situation is different as far as is, it a mortgage
is a cash whose names, on the contract all that

of the main things that we need to have answers
for because they go into the offer. Is number, one

of course we talk. About the price we, determine the,
price of course knowing your goal. In THE situation but
i also do like a deep dive of research about
that specific property and tell you THE price that, i
would recommend and you know the strategy of how we're
going to get you to ultimately the price that you
want to pay. For the house, aside from price we.

Talk about scrows we talk about both the initial, and
additional deposit what money is due during the. Time of
contract we then talk about the furnishings in the house
if or if you do. Not want any we talk
about the closing date as far as which day you
know you want the house to officially be hers and

start paying. For the home we also talk about the
inspection period and the timelines for the contract. And any
contingencies so those are some of THE big, things i know,
some of it especially if you're a first time home
buyer or first time selling. Your home listening it could sound,

specific offering strategy that you recommend or is it different. Depending,
on the situation.

Yeah so it is all custom and tailored to that,
client's approach and ultimately of. Course that client's, budget SO
you know we i always like to work. Backwards with
MY clients so, WHAT, i mean, is i you know,
sort of, start with you know what is the number
that IF, you go past x, you won't be happy,
you won't, be comfortable you know you won't be able

to go through with. The with the home we get
that number and then we. Work backwards from there but
the thing is the number that they give me can
either be higher.

Or lower than what the comps. Of the home suggests
so it's.

Really just the conversation you know that we have an
ongoing dialogue between me and the home buyer on you
know what they're comfortable with. And you, KNOW what for
instance i have a client who's a first time Home
Buyer Looking in Palm Beach, county AND martin, county, and
i said okay, for your price point, for your, non

negotiables you know you want a home that's no hoa
has to be x many of bedrooms has to be
under the.

TAG of, blank right i, said we with that we
are not going to be able to, get an enormous
backyard a, brand, new renovated home right something most likely that.
Has a new roof if it does, have a new
roof it's probably going to need work on the interior

on the inside the roof is probably older or the appliance.
Is NEEDED to, upgrade so i said. We have, two
options number one, it's just you know we have to
accept that in these locations this is. What is out,
there or number two we can increase the price point
so you know that's an. Ongoing conversation we're HAVING but

that's something i do with All my clients is i'm
just super, honest about you know what their, price range
will produce and then we go.

i was able to sell the HOME for her and
i think just literally within A, Few, days in stuart

area called seawall's point which, is a very exclusive really
nice and tranquil area right Near. The water in stuart
it's a very nice community and has. A very good
Reputation And again That. Seawall's POINT in stuart so i sold.
The home for. Her it was wonderful the buyers ended

up being. Extremely friendly as well and that was, a
few years ago so. Few years have passed the buyers
of that home remembered me and reached out to me to.
Now sell the home they did a ton of. Upgrades
on the home they the home looks, almost different but
similar but in. A way very different if you, just
saw home ones you wouldn't realize it. WAS the, same

one i mean the home has been painted and. Upgraded
to the nines so now the home is listed with
myself for two point Four million Dollars In. Stewart in
seawall's point. It's a great area and let me tell
you a little. Bit about the home it's very unique
and this home, is first of all it's on. A
half acre lot aside from, that is, five bedrooms five

bathrooms and it's just a big show Stopper. Type home
in stewart again with a. Great lifestyle around it being very.
Close to the water having a half acre lot in
this area is, very rare as well and overall in
this area it's. Actually really well priced so reach out

So what should a person ask say that they're going to?
Offer something on this home they go Look, at this

go and look at it they. Decide to make an
offer what question should they ask you after their offer

So, after, your offer is? Accepted yeah what happens, next
it's a big question and usually the three main steps
that happen after your offer, is accepted, before the closing of,
course is your home inspection, if your home is appraised
and if THE, home is IN an hoa getting the

the main purpose in it to make it as a
short and, simple and simplistic as possible is that you
want to make sure that the home is an acceptable
condition for you to actually go through and sign. And

left the home with last time you were. There, for the,
home inspection so for instance, maybe during the home inspection
an issue came up with the ac a issue, came
up with the stove an issue came.

fix those, items at the final walkthrough would be a,

is being you know presented in the condition that you
expected to be in realistically to obviously. Go ahead and

situation where even when a big issue.

Final walkthrough it's prevented closing has? Closing been delayed sometimes,
yes have things been fixed has? Money, been put in
escrow yes but we are always able, To make it,
work overall, most final, walkthroughs of course go seamlessly and
to make the home buying or home selling process as
easy and. SMOOTH and seamless as possible i promise you'll
