Lisa True. Lisa, we always have some sellers that are
a little bit frustrated based upon what may not have
been handled appropriately for them, but especially in this market,
you got a lot of folks that are trying to
figure out what went wrong. Tell us about it.

Yes, I've been getting a lot of calls with sellers
that are on the market with other agents, and honestly,
they're looking for my help. There's not a hole that
I can do because they have a contract. But when
I look at their property, they're either substantially overpriced or
they are under marketed, and those two mistakes mean that
they're not going to sell, They're not going to get

the value of their property, and they're going to be
stuck and their goals, their dreams, their plans are all
going to have to be canceled.

Lisa. This is a really important part of the process.
The marketing obviously is essential, but also the pricing. And
you do have a number of agents. Yeah, we'll just
go along with whatever the number is that a seller
will throw out there because they want the listing. Even
if that ends up being a disservice to the seller.

Yes, we're seeing that a lot where the sellers are
still dictating pricing. The seller doesn't dictate pricing, and as
much as I'd like to say I'm in control of it,
I don't dictate pricing. The market dictates of pricing. My
job is to read the market, interpret that data so
that we can go in with the right strategy. Our

clients that are listening to us are selling, selling in
a reasonable time period and being able to achieve the
goals that they want. So the call before they list
is important because once they're under contract with another agent,
there's again not a lot I can do.
