This actually came in three days ago, and it's the
time of year where you know, parents start trying to
help their kids. Which what are you going to do
when school's done? And it really doesn't matter if you're
finishing high school or finishing college. If you're finishing high school,

you know it's well, are you going on to college,
which probably should have been already decided, but or are
you going to go out and get a job you're
coming out of college, Have you got a degree that's
worth pursuing a job in or do you need to
find something else to do? So the subject on this

(03:34):
email was trades jobs, and he says, Hi, Jim enjoyed
enjoying listening to your show. I had your son in
law out a couple of years ago to check our
foundation and it was a great experience. And he's asking
about trade jobs. Not sure if you get this question much.

(03:55):
I'm helping my twenty four year old son search. He
lives in Dallas. We're not sure you know what he
wants to do, and he's looking for an entry level
opportunity in trades or general construction. Any ideas or resources
to point me to would be welcome. Okay, Look, I

(04:18):
would be looking at the trades. I would be looking
at plumbing, air conditioning, electrical work. All these items are
licensed trades that they make good money. You know, we
all think we got to have our kids go to
college to get a good education, to be able to

(04:41):
go out and get a great job. How many kids
come out of college, they've got a degree and they
can't make a living off that degree. You know, entry
level for an apprentice plumber going in, you're probably looking
eighteen to twenty two dollars. Same with air conditioning, no

(05:03):
experience needed. As you get more experience and you get
the higher license levels. You know, plumbing, you go in
as an apprentice, then you can get a tradesman. Then
you can go journeyman, you can become a master, and
each of these levels is paying you more and more.
The more experience you get. The better qualified you are,

(05:24):
and the more useful you are being able to go
out and solve problems, the more you're worth to a company.
So you know, you got a tradesman is going to
be probably no. Twenty to twenty five. A journeyman you're
probably looking at twenty three to depending on how good

(05:48):
you are, thirty a master anywhere from twenty eight to
thirty eight an hour. That's not bad pay. And for
most of the time when you're in those kind of trades,
over time is available if you want it. And here's

(06:09):
the thing about a license trade that way is you
move up, like plumbing for instance, master plumber, and then
you can get your responsible master, open your own shop
if you want, become the boss. Then you can see
just how poor you can be by owning your own business.
But that's a different story to tell.

Everybody always say, oh, well, yeah, you own your own business,
you can come and go as you please, and you know,
not responsible, blah blah blah. No, when you own your
own business, you're on duty twenty four to seven. The
phone rings, you answer it. There's a problem, you got
to solve it. There's nobody to say oh, well, that's

(06:48):
I'm off today, call somebody else. It don't work that way.
But we're going down the wrong path. I'm saying. If
you're child and quite frankly, it doesn't matter male or
fee email is looking for a job coming out of school,
these trades are great. Sanjack College offers some great classes

(07:11):
for air conditioning where you get all your basics, and
when you come out of those classes and you can
take them at night, you can have a regular job
during the day and take these classes at night. You
can go to a place and start in an entry
level position and move up much quicker that way than

(07:31):
if you just come in with zero experience, because you're
learning all the basics of the parts of an air
conditioning system and how it operates. And typically when they
come out of those classes, they're ready where they can
go out and do like the spring checkups and things
like that. So honestly, that would be the direction I
would be telling you to go. Now. For those that

(07:54):
want to go into a specific you know, like you
want to be an engineer, want to be a doctor,
you things like that, go to college. But that's not
for everybody, And I will tell you up front it
wasn't for me. I love being a contractor. It's just

(08:16):
a different knowledge set. So I spent my piece. You
had a home proven question seven one three, two one
two five eight seven four. And I will tell you
when you call in and we talk. You know, I
started doing home repair stuff when I was fourteen years old.
The things we talk about, the answers I give you,

(08:37):
it's not from from stuff I read in a magazine
or in a book or anything. It's practical on the
job experience from doing different projects that I answer the
questions with. So uh, it's it's experienced talking. And I'll
tell you. You know, I own a plumbing company and

(08:58):
I had a plumbing apprentice out on a project one time,
trying to put some two pipes together. They had broken
in the ground and it was just a joint had
come apart, and he had it all dug up, and
he'd been working on it for about four hours trying
to get the pipe to line up right and put

(09:19):
it back together and you know, fix this problem. And
finally it was in a direction I was headed because
nobody else was having time to stop buying and help me.
And he was young, he was getting his experience. He
knew what needed to be done, he just couldn't get
it quite lined up. So I let let him know.

(09:41):
Not him, I'd let his supervisor note, look, i'll swing by.
I'll take a look at it. Well, they all gave
my heads up that, Oh my gosh, Jim's headed that way.
I get to the job, I look at and I say,
am I really gonna upset you if I just reach
in that hole and put that together? He says, Man,
I've been working on this, so yes. I said, then

(10:02):
I'm sorry, and I reached down, moved the pipe a
little bit a certain way, popped it together. Ah, And
I said, that is what you get with experience, and
that's the reason you earn more as you learn more. Anyways,
I didn't mean to tie back into that, but it is.

(10:22):
It is something that you get over time, and that's
you know, when you call into the show. That's the
way I'm answering questions is from stuff I've practically done.

Improvement So I got this email about forty three minutes ago.
It's from Chris and he's drilling through marble. He says,
we bought a faucet for the kitchen a coaler. It's
a single hole faucet that needs about an inch and
five eighths hole drilled in the middle hole on an

(11:04):
old standard three hole countertop. Who would you recommend? I
don't recommend anybody. I mean, typically your plumber is going
to take care of this for you. But the problem
you're gonna run into there's an existing hole, and so
it's going to try to waller out and move it
makes it very difficult to drill the new hole. But

(11:26):
since you got three holes there, here's what I'm gonna recommend.
You put a block of wood underneath, and it only
has to be through the two outside holes. You put
a thin block on top. I don't care if it's
just a even an eighth inch paneling or quarter inch

(11:47):
plywood or something. You can hold those say a little
piece of two by four underneath, Run a screw through
the top one on the two outside holes to tighten
it up, and hold those boards together nice and tight.
On the counter top. Now you can drill through that
center hole. You got something to hold your drill bits
in place as you're drilling down through the countertop. Otherwise

(12:13):
it's just gonna be wabbling around on you and you
don't need it doing that. So again, just a little
bit of experience there, right, got a question seven one three,

You know, I don't make any bones about it. I
drink a lot of water. In fact, I'm sitting here
drinking water right now, and the best way I know
to do it is to have my water cleaned in

new Caney says, talking about a new wood fence ceiling.
I'm north of Kingwood. Burl took out my fence. It's

(16:18):
now replaced with cedar. It's cured several months, and we're
ready to seal it for preservation. I heard a portion
on Saturday morning, but did not get all regarding ceiling.
I need to know the easiest product to apply, preferred product,
why and how to apply.

Speaker 9 (16:41):
Uh.

Speaker 1 (16:41):
Look, you need a product called ready Seal. It's a
stain and sealer in one. It is oil based. It
soaks deep down into the wood fibers with a oil
that seals it so it doesn't take on water. And
that's what kills all these is the wood and everything
is when moisture gets into the wood. And as far

(17:04):
as putting it on, you can spray it, roll it, brush,
It doesn't matter as long as you get a lots
of material on so it can soak deep down in
your good to go And it's a stain and seiler
and one so you don't have to do multiple coats
or anything. Put it on heavy and you're good to go.

(17:24):
You're finished and it is you know, drips runs, streaks
as it soaks in, it spreads out and all the
drips and runs and streaks and everything just disappears. So
you know, this is not something that you got to
have a big time professional come in and do for you.
If you've got teenagers at home that need something to do,

(17:45):
we're coming up on summer. This is a great project form.
You know, it doesn't require a skill set. It just
requires them to work and you want it done. They're
able to look at and say I did that. It
gives them a sense of pride. So it might make
a great weekend project as well. And you can find

ready Seal everywhere. It's at the box stores, lumber yards,
hardware stores, so any place you find building materials typically

Hi, Jim got a question for you. I've got a
twenty year old home three thounsand square feet on a
lake palace.

We have two water heaters. The one water here and
one side of the room I guess furnishes bathroom, shower.
The other one with the master bedroom, the kitchen, washroom drawer,
learn everything is the other one. It takes forever to

(18:58):
get the water hot. Have to run the water in
the vamp hub, you know, four to five minutes to
get its hot before I can take an hour. At
another home we had in called station, same thing happened.
We had some kind of a pusher of the hot
water into a recirculator. Okay, just tell me what I

(19:21):
need to do.

Speaker 1 (19:22):
Okay, you actually do? You actually have a choice here?
I mean one would be to put in a small
inline water heater that it kicks on and you got
water hot water there and once the hot water from
the water heater gets there, then the little portable one
shuts down. Or you can put in a recirculating system

(19:45):
Gruns Falls makes one for recirculating through houses like this,
and basically, I'm sorry, what was the name of the company.
It's grun false, It's it's a brand of product. Really,
any plumber should be able to take care of this
for you, any plumbing company, because basically what it does

(20:08):
is it ties into the hot water line under a
sink like in the bedroom there, and it runs a
line back to the water heater where it feeds the
water back through the system, and that's just recirculating it
to keep hot water readily available. A lot of times,

(20:29):
would I tell people if you're going to put one
of those in either put it on a timer so
it's only doing the hot water that way during the
hours that you would typically use hot water, or have
a switch or something that turns it on when you
go in the room, whether it's a third light switch

(20:49):
or something, because if you leave water circulating through a
pipe all the time, it will wear the elbows and
stuff out.

Speaker 6 (20:57):
Yeah. Can I've been told because this actually love to
have been here four years. It's the money det movie everything.
We're going to have a brand new house for long.
But they keep showing us that there's no both both
water heaters are in the attic, okay, and so they're
saying that there's no electricity run there, so they'll have

(21:19):
to run electricity. You just plug it in up there,
but you're not saying that, you're saying put it somewhere else.

Speaker 3 (21:25):
Correct.

Speaker 1 (21:26):
Well, you're still going to have to have electricity, but
you can put it in the attic. You can put
it under.

Speaker 6 (21:32):
The sink, okay, so it can go into the sink
so it doesn't have to be tied in okay. And
the other one, the first one you said was say inline.

Speaker 1 (21:43):
An inline water heater, same thing. You would still have
to have power run for it, but with that, basically
you can put like a little single hand inline water
heater that kicks in as soon as you turn on
the hot water, so you can have it right there.
Would work very well for this.

Can I use text coat or cool wall on my
wood deck? No? Those those are are both for wall coatings,
uh and for helping with some energy efficiency on the walls.
They make regular deck coatings. And the reason you don't
want to use regular paints or other things. None of

them are made for walking on where if you get
a regular deck paint, it's made for the wear of
walking on it. Not say you can't still wear all
the way through it, but it's made for that, and
so it takes longer to wear through it. So go
over to Sherwin Williams and they have a deck paint

that you can take a look at for putting on
that deck and not having to worry about prematurely wearing

not have a pressure regulator on the waterline coming into
my house.

Okay, is that a problem? No, mans, most of us don't.

Speaker 16 (25:03):
Oh good, because you know plumbers always want to act
like you really need one of these.

Speaker 1 (25:08):
Oh yeah, you got to have one so that the
pressure stays even in your house all the time, and
you know you don't want it to overpressure that water.
It's bunk the city pressure comes in between fifty five
and eighty PSI and it's don't don't, don't worry about it.

Oh that's save me a couple of thousand dollars.

What a pressure regulators made for to make sure your
pressures don't go too high. And look, when you're running
the city pressure, if the pressure went too high, it's
not going to affect you your house, it's going to
affect everybody. And ninety nine percent of the houses do
not have a pressure regulator on them. It's it's just

(26:01):
one of those items that some plumbing companies have figured
out that hey, we make good money putting these in. Now,
every once in a while, you'll you'll find a place
that is having higher than normal water pressures and it's
because they're having a pressure up the line to get
keep pressure all the way at the end, which maybe
you know what, two miles away or something. Then you'll

(26:24):
put a pressure regulator on.

Some businesses type corporation type buildings need them. And you're well,
if you got a well needs it. But it's it's
already down there at the pressure switch. So no, in general,
we don't need them. Got a question seven one three

on Texas Home Improvement, So WC sent in replacement of
door between house and attached garage. Looking at a gelwind
pre hunk steel no glass door? Do I need to

get one that states it is fire rated? The specs
for the fire rated door look like the same as
their regular door. Also, is it okay to add a
peep hole to either door if you want a peephole
at it? I mean, and the door between the house

(27:33):
and the garage, although the fire rated are nice, and
it's really not so much because of the fire rating
if there's a fire, it's more like an exterior door
for temperature control. But a lot of garages just have
interior type doors between the garage and the house. So yes,

(27:57):
if you see a nice steel door that you you like, uh,
fire rated or not, you can put it in there. Uh.
And if you want to add a peep hole, you
go right ahead. I will tell you though, putting a
peep hole in the steel door may be a little
more difficult then you're bargaining on, but uh, it definitely

on a building, a Mueller home, which Mueller is a
steel building. Would like to do many splits? Your thoughts?
What would you recommend?

You know.

A lot of new homes are going to many splits.
In Europe, all AC systems are many splits. We have
the central air systems. That's what we're used to using
and so we still use them a lot. But I
can tell you, like in my own house here, I
have a central system for the majority of the house,
but I have many splits for other areas, and I

(29:18):
like the many splits. Each room can have a different temperature,
so if you've got people who want it hotter or colder,
you can do that. And with some of the newer
mini splits, I shouldn't say newer, the ones that have
return valves and stuff. You can have one room that's

(29:39):
on cooling and one room that's on heat. It does
have to be the lines run to be able to
do that, but it can be done. So yeah, I
love many split systems, and you will see over time
the country will probably phase out tradition air conditioning systems

(30:01):
to go more with the mini splits. And if you
look at the different mini splits, you're gonna find that
some of them are very energy efficient. You know, we
talk about sixteen seventeen eighteen CIER right now being kind
of the sweet spot when you're talking central air and heat.
But on many splits, you know, you're typically twenty three,

(30:23):
twenty four as high as thirty six CEER rating on
mini splits, so they are way more energy efficient. So
absolutely no problem with putting those in. Got a question
seven one three, two, one two five eight seven four.

foundation problems don't go away by themselves. Something had to change,
and something had to change to cause the problem to
begin with. What is it? The moisture content in the
soil typically is the biggest culprit. Now there's other things
you know that can cause foundation problems, like a house
that was built over an area that had been dug

(31:24):
or something like that. But in general, it's almost always
a moisture change in the content of the soil. The
soils dry out, they shrink, they get wet, they expand. Again,
that's reason preventative maintenance have things like root shields, watering systems, drainage.
All these things are designed to maintain a constant moisture level.

(31:45):
So whether you need preventative maintenance, or you need full
blown foundation repair, or you want to lift the house
up out of floodwaters, you want the best. You call

around the wire itself because the way, the wires are
done you got the outer, sleeve and you'll have, depending
on the wire three or four wires running. Through the
outer sleeve and each wire that's inside has its own coating,

black white and, red are the colors and you may.
End up with multiples and then there's a lot of
times a solid wire that has. No sleeve on it
so as long as they didn't bite into, the coating.

mean you got to rewire the house by any, means
of the imagination but no. Duct tape on electrical. It's

little elm had sent me an email saying, three words for.
ROOFS stone coated steel i put on stone coated steel
five years ago and my roof. Looks like new today

it has, a fifty year warranty. Well worth, the cost
and look when you put these, kind of roofs on
you typically get an, insurance discount as well so it's not.
Just the roof itself you get all kinds of benefits.
From putting, it on but yes the reason the asphalt

shingles are being done, away with is one they're not
holding up to. Our, heat very well two if they
get hit with, too heavy of wind hailstorm storms, and
things like. That they get damaged the replacement, costs is
very expensive and so insurance companies have been raising deductibles

to the point that you can't afford where if you
go with a like a steel roof, or something like
that a lot of times can get an insurance deduction
as well as not have to worry about storms causing.
Damage to the shingles and you know, here along the
coast hurricanes in that cause us. A lot of damage

and look at what they've done to the insurance. Rates
along the coast well they're doing the same. On roofs,

i've put some four by fours down over some plastic
and added pea gravel. To hold the plastic the water

thinking about finding some sheet metal strips to drive in
the ground several inches too deep to. Create a ponding

talk with the city because you're not allowed to drain,
water onto neighbor's yards especially coming. From a, car wash

property especially if yours is residential and there's this commercial.
That is totally unaccepted so that would BE the first step.
I would take secondary anything you do on the surface

as it's coming and just. Drain it out somewhere whether
you've got to pump it somewhere or you have enough slope.
To gravity feed it that's going to be a much
better solution than trying to put, any type of barricade

that it's still going to soak through the soils and
create mugs on the other. Side of the barricade so
if it's coming down on, the surface that way your

water out and if the, encapsulation is done properly even
if the water is running underneath, it a little bit
