words like for someone, to say WELL should I use evan,
FOR example i would say that you would invite them
to go check on how many properties your agent has
helped clients buy, and sell and what their experience with,

you has what their actual experience has been having you as,
their agent whether it's buying or selling. Or both how
long does it take them to find, A home how
long does it take you to sell. A home these
are things that they should be talking to you about
when they, contact you so they get a real idea
and you'll give them. Real answers There's Not oh i'm not.

Sure there we'll see. What, happens well it depends on.
THE mark, i mean there's real answers that you can
quantify into every question that they ask you one.

HUNDRED percent I mean i literally just got off the
phone with a brand new first time home. Buyer client they're,
so excited and, you know he said, to me, He,
Said evan i'm so happy to speak with you about this,
Because honestly i'm just stressed, and Overwhelmed and. I'm confused,
You know i'm confused about what's a, good deal what
isn't a? Good deal is this area better than this

area for me in my life and? My girlfriend what
price RANGE should i be in that's comfortable with my?
DOWN payment, i mean there's just so many questions and
it can be. Very overwhelming So what i'm here for
And WHAT i've i honestly can Say what i've sort
of made a trademark, of mine, per se and a

common theme throughout The clients i've, worked with Is that
i'm here to reduce the stress of the buying and
selling process and make the whole process as seamless and

considering selling, their home what is the first thing that
they should do and should they do that prior to
reaching out.

To, you yes so that's a great question.

AS well i was asked this question actually just this
week by two past clients, of mine who both told
me sort of, mirroring situations is that they are both
looking to sell, their home but not for about another
twelve to. Sixteen months they were both in. The situation
one is In the, tamarack area the other one is Down,
in MIAMI and i told them both the. SAME thing,

I said i think what we should do for NOW is,
i periodically, you know maybe every other month until then or.
Even sooner if you'd like me, TO do i can
send you what homes are going for not just in
your neighborhood but in the city that fit common characteristics
and size and all of that great stuff that your.
Home does but aside, FROM that, i said let me

(07:27):
come over whenever, you're comfortable even if you don't want
to sell for a year, from now and we can
brainstorm together on are there any inexpensive projects you can
do to enhance the value in? The meantime is there
anything that you know is broken in the home that
you would like my opinion on that you should fix
or that you can kind of put a bandid on,
for now because both are. Certainly possibilities my clients always

really LOVE when i can come over and tell them
what's worth spending money on and. What isn't that's probably
even the more important part. Of IT so i would
say the first thing you should do is reach out
to me and then have me come by and we
could plan and strategize how to maximize your profit and
just plan around your timeline and go. From there so

people to call and. Ask you you don't have to
be ready right now. To sell, that's right, exactly why
you KNOW what? I?

this week so it was a. Perfect question, BUT yeah,
i mean so, many people even just This week i've
spoken with about, you know planning and strategizing in the,
coming months, next quarter the end of, the year or.
Next year so it does matter when you're thinking about
moving reach out. To ME so i can just, you
know educate you on not just, the market but on what,

the best, you KNOW most roi worthy decisions are that
you can make in.

The, meantime sure and then obviously whether it's someone that's
calling you a year, in advance four months, in advance,
or immediately you would then obviously go to the home and,
tell them like what you believe are the top selling
points of. Their home right whereas you know so that
when you do your comparables and all of, your comps
that it's always referred to as as that it. Will be,

you know the things highlighted in, their home that that
is the reason why you're asking this amount of money for.
The home but yet things that other houses had that
your house might, not have and what your house has that.

Others don't one HUNDRED percent i, MEAN literally i was
speaking to. Somebody today they actually have their property listed with,
another realter but they reached out. To me their home Is.
In parkland it is a is on a five acre
property with a, legitimate barn, chicken coop horses the whole,
nine yards and, you know the property is several million

dollars for the house and. The property they do have
it listed with, someone else but they asked me for
some of, my ADVICE and, i said in, all honesty
being one hundred, PERCENT truthful i don't know why your
realter hasn't done some sort of video market campaigning of
life on. THE barn, i, SAID literally i would go, in,

suspenders overhauls a cowboy hat and make it a super
fun entertaining video because, right, now honestly in this, slow
market you just need as many eyeballs on your property.
As possible, you know we did a fun video at
one of my recent Listings, in boca and we've amassed
almost twenty thousand views, on it and that's twenty thousand
people that wouldn't have seen IT if i didn't do something.

Like that so, you know right now.

You have to think of outside of the box tactics
in order to get as much attention on the property.
As possible does that mean that it's going to sell?
Overnight possible not, Of course but at the end of,
the day it's only a. Numbers gain all it takes
is one and you have to have a rilter who
can promote your home to as many eyes and ears.
As possible so ears the ear waves through here on

eyes on, as possible not just through social media AND
the mls, and marketing BUT also i can put your

show you guys the range and not just, in price

if this home is an, excellent buy It's In Port.
Saint lucy we recently just dropped the prices while the
sellers are. Very motivated this home is, three bedrooms, two
bathrooms and a full air condition two car garage and
an EXTREMELY low. Hoa COMMUNITY when i SAY, low HOA

do i mean a few hundred dollars? A, MONTH no
i mean a few hundred dollars, per year only thirty
three dollars. A month and this home's on the lake
for a very great and affordable price three hundred and
sixty nine. Thousand dollars so if You're In Palm, beach
county you're, probably, thinking whoa there's no single family home
that's a three bedroom on the lake in the mid three,

hundred thousands and you're. Probably correct so if you want to,
move north if you'd like to be in a VERY,
low hoa reach out, to ME because i don't know
how much longer this will last now that we adjusted,
the price so it's three hundred and sixty. Nine thousand it's,
three bedrooms two car garage that's, air CONDITIONED low hoa
and it's on. The lake so if you have any

interest in this Home In Port, saint lucy reach out.

are the three most important things about? Real estate, you
know what would you all think. Those are let's think
about that for. A moment what do you think the
three most important? Things are AND when i say them,
to you what most most people think that, they are
it's going to, be, Like yes i've heard, that before
and it is. Exactly, that, location. Location, LOCATION however i

was reading something before and, it said you know, what,
Location location locations are three very, important words and they're the,
three things but also there's another. THREE words i don't
know if any of you will know what, these ARE
because i, certainly DIDN'T but i know you'll know the answer.
Of it and those three words are about what's very
important in. Real estate the three words, are, disclosed. Disclose

disclose what does? That mean what are, they saying and
why are they saying that that's so important for a
real estate agent to know that those are.

Yeah, sure so, you know there are so many specifications
that have entered the real, estate market, especially recently and
you know some, of those, for instance are the buyer,
brokerage agreements the, compensation agreements the.

Seller's real property.

Disclosure forms there's wire fraud notices now that we that
are pretty mandatory for signatures of. Most brokerages there's. TRANSACTION fees,
i mean there's just, so much so many rules and
regulations that have been pouring into. The industry so it's
extremely IMPORTANT, that i as, the realtor educate every single

one of my clients on all of, these things even
if there's even if it's something that won't pertain to
our specific circumstance or dealing or transaction or. Home sale
so it's very important that your real estate agent and,
you know disclose everything that's, going on not just about,
the property but about, their compensation about, their brokerage required

(17:08):
documents and forms. For signature there's just a lot there's
flood disclosures now now with everything that you know has
happened in the insurance industry ever since the building Down.
In surfside there's flood disclosures now that are pretty mandatory,
as well not just, for brokerages but just for. Title companies,
even so there's a lot. To discuss so if you

have any residential real, estate questions if you're looking for
a real, estate agent not ONLY am i the host

no GREATER resource i can, give you guys than the
recommendation of a phenomenal. Title company they're, extremely important not
just for, you know the fact that they're who you
wire money to for escrow and if you're selling, a

home that's who wires you. The money that alone makes them.
Extremely important but they handle the pro ration of the,
Property taxes they deal with the, hoa estoppels they do
the lean and permit searches on. The property they arrange
surveys and so much. More so if you have any title,
insurance questions wire fraud, prevention questions, home estate home, ownership

questions reach out to the best title Company In, South Florida.
Independence title they're an integral partner of mine in the real.
ESTATE industry i work with them all. The time their

questions to me about, you know like people usually do,
to say, you Know ask kevin, about This ask vivian,
about THAT and I say i always tell People that

the questions was home prices are? Going DOWN should i wait?

TO buy i would.

Speaker 1 (19:21):
Say no THE reason i would, say, no unless, of
course financially it's not the right thing for you at,
this time, then yes. Definitely wait but if you can
make the, move now it is a great time.

Speaker 3 (19:33):
To buy.

Here's why it no longer is something that is mandatory
for your interest rate to be as high as even
the market says it. Is, right now we can use
money from the purchase price that a seller will discount
to pay towards you buying down your. Interest rate not,
just that but we can also decrease your amount of

(19:56):
closing costs that you need to bring to the table through.
A seller so instead of the seller lowering the price
by ten, thousand dollars we can issue a ten thousand.
Dollars credit that ten thousand dollars can save you for
money out of pocket for the, closing table or it
can go towards buying down your interest rate for up
to the first. Three years, so literally, for instance let's

(20:19):
say interest rates are, six percent you could do what's
called a three to two to one buy down and
for the first year have an interest rate of, three
percent next year, four percent and the next year of,
five percent and through all of the meantime you have
the ability to refinance as well if rates. Go lower
so we can use the price in order to discount

(20:43):
those types of things. For you because it is a
buyer's market, right now refinancing in the future is always.
A possibility but here's. The, thing remember a lot of
buyers are hoping that rates come down and obviously that
always would be a, good thing but it's just important
to remember if that's, the case a lot more buyers
than just you are going to flood the market and

(21:04):
you're going to have a ton of more competition than you.
Do now so homes are not going to be as
negotiable if there's more competition on. Each home so now
is a, good time so reach out to me if

The, bottom lines point blank, is, that well markets, are
different and it, is different you know all. The time
the market. Keeps changing it's important to. REMEMBER that i
feel like most homeowners base their decision making on only
what they gather from what the, media SAYS and i
think that couldn't be anything more wrong. To, do however

it is normal to sit in and obviously listen to
the news outlets because you know that's where most people
get all of their information is from some sort of a,
news outlet whether it's, the radio whether IT'S, the tv
whether it's, the newspaper where, it's ONLINE but i think
you need to speak to a, Live person you need
to speak to an actual agent that can really educate
you and. Inform YOU and i think that's exactly what
you do with a lot. Of people how many times
have you said, to me, YOU know i had this

client and it made me feel so good because they
were so under the wrong impression about something about a
mortgage or something about where they, could move or if this,
was available or houses are too expensive or too cheap
or this, or that and you educate and the person was,
like wow and then you ended up selling the house,
so quickly and then for others you'd ended up finding
something buying, so QUICKLY and i think they, felt, like
GOSH if i would have just paid attention to the

MEDIA and i didn't, CALL you i wouldn't even have.
Known this you Know what i'm saying one.

Hundred percent, and again it is a tricky real estate market,
right now so it is very important to speak with
a rilter as soon as you can to help you plan. Going,
forward so, FOR instance i just had a. Recent client
she's a first time, home buyer and she told me
that she was hesitant to speak with another relter because
she had such a terrible experience with a relter and

a mortgage Lender already, she said they stressed, her out
they didn't disclose. Certain things it was just. A MESS
so i, told, her literally my mission is to completely
flip this experience around for you with. Our industry so
she actually just wrote me. A review, it's online It's,
on google and it says my client's Name. Is Norma
hi norma if, You're listening and, SHE said i had

a bad experience with a. Previous reeltor but words can't
even express HOW glad i am to have been Recommended.
To evan he was there one hundred percent of the
time to guide me through every step of. The process
