Yes, good afternoon, Jim, a long time listener. Uh got
a big question for you to take. I'll try to
make it as quick as I can.

Speaker 2 (03:50):
You're okay.

Speaker 11 (03:50):
Concerns it concerns and air conditioning problem my daughter and
son in law are having with their house. And they're
over in Coral Gables, Florida, which is Miami.

Speaker 2 (04:02):
Okay.

Speaker 11 (04:04):
It's a thousand square foot home. It's pure and beam,
it's got a flat roof. It's one hundred years old.
It's all been renovated, new windows and everything. The problem
they are having is the attic is about twelve inches
because of the flat roof. That's all the bigger it is.

(04:25):
Ever since they've had house, they've had to do the
ceiling sheet rock three times now. They just replaced the
air conditioner. The one in the house now is a
year old, but they're getting water in flexible ducting and
it's coming out the ceiling vents and runs the sheet rock.

Speaker 2 (04:47):
Okay.

Speaker 11 (04:50):
The air conditioner is a vertical one. It's in one
of the closets in the house. As I said, it's
just a year old. They've had engineers and they've had
inspectors in if at everyone they could, but no one
has an idea of why water is getting into flex
s ducting and then leaking out and running the sheet rock.

Speaker 2 (05:12):
Okay, and it's not just coming out where the vents are,
it's coming out elsewhere.

Speaker 5 (05:19):
Correct.

Speaker 11 (05:21):
Yes, Now, the roof was one of the contractors decided
to put a bunch of vents all around the roof
to try to vent the attic. That didn't work. Another
contractor came in and then sealed all of that up
and said, let's make the addict part of the house,
will air condition it with the house. But right now

(05:43):
they're getting ready to rint out this unit that's a
year old and go over to a split system in
the house. But it's cost them tens of thousands of
dollars and work on this, and no one can figure
out why will this problem stop?

Speaker 2 (06:01):
Okay? Is the duc work a metal duct work or
is it the flex duck?

Speaker 6 (06:08):
Do you know some of it is metal?

Speaker 12 (06:10):
Uh?

Speaker 11 (06:11):
And some of it is the the flexible duck like
we use down here.

Speaker 2 (06:15):
Okay. And the reason I'm asking it what more likely
is going on because of the limited attic space it has.

Speaker 6 (06:23):
Uh.

Speaker 2 (06:23):
They're they're very much like us their roofs take a
beating with the heat with the sun, and when you
got the hot air meeting the cold air, and the
cold air is going through that duct, well, there's no insulation,
not enough insulation around it, and so when the duct
gets warm, then the cold air blows through it, it

(06:45):
creates condensation. And when that when it's happening, especially I
bet on that metal duct, then the condensation is able
to leak because the metal duct is not water tight
by any means of the imagination, and it could be
just sweating on the outside of that metal duck more

(07:06):
than likely, and that's where the water then will start
dripping and coming out. And you know what is a
fix for it? Nothing nice? I mean, the Duckliss system
definitely would fix this problem because it's not going to
be running any air through the ducks up there. However,

(07:27):
that's an expensive fix, but so is the other proper
fix because it would involve taking the sheet rock down
and using spray foam to seal and protect everything. And
even then, because of the limited space only being twelve
inches up there, you're still subject to having some of
this problem.

Speaker 6 (07:49):
Should the addict the so to speak, air conditioned with
the house.

Speaker 2 (07:56):
It would help, but because of it being sealed behind
the sheet rock, it's not going to get to the
same temperature of the house. It's still going to be
pretty hot up there. And what happens even when you
air condition it with the house. The minute that air
conditioner stops blowing instantly, that little attic space is going
to start heating up. You know, the problem is that

(08:21):
that house was never built to have air conditioning in it,
and we're running ducks where they don't belong. The true
right fixed for it would be to raise the roof
up to where you got enough space to have a
regular attic. And you know, if you if you can
get rid of the flat roof, that would be ideal.

(08:43):
But you got to have enough space to put enough
insulation to protect that duckwork from that heat. Now, the
answer to everybody's going to give me right now is well,
in our homes, even here in the attic is where
the duckwork is. I get it. But the temperature different
you're going to have in that flat roof where the

(09:03):
heat is right against it is astronomical. Where our addicts
will get into say one hundred and forty degrees. That
addicts probably up in one hundred and sixty.

Speaker 13 (09:15):
Uh huh.

Speaker 2 (09:17):
And so that the heat difference, the heat difference is
just too much for for running the air conditioner in it.
Not that it can't handle it, it's just it's going
to cause that condensation.

Speaker 11 (09:32):
Will the split says going to be the best.

Speaker 6 (09:35):
Way to go?

Speaker 2 (09:36):
Yeah? Many? And by split, I'm assuming you're talking a
mini split system correct. Yes, Yeah, that would completely solve
this problem because there's no air going up into that
space now. It's it's going to be mounted on the wall.

Speaker 6 (09:52):
Now.

Speaker 2 (09:52):
They do make options for cassettes that mount in the ceiling.
In this particular case, you definitely don't want to use that,
use the wall all mounted system and you're just running
air now into the living space and not that little
attic space.

Speaker 6 (10:10):
Okay.

Speaker 11 (10:11):
Should they try to then when the sheet rock is
to putting the sheet rock back up, should they then
have them put insulation in up there?

Speaker 2 (10:20):
Or oh absolutely.

Speaker 6 (10:23):
Okay to insulate the addic spray pome or or just
regular bat.

Speaker 2 (10:27):
I think you would be fine with just regular bat
now inch for inch you can't beat the spray foam.
And in that situation, I would use a closed cell
insulation only.

Speaker 6 (10:41):
Okay, but uh.

Speaker 2 (10:46):
Yeah, before and they're gonna have to make that decision
before they put the sheet rock up. You know, we're
gonna make that switch to the mini splits because if
they do, then yes, insulate the heck out of that
attic and this problem is over.

Speaker 6 (11:00):
Okay.

Speaker 11 (11:01):
Should they then reopen the vents up to the attic.

Speaker 6 (11:04):
Or just leave it sealed?

Speaker 2 (11:07):
I don't on a flat roof. I don't think it's
going to make any difference for.

Speaker 6 (11:10):
You, okay, okay, so just leave it sealed then.

Speaker 2 (11:14):
Yeah, leave it sealed like it originally was.

Speaker 11 (11:18):
Okay. Yeah, this has been very frustrating. They've travelly spent
I don't know, seventy eighty thousand on this job so far,
it's only a thousand per foot home, and they're getting
readius another what thirty forty thousand doing it all over again.

You know the easiest thing is for them to pack
up and move back to Texas where they belong, right, yes,
but my daughter is.

Very much in love with one hundred year old home
in the Barrow Gables.

You know, we have one hundred year olds homes here too.

Speaker 11 (11:55):
So I don't think i'd ever get her out of there. Yeah, anyways,
anything else you could suggest.

Speaker 2 (12:03):
No, that's that's going to be it. I think if
you make that switch, it'll be just fine.

Speaker 11 (12:09):
Okay, okay, Well, I appreciate all your health then, and

talking about insulation, if you want to reinsulate your existing home,
and I mean the walls of your existing home, you
need to talk to the folks at USA Insulation because,
let me tell you, I said it when we were

just answering that question instrumance, you cannot beat foam insulation
for the R value and your walls you got limited space.
So if you've got like my house was built in
seventy three, I had R eleven in the walls. Now
it's R thirteen when you use fiberglass. But regardless, when
you put this foam in the USA Insulation uses it

raises it up to like an R twenty five twenty six,
greatly increasing your R value, making your house much more

Yes, I just moved back into an older town home
that I owned, and I've really done a lot paint
in the flooring, but the tub is just disgusting, and
I just wondered about your thoughts. You hear about companies
that come in and just you know, cover over the

(16:50):
existing tub where you don't have to rip up the
flooring and things like that.

Speaker 2 (16:56):
Yeah, No, I'm not a fan of that. And I'm
gonna tell you why. You know what we were just
talking about with the temperature changes, and how it can
sweat in your duckwork. Those those inserts can do the
same thing. You're running. You know, you got cool temperature there,

(17:17):
you're running hot water on it. It can cause it
to sweat. Also, where the drain is, if it gets
the least little bit of leak, you can get moisture
up underneath there. And what happens is you get moisture
in there and it'll start to mold and mildew and
all kinds of nasty stuff.

Speaker 3 (17:37):
Yeah, you know, that's exactly what I was thinking. But
I just thought you might say something different, but you're no.

Speaker 2 (17:44):
No, it's it's not. It's yeah, in theory, it sounds good,
it looks good, but they are it's not tight enough.
It does have a gap there that can cause these problems.
So what I typically tell people is you got one
or two choices. You tear out the old tub and

put in the new or there are coatings that they
can put on a tub. Now they're not as good
as the original finish, but they do hold up fairly well.
One of them is like a miracle method.

Speaker 3 (18:21):
It's called oh miracle method. Oh that sounds good. So
would I just go on the internet and look for
Miracle Method.

Speaker 2 (18:29):
Yep. It's it's a tub resurfacing where they come in
and they basically prep it, clean it and everything, and
then put a coating on there. It is a franchise system,
so you know, I can't tell you who's a good
franchiser and who's not, but the system itself is good.
Usually is going to buy you somewhere in the you know,

(18:50):
five plus year range, and then it will right because
it's not going to hold up as well as an
original tub, but it buys you a lot of time
and where it really is nice. And this is for
everybody else listening. If this is like a haul bath
and you're typically using the master, I mean, this is
a system that you do and you don't have to

(19:11):
worry about it. Again.

the thing I was looking forward. I wonder if they've

there is a lot of different ways of doing things,
and where do we run into problems with some of
these methods, yet they're still being done on a regular basis.

Is corporations who develop these things, they work great in
one part of the country or in half the country,
and then they try to spread it out over the
entire country, and there's areas where it just doesn't work.
Each area of the country has some of their own
unique characteristics that you have to deal with. In our area,

(20:28):
the temperatures and the sun beating on us is a
huge thing. Well Miami, you know down in Florida they
have those same issues, and that's reason some of our
concerns and methods match each other. But they've got other
things that they have a lot of concern with down there,
and that's the wind and stuff. Yes, we have that

(20:49):
here when we get hurricanes as well, but look at
how many more hurricanes they get than we do. So
it's a much bigger issue there than here. But nonetheless,
certain building techniques, like in the Northern States they wrap
the house with plastic. You do that here, you'll be
rebuilding that house in ten years because it'll rot from

the inside out. So you just you cannot move all
these building techniques all over the country, and that's where
some of them run into problems. Anyways, we've got to

This came in from Chris in Santa Fe about gutters.
He says, I think I heard you say you don't
like gutters. I'm getting new sighting and thinking of leaving gutters.
So my question is, what do you do in the
area where two roof sections meet making a valley. I
guess in the water goes to one spot on the ground,

(24:52):
just a splash rock or what.

Speaker 7 (24:54):
Well.

Speaker 2 (24:54):
Look, I don't say I don't like gutters. I say
gutters are over you. I mean, I've got one section
at my house where I have gutters, and there are
places where gutters make sense. Now for what you just
described there, Yeah, splash rock at the bottom can take

(25:15):
care of the issue. Or you may want to put
some gutters to divert that water. It depends on if
it's cutting into the soil. It depends on, you know,
if there's slope away from the house, so the water's
not just coming off the roof and sitting there ponding
next to the foundation. There's a lot of stuff that
goes into it. But above doors, garage doors, you know, patios,

(25:40):
things like that, gutters absolutely make sense. I just think
they're overused by going all the way around the house
every time, because if you've got slope away and then
you got in most neighborhoods nowadays, there is a swale

(26:01):
that will run out to the road to take the
water away from the houses. You know, basically it's just
a veed out area that you can still mow and everything. Uh,
why do you need gutters?

Speaker 6 (26:15):
Then?

Speaker 2 (26:16):
If the if the water's not cutting into the soil
and stuff, it's not going to hurt anything. And if
if you do have issues with it cutting into the soil,
they even make diffusers that you can put up so
the water hits that and then spreads out kind of
like rain drops coming down to avoid cutting the soil.

(26:40):
But you don't want that above doors and patios and
things like that, and so that's where gutters would come
into the equation. So hopefully that will help you out

So I got this email and it kind of this
one kind of quite frankly upset me A little bit.
Came from Doug and he says, new AC and heating unit.
I love your show, but I'm facing replacing my heat
AC units sometime soon. I had a company come take

(27:26):
a look at my units, and on the air handler,
which is a train single stage from twenty seventeen, the
motor is starting to leak slightly and there is some
molding on the ac coils. Of course I can't just
replace that due to refrigerant issues, and they would want

(27:48):
to go with a Linux three T unit with heat pump.
The current train unit just as a condenser outside, not
a heat pump. My Q is that I have always
heard Train was a good brand, but these guys say
they are not anymore. I see a lot of different

(28:09):
opinions on Lenox versus carrier versus train, so I wonder
what your opinion is. Their other option is to cut
out the ac coils and do a deep cleaning and
put them back, with the costs for that being around
six thousand versus sixteen thousand. Quote for the Lenux replacement units.

(28:32):
My first advice to you is get a new AC
company because they are They are robbing you bluntly. Now,
let's start with this is a system from twenty seventeen.
It's not even ten years old. There is absolutely no

(28:52):
reason this system should have to be replaced. Over the
items that you just listed. The motor is starting to
leak slip lightly, Okay, do you want to replace it
now or replace it later? It could go for several
years with a slight leak that way, and its sure
as that. Ain't no six grand to replace that. And yes,

(29:15):
you can replace the coils. Even though this is the
old coolant. There's a lot of AC companies who are
trying to tell people, oh no, if it's the old coolant,
you can't do anything but put in a new unit,
And that is not true. They can still be repaired.
You just can't put in a whole new unit using

(29:38):
the old coolant. You can absolutely repair what you have.
And is Train a good brand, Absolutely, Train, Lenox, Carrier,
American Standard, They're all good brands. There is nothing wrong,
no reason to make this change six grand to do that.

(30:00):
It's ridiculous. Sixteen for a new unit. Hey, that's that's
probably in the right ballpark. But my advice to you
get another HVAC company out there to take a look.
Now obviously I own one, but I'm telling you, I'm
not even telling you you got to call mine. You
just got to call somebody else because this guy's trying
to get into your wallet for no good reason. Got

(30:23):
a question seven one three, two one two five, eight
seven four. Let's talk about Southern Water Solutions, because let's
face it, our water just isn't that great coming into
our homes anymore, and it's up to us to do
the filtration, to do the cleaning of it, to make
sure it's water that we want to use. I mean,

even the chemicals they put in it, uh, the chlorines
and fluorides and all this kind of stuff. It's always controversial.
Now at my personal home, I use a water softener,
but you know a lot of times people just need
water for tration systems, and Southern Water Solutions they can
take care of whatever needs you have, whether it's a

water softener, water filtration, reverse osmosis, they handle it all.

three thirty nine ninety three. Have them come out test
your water and design a system specifically for your home

(34:12):
two one two five eight seven four is the number
to call. So Sigmund wrote in about water heaters, he says, Jim,
we have two forty gallon gas water heaters in our attic,
one purchased in twenty fourteen, the other purchased in twenty seventeen.
We had them inspected and cleaned out, working okay, but

(34:33):
just around the pan. Don't know if we should think
about getting new ones this year. We realized the cost
and restrict restrictions are coming if they are not here already. Okay,
what is your opinion and what is the normal cost

(34:56):
or how much does your company charge within stile and
was mentioned to us about replacing the shingles in order
to remove them would appreciate your advice. Well, and I'm
looking for Oh there's rust around the pan. Okay, look,

(35:20):
a little rust around the pan is not a reason
they have to replace the water heater. If it started
dripping or anything, I'd have it replaced immediately. Don't get
me wrong, but there's a lot of things that can
cause that rust. The first thing I would tell you
is they make sensors now that you can put in

(35:40):
the pan under your water heaters, so if water starts
getting into it, it shuts the water supply off. It's
an electronic valve that would close and shut the water
supply off to that water heater, so the only water
that would drip or run out would be what's in
the tank itself, so you wouldn't have a continuous flow

(36:02):
of water coming in. I would highly recommend you look
at something like that. But as far as replacing these, yeah,
one water heater that's eleven years old, the other one
is only eight years old. No, you should get more
life out of it. You know, it's really not unusual
fifteen or twenty years out of a water heater. And

(36:23):
unless there's a good reason to replace and the rust
on the outside housing is really not a good reason.
It can still last for years that way. And keep
in mind that's just a shell on the outside because
behind that is insulation and then inside of that is

(36:45):
the tank. So again, unless you're dripping water, I don't
think you need to worry about replacing it. It sounds
like you've been having it flushed out and stuff, so
I would recommend that you continue to do that and
just keep an eye on it and you'll be just fine.
Oh and as far as how much does it costs,

(37:07):
it depends on what a person has to go through
to put it in. I was thinking it wouldn't be
that much until you started talking about having to remove
shingles and I'm not sure why you would have to
remove shingles for a water heater. And yes, there are
new regulations out as far as the water heater. They've
added the amount of insulation that had to be on

(37:30):
the tanks, but that's already out being done. Yours are
both older than the new REGs as far as the insulation.
And here's all that did. It made them a little
bit larger, and in most cases it just made it
a little bit bigger in diameter, So in some cases

(37:54):
it makes it difficult to get them into the attics
because the staircase isn't big enough to take them up.
But again, it all depends on the eight the UH,
the attic and the water heater that you need. But no,
I see no reason to have to worry about replacing
this at this time. Got a question seven one three

(38:18):
two one two five eight seven four. That's seven one three,
two one two five eight seven four Douglas out of Kingwood.
I want a solar powered air conditioner that will cool
an area in the house. I'm not interested in a
whole home AC. I want one that cools a room,

(38:40):
for example, just reduce the load on my existing AC system,
which cools the entire house approximately twenty eight one hundred
square foot. Does such a thing exist, not that I'm
aware of. You'd have to have more than just a

(39:01):
solar panel to run the HVAC that way. It have
to feed into a system or into a battery pack
that that AC could be hooked up to. And truthfully,
by time you do all that, it's going to be
so expensive. It really wouldn't do what you're trying to do.

(39:21):
And I'm making the assumption here you'd like to raise
the temperature in other areas of the house a little
bit and just have the area that you're in to
be kept cool. Well, you can do that by simply
adding a window unit even but if you want energy efficiency,
take a look at a mini split type system, a duckless.

(39:43):
You can put that into a room and let that
be the primary in that room, and you can turn
up the temperature and the rest of the house and
just keep that one area nice and cool. And they
are extremely energy efficient if you look at them. Now
there are some that are not as energy efficient, so

(40:03):
you just got to take a look and make that decision.
But here's the downside of all of this. It's not
going to save you a lot of money because it's
expensive to do and the payback is years and years
before it pays for itself. Seven one three, two, one

both my water heaters make a loud banging noise when
the water when we run hot water. What is the
cause of this, Well, it can be a few things, uh,
because I don't know if it's just happening when you
turn the water on or off, or if it's happening
why the water is flowing. And sometimes when the water

(45:07):
is flowing, you know, if you're hearing a constant banging
bang bang bang bang, bank that's being caused by just
a washer that's flapping as the water flows by, and
it's got to be discovered where it's at. If it's
just a hard bang when you shut the water off,
well that means you got to get some air back
in to the risers on the pipe, shut the water off,

(45:29):
drain all the lines, close all the valves back up,
fill it. You'll have air back in and it'll solve
that problem. So there's several things that you've got to
take a look at. All. Right, let's talk about Texas

over here, right here, down from Lake Conroe, and we
got the wooden fence over here, and uh and it's
fifteen feet by sixteen feet down, I mean sixty feet.

That's big. So what was that product you were talking
about ceiling it up with? Because I know how to
roll and brush, and I mean it may not be
real fast. I may be able to do one picket
at a time, but I could do it.

You know, ready seal?

So what is ready seal? Does it coming a stain?

Speaker 2 (50:23):
Yes, it is. It's a staining ceiler and one they
got like I don't know, twelve or fourteen different shades
you can choose from all the way from being virtually clear,
so it just brings out the wood grain to a
dark walnut and everything in between. My favorite, you know
if you do an a fence, is cedar.

Cedar. Now now my body is too. Yeah, cedar is good.
That's my Okay, I'm glad you told me that. Now,
another question, because we're kind of on a slope over here.
We got kind of a little dish in the back,
and we want to put.

Uh And and it's heavily treated so it holds up

really well. We we we got their rough cut stuff
and built some bridges at the deer least years ago
and they get water running underneath them and all that
suff Still I was, I was at the least yesterday
and it's still great.

I my Dick, I'd talked to you about it before
I put the ready seal on it. I rolled it
on there with the road and I thought, man, I
was so disappointed because I had cleaned it and cleaned

it and sandy it, you know, and I put it
on there and I thought, goli. But when I put
that second coat on there, uh huh, you ought to
see it. It is so beautiful, Oh, light color. I
could see the wood grind in it.

Speaker 6 (54:15):
Yep.

Speaker 7 (54:16):
And uh and I used the four inch get in
between the and uh, man, you ought to see its beautiful.

Speaker 6 (54:25):
Well.

You know a lot of times people mis putting that
second coat on and and then they wonder why it
doesn't hold up for a well, but that second coat
really is is is the key to getting longevity out
of it.

Speaker 7 (54:38):
I think it's mandatory. Yeah, yeah, because that first coat
I was looking at it. I was thinking golly. But
you know what, when I was putting the second coat on,
it went on a lot faster, and I could see it.
It was kind of like fuzzing, yep, like a fuzzy
looking and uh, but it went on a whole lot

(54:59):
better the second. First time, I was you know, I
was rolling in making sure I was getting it in,
and I was having to go back over it a
little bit. And then when I got through, I was
looking at um, thinking kay lean And then I read
the directions and it said forty five minutes or so
I could put the second coat on.

Speaker 2 (55:15):
Yep.

Speaker 7 (55:16):
And so I waited about probably about an hour or so,
and I put that second coat on there, and it
was unbelievable how prudy it is. And me, I can tell,
I can tell it's gonna be good for a while.

Speaker 2 (55:30):
Oh yeah, yeah, it holds up a long time. You
got to recode it every you know, four or five
years or so. But uh, you know, depending on how
how much direct sun you got it them.

Speaker 7 (55:41):
But I got a roof of it, so ah, there
you go. It gets a little son, you know, at
different times, but not just direct sunlight all day.

Speaker 2 (55:53):
Michael, You're you're in wood Woodville area.

Speaker 7 (55:55):

Well, different times, they're they're packed and as matter of fact,
I went there earlier and right around lunchtime and there
was only a couple of cars in there that usually
around lunchtime or so. There, you know, they're packed. There's
a lot of people there.

the placing expansion joints in my driveway.

And I just need to know what kind of wood
do I look for and how do you keep it
the woolslem popping back out? Yep?

Well do you want do you want to go back
with wood? Because most of the time people don't.

Oh no, I like the way the wood looks.

Speaker 2 (58:40):
Okay, So as far as going back with the wood,
I would highly recommend you go back since since you're
having to retrofit it, go back with a redwood.

Speaker 6 (58:56):
Redwood, okay.

Speaker 2 (58:57):
Yeah, And when you do, because there's there's gonna be
probably wire mesh or steel rebar running between the pieces,
so you're not able to just cut the length and
drop it in there now. And sometimes you're able to,
but most of the time you're not. You typically have

to rip it lengthwise and so you're only putting it
in about halfway down or so.

Speaker 6 (59:24):
Uh huh.

Speaker 2 (59:26):
You can put some adhesives in there to hold it
if you want, but typically when you just push it in,
the dirt and stuff will build up around it and
lock it into place and lock it.

Speaker 6 (59:39):
In the place.

I did notice that where the woods already gone, Uh,
there there like little.

Speaker 7 (59:45):
Matches in the concrete that are there.

Speaker 6 (59:48):
I don't know if that's for a hang or some
type for I don't know nothing in it right now.

Yeah, little notches in the concrete. Yeah, I don't know
what that would be, but I mean, uh, but yeah,
And the reason I'm telling you to use the redwood,
it won't a lot of times people will try to
use a treated lumber and it warps real bad and
so it starts popping up on you. The redwood doesn't

do that as much. And like I say, you can
use an adhesive in there to hold it into place
if you want, but typically if you can get it
in there, you know, like three inches, you typically find
that the dirt will build up around it and kind
of wedge it in amount. Yeah, okay, well that's okay.

at reinsulating your walls or your house, you need to
