you we did struggle in January andFebruary and you heard me say that,
but in March our closed trains actionspicked up, so we're super excited about

seeing that the trend is moving upward. In April, we don't have the
data from that, of course,because the month hasn't ended. But I'll
tell you just in our office,we're seeing significant improvement and increase in what's
going on in the market. Weare seeing lots of people out there ready
to look and purchase homes. Wehave several that have gone under contract just

this past week, so the marketis beginning to get hotter and move again,
so very thankful for that. Oneof the good things that we're seeing
is that our inventory has increased.You know, in the last year,
at this time, we had verylittle inventory for well, I mean,
it was challenging and when you werelooking to purchase a house, you were

competing with cash offers, multiple offersover asking price. It was just hard
to buy a house. But nowwe're seeing that change. We've seen a
much improvement in our inventory. Ourprices have leveled out, so you don't
see that spike that we saw lastyear. So if that's something you're considering,

today. Yeah yeah, and um, nothing compares to that, not even

show. Well, I'm so gladto have you on the show, Christie,
and we can't get can't wait toget further into talking about some of
those programs that First Financial has forour Texas heroes. Also with us as

about you, Carol. Yeah,thank you for having me today. I'm
kind of a self proclaimed historian andmy passion is downtown. I just love
it and I'm blessed to be ableto work at Beaumont main Street as the
director of Development, and We've gotgreat things going on downtown. I'm excited

to share some of that with you. I've been in Southeast Texas for a
long time, spent my career here, retired a couple of years ago from
the Port of Beaumont, and I'mjust delighted to be downtown and be helping
main Street. So thanks again forhaving me and I look forward to sharing
our information with you. Yeah,I can't wait to hear more about that
historic tour. It's going to bea really great thing for all of us

in Southeast Texas to be able tosee the history that we have there.
So we have a lot of assetsdowntown and we want people to know about
those. Absolutely in some beautiful buildings. So also with us as Joanna and
Danielle with four O nine Family.So we'll start with you, Joanna,
talk a little bit about you.Hi, Dana, thank you so much
for having us. My name isJoanna Truncoli. I was born and raised

here in Southeast Texas. Dana andI we go way back, but I
live here in Beaumont's Hill. Ihave two boys that I homeschool, so
it's a lot at my house.It's a certain level of chaos that I've
become accustomed to that I enjoy.And I am the co owner of four
or nine Family with my best friendDanielle, which is the best job in

the world, working with your bestfriend every day. So absolutely absolutely,
And you guys, we'll talk moreabout how this came about, but it's
from your experience that you brought thisin so we'll get more into that,
but Danielle, tell us a littlebit about you. So I have graduated
from Lamar and moved off and taughtin Abilene, and then in twenty sixteen
we came back to Beaumine and nowI have my three children here and they're

schooling and we're partially homeschooling, Soin addition to working on four to nine
family, I'm homeschooling them to andit's it's an adventure for sure, and
we have a lot of fun,and it's your parent it's exhausting anyway,
so of course you know it's it'sa whirlwind, and I love it.
It's fantastic. I love that everyonehere is really just sol sold out and

sold into growing what we have herein Beaumont and providing a great experience for
families and what you're going to do, and then also for what Beaumont Main
Street is doing too to preserve whatgoes on here, and so our area
is dependent on all of us contributingand participating in that. And so that's

why I love having you guys heresharing all the good that's here, because
sometimes we hear a lot of negative, but there's so much good and so
many things to do. You cannotsay you have nothing to do in Beaumont,
there or in Southeast Texas. Wehave things going on all over our
area today and in the next fewweeks. So we're going to share what
those things are when we come backin just a minute. But don't go

who are with four oh nine family, and they have some exciting things to
share. But before they begin totalk about those things, I wanted to
know, I'm just curious, howdid you guys get this started? What
started this in your minds and gotyou on the path, Because it's truly
greatly successful at this point, Imean, I see a lot about it,
(08:48):
So tell me tell me how thisbegan. Well, when I moved
back, I had a I grewup in the area, so I had
a lot of friends that I wentin to reconnect with and then I'd also
moved around in what it knew whatit was like to be away from your
family, and so I wanted tomake a way for new families to enter
into the community and old friends toreconnect. And I started Blessed Moms of
(09:11):
STX on Facebook and it just saysblossomed from there. And then I met
Joanna when our children started kindergarten andand she's the big idea woman with big
dreams, and so all the thingsthat I was looking to do to connect
and help, she had actionable things, and so we were quick to join
(09:33):
in and start up. We're anown family, and so I'll just be
like in terms of that. Youknow, the thing I love about that
is we all have different gifts andtalents, and when you can bring people
who have different gifts and talents togetherand you compliment one another, it just
makes for a great team. It'swhat we do in our office too.
(09:56):
You know, we're all not greatat every single thing, but we all
have a gift that we can contribute. So I love that that you guys
found that collaboration and made this workbecause you both have different talents and gifts.
So you met Joanna Kindergarten, soyou get just sort of talking about
this, and then what happened fromthere. I was added to the Facebook
(10:16):
group that she had started, andI really once I saw all the work
that she was doing, because shewas doing a lot to curate just you
know, like here's what's going onin the area, and here's these local
resources and things like that. Sheand I started having more conversations because I
just have this natural thing for Iguess like strategic planning, and so even
when we're out to eat or outshopping or something like that, I'm constantly
(10:37):
like, Oh, they should dothis, they should do this, you
know. So we started having alot of conversations about you know, like
have you ever thought about taking thisoff of Facebook? Have you thought about
a website? Like how can wereach more people because you're doing a lot
of good here and how can wekind of continue that in a wider way.
So that's kind of how Foreign nineFamily was born. It was just
like the taking the intent of thegroup and moving it to a website that

was more of an anchor and moreaccessible, you know, because we are
very also protective I guess of theFacebook group, you know, like it
is moms, and a lot ofthem posts about the struggles that they're having
in their lives and things like that, and we didn't want that just open
to the public either, you know, so just having all of that,
all of those resources and all ofthat information, like I said, easily
accessible in a way that you know, could be easily shared, but it
(11:22):
was anchored and things like that.So when we really took a lot that
we were hearing in the group,you know, things like oh, there's
nothing to do, or I wantto find out information, but I don't
know where to look, and thingslike that, and we really just took
all of the feedback that was inthe group and then kind of sat down
together and planned and built the websitearound it. So we have the free
community event calendar that you know,anybody can come and add their events for

free to the calendar. It's it'scolor coded based on like if you have
children, by the age of yourchildren. And then it's also you can
search by maps, so like ifyou're in Sillsby and you're like, I
don't want to drive all the wayto Beaumont today, you can search for
events and Sillsby. We have thelocal guides and Resources thing. We have
a fantastic group of contributing writers now, So it's not just our two perspectives,

it's perspectives from the whole community,which we love. We are.
We do have a small business directory. We're about to launch like a two
on one toolbox just for people thatmight need community assistance or anything like that.
There's a lot going on, soit's kind of hard to put into
a box. When people are like, Okay, give me your elevator speech,
I'm like, I can't. It'stoo much. You know, well,
how did you come up with Ilove the name four H nine family?
(12:28):
How did you come up with that? It was actually a friend of
ours that had suggested it, andwe really loved it too, and so
it just kind of encompassed not onlyis this four families, and it's not
just traditional families, because I feellike, you know, a family can
be whatever you make it, youknow, so, and also just from
the viewpoint of the community as afamily, you know, let's make let's
(12:52):
make the four O nine just onebig family kind of thing. And it
it goes to what you were sayingearlier that there's a lot to do,
and there's so much good and wereally just wanted to have a place where
we could highlight all of that without, you know, some of the negativity
and all of that. Just it'skind of like when you're reading reviews on
Amazon or Google or whatever, andit's like the loudest ones are the negative
ones, you know what I mean, Like people when they're happy, they
(13:13):
don't take the time to say like, hey, there's this or whatever,
you know, So we wanted tokind of give that a platform and just
say, you know, there isa lot of good, did you know?
Because there's things here I grew uphere, and there's things I still
find out that I'm like, I'vehave no idea, you know. So
it's really I'm on board of theCVB, are you yeah, And so
(13:33):
part of that I see all ofthe things that the CVB does for our
area and it's amazing, and justlike you, I grew up in Southeast
Texas and I still don't know.So that's why we do. I'll tell
you my daughter to day is apart of our team, and so when
we want to look at what's goingon in the community, we search there
too. So we love what youguys are doing, So talk about though.

You've got an exciting event coming up. It's four o nine days,
so talk a little bit about whatthat's going to look like. We're super
excited. It originally started as ourfirst birthday party. We launched in April
of last year, so we're stillrelatively new, we're only a year old.
But we were kind of like,oh, we should do something just
to kind of mark our first birthdayparty. And then as we started planning
(14:20):
and the more that we got intoit, we were like, you know
what, this is going to bekind of a weird birthday party because this
is not going to be about usat all. You know, we just
really wanted to have a day withour community where we were kind of highlighting
and spotlighting all of the good that'shere, you know, from individuals to
small businesses, to organizations and thingslike that, and just to kind of
you know, there's so many stronglike neighborhoods and cultures and things like that
(14:43):
here, but just to bring allof them together for a day of togetherness
and joy and fun together it wasreally the goal behind it. So tell
everyone the date. It's been alocation next Saturday, April twenty ninth,
from eleven to six out at thenew Terrell part Nature Center. Beautiful out
They're beautiful. Yeah, they've renovatedit. For those of you who haven't
been out there in a while,it's the old event center that was out
(15:07):
there years and years ago. Butit's amazing. So we have over seventy
confirmed participants. We're gonna have livemusic, We're gonna have food trucks inflatables,
we'll have a petting zoo, facepainting. It's going to be a
lot of fun. And it's afree event. It's free admission, yes,
and you know there will be youknow, pretty much all you're gonna
pay for is your food and thenwhatever you decide. We you know,
(15:28):
we have a vendor market and sowhatever you decide you need to take home
that day, you know, tosupport the small businesses in the area.
But even though it's being hosted inBeaumont, we really wanted to just make
it about the area, and sowe're encouraging everybody in the four or nine
and beyond to come out and justhelp us celebrate the area. That's why
I love that you call it fourO nine two because you know, the
thing that we all have is agreat resource outside of just Beaumont. I
(15:52):
mean, we have resources at VillageCreek and all of Harden County what they
have. So I love that you'veencompassed all of that together. We're not
so local right as far as justone city, but you know, it's
outside. It's what's going on inOrange and all the things they have there
too. So I love that youguys put that together in one place.
Right. A lot of people don'trealize. I mean, the foreign nine
area code calls all the way toJasper, I think, and then all
(16:15):
the way out to Galveston, andso it's a huge area. And eventually,
I mean both of us are basedin Beaumont, and so we took
this first year to kind of belike, Okay, let's take care of
our backyard kind of thing, youknow. But the goal is to expand
and make it a real resource forthe for the entire four O nine area
code. And what a great thingfor just like you said, when new
people, you know, that's somethingthat I think about when I have customers
(16:38):
relocating to the area, how doI get them connected with our community,
because you know, unless they're beingconnected it's challenging. You know, when
you go away, just like youdid, you go away to a new
area, you're the only you knowno one. What do you do?
My son and daughter in law wentaway to college and Fort Myers, Florida.
(17:00):
It's beautiful little city. But whenyou know no one, it's hard
to find out how to connect rightand it's it's a challenge to get rooted.
And for parents especially, we're alllike, we're adults, know how
do you make friends? You know, we don't get to go to school
and be like, hey, let'scolor together whatever I play out on the
playground and so and we hear thata lot in our group from moms of
(17:22):
like, hey, anybody want tobe friends, especially after COVID. You
know, you you're an eye.You were an island then and now we're
you know, we don't have tobe an island. And I love that
we can take that time. Oreven when we were separated in the group,
we took the time to write birthdaycards to each other's kids, or
to make some sort of like windowscavenger hun or all the different things,
and so that way you could stillsee like, even if we're separated,
(17:45):
we can connect together and it helpsyou to root and actually give more care
into your community. I feel likethat's my goal, at least with my
children too. If when you volunteerand help others and serve others, you
find a place too. And soit's a we all have our different gifts
and talents, and so we allfit in different areas, and I love
to see when they kind of formtogether and you have that up and flow
(18:08):
in a way to really, Iguess, give credit to those talents and
everyone can see what they're truly is, rather than just focusing in Like it's
easy to see the big giant lightthings and all the places you normally have
the fun and this and that.And I love that we're doing it at
Tarrell Park because it's not a placethat we've heard a lot of people that
(18:30):
are like, I haven't been therein years, and so I love that
you get to come out and settell marsat is which you're to the area
goodness so amazing too. I thinkthat's the hard part is we don't realize
the gyms we have in our backyardin our city. We're going to talk
about Beaumont Main Street here in abit and we don't realize all the beautiful
things we have here locally to do, and I love that you guys are

going to be highlighting that. Sohere's a question. There's someone out there
and they're about to have an event. How do they participate in getting on
your page and get their event highlighted. I know you said they can do
that for free, So how doesthat happen? You can go to four
on nine family dot com um thereis a tab that is events and there's

a drop down it says add yourevent to the calendar. You can also
go to four on nine family dotcom slash events and it'll bring up the
calendar and then there's a button toadd an event. So you do have
to be logged in that to justour little vetting products process, you know,
for safety. But so if youdon't have an account, you have
to create an account and then theevent goes to us just to review it
before we publish it and everything likethat. Again just for safety, because

there's so many parents that are usingthe calendar, you know, we wanted
to kind of put some put someyou have checks into place. Yeah,
so yeah, at four on ninefamily dot com Events for the calendar and
then you can also add your eventsfrom there. Yeah, that's great.
So it's an ever changing community calendarreally yes, yeah, yeah, yes,
it's fantastic. And then just onething to add to it too.

We talk about family and our kidsa lot, but we also have an
adult category, so like it's foradults only, like a dance or they
have the adult problem in the viderOaks Center and all these different places or
at the at the art studio,and so we find all these different things,
or we hear about them, orother people come and put them on
there. There's something for everyone.It's not just if you have kids or
for moms, and I think thatis thought of a lot. But we
(20:23):
want to make like we have awhole college that's over here, and those
young adults need something to do too, and so we look at that as
well. So we're literally trying tothink of every single person in the community.
Everyone is someone's mother, father,daughter, brother, sister, uncle,
aunt, whatever, grandparents. Everybodyis encompassed in this and it's very
inclusive to make sure everyone's needs getmet. So if we hear the need,

then we want to help meet thatneed. Glattitude, love that and
it's what your name says. It'sa family of all of us. Spoor
l Non family includes people from everywalk of life and every season of life.
So I love that you're ministering andreaching out to all of those.

and plan to be there. Alsocoming up, we have Carol Geary and
she is with Beaumont main Street andthey are going to have an historic tour

and that's on May fourth, SoCarol, talk to us a little bit
about what is all of this about. Well, we're so excited to share
with you that May is Preservation Month, so not only across the state of
Texas, but across the whole UnitedStates. We celebrate Preservation Month and the
Texas Historical Commission launched Imagine the Possibilitiesmany years ago and Main Street participates annually

and it's a walking tour of featuredhistoric stops in downtown. So this year
we're going to have nine stops andit's all an easy walk We're going to
start at the Jefferson Theater, andwe chose the first Thursday of the month
because that's kind of become a commonthing where everybody thinks, oh, it's
first Thursday, let's you know,rundown calder, let's find something to do.

There's extra things going on. Soat four o'clock in the afternoon,
we're going to start giving tours.We're starting at the Jefferson Theater, which
you can come down and get atour of the theater, which you can
go to movie night, but youdon't really get that historic background of the
building. So Zach will be there. He'll be giving tours and historical information
about the theater itself. So cool. It's one of our beautiful downtown assets.

So there's been some negative things,you know, downtown lately, but
I promise you there are good thingshappening in our downtown and our new leadership
at the City of Beaumont. Goodthings are going to come. Everybody just
needs to get their pom poms backout and it's route for downtown and the
new master plan that's coming out,and everybody just needs to support this because
(24:04):
it's it's coming back. It's justbeen slow, but we're very excited about
some very positive things that are happeningin downtown. But back to the tour,
because I guess I get sidetracked,But back to the tour. From
the Jefferson, we'll be walking acrossthe street to the beautiful, beautiful Tari
Historical Library, which is another assetwe have, and you can learn about
(24:26):
the what they have there in theirdigital collection and just do a quick little
walk through, and we've got youknow, friends of the library will be
there. And then we're gonna walkdown the street to the LANs property,
which is commonly referred to as theOld Girl's news Stand, but everybody really
knows it because of a Chuck's.Chucks Sandwich Shop has the best Hamburger in
(24:47):
town and so that building, um, they actually have loft apartments, they
have retail there and they have aspace available for lease. We'll be featuring.
There'll be an announcement at Crockett Street. We're excited about a new activity
that's happening at Crockett Street. Thenew restaurant will be opening later this summer,
so our friends from Riverside Grill willbe there hopefully have a sneak peak,

depending on the whether at at theconstruction at that time, but at
least you'll get to find out what'sgoing on on Crockett Street. And then
what we're really really excited about thetriangle shape building, the Nathan Building at
the corner of Crockett in Orleans.It's owned by the Brussard family and the
Texas Historical Commission is coming in withtheir architects and they're revealing a rendition of
(25:30):
what the building will look like whenit's actually completed and restoredes So that's really
exciting, and that building will beopen, some of the buildings are open,
and then some of the buildings willjust kind of step in the lobby,
so it'll be a quick fast walkaround. From the Nathan Building will
go to the Shepherd's Building, whichis a true treasure. It's that building
(25:53):
housed Shepherd's laundry for over eighty years. The bruce Ard family bought it recently
and they're going to be doing restorationproject on that. All that building has
been very well taken care of,so that'll be fun. They we're gonna
walk back up to Orleans Street.We're going to take a peek at the
lobby of four seventy Orleans, andthen across you'll be given the opportunity at
the first City National Bank building togo down the elevator into the bank vault
(26:18):
and have refreshments, so just toquick refreshments, and there'll be fun things
going along the way along the route. And then the last up is four
thirty four. We'll get to peekin the four thirty four building, which
is an event center, and therewill actually be an event going on,
so you get to see how theyhave it set up beautifully. And then
there'll be a food truck downtown,A and e smoking pig will be there
(26:41):
offering you can purchase food or andthen you can come back in the theater
and there'll be some entertainment and somethings going on until seven o'clock. So
awesome, and what an opportunity toget to peak in sound of these buildings
that we normally don't have the opportunityto do right and to see that history
and all that's going on. Iagree with you. I think the growth
(27:02):
and the energy and all the positivethings going on downtown. We just had
the groundbreaking where Riverfront Park is goingto start to be restored. I mean
the positive, things are moving andso so excited they are, and we're
excited to launch. It's so excitingbecause you know, we talk about things
(27:23):
to do. People come in fromout of town and you want to show
them our historical downtown, but youdon't always know about the building. So
Beaumont main Street is launching an appthat's District is the name of it DISTRX
And May fourth, we're launching thisapp where there are forty three properties that
are going to be on the appand you can do either walking to or
(27:45):
ride a bike, and it's goingto have audio and you can pull up
the picture of the building and it'sgoing to tell you, okay, a
little bit of the history, butmostly the architectural features of the buildings.
And you know, we've got fourdifferent time periods in our downtown district that
are represented through architecture that are truetreasures that are recognized nationally. So we're
excited about the app, but we'realso excited to share from an investor standpoint

or anybody who's interested in the historicalbuildings in downtown maybe coming down to locate
a business. Through the Texas HistoricalCommission, we have Downtown TX dot org
we have about two hundred and sixtyfour properties that are inventoried and that are
it's a work in progress, butthey're in there and you can find out
the square foot of the building ifit's release or for sale, and it's
just a wonderful resource. And youcan actually pull up the tour stops on

Downtown TX. Since it is aTHHC sponsored event and it is a way
the imagine the Possibilities tour is away to promote Downtown TX. So it
kind of marries together there and it'sall again an observance preservation month, and
it's what you guys are doing totry to bring additional business into our area
and to make downtown flourish. Youknow, everyone is trying to participate to
(28:57):
do that. You know, wehave the c VB with their bicycles and
the mural Fest and the opportunity togo rent a bike and just ride around
downtown and have that app on yourphone and be able to go to each
building and know what's going on.What a great family afternoon and activity to
do, right And it is safedowntown. Despite what you've heard recently or
(29:18):
what you may think about downtown,it is very safe downtown and if you
look at the statistics, I mean, it's it's it's safe, and there's
not a lot of traffic down thereon the weekends. So it is a
good family outing to just load upyour bikes and come down there. And
you know, it's generational. Youcan bring grandma and grandpa in the car
and just ride around with them andhear the stories about all of the countertop
(29:40):
cafes downtown or you know, andwe've lost about seventy percent of our historical
downtown buildings, but they can tellyou what was once on the corner of
you know, and what was there, and you know, this storytelling is
very important to balmat Main Street inthe Texas Historical Commission and as a preservationist,
I mean that's how I learn earnedand how I got excited about history
(30:02):
through my father in law. AndI just love it and I'm excited about
it. I hope everybody else isas nerdy as me and wants to know
about their downtown. And our historyis just so valuable here is it is
and an impacts actually it impacts allacross our nation. What has happened here
in Beaumont impacts all of us andso it's such a great thing. And
(30:22):
you don't even have to bring yourbikes. You can rent your bikes at
the CVB you can't and they're alsothe Civic Center. They have a bike
rack at both places. It's realeasy, it's very affordable. But really
we are starting to see more peoplecome into downtown and the scooter program may
come back. Hopefully it will comeback. That was a trial and everybody's
(30:45):
thinking, oh, another thing didn'thappen, you know, and it got
pulled out of Boumont. That's notwhat happened. That was a test trial
program and they're going to revisit thatand hopefully that company will choose to come
to Beaumont. So we hope thatthat scooter program comes back, because we
did see a lot of people ridingthe scooters downtown, especially on the weekends.
Yeah, but I just can't encourageall enough to just get involved.
(31:08):
There's a group of a group oflocal preservationists who've recently got together and we
went to the city and said whatcan we do, what can we do
to help you? And they said, well, help us figure out a
preservation plan. So we all headsdown, working brilliant people on this Committee,
and we through Main Street and theHistorical Commission and the Hair Society,
(31:30):
some property owners, some architects.We actually sat down and wrote a forty
five page proposal for the City ofBeaumont, say and consider doing this and
this, and this and this.It was very well received by our manager,
our new city manager, christ Boon, the assistant manager, and our
council and they are looking at it. They've taught to the advisory Board that's
going to hopefully implement some of thesehistoric preservation and it's not just incentives,
(31:56):
its ordinances and different things that otherhistorical cities are doing that our he should
be doing. And so they've lookedat at and hopefully they're going to implement
some of these things. And wejust couldn't be happier that they received it
so well and they're at least listeningto us and working with us on these
thoughts and ideas. Absolutely, soit's very important that we ask everyone to
get behind this preservation plan and makesure you tell your city council members you
(32:20):
want a historic preservation plan to beimplemented into the master plan for downtown.
Yes, we don't want anything torndown. We want to protect and preserve
what's there, and that's our missionat Beaumont main Street where the advocates for
the historical properties. I love that. Well, Carrie, we can Carol

guys, we have so much goingon in Southeast Texas. These are just
a few things. So you canalso go on to four or nine Families

us today Chris Steve Dorian with FirstFinancial Bank. You know, we sell
real estate too, so that's partof what we want to talk about.
Although you know, part of sellingreal estate is helping people acclimate into our
(35:37):
area, enjoy our area. Seethe wonderful things that we actually offer,
and so that's part of why wedo that on this show here. But
part of the challenge with real estateright now is a little bit of the
mortgage side. With interest rates beinga little bit higher, people just start
used to that. You know,we've talked about the fact that over the
last thirty years, the average interestrate was almost a percent. It was
(36:00):
seven point seven seven percent. Sowe were spoiled for quite a while and
got some pretty good interest rates,but they are averaging out now and they're
moving in a direction that is we'vebeen around six and a half to seven
and a half is kind of therange we've seen lately. Christie. Yes,
there's been a lot of volatility still, and we've got some big economic
(36:22):
reports coming out next week. I'mnot really sure what to expect, but
we're around six and a half rightnow on a thirty year fixed and inflation
is the other thing too. Leadinginto what we're going to talk about.
People just you know, you goto the grocery store and it's five hundred
dollars now, yea grocery for afamily of five or a family of two.
(36:45):
It's just me and one. It'syou know, Yeah, I can't
even go to the store in themiddle of the week and get out of
there for less than one hundred dollars. Yeah, we are seeing it.
And so having some loan programs thatare going to benefit people and give them
an advantage and allow them to havesomething that's more affordable is something First Financial's
really been trying to do and towork on. And one of the programs
(37:06):
that you guys have is the Homesfor Texas Heroes programs. So talk a
little bit about what that is andwhat you offer and who can qualify for
that product. Okay, So basicallyt SHACK is Texas State Affordable Housing Corporation
and they are a nonprofit. Theyexist to make down payment assistance funds available
to home purchasers. The Texas Homesfor Texas Heroes program is a special program
(37:32):
for you know, within those downpaymentassistant programs, if you're a medical worker,
EMS, firefighter, veteran, policeofficer, first responder, you can
qualify for down payment assistance up tofive percent of your sales price and that
can be used as a credit towardyour down payment and closing costs. Basically,
(37:54):
so, um, there are actuallyother programs outside of that that are
available to both first time home buyersand non first time home buyers. There's
just a ton of resources there.So yeah, and so that is one
of the programs that you guys canoffer, is what we're talking about the
Homes for Texas Heroes. But let'ssay someone's not one of those individuals.
(38:15):
You at First Financial also have acouple of other programs that are extremely good
for people who are looking to buyit and maybe in a little bit of
a lower price category. So talka little bit about some of the other
programs that is going to that willhelp people whose income is not as high
(38:37):
as others. Yes, so there'swe have an in house affordable option for
the household one hundred thousand or less. You can qualify for a thirty year
fixed at a very comparable to marketto secondary market interest rate, and in
certain areas you may be eligible forzero down payment. So we have some
really phenomenal programs under that umbrella.And then we also have an it affordable
(39:02):
option for people who don't have residency, don't have legal status yet, and
the benefitking through the process of gainingresidency. Yeah, and part of the
benefit in that is that when youtalk about selling it to the secondary market.
One of the things is Fanny Mayand Freddie Mack. Where it's a
government ensured loan, the challenges thatcome with that sometimes can be more difficult.
(39:24):
And so not having to qualify underthat umbrella and it's an in house
product gives you a little bit moreflexibility on some things. Yes, the
guidelines are a little bit more flexible. No credit score minimums. Our loan
committee will look at the total assessthe total picture. If it's if you're
a good investment, you may havea you just may not have established credit
(39:45):
or you know, there are extenuatingcircumstances that secondary market doesn't always consider.
Yeah, and so yeah, Soif someone's interested in that, Christie,
how would they visit with you aboutwhat's the best option. And for them,
they're confused about hearing us talk aboutall these things, and that can
be understandable. But what they needto know is if they contact you,
(40:08):
you're able to look at their situationand fit them in the right the right
situation. So talk about how youcan what they need to do to find
out what's best for them. Absolutely, So the very first step is to
get your application so that I canpull credit, look at your employment,
look at your income, look atall of the things to see which one
(40:29):
of these programs are going to workbest for you. We're going to talk
about what your goals are. Ifyou tell me you don't have any money
saved for a down payment assistance,I'm going to look at these programs first.
Yeah, I'm sorry if you don'thave it. Did I say downpayment
assistance? You don't have any money? Don't have any Yes, you don't
have your down payment. Yes,I'm gonna look at these programs first.
They're gonna be you know, there'sthere's a whole tool box of things that
(40:50):
we're going to look at. Soso when you say, um, they
need to make application to get withyou, how do they do that?
You can just reach out to me. You can find me online. You
