with an email that came in regarding UH take us
water heater versus tank water heater comes from kJ and says, Hi, Jim,

love your show and all the great advice and direction
you give us every week. Thank you. I'm needing to
replace my mother's fifty gallon water heater and I'm thinking
about installing a tankless water heater. What are the pros
and cons of a tankless water heater? Cost a purchase
and have installed? Thank you, Carl. Well. As far as

(03:23):
the cost, a tankless water heater is typically going to
cost a little bit more depending on the tankless and
tank you go with. You know will dictate how much more,
But truly it's not unusual unusual for it to be
thirty to fifty percent more UH the installation, again depending

(03:46):
on what's got to be done to fit it. It
may not cost anymore, it could cost more if the
gas lines you off, you go with gas and it's
not a big enough gas line that traditionally anymore is
not a big because the tankless water heaters, the amount
of gas they require has greatly been reduced, so cost

(04:08):
wise you are typically looking at spending a little bit
more to go with a tankless water heater. Now one
of the big things on it though, typically a tankless
water heater will outlast a tank water heater almost two
to one, So where you typically get ten to twelve
years out of a tank type water heater, on a

(04:31):
tankless it's normally like a twenty to twenty five year
water heater. So yes, you spend a little more upfront,
but you get a whole lot longer out of it. Now,
the other big advantages you got an endless supply of
hot water, and it doesn't matter if you just need
hot water for one shower or for one hundred showers.

(04:55):
It never runs out. It's a continuous flow. Now people
start worrying about how much energy a tankless is going
to use, because when the tankless is running, yes, it's
using more energy than the tank does. But think about
how often nobody's home and you don't need hot water,
then it's using absolutely no energy at all. So energy

wise tip. Traditionally, a tankless water heater is much more
energy efficient than a tank type water heater. So I
did convert my personal home. I do the light going tankless.
I do recommend it to people to take a look
at going tankless. So with Abby and said seven one

I'm looking for a trustworthy roofing contractor. What are your
terms and recommendations? Well, I don't have any terms, but
you're up in Livingston, so you're looking for a contractor

up there. I'm going to tell you Guardian roof Systems.
Now I don't know that they'll go to Livingston. But
if they don't, I know they'll know people up there
who are trustworthy as well. Uh and look not to
be mean to any of the contractors who are out
in these outlying areas, but traditionally a lot of the

guys in these outlying areas like that just don't do
that good a job, you know. And when you start
asking about their history, oh oh oh, yeah, I worked
at a restaurant, I worked at a computer place, I
did this, that and the other thing. Want to live
in the country, so I came up here to be
a contractor. You know, experience has a lot to say. Anyways,

Hey, Jim, got a question. I need to bolt down
a safe. But it is a tile floor, it's already
been set. So just your recommendations if any.

Speaker 8 (08:31):
Be very careful.

Speaker 10 (08:34):
I thought about treating it like a bathroom toilet seat.

Speaker 8 (08:37):
The bolts you just get.

Speaker 10 (08:38):
Them kind of you know, tight, plus a little extra well,
so I don't put too much pressure.

Speaker 8 (08:45):
Truthfully, where your biggest issue is going to be is
drilling through the tile to set the bolts. Make sure
you get the tile type drill bits. Once you get
through that, then you can use a conca drill bit
to drill down into the slab set your bolts. But
you know, when you slide the safe into place and

(09:10):
go to bolt it down, you're could you over tighten
where you're gonna cause it to break? Sure, but that
would take a lot when you're bolting down a toilet,
your bigger concern is not the tile floor, it's a
toilet itself will break.

Speaker 10 (09:29):
I'll get You're right, Okay. The safe has been in
place for years. It's just I've never bolted it down,
and it's one of them projects. I'm like, Okay, I
need to do this, but I've just been reading up
on it and it's kind.

Speaker 8 (09:41):
Of Yeah, some people are doing it, and so it's
already got the taps on the bottom and everything ready
to go. Where do you bolt it from the inside
of the safe?

Speaker 10 (09:49):
Bolt it from the inside.

Speaker 8 (09:51):
Okay, I don't think you need to worry at all.
Then about overtightening, okay, yeah, and the tile has been
handling it no problems. Yeah. Now they make a little
what looks like a spade type bit for for drilling
through tile. Okay, use that first and then switch over

to the concrete bit. Okay.

Speaker 10 (10:18):
And my tile has that maroon backing on it, which
I believe makes it a it's not ceramic. It's okay,
and that should be fine.

Speaker 8 (10:30):
Oh yeah, yeah, okay, all right.

All right, I've seen people who've done it, and are
read about people who've done it, and people say, don't do.

Speaker 8 (10:39):
It, So it's like, okay, what's the well That was
going to be my next question. I mean, if it's
been there for a while, why are you worried about
doing it?

Speaker 10 (10:47):
It's just that added security. I mean, if if I'm gone,
they will have to really really fight to get.

It out right, and will they give up? Probably, I
don't know.

Speaker 10 (10:59):
They might still get it so I'm sure if they
have enough time they will Yep. Okay, I just wanted
to add that extra protection there.

look I asked the question why because it depends on
the weight of it. You know, some of the safes
are not that heavy. If if two guys can pick
it up and carry it, I'd be concerned with bolting

it down. But if it's gonna take you know, four
guys or six guys to pick this thing up and
move it, I personally wouldn't worry about bolting it down
because chance of them being able to get it out
of there's not going to be that great. So just
kind of my two cents on that we're getting ready

gonna head to uh Well out near College Station. So
Chris is a Jim How can I help you?

Yeah, we have a house that has some exterior the
white stone, I guess it's called Austin stone, and it
some of the mortar is we've been here for maybe
about fifteen years, and some of the mortar is kind
of pulling away from a few of the stones as
the house is kind of settled. I guess how how

(16:40):
do we go about patching up those cracks between the
stone and the mortar.

Speaker 8 (16:45):
You have a brick mason come in and do what's
called tuck pointing, and basically what they do is still
grind out the mortar that's cracking and stuff, match the
collar and put new mortar in so that it's all
sealed up again.

Speaker 14 (17:02):
Okay, so that's not something that we can do ourselves.

Speaker 4 (17:05):
We have.

Speaker 8 (17:06):
I really don't recommend it. I mean, I'll tell homeowners
to do a lot of things themselves, but I will
tell you when homeowners try to match the mortar back,
they typically do a god awful job and it really
looks bad.

Speaker 14 (17:21):
Okay, I was concerned about that. And tell me what
that process is called. When I call a brick mason,
what is that called?

Speaker 8 (17:28):
Tuck pointing?

Because I use I use them on a regular basis
at Due West. And uh, what side of because you
said you're out near College Station? Where are you at

Okay, Uh, well, shoot, I am not finding him on
my list here, and I know he's on here, but uh,

Hey, I've kind of attached garage and on certain days
when the weather and humidity get just right, this thing sweats.
This thing sweats like you wouldn't believe, like somebody turned
on the garden ode.

Speaker 8 (19:23):
Is there nothing that can be done about that? Well,
it's a temperature issue, and short of either putting a
dehumidifier or something the temperature control in the garage, there's
not a whole heck of a lot you can do.

Speaker 16 (19:40):
Yeah, I've got a detached garage that doesn't do it.
But the one attached to the house. It's terrible when
the weather gets just bad and it's just like it's
a mess. But like today, it's perfect, it's fine. But
a couple of days this past week, yep, you swear somebody,
you swear we had a water leak.

Speaker 8 (19:56):
Yeah, I'm more than likely. Uh, they didn't want they
prepped it. It could be something as simple as they
left the vapor barrier out from under it. Uh huh uh,
and and that's causing it. But the problem is, once
that's done, there's nothing you can do to put one in.

Speaker 16 (20:14):
Yeah. No, it was built in eighty one, so yeah,
there's nothing to be done there.

Speaker 11 (20:18):
Yep.

Speaker 8 (20:20):
But yeah, just put a d humidifier in there and
that'll probably take care of it.

Speaker 16 (20:25):
Oh how big of a I don't know how big
of it to be dehumidifier you have to put in there.

Speaker 8 (20:30):
They just they make the they make these little portable ones. Uh,
and it'll it'll go by the square footage. But they're
not all that expensive. And if you keep any tools
and things like that in the garage, it really helps
with keeping the rust and stuff off everything.

Speaker 16 (20:47):
Yeah, of course he has typical garage just full of everything.

Speaker 8 (20:50):
You know, man, that's the way mine is everything except
the car.

Speaker 16 (20:55):
Yeah yeah, there's no room in there for car anymore.

Speaker 8 (20:57):
Yep.

So, but you know it's got an eighteen foot door
on it, and we you know, we come in and
out that that that garage door. That's that's the main
door to you know, entry to the house.

Speaker 8 (21:08):
Yeah yeah, but I mean opening closing the door. Yes,
you're gonna let humidity back in. But what happens is
it'll by having a dehumidifier going all the time, it
pulls the moisture out of that concrete and so it'll
be able to handle that door going up and down.

Speaker 16 (21:31):

Hey. Welcome back to Texas Home Improvements, your total long

two five eight seven four. Before we jump back into
the call, so I want to bring on a guest
real quick. I got Lloyd Young and Lloyd, how are
you today?

Speaker 17 (23:16):
I'm doing all right well, Lloyd.

Speaker 8 (23:19):
Let's talk security systems for a few minutes here, because
you know, so many homeowners haven't put security systems in
and a lot of those that have security systems are
way over paying for them.

Speaker 2 (23:37):
That's true.

Speaker 17 (23:39):
I've I've done some research and found that only about
twenty or twenty five percent of homeowners actually do invest
in home security systems in the traditional sense with the
large companies. And I started, I started in this business

(24:00):
working for those large companies. I would install two or
three of those systems a day. It was three doors
in a motion and a wires and so I did
a lot of them in my career.

Speaker 15 (24:14):
I started.

Speaker 17 (24:16):
Back in nineteen eighty one. And so, yeah, there are
a lot of homes that don't invest into that, and
there's probably several good reasons for it.

Speaker 8 (24:29):
So your company that you have, now, let's talk about
it for a minute. What do you guys do now.

Speaker 17 (24:41):
Well, my company, I've had my company since two thousand
and one and we are a full source security provider,
fire alarm, access control, cameras and things like that. But
last year, Jim I was inspired to open up a

(25:02):
greater presence in the residential market. Smart home has become
really attractive to homeowners. The same survey they're referenced earlier
said eighty seven percent of homeowners are interested in smart homes,
so I thought, well, I'm not. I'm not keen on

(25:24):
buying into the big boys and paying eighty nineteen hundred
dollars a month for a five year contract. I know
that in my industry, a lot of these companies will
put in proprietary equipment and get you on a contract
and you have to you have to catch it thirty
days before the end to even get out of it.
And if you do choose to get out of those contracts,

(25:47):
then you are you're stuck with a proprietary piece of
equipment that other companies can't really monitor. So essentially, if
you leave them, you got to start all over again.

Speaker 8 (25:59):
So with all this new high tech stuff and the
smart homes and all that stuff, is this something that
people can install themselves or do they need to have
it done?

Speaker 17 (26:10):
Well, that was my inspiration. I started this. When I
got into the business, I suffered my own loss. I mean, really,
people don't typically go and invest in that security system
until they've come home and find that their home has
been violated. So now they're angry, and they signed the
contract and they get that security system so they don't

(26:32):
suffer that emotional trauma again at loss. And I was
one of those. When I was in high school, my
trug got broke into. So I went to the radio shack,
got an alarm, and the radio shack employees said, do
you install alarms? And I said, well, yeah, I do now,

(26:53):
So I started doing alarms, and I quickly moved into residential.
And probably the reason people don't get it is because
they haven't suffered loss in there. You know, I got
their shotgun in the Rottweiler, or they find that it's
just really too expensive, and.

Speaker 8 (27:15):
Well, shotgun's only good at your home. Rothwiler with a
good steak will leave everybody else alone.

Speaker 17 (27:24):
Yes, I've seen that as well. But your question about
how things have changed, what's really exciting is the smart home.
And so last year I was fortunate to open a
little storefront in Humble, Texas, right there on downtown Main Street,
Umble Texas, and it's the smart Home store. And so
I envisioned this what used to be many years ago

(27:46):
for radio Scheck went out of business, a place where
you go in and kind of piece mill it and
see what you need and do it one step at
a time. So what I have put together Jim and
I appreciate the time to be able to express this.
I put together just a starter package and it was

(28:08):
typically what we put in. Ninety five percent of homes,
in my opinion, have three doors in a motion sensor
it front door, back door, garage door, and then you
put a motion in the living room. And I I
put together a wireless package that it starts at five
hundred and forty nine dollars. A person can get that package,
and yes, to answer your question, you can put it

(28:30):
in yourself. Thankfully, about the time I became a grandpa,
the systems became wireless, so that attic work is not
like it used to be. Yep, But but we can
we can tell you how to you know, peeling stick,
how to properly put that on a door. You put
your transmitter on the door. You put your magnet on

(28:53):
the you transmitter on the doorframe, sorry, and the magnet
on the door, and when you open the door, it
it uh. It triggers the alarm to say the door's open.
And so you can do something like that. The main
panel can can hang on the wall, or you can
just put add a little ten dollar bracket for it.

(29:13):
You could set it on the kitchen counter if you
want to, and the only wire you'll see is where
you plug it in the wall.

Speaker 8 (29:20):
Well, it's a system, is five. How about monitoring it?

Speaker 17 (29:25):
Well, that's the beautiful thing about this. You buy it,
you own it, and no monitoring required, no monthly fee. Now,
if you do want to take that information from that
system and put it on your phone, your smart device,
then we do twenty five dollars a month just to
connect you to your system where you can remotely armed,

(29:46):
disarm and you can see what's going on in your house.
If the alarm goes off, you'll get messages and you
can take whatever action you need to at that point.

Speaker 8 (29:57):
Okay, So how do we get touch with you if
we want to take a look at one of these?

Well, my smart arms home story is we're open right
now and ten to forum Saturdays and so, and that's
where somebody can walk in and we can just talk
about it and show you some things. But at any

So I moved in.

I moved to Austin from Cleveland and two thousand and five,
and so this house was built maybe in nineteen ninety six.
But I've owned the house now for twenty years and
I haven't made one repair. So the house when I
bought it already had it's three sides brick. It's two story,
and the one side that is like cardiplank was already

(36:30):
riding where you could just take a screwdriver and jab
right through it. So the fact that I've done nothing
to the siding means that the first story is actually
pieces are falling off.

Speaker 20 (36:42):
It's that bad and it's real. So obviously the siding
needs to be done.

Speaker 9 (36:47):
And all the windows were made from a company I
think called AGW and they're all aluminum, and they're all
beautiful because there's this dark framed, you know, good style
black that's popular now. But all of them have broken seals.
So we're talking a lot of expense. We have one
side that needs siding, we have all these windows that

(37:09):
need replacement. And then you have someone that is so
stuck on this whole idea of going green, and so
you know, when I hear about vinyl windows, I think, oh, vinyl,
that's not so healthy, that's not so renewable. So I
have a hard time even just siding on materials because
I wanted to do something esthetic and also good for

(37:30):
the environment. And on top of just needing siding and
windows and being afraid to trust someone to come and
help me with that. And I think I already know
I like hardy plank. I think I know what two
colors I like. The main one of the biggest problems.

With the house.

It is not just this, you know, this issue with
me not doing siding and windows. I've always had an
issue with the chimney. So the chimney, like someone just
meant earlier, I do have some crake cracks in my masonry.
So one of my windows on the second floor has
about a half inch gap that kind of goes down,
and so I know that I have some I'm not

(38:11):
going to get foundation to repayer. I just want someone
to fill in those gaps. And all the years that
I've lived here, I think I've had leaks from my
roof all near the chimney for some reason, and these
like I have a hole in my ceiling right now.
And I have had several companies come and say we're

(38:32):
going to take care that we promise, and they have
done all kinds of stuff, even created something that looks
like a space ship on top of my house. This
is big, the biggest metal funnel they ever made. So
they took the cricket away and put this device in. Well,
it still leaks to this day, and even when I
moved into the house. Unfortunately they hid the damage. But

(38:55):
over by the where the chimney was, the floor was rotten,
the wall was rotten. I didn't know, but they covered
it all up with furniture and it's just really bad.
So there's like their floors are rotten away and on
the upper floor. But I actually opened up the wall
kind of looked in it, you know, I've opened up

(39:17):
a couple of walls to see what's going on. But
for the most part, I think to this day, I
can see that there is some kind of leaking issue
that goes from the upstairs all the way to the downstairs.
It's all surrounding this chimney. So for me, I have
that big issue. But I just don't want to hire
a roffer. Like we have riffers that have come to

(39:38):
my neighborhood and they've done almost oh man, they've gone
down the street and done eate houses and they're going
all around the place canvassing, you know.

Speaker 20 (39:46):
But the thing is that I don't need just another roffer.

Speaker 9 (39:49):
I need someone who actually isn't able to which a
lot of people don't do. Actually go up in your attock,
maybe look up there, look in your attic, I mean,
who does it, make sure that they and see where
the water is coming in with the damage and really
solving the problem.

So if you get a new rough, you actually know
that the.

League's going to be taken care of and if it's
not due to the rough and it's due to some.

house since you've been there?

Well, then they moved in, like around two thousand and six.
I had a whole new roof put in.

Then maybe four years later they went back and they
checked it and did repairs a couple of thousand. Then
maybe five years ago someone came in and did work
on it.

Okay, but put the new roof the move The new
roof was done in six correct, most likely? Yes, okay,
I would not spend money on doing repairs on that
roof any longer. I would be looking at putting a
new roof on because you've probably already gotten the lifespan
out of the roof. Yes, it may last a few

more years, but since you're having these leak issues, it
needs to be taken care of because water is the
biggest thing that destroys homes, and the longer you let
these leaks go, the worst condition your home is going
to be. And the more it's gonna cost you to
rebuild it and bring it up to snuff, And you're correct,

one of those type of places, if you can take
a piece of it in there, they'll know if it's
still being made, and if it's not being made, they
actually have a shop that could can produce it, and
they'll be able to tell you kind of the kind
of money you'd be looking at to get it produced.

I mean, obviously it's going to cost more to have
it done that that way, but I mean realistically, it's
not that much more because they're just running it through
a machine that does it.

Another another Foundation question. I'm trying to help my daughter
who's got a house in Flugerville.

You sent me an email I did, Yes.

Speaker 22 (56:31):
Yeah, you saw that. Okay, So I was trying to
get some idea if there's kind of standard approaches. Apparently
this area, this neighbor which he's in, it's pretty calm
that they're having these problems. I guess they didn't stabilize
the foundations they built. It's about two thousand square foot house. Yeah,
a single story, uh three small bedrooms, so it's not

(56:54):
a real big house. But it's kind of crack across
running from near the front door kind of across for
the side, so it's a very noticeable crack. So clearly
there's something on that corner that's not stable. So I
know it needs attention, but I was curious. I know
I've heard of you before describe many different techniques I

(57:14):
guess for doing repairs like this. Is there anything that
you know in that area that would suggest a certain
kind of a solution or every house different.

Speaker 8 (57:29):
Typically up it's really the soils that dictate what type
of repair solution, and typically up in that area you're
dealing with the black Dumbo clay soil. That's correct. I
think that's right, And if that's the case, then I
would typically recommend the pre cast concrete pilings.

Speaker 22 (57:49):
Pre cast concrete, Okay, that's is that where you don't
go through the foundation to do that? Do you dig
under the foundation.

Speaker 8 (57:57):
Correct, you can dig on the perimeter. You just dig
a hole up underneath the perimeter bean. If it needs
interior peers, then you can tunnel up underneath to put
them in.

Speaker 22 (58:09):
Okay, is that that sounds reasonably expensive if you got a.

Speaker 8 (58:15):
Oh you've been foundation. But most foundations don't require interior.
Most of the time it's exterior, just.

Speaker 22 (58:23):
The exterior wall. Okay, around the footing is there. And
you suggest also, I think at times is you can
solve that one problem, but it may be preventive if
you start to do some things around.

Speaker 8 (58:35):
Yeah, like yeah, if I remember right from your email,
the house is about twenty four years old.

Speaker 22 (58:44):
Not quite that old. I think it's okay. Maybe I
can't remember either. I don't know exactly if I want
to say fifteen years oh, okay.

Speaker 8 (58:52):
Most homes people start experiencing the sea and the movement
when they're between eighteen and twenty. And it's it's because
the soils as they shrink when they dry out, they
shrink when they get wet, they'll expand again, but not
as much as they were. They go through those cycles
and you end up with the settlement problem. And so

(59:14):
if you keep it watered, you keep roots from growing
underneath the tree or the house and stuff like that.
You can maintain it from having these types of issues.
But you know out there where you're at my company,

Yeah, Jim, I've got a home. It's thirty years old.
I purchased the home in twenty sixteen. About probably two
or three years after I purchased the home, I noticed
some sweating behind the washing machine. It's an a little
utility I call it utility room. It's one of these

(01:11:02):
where they had the louver doors, so it's a real
smaller area, and it kept getting worse and worse. There
was a plate there and it's about a foot above
the water inlet infection on the washing machine side, I

(01:11:23):
had about a foot left. It's in the corner. There
was a plate there. I pulled that plate off and
there's PVC pipe that's run vertical from like the floor
to the ceiling. We pulled all the sheet rock out.
We had someone come out and look at it. Once
we pulled the sheet rock out, they had their little

(01:11:46):
wands that they waved around and said they don't see
any water anywhere, no damage and nothing inside that The
two by fours are all dry. Everything. No, We put
the two the shoe rock back up, painted it and
went on down the road. A couple of years later,
it's back. M hm. Okay, water travels crazy, it does.

(01:12:11):
It doesn't appear. Yeah, it doesn't appear that it's coming
from the water inlets to the washing machine because it's
about a foot away. But and it's lower.

Speaker 8 (01:12:25):
And of the you mentioned the lover doors. Is this
kind of like a washer and dryer closet.

Speaker 11 (01:12:34):
Yeah, you know, like in the apartment you might move
down the hall look to the right, you've got louver doors.
There's a washing something like that.

Speaker 8 (01:12:41):
Yeah, And is it behind the dryer by chance?

Speaker 11 (01:12:45):
No, it's just behind the washer. It's actually in the
corner to the the washers on the left, the driver
from the right. It's in the left corner about a
foot above where the inlet is for the work for
the water lines.

Speaker 8 (01:13:08):
Be uh. And and you know what I'm thinking is,
since it was dry inside, I don't think it's going
to be a leak inside the wall, because otherwise the
studs would have had moisture on them, the sheet rock
would have had moisture on it. The fact that you're
getting the the stuff on the outside, you know, of

(01:13:30):
of the sheet rock on the finished side, gives an
indication that there's something inside that closet area that's doing it.
And it could be something as ridiculous as when the
washing machine is running, it's it's got a little spray
that's missing out and causing this. I don't I don't

(01:13:51):
know for sure what's doing it. But here's the first
thing I would try. Just for get grins and giggles, okay,
uh uh. I would get some paper, whether it's using
an old grocery bag or something along that line. Even
wrapping paper would work for you know Christmas or birthday gifts.

(01:14:15):
Hang that over that wall area, over that corner. That's
that this is happening. But keep it off the wall
like an inch, right, and see if that paper is
getting moisture on it. Okay, if it is.

Speaker 11 (01:14:33):
Pray from the washing machine. If that's the case, it
would have been doing it from the previous owners too, because.

Speaker 8 (01:14:45):
They had a problem as well.

Speaker 11 (01:14:48):
I don't know that they did or not, now that
I think about it. Yeah, what about that? You know
there is a vent in there, and I'm real bad
about when we're washing and drying closing the louver doors
and I don't turn the v out. But you see me,
if that were the problem is see what the morsture
would be in every place exactly.

Speaker 8 (01:15:08):
So yeah, that's reading. I'm really questioning if there's not
something that and it could even be in a hose
or something along that line that's just got a very
fine pinhole that miss water out and that paper would
pick up on that. If the paper doesn't pick up
on it, well, then it is going to be just

(01:15:29):
a ventilation issue. And the first thing I would try
is keeping the doors open when we were doing laundry
and the fan on to see about air movement on it.
But even the discharge hose, because a washing machine discharge
is under pressure that could have a pinhole in it
that's allowing it to missed over there. And that's the

(01:15:51):
reason I want to put the paper on and see
if I'm getting anything hitting it.

And then I need you to call me and let
me know what you find.

Hey, Hey, Jim so much. Appreciate your wisdom and bring
to all of us in the community. So let me
start there. When to get when did to get your
thoughts on being an expert in the foundation like you are,
just high level, does if there's a potential leak in

(01:17:16):
the sewer line under the slab of these houses, is
there any benefit of running a camera in? And I
know I've heard of a hydrostatic test and the camera
and just how each one of those would be used
in trying to determine because I have how a rental
property that's really starting to I would guess has dropped

(01:17:40):
maybe like three inches or so something like that, And
just wanted to get your thoughts.

Speaker 8 (01:17:45):
On how old, how old place.

Speaker 13 (01:17:48):
It's probably it's in the a leaf area and it's
probably forty years old something like that. I think it
was built in the eighties.

Speaker 8 (01:17:57):
Okay, so you're going to have PVC plumbing under it.
So here's a difference. A hydrostatic test blocks the exit
of the water. You fill the whole system with water,
then let it sit and see if the water level drops.

(01:18:18):
If it does, it indicates there's a leak. Then you
start doing what's called an isolation, and you start using
test balls to block off different sections of pipe until
you narrow down where the leaks are. Cameras are a
useful tool when you're doing this type of testing because

(01:18:38):
you can run it up behind the test ball and
see that water's not leaking beyond the ball and stuff.
But I'm gonna upset a lot of plumbers now they've
gotten too darn lazy and they start running the cameras
and say, well, I don't see any leaks. Well, let's
stupid cameras not picking up anything except a law large

(01:19:00):
hole in the pipe. If the joint is leaking, that
camera's not going to pick it up a lot of times.
Even if there's a crack in the pipe, the camera's
not going to pick it up. So I'm not a
huge fan of using just the cameras to find leaks,
but I love the camera as a tool to go

(01:19:21):
along with isolating to segments, just to make sure that
you're verifying what you're seeing. But it all begins with
that static test, because if the static test holds, you
don't have a leak in Yeah, exactly.

Speaker 16 (01:19:39):
Yeah.

Speaker 13 (01:19:40):
And as a general rule with your experience, is it
typically like in a bath is there any typical like
if there's an elbow or whatever in a bathroom area
or a kitchen area, is there one that tends to
be more most common of where these leaks are, if indeed.

Speaker 8 (01:19:56):
There is a leak. The most common area is is
typically in the bathroom in a in a segment called
the Christmas tree. It's where the toilet, the sink, and
all the bathtub or shower everything ties together. And that's
the most common area because if the soil shifts around

(01:20:18):
it all, you've got all these pieces going off in
different directions, putting torque on everything, and and it'll tend
to cause a break and a leak in that particular area.
The second most common is a why in a pipe
that the teas are typically not as a big problem,

(01:20:40):
but whys for some reason, uh tend to snap.

Speaker 13 (01:20:45):
I guess maybe the legs of the wires start to
work against each other and and cause it to pull
away or something.

Speaker 8 (01:20:51):
I get. It's I I attribute it to be like
a wishbone from the from the turkey.

Speaker 13 (01:20:56):
You know, okay, well, very good, Well I'll be contacting
your company. I were just trying to figure out thoughts
on how's the best way to even conceptually, I always
like that when working with contractors, what they're going to
be doing, what they're thinking etcetera, etcetera. So typically it
starts with a hydrostatic test and then try.

To keep reducing the YEP, the area I guess to
try to isolate it down isolated. Okay, buddy, okay, I

Thanks. Hey, let's talk real quick about Ready Seal far

machines have so much force that the older houses have
smaller pipes and it can't force that water down. So, uh,
I run a camera through the lines. There's nothing in
the lines, So I don't know what else to do.
You know, the if the guy watches more than one

load it, you know, will it backs up and stews
and does I don't I can't even remember what all
it does.

Okay, so it's the first the first load goes through, fine,
But it's when he's doing more than one load.

Well, if if it's only happening when he's got more
than one load, that would indicate that there is a
blockage somewhere down the line that candles I watched him
and starts back. But if it's doing it because he's
doing a heavy load, well it can be then that
that the pipe starts backing up just from pure flow

going through it. Sometimes routering them out, you know with
a snake, helps to take off some of the build
up from over the years and allows it to flow better.
But beyond that, it shouldn't happen because the old lines
for inch and a quarter. The new ones are inch
and half sometimes two inch or inch and half to

two inch you know, but it's not enough that their
open lines. It should handle the flow. So there's got
to be something restricting it.
