lot about it when we first met is that you
guys take very seriously THAT i believe, again correct me
if this says, wrong that you guys do more first
time home buyer loans than any mortgage lender in the. State, correct, Correct,
Yeah so we.

because we find anger and a lot of solutions that
other learners just don't see or don't think outside the

with Recently In Palm, beach county and SHE when i
first spoke with her on, the phone, She, Said okay
i'm just letting You know i've had a horrible experience
with my realism with my other real estate agent that's
dealt with in, the past and specifically with the. Mortgage lender,
she said they gave me an unrealistic idea OF what
i could. ACTUALLY afford i have a, limited budget i

have to stay in a certain, price Point and i'm
most likely just gonna consider RENTING because i do not
BELIEVE what i want is out there and they've made
me just very depressed about. My, Situation OKAY so, I,
said okay my number one priority is to this is
gonna sound, so cheesy but it is to turn your
frown upside down about, the PROCESS so. I said and

(08:30):
it was right after speaking, with YOU and, I said
i have the mortgage lender that's, gonna help, you know
jumpstart that process of turning the front upside down To
The matt. WEAVER team i told her about. You guys
she was a first time home buyer, as well so
not only did you guys get her approved and with,
excellent SERVICE but i believe you guys also got her

qualified for a grant and she saved six thousand bucks with.
You guys so just like that are the little things
that make a, huge difference obviously in. Somebody's life, so
yes we did get her into. The home, WE closed
i believe in less than. A month and now, you
know of course her her frown did go, upside right,
you know and now she's smiling ear to ear about,

the process and she's so grateful. As well so.

That's not such a corny saying when it actually happens, to,
Someone RIGHT.

Speaker 1 (09:19):
So i wanted to say that story specifically because there
might be people out there, who believe, YOU know i
can't GET what i want in. My budget, You know
i've dealt with people in the PAST who i feel
like misled ME or i felt wronged. By them so
working with each of us and again working with you
guys obviously really helped turn her. Situation around so we'll
each give our, contact again. Thank you so my number

and i'm glad to hear that's. THAT story i remember
when we connected and then you had that CLIENT that
uh wanted to get preapproving with through, the process and
there's that's something you DID that i was very happy,
to see because we went over our timelines, with you
how quickly we get loans preapproved and then how quickly

(10:09):
we can close, a loan which is very it's probably the,
fastest timelines if, YOU know i imagine in the State. Of,
florida YEAH and i know when we spoke, ABOUT it i,
was saying most lenders and, most banks they, typically need,
you know thirty days to get a, loan approved twenty
one days to get a. Loan approved so you're basically
telling a seller when you're putting in, an offer you have,
to wait, you know twenty, one days, you know if you.

Speaker 1 (10:29):
Could pack your bag.

Speaker 3 (10:30):
Or not and when we SPOKE and i, was saying
our loan approval period FOR conventional fha loans are, five
Days and, you're like that's. That's insane i've never heard something, like,
that right, you know that's that's what. We do we get,
people preapproved loan approval done in, five days which means that,
day six the seller can start packing their bags and
then we can close it as quickly as ten days

(10:52):
for the first single, family homes, town.

Speaker 1 (10:54):
Homes VILLAS and i just want to stop you really
QUICK because i just want, to emphasize and THEN obviously
i want you. To continue please basically again that usually
you hear that with, cash, offers rightly right close exactly. Ten,
days yes this is a mortgage lender saying you can
close in as little as.

Speaker 3 (11:08):
Ten days you could BE an fha buyer right, you
know three and a half, Percent down you could be
a convention buyer three. Percent down and then again with
some of these grants and downpare assistance programs you. Can have,
you know you put little to no money down yourself
to buy. These homes, but yeah you're you're talking about
competing with cash offers and knocking them outright when we
move at, that speed which gives a lot of motivation

(11:30):
to sellers and which. Allows them then when you do
what you do, so great which is your, Negotiating skills
evan is an A credible. Negotiator's shit he has not mentioned,
that YET but i want to point. That out but
that Allows, you also when you're putting in an offer for,
your client when you're able to give that certainty to
a seller saying day six you can pack, your bags,
day ten you can have your money and, be out

(11:53):
that gives them more motivation to be willing to give
a lower price credits back to maybe lower someone's. Interest,
rate right that's the big talk, right now. Interest rates
and we tell all the wonderful real estate partners that we,
work with such as yourself and and their, home buyers
it doesn't matter what the current, rates, are right you
don't need to pay current market. Interest rates, you know it's.

(12:14):
Very simple you just negotiate and get a credit and
you lower your, interest rates something we do all.

Speaker 1 (12:19):
The time and that HOME buyer i gave the example
for earlier also beat out a cash offer and was
able to obviously get her offer accepted closing, the home.
Et cetera and you guys may have gone out, for homes,
you know over the past couple of years when there
was multiple offer situation things, like That and i'm sure

(12:40):
you've heard obviously you know it's impossible to beat a.
Cash offer what can? We, do obviously even if they
offered less money. Than us they got it anyways because.
It's cash so you guys really take that variable away,
because LITERALLY again i just want, to repeat we got
a mortgage buyer accepted over a. Cash buyer and that's,

(13:01):
you know the power of working with you guys compared
to some of the other competition obviously. Out there. Thank,
you so if you guys want to Connect with mark

By phone so we we operate. Our team we operate
seven days a week from eight am to, nine pm
three hundred and sixty four days. A year so if,
you honestly the only day we're Clos Is. Christmas day
so if you have, any questions you know you can

your QUESTIONS or i can connect you with one of
my senior partners on. The team and what we'll be

able to do is we'll Take your we'll answer the,
Phone live we'll be able to walk you through the
process and if, you're interested we can take the application
right there on the. Phone live we don't really believe in.
Online applications we don't think that's best for. Home, buyers,
interesting yeah that most lenders do an, online application and
we don't think that's best for the home buyer or for,
the agent because, you know you want to have that.

Human connection you want to answer.

Speaker 3 (14:06):
Their questions you want to make sure that they're being
they want to make sure that they're. Being, heard sure
and so if you're if you have the ability to and,
our team, You know i'm grateful to say that we
have the ability we've, you know after all these years
that we've been in, the industry having such a strong
team and a presence that we're able to answer the
phone live seven days a week from eight am to
nine pm and answer those. Questions live make sure that

you have all the facts and figures in front of
you before you move forward making any.

Big, Decisions right so when you work with us and
With The matt, weaver team there is no more, you,
KNOW oh i couldn't get a hold of my banker
because it's, the, weekend right or. My lender, no again
you guys answer the phone up till, nine pm seven days.
A week you, heard. It right three hundred and sixty. Four,
Days YES and i may or may not have called
you Guys at saturday night, late before so you have answer,

you yea because you, have to because the thing is
again you have to and, that's obviously that's what we're.

Here for there is an energy really between the two
of you about being excited for clients and wanting to,
help them, you know really wanting to. Tell Them and
i'm sure you all feel it. Out there there's a
lot of excitement. About this and look what you're already
learning about how you can get these advantages by not
having to pay cash and you still get. Such advantages

(15:18):
and also the amount of time that and the amount
of time per day or any day a week or
later Earlier that evan is there or they're all there
to answer. Your questions what more would?

You need and so much of what we do obviously
as real, AS realtors i, could say but speaking specifically,
for myself so much OF what i do specifically for
home buyers obviously is facilitating the connection of them to
different parts of the of the home, buying team, you,
know obviously and it's on me to connect them with
a great lender with a, great title company if that county,

(15:52):
you know provides that speculation or rule connecting them with
the right home, insurance agent the right electrician. In handyman.
You know the list goes on, and ON and i
think something that stands out too about what you guys
do is that you fill out their mortgage pre approval
application on the phone. With THEM and, i, know like,

(16:14):
for instance when someone IS and i, could, say again
speak for Me when i'm doing something important online whether
it's insurance or my car, or whatever and they just
send me a link and, it's okay figure, it out
send me. Your information, you know it's almost like you
again want someone to figuratively walk your Hand and, i'm
sorry hold your hand and walk you through. The process

(16:35):
and you guys obviously, do that and it's, you know
very it could be very. Nerve wracking so having you
guys there on the phone to answer their questions in,
Real time i'm sure is something you've gotten great, reviews, About, right,
Yes yes i'm humble to. Say.

Speaker 3 (16:48):
That YEAH actually i was in the team meeting yesterday
and we heard that are on. OUR reviews i think
we have a higher ranking in reviews Than Like, disney
world which is. Pretty wild a lot of five star
reviews from ple we get to, work with so it's
very nice, to hear and it is it is all
about that right you want to have. That connection people
can be it can be, an intimidating. Cumbersome process they

(17:09):
think to get a mortgage and it can. Be intimidating
so it's just easier maybe not to or to. Keep
renting so when we get on the phone with them
and we explain the process, very simply we answer. Their questions,
you see it puts them. At ease we're able to answer.
Their questions they, feel, comfortable confident and then we move forward,
from there.

Speaker 1 (17:24):
Right, and again just to give, another example you know,
my okay so, personal note my WIFE and i this
summer are going to be traveling with our little one
for the. First. Time girl, so anyways this and this
will tie into EXACTLY what i mean by having you
guys on, the phone is that, you know we didn't
even purchase the ticket without speaking to the airline on

(17:45):
the phone about do we need to see this whole?
Thing work we buy, the row how does the? Boarding
work the. Whole situation so we had them on the
phone with us to then obviously purchase the, Ticket right
so again we needed to do something, like That which, i'm,
hope sure probably hopefully can also relate to or maybe it's,
just us but, you know obviously buying a home is,
very important so having you guys on the phone is a.

(18:06):
Big deal, so again don't be nervous or or hesitant
to reach out to either one. Of us if you
guys are thinking about taking the step and just finding
out what you can be a. Proof for it doesn't
mean you have to, do, it obviously but, just say,
you know, you know maybe it is best for you
to rent for, another year but sometimes it's just good
also to know all. Your options so you could reach

people sometimes during the WEEK when i give out my,

a question earlier in the week and, they said What
is evan's schedule and availability depending on where? You LIVE
so i think that applies to. Both you we just touched.
On this you're available three hundred and sixty four days, A,
YEAR evan i think you're actually available three hundred and.

Gets right BUT really i think people just need to
be really reassured about THAT because i Think sometimes evan
has gotten into situations with certain clients where, they say,
you know the other AGENT that i had, before you,
you know just it was like hard to, reach them
or they would only come here once in, a while

but they didn't really notify me what was.

Going ON so i think both of you should be
talking about the, fact that, you know you really hold,
people's hands so. To speak that's really how both of
these businesses that you both have are. Set up but
all businesses are. Not equal those other businesses that are in,
your spaces they don't hold hands like you guys do with, the, Clients, Right.

YEAH and i think it's, because too, you, know specifically
home buying usually is the most expensive item in, a
sense as the house would be the item that obviously
most humans have, ever purchased, you know so it is obviously, very, emotional, overwhelming,
stressful financially. Et cetera SO again i just want to
emphasize This Is Evans Excellent buys and if you guys

how long does it take? THE process i know we've
discussed about how it can be so short and, that's
awesome but, on average how how long does it Take
once evan finds them the buyer to buy, their house

for that particular buyer or someone to sell? Their house
how long does it take to someone to actually get
From what evan hands them over? To you what's an
average amount of time that someone can expect to get?

Speaker 1 (22:19):
Pre? Approved, yes, oh absolutely the, closing PROCESS if i
think would, be good like FROM point a TO, point
z and should and.

Speaker 2 (22:26):
You, know what actually should they be pre approved prior To?

Speaker 3 (22:29):
Calling evan, so, yeah so so, Technically, right yeah they
should be preapproved prior, to calling but they can reach Out.
To evan evan would know to then make sure they
get preapproved because before they look for a home AND
say i want to go shopping, for homes they need
to first know what they qualify for and know what
to expect for, monthly payments. Et cetera so that's obviously
very important because even if you go to show, a
home right the seller will the selling the listing agent

will ask you know if, they're, preapproved.

Right so especially? Right, now. Yeah exactly so, for us
the process is.

Speaker 3 (22:56):
Extremely fast we do a ten minute application on, the phone,
and again seven days a week from eight am to,
nine pm we'll do that ten minute application on. The
phone at the end of that ten, minute call we'll
let them know what documents we need, from them and
once they're once we're gathered, and reviewed we quickly have
our underwriting team review the file and then we're able
to and that's they usually review the file within a
matter of two to four hours and that goes through pre.

Underwriting.

Speaker 3 (23:18):
Review right so this isn't, you know someone looking at
it and glancing, and, SAYING yeah i think.

Speaker 1 (23:21):
It's, okay no this is actually.

Going through the process, up front and then we call
them and we have, a consultation so that could all
be done within a matter of a couple hours after speaking,
with them so they can have a pre approval letter
within a matter of a few hours, after speaking as
long as we get those documents in.

And because the reason, is that again we want to
prevent any obstacles coming up down, The line so let's
get all figured out immediately, and initially and then what's
the best spot for someone to?
