We've got another interest rate cut that's going to end

We are seeing hot areas, We're seeing not areas, and
there's really no middle ground what I'm seeing right now.
If you price it right, if you market it right,
especially single family homes, you can get those properties sold.
Our inventory has actually fallen a little bit. We're right
at five months of inventory. Part of that is because

new listings are down year over year and our overall
inventory is barely up year over year, which is the
first time I've seen that for a while. Our media
and sales price is holding study now. The condo market
is different. We are seeing prices down now. The good
news is buyers have started buying townhomes and condos. Closings

are actually up seventeen percent year over year, which is
great news for the condo market. But we're still sitting
at eight point eight months of inventory overall for town
homes and condos in Palm Beach County. Now here's the
great news. If you are thinking of selling and you
are in that luxury market, we need to be talking

like now, today, tomorrow, maybe the weekend. We need to
be talking about the strategy to really help you win
in this kind of opportunity of New York City, because
it is a real, real opportunity for South Florida.
