The delinquency rate on commercial mortgage backed securities nine point
four percent. That's the highest in eleven years. The delinquency

rate on CNBS loans risen five times over the past
two years. You haven't seen rates like this since two
thousand and eight, all time high. That's the rate we're
heading to right now at ten point three three percent. Again,
a lot of banks with a lot of this paper

on the books, and anybody take a look at the
ten year treasury and see where that's going. I don't
know how this is going to be handled in the
Trump administration, quite frankly, I don't know when the whole
thing is gonna blow up. Okay, it's inevitable at some

point in time. And again, these are things that are
that are right out there. It's like, you know, everybody's
got a tick and time bomb that that's right out there,
but everybody's choosing to ignore it. Let's pretend la la
la la, la la la. I don't want to see it.
I don't want to hear it. I want to deal
with it. It's right there, and it needs to be dealt
with sooner rather than later. Hopefully, Again, were tried true

here in this country, of ignoring problems before, you know,
until laughter that they blow up. And then you know,
what's the old saying, You can't diffuse a bomb that's
already gone off. You just have to deal with the
aftermath of what's taking place. Hopefully, at some point in time,

way that we're going to deal with it is not
