of properties that are having to drop their prices, and
that generally means that they probably weren't priced well to
begin with, tell us what's going on here?

Yes, Brian. First, I want to tell everybody, this is
not a bad market. This is a normal market. It's
just when we're comparing it to what we had post COVID,
it feels like a bad market. We are not afraid
of this market. We know how to handle it now.
The interesting thing is forty two percent of properties have

seen a price reduction, but agents and sellers are getting
the strategy of price reductions wrong. So first the goal
is to price it right, and then if you need
to do a price reduction, you have to do enough
that catches the attention versus training the buyer to just
wait the next price reduction, which is what a lot

of sellers and agents are doing right now is they're
doing little price reductions. Often it is the worst pricing
strategy that any seller can make right now in the market.

That's a big mistake and this is something that you
