what is the impact, if any, in local real estate?

That is the question that everybody's asking, how is it
impacting me? And in most cases, the answer is very little.
If you're a cash buyer or even a conventional buyer,
you're really not feeling it much. With one exception, and
that is possibly flood insurance, as the National Flood Insurance

Organization is shut down right now, but it's not hopeless.
There are ways to get around that with private flood
insurance if you do need it for your conventional loan.
And the other thing it's really important to communicate is
with your lender. If you are an SAHA buyer VA buyer,

it may take longer to close and there are some
circumstances where it might be a challenge. So just having
that communication with your team, with your real estate agent,
and with your lender, you can avoid those last minute bumps.

Lisa, always the opportunist. Does this mean that for certain
properties where people are in a push to sell, that
cash means that much more? Right now? Where you wouldn't
necessarily have to have those products.

Cash is they say king a great loan can be
a queen, and we know the queen often controls the king.
So the reality is there's a plan even there are
low down payment conventional products if you have the strong credit. Now,
if you're getting a reverse loan, you're probably going to
have to wait. But there are solutions. There's definitely a

way to get you to the closing table. You just
have to ask the right questions and have the right
team in place.
