for information about the changes that are taking place in
our local real estate market. You're always right on the
pulse of what those changes happen to be. Tell us
what's really going on in the local real estate market.

Yes, Brian, when we look at statistics, that's looking backwards.
What I want to talk about right now is what
is happening this week, this month, so people can make plans,
They can kind of forecast what they can expect when
they're looking to buy or sell single family homes if
you price it right. I just had multiple offers on

a property, Brian, listened to this that was on the
market a few months ago. They weren't even having showings.
We fixed the pricing, we fixed the marketing, and we
ended up selling it over asking with multiple offers on
that property in days. It is possible still to see
those multiple offers. But everything I mean has to be

not just right but perfect. Now. The challenge in the
market are our condos, our towne homes, and our fifty
five and over properties. Those are still struggling a little bit.
We're seeing longer days on market, fewer showings, and again
everything has to be perfect, but it takes a little
patience and you need to maybe get a little under
(01:29):
market value if you stand a chance to get sold,
if you own that type of property.

It's an incredible story that you just shared with us
and really illustrates the difference it makes when a properties
positioned correctly. And who knows, maybe although struggling properties would
do a lot better if they were listed with you,
