I'm going to head to our firstcall of the hour and Uh, Jim,
this is Jim. How can Ihelp you? Yeah, Jim,
I have some questions on foundation repairsand I've actually gotten two bids on pilings
and stuff, okay, and I'ma little confused on how you people do
(03:42):
business. Uh, And what I'mwhat I mean is that when I've got
the bids, the the things thatthey don't cover in the foundation, notards,
when they put the piles in there. Everything they tell you they're gonna,
you know, do this and dothat. But if there's a sheet
(04:04):
rock cracked in the house or someother stuff or crack bricks and stuff like
that that they don't cover that,right, So what is your what what
are your options? I mean whatI had to go out and find under
contractors or to do that work oryou know, I'm trying to figure out
(04:25):
how do I even figure out abudget and how much this is going to
cost me? Well? Uh,the first thing I would tell you is
you typically don't do the sheet rockrepairs and stuff for sixty to ninety days
after leveling a foundation. And thereason for that the structure goes down over
(04:45):
a period of years. When youlevel one, you're literally gonna level it
in minutes, and so you don'twant to do repairs immediately because the crack,
although it may not close one hundredpercent when and it's when the work
is being done over the next fewweeks, it'll tend to still close up
some So you got to give thatsome time. And the reason no foundation
(05:11):
contractor will include those prices. Nobodycan tell you exactly what's going to need
to be done ahead of time.We have no way typically of knowing if
somebody repaired cracks, if somebody redidsheet rock, you know, put new
sheet rock in the house after itwas down. And so if the contractor
(05:34):
was going to put a price onthe repair, it'd be an astronomical number
where you know they can come inand just basically redo all this stuff,
because that's the the liability that youwould be asking them to take. And
so that's the reason nobody includes it. And typically, honestly, that sheet
(05:58):
rock repair is typically pretty cheap afterfoundation work. Normally it's painters who do
it, and you know, theyrepair the cracks and stuff and then go
ahead and match the texture and dothe painting and it's done. As far
as the brick work, yes,we have the same thing. We typically
(06:20):
tell you wait sixty to ninety days, but we do have contractors that we
can refer you. And it's thesame thing. Where do we stop the
liability because we don't know if somebody'sdone some work to it ahead of time
or not. And if you havesomebody who's good at the brickwork, you
(06:42):
can't tell when they're done. Yeah, yeah, I understand that. Okay,
Yeah, I was just trying tounderstand how do you come up with
a askmate, do I really wantto go ahead and do this? I'm
seventy I'm seventy five years old,and I've been in this house now for
twenty years, and this house wasbuilt in nineteen seven, in nineteen seventy,

okay, and so I just says, okay, well, do I
go ahead and you do all thisto fix it? In my longevity at
age seventy five? Isn't that great? I mean, maybe ten fifteen years
most. But I don't even thinkI'll make that. My wife might make

it, but based on family historyand all that. So let me ask
you a couple of questions on it. Then, sure, what do you
have for cracks? Now? Rightnow? I have heroine heroine cracks around
the bricks and no Greek big cracksof your stuff falling out? I do.

I actually put I made with pairswith pairs on the house and garage
and replaced all the trim with ahardy board because the wood that was here
was rotten and I replaced all thatand that's that's not going to give you
any trouble. Well, no,I was going to say, what's happened
(08:15):
now is that those were done intwenty eleven and one one one of the
fellows are out that were estimating thebid. He noticed and I hadn't he
noticed it. But then the crowdthe top of the roof where the two
roofs come together front the back right, well, the the two boards that
(08:39):
join in with in the eve that'son that side of the house, and
this is a gable inn and theuh has come apart the freeze board.
Yeah, yes, okay, yeah, where it comes at. But you
know that's that piece of board thatjust hangs down and it's come apart and

it's and it's cracked. And Ihaven't even noticed it until he noticed when
he said, well, yeah Idid. Here's you know, so he
didn't find I mean when he wasdoing his work, he know he noticed
that. Sure, and uh uhand the other thing with the brick on
this house is Mexican Mexican brick,so we know, you know, yeah,

and you know I did say,I did say, pieces of everything
that I could find when I movedinto this house, just in case something
on south. Yeah, and thenthe fellow I did, uh, and
I and made some changes inside thehouse and that and uh and I did
(09:43):
the same thing with the material onfloors and stuff. Well the people who
looked at did they tell you howfar at the level it is? Oh
yeah, I mean it's uh,I got too big one the one I
liked the best. I mean it'snot the price, but the man that
did it and the way he didit. And uh, yeah, I'm

let me see here and here itis, uh because in a reason I'm
asking Yeah, yeah, I understand, Uh, I've got uh that's an

inch, you know, uh souh and and that's why I was wondering,
if you're only an inch or twoon a level, Well, I
just want to I'm going to uhsee that. I'm just looking like the
garage is. He's got minus onepoint one one point the garage is detached,

and then he's got a half inchand then he got six tenths at
the other end. Okay, there'sfull corners on the garage. Sure,
look you've got minimal movement. Soright now things are as good as they're
going to get with all the rainswe've been having, So you know,
when it starts trying out, yourproblem could probably get worse. But the

thing is, as far as budgetingfor sheet rock and brick cracks, you're
not going to have a lot ofdamage because you're not need to be moved
a lot. So sheet rock repairsI'd probably budget like fifteen hundred to two
thousand dollars as all, and aboutthe same on the brick work because neither
(11:41):
one of those are are super expensive, and that that amount of money goes
a long ways towards fixing sheet rockcracks and brick work. But you ask,
you know, as far as notdoing anything, isn't going to fall
down on you. Will the problemget worse over time? Yes, But

is it gonna, you know,start falling down on you. Not with
the kind of numbers that you're talkingabout. So if you didn't want to
do anything, you would be fine. If you do want to do something,

and I've got to replace the driveway. And the other thing that you're doing

guys I got to through the bid, he's remodeling the house, and I
used the guy that drove the peersover there to get another bid, and
so that's where I got the information. But I noticed now you've mentioned that
how with the problems with the pipingand this house has duck arm No,
(16:53):
it's cast iron pipe underneath it,okay, okay, but once it leaves
the back of the house, itgoes to PVC. Okay. So this
was built in nineteen seventy Yep,that's right when they were changing from PVC
to i mean, from cast ironto PVC. Yeah. So yeah,

and yeah, because all the plumbingin the house that would have been PVC,
that would have tied into the sewersystem and stuff. I mean,
all that's cast iron okay in thehouse too. So what's the issues with
the cast iron? I know frommy personal experience that cast iron can't take
(17:40):
shearing forces, but he can takecompression courses. Well, the big issue
we run into on the cast ironis it has plane lived its life,
It deteriorates, it cracks its Yeah, it's corroded all the way through.

Uh. I'll be honest with you. If your house has cast iron pipes
under it, you are probably lookingat having to replace the sewer system under
the home. Yeah, then you'regoing to you're you know, unless you're
If your bathrooms and kitchen, sinkand stuff are on outside walls, it
(18:22):
can be rerouted around the house andsave quite a bit of money. But
if you've got bathrooms in the middleof the house or something, then you
typically have to tunnel to them.Uh, and you're gonna want to make
sure that any tunnels that are donehave peers in them as well, because
otherwise that area is gonna settle onyou rapidly. Yeah. Okay, And
(18:45):
Jim, I'm gonna tell you onemore thing as you're as you're hunting around
and uh, you know, lookingfor companies who can do this, like
t Wes. We we have ourown plumbers because we have our plumbing company
we take care of we can takecare of putting all that ticket there for
you. But the big thing youneed to look at on foundation repair is
the warranties nowadays. Because everybody willtell you we're using a press pile and

it's a lifetime warranty. Make sureyou look at that warranty because and it's
it should be in everybody's contract andif it's not, get somebody else.
But a lot of them are doingwhat is a service contract, not a
warranty anymore. Yeah, and soevery time they come out there, they're
(19:30):
charging you instead of the warranty coveringit. So just just make sure you
check everything out. I understand thatall right, does sees or anything else?
Yeah, So with the garage inthe driveway. So if I do
the garage and before I do thedriveway, how long should I wait for
(19:57):
that? You don't need to waitbecause now that that that's just uh,
it's just when when a structure isleveled, everything's trying to shift back into
place on the framework itself. That'sthe reason you need to wait on that
stuff. But uh, doing somethinglike the driveway or if you needed to
(20:17):
do flooring in the house, thingslike that can be done right away.
Okay, understing it right. Well, I'll give your people a call on

a lot of foundation companies out there, and that you really have got to

look. One, how long havethey been in business? Two? What's
their warranty gonna cover three. Someof them also have clauses now in there
that after the work is done,you have to have a static test done
on the sewer system and if there'sany leaks, your warranty is voided.
(21:22):
And if you've got the old castiron systems, I can guarantee you you're
gonna have leaks. So make sureyou're checking all that stuff out before you
hire a contractor. I will tellyou at due Wes we don't have those
clauses in our contract because if thefoundation work is done right to begin with
that leaks shouldn't change the problem otherthan it'll cause an area to heat.

you? I have so many questions, but I'm trying to conceal it,
condense it into a couple. Sorecently I found a mold on articles of
clothing in my in the master closetand I had a mold inspector come out
(23:38):
and do the work and tested gaveme results that showed that there was mold
in the HVAC system and in themaster closet. I had some mold remediation
done and one of the recommendations wasfor the HVAC system to be remediated as
far as cleaning the coils, planon cleaning the ducts, et cetera.
(24:03):
Well. In trying to be costeffective, I asked for a couple of
different estimates for the work, andI've gotten estimates from one thousand dollars to
four thousand dollars with recommendations of usinga UV light in the end process.
And really what I want to knowwhat's my true north when it comes to
(24:25):
choosing someone to do the work.The inspector gave kind of like the recommendation
for the remediation of it, kindof the master plan. But I want
to make sure that I'm getting whatis recommended, but not having to break
the bank to do it. Sureis the recommendation? Is there some place
(24:45):
that I can look. I've gottenso much information my mind is whirling,
and so I'm just calling in tosee can you give me the true north
and the guide and guidance as towhat to do next. Honest typically,
what you're better off doing is dealingwith a company, a restoration company who
(25:06):
specializes in that kind of work becausethey will have the people to bring in
and do this all at once anddeal with Since it is an insurance job,
they'll deal directly with the insurance companyfor you as well. So it's
not the insurance because I'm doing thisout of pocket. Mynd deductible is eighty
three hundred, so okay, yeah, even so, are you going to
(25:32):
still have it retested and everything,because honestly, you need to and I
hate to tell you this, butonce you've had it tested and shown that
it has mold, if you evergo to sell the house, you now
have to disclose it. Yes,it had mold, because that's going to
be on the disclosure papers. Soyou're going to have to have that test
showing now that the mold has beenremediated and no longer is an issue.

Okay. For the h fact thatthe cleaning of the system is no big
deal, that part can be easilydone. The duck work. It's going
to depend on the duck work.If it's the flex duck that has plastic
inside, just take the duck workout, throw it away and get new
(26:21):
duck work. If it has metalinside, then they can clean it,
but it's very limited on what theyactually can do to the duck work.
The planum box is the same thing. If it's if it's a planum box
that has the fiberglass insulation inside ofit, if that gets the mold and
(26:45):
stuff on it, just throw itaway. They're just not expensive enough to
justify going through an expensive repair onit and then still having to replace it
because they couldn't get it all out. You asked about UV lights. UV
lights kill germs and different things likethat, and for most people I tell
(27:10):
them, you know, unless you'vegot a reason for a UV lights,
you don't need it. This maybe a reason for it because it'll help
kill the spores from the mold andmildew that's going through there, and so
it can definitely help with that.But what started the mold, do you
know? So that's the mystery.They came did the remediation of the master
(27:36):
closet. They tested it and itfailed. They came back and did the
HEPA vacuuming and put down plastic overthe carpet and the air scribers and all
of that, and it passed.So the mold inspector gave me a path
for that. But now we're transitionedfrom that space to do the HVAC.
(27:57):
But I'm thinking maybe the HVAC mighthave been the source because on the remediation
part, they cut to the drywall, they didn't see anything. They
only saw exterior, not on theinterior walls. And so let me ask
you a question on this closet.Do you have an AC duct into the
closet? I have a vent overit, So my guess is, yes,
(28:22):
there is a duck that least okay, from the vent to the duck,
right, Okay, yeah, thenyeah that then yes, I would
guess then that it is something withthe HVAC system. So truthfully, I
probably wouldn't look at doing a wholebunch of duck cleaning as much as duck
replacement. How old a house isit? It's four years built in right,
(28:47):
December twenty nineteen. I moved inJanuary of twenty twenty. Okay,
insulation on the house is it thespray foam or is it regular fiberglass?
I think it's the spray pe isthe spray form is like the loose the
loose pieces, right, No spraypham would be UH sprayed and it's a
(29:11):
It forms a solid and it's inthe attic up on the roof deck uh
and and the roof the attic stayscool because it's basically air conditioned. Now,
Okay, so I see like theloose pieces of uh of insulation.
Okay. If if that's case,then you have uh fiberglass type insulation.
(29:33):
The house is breathable, So that'sthat's good. I don't like encapsulating the
whole house with foam for this veryreason. I would traditionally on a four
year old house be going back tothe builder. A four year old house
(29:56):
should not have this problem. Nowthey're gonna balk at you at first,
you're gonna have to put some pressureon them. But a four year old
house there are there are certain itemson a house when it's built that have
longer warranties than others, like afoundation. Typically the builder's gonna lose if
(30:19):
it's ten year old, ten yearsold or newer and mold. In the
house that's only four years old,he's gonna lose if he goes to court.
They're not gonna let you go tocork on that. So you may
have to push and threaten with attorneysand stuff like that, but there's no
way they're gonna let that go tocourt. So that's where I'd be headed.
(30:41):
And I'm gonna talk through this breakhere real quick. I would ask
for new duck work. I wantthat HVAC system cleaned out, a new
plenum box, and then have thehouse tested again. Okay, So new
duckwork, have h the plenum change, yep, and then have the house
(31:03):
tested again. Okay, Okay,all right, good luck with that,
and if you have other questions,just give me a holler. Okay,

tough one. And folks, ifyou're buying, and I know I'm talking

to where I should be doing abreak here, but look, if you're
in a situation we're looking looking atbuying a new home and they encapsulate the
whole house with foam insulation, thisis something you deal with on a pretty
regular basis in those houses. Avoidit. Avoid it, like the plague.
Buy houses where it's breathable. Foamis great in the walls, but
(31:45):
in the attic you need breathable typeinsulations. Let's talk about sunburst shutters.

of the paper is the drywall materialitself, which doesn't burn, and so

is put a solar fan in theaddic. What do you think depends on
what he has for ventilation now,But on a ten year old house,

sixteen inches of insulation is what's recommended. He's at twelve. But really,
if he wants the biggest bang forhis buck on a ten year old house,

the app on top of that existinginsulation, so it keeps the heat that

gets in the attic from getting intothat insulation. That will be his biggest

in nineteen seventy six. It wasat this two story colonial house built by
Superior Homes. And the other dayI was cleaning out the filters and downstairs

on the return air there's a twentyby twenty five by one filter, and
upstairs they on the same return air, they have a twelve by twelve by
one. So I stuck my headin there to look down at the return
air to make sure everything was nottoo dusty or whatever. And I noticed

that in between the floors it wasopen. There was no sheet rock or
anything there. Yep, should thatbe? Should should that be closed up.
Probably not really. Yeah. Whenwhen you say no sheet rock anywhere,
uh, that's leading back to theair conditioning unit. Correct. Yeah,

yeah, it's going up into theattic. Okay, So I mean
I mean downstairs and sheet rock allthe way up to the second floor,
and then in between the floors it'sopen, and then above the the the
second floor it's all sheet rock.It's just open in between. I mean
I can see the raptors and andand in between the return air there you

know. No, typically where itpasses through and goes up, it should
be sealed off where you're not ableto be pulling air from between the floors.
That's so. Yeah, that thefrom what from? I thought we
were talking two separate things and andbut no, it should not be opened

years ago that was having a majorhumidity problem. Uh, And what we
found was it was drawing air betweenthose h floor levels from outside. Wow.
And that was drawing humidity then inbetween the floors that way and causing

Okay, what why should I uhshould I get some sheet rock or
some hard plastic and just table itaround there or what do you recommend,
really any anything to seal it fromtaking air between the floors. Okay,

I have a microwave and I removedit because I bought a new one

adjester comes to start taking all ofthe subject. So whenever that order is

sitting there and going through the secondstory I by wood, it causes a
lot of damage. Ye, Sowhat is your advice to handle the subject
matter? Go on and do ityourself. You just get things done.
You're you're required to. And wehad that conversation actually last weekend on the
show. You have a responsibility tosecure the property once the initial storm has

passed by, you secure the propertyto make sure it doesn't get further damaged.
And that includes pulling out stuff that'swet, like that carpet, so
it doesn't start to mold and mildewand things like that. Now, obviously
you want to document everything first,you know, pictures, pictures, pictures,
but then get it out and saveit outside for the adjusters. But

if you got leaks in the roof, get that roof tarped. If you've
got windows that are broke, getthem covered up. If a tree fell
on the house, you've got toget the tree off and cover it up.
And that is your responsibility because theinsurance company will limit what they cover
based on what happens after the storm. Yes, sir, you know,

I lived on a golf coast ofmy entire life and follow a lot of
these hurricanes and different things that comeup, and so that was always my
thought process. And some of myfamily members they decided that that was not
the right thing to do, andthey just sit there and Nicole, I
won't mention any names of a localwater protection company, and they just bought

it all these big old humidifiers andpans and generators, and was really the
make a lot of money. Yeh. Fortunately, you know, they did
decide to take the old timers thedecision, and they were able to handle
the situation with another contractor and savedthe contract the insurance company a lot of

money. I just think that somepeople they don't have that knowledge and they
just get scared and don't want towork, and there you go, you
in big trouble. Well, andit's not just saving the insurance company money,
it's it saves you money as well, because you know, the insurance

out, I'll just get a newone, and that's not what they're in
business to do. They will fixthat old one as far as they can

and it's going to take fifty eighthundred dollars to fix it. For you
and me, that fifteen hundred dollarsgoes a long ways towards a new system,

or ruder if it really gets cloggedup, right, they and the plumber

the things that we plush them out. So we thought of root killer.

can I haven't heard any of anygood ones because the problem is, you
know, it goes the root killerin there, the roots get it,
but you're constantly having water go throughthat's diluting, and you know it's it's
temporary. You got to continuously doit. How often are they having to

is it called? What is thatto make? It's just it's a root
