bit about this free community event thatyou're putting on. This is second or

this this particular event we've been doing. This is our second annuals and
we're super excited all about if it'sare going towards the road home of Dane
County and they really specialize in justtheir mission is to end homelessness in Dane
County, which we are just soblessed to be part of. Um.
Like you said, it's a free, family friendly community event. There's a

Petting Zoo Bounty House, fifty Raffleand amazing silent auction. I just saw
the some of the baskets and theitems and they're even better than they were
last year. They'll be free foodand live music from the chord Zom Blue,
who are awesome. So yeah,it's just a lot of fun.

It's outdoors, we have tents andshade. It's just it's a great time.
And it's a really amazing location aswell. And for folks who haven't
had a chance to check out Rockand Wool the winery there, it's it's
just the perfect setting for an eventlike this. Isn't a Joe, it
really is. From the inside.It's a rustic winery setting outside the the

Petting Zoo area, out how outdoors, green grass. It's just really a
great setting for this. And Iknow, but the weather looks beautiful,
that day looks phenomenal. It's likejust a perfect data to hang out and

and Joe, I know that thatwhen it comes to community service, when
it comes to UM giving back,I know that's a big part of what
you guys do at for our realestate and UM. When when it came
to choosing choosing a group to agroup to benefit UM, a little bit
about the road Home and why thatwas was the one you guys selected.

Yeah, we've now this is asecond year that we've all voted on the
road Home. We do entertain othercharities or causes because one of our core
values is giving back and paying itforward and we really being that we're in
the how market this is. Itwas just a perfect bit we've we've met

with them, see their causes.They're really a bridge to help so many
people in families with homelessness find homesthat work for them, jobs, training,
so they don't just cover certain things, but they really bridge out and
have networks to help. So theyjust do a phenomenal job and we're really

you know Madison, Dane, RockCounty the area. How are if our
things kind of going real estate wiseright now? Well, I think this
is a very exciting market. Imean, I've read in real estate since
nineteen ninety nine and so I've seenso many different things. I know it's

challenging. The market here is extremelystrong, inventories low. Of course,
like we all know, depending onthe location, real estates always local homes.
We're doing some very proactive items thingsprograms to help our clients win their
offers on their homes they're purchasing,also winning the highest market and price for

their home they're selling. One oftwo things we implemented it really brought back
this year was our guaranteed sale program, So if they're looking to buy their
next home, we can put aguarantee on their house so they can go
right there next offer without the saleof home contingency and We also have an
instant offer program. So it's reallyjust finding those bridges and solutions to help

clients, especially in a challenging market. But it's you know, historically,
we all know real estate is greatinvestimness and anyone that's had a chance to
