our father today. He's on vacation in Europe today and
so we're getting chants to fill in for them, both

rest of the business runs throughout the week. Right.

start this hour by mentioning that it is going to
be a hot week this week. I was looking at

the weather as we were getting on here, and I
know it's you know, it's a nice, warmish day today,
but looking forward through the rest of this week, I'm
seeing at the George Bush Airport that we got ninety
five degree temperatures on Wednesday, ninety five degree temperatures on Thursday,
(02:52):
ninety three on Friday. So summer is here. It is
ramping up, and uh, part of that that is important
for homeowners is making sure that the AC is ready.
What you know, AC is is a tricky thing because
you know, we really as people, really didn't start even
(03:16):
settling this region in bulk numbers until the invention of
the air conditioner. I didn't know if you knew that
history there.
Speaker 8 (03:24):
I never heard that.
Speaker 7 (03:25):
Yeah, Like you know, it was compared to some of
the northern states of our country. It was a much
much less populated region in the South until AC became prevalent.
And then now you know, we have our major metro areas.
A lot of those newer ones are along the southern
half of the United States, And so we can take
(03:49):
all of that to mean that AC is kind of
a critical part of enjoying life here in the southern
half of the United States.

I think it's a little bit more than just a
joint life.
Speaker 7 (04:02):
Around here, Yeah, no doubt, and so uh making sure
that your AC is ready for that summer heat is
UH is an important step to do in terms of
home maintenance. Whenever, whenever acs start getting taxed, meaning that
we're dealing with these higher temperatures and uh, the unit

is running for a lot longer at one hundred percent
of its capacity, then that's where cracks start to show
and weaknesses form, and things pop and things break, and
then you're you're with nothing, you know, And so just
doing some good due diligence and getting your spring check
(04:46):
done if it hasn't been done already, then to be
honest with your a little bit behind the eight ball,
but better better now than never, right, And so getting
a hold of your local lacy contractor and getting them
out to do a spring check on your system. There's
a lot involved in that. We like to see that
(05:08):
they check the outdoor coils for making sure everything is clean,
checking the indoor unit make sure everything is clean, checking
the AC or the electrical connections, and making sure that
the all of the components are at the right voltages
and amperages and working as designed. These are all little
(05:32):
things that can be done now and save you the
heartache when it's one hundred degrees outside and the AC
decides it's done.

Yeah, and definitely consider who's coming out there to perform
all of those things, because not everybody's checklist is the same,
that's right.

Yeah. Sometimes they come out and they spend fifteen units
or fifteen minutes looking at stuff and maybe another fifteen
minutes checking some boxes on a form or whatever, and
that's good. And then you got other guys that come
out and really flush through everything and do a good
job of making sure it's all set for you. And
that's it. You know, that's important to make sure that

you have a good system for when it's ninety five,
when it's one hundred, when it's one hundred and five.

I got a question.

I watched your dad's video on the UH watering your slab, Yes, sir,
and I Bob Well, I couldn't find a couple of components.
I was gonna say, you can find those, but I
have everything except the UH. I have a pressure regulator,
but the one that I the only one I could
find was for a r V, which is like forty

to fifty pounds.
Speaker 8 (07:01):
Right, Yeah, those that that can actually be the hardest
piece to find for kind of the waters pick at
type foundation watering systems that we do. I will say
that I've had more luck looking for those actually in
the irrigation system, not the sprinkler like the water hose section,
(07:24):
because a lot of times you'll find ninety the parts
you need over near the water hoses, and they got
everything you need over there, but then you've got to
go over to the irrigation system to kind of get
more of those fine parts.
Speaker 7 (07:38):
Yes, I actually bought one, probably three weeks ago from
my grandparents' house because they use that on their house
and they had a system that theirs had failed because
it was just they had been using it a long time,
so it needed a new pressure reducer. And I found
it over where all the little parts were sprinkler heads,

the pop up sprinkler heads and everything was and they
make him they have two different ones over there. They
have one that is pipe threading and they have one
that is hose threading, and you obviously want to make
sure that you get the one that has the hose
threading if you really have a hard time finding one
in the in the big box store. Then I have
(08:23):
also ordered those just off of Amazon. And there's a
little website that I used to get a lot of
this stuff from when I was doing more of it
myself on installations. Was mister drip dot Com. Not somebody
that is an endorser of the show, but I've frankly
used them myself to order things online and they have
(08:44):
a really good selection of those type of components, and
that was mister drip dot Com. And they can get
down to even lower PSI regulators than they have at
the box stores. Usually twenty five psi is about as
low as you're going to find, but on the websites
you can find them all the way down to fifteen.
Speaker 8 (09:05):
Interesting with yours your drip lines and stuff, a lot
of times they're saying they want it between fifteen and
twenty five, so that twenty five psi one, you're really
at the max end of what the.
Speaker 9 (09:17):
Manufactor how much pressure am I looking for it?
Speaker 7 (09:22):
So if it's at twenty five psi, it's okay. Uh,
fifteen is really ideal.
Speaker 9 (09:28):
Fifteen psi fifteen okay, so drip dot com. Now what
about And the other piece I couldn't find at all
was the screen filter?
Speaker 7 (09:40):
Yeah, those are found in that same section where the
irrigation pop up things are found. Usually if you go
to your home local home doopo or local lows and
those kind of look like a y. So you'll have
the pipe looks like it goes straight through and then
it'll have a y off of it with to screw
down components that is actually the filter. So it's a

it's a little bit tough thing to identify sometimes. But
again if you go on like an irrigator supplier's website,
like a mister rep, they have those.
Speaker 8 (10:19):
Yeah, And uh, a quick question about your house because uh,
those that piece right there isn't always one hundred percent
necessary to run the system. If you already have like
a water filter system on your whole house or water
softener type scenario, that's already taking all of those particulates
out of the water.
Speaker 9 (10:38):
So I got you, I don't have that. I wish
I did, But.
Speaker 8 (10:42):
Me me too. I understand because I do get a
lot of sand in the water at my house. I
got to unscrew the little filters on all the faucets
all the time and clean those out and things like that.
But in that case, yeah, you definitely want that why
strainer to try to clean everything all the water so
your suckrose isn't getting clogged up.

Now, let me ask you another question. We'll back up
for our audience and talk a little bit about what
this whole thing is about after this break, but I
want to ask you one other question specifically, is does
your home come with a backflow device directly on the
spickett or is it the type that just has the
handle and then it's straight to the water flow.
Speaker 9 (11:27):
Yeah, it doesn't have the backflow on there.
Speaker 7 (11:29):
Okay, So when you add on a backflow device that
is screwed in line with all of the timer and
everything else, put that backflow device after the timer. And
the reason why I say that is because those backflow
devices are not designed to be under constant pressure all
of the time, so it's better to have it after
(11:51):
the timer, so that once the timer's off, the backflow
device is no longer under pressure.

Okay, because I've put headed up on the cos.

VIIb exactly yep, and it will do its job there,
but it'll just wear it out a lot faster that way.

A unique question I think perhaps i've had two contractors
come by this past week, on electrical issues BOTH recommending
that i replaced, the ground wire the ground rod in
the backyard that connects to the main and the main connect,
to the house and then there's a backup ground rod

almost twenty, one years old and obviously they go down
eight foot deep and they're they're saying that there's corrosion potentially,
that you know, below the surface and so never thought about.
Having those replaced is that something that you guys have
an age at which YOU replace.

A great question and you've had two different electricians come
out and independently give, you that assessment or or you
asked them. Specifically about that.
Speaker 4 (17:04):
The first one. Wanted me to the first one was
recommending everything under the sun, and you know ten thousand dollars.
TYPE show business i just had one circuit breaker go
out last week in the garage and they swapped it
out for a new one and. It works fine no
(17:25):
other problems. Over the years but they do their diagnostics
and they find all kinds OF stuff that i didn't
even know about to get centered and, so you know
without pulling neck that rot those two rods out of
the ground, he put deep which would. Be really difficult
you don't know what they look like, under the ground
and their original, with the home twenty one. Year old
(17:46):
HOME and so i HAD a back i guess the
second opinion come by for some other issues THAT on
the AFCI breakers that i think there's evidence they need.
To be replaced and then they also said we recommend

replacing your your ground rod in, the backyard TOO and
so i, just it's expensive and so it's NOT something
that i, even THOUGHT of So i thought i'd look
into THIS morning before i. Pushed, the button.

Sure now there is a resistance test that they can
do on that to gauge. What it's doing do you
know if they put a, meter on it or if
they were just making this suggestion based on the age
of of, YOUR system there i just.
Speaker 4 (18:41):
It's just uh THE first guy i kicked, it and said,
see it, moves you know because, that the connector the connector,
kind of, wore you know, it RUSTED out and i
can buy. A new, CONNECTOR in. FACT i did i
did for four bucks and. Did it, myself but no
they didn't do a. Meter or nothing it was it's
just the home twenty. One years old these things last twenty.

YEARS or whatever i don't know if it's made, of
you know. THE copper plate i don't know. If it's,
GALVANIZED you know i don't know what the material is
under the ground there when they, built.

But no there's no meter testing that was. Done on
that it was just the homes old and we recommend
getting those replaced because they just Pointed one of i'm
pointed to the corrosion above the ground where it kind
of sticks out now because the ground settles, over, Time
THERE right but i think that's from the mowing and

then the weed. Eaters AND whatnot but i could be.
Wrong about that that's just my view of what that
prosion Is because but i'm, not a Professional and so
i'm just. Doing, My research.

Well i'll tell you it's it is something that is.
RECOMMENDED by electricians i don't know if in all the
Different properties that i've renovated and owned, and you know been,
A part of i Don't know if i've ever replaced a.
Ground rob myself, i'm NO electrician but i have never

never even heard of.

Having, to replace well it, is.

A thing and having grounding is a safety component to
making sure that if you do trip a, breaker or
whatever that the electricity has. Somewhere to go so from,
a safety perspective it is good to make sure that
you are. Getting proper grounding i'm a little bit in
(20:35):
your camp on what whether twenty years or ten years
or thirty years is. The right, time you know we're
just going by a. Roll of thumb if we just
decide twenty years is the day that it needs, to,
be replaced right and that doesn't necessarily mean that that
is applicable. To everybody something it does make a difference
on what type of. Soils you're in and if those

soils are the type that routinely hold and trap moisture
in it like a, thick clay will then that moisture and,
oxygen that's right then that'll be that'll be. Worse on
it And Generally, IN south houston i can tell you
that we we see those type of soils more. Often
than not and so if you're in something that percolates

the water away then and it, stays relatively dry then
you have less of. That Corrosion concern So i'm not
i'm not in a position to say that these guys
are wrong or they're trying to tell you something, they
don't need because all indications are that you have the
type of set up there that that will wear out.

Sooner THAN most but i can't give you a strong
endorsement to spend the money on it today, by any
means and that will have to, Let, You go tim

plan a family GET together and i don't have to

sickness there everybody was real concerned about how. You Were
doing but i'm sure they're just really happy to hear

Took, three, weeks off right, and you know talking about talking,
ABOUT the sickness i. Will, TELL everybody look i had
diveticulitis FIVE times before i went and, had THE surgery
and i debated a long time. Before doing that couldn't.

Eat hardly anything don't. Do that that getting that surgery
done was THE best thing. I ever did i Had it.
Done FEBRUARY eleventh here i am now on a vacation.
Of a lifetime i'm able to eat AND do anything i.
Want to do and prior, TO that surgery i was

down to. Basically having soup so it was THE best thing. I,
ever did.

who have that and they go they go through it
and you just live WITH it like i. Did for
years so it's one of those things that listen to

working in. The family business started out in the field
digging holes just, alongside everybody else and running, running a
crew and then running multiple crews and. Running office locations
and at this point, in our career my particular role
in the family business is helping the sales team with

creating good designs and, good Repair solutions and adam is
working on the commercial end doing some business.

With, good designs yeah making sure that we're getting those
commercial projects done.

Them huh correct it's it's amazing because this is there's
no code for. What we do everybody is coming up
with kind of their, own plan sometimes and it's amazing
some of the stuff that you see come, in the door, right.

Oh yeah yeah and it's not just CONTRACTORS that you
i hear everybody always say you can get five contractors
in do an evaluation, on your foundation you're gonna get five.
Different repair, plans quite frankly it's the same with the.

those things that's, probably just as important if not more
important than what we talk about a lot in preparation
for summer heat AND doing. The, Act ac checkups right

You get from not watering your friend foundationer a heck of. A, lot,

YEAH right when the ac unit goes out you need
a new compressor and it, is fifteen, Hundred dollars that
hurts but when you need a foundation job, and it's
fifteen thousand. That, hurts a. Lot yeah no doubt and
so let's talk a little bit about. What foundation watering
is foundation watering is designed to make the water underneath

your foundation more. Consistent throughout the year and the reason
why is because, when soil dries out especially the type
of clay soils that we have Throughout most of, the
houston metro area when, that soil. Dries out it shrinks
that's why you see a dry lake bed is all
cracked on the top because that soil is, shriveled up

and contracted and, when it gains moisture it expands and. It,
swells back again well that cycle of the soil shrinking
and the foundation wanting to go down and the no
soil swelling and the foundation, wanting to come up that
annual cycle creates some uh settlement in the foundation and,

when it is returning it doesn't quite come up one
hundred percent. Of where it was and you do that
over many, years and many decades and a foundation starts
to settle down enough that it. Becomes a structural concern
and we got, to. Do foundation repair right so doing
foundation watering is something that you can do to maintain
that moisture at a consistent level and prevent it from

getting that same highs and lows and causing it. To
shift over time and we could talk a little bit

That's, a good point you know honestly most contractors that you,
have that do projects of size oftentimes they're just not
their operation is not. Equipped to handle the little stuff
and when you've got a guy that is, willing to
do the little stuff usually, it's not an operation of

size and so you kind of get a little bit
of a gamble on. On who you got out there
so that's that is not an. Uncommon issue, to have
for gutters you know gutters are a pretty standard item. That,
a lot of guys do now you can spend, a

ton of money on gutters doing like a type that.
Protects against leaf infiltration and stuff but if you just
hired a normal gutter guy that brings out one of
those bender machines and turns a roll of metal into a,
gutter and hangs it up there it's amazing how cheaply.
That can be done the roof the roof. Part is

is the TRICKIER part.

The reality to those a lot of times the roofers,
actually do. The gutters as well that's right so a
lot of times you can kind of find more of
a one stop shop that'll end up saving you a

do this size project or not but If you Haven't checked,

Bugs well let me, GIVE you let me give you
i know a little bit of, the history behind the,
blue deal because for everybody's Knowledge it is kind of
a southern, tradition to have this light blue kind of
sky blue paint on. Your roof of your front, porch
and back in the day the whole idea was that

the bugs would be confused and think that, that light
blue was the sky and so they wouldn't go there because, they, Thought.
It Was the sky right okay something the, reality is
is that old paints, like we're talking, long time ago
that blue color they, used lye to get that color
(55:00):
and lie, was a natural repellent for insects and so
it just so happened to be that they were painting it,
blue and without even realizing it putting on the lie
as that acted as a natural insect. Repellent just from the,
PAINT dying now fast forward today i don't think we,
really make paints would lie anymore but they do make

insecticide paint additives that you can add to both latex
and oil based paints that, can act as a, you
know perform the same function and then at that point you,
can make whatever color you want You can go with
that traditional.

So it's, not the color we're talking about it's it's an.

Additive they're. Putting in the paint.

That's right it's. A IT'S a insecticide paint ADDITIVE and

it's definitely like a thing that is available on the
market that you can get to to add to. The,
PAINT to for that purpose.

we have around here they can only accept. So much
moisture at one time so people that are just running their,
sprinkler system for hours on end or run a Soccer
hose out there and say i'm going to turn. It
on for twenty four hours the soil, can't absorb that

water that fast so a lot of times you end
up with a lot of runoff out throughout your yard
and you're not. Actually soaking the soils deep down so

an access door behind that tub yeah you can, where
you can get in and see because there's a lot
of times there's a tub leave out in the slab
where the the concrete is not going all the way
around the pipe that comes up. Through the foundation to,

square or circle that's notched out of the way so
that the bottom of the tub where you have the
pea trap connecting to it and then going. Down has
room to to be serviced and so it wouldn't surprise
me if maybe you got some overflow material going down

that's that's.

times people end up calking around, the edge of the

toilet bowl itself cocking that to the floor. To, prevent
moisture from getting under there well sometimes WAX seals are
not ALWAYS and so i another theory that i would
have is if you had some water that got past
that wax ring and, then was trapped underneath the toilet

bowl that that could be giving you. Some, Of that
musty smell as well okay i'm just, thinking of areas
where water would be like sitting after you had, a
cleanup of a situation like that, Where, where It could be. You, know.

THAT yeah those are those are two i. Think good
places to start with checking if it's not that and
you're still dealing with that musty you might. Have to
investigate some of your ventilation uh in the, Situation where,

causing airflow to be different within the restroom and everything like.

up there you. May be dealing With a venting issue
but that would that would be something that would typically

be better, handled by h a plumber to investigate because
they could run a camera down there. And see if
there's something blocking it so uh as to do it
yourself solution definitely check behind, the shower and check under
the toilet and then from there you may need to
get a. Plumber OUT there to investigate some more.

little bit suspicious of some of the products that are

Put down or drain TO clear things and that's only because,
i know that from a plumber's perspective a lot of

those materials are very caustic and unless that pipe is
flowing the way it's supposed to where it's the pipe
is only exposed for a. Certain period of time to
that chemical if it's got if it's in a situation where,
you get some of that backing up either due to,
a belly or due to a blockage it will sit.
There and eat at that pipe too just as much

as It, ate at the thing that was.

Yeah how many sewer systems have? We? Replaced from stuff
just like that.

Right and so you know when, you get those those
backups like that the way you're designed to use, those
chemicals is you pour it down you let, it set

out but they i just get worried. When when the
thing is.

Beyond that being on a septic system you really don't
want to be putting a lot of chemicals down into
that because whether, it's conventional or an aerobic type system
it's relying on the bacteria to help. Break, down a
lot of that material.

paint additive that actually does get added to. AN oil
based or a water based paints i am not familiar
enough with different type of paints, myself to know if
that type of additive which is called one of the

more common ones. Is in one advanced and secticide paint
additive i'm not familiar enough to know if that can
actually be added to the type of stain that you
would have where you were wanting to preserve the look
of the natural, wood and see that wood grain in
it or if it only is able to be used
on the type of. PAINT where you're dealing with a

color paint i suspect it's only a color paint simply
because otherwise you would be dealing with a tinteen or
some other issue if you tried to. Add IT to
a regular type of veneer but i. Can't say that
with one hundred percent certainty now that is a type

that like kind of lives in the paint. Itself and
offers kind of a time release there are other type
of stuff that, you, can do to spray on to
them uh but that's, not something that has that type.
Of lasting, lasting impact like a paint attitude.

You KNOW something else that can be done is i know,
we're Not a landscaping show by any Means but i'm
currently working with my wife valerie, on redesigning our yard
and planning new plants and one of the things that
we're actually doing is trying to select plants that, actually
attract like dragonflies and bees and such because dragonflies actually,

eat a lot of the mosquitos, and such and bees
actually repel the wasps they, kind of push them out
of the air, and if you get a good friendly bee.
You're not worried about getting stung in everything so we're
kind of in that different approach rather than use it a.
Bunch of chemical additives and paints and. Things, there, is
other stuff to be done, so yeah you want.

ME to get way way off of topic a dragonfly
is actually the. Most successful predator in the entire, animal
kingdom once they have identified their prey they have an

my home and it's a new toilet but, EVER since
A new. Toilet has been installed i. Can i smell,
it's not a good smell it's it's like you. Know
that somebody. Did not flash the toilet it's that smell

so what is what? Could be causing that smell from
that bathroom? And, Nobody is in that bathroom right.

Now yeah so the toilet itself acts as the. Protector
against the sewer event from coming, up so under your
sync as an example you know how YOU have that
little trap that has a u bend in it that
keeps a little bit of water in. It to prevent
(01:16:22):
the smell from coming up the toilet, itself does that
function on a sewer system and so if there's a
bad connection between the bottom of the toilet and the
top of the floor and you're getting a little bit,
of gas bypassing there from your sewer vent then the
toilet itself won't be able to do anything to stop
(01:16:45):
it because, the trap is not. Down under the floor
it's in the toilet and so my best guess is
that they didn't get a good seal when they were
setting that toilet in between the bottom of. The toilet
and the top of the floor so what likely will
need to happen is they. Just come out and try to.
Reseat it this isn't something that's unheard of it it
(01:17:09):
happens pretty often because setting that toilet and trying to
deal with the wax ring and hit. It perfectly right
the first, time every, time every once in a while
you know, we're just dealing with people doing human error and.
So they don't always get it that way if you
call that installer back out. And, let them know what
you're dealing with, typically, most contractors are of the mind.

That yeah looks. Like it got set wrong that's on
me let, me get it taken care of for. YOU
and they get it, fixed right then.

the water is, very it's not clean that. It's very
dirty and then immediately. It's clean water doesn't have any
smell either what could be? The reason for that some
dirty water beginning.

It sounds like you're dealing with. Some old potable water
lines in that system the fact that it's in the
first three or four seconds tells me, that that is
actually inside your house itself not, the yard line coming
in from the city because it takes actually quite a
while for that water to flush through the lines. And
then deal with the fresh incoming water so what you're

likely dealing. With is some old galvanized pipes or whatever
the internal, water lines are starting to degrade over time
and you're getting that build up That's flaking off that's
not uncommon in our houston market to end up needing to.
Do replacement to a pexree pipe over time so it's

just kind of something. That you deal with with an older,
house if you want more information on that you can

story is, we've got four And a Half years ago
we moved from pennsyvania to texas and we, put a
third zone in the. Master suite so we get it
cool enough it's a goodman two stage. And a year
later the compressor goes up the. Original company couldn't figure
out what. It was we had. Another company come in he.

REPLACED the compressor the compressor is, under warranty a year
after That same thing the guy came, out said i'll
do it on my dime this time the labor and probably.
A week after that the compressor went out we're. Being
told that, compressor's got to burn out, the original compressor
you gotta flush the lines. Put a new compressor unit
and another. Guy so you can't just flush your lines

you got to take. Out the top unit and the
bottom unit we're just at a. Loss, on really what,
to do, with it?

Boy that, IS frustrating isn't it no doubt oh yeah

you have leak, and he said. Tried to find, The
leak couldn't find it and he said i'll put this guy,
in there and if it goes up. Again we'll be
able to find the leak and then he was getting
ready to do that, and the, compressor went out and.
He said oh no this is something wrong so, they,
called me the next day and said well, you got
a compressor needs to be replaced and you know thirty
three hundred dollars. To take the compressor, and, wash it

out and another. Company said no you can't wash it
out you. Got to replace the top and the bottom both.
Of them are under a ten year warranty but.
