Johann Dutton here again with Adam Dutton, filling in for
our father Jim this this weekend. He's out at the
Pasadena Rodeo doing a charity picnic event this weekend, and
so that's got him tied up, and we had the
opportunity to answer some calls for him today and looking

was out sick for something and getting kind of regular

I think you're right, so far, so good. I think
it's you know, as we do it more, we get
more experienced with it, the show flows a little bit better.

the home improvement side of answering questions that we had down.

Oh yeah, that's right. Why don't you, Why don't you
fill them in on the story on how your day
started today?
Speaker 6 (03:38):
Oh, I went outside and uh, earlier in the week
I had some other contractors at my house doing some
work and they were digging in the yard, and come
to find out, I have a leak in my irrigation
system now, and the water filter system that I put
in at my house is leaking as well.
Speaker 4 (03:59):
So I started.
Speaker 6 (04:00):
Digging up some holes and currently my holes are sitting
open because I had to run over here and jump
on the show, and so I got got a project
to get back to once we're done.
Speaker 4 (04:09):
Oh yeah, it's gonna be nice and warm for you
already for you. Oh yeah.
Speaker 6 (04:13):
Luckily it was pretty wet, so I set up a
fan to dry it out a little bit.
Speaker 4 (04:17):
And yeah, that is a good move. Actually, yeah, yeah,
So you should come back to something that you can
actually work with now, yep. But I think that's kind
of part of it is that a lot of people
haven't listened to my dad on the air for probably
twenty years at this point, you know, trust his advice
and they've just heard his answers and know that he's
(04:40):
knows what he's talking about there. And and for our part,
a lot of our experience and background and being able
to answer the kind of questions that people call in
about when they're asking home prove of questions is similar
to him a lot of just real world experience, right
and over the last twenty thirty years, we've just been

working right alongside him fixing houses and.

Yeah, for the longest time. And then he'd come on
the show and say, I'm going to be doing this
project this week. In the reality is it was you
and me doing the project.
Speaker 4 (05:10):
Yeah, so we're we're uh, we're glad to do it
and happy to help. And frankly, if we're going to
help him do one thing or another, this is a
little bit easier than helping them build a deck or
or staying a fence or something along those lines. Right.
Speaker 6 (05:25):
Yeah, he's got a flooring job in his house right now,
and I'm glad to be sitting here just talking a
little bit.
Speaker 4 (05:31):
Yeah, that's true. A couple of weeks ago we were
doing some trim board for him. What yes, no doubt. Well,

in uh at eight am this morning into the TCHI
email and uh, I think this is a great question

to get us started off with from Scott and Crowley.
He said, I received storm water runoff from three different
houses in my subdivision. The water goes between the houses
on the fence line. The area gets overwhelmed with water
and stays muddy eighty percent of the time, and it's
just bare dirt with no grass growing. It's on the
east side of the house with maybe two hours of
(06:15):
sunlight a day. The neighbor also has a swimming pool.
Is it a surf, is a surface drain, bedder or
a French drain? And I'll let you start with a
solution form there.
Speaker 6 (06:27):
Well, sometimes it's a little bit difficult to get too
deep in the weeds on a question like this without
actually seeing the house, but I would definitely start with
at a minimum, you're gonna need surface drains. And the
reason I say that is you talk about there's water
flowing from three different laws to this one point and
(06:49):
flowing through at your house, and I have a somewhat
similar situation. And what's probably happened that's killing your grass.
It isn't necessarily that it's getting too much water. It's
the flow coming through there. It's actually scouring away the
dirt and just pulling away at all of that, and
the grass just can't grow. Whenever that soil is just
(07:10):
constantly moving underneath it, you can't even seed that the
seed gets washed away.
Speaker 4 (07:16):
That's a good point I imagine, you know, I see
a lot of houses that have that dead spot and
they got algae growing because the water is just stagnant
for so long, especially in our Houston market. But when
that water, when you're talking about three different houses and
half a subdivision flowing through there, Yeah, it's gonna just
eat away at that grass.
Speaker 6 (07:34):
Yeah, there's no way to get anything to grow there.
You really got to reduce the amount of water that's
actually flowing there. And notice I said reduce, not eliminate,
because it's going to be a lot more harder to
eliminate that flow. And things I would like to look
at on a property like this is one, is there
a different direction that you can direct some of that
(07:56):
water tool going around the other side of the house,
or are we gonna have to deal with an actual
drain pipe situation, putting in catch basins, putting it into
a pipe, and really that system's gonna end up getting
overwhelmed in a scenario like that. But what you're doing
is you're capturing some of that water, so you're reducing
(08:18):
the amount that's actually flowing through there. And if you
put a large enough pipe or enough of a system there,
you can reduce that flow enough to where it's not
going to continue scouring away at the surface at that point.
The other part of this question asking about well, do
I just need a surface strain system or a French strain.
(08:39):
I think it's kind of important to point out to everybody.
Most people have a confusion on what an actual French
strain is. That's actually a sub surface drainage system. A
lot of people using interchangeably with the certain strains strain. Yeah, yeah,
(08:59):
but it's it's actually a subsurface water drainage system. And
what it is is you dig a trench. You'll line
that trench with a filter fabric there so soil doesn't
get back into it. You'll put a pipe, a perforated pipe,
in the bottom of that trench there, and then fill
it with gravel. And what happens is as that ground
(09:21):
water is moving through the ground, it hits that gravel pit,
which has larger voids. The water drops to the bottom
and is collected by that perforated pipe and then flowed out.
And based on this scenario that was to describe to
us right here, it's kind of iffy whether you need
that French drain or not, because a lot of times
(09:41):
I see, oh, the surface strain just there isn't anywhere
for that water to escape, for that last little bit
of water to get stuck in there, and that's what's
causing it to just stay wet all the time.
Speaker 4 (09:53):
Yeah, because he's because he says, it gets overwhelmed with water,
right which is its own set of problem. And also
it stays muddy eighty percent of time, which may obviously
be related but essentially require its own little Yeah.
Speaker 6 (10:08):
And a lot of times what I see in scenarios
like that is that that dirt's not just washing out
to the road all at once. It's just slowly getting
pushed further down in the yard and it ends up
building up a little bit, and that can cause it
back up and it just hold water in the backyard
right there. So it may just need a little bit
dug out on the surface, or if there is a
lot of groundwater moving through the area, I'm gonna assume
(10:31):
that location is kind of more like a ditch location
to guide that water out around the home, that's gonna
be the low spot. So if there is ground water
moving through that area, it's gonna hit that low spot
and that's probably where you're most likely going to see it.
So it is possible that you could need an actual
French strain as well, especially with the neighbor having a pool.
(10:53):
Those are kind of problematic at times with the leaks
and things of that nature. Once again, it's kind of
you got to see the property to fully diagnose what's
going on.
Speaker 4 (11:05):
Yeah, I think ultimately, well, we're putting together a drainage solution,
especially a surface drainage solution, because dealing with Crowley, Texas,
we're probably not having high degrees of slopes in the
house to house right and so generally speaking, it's going
to be a surface related and sometimes it makes more
(11:30):
sense to address that with just grading the yard. And
especially when we have no grass that we're having to
you know, displace while we're doing it, then just simply
grading the yard is is all it takes. And if
that is a viable solution because we have enough fall
to work with there, then that's actually the preferable solution
(11:52):
because no maintenance on that right or at least very
little compared to having pipes in the ground. Yes, and
so a lot of times a landscaper or somebody will
immediately go after putting boxes in the ground and running pipes.
But we like to use surface grading whenever it's feasible.
Speaker 6 (12:10):
It's more economic. In the reality is, it can move
a lot more water than what your piping systems are
going to.

I'm good in yourself.
Speaker 4 (16:48):
Oh, pretty good day. It's beautiful outside and we're having fun. Uh,
we're having fun talking to people. So how can we help?
Speaker 9 (16:55):
Yeah, it's a little on the warm side already, Yes, sir.
So I'm looking at building a new house and I'm
looking at do autoclave aerated concrete, and I was hoping
that somebody could have some knowledge because I've talked to
several home builders that I know personally, and nobody ever
knows what I'm talking about.
Speaker 4 (17:16):
Yeah, I, uh, what what is leading you to wanting
to do that type of solution there?
Speaker 9 (17:24):
Well, it's the insulation factor and uh, just the way
of the look of the building got it's finished, kind
of like a stuff overlook, and and I just think
it's it's an interesting uh interesting from the way I
have what I've done some research about. There's a lot
of places in Europe that use it, and Mexico and
(17:47):
all kinds of different areas around the world that use it,
but we don't use it here in the US as.
Speaker 4 (17:51):
Much, right, And I have I've heard of it before,
but I again have not. I don't know if I've
really seen a house that has used that actively.
Speaker 6 (18:04):
Come across one here in Texas at least that's been
built using those practices.
Speaker 9 (18:10):
There's been there's been some I've been I've been like,
but like I said, I've got a few friends that
are really good friends that are home builders, and and
I've mentioned it to them and they just they had
no knowledge about it.
Speaker 4 (18:23):
Yeah, I think, I think really the biggest problem that
you're gonna find is just sourcing the materials. Really, because
even if you I mean, the installation technique is not
astronomically different, but just sourcing the materials is going to
be a tough row. And and I think if we
think about it just conceptually, you'll see it both across
(18:46):
the country and around the world. There's a lot of
different type of building techniques, and a lot of that
is defined by whatever the local building codes are to
the area that you live in, and so like here
in Texas, a lot of the home building codes defining
how big a doorway needs to be, to how uh
(19:08):
what kind of roof of materials to use, to what
kind of foundations can be poured. All of those things
kind of limit the uh, the type of techniques that
an individual can use. For the most part, I'm not
I'm not particularly familiar enough to know whether or not
this material is written into standard building codes for the
(19:28):
area or not. Do you do you have any knowledge
of that.
Speaker 9 (19:33):
I'm mainly just learning right now. That's why I wanted
to bring it up with you guys, because I figured
y'all had more knowledge of it than I did.
Speaker 6 (19:41):
I will say, with these kind of alternative building practices
that you see, and it's you got this, you have
like the three D printed houses, Sure, different different types
of building practices that they're trying to kind of get going.
We work in foundation, and I a lot of times
(20:02):
get a little bit hesitant to do something like that
because here in Texas, it's not a matter of if
you have foundation movement. It's a matter of when you
have foundation movement. And I look at things like that
is a lot more rigid than framing on a home,
and so a lot of times if you get minor
movement on your foundation, the framing actually kind of adjusts
(20:25):
and you don't necessarily see the damage as bad as
if you have a concrete block type wall structure. You
get minor amount of movement, you're gonna see cracking. And
I'm almost curious if that's why it's not widely used
in this area. And it's the same with the three
D printed concrete walls, like I'd definitely be worried just
(20:48):
minor seasonal movement is going to cause it to crack
up pretty.
Speaker 4 (20:53):
Pretty bad.
Speaker 6 (20:54):
Compared to the you think of a two by four
wall with sheet rock and brick on, it is pretty stiff.
But the reality is there there is some flexibility to
those structures.
Speaker 4 (21:05):
Yeah, I think. Ultimately my answer is that with any
of these building products, there are positives and downsides, and
so I wouldn't be I think there's some benefits to
consider with it. But just like when you buy a
foreign car, you know that you've got to go to
a special team mechanic to get it taken care of.
(21:26):
When you buy these type of or build a house
with some more exotic materials, sometimes you have to find
a specialist to be able to handle it when something
does go wrong. Like for our main industry line dealing
with foundations. Every once in a while we'll see a
builder that comes in from up north and starts building
(21:47):
houses and they build foundations with a whole different type
of thing, And when when we start having to fix
those type. We have to go to a whole different
type of building practices to even fix them. So there's
positive negatives. But that is a great question, Jeff, and
I really appreciate you giving us a call today. Awesome

Uh that was a funny song coming back. But I
think I think we literally were born for digging holes.
Both of us started our illustrious careers with the shovel
in our hand, digging hole out in the field for
(24:00):
our family business here, and learned about the business from
the ground up literally, you know, digging holes, installing piles,
moving wheelbarrows, loading cylinders and trucks and loading them in
the ground, and eventually running crews, a crew and then
multiple crews, and then the sales side of it, answering
(24:23):
calls in the office, you know, doing it.
Speaker 6 (24:26):
I don't think there's a role in the company that
we haven't had to feel.
Speaker 4 (24:29):
Yeah, invoicing. Uh yeah, it's it's been a a long
winding path to get us where we're at today. But
I think that maybe by design or by happenstance, we
ended up really learning a good portion of the business
so that we don't end up those guys on the
(24:52):
oh what's that that undercover boss where they go in
and they don't know anything about how the business runs,

good afternoon. How are you doing today?
Speaker 11 (25:12):
Yes, sir, I have a question. I live with my
grandmother's old bungalow and it has two vents in the
front what do you gable? They're pretty good size, and
another one in the back and it faces north south
so he gets the north breeze through there. Anyway, for
years they got by with that without ridge vnce. Uh
(25:34):
should I put ridge ventce up? In addition to those
I've heard were something where you shouldn't have ridge vnce
and gable vents?
Speaker 4 (25:42):
Yeah, as long as your house is still mainly original,
then you're probably doing okay where you're at. Here's here's
where people in homes of that generation, you know, older
historic style homes, get into trouble. Sometimes they take a
home that was installed with windows that are relatively leaky,
(26:03):
single pane glass wood framing windows, and floors that have
very little insulation below the floor, and then they're just
nailed down wood floors and doors that are old wood
doors that don't have a lot of weather stripping around them.
They take that original construction that's relatively breathable right the
(26:23):
air the house naturally breeds in and breeds out, and
they start sealing everything up, and they put replacement windows in,
They put spray foam insulation in the walls or reinsulate
the walls, They put insulation in the floors, they put
all new doorways in, and all of a sudden, the
house that was fine for sixty years is starting to
(26:47):
become an issue. And at that then sometimes you have
to convert your attic in, your air ventilation and your
cross space ventilation and everything to a more mode earned
design because that's what the rest of the house has
been converted to. Is your house mainly all original or
(27:08):
have you started.
Speaker 11 (27:09):
To make somebody's bungalow on center blocks?
Speaker 4 (27:14):
Okay, YEA like to play.
Speaker 11 (27:16):
It's got it's got to say. It's got two gable
rents vents in the front and they're pretty good size,
and one in the back is pretty good size. So
I don't really need ridge vince then, do I not know?
Speaker 4 (27:28):
If you? If you, if your house is performing as
design and it's still the original type of design, then
I would not start trying to at the top reinvent
the wheel on what you got going there. I would
stick to time tested truths and and you should be
in good shape.
Speaker 11 (27:47):
Well, I appreciate that advice.

And when I got a roof.

Put on about seven eight years ago, I chose not
to put the ridge vents on, and I was thinking, well,
maybe I should have done that, Maybe I should have.
Maybe I shouldn't have. You're saying it really wouldn't.

kind of a run a show Because i'm also in
my contract supposed to have that water test to see
if there's problems with the. Pipe this looks like a

Leaks so, yeah so doing a static test this is a,
good good procedural item to have as part of any
foundation repair. Project what was specifically your question though on?

That is it oraaginable to ask for our run of
shows Because i'm trying to figure out how many days
this is going to be and what CAN i.

Expect, well that's a, okay that's A i understand your.
Question now that's a great. Question, well generally we try
to give people when we're doing a project like, that
usually a couple of days worth of window on how
long the project is going to, be and a lot
of that really gets defined by how fast the digginess

going to go and how deep the piers are. Driven,
now in your, case you already have piers, driven so
we're past the digging and we're past the installing. Peers
but normally on a, project if a peer is going
to go fifteen feet or forty, feet that's gonna make
a difference on how long each one of those are
going to take to. Install and then if we're digging
(37:20):
in stiffer, soils like we may only dig ten holes a,
day where if we're driving or digging in softer, soils
we may dig twenty holes a. Day, Right so there's
a there's a pretty good variance on. That on the
back end of this. Thing, generally the crew is should
be able to give you a few a day or

two worth of window to say that we're probably going
to finish this thing up in three days or two
days or whatever it happens to, be based on the
scope of work you have. There but as part of,
that most foundation companies just recommend a static test being
done at the.

BUT i know for a fact that there's some kind
of break BECAUSE i HAD i had the water turned
on for like two days AND i had like a

bit of a different. Animal then have They but they

or the estimator who put together that repair plan should

obviously you'd want to have that addressed before they fill
all that dirt.

because you're probably along the lines right beyond. THAT a
lot of.

Times you're excavating a lot of areas that you would
need to for the foundation. Work then you're right there
for the plumbing already as.

Well BUT i guess my question is IF i haven't
had any issues on the, HOME i have no symptoms

Know AND i do discover a, leak DO i need
to be? Concerned or CAN i backfill and just punt

Issue well you. Can i'll give you the downside to
it and why most engineering reports for foundation for a
pair se to have it tested is because too much
water underneath the home is just as detrimental as too
little water and it causes soils to. Swell so, well

it because this is really more of a soil mechanics
question than it is a plumbing related. Question but short, answer,
yes it can be a problem and we'll get into.

you had just make sure we're all up to. Speed
you had a nineteen seventies, house existing cast, iron starting
to see symptoms of foundation. Movement, uh pretty confident that
you're going to be getting into a foundation of repair projects.
Soon just wanting to understand what type of plumbing does
or does not need to happen at this time it
(49:32):
related to that. Project is is that fair to? Say,
yeah that's, fair. Okay and in terms of the foundation
side of, it have you already had an assessment and
kind of know what the scope looks, like whether it's
just a few piers on an outside or whether it's
pretty comprehensive down through the middle of the house or
anything like.

That, Yeah i'm have.

It y'all come out to do the, work and it's
basically going to be the southern half of the home
is going to act like be re, repairing kind of
a fly by, night real sketchy, company. Gotcha so we're
doing Ultrapile you, know we want to never talk about
foundation work, Again, yes, Sir But i'd also be willing
to bet you a cookie that the plumbing work is
(50:14):
going to be probably another twenty grand if we're talking
about rerouting the whole, home.
Speaker 4 (50:19):
Right it so in the area that we're doing the.
Work is this going to be through floor or via? Tunneling? Tunneling,
Okay so to the point That adam was making, initially
whenever a tunnel is already open underneath the, house sometimes
it just makes really financial sense to go ahead and
(50:41):
put a pipe in it if they're piping happens to
be running that, area because you kill two birds with,
one soone you have your access already, open you can
route some plumbing over and make a. Connection and then
and then the cost of the pipe is just so
inconsequential compared to the cost of digging the tunneling to
get to it that it makes financial sense to do it.
(51:02):
Together the reason WHY i was asking those questions is
because sometimes you, know you're dealing with five peers on
the corner of a, house or you're dealing with like
a garage that has no underslap, plumbing then you really
have no incentive of the, work the scope of work
carrying over for both for both, projects and then there's
(51:26):
really not an urgent timeline to. It so WHAT i
WHAT i promised you is a conversation on soil. Mechanics
so here's here's the the nuts and bolts of. It
when soil dries, out its. Shrinks that's why you see
a dry lake bed is all cracked on top is
because everything is shruveled. Up when it gains, moisture it.
Expands and so while while you may not be having
(51:49):
a clog underneath the, house which is good because you
can use the pipe without much concern for a, backup
where it becomes an issue for homeowners with leak and
pipes underneath is that it will introduce too much moisture
in an area relative to other areas of the house
and can swell that soil and get it swelled beyond
(52:10):
sometimes depending on how much the lift is even the
height of the. Piers and so if you have a
house that has a pretty aggressive plumbing, leak which would
usually be something like a washing machine or the shower
in a master bath that gets used every single, day
(52:31):
then we're dealing with too much water in that. Area
and let's say the foundation job only lifted the house
and insure less in that particular, area you can literally
have that soil swell it off at the top of the,
pier and in which case we again our experience another
foundation related problem that we don't want, right barring those
(52:52):
barring those set of, circumstances and barring if the plumbing
routing doesn't make sense to go through the tunneling because
it reroute is a better solution anyways than saving. It
punting it down the road and saving it for another
day isn't gonna kill. Anything it's it's got. It it
happens all the, time, frankly because.
Speaker 6 (53:12):
We understand it's not the most financially doable thing all
the time to just Say i'm gonna get foundation work
And i'm gonna get a. Reroute, Man i'm gonna do
it right, now like.
Speaker 4 (53:24):
We saw ads. Up, yeah no. Doubt and so those
are just the pros and cons and stuff to. Consider and,
ultimately you, know when we're in a situation like, that
we put those options in front of a homeowner and
just let them decide what what's priorities for them in that.
Moment you, know now.
Speaker 14 (53:40):
Bush comes to, shove THEN i guess what you're saying
is just managed the elevations and you, know maybe have
y'all back out a, year you, know three, years just
to make sure we're not seeing any swelling.
Speaker 4 (53:52):
Exactly we're at least in good.

Shape, temporarily, yes, sir, exactly it's gonna have to happen.
EVENTUALLY i, MEAN i think that's a foregone. Conclusion but
like you, said it's a bit of a gut punch
to have to do a reroute and a foundation at
the same.

Time and and here's here's a good news for you
in working with, us is that some foundation contracts are
written that if you don't get that underslab plumbing repaired,
immediately that it will literally void your contract on the,
piers and ours is not that, way got, It and.
Speaker 6 (54:21):
So i'd say it's been a couple of years SINCE
i read a competitors one that didn't say it was
gonna avoid your warranty so, right and ours.
Speaker 4 (54:31):
Doesn't, yeah you'll never hear that out of, us because
we we just understand that if you put a peer
in right the first, time and you get it to
the depth that you need to get it, to this
moisture activity near the surface should not have an impact
on the stability of that peer at the bottom of the, pier,
right and where people get.

Put down and underslam plumbing is probably what three feet, below.
Speaker 4 (54:55):
Right and but if your peer is too shallow and
it's still in the moisture active zone to the. Soil
then movement there will cause, movement uh to the peer. Itself,
Right so that's, yeah that's why are our warranty is
written the way it, does is because we just have
the confidence that we're going to put that peer to
the depth that needs to be and not have that.

the best way to to get your information to me

essentially what it is is it's a a contraption of
metal beams with some cover some decorative coverings that are

designed to provide support to a linel that is sagging
when it's undersized or spanned too far from an initial.
Builder we end up seeing that quite often in our
foundation repair industry because a lot of times people will
see those cracks start opening up in the bricks above
their garage. Door and when a homeowner looks at, that

you don't automatically know whether or not this is foundation
related or whether it's lental sagging. Related and so sometimes
you got to literally get somebody out there with all
the necessary tools to take some measurements and figure out
what's what and what's the problem. Here and BUT i
have seen it go, IN i know the system works.

said a lot of it's the geotechnical aspect of what
we're dealing. With as the soils, dry they, shrink as
they gain, moisture they expand. Again so just, naturally being
where we, live we're gonna have dry, Seasons we're gonna

have wet, seasons that foundation is actually gonna have a
little bit of movement up and down every single. Year
and whenever you get that, process if it's moving just,
right that brick is getting pressures on it and it's
just gonna start walking out over the years and decades
that that house, Exists so it really can be a foundation.

Problem now a lot of times we like to address
that more with preventative type, maintenance doing the foundation drip
lines around the home or root shields for the, trees
and the goal of those is actually to reduce the
amount of the cyclical cycle that's, Happening so reduce that
bounce that's happening just season to season in the. Foundation

now that being, said if he's noticing that, issue how
it is right, now there's a puss ability, that, yes
it has also settled in that area just due to
that cycle having happened over the. Decades so it may
need peers in that that, Location but as a whole

that preventative maintenance around the whole house can actually do
a whole lot to help the rest of the house
from having the same.

just like our, business where not every peer is the
right peer for the right, house not every type of
filter is the right filter for the right. Water and
so working with a water filtration company that will come

Direction and, frankly you, know because this is a lot
of those type of guys come out and try to

Systems it's going to actually get you closest to like
a distilled water out of all the other. Filters and
the REASON i say that is it's actually stripping a
lot of the minerals out of the water as. Well

recommend getting a. Remineralization. Uh they're usually just like straws

that are put in line with the plumbing after the reverse,
osmosis and that just makes it a little bit more
healthier for you to. Drink if you don't have any
minerals in the, water your body's not gonna fully process
it the same way it does as your your normal
water if it comes through the reverse.

Uh, Well as a quick and dirty answer to your,
QUESTION i would not suggest continuing that plywood and going
straight over the. CONCRETE i can see why a flooring
guy would want to do that because it gets a
more stable flooring surface to work from. There the downside
to that is that concrete is porous and it will
(01:15:42):
wick moisture through, it and you will end up having
a situation over time where you have concrete that's not
completely dry up against, wood and that can create an
issue for. You so a better solution would be to
build the decking so that it butts right up against
the concrete and and have those aligned with each other
(01:16:05):
and then put a certa a one of those type
of flooring surfaces over it that creates a floating floor
out of even a tile. Floor so they make they
make a lay down THAT i can't remember the name
of the. Brand the one That i'm familiar with is
like kind of a bright orange. Color, yeah it's a,
(01:16:27):
uh it's a very popular brand for doing. That but
essentially what it's doing is it acts as a vapor.
Barrier it also acts as making a, floor any flooring
surface a floating floor. Surface and so you can put
that down and it will allow that that material to
bridge that gap between the wood and the concrete because
(01:16:48):
any amount of expansion and contraction that's happening on that
concrete and on that wood will be. Differential you will
not ever get a perfect seal that that things are
not going to want to expand a contract on that.
Line so that'll help prevent the flooring surface itself from.

CRACKING i highly recommend putting just like a threshold piece
across there as, well because no matter what you, do
how much effort you put into, it if you put
tiles or some kind of a hard surface going across
those two, pieces it will.

Crack, YEAH i guess the alternative way to handle it
would be to put down a vapor barrier underneath in
between the concrete and the wood and if you have
enough room through the other parts of the house or
wherever that aligns with the next, floor whether that's carpet
or a wood floor in your, master you could hypothetically

do that with a vapor barrier. Down it's just it's
arginally more risky to do it that.

space in between where you're raising some of the flooring
up and where that that wood is going to interface

talking about some insulation, here and SO i wanted to
make SURE i can visualize that. Again could you for the,
audience can you just help us understand exactly what that
cavity is that you are filling filling where the old floor.

HOW i know that is because just my experience and

background and doing load calculation designed for air. Conditioning my
background is as a mechanical, engineer SO i spent a
good portion of my career doing that exact. Thing and
and the amount of load that is added from the
foundation and the flooring is is very very small compared

to the amount of load that's introduced by what type
of windows you, have what type of, door how much
windows and how much, door and then what type of
attic insulation you. Have those those things really just overwhelm
any of the other variables that you that you normally
have when you're doing that load. Calculation so it for

for comfort, reasons you may want to do, it but
that would be.

wanted to make sure we had a chance to address,
today and this was From john and he, said, hello
we recently had a sewage backup into our kitchen from
the washing machine drain and kitchen. SINK i removed the

drain cleanout cap to release the, pressure cleaned up the
flooded mess in the, kitchen and then hired a plumber
to check it. Out they ran a camera into the
clean out and discovered A u shaped sag under the
main house about fifteen feet towards the middle of the.
House they gave me a quote for twenty five thousand
dollars to fix. It i'm assuming that we'll have to
dig under the, foundation replace the section of, pipe and

somehow prop it. Up is this a homeowner's insurance? Claim
can your company do this? Repairs and how does the
insurance company assess the claim and the amount for? Repair

obviously we were working foundation. Repair we've talked several times
today about the changes of moisture content in soil causing
it to shrink and. Swell oftentimes that shrinking process can
actually cause the soils to Your your foundation isn't the

foundation attach those hangars to the plumbing to make sure
