one midweek update with your local real estate pro, Lisa True. Lisa,
we know there have been a lot of things going
on in real estate and maybe the beginning of a
new trend. Tell us what you're seeing.

Speaker 2 (00:11):
Yes, there's definitely some good news in the latest statistics,
especially for single family homes. Our medium price has increased.
It is actually up year over year, just barely by
two percent, But we're moving in the right direction after
honestly a kind of a rough summer with our media
and sales price. It is taking fifteen percent longer to

sell compared to last year. And here's something that's very helpful.
Right now, new listings are down eight percent, so those
that don't have to sell are waiting it out, seeing
what happens with the next few months. So our pending
inventory is still up. There's lots of great choices, but
we're down the lowest since really December twenty twenty four

with our months of inventory to five point two for
single family homes.

Speaker 1 (01:05):
Yeah, that big jump in pending activity last month was
really interesting, especially in front of the interest rate cut
that we received and more that are expected. How much
of that is impacting right now.

Speaker 2 (01:17):
Well, it's impacting two ways. The I think the smart
buyers are getting ahead of it and are getting into
the market. Many buyers are still waiting, and I think
it's the worst thing you can do. Get in the
market now where there's less competition and you know, you
can always refinance. You know, they say, you know Mary,
the house date, the interest rate, and if you're looking

for a town home or looking for a condo, that's
really where a major opportunity is for buyers.
