want to take just a moment to thank Bubba's thirty
three out on Beltway eight in Pasadena. They had an
event for the Pasaden Livestock Showing Rodeo on Thursday evening,

why don't we jump into an email question here? This

came in from Ron and he says, gurgling bathroom sink,
Hi Jim. After I flush one of my toilets and
it refills, the sink next to it gurgles for a while.
Sometimes a small amount of water backs up into the
tub as well, not much, probably less than an inch. Thanks. Well,
(04:28):
that is a vent line that's plugged. The gurgling you're
hearing is the system trying to draw air into it,
and that should be coming from the vent. But when
the vent is plugged, the next easiest spot it's finding
is that sink. I'm thinking you may have two issues
(04:51):
going though, one being the vent and probably the other
being in a drain plug. Or it's just that it's
back or slowing down enough that the sewage water is
backing up into the tub. You need to get this
fixed because right now you got raw sewage backing into
(05:13):
your tub, and you know it needs to be disinfected
after every single time that happens, I highly recommend you
don't be using it for a tub right now. But
even taking a shower in it, you've probably got bacterias
and stuff there that you just don't want to know about.
So let's get this drain system fixed so that stuff
(05:35):
is flowing out like it should and correct all the
issues you're having with that wrong. You should be able
to call any plumber and get this rectified. But really,
if you want to try to do it yourself, the
vent pipe will be on the roof near where that
(05:56):
bathroom is, and you can run a snake down through
that pipe to clear it up. And you know, people
always wonder, well, what gets in there? A wasp ness
could be in there, Squirrels crawl down in there and die.
Uh So there's any number of things that can happen
(06:16):
that get in it and plug it. But again, just
simply running a snake through there, usually we'll get it
taken care of. So hopefully that'll help you out with

Cindy sends in a message about water damage and She says, Hello,

I have had water damage coming into my dry wall
throughout my three story townhouse. Who do I call to
find out where the water is coming in? It's not
a plumbing problem. It is coming in near all of
my windows. I live in a stucco home. I need

to pinpoint the exact entry points so that this can
be fixed. I have lived here four years and I
noticed one area right after I moved in. I also
have mold now and my pets are sick. I will
continue to contact a mold company, but I need to
(07:41):
fix the entry problem so it doesn't happen again. I
don't know who else to turn to, and I trust
your recommendations. So it could be something as simple as
the calking. But typically these three story houses, they didn't
really build them with stucco. They built it with ephis
(08:03):
and the epis is notorious for getting cracks in it
and moisture being able to go through them. This is
not an uncommon thing. But as far as somebody that
you could call, I would tell you give Woodland's Water
Restoration a call at two eight one five seven six

take a look at it. They can also take care
of the mold issues and all that kind of stuff,
because this is something they deal with on a regular basis,
and so they can really get this taken care of
where you don't have to worry about it in Cindy.
I sure hope that gets taken care of sooner than later,

because yes, that's not not anything good that you want
to be living with anytime for a long length of time.
The more moisture that gets in walls, the more likely
you are that you're going to have some major issues
from it. And uh so, yeah, Woodland's water restoration again.

Tankless water heaters, George sends in a question, do tankless
water heaters need to be flush maintenance if manufactured and

installed in twenty seventeen, Well more than likely. Yes. Uh
it wasn't long after that that they started changing them
from being where they got to have them flushed and
everything to self taking care of that. But in twenty seventeen,
I think most of them still were where you had
to have that done. Those plumbers can handle it for you.

It is something you can handle yourself if you want,
but it does get kind of messy and cumbersome. So
I normally would tell you just call it a plumber and
let them come out and take care of it for you.
But you know, it does bring up something else. A
lot of people when they get tankless water heaters, having
(10:23):
their head that, oh, I'm going to have instant hot
water at all my fixtures. I now have a tankless
water heater. That is not what a tankless water heater does.
The water still has to travel the same distance to
get to the faucet as if it was coming from
the tank because the water heater is normally in roughly
(10:45):
the same spot. In fact, it could take an extra
second or two because the way a tankless water heater
works is it starts making hot water when it feels
the flow of water going through it. When the sensor
picks up that, hey, water's flowing through here. We got
(11:06):
to heat it up. And when I say a second
or two, I literally mean just one or two seconds
difference in time, not a minute or two, not thirty
or forty seconds, just a second or two. The big advantage, though,
to a tankless water heater is a fact that you
got continuous hot water. I mean, you could leave that
thing running all day long and never run out of
(11:29):
hot water. The secondary thing is the fact that when
it's not running, it's not using any power to keep
water hot in a tank. And let's face it, most
of us we go to work during the day, we
go to sleep at night, we're really not using that
(11:50):
much hot water. But with a tankless, when you're not
using hot water, it's not running, so it's not running
up your energy bill. And your water heater accounts for
twenty percent of your energy bills, so anything you can
do to cut that down helps. Your HVAC system is
(12:11):
typically sixty sixty five percent. Now it's all the other
stuff like the TV, the computer, and the lights that
make up that other fifteen or twenty. We'll be right

replace part of the pipes now and the other part later.

Now. I will say you may spend a little more
money doing it that way, but no, it absolutely can
be split up. I mean, you can just replace one
pipe if that's all that's needed to be replaced. And
the question comes up a lot of times, when do
you need to replace the pipes? If you're getting multiple

leaks in your lines, whether they're copper lines or galv
nice pipes or even PVC whatever, it's probably time to
repipe the home in order to avoid the water damage
that comes with pipes that start leaking. All right, got

Anyway, my daughter bought a house a couple of years ago,
and the one of the bedrooms upstairs. He has three
teenagers and they don't always run the bathroom san uh,
you know, like they should. And then but it was
shortly after they bought it, she saw this mildew or
mold growing on the outside, you know, in the bathroom
everywhere they shot power and uh, I told her she

needs to dry that thing out completely and maybe painted
with a mildew inhibit or some type of paint.

Is that true?

Yeah, I mean if it's just milded growing on the
surfaces from getting wet too much, yeah, you can, like
you said, dry it out. I personally would say, let's
put a dehumidifier in there, bring that humidity way down
to dry everything off. Put on a mold killer. You know,
(18:41):
they make sprays that are there to just do nothing
more than kill the mold and everything. Then yes, I'm sorry.

But like that X fourteen you see instant mildew removal.
Speaker 9 (18:55):
Yeah, stuff like that. Put it on where you can
see it and get everything killed. And yes, put a
mold inhibitor into the paint itself before you repaint the bathroom.

Oh well, you mix it in the paint, got it, yep?

And that that will keep it on the long run
from having issues.

And so there's no putting another ac vent in there
to help, but that none of that would be necessary

Great, Thank you, thanks for taking my call. I have
a question regarding my master bedroom suite.
Speaker 14 (20:28):
The home is twenty years old.
Speaker 15 (20:31):
It's well constructed home, but the master bedroom has tended
to always stay a little bit warmer than the rest
of the house. And I think part of the reason
is because the bathroom suite has those curved clear blocks
on the south side of the bathroom area, so it
(20:51):
heats up the bathroom and then the bathroom tends to
heat up the master bedroom. I looked at possibly doing
a mini split in there, but it's a real problem
running electricity from the main panel, which is on the
north side of the house in the garage, and so
I kind of trash that idea.

My question is somebody had recommended.
Speaker 15 (21:15):
That these new solar powered attic vents or turbans, that
I could add a couple of those on the top
of the master bedroom roof area.
Speaker 14 (21:29):
Do you have any experience with those.

Or you know whether or not they would be helpful
in drawing extra heat out of the attic space above
the master bedroom.

five eight seven four. When we left, we were talking
about a hotspot in John's house in the master bedroom
and in bathroom. And John the question was about the
solar fans up in the attic. And yes, I'd recommend
solar fans all the time, not to control what you're
(23:46):
talking about, though they're great for attic ventilation. I mean,
my first recommendation is always ridge vance if that's possible.
If ridge vans aren't possible, then I go to the
solar fans. But for what you were doing describing, I
don't think it would do you much good because the
heat that's coming in through those through those block uh
(24:10):
glass blocks, right, is in the living area, and it's
not gonna move any air in the living area. So
normally what you end up having to do is balance,
have the air conditioning system balanced where they'll take some
of the air and that's in the other parts that
(24:30):
are cooler, choke it down just a hair to push
more air into the master bedroom to cool it down more.
And that's usually how it would be addressed.
Speaker 15 (24:42):
Could I could I also increase the od or the
diameter of the of the air conditioning duck coming off
the planet I'm going into the master bedroom.
Speaker 9 (24:53):
Well, it's gonna it's it's gonna depend uh you know,
all all that the CFM that goes through the duck
work and all that stuff has to be calculated out.
Because if you have a room that say only needs
an eight inch ducked and you put a twelve inch
ducked on it, well, you're creating other problems. Now you're
(25:18):
not going to pressure up enough for the proper airflow,
and so you're still going to have issues. And so
when they look at balancing the ducks, one of the
first things that they've got to do is check to
make sure that everything is the right size. Then if
it is, that's when they'll start having to put the
(25:39):
dampers on and choke stuff down. Now, I will tell
you those block windows, the dead air space in them
actually is pretty good for insulating. But that's not to
say that all of them are good. When you go
in that bathroom, can you feel the heat coming in
through those windows? Yeah?

You can.

I mean the blocks are are on the outside south
wall on that that entire side of the house is brick,
but it's on the outside that those blocks.
Speaker 14 (26:09):
Uh right in front of those blocks is a is.
Speaker 15 (26:13):
A whirlpool whirlpool jacuzzi tough yeah, yeah, which never gets used.
And you know, I've thought about it, just taking those
blocks out of there and and uh, you know, finishing
that that area off with you know something else other
than see through blocks, you can't see through them. They're
(26:35):
those kind of uh mirage looking blocks that you can't see.
Speaker 9 (26:39):
Through it, but it's only on your side. You can't
see through you gotta see what they're seeing from the
other side.
Speaker 15 (26:46):
Yeah, exactly, well that Yeah, here's what I would do.
Speaker 9 (26:51):
Before I would I did anything else, just to check
things out. Cover those blocks from the outside so that
they're shaded, okay, and see how the temperature does.
Speaker 14 (27:04):
That's a great idea. I hadn't even thought about that.
Speaker 9 (27:07):
Because if it is the heat coming in through the
glass blocks that way, that would solve that problem. Because
it's going to be the sunlight that's hitting them that
that heats them up so bad. So just shading them
would make probably a huge difference. And if that's the case,
you may not need to take them out, but just
plant some bushes or something in front of them.
Speaker 14 (27:29):
That's that's that's definitely a possibility.
Speaker 15 (27:31):
Yeah, So temporarily to shade that, I could just put
like a tarp across exactly right.
Speaker 9 (27:37):
Yep, Yeah, just put a tarp across there. And if
that's handled, if that takes care of your temperature controls,
it tells you you don't need to go through and
you know a lot of other funny stuff.
Speaker 15 (27:48):
Yeah, great, Well, and the other thing that I didn't
mention but just this past weekend, and I've been wanting
to do it for years. I blew in more out
of insulation there.
Speaker 14 (27:59):
I researched that.
Speaker 15 (28:01):
Very carefully and found a great company up in the
Woodlands that that does.
Speaker 14 (28:07):
This for a living.
Speaker 15 (28:07):
That's all they do, and they use the latest and
greatest fiber seal. Yeah, and so we got the art
factor back up to where it should be and the
rest of the house is already cooler.
Speaker 14 (28:20):
Yeah. So yeah, the glass block covering, that is a
great idea.
Speaker 15 (28:25):
I hadn't even thought about that, but that would that
would rule out if if it does bring the temperature
down in the bathroom area and causes the bedroom, master
bedroom to be cooler, that would.

That would be the solution.

Awesome, that's great. Well, listen, I'm a long time listener,
first time caller today because we have a situation and
I was gonna touch base with you and see what
you think. It's in our church, fellowship, Paul, and we
have water that's for some reason seems to accumulate on
our kitchen floor and it looks like it's coming from

the vent above. We did have some insulation put in.
It's been months months and months and ago, but we
can't figure out why. And I've had a few people
look at it and they said they thought it was condensation.

So, well, was the problem happening before the installation was
put in.

Nothing I'm aware of, Okay.
Speaker 2 (30:16):
My son said, it also happens when it rains, so
and that's the only spot in the whole church where
this issue is occurring. And so you know, sometimes it's
a lot of water, sometimes it's not. Yep, So we
didn't know if it was condensation. We didn't know what

was going on.

a couple things there when it rains, you're getting some
water coming, and then other people are thinking it is

a a condensation issue. Yeah, yeah, I'm thinking it both.
Since you had new insulation put in. What I would
really recommend is have somebody go up in the attic
there and look where that vent opening is. Okay, and

the fact that it's happening when it rains, I'm wondering
if there it wasn't a leak that just happened to
be hitting where that vent is and it messed up
the insulation around that vent. And so now that vent
is exposed to the heat of the attic because the
insulation's not there any longer like it was, and so
(35:37):
when it's hot out and you run cold air through it,
condensation hits. And that would explain why it's happening both times.

Okay, hmm oh sure, yeah, we'll definitely look into that.

I don't like encapsulating the whole house with spray foam,
but that's not what you're doing, and you will. The
other thing I would put in there would be a

grew up in Pasadena and the house built in nineteen
twenty six in the second floor where it was converted

was a kid was the hardest thing is it didn't
have all the insulation. Well, the house, first of all,
built in the twenties has no insulation unless it's been added.
And so if you'll put that in there, you'll be
able to control the temperatures better because otherwise those rooms
with those sloped ceilings and stuff, they they will get

extremely hot.

I was trying to figure out if I should do

much air that, moves and it's, Small so it just
has to do with the angle of the blades and
how fast it spins as far as how much air
it's going to. Move my biggest concern with them is
in the efficiency of, them because they if they get

too close to the, ceiling they're not going to have
enough draw from moving proper. Air but you, know SO
i wouldn't be putting it out in the middle of
the kitchen like they're showing or something like. That but
for the areas that you just, described it would be.

to do it on a regular. Basis. Uh as far
as the what's.

Uh, Yeah Turtle turtle wax makes. It you can go
into any autocomp auto parts house and get a rubbing,

buffet out again and then you can reseal it with
the LIKE i, said it's just putting a hardshell turtle
wax on there and that that will help. It you

know like probably every couple months as. All but it's

If you don't redo. That and YOU i, mean IF
i just buffed, it, yep well it looked. Weird to
just buffet and have it turned will it looks a

and buffs it back smooth.

fill in the gap after they made the.

Poor, okay and remove remove the, form, right and you're
sure it wasn't just an expansion joint that was in

Space, NOW i see you residue concrete just hanging on
the lip of the foundation of the.

expansion joint, there because the expansion joint is typically three
quarters of an inch, wide and when they pour the,
concrete it gets concrete on the top of, it and
it'll make it look like the concrete was originally up against.

boards typically will rot out and it'll look like it's
separated where it maybe really.

them they'll start, peeling the glues start delaminating a little,
bit and you end up typically just replacing. It, now
you can replace a, board but it's very difficult on
a Floating. Uh if it was glue, down you can
cut the tabs off the edges and be able to

set it into place and glue it. Down but when
when it's a floating floor that they, interlock and when
you start cutting all those edges, off then it doesn't
want to lock into place like it. Should so you.

for a. Room and if you'll get a tube of
that that, stuff you can just put a little dab
of it on those corners in it it'll stop them

come out and do my, house and what a difference
it made on my energy. Bills it dropped my electric

base where the studs go down on top of it
right called rod, It, yes, Sir So i'm just maybe
you can instruct me on HOW i can get this
thing lifted up and maybe build a treated subfloor underneath.

It, well you got a. Choice you could lift it
up and put a treated, subfloor or pick it up
and pour another concrete slab under it and just set
it back. Down you you can go either way on. It,
typically when we're picking them, up because we do this
even with entire, houses we will go around the outside

and put a cleat system where basically we got a
two by four coming down straight down on the, wall
and then one that we angle and have a two
bay that goes across back into the one that's on the.
Wall so we've got a place to set a jack
on the. Outside it looks like a lopsided, triangle, Okay

and we put those about every four to six feet around,
it set jacks on all of them and pick the
whole thing.

Up how high can you go with that to be
able to build the sub? Floor are your inches or
something like, that or.

With, cribbing you could take, it you, know as high
as you want to build that sub. Floor SO i
mean you could easily pick it up three four, feet
build your floor and set it back.

i run? Studge whether the studge are coming down, mounds

Well you're gonna end up putting in a new sil plate,

your studs cut them off wherever they're. Rotted so you
get back to, goodwood and you'll put a piece in
to fill in which you just cut, off and then
fish plate another piece next to. It, okay that goes
up above the cut at least twelve, inches and that

way you're nailing above and blow it and that that
locks everything. Together and then as far as the seal
plate on the bottom as you're as you're setting it back,
down be putting the sial plate into. Place after you've
got it set back, down you can toenail the studs
into that sial.

soft start? KIT i have a whole home surge protector
on the breaker box and a surge protector on the

automatic transfer switch for the. Generator thank you in. Advance,
well when you have generators, on, yes it is recommended
that you use a soft start. Kit the hard start
kits are basically designed for a hard hit to control
how much is going into the system to get it.

Going the soft start kit is really they're using it
a lot more without, generators but basically it's meant to
be able to handle the power coming in from a
generator which is not going to spike like it would
coming in from a power, line and so it ramps

a soft start kit on for a, generator you look
at putting too much stress on the electrical parts and
