an agent or this one i've heard sells this area
or someone and, so, far well there's nothing that beats

sudden it seems like more people are applying, for them looking,

for them and. Buying, HOUSES well, i think, YOU know,
i know the economy right now is in like a
little bit of a, question mark sort of a that's
stamped over the economy. Right now but, YOU know i
think what a lot of home buyers are coming to
realize and are seeing is that there is a really
good probability that interest rates will be coming down in.

The FUTURE so i think they want to lock in,
you know a ray that they have now with the
opportunity to refinance in, the future or at least to
start having those conversations with lenders so they can get
a feel for if this is the, new normal what
they can be, approved for what their monthly payment, would
be so, they know, you know best and worst case
scenario with what. To expect so, YOU know i always

recommend speaking with, you know a realtor obviously myself and
any of our, you know team OF professionals i have
to help you because it's just great, to to, you
know make, an informed. Educated, DECISION coincidentally i just spoke
with a buyer about an hour ago who's looking to
see some Homes Throughout North Palm beach County Into martin

county And Potentially Saint. Lucy county and they are not
looking to actually make the move for probably another six to,
twelve MONTHS but i, told them let's get out there
and see the homes. In person we can even look
at some new construction which, they LOVED and, i said
you know that's important even though you're not. Buying tomorrow,
you know you could start to get a feel for

the neighborhoods, you like the styles of homes you do and,
don't like and you can get to know the locations
and so many. Other details, and again, you know hooking
them up with a new construction community as well might
be the perfect thing for them because it's something they
could lock in but they aren't tied. To yet so,
you know whether you're looking to purchase or sell now

in the, next year months, from now it's always good
just to make, an educated. Informed DECISION and i am here,

a lot of real estate agents they just, you know, they,
SAY oh i want to buy, a house and, you

know the real estate agent meets.

With them but do they? Really hunt hunt is. The keyword.
You know hunting is like you are on a sort
of on a quest to really make sure you find
what it is that you're, looking for and to casually
browse the mls or just do them in the most

basic ways that most real estate agents have at. THEIR
fingertips i think isn't good, enough anymore you KNOW what.
I MEAN so i think you are. A hunter you
will hunt down and get exactly or close which all
acceptable things that every buyer is. Looking FOR and i
think you've done that time and time and. Time AGAIN

so i think that when you think, about this remember
you want a real hunter who is going to find
you what you are. Looking, for also you are looking
to hunt to try to find a buyer for a
seller that. You're representing you want to make sure that you.
Do that you're not just a. Sitting duck you're not
just going to wait for people to come, to you

(13:50):
which is again what most real estate. Agents do all of.
These things part of the Hunting that evan can do
is definitely groundwork that he's going to have, to do
but some of it is easy for him because of
the way of the media that. He has he has
two different forms. Of media he has his own radio

show which you are Listening To Evan's, excellent buys and
he also has a. Television show and the television show.

more chance you have of selling it quicker or buying.
Something quicker it all works within your favor because you
have worked yourself to be in the top one percent
and you have these two forms. Of media other people
that are in that same classification, as you they don't
have their own, radio show they don't have their own

They're, ON well i, think YES and i think something
else that's important to highlight here for our audience is
that both of us are very connected into, the community
and we have been able to have tons of different
resources and really strong and each of us has a.

are involved, with charities both of us are leaders within

people and you're doing both of us have been doing,
good business, good business and you know there's a difference
between good business and. Just business good business is when
you are really getting to know who your end user

people that are in the industry and really getting to
and really be a person, about town so. To speak
where you really get, to know like you, know everybody
you want to me and if we don't, know you
we want to. Know you that's the. Whole point you
want to meet everybody and talk about how we can do. Business,

with you because it is a. Process buying or selling
how do you make? That easy for them and something.
Where it's not stressful no one wants to get. Into
something that's stressful there's enough, stress in everybody's life so
when they get into, doing that, with you know how?

That's NEVER ever happened to you and i think the

you know that's why i'm saying, it has never happened
to you that your. Clients HAVE ever asked you that
and i think the reason for that is because you
go through everything in such detail. That they know what,
to expect people don't, like surprises and most. Of all

surprises of additional. Fees that's not what anybody, likes it's
not like a oh a small percentage of the country
or a small percentage. Of people don't care about. That,
no one wants.

Additional fees yes that's right exactly so before we get
into any sort of, a situation where it's you know,
CONTINGENCIES and the contract closing costs i talk with each
and every one of my clients before, any of these
things come up so they are more, than well prepared
to one budgetarily find out where they need to. BE

my clients about CLOSING costs on the, FIRST time i
meet my clients i talk about closing, costs and, leading
up to it you know. So there ARE no surprises
whatsoever and something i always do too is that any
of my, clients who are looking TO sell it's very
important that i talk, with them about after all costs

what will, they end, up netting after everything you know
what exactly will they be wired, after the mortgage is paid,
off after the commissions, are paid after the closing costs
and we will structure the listing price sort of backwards
that way where we will find out their net and
then we'll work backwards to find out what it needs,
to sell for to achieve that and what we need to,

list it, for and able to you know in order
to acquire the. Price that it, actually sells for so
you know there's. A Strategy behind all of it and
i'd be more. Than, happy to speak, with you so like,
