place so much of your love and your interest in
the home that you just presented to somebody new.

I fell in love with every house. I'm finishing up
a house this week, my eighteenth and a year, and
I told Christy she was helping me, you know, the
last few.

Days with it, and I said, I want to buy
this house. I love this house. She's like, Rebecca, you
say that about every single house, every single house that
we do.
Speaker 4 (01:31):
Wow, it's hard not to because we do this full time,
when we spend so much of our time and energy,
it just becomes another.

Child to wow, eighteen homes in a year. I can
barely get anything done in my house. So you don't
procrastinate whatsoever.

Oh no, no, no, no. And we have a pretty
good system.

We're fortunate.

Our third business partner, Roy Selinas, he challenged us before
we got the show.

To build two houses from scratch.

We built him in Wimberley, Texas, along the river, and
I think that helped us kind of the process. Christie
handles the scheduling and so were and so that was
such a huge endeavor. It seems like flipping after you
build two houses, and we kind of built them in
record time, pass every inspection, and so I just yet

eighteen houses. It's a little crazy. I actually it was
my mom's in town from Hawaii and she said that,
she said, how in the world have y'all done eighteen
houses in here?
Speaker 2 (02:26):
We're we're delarious all the time.
Speaker 1 (02:28):
Who does the job of going to, you know, the
city government and saying I need to have a working
permit to do this. I mean, you guys have got
to be working so far ahead.
Speaker 4 (02:37):
Well, we are, like I pull all of our permits right,
And so it is sometimes you know, as soon as
we get a house, we get immediately started on that
process because it can take a while. And guess what
if we're not getting the answers that we need, then
we will go to the office.
Speaker 3 (02:53):
Yes, I mean I am a tour I get to
know every one because you know, sometimes you just need
to make this happen right, because we can't fold. There's
holding costs of holding each home. You've got insurance, you've
got electricity, you know everything, and so we want to
be able to move quickly on each home.

Have you ever been afraid of going into a project.
In other words, it's like, Okay, I want to do
this house, but then when you got in there, it
was bigger.
Speaker 3 (03:16):
I think, you know, there's always hidden surprise that was
with every house.
Speaker 2 (03:20):
And sometimes, you know, I think when it's so hot,
I always say it's hot as balls, and so I.

Think when it's so hot outside and we are just
so exhausted, and then we find a roof.

Leak or we find termites, you know, we just kind
of band together.

I feel like that's where our sisterhood really comes into play,
because this is not easy.

This is not for the faint of heart.

There are critters, there are nasty things that you would
never see anywhere else except.

So for me, the answer is yes, yeah, I mean
I get the EBGB.

Sometimes I'm like, hey, this this may be.

Just too much for us, because you know, oftentimes we'll
go in there and we'll just I'll keep track of
our budget as we're doing our walkthrough.

But there's there's just so many things that you uncovered
that you can't actually see until you break into the wall.

And I'm always like, oh, that's nothing, because I always
feel like we can do every single thing aize and
so Christy always sees, you know, it's just.

Like, well, we're back up, that's gonna cost a lot.
I was like, yeah, it's not gonna cost that much.

We can save money here. We may spend money here,
but we're gonna save money over.

So you pretty much have to have the I don't
care attitude when you go in there, because I've seen
you guys rip through a house in a heartbeat and
I'm sitting there, you know, you know, just lollygag and
basically trying to figure out, Oh, should we keep this?

Yes, we're more than just talking heads. I think that's
something that makes us different.

You know, we get down and dirty. We are building things.

We She and I have been landscaping for the last
seventy two outus together.

I mean, we build these amazing the landscape and we've done.

We have saved thousands of dollars over the last few
days just by using our own hands. I have blisters.
Actually we're not on TV, but I have blisters all
over hands right now.

It's awful. We have waterproof band aids. Yeah, yeah, that
she wrapped her She's like, do you want to rap
her hands before and I'm like, what.

Mommies get boobies too, So do you have a buyer
in mind when you go in to flip a house.

I always, I mean, that's the first thing I do
with design.

You know, Christy comes in with her little clipboard and
she's miss budget and I'm miss dreamer, and so we
both tried to envision who we are tailoring this house to,
whether it's a family, a young professional, so, you know,
empty nesters. You know, that's what we always try to make.
At the same time, you kind of got to create
things of times for the masses because you don't know,

Like sometimes we think this is going to be the
perfect empty nester home, and then a family, a young
family will wiy it.

You just never know.

Well, And just like the Lusty lake House episode Honey,
which is just hilarious, right, I mean, that's a vacation home.
It was a vacation home.
Speaker 3 (05:59):
And it's interesting the family that bought it, which we
thought that it is a vacation home for them. So
it's just really thinking about that area and yes, how people.

Are going to use it.

Man, you keep talking about that budget and right away
I'm thinking about the tariffs and how that has got
to be affecting you guys because every day that wood
has got to be more expensive.
Speaker 3 (06:18):
Well so, actually one of the big box stores let
me know that it's really not going to hit excuse
me hard until December.
Speaker 2 (06:26):
So what we've been doing is we've been going to
Habitat for Made You Restore Nice several times a week.
Speaker 3 (06:31):
It's one of our head and gems, and both of
our garages are full of material, so we've actually been
scoring amazing tile lights. We've been stop piling in case
the tariffs, do you.
Speaker 2 (06:42):
Know put a little hit on our budget.

I mean all, I mean my three point garage is
full of tile and we just hoard it, right.

I mean, if we find good deals, we're going to
keep it.

So I met Roy Gosh, my son, my youngest son
is a junior.

I met Roy when he was in kindergarten.

His grandson and my son were best friends, and then
his oldest grandson and my son, my oldest son played
football together and so he just kind of became, you know,
like an extra grandparent for my kids and came started coming.

Over to games, and I said, you should just get
a house in Wimberley. You're coming to all the kids'
football games and soccer games. And I met Christy and.
Speaker 3 (07:27):
She goes, you know, the house, because Christy lives across
the street. She's down the hill across the street, and
so she's like, the house next to me has been
kind of abandoned. There's eighteen cats living in there, living
and the owners that moved into a retirement home and
came over once a day.
Speaker 2 (07:42):
To feed the cat.
Speaker 3 (07:42):
So our first house was for Roy. He let us
flip the house and he ended up, you know, staying
there and he we had to capture eighteen cats. So
that was our first and we got attacked by vultures.
And he was a background in you know, renovating construction
of forty years background, so he would let us tackle things,
and you know, we made some mistakes, several mistakes, but

then we learn from them, right, and so that was
it was just an interesting experience.
Speaker 4 (08:10):
And of course we all just work well together.
Speaker 2 (08:12):
We made each other laugh, and there's always an adventure,
and you.
Speaker 3 (08:16):
Know, I think it's important we're kind of like we
used to call ourselves a trifecta. Of course, chat girl,
my dad owns race sources, and so you know, we
walk into a house. Roy can see the bones of
a house because of his construction background. Christy does the
budget and I do the design. And so it's nice
because you have this perfect triangle of business partners.

And we each have our strengths and weaknesses, and.

We respect each other enough not to cross over into
the other person's life strength.

you were to flip my house, would you take out
the two person shower?

Absolutely not.

I mean I just took out a soaker tub and
a tiny three by three shower, made a ten by
four or forty foot square square foot shower. We love
expanded showers.
Speaker 1 (09:12):
Yeah, yeah, because I've always wondered if I'm really living
in a pretty bunch style home when I have that
two person shower. But it's like, I love having that
much room in a shower for sure.
Speaker 2 (09:21):
And you know, Christy always says, we got to have
enough room for a party in a shower slighbroom.
Speaker 1 (09:28):
Now I'm seeing a lot of rebuilding the bathroom commercials
on TV. Is it because the number one place that
people look is the bathroom when they want to buy
a house.
Speaker 3 (09:37):
I think, you know, for me and Christy both we
look at the kitchen, we look at the primary bedroom,
the primary bathroom, and because we have such amazing weather
year round most of the time in Texas, we look
at outdoor living spaces. So for us, the primary bathroom
absolutely is one of the big things. Because I know
Christy and I have turned down houses because there was

no possible way to make them primary bathroom bigger. And
I tried everything with my brain to make you know,
like I said, that showers as big as they can be.
Speaker 2 (10:06):
But sometimes you just gotta pass because you know.

It's too small.

When selling the house, do you include the history of
the land that it's on? And I'm such a I
love my forest so much. And then when people they
give you that phone call, they say how much would
you take for your house? And I give them this
astronomical price. I said, you're buying my experience here on
this land, inside this home. You're not just buying a
bunch of wood.
Speaker 3 (10:31):
I think, you know, every house the walls can talk, right, Yeah,
so I think for us, you know. And then also
you can't judge a book by its cover, and so
I think for us there's always hidden gems.
Speaker 4 (10:42):

What's funny, My mom's visiting from Hawaii and in one house,
I got this little blue bonnet stained glass flower and
I and I gave a cheer last night. She was
so excited and she said, Rebecca, it's interesting. You and
Christy always find the most interesting things in houses, and
so those have stories with you know, like where did
the person get that?
Speaker 2 (11:01):
It's so unique. I feel like every house has its
own story. Absolutely. I mean, right, you talk about your house,
and so that.
Speaker 4 (11:09):
Right person will appreciate the charm, the character, not we
And this is a great thing about Ani. They love
to see every house different. So the people not everyone
wants white vaults, right. I mean, you've got to get
in there and find something that's unique in your listing.
Should you sell it, just talk about that. Have a

realtor that believes in just being able to seal the.

Character of it, and you know our house in San Antonio,
which is episode two Funeral Vibes.
Speaker 2 (11:40):
We got a letter. We had multiple offers within two weeks.
Speaker 3 (11:44):
We got a letter and we created this bankuhead and
the corner we kept this wod paneling and she said,
this was my happy place as a child. My grandparents'
house was my happy place. And I had a banquette.
They had a banquette like this, and I thought, we
have to sell this out to this lady.
Speaker 2 (12:00):
I mean, there's just the most incredible letter. And here
writes letters nowadays to get houses. But it sold us.
We were in on we're picking her offer. It's not
the best wall of any here.
Speaker 3 (12:10):
And that was keeping something original to the house, right,
like they've an updated kitchen, but this is just right
off the kitchen, and it's the.
Speaker 4 (12:18):
Original charm right that added charms.
Speaker 2 (12:20):
So it's real important and buyers appreciate that the right one.

Growing up in the state of Montana, my father was
a freak when it came to He ripped down homes
to use the wood to build his home. And it's
one of the things that I fell in love with
by being at these homes as we were taking it
down was what people hid in the walls, and we
found more magazines from the twenties and all that kind
of stuff. Have you found things inside the walls.
Speaker 2 (12:44):
Well, we found a gun.
Speaker 4 (12:46):
Yeah, he definitely found some dirty magazine from one vacation
voice is a Sea Lake house. We get go, but
there's okay, there's collectors for the those things that you find,
and we're always trying anything that.
Speaker 3 (13:03):
We can find in the house that we can sell
and pay for our saving or pay for Rebecca's expensive light.
Speaker 2 (13:09):
We're gonna sell well, you know, and a critter which
is episode three, no. Episode four.
Speaker 3 (13:14):
We found all these prayers had been like burrowing in
the insulation and we are down driver's license.
Speaker 2 (13:21):
And you know, all tiny things.

Yeah, it was it was like the little paradise for
these raccoon money walls.

Oh my god, do you have to wear like a
hazmat suit or anything like that? And when you get
into that kind of show.
Speaker 4 (13:34):
Well, well we should we just try to tear it
down and get out quick.
Speaker 5 (13:39):
You agree, that's one hundred degrees inside, you know that
that episode, I mean the h factory was stolen, you know,
like it's just yeah, that was a lead from the share,
you know, because.
Speaker 1 (13:51):
Down here in the Carolinas, it's it's the hornets that
build their nests inside our walls down here, and once
you get those hornets in the walls, it's not an
easy job to get them out.
Speaker 4 (13:59):
Oh it's we That's actually in one of our episodes
as well, when we wanted to change the ceiling, walalt
the ceiling and do you remember I climbed up and
there were so many it was all lost and it
took days and days and our production team was running
out the you know, luckily we never got bid. I

mean it was scary at times, but we never got bid.

So then when you take a project and you flip
it and you're are you thinking about the next two
houses while you're working on this house? And because you
guys really come across to me as big time visionaries.

You know, I think that.

Well, for the show, sometimes we were doing five houses
at once, so and then it was hot, long days
on set.
Speaker 2 (14:45):
And then we're actually doing the work.
Speaker 3 (14:47):
We're not just coming you know, I'm a designer, she's logistics,
project manager.
Speaker 2 (14:51):
We're not just those roles. We are digging, we are
building things.
Speaker 3 (14:55):
You know, we talk about your dad in the wood.
I mean, we tore down a house on the river.
We built two houses on the river from scratch.
Speaker 2 (15:02):
Found out the two acres.

Were subdivided already, so we're like, why not built two houses.
So we took that original house, built a pavilion along
the river using you know.
Speaker 2 (15:11):
The wood, the metal roof, and we filled.

In a swimming pool with rocks from the property. And
we just kind of love to use the resources. I
feel like, you know, for us, there's always the next house, right,
You're always looking ahead because it is a fast moving
business for us. Not only that, right, we go through
so many houses, which is hard to show like on
the show, but so many.
Speaker 4 (15:33):
Houses to find the one. I mean sometimes in a
day we might look at fifteen or twenty and it's
still not right, you know, and so that takes time.
It does.

It's not just I mean, every house can be flipped,
but not for the amount of money.

That we want to make.

We want to make some major bank.

Do pass homeowners get the opportunity to come in and
see what you guys have done, because man, that would
be like a heart wrenching thing.

So it is heart wrenching and especially when you buy
houses from you know, these elderly couples or that raise
their kids there. I think for me, that's always but
I will say this, it is very rewarning.
Speaker 2 (16:11):
I think it's always a little bitter sweet for them.

Episode one, actually the lady lived there the entire existence
of the house, and it was just her life, and
so she kind of got a little bit of a
sink peak and just started bawling and had to walk out. Yeah,
and so but she was so proud of it, you know,
with the final result, it just was gorgeous, and she
knew it was time to move on, but it's still
(16:34):
like you're leaving a piece of your heart behind. And
so I think it's it's extremely better sweet for these people.
Speaker 4 (16:40):
And even in episode two, right the funeral home, so
you know that everyone had passed, and we actually found
some really amazing, very expensive items that we were.

We ended up.

Of course, we found them and we gave them back
to the granddaughter and she had no clue that they
had been hidden, including just money.
Speaker 3 (17:01):
Yeah, we found lots of money that was not well
we found actually it was yeah part of the episode,
but that house was incredible and the granddaughter Actually I
heard from her the other day. She's so excited to
see the house. She saw the listing photos. She actually
didn't come in the house. She was waiting for it
to be on television.

Wow.

We found the wedding ring for her.

Yes, wow. So what is the best way for someone

I think we actually just started talking about maybe going
to Vegas because I loved her old to dies.

So Christie met a guy the other day of all places.

I don't get the dump and he has a house
and he would like as to flip in Vegas. So
I actually I met a realator on a flight to
la and so we already have a relator out there.
So we are open to expanding the mother Flippers across
the United States for sure.
Speaker 1 (17:53):
Those are some of my favorite people when I go
to the city dump. Is that the people that are
standing outside looking at everybody's trash the in and then
they'll give them money for it, or they'll just take
it off that truck.
Speaker 3 (18:03):
Oh, I mean one of the dumps nearby they actually
have a little thrift store because they will pull stuff
out and so Christy and I've actually got materials.
Speaker 2 (18:13):
We got a patio set that was phenomenal. Holdly antique
wrought iron patio set.
Speaker 3 (18:17):
It was all rested and we just gave it a
fresh you know, sanded it down and gave it a
fresh coat of paints.
