Welcome back to Texas Home Improvement seven one three, two
one two, five, eight seven four. As promised, we're going
to talk with Michael Atkinson from Guardian roof Systems and Michael,
how are you today?

Speaker 5 (23:36):
Doing great?

Speaker 19 (23:36):
Jim?

Speaker 9 (23:38):
So, there is some new stuff coming into the roofing industry.
You hear people talking about it, and you know, you
and I have actually had a discussion about it, Fortified Roof.
But fell people in on what this is.

Speaker 19 (23:58):
Well, you knowed not necessarily new. It's newer to Texas, right.
This was launched around twenty ten and it's very popular
in Florida. And really what happened is the entrance I'm sorry.
The Entrance Institute for Business and Home Safety started researching
vulnerabilities after big hurricanes like Ivan and Katrina and how
to find a way to better protect properties right, and

(24:20):
so they have fortified systems. Fortified roof is specifically designed
to try to keep moisture out of your property. If
something happens, something damages, rips off shingles, rips off your
roof system, water gets inside your building. And that's one
of the biggest causes and biggest costs of making repairs
in your property. And that's really what is designed about.

Speaker 9 (24:39):
And so what does it do. What's making it different
than any other roof.

Speaker 19 (24:46):
So if you do things along the coast, you have
a windstorm code and what you're doing is reinforcement with
better attachment and things like that compared to a normal
area anywhere in Texas. What Fortified does is it really
reinforces a waterproofing below the roof system. You know, you
have your shingles, you have your underlayment. What Fortified does
goes in and does an extra step beyond that. So

(25:06):
when we do a fortified roof, we tear a roof
down to the deck. We're going to renail the entire
roof six inches on center around the perimeter, twelve inch
on center in the middle of it. We're gonna tape
all the seams on the entire sheathing. And what that's
doing is securing the structural part of your roof, right,
it's waterproofing it to where water gets underneath your roof system,
it can't get through the deck and inside your house.

(25:27):
We even change things along the eve when we put
our metal drift edge over the top of it. Normally
we put our felt over the top of that. We're
gonna actually put our drip edge on top of that,
nail it down and secure it, and then we're gonna
use a peel and stick starter shingle around the entire
perimeter to kind of encapsulate that whole area. So your
waterproofing stays in place. So if you have to, if
you worry about a hurricane or a tropical storm or

(25:47):
any of these major thunderstorms that come through with high
winds and it rips a shingle off, it gives you
time to make repairs before water is able to get
into your house and cause more extensive damages.

Speaker 9 (25:56):
So do I have to have a certain type of
shingle to do this.

Speaker 19 (26:00):
So this can be done with any kind of roof system.
It can be shingles, it can be synthetics, it can
be really any kind of system you want to put
on there. What this is a reinforcement of the product
of the system below it as a secondary. A lot
of times when we look at things, we do secondary waterproofing. Right,
you have your main waterproofing that keeps all the water
out of the building, But if something happens to that waterproofing,

(26:20):
do you have a secondary layer to continue protecting your
property after that damage has occurred. That's really what this
is designed to do. You can use any kind of
shingle that you want.

Speaker 15 (26:29):
To on it.

Speaker 9 (26:30):
Okay, is it going to add a lot of cost
to a roof.

Speaker 19 (26:36):
It's not going to be a large cost. There is
an increase obviously, you have most of it's really labor driven,
just because it takes a lot more time. You're renailing
the decking, you're taking all the seams. It can take
hours and hours for a full team up on the roof.
The cost of materials is kind of minimal, but I
would say you're probably looking at about an eight to
ten maybe twelve percent increase on your on your regular
cost on there. I will say that right now Texas. Again,

(26:58):
it's kind of newer in Texas. Florida's been kind of
been doing this for a long time, but insurance carriers
are starting to get behind if they see the value
in this. It minimizes their risk on a property as well,
and so they're starting to offer discounts for their home
owners' insurance policies. So home owners are able to start
getting discounts if they do this certification and do this
fortified roof system when they replace the roof.

Speaker 9 (27:21):
And I will tell you I did a little bit
of checking after you and I talked, and yeah, a
lot of agents aren't familiar with it, but if you'll
push it, they'll talk with their corporate office because they
are used to doing this in Florida. You can get
the discounts here. You just have to push it up
the ladder a little correct.

Speaker 19 (27:41):
I mean, you run into the same thing if you
use a hell Impact product. You know, sometimes you might
call your insurance carry and ask for a discount because
you're minimizing risk for them, and they may say, well,
we don't know if we can do something like that.
But when you show them the classification, you sew them
the certification, they see where it is. I mean, look,
insurance companies are about making money, but they also want
to minimize their risk. If you're going to take someone
that risk off their plate, then they're happy to give

(28:01):
you a discount and kind of split the difference with you.
So you're right. I think you can get discounts in
a lot of ways. And really, insurance companies are already
starting to come around. We've seen a handful of companies
already offering discounts, and I think over the next few
years we're going to start seeing more and.

Speaker 7 (28:15):
More of that.

Speaker 19 (28:16):
Thing that homeowners should think about right now is if
they're going to replace a roof over the next year
of two years, three years, you know, even if you're
not getting a discount now, if you have this certification,
you're going to carry that certification for the entirety of
the roof's life. And so when it comes up, maybe
it's two years from now, you get a fortified roof
put on when you replace your roof, and in two
years you find an insurance carrier that saying, hey, we're

(28:36):
going to give you a fifteen percent discount on that.
You're still going to qualify for that because that's how
the roof was installed. That certification carries on with the
roof system. It doesn't have to be done after the
fact and after you have a policy in place.

Speaker 9 (28:47):
A good point, very good point.

Speaker 3 (28:49):
Yeah.

Speaker 19 (28:50):
So it's like a class for impact rated shingle.

Speaker 14 (28:53):
Right.

Speaker 19 (28:53):
You know, if you put a shingle one and you
sell your house, the new homeowners can still get that
same discount from from their homeowners policy heads of the
classification of the product that they have up there.

Speaker 9 (29:04):
So when Guardian roof Systems comes out and then does
a roof I'm assuming you guys go over this information
with people and help them make an informed decision. Yeah.

Speaker 19 (29:15):
I mean, look, one of the biggest things that we
do at Guardian is I mean, obviously we care about
our customers, but you know, when it comes to roofing,
most people, unless they built their house, and even if
they built their house, they didn't really get to put
on exactly what they want to builder puts it on.
And you buy a house that already has a roof
in place, we want to customize the roofing system to
tailor their needs. To fit with their needs or their desires, right,

(29:36):
And so anytime that we're going to replace the roof,
we're going to talk about options. We're going to talk
about upgrade options, energy saving options, homeowner discount options, and
that way we can really tailor exactly what they want
to see when they replace the roof. Most people look
at a roof saying, this is something that's going to
last me twenty, twenty five, thirty years. You know, now,
if you're going to make a change, is the time
to do it, because once that roof is on, you're

(29:58):
going to wait and you know, another couple days gage
before it comes time to replace that roof, unless the
storm comes through. So we're very particular about making sure
that we go through in detail with Homer's about options
of what they can do. And it's not just you know,
the roof systems, and it's not just types of shingles.
Sometimes it's ventilation, increase in ventilation, making sure those atticts
get a little bit coore, because you know, as well
as I do. You go up in the attic in

(30:18):
a in a house in Texas in the middle of
the summertime, it's pretty hot.

Speaker 9 (30:23):
It might be a might bit warbish.

Speaker 19 (30:25):
It might be a little warm, it might be a
little yumit up there. And look, they can play a
role on your on your overall's health, your your house
is health.

Speaker 9 (34:50):
Hey, welcome back to Texas Home Improvement seven one three,
two one two five eight seven four. We're gonna head
that clear lake, Ronnie. What can I do for you?

Speaker 2 (35:03):
Uh?

Speaker 21 (35:03):
Yes, sir, I don't know if you can help me
with this, but I'll give it a shot.

Speaker 6 (35:07):
Uh.

Speaker 21 (35:08):
My neighbors their conditioner quit quit working, and he called
someone out and they looked at it and they told
him that his compressor was bad and he needed a
new condense in you okay, And he was talking to
me about it. He told him he was going to
do some other check and let him know he didn't

(35:29):
want to jump off into it. I thought someone years
ago told me that there was a way to check
if like you're starting showing aid or contact whatever you know,
starts the compressor that you could get a screwdriver manually
engage him to you know, to see if the compressor

(35:52):
was working. Do you know if that is whoe or not?

Speaker 9 (35:59):
Mm hm no, I mean what you what you would
be doing on what you're describing is jumping across the
the starting selenoids, just like you would in an automobile.

Speaker 21 (36:09):
Well, if it comes down and tell you know you confederated,
how do you know? You know, a new starter of
selling notice something maybe two or three hundred dollars and
a new condention, it's gonna be five or six.

Speaker 9 (36:20):
Thousand, right, And I get that. But by doing that
you could also burn up the compressor if it wasn't bad.

Speaker 21 (36:33):
Well, what what I remember them telling me was maybe
it's not on other unit, but it's just it's just
you know, just solenoid that you know is engaged. When
you started, you're just pushing a screw driver and making
the contact yourself.

Speaker 9 (36:52):
Yeah, now you know that.

Speaker 21 (36:54):
Their conditioner is bad. It is the starter that's the problem.
How do they determine if it's the starter or the compress.

Speaker 9 (37:01):
Well, when they put the gauge or the U line
testers onto it, you can tell if it's a starter
because it's not allowing juice to go through it.

Speaker 21 (37:11):
Okay, But then you just have to go by the
word of the the savest thing it is you are
two or three people who look at it, Well.

Speaker 9 (37:20):
You can do that. But if you don't trust, if
you don't trust your technician, yeah, you're you're probably using
the wrong company.

Speaker 21 (37:27):
Right, Well, I mean I don't know how he probably
know you can go years and I need somebody.

Speaker 9 (37:34):
Well you shouldn't, though, because a unit should be cleaned
twice a year, and by doing that they do last longer.
How old a system is this?

Speaker 15 (37:44):
Do you know?

Speaker 9 (37:45):
I really don't know, Okay. And the reason the reason
I'm asking that is a lot of the compressors nowadays
have a ten year warranty on them, and so if
it's not ten years old, Uh, it may be worth
going after that compressor through the warranty company.

Speaker 21 (38:05):
Right Okay. Really, the best thing to do really is
on anything to get to or three opinions or at
least a couple.

Speaker 9 (38:12):
Yeah, you can give my company Due West air Conditioning
a call. We'll take a look at it for you.

Speaker 21 (38:17):
You're talking okay, sure, thank you very much.

Speaker 9 (38:19):
Yeah, you've been take care so and I get getting
two or three if you're putting in a new system bids.
But uh, you know it's not just the cost or
the cheapest isn't always the best because no matter how
good that air conditioning system is, if it's improperly installed,

(38:41):
it's not going to work right. And so there's more
to it. You're not just buying an item, You're you're
buying a service when you hire an air conditioning company
to put in a new system for you. Again our
number seven one three, two one two five eight seven
four or Steve. This is a Jim. How can I

(39:03):
help you?

Speaker 14 (39:04):
Hey, Jim, I'm having we have issues at our house.
They have a two story house and some of the
registers downstairs are dripping water. I had somebody out to
look at it, and they said that they suspected they
can't see it, but they suspected that their box at

(39:28):
the register wasn't properly insulated.

Speaker 9 (39:32):
That's almost always what the situation is. Yes, sir, so I.

Speaker 14 (39:36):
Was thinking of getting someone. We don't want to tear
up the floor and everything upstairs, so I was thinking
about getting someone to cut a square out of the
sheet rock around the register and check the insulation. Does

(39:57):
that sound like a good idea to you or not?

Speaker 9 (40:00):
I tell you what I would do is I'd go
over to home Depot or Lows and get me one
of those little camera lights that you can hook up
to your cell phone. And some of them have their
own screen, but you know, it's just on a little
table like thing. You can drill a quarter inch hole
on the side under the register and be able to

(40:22):
stick that in and see what's in there without having
to tear up a bunch of sheep rock.

Speaker 14 (40:30):
So I don't know, you not familiar with those.

Speaker 4 (40:34):
What are they called.

Speaker 14 (40:37):
A sculp light, A sculpt light.

Speaker 9 (40:40):
Yeah, a scope like a telescope.

Speaker 14 (40:43):
Scope light, Yeah, sculpe light, and it attaches to your.

Speaker 9 (40:48):
It can attach. Some of them come with their own screen,
but some of them you can just attach to the
phone that They're not very expensive and they can be
used for a lot of things, and it's ideal for
what you're talking about.

Speaker 14 (41:01):
Okay, but if we see that there's insulation missing there.
Could we do like I said, have someone cut it
around it?

Speaker 9 (41:10):
You could, but you could also take spray foam insulation
and spray it in there without having to tear everything up.

Speaker 14 (41:19):
From the hole he drilled around the Yeah.

Speaker 9 (41:22):
I'm gonna put you on hole for a second because
I got to take this commercial break. I'll be right
back to you. Let's talk real quick about Texas Remodel
Teams Windows. If you're looking for replacement windows, you need

Speaker 11 (42:28):

came out, he was on time, and man, that did it.

Speaker 3 (42:34):
Kudos to Guardian.

Speaker 2 (42:35):
Good job for me. I really really appreciate that.

Speaker 7 (42:37):
Guardian roof Systems.

Speaker 1 (42:39):
Click the link under trusted contractors at thchipro dot com.

Speaker 9 (42:44):
You know, USA Insulation can help you with reinsulating your
existing walls. It doesn't take tearing out the walls or anything.
All that they do is drill a hole through the mortar,
insert a tube and fill the cavity with foam insulation,
which gives you the highest R value, seals up the
air leaks and reduces the noise from outside up to

(43:07):
eighty percent four zero nine three one six ninety nine
fifty seven for us A Insulation.

Speaker 8 (43:15):
Let's head over to Fort Worth and Garry.

Speaker 16 (43:17):
Thank you, Jim on your head there Ready Seal. I've
got some garage doors. I put it on about two
years ago. It works great. The Ready Seal looks just
as good as it did today.

Speaker 9 (43:26):
I put it on the ready Seal, you know, Spray
it on, roll it on, brush it on. You don't
have to worry about laps or streaks, runs, any of
that stuff because of the way it soaks deep down
into the wood fibers.

Speaker 15 (43:36):
It takes care of all of it, and.

Speaker 9 (43:37):
It's available everywhere. But find a store nearest to you.
Go to ready seal dot com. You know, foundation problems
don't go away by themselves. They change with the weather.
Of course, as the soils try out, the foundations go down.
When the soil gets wet, it'll expand again, but not
quite as much as it was. So if that's closing

(43:59):
up the cracks, you just need maintenance. But if this
weather hasn't closed your cracks, you need foundation rey pair
whether it's maintenance or foundation repair, you want the best,
you call due West at seven one three four seven
three seven one five six.

Speaker 18 (44:23):
There ain't nothing you don't know about home improvement, stinking
smart air like here's Jim Dutton on Texas Home Improvement.

Speaker 9 (44:32):
Hey, welcome back to Texas Home Improvement. Seven one three
two one two five eight seven four. I was talking
with Steve in Deer Park, and uh see, yeah, what
I was talking about. If around the box doesn't have
good insulation where it's causing it to sweat, that way,
you actually can use the spray foam like the great stuff,

(44:56):
and that has just a little tube bonnet kind of
like U about size of a straw, So you can
insert that through just a small opening and start filling
the cavity around the box with insulation that way.

Speaker 14 (45:12):
Okay, I guess I could try that. If I can't
get it good, would I?

Speaker 9 (45:19):
Then you can go ahead and cut the sheet rock.
But you know, I'm trying to avoid cutting sheet rock
unless I have to because you're getting into some pretty
good expenses repairing the sheet rock.

Speaker 14 (45:29):
Then yeah, okay, but it might be. We've using dehumidifiers
right now. It's the only way we keep it from
tripping so badly. But yeah, anyway, I appreciate the information then,
and I'll try that already. You take care you too,
Bye bye.

one two five eight seven four is the number to
call kNN head the Baytown and Ronnie, I appreciate you
holding on. How can I help you?

Speaker 10 (50:28):
Jim?

Speaker 24 (50:29):
I have an older home that can someone the mad
idees that's got a air conditioning in that's close to
ten years old. In order to hopefully extend the life
of the air conditioning unit. What if I put the
humidifier in that will pump the water out of it

(50:50):
somewre to a drying Can I run the temperature up
a little bit for the air conditioner, don't run as
much and do the dehumidifying with the hummidifier. When I
save money.

Speaker 4 (51:02):
Is what what?

Speaker 24 (51:04):
What problems am I going to cause?

Speaker 9 (51:07):
Well? You know, and when you say put in a dhumidifier,
you're talking about just putting one in the house itself.

Speaker 4 (51:14):
Correct.

Speaker 9 (51:15):
Yeah, so you're not going to really cause yourself much
of any trouble by doing that. I mean, the AC
system will work whether the humidity levels are low or not,
is not going to have to dehumidify as much. But
when it's running, that's what an air conditioner is is
a big dhumidifier. Uh So, uh your your portable dhumidifier

(51:40):
that you're talking about, or if you put in a
whole house system is typically going to operate less expensive
per you know, minute or hour, whatever you want to
look at than the AC unit itself is. Uh So,
then it's just a matter of you're deciding what temperature
you wanted at. But there's no question when the humidity

(52:02):
levels are lower, a little higher temperature in the air
is more comfortable. But if you go too low, then
you're uncomfortable because your skin will start drying out. So
normal normal is going to be forty five to sixty

(52:24):
five percent humidity. That's gonna you know, when you're in
that range, you're you're actually doing very well, but you
start getting down into the like thirty percent, your skin
will start feeling uncomfortable. Because it's just getting dried out
by the air itself.

Speaker 24 (52:42):
Okay, my real concern. We all know newer conditioning systems
have been developed and we're not we're going to go
back to where we were, et cetera. And I'm just
concerned behind the installing the unit when if possible, I
could extend the life of the one I have out,
if I could cut the run time and still have

(53:03):
lower humanity less mode. So I'll think you've mentioned my question.

Speaker 9 (53:08):
Well, I'll be honest with you, though, I don't think
you'll extend the life of your unit by doing this, Okay,
And here's why. The hardest thing on an air conditioning
unit is the start and stop. So it's still going
to start and stop the running of it. It's like
any other mechanical device. It's good to run it, and

(53:32):
so if you get it down to where it's just
not running that much, you can actually do more harm
to it than good. You know, It's kind of like
a car. If you don't use it enough, get it
out on the highway once in a while and stuff,
you start gumbing up the engine. Okay, Well, so what
I would reckon if you if you really want to

(53:53):
keep that unit running well, you have it service twice
a year. You have the capacitors check to make sure
they're still operating. Right. Those are the things that go
out that cause problems with the compressors and stuff like that.
Because it's it's not feeding it full voltage when it
needs it, and when we don't have them serviced on

(54:15):
a regular basis, that gets overlooked. And it's kind of
like on your car, if you're not doing the oil changes,
you wait until the car breaks down. Now it's a
lot more expensive to fix than if you had just
done routine maintenance on it.

Speaker 24 (54:31):
Okay, well, I thought it had a good idea, but
from what you're telling me, it's a break even at
base probably, So thank you for your health.

Speaker 9 (54:39):
You betake year again. If you got a question seven
one three two one two five eight seven four. That's
seven one three, two one two five eight seven four.
Let's see Jeff and Sugarland.

Speaker 22 (54:56):
How can I help you another air conditioning question? So
I got a two story house, upstairs ac unit three
ton condensation line drains into one of the upstairs bathrooms
below the sink. Ye, the piping is pretty cold. I've
got a last year. I thought. I upgraded to a

(55:17):
variable speed air conditioner, so it runs more. Obviously it
doesn't run quite as hard, I guess, but the drain
lines stay very cold, and I'm getting condensation on those
pipes actually even under the sink the pea trap area.
So I was concerned. So I opened up the wall
like under the sink to be able to reach my

(55:37):
hand around the field. The vertical part of the condensation
line coming down, and it's sweating as well, and that
sweating is causing some condensation in the wall. Starting to
smell a little bit of you know, musty smell. So
I'm wondering, is there something I need to do or
how can that be fixed?

Speaker 9 (55:55):
Or well, what's happening is it's the cold water from
the air condition system that's going down. The pipes can
be insulated so that it would minimize any condensation, but
the problem is already.

Speaker 22 (56:12):
Wall there's no insulation in that wall.

Speaker 9 (56:14):
Yeah yeah, uh, and and so that's where you kind
of run into the issue. But but that that is
what would have to happen, is the pipe be insulated
to keep it from condensating.

Speaker 22 (56:28):
Okay, so that means I need to pretty much tear
into that wall to be able to gain access to
the vertical pipe coming down and insulate that pipe.

Speaker 9 (56:36):
Well, you either tear into the wall or you have
insulation injected into the wall.

Speaker 22 (56:41):
Oh well that will that work as well?

Speaker 9 (56:43):
Yes, sir?

Speaker 22 (56:44):
Oh okay, okay, all right? So is that is that
a plumber issue or is that a construction guy issue
or who's who's best able to handle that?

Speaker 9 (56:51):
Well, if you're going to wrap the pipe, that would
be a plumber. If you want to inject insulation, that
would just be a insulation company like USA Insulation, Yeah,
and the and.

Speaker 22 (57:06):
The and if I inject the insulation, that'll that'll be
good enough to get self wrapped around the pipe.

Speaker 9 (57:11):
Here, Yeah, because that that fills the whole cavity.

Speaker 22 (57:14):
Okay, okay, all right, well I'm seeing I smell a
little bit milky, do it. Do you think I need
a check in to see if I've got any molds
started because there's been water in there.

Speaker 9 (57:22):
Or honestly if it was mine, I would.

Speaker 22 (57:25):
Yeah, okay, all right, okay, sounds good.

Speaker 9 (57:28):
Alrighty, take care, thanks and again our number seven one
three two one two five eight seven four.

Speaker 15 (57:37):
Ron.

Speaker 9 (57:37):
How can I help you today?

Speaker 11 (57:41):
Hey, it's me, Ron, I'm I'm over trying to visit
my mom's uh gradesite. She would have been one hundred
and ten years old today. Anyway, I had a question.
I live in a house that is about to turn
twenty years old. It has the original AC. Good Man,
you've had Choice warreny for a while and they've come

(58:03):
out and you know, you know how they do. You
know they ain't never going to replace nothing, and you
know that.

Speaker 9 (58:11):
To death, thank you.

Speaker 11 (58:13):
And I'm curious. We've never had anything really well. They've
put in a new condens all that crap, you know,
whatever it's called, you know, the cheap stuff they've done. Uh,
But I would like, are you part of a are
do weft?

Speaker 9 (58:28):
Yes, sir?

Speaker 11 (58:30):
What would you charge to install a complete everything upstairs
and downstairs furnace? AC?

Speaker 2 (58:37):
Howorks?

Speaker 9 (58:39):
Uh?

Speaker 22 (58:40):
Uh?

Speaker 9 (58:40):
You know I can't obviously, I can't give you a
set price because we haven't looked at it, because it'll
depend on the size of the units. And are you
running a separate unit up and down?

Speaker 11 (58:52):
I know it's just there's a there's something outside the
regular units outside, and then there's uh, I guess what's.

Speaker 9 (58:59):
What's I don't know, Okay, so you just running one
air conditioning system, right?

Speaker 11 (59:04):
Correct?

Speaker 4 (59:05):
Correct?

Speaker 9 (59:05):
Okay? And how many square feet is the house?

Speaker 11 (59:10):
It's a three bedroom, two house, two bestrooms, and I
don't know the square footage. Okay, it's not really my house.
I stayed there with my girl, but I would definitely
help you know, yeah, you know, replace stuff.

Speaker 9 (59:26):
No again, obviously I don't have enough information to give
you any kind of type of pricing, but you are looking.
When it's a two story, you're probably going to be
something around two thousand square feet.

Speaker 11 (59:40):
Uh, it's a one story.

Speaker 9 (59:42):
Oh it's one story. I thought you said it was
two Okay, Okay.

Speaker 11 (59:49):
The seven thousand square feet that right?

Speaker 9 (59:53):
If you're living in a mansion.

Speaker 11 (59:55):
No, well then it's not that.

Speaker 9 (59:57):
Yeah, most of thems are going to be in the
eight teen d to two thousand square foot I mean
that's pretty average.

Speaker 11 (01:00:04):
It's seventeen okay.

Speaker 9 (01:00:06):
So you're probably ballpark just based on it'll depend on
what type of unit you get and all this kind
of stuff, But just give your range anywhere from fifteen
to twenty five thousand, Okay?

Speaker 11 (01:00:22):
Is that installed? Pretty much?

Speaker 9 (01:00:24):
Yes? Sir?

Speaker 11 (01:00:27):
Okay, Yeah, I knew it wasn't going to be cheap.
But uh yeah, that's that's about what I figured, something
somewhere in that range.

Speaker 9 (01:00:36):
Yeah, they've they've really gone up in price in the
last couple of years.

Speaker 11 (01:00:41):
So what what is a good brand to you?

Speaker 9 (01:00:45):
I personally have American Standard in all my houses.

Speaker 11 (01:00:48):
Okay, well, that good one's lasted. I can't really complain
about it. It's uh yeah, it's gone out a couple
of times, but it's always been minor stuff.

Speaker 9 (01:00:58):
Yep.

Speaker 11 (01:00:58):
Uh, but I'm sure I heard they had been re
bought and bought by somebody else in the last twenty years.

Speaker 9 (01:01:05):
Well, Goodman Goodman has been bought out by Dyke, in
which Dyke has been around for a very long time. Uh,
and I do Diking systems as well.

Speaker 11 (01:01:17):
But they they're Asian. They're Asian, right, Yep. They just
named the stadium Dyke in State.

Speaker 9 (01:01:24):
They did a minute made stadium is now Dyking.

Speaker 11 (01:01:29):
They must be pretty bigh so you recommend them.

Speaker 9 (01:01:33):
I personally use American Standard, but Dyking is a good system.

Speaker 11 (01:01:38):
Are they less expensive you think than American Standards?

Speaker 9 (01:01:41):
They are?

Speaker 11 (01:01:43):
Okay, Well, I don't really know if we're going to
keep the house, but if we do, we're gonna definitely
have to replace all that.

Speaker 9 (01:01:52):
Yep. And you're talking about how old is how old
is the system that you have?

Speaker 11 (01:01:58):
The age of the house is almost it's nineteen years old.

Speaker 9 (01:02:01):
Okay. You know, if the system is still working, you
don't have a reason to replace it. That when when
air conditioning system systems are built, they're built to last
typically fifteen plus years and so and so, you know,
unless it starts giving you a problem where you know,

(01:02:25):
my rule of thumb is typically unless I'm going to
have to put several thousand dollars into the system, I'm
not going to look at replacing it. I'm gonna go
ahead and fix it and keep using it. Now. Is
a new system going to be more energy efficient? Absolutely?
But you know you got you gotta look at the
balance between like you're talking, you may be selling the

(01:02:47):
house I do I want to put, you know, twenty
thousand into an air conditioning system to sell the house,
or put two thousand into fixing it, because I can
guarant to you it won't increase the value of the
house twenty thousand, I hear you.

Speaker 11 (01:03:05):
Well, here's the problem. It won't stay, it won't cool
during our hot summers. It can't keep out.

Speaker 9 (01:03:12):
It's wore out, so it's it's time for a new one.

Speaker 11 (01:03:14):
Then, without a doubt. I mean, we only said it,
believe it or not, seventy eight. We're comfortable there. Yeah,
and it'll stay at seventy eight as long as the
truth that when the true heat kicks in.

Speaker 5 (01:03:28):
No it won't.

Speaker 9 (01:03:29):
Yeah it won't. Yeah it won't. Well, Ron, I gotta
let you go because I'm way past the break time
right now.

Speaker 11 (01:03:35):
Thank you, my friend. You've been here, you mean about
fifteen to twenty thousand.

Speaker 9 (01:03:41):
Fifteen to twenty five depending on what unit and all
that stuff, and you're due west, Yes, sir, take care.

Speaker 11 (01:03:50):
Hey, I'll give you a call. Do you have a
free come out?

Speaker 9 (01:05:40):
American Standard we were just talking about them. It is
my preferred air conditioning system. I've had it in my

Speaker 7 (01:06:30):
I want to stick something into that electrical outlet. I wouldn't.
This is Texas Home Improvement, but Jim tun you.

Speaker 9 (01:06:40):
Hey, welcome back to Texas Home Improvement. Seven one three, two,
one two, five eight seven four. Let's head to Magnolia Duane.
This is Jim, How can I help you?

Speaker 13 (01:06:50):
Hello, Jim, I had a question about my roof. I
have a eleven year old high definition uh, and I'm
hearing these advertisements for this stuff that gets you spray
on or somebody professional sprays it own supposedly increases the

(01:07:11):
life of the roof by five or ten years. Do
you know anything about these? Is this a scam or
is this maybe something that could be done?

Speaker 9 (01:07:19):
Yeah, I'm very much aware of them, and it is
not going to get you five to ten years. In Texas. Basically,
what they're doing is putting a coding on that helps
to lock everything together again. And if you're trying to

(01:07:42):
get say an extra two years out of your roof
or so, it'll probably do that for you. But our
son is so brutal here. It is not going to
get you the five to ten that they talk about.
And a lot of them are right down ugly when
they're put on.

Speaker 13 (01:08:00):
Are they all I can't do that?

Speaker 2 (01:08:01):
Then?

Speaker 10 (01:08:02):
Yeah?

Speaker 9 (01:08:02):
You know some some of them. Some of them are clear,
don't get me wrong, But a lot of the ones
who are touting up to ten years, it's it's a
full coating that they're putting on and it's it's snow
white or you know, something like that, and it just
doesn't look good.

Speaker 3 (01:08:20):
Okay, well.

Speaker 13 (01:08:23):
Two years wouldn't help me much anyway. I'm sure I've
heard some of the costs. And also even though these
high definition roofs say thirty years in Texas, you're not
gonna get no thirty years.

Speaker 9 (01:08:36):
No, you get a thirty year shingle in Texas, and
you're doing good to get twenty out of it, yes, sir, yes, sir.
And then I will I will tell you one other
thing on on a lot of these things, the cost
of them. You know, you're putting a third or more

(01:08:57):
into the of a new cost roof, the cost of
a new roof, into putting this coating on just to
gain a little time. So it doesn't make financial sense.

Speaker 13 (01:09:07):
No, no, no, no, no, none at all. All right, Well,
when it comes time, which is probably gonna be the
next couple of years, I will give due with to.

Speaker 9 (01:09:14):
Call Guardian for a roofing system. They'll they'll take care
of you.

Speaker 2 (01:09:19):
Yep.

Speaker 5 (01:09:19):
Okay, I've heard you talk about Guardian.

Speaker 7 (01:09:21):
Yep.

Speaker 9 (01:09:22):
There you go. Take care. We're gonna take a quick
break for news, trafficking weather. We'll be right back with
more Texas Home improvements seven one three two one two
five eighty seven. You know USA Insulation can reinsulate your
existing home. I've had it done to my house. It

(01:09:45):
is great. I mean telling you. It stops all that
cold drafts you get in the summer months, I'm sorry,
in the winter months, and it keeps your air conditioning
from going out through those same cracks in the summer months.
Not to mention the fact that it he says your
R value. Like my house, I had R eleven in
the walls. It was built in seventy three. Current is

(01:10:06):
R thirteen for new construction. When I had USA Insulation
come out, I now have like R twenty three in
my walls. That helps my energy bills. Four zero nine
three one six ninety nine fifty seven. That's four zero
nine three one six ninety nine fifty seven. Give USA

(01:10:27):
Insulation a call. They don't have to tear your walls
out to put it in. It injects through a small
hole and they seal it up again. Looks gorgeous and
does a great job.

Speaker 18 (01:10:48):
If somebody tells you you can't do it, tell them
to kiss your crew bar.

Speaker 7 (01:10:52):
This is Texas Home Improvement with Jim Dutton.

Speaker 9 (01:10:57):
Hey, welcome back to Texas Home Improvement seven three two
two five eighty seven four. Let's head up to Willison Cody.
This is Chim. How can I help you?

Speaker 25 (01:11:09):
Hello? Yes, I'm getting AC quotes right now. And uh,
some of the brands they're working with. I guess companies
only work with certain air conditioning units, I guess, but
some are Rude and Goodman. I got one that's a Goodman,
I mean a quote. I'm getting it all replaced upstairs

(01:11:33):
and downstairs, and it's about eighty nine hundred with a
one year or labor uh no two year labor warranty
on a Rude, and then seventy five hundred for a Goodman.

Speaker 9 (01:11:49):
But with a one year labor warranty.

Speaker 25 (01:11:51):
So my question kind of is is is rude?

Speaker 16 (01:11:56):
Uh?

Speaker 25 (01:11:56):
And between rude and Goodman? And then between a year
in a two year labor Like what's your opinion on those?
I guess questions?

Speaker 9 (01:12:06):
Okay, So there are different just like in automobiles, different layers,
different qualities of cars, different qualities of AC systems, and
so on the top tier, you'd have your American Standard

(01:12:29):
Linux train, you know those type of carrier Rude and
it would be in the middle tier, and Goodman is
kind of more of an entry level bottom tier. Goodman
is used a lot by builders because it is a

(01:12:49):
cheaper unit. The differences that you have in them is
much like in cars. The sound level that you're going
to hear, the tolerance and things like that are going
to be better in the higher grade models than the
lower grade models. So what what you'll expect is, yes,
it's still gonna cool, still going to do what you

(01:13:09):
want to do, but it's gonna be a lot noisier
when you're using like a Goodman versus a different brand.
So not saying that it's good, bad, or indifferent. That's
because both of them are going to do with what
you want done. They're going to get you cool. So
as far as the labor warranties, almost all air conditioning

(01:13:35):
companies when they're when they're offering these labor warranties are
supplementing that through a company called JB and Warranties, And uh,
it's just a matter of how many years they're willing
to pay for. So you can ask.

Speaker 25 (01:13:57):
One two is not necessarily a deal breaker.

Speaker 9 (01:14:01):
Nope, all you got to do is ask the other
one and say, hey, what would it cost me to
have a two year or a five year? Oh, because
they're available.

Speaker 25 (01:14:08):
And another thing I heard about AC units is that
some of them they're being hard to find parts. I guess,
and I mean, obviously I would love an American Maid
with parts available and stuff like that.

Speaker 9 (01:14:25):
I don't know of any of them that are hard
to find parts right now.

Speaker 25 (01:14:28):
Okay, okay, the.

Speaker 9 (01:14:31):
Coolant is a little hard to get on the new
systems right now, and that's just because they're new. As
time goes on, it'll become easier and easier to get.

Speaker 25 (01:14:40):
Okay, okay, all right, Well that helps me out a lot.

Speaker 9 (01:14:46):
Okay, you bet you take care you too. But again
seven one three, two one two, five eight seven four
head in the spring. Hello, Bob, welcome to seven forty.

Speaker 5 (01:15:01):
Hey Jim, another AC question. I just went through a
six month check on a five ton unit that I
had put in in December, and the recommendation was is
to put a hard start on it.

Speaker 9 (01:15:16):
And I want a brand new system. Yeah yeah, I.

Speaker 5 (01:15:21):
Said, Well, why you know, I mean, what's the difference
between fifteen thousand and fifteen thousand, three hundred. Why don't
you guys do this in the first place? And the
comment was, as well, it's an aftermarket system. And then
I got to thinking about it and I thought, well,
I wonder if you did something like that, I mean,
would that effect Could that affect the warranty?

Speaker 9 (01:15:44):
No, okay, now I won't affect the warranty, But I'm
going to tell you up front, on a six month
old system, you shouldn't need that yet. That's usually something
that gets put onto a system after it's several years old,
and it just helps it to boost things up. But

(01:16:06):
on a new system, you shouldn't need it.

Speaker 5 (01:16:12):
How far down the road do you think someone should
look at it? Ten years or five or what?

Speaker 9 (01:16:16):
Usually five years? And then nowadays more and more often
it's a soft start is being used instead of a
hard start.

Speaker 5 (01:16:26):
Oh what's the difference?

Speaker 9 (01:16:29):
One controls the way the voltage is going in to
start it up easily versus just a building the voltage
to slam it start.

Speaker 5 (01:16:43):
Oh, now I have a soft start.

Speaker 9 (01:16:47):
Yeah. If you're running a generator on the house, you
almost yeah, you have to have a soft start.

Speaker 5 (01:16:55):
Soft I've heard of soft starts home generator, yep, but
I haven't heard of soft starts on AC units.

Speaker 9 (01:17:06):
I mean, well that the soft start goes on for
the AC unit to be able to run with a
home generator.

Speaker 5 (01:17:14):
Oh, I see, So would you put a okay, wait
a minute. If you don't have a home generator, it's
a hard start on your AC unit.

Speaker 9 (01:17:26):
No, you can still put the soft start.

Speaker 5 (01:17:29):
Oh you can, yep. And so if you have a
home generator, it's mandatory. Yeah, okay, your AC unit needs
the soft start kit.

Speaker 9 (01:17:40):
Yes, now again on a six month old system, I
wouldn't put anything yet.

Speaker 5 (01:17:48):
Yeah, no, okay, I got you. No, I didn't do
it because I thought, you know.

Speaker 9 (01:17:56):
They came out, they they and they said, I got
to find something to sell this guy. Let's put a
hard start kid on.

Speaker 5 (01:18:03):
Yeah. Well the tech was kind of reluctant to suggest
it anyway, So that's yeah, anyway, all right, I got you. Okay,
you take care of Thanks a lot, Bye bye. The
unfortunate thing is a lot of air conditioning companies when

(01:18:23):
they come out those techs are one being incentive advised
to sell you something too. They're being told if you
don't sell enough, you won't work here. And technicians are
really under a lot of pressure because in a lot
of cases, a technician a good one, he can make
a system last a long time without selling you all

(01:18:45):
this extra stuff all the time. But they they they don't.

Speaker 9 (01:18:51):
Keep their jobs very well. And so just my two
cents on it. I'm sure I'm not winning any friends
from air conditioning contractors right now, but we I have
an T West is an air conditioning contractor, and that's
one of the things I have to push on my
guys all the time is, look, if they need it,

(01:19:14):
sell it to them. But if they don't need it,
there's no reason to be offering it either. Got a
question seven one three, two one two five eight seven four.
You know Sunbur shutters. I met with them on Thursday
out at my townhouse to have shutters put in. Well,

(01:19:35):
I wasn't having them put in. I had it measured
to have shutters put in. Uh, I've had I've got
their shutters in my house in Dallas. We're remodeling the
townhouse in Pasadena there and it's just an upgrade to
make the house into a home. The shutters look gorgeous.
They're durable, I mean once you put them in. I've

(01:19:57):
seen shutters Sunber shutters there are twenty seven years old
that looked like the day they were put in because
they're made of Pollywood, which is guaranteed to never warp, crack, chip,
or peel. So if you need shutters to transform the
look of any room in your house, to give you privacy,
to make it easy to close the outdoors out and

(01:20:17):
keep the indoors in, talk to the folks at Sunburst Shutters.
One of their design consultants will come out and help
you choose that perfect look and fit for your home.

If it ain't broken, fix it anyway. You're with Jim
Dutton Texas Home Improvement.

Speaker 9 (01:23:48):
Hey, welcome back to Texas Home Improvement, your total home
improvement source. Let's head back to the lines were going
decline and John, this is Jim. How can I help you?

Speaker 23 (01:24:00):
Jim, John and Klein and I got an air conditioner
comment and then an air conditioner question.

Speaker 9 (01:24:07):
Go ahead.

Speaker 23 (01:24:08):
I just looked out and caught all your conversations. And
I have been lucky and I am well outside the curve.
But my five ton carrier has been going for thirty
years and the only thing on the main unit that
is not OEM is the condenser fan motor, and I

(01:24:32):
changed that last year. I did have to change the
evap corps that started leaking about six years ago. And yeah,
me and a buddy in July got in the attic
and he had all the AC quote month purchased it
with nitrogen, and you know, we emptied it out and

(01:24:52):
we're up there dying in the attic in July. But anyway,
my question is the house is about twenty nine hundred
square feet second floor, first floor or the same footprint
with the exception of the bottom floor has an additional
three hundred square feet just some rooms that had been

(01:25:15):
added on before I bought it. We have the one
five ton unit that you know runs both cools, both
top and bottom, gas heat, one thermostat downstairs. That makes
a big difference, you know, whether you're trying to heat
or cool. You know, it's like it's always cooler on

(01:25:37):
the first floor than it is the second floor. Such
and knowing that this thing is thirty years, I have
been doing some planning and getting my mind wrapped around
replacing that unit and thinking about going with two units,
one upstairs one downstairs. Is that.

Speaker 5 (01:25:59):
Thing?

Speaker 23 (01:26:00):
I mean, does it make you guss to do something
like that?

Speaker 9 (01:26:03):
I would actually recommend it if possible.

Speaker 23 (01:26:06):
Okay, all right, So if I'm going five times now
and it seems to be working fine, except for the
fact that I have contractors windows in there. The place
was built maybe one I've had it for the last
twenty years. But what do you think the tonnage for

(01:26:28):
upstairs and downstairs unit should be. I'm going to maintain
gas heat for both of them, but for the air conditioning.

Speaker 9 (01:26:36):
Well, what needs to be done? And this should be
done for every unit. When somebody is going to try
to sell you an air conditioning unit. The first thing
they need to do is what's called a heat load calculation.

Speaker 23 (01:26:49):
And that's where heat load calculation yep, okay.

Speaker 9 (01:26:54):
And that's where they used to call it a manual
jay heat or a heat load calculator. But basically what
it does is nowadays it's all on an app. They
put in the footprint of the house, they put in
the windows, the insulation, which way the house faces. All
this stuff goes into a program first floor, second floor,

(01:27:16):
and it calculates it out how many tons of air
conditioning is needed?

Speaker 3 (01:27:23):
Okay?

Speaker 23 (01:27:24):
And is there a particular discipline or job title that
the person who's doing that that would have the skills
and he's not a salesman. He's actually trying to do
the math and make it come out with an honest answer.

Speaker 9 (01:27:43):
Well, it's all program based, so they can't fudge the numbers.
I mean they can after it comes out say well
this says you need four point seven tons of air conditioning.
That's a five ton unit.

Speaker 3 (01:27:59):
Right.

Speaker 9 (01:28:00):
So that's about the only thing that they can do
on it. And as far as who can do it,
technicians have the capability. The AC sales guys have the capability.
I mean, anybody who's in that AC realm has that available.
But in a lot of areas it is mandatory. And

(01:28:22):
in Texas, we're one of those places where it's basically
mandatory that you do this before quoting what the AC is,
because it used to be you'd go out and you'd
look at it and say, oh, well, you've got a
four ton there, let's put another four ton in. That's
not done anymore because when, like you mentioned, you change
the windows, it changes what you need for an air conditioner.

Speaker 23 (01:28:48):
Right, And if the one that I have was replaced
thirty years ago, it was replaced almost right around twenty
years after the house was them. If they just came
in and said, well the original builder put in five,
we're putting in five exactly.

Speaker 9 (01:29:07):
Yeah, and that music means I gotta take a quick break.
I'm gonna put you on hold for a second. Let's
talk Guardian Roof Systems, because if you're needing a new roof,
you need to call Guardian roof Systems. I mean, we
were talking with Mike in the last hour from Guardian
roof Systems about some of the new stuff that's available,

(01:29:27):
and it's not new, it's just making its way here
to Texas. But I'll tell you Guardian roof system stays
on top of current technology and can take care of
any roofing needs you have. I've used their services for years.
They do a great job. They'll take great care of you.
Two eight one four zero seven seventy two point eighty

(01:29:47):
for Guardian roof Systems.

Speaker 8 (01:29:50):
Let's head over to Fort Worth and Gary.

Speaker 16 (01:29:53):
Thank you, Jim on your head there.

Speaker 11 (01:29:55):
Ready Seal.

Speaker 16 (01:29:56):
I've got some garage stores. I put it on about
two years ago. It works great.

Speaker 11 (01:30:00):
The Ready Seal looks just as good as it did today.

Speaker 22 (01:30:02):
I put it on.

Speaker 9 (01:30:03):
Ready Seal. You know, spray it on, roll it on,
brush it on. You don't have to worry about laps
or streaks, runs, any of that stuff because of the
way it soaks deep down into the wood fibers.

Speaker 15 (01:30:11):
It takes care of all of it and.

Speaker 9 (01:30:13):
It's available everywhere. But to find a store nearest to you,
go to readyseeal dot com. You know a lot of
window companies can put in new windows, but can they
make the trim look right? Do they use high end
cock to seal up the air gaps? And do they
offer multiple styles and choices so you can get the
exact windows you need and want for your home. Jim Dutton,

(01:30:35):
host of Texas How Improvement. For Texas Remodel Team, they
have a window division that does nothing but windows, and
they can make sure that things like your trim, your brick,
even your windowsill looks perfect because after all, they are
owned by a construction company. They carry all the major
brands of windows, and their insult crews are second to none,
giving them a four point nine stars out of five

It ain't a good weekend to your tears.

Speaker 7 (01:32:23):
This is Texas Home Improvement with Jim Dutton.

Speaker 9 (01:32:27):
Hey, welcome back to Texas Own Improvement. All right, John,
I'm back with you, and you know the USA insulation
is a good example that would change what you need
for an air conditioning system.

Speaker 23 (01:32:40):
Right right, Uh so, the I'll just move to another
question here, and for the purpose of the question, we'll
just assume that they've done that heat load calculation and
it's five tons again, Okay, Are are the odds going
to be that it's going to be two two and
a half tony.

Speaker 9 (01:33:00):
Now, it's probably going to be three up and two down.

Speaker 23 (01:33:04):
Okay, all right, that's what I was thinking. All right, Well,
that that's it, Thank you. I jumped in my car
and they just happened to be on the air conditioning tha,
so it was a good time to call.

Speaker 9 (01:33:14):
There you go, you take care, thank you sir. All Right,
with that being said, we are out of time for today,
but we have another show tomorrow starting at two o'clock
right here on seven po forty ktr h. And again
I'm going to take this opportunity to wish all the
dads out there happy Father's Day and again wish my

(01:33:37):
dad a happy Father's Day as well. You know, take
the day off, relax, stay home, watch movies, do whatever
you want to do, and tune into Texas Home Improvement
tomorrow afternoon at two o'clock. And again, don't forget about
our website thipro dot com. It's there as a resource
to help you out. Twenty four to seven to have

(01:34:00):
