Hospital Southeast Texas Foundation, and she's going to talk a
little bit about the amazing golf tournament out there yesterday

and then also catch us up on what's coming up
with Clay's ter raise. We're gonna have Becky talk a
little bit about what is the foundation, what is it for,
and how does that impact the lives of those of
us who live in Southeast Texas. Also with this Jessica Wellborn,
buyer's agent for Dana Simmons real Estate. She's gonna talk

a little bit about is now the right time to
jump in the market and buy, and what does that
look like, what can you expect, what are the things
that you need to ask to know if an agent
is the right fit for you. So we're going to
talk about all those things. But we also have some

who you are, how long you've been in South East Texas,

All right, Well, good morning to be here today now
an it just happened, so you're aad. Yes, I'm so
happy to be here today. Yes i am. I grew
up in Beaumont, I went to South Park High School.
Always been in the area. I live out north of
Vider in Pine Forest. Been there, Oh gosh, we've been
there over thirty years and been married forty four.

Years, longer than me. Yeah.

Speaker 2 (03:48):
Just had that anniversary.

Speaker 1 (03:50):
Oh happy, congratulations on that by the way.

Speaker 2 (03:53):
Yeah, thank you. Two adult sons, five grandchildren.

Speaker 1 (03:58):
Just oh wow.

Speaker 2 (03:59):
I've been involved in Southeast Texas all of my career.
I love being involved, being part of the community. My
main focus has always been events, fundraisers, events, everything community based.
I am the again assistant director of the Baptist Hospital Foundation,

which means that I get to again be a part
of the community that I love so much, but also
bring awareness to some much needed projects. And we'll talk
about that in a little bit.

Speaker 1 (04:31):
I think that sounds great. Well. So that's one of
the things I love about this show is I get
to bring people on who are lifelong residents and who
are so involved in making our community better. And if
you're out there and you have been a part of
our community, but you're not involved in anything, let me
just recommend that you do get involved. And there are

a little bit about you. I know, just like Becky's
a grandma, so were you. We've been having those grandparent

Yes, I am well, I grew up, invited her, been
here most of my life, lived in Port HS for
a little while, and moved to Mississippi with our family
so my husband could do ministry. We could do ministry
there together, and then came back and we've been back
here since twenty seventeen. We have four kiddos and three

grandsons that got to stay the night with us last night.
So if I look a little sleepy, I.

Always say being a grandparent is wonderfully exhausting. It's so wonderful.
That is just precious. Hi, I know why God gave
them to you. When you're younger, you have a little
bit more energy, but it is so amazing when you
get to hang out with a Minute's wonderful when they
get to go home and you can rest for a
little while.

Absolutely.

Yes, well, thank you for being on the show. We're
going to talk to both of them here in our
next segment. But I'd love for you to hear from
Jake Ravett. And Jake is one of the virus agents
on our team. And Jake is out at the property

Hey, Jake, Hey Dana, how are you.

I'm doing great, So tell me how things are at
that house in Lumberton.

Speaker 4 (06:23):
I'll tell you what. I really do love pretty much
everything about this house, from the marble countertops in the
kitchen to the built ins, and even upstairs you have
the bonus room, and then backyard is huge with an
outdoor kitchen. I mean, there's a lot of things about
this house that I just am in love with. It
is awesome.

Speaker 1 (06:40):
Yeah, it is so spacious, and the yard is over
a third of an acre, and so you're right, it
is a very good sized yard. And then so much
space for everyone there with that huge upstairs bonus area.
Still has three and a half baths. Oh and don't
forget I know something you like that three car garage.

Speaker 4 (07:02):
Oh yeah, plenty of room for any vehicles I got.
I've got, you know, a full driveway at the house.
So yeah, I could use a little extra space. You're right.
Anybody who's got any kind of work trucks with them.
I know about that. They got plenty of room for that.

Yeah, wide driveway so that if you have kids with cars,
it gives you opportunity to have plenty of room in
the garage, but also so much space on the driveway
as well, and just lots of custom features throughout that house.
Oh yeah, about three thousand square feet is that right?

Just under it is, yes, just under it twenty five
eighty or fifty eight or twenty eight fifty eight.

So if you are out in Hardin County, head on
over to Brenner. Now, tell everyone how could they get

Well, you can come down Highway sixty nine and take
Forest Road all the way to the giant gate called
Copper Point, and you can just take a left when
you get through the eight and come on down and
it is warm health on the west side of the
road when you get around the corner.

Yeah, so right over in Coppert Tell yeah, plenty of
easy access to get to anything you need in Lumberton too.
That's a great location here.

Yeah, everything's the same distance from everything here.

And easy access even if you're heading to Beaumont.

So yep, you can access either highway pretty easily.

with us. We've been talking about some of the open
houses that we have going on right now. We have
one at two let's see what is that address to
sixteen Berwick Drive and Bridge City and Brian Barclay is

at that property. Head on by and take a look
at that property on cow Byou. It is amazing a
great entertaining spot. Also eighteen eighty Briner Boulevard in Lumberton
that's over in Copper Point, huge lot, outdoor, kitchen, four bedrooms,
three and a half baths, free car, garage, bonus room.
Both of these houses are just amazing. So if you're

an either Orange County or Harden County, drive on by,

Forrest with me today is Becky Howard. And Becky is
with the Baptist Hospital Foundation. And Becky talk a little
bit first about what is the reasoning behind having the
Baptist Hospital Foundation and what is the purpose of it.

Speaker 2 (09:54):
Yeah, the Baptist Foundation. I know a lot of people
don't really understand what that is, but the foundation is
the backbone literally to raising funds for projects. You know,
hospital is nonprofit, so when you need technology, you know,
you need medical equipment, our facilities, then we are back

(10:16):
there raising funds and raising awareness, which is also very
important for the community. Currently, some of our biggest projects
are the Cancer Center. If you've been near College Street,
you really don't have to be too far because you
can see it arising there building our brand new cancer
center and it's just going to be a fabulous new

(10:37):
addition to Southeast Texas. Yeah, so we have a lot
of funds to raise toward that building. And then also
we have some other campaigns going toward our mental health,
our mental health facilities. So those are just a couple
of things, but it's not always a huge big project
like that. Often it is equipment for Nick you yeah,

(11:01):
our other other areas.

Speaker 1 (11:03):
So it's just supporting the hospital in order to support
the community exactly right, because we need good health care here.
We don't want to have to drive outside of Southeast Texas,
and we want to be able to provide the healthcare needed.
Our area is beginning to grow. We have lots of
construction projects coming to Southeast Texas, which it's going to

(11:24):
bring lots of additional people. So we want to provide
for those people in a way that is quality care.
And I know Baptist Hospital their job that they say
that they have is to do sacred work, and so
that's what you guys are doing now. I know you
had a big golf tournament yesterday.

Speaker 3 (11:44):
Yeah.

Speaker 1 (11:45):
I actually had a team that I sponsored playing in
that and they had a ball. So it was a
pretty good turnout, wasn't it.

Speaker 2 (11:52):
Let's sa a great turnout we had. Uh yeah, we
had a we had a full plate of teams. We
had this cool looking team of fourig an Orange.

Speaker 1 (12:02):
I know I went yesterday morning as they were checking
in and our team was the only team in matching shirts.
And I loved it. Well, I don't know about I
was like, did Dana do uh uh a little bit
too much? Yeah, that's what I was thinking.

Speaker 2 (12:19):
I loved it. I love I did not have to
look for you. Yeah, we uh, we actually had a
great day. You know, early in the week, we were
a little concerned about the weather. Just a lot of prayers,
a lot of a lot of crossing fingers, et cetera.
But uh, it did rain lightly during the day, but
no one was the least bit bothered. We had our

great cooking teams we have, uh, you know, we have
so many wonderful sponsors. You know, Akkadian was out there
with the team, and also they provided food. They have
the same rock and a cafe, rings, they make amazing ribs,
and of course we have our what are they called
one Stop pit Stop, which is our own Baptist Hospital

cooking team out there. And then yeah, the great sponsors.
Like I said, Nature's Credit Union provides breakfast.

Speaker 1 (13:08):
They also provided really cool Houston Astro's coozies. So well,
I didn't I didn't spot it either, But you know,
I have a husband who was out there with me
and he was like, you see those coozies over there,
can you go grab me one of those? And so
went over to the NATS girls Nature's Credit Union girls

(13:28):
and I'm like, okay, I need a couple of these
and they're like absolutely so, lots of amazing things out there,
delucious food. It's just a right time. My son Sana
Law and the guys that were on their team had
a ball.

Speaker 2 (13:42):
Did they win the door prices?

Speaker 1 (13:44):
They did not win. I'm so sorry, but it's they
they won in that they said they had an amazing time.
Any day my son and son La both any day
they can play golf, it's a great day.

Speaker 2 (13:55):
It is a great day. They would come in and
I said, are you okay out there? Oh my gosh,
this rain it's keeping its cool. That was the thing
because the day before setting up it's miserable. But it
was such a great tournament. And again when you see
all that come out, it's not just a day of golf,
it's not just a fundraiser. It's communities coming together. And

that's what we have to do so that we have
the best healthcare, the best because we learn and then
we provide.

Speaker 1 (14:24):
And that's what these people are doing. That's what the
goal was. Yeah, I wanted to provide my kids a
great day of golf, but it's also investing in our
community and so and that's what the other sponsors I
know had in mind as well. You can play golf anywhere, anytime,
but this is an opportunity to give back. But I
also know you guys have some other things coming up
as well, and you have an event that will be

coming up in October, so tell us a little bit

to do is register for this event and know that

can go practice and then get to be okay before

had never shot. They didn't know, they didn't have then,
they didn't have guns, they didn't have They just came
out there to do it and one in one hundred
gun club took good care of them and they had
the best time.

Awesome. Well, I do have a gun and I know
how to shoot it. I just have never shot at clays.
I've shot at other things, not animals. Don't worry, I
personally don't kill animal markets. I'm not against it. I'm
just saying it's not my thing. But target shooting is fine.
I enjoy that, but I've never shot it.

It is a fun day. Last year was my first
one to do and it was just so cool, just
you know, Octobers a pretty good weather time and it
was just a great fall day and just lots of
it's just fun.

the house that you have opened today.

I like you said, I'm showing to sixteen bird Wreck.
It is a waterfront property that actually has its own
private boat ramp or boat deck. I'm sorry. It's four bedrooms,
three baths with one sitting on about almost a half
an acre. Yeah, I'm sorry, weld you.

Oh no, said amazing I mean, it is such an
amazing piece of property.

Speaker 5 (19:06):
Yes, it is. What my favorite thing about this property
is it has a besides his waterfront, it has a
pool and jacuzi right off the primary suite which you
could actually just step out and step bright into the jacuzzi.

It's amazing. It's it's like your own little vacation home
because with that waterfront, with the pool, the jacuzzi, with
that private boat dog. I think, doesn't this also have
a fire pit out there?

Speaker 5 (19:42):
Yes, it does. It actually has a bar, a bar
and a seating area out here also.

That is so cool and you never have to leave
because it also has a whole house generator.

Especially in this area without where, so that would be
definitely a plus for any purchase anybody that's interested in

Well, you could use it for a office. It's also
has living quarters in there, store r V so anything
like that, any kind of recreational toys that you would

be a guests retreat too. So when your guests come over,
they have their own space and don't even have to
be in the house with you.

and some of those guests you don't. So this provides

At Ari took it out, you know, and you know
with our work schedule, we're going to make sure she
had a special day.

Absolutely, I'm just just confirming we know Mother's days tomorrow.
For all of you men out there, take care of
your mama's and take care of your wives. Now, ladies,
what are some of the things that you're doing for
Mother's Day? I know that Becky was saying she has
something special planned for tomorrow.

Speaker 2 (21:58):
Do my son, my youngest son who lives in the area,
is taking his wife and two daughters and myself for pedicures,
including him. He likes to get them.

Speaker 1 (22:08):
To Hey, that is awese.

Speaker 2 (22:10):
And then we're going to go to our house and
my husband is going to grill Hamburgers for everybody.

Speaker 1 (22:15):
So you have a special day planned. Then about Jessica,
do you have anything planned yet or you're kind of last.

Speaker 3 (22:21):
We do have many plans, but I think I'm planning
for James de Grilberger's now too.

Speaker 1 (22:25):
Yeah talking about Yeah, that's exactly what's happening at my
house is that the kids and the grands are coming
over and Ken is going to be fixing us burgers
as well. So it's a Hamburger kind of weekend when
the dads get to grill for the mamas and for
the wife so that they can kind of enjoy the day.

(22:47):
I want to give a shout out to my mom,
Wanda Mendoza, who is an amazing mom. There were five
of us and she managed to take care of us
and had her pairs who lived with us whenever are
we were very young, so and we had a pretty
small house and somehow she managed to juggle all of

us and so she is a superwoman. And want to
say Happy Mother's Day.

Also want to give a shout out to my mother
in law, Mary Simmons, who raised four amazing kids, including
my husband and I so want to say Happy Mother's Day. Mary.
And then of course my daughter Denay and my daughter
in love Annie, who are I think the most amazing moms.
They far exceed anything I ever did. Their amazing moms

and take care of their kids in ways that are
beyond ways I could have even thought or imagine. So
Happy Mother's Day to those in my family. You want to, Jessica,
you want to give a shout out to your mom?

Sure? I would like to say Happy Mother's Day to
my mom. Rita Frank's better known as Martha or Nannie.
That's what just like to call her. She has always
sacrificially loved and given for her family, who makes me a.

Little emotional, a little misty, that's it.

And also to my daughter Riley, who is also a
wonderful mother.

Yeah, well, and I know Jessica is a wonderful mother
too who has raised four children very well. And so
Happy Mother's Day to all of you moms who are
out there. And I know it didn'tow's Jake, but Jake,
I know, would want to tell his mom Terry, happy
Mother's Day. She has been an amazing mom to her
two boys and to Jake and Aaron, and so Terry

Happy Mother's Day. Wanted to visit for just a minute
with you, Jessica, about the timing of the market right now.
I know that there are a lot of people who
are wondering if now is the right time to buy,
and so let's talk a little bit about what we
know about the market right now and why if you

(25:01):
would recommend that someone who is thinking about purchasing if
they should move into the market right now.

Speaker 3 (25:08):
You know, I've been telling people I feel like real
estate has the real estate market is waking up. It's
like we've been a little bit of sleep or in
a little bit of a fog, but now is the time.
I just feel like everyone the inventory is growing, We're
getting more houses and more people looking. I think it's

(25:30):
a it's a good time to still get a good deal.
And interest rates are interest rates, and we've now realized
that we can't wait on them to do things, but
we need to make our moves and it's it is
a good time.

Speaker 1 (25:45):
Well. And what we've also learned and heard is that
interest rates really aren't going as low as they were. Again,
they're just not. I mean, we just can't see that happening.
And and it was an anomaly for it to be
there where it was for so long. We've talked about years.
The last thirty years, the average of a mortgage was

(26:09):
seven point seven percent over thirty years. We just got
really spoiled for several years, had a really low interest
rate that wasn't realistic. And while it was great, Listen,
we all loved it, it just couldn't sustain at that rate.
And it's just not going back there. And so now

(26:30):
that we've kind of realized it's not, it's been two years.

Speaker 3 (26:34):
And we've also come down. You know, we spiked up
so high and now it's it's steadily coming.

Speaker 1 (26:40):
Down, and you know it's it's below average, well below average,
and you can steal, you're right, Prices have come down
to a tad too, So that has helped with people
in the affordability of buying a home. So let's say
you have someone out there right now who's trying to
decide should I sell and buy again, or should I

(27:03):
even you know, buy my first home. What is the
advice that you give someone to try to help them
make that decision if now it's the right time or not.

Speaker 3 (27:14):
The first advice I would give someone is to talk
to a lender, right and I would say specifically a
local lender who knows our area, our insurance and our
taxes and things like that that can give them a
really good start on are they financially ready?

Speaker 1 (27:31):
Okay, don't get me on my soapbox, because we've been.

Speaker 3 (27:34):
Working with some difficult ones, both of us.

Speaker 1 (27:37):
Yes, Listen, when you try to tell people that you
want them to use a local lender, they don't always
understand the full reason why. But when you work with
lenders who aren't from our area, who don't fully understand
what's going on here. And here's the other side of that,
they really don't care what you and I think, Jessica, No,
that they're in timbuckto. They'll never see us again if

(27:58):
they drop the ball. If they don't make us happy
because they're taking care of the client. They could care less.
I mean, they're next. Is there a thought process when
we have local lenders and I don't care who. There
are a lot of good lenders all over the place.
I refer First Financial Bank a lot simply because I've
had a great experience personally with them. I think they're

(28:20):
an amazing bank and they do a wonderful job. So
I love First Financial Bank and their mortgage process, and
I think it's really good. But they're not the only good.

Speaker 3 (28:30):
Mortgage company rave Sabine. Nature's all of the local. And
then there are you know, the mortgage brokers that shop.
You're a mortgage around and they and they do great too.
There are just so many people that care. Like you said,
they we'll see them in the grocery store.

Speaker 1 (28:46):
And we can give you multiple names. And it's not
a matter of oh, I want you to just go
to this one. Well, I may have a preference. I
want you to shop them and I want you to
find the one that's going to give you the best deal,
because I really want what's best for you. But when
you are using I won't use the name right. But
it starts with an r and it goes to the sky.

(29:08):
And uh oh, the stories I could tell you about
the challenges that we've had with someone who's on top
of it every moment that I don't let up. I'm
on it all the time, and you are too, But
it doesn't matter because they don't care, right, and so

(29:28):
you're right. So there I said. I wasn't gonna get
on my soapbox, and look what I did. I got
a hug God on it. I can't help it.

Speaker 4 (29:34):
It just is.

Speaker 1 (29:35):
It is so important. So talk to a lender. Talk
to a local lender. Figure out what you can't afford.
Because you don't want to look at things that are
outside of your price.

Speaker 3 (29:43):
Point, no, because then you get disappointed. Whenever reality is
what you know. If you've looked at great, huge things,
but but that's not really your reality, then you've set
yourself up for failure on that one.

Speaker 1 (29:54):
And that's the other side with using a lender outside
of our area. They may say, oh, yeah, you're preapproved
of this amount. Then they don't realize, with our taxes
and insurance that that's not a realistic come out for them,
and so they look at those properties and then when
they come back and realize, oh, I got to take
one hundred thousand dollars off that, and it's really difficult.
It's so difficult, and dissatisfaction sets in. So it's better

(30:15):
to just stay within your means and look at just
those properties. So you visit with the lender. Yep, you
get comfortable with an amount, and then what is the
next step?

Speaker 3 (30:25):
And then you meet with me. Yeah, and we have
a buyer's consultation where we visit about you know, what
you're looking for, what your wants and needs are, try
to check all of the boxes at least on your
needs if we can, and then try to get some
of those wants in there too. You know, we study
our market. It's my job to know what houses are

(30:46):
out there, and I look every single day, and when
I'm going through the inventory on new things that are
available that day, it's going to pop into my mind
that we've talked about these certain things, you know, and local,
I mean the internet based things. They can't do that.
You don't have somebody watching for you to send you
a property as soon as it goes on the market.

(31:06):
So that is my bread and butter. That's my job.
That's what I love to do is find that house
for that person that I've been looking for.

Speaker 1 (31:16):
Okay, so it's not just what's online though, No, So
look at what happened just a month ago. There was
a specific buyer who had a specific need and there
was a house that was not even on the market, right,
and you brought that property up. He didn't even know
that it was available, right, and it was exactly yep.

(31:38):
So off market properties as well are just things we
know about. This was a builder who hadn't listed it yet, right,
and you were able to say, hey, I know about
this house. We also are a very heavy listing team,
so we get a lot of the information about the
listings that we have that are going to be coming
on the market before they hit the market. Now.

Speaker 3 (31:59):
That just happened with daughter too. Yeah that I went
to our listening team and said, here's what we're looking for,
and they said, there's a guy getting his house ready. Yeah,
it's not on the market yet. It's not ready yet, but.

Speaker 1 (32:11):
When it's ready, you can be the first person to
get in there. And so what we want to make
sure that we're able to find for you. Some people
are like, yeah, I'm on Zillow. Yeah, I'm on homes
dot com. Yeah, I'm on your website, and when something
new pops up, I can see that, you can, but
what about those things you can't see?

Speaker 3 (32:31):
Right?

Speaker 1 (32:31):
Those are the things that we want to be able
to do. And or maybe it's also you're looking for
a three bedroom, two bad two car garage. Well, we
just happen to know about this two bedroom that has
a flex space that would be perfect for you, but
it's not listed as a three bedroom, and it might
fit your needs exactly. And so we because we know
the market, you're able to do that, yep. And it's

(32:54):
understanding their lifestyle.

Speaker 3 (32:55):
Yes, what's important to them.

Speaker 1 (32:57):
Yeah, now that buyer consultation. Why is that so important
to do that before you go out?

Speaker 3 (33:04):
Because if we just look online and my buyer sends
me properties they've seen online and we just go out,
and it's we could be running ourselves crazy, right. You know,
everyone's time is so valuable, your time with your family,
your time at home is limited. We you know, everyone's working,
and so if we can pinpoint and eliminate some properties before,

(33:29):
you know, before we ever go out, we can get
we can save everyone's time, you know, and just to
sit down and get not just what's black and white
through bedroom to bath or whatever, but say like I
like a big yard, or I want to be Sometimes
sometimes things don't come up until you're until you're just

(33:50):
sitting and discussing, having conversations, you know, and just having
that conversation and really asking the right questions that get
somebody thinking that somebody you know, going down the line
of they wouldn't even realize that's what they were looking for.

Speaker 1 (34:03):
Maybe.

Speaker 3 (34:03):
Or I've had people say we want this specific school district,
but houses are too expensive and we feel like we
can't get anything over there. And so my job is
to say, well, what is it that you like about
that school district?

Speaker 4 (34:16):
Right?

Speaker 3 (34:16):
And they may say, will we like a small school,
kind of rural? So then I can open that up
and say, well have you thought about this other school?
Have you thought about you know, different areas, And they're like, no,
we actually hadn't.

Speaker 2 (34:28):
But let's go see right, right.

Speaker 1 (34:31):
It's your job to be the expert in the area, yeah,
to know about all things, to be able to give
them wise counsel and walk them through the process in
a way that they may not think. We've even had
that with people who've sold five, six seven houses, but
things have changed so much over the years that it's

(34:52):
a matter of helping them understand what is new. How

had Jessica Wellborn here with me and we've been talking
about a little bit about the buyer process. Now, Jessica,
one of the things I did want to mention and
that we wanted to talk about is after you've spent
time with them, you figured out what they wanted, you've
found the right house, You've negotiated very well for that buyer,

(35:56):
and we're under contract. So talk a little bit about
the next steps.

Speaker 3 (36:01):
Well, the big next step would be inspection, right, getting
the inspection done, and not just a home inspection, but
all the extras too. I was just talking to someone
about this yesterday. Those are just as important as far
as pests, pools, wells, all of that extra stuff too.

Speaker 1 (36:18):
Yeah, and so having a qualified inspector is super important.

Speaker 3 (36:22):
Absolutely yes. And we have some that we've worked with
that we you know, appreciate and they do a great job.
And so we always send our people a list included
inspectors and then also our vendor lists that we have
that has all kinds of people that can help, from

(36:43):
contractors to painters to I had someone that's under contract
text me yesterday and say, do you have someone that
can do a really big deep claim before you know,
right after closing, And I said, here's the list, so
ender all those things.

Speaker 1 (36:58):
And so those people who are on our vendors list
or just people who have done a great job for
our clients. Right when we get raving reviews from our
clients from people, that's when they go on our list
and that's how they get there. And so for us,
it's about who has provided great service, because what we
want to do is provide value for our buyers our sellers.

(37:21):
And so one of the things that we have done recently,
actually just this last week, is if you bought a
house with us in the last five years and we
sent on an email that said, hey, we realize tax
assessments came out and some of you feel like your
value is too high. If you're interested in us providing
you with some potential market analysis information for you to

(37:45):
see is the value valid or not, we're happy to
do that for you. And so one of the messages
back was how much is this going to cost me?
And we're like, this isn't going to cost you anything.
We want to always provide value even after the cell
for our clients. Anytime they need anything after we close,

(38:05):
we want them to rely on us to do that
because we want to make sure that we're here for
them long term. So I had probably a lot of
people reach out and say, yes, we would like for
you to assist us in that, and so up until
about eight o'clock last night, I was trying to get

(38:26):
some of those completed and sent over to our clients.
And so if you're out there and you really need
some help and you don't have anyone that you can
rely on to do that for you, you're welcome to
give my office a call at four nine eight six

(38:51):
I don't know if it's Cindy or Paula this weekend,
