Evan's Excellent Buys radio show. I'm your host, Evan Sofer,
and this is a great positive new episode because I
have some great positive stories to tell you about clients
who have gotten homes that they've wanted and have sold
for the prices that they've wanted as well. I know

it's crazy, right, because this market has not been the
best for the past year and a half or so,
and a lot of buyers haven't had great stories and
a lot of sellers haven't either. But I have some
great ones to tell you guys today. First, let me

because we own well me and my business partner own

to do about your landscaping, your trees, any of the botanicals,
all the curb appeal. So it kind of runs in
sync with Evan because we are really we handle some
of I guess you could say at most every property

unless it's a condo, we do the one of the
biggest parts of the property we are in charge of,
and that is exterior. So if you need any advice

one last thing about it is that Evan and I

analysis of maybe what needs to be done, maybe what
the good things are that you have. You want to
identify what the things are that are great about everything
about the house, between the house that Evan will talk about,
between the landscape and the trees and all the horticulture
that I can discuss, and then you can be set

up to know if you need to get ready to
sell a property, if there's money that needs to be spent,
or some cleanup that needs to be done, and what
specifically buyers would look for. And by the way, it
doesn't really always cost a lot of money. In fact,
we've done this many times, Evan and I and most
of the time we're helping people just figure out some

solutions and there's no charge for it.

Correct, And I want you guys to know that again,
if you are looking to purchase a home or looking
to sell a home, I know how to help you.
And if you are buying, how to get you into
the property that is the best fit for you and
your family. And if you're selling a home, how to
get a maximum profit in today's market because right now,

overall it is a buyer's market, But that doesn't mean
that if you're selling, you still can't make a great
profit on your home. And again, if you are buying,
the time is now the majorityority of homes are so
much more flexible than they were a couple of years ago.
You do not have as much competition in the market
right now. You are able to buy down interest rates.

(04:11):
There's so many creative things we can do to get
you into a home, not just for a lower purchase price,
but a lower interest rate than the typical person on
the market would pay via through me and my connections
with great mortgage lenders, who I will talk about later
in the show. But first I want to tell you
guys a positive, successful, happy client story, just to give

you guys an example again of my scope of work,
the locations I work in, some of the price points
I work in, etc. I had a caller a few
years ago who called me from our radio show and
they told me that they were listening to the show.
They loved everything I was talking about about real estate,

(04:55):
and they wanted me to come to their home and
Stewart and Sue Point to sell their home. We sold.
I sold that home in a week for one point
five million dollars and a great buyer bought the home.
My client then moved to a different home as well

(05:18):
in Palm Beach County, and that was that everything was great. Now, randomly,
maybe a few months ago, I got a call from
somebody and they said, hi, Evan, we are the buyers
of the home that you sold to us in Seawall's
Point from a few years ago for one point five million,
and we remembered you. They said, we actually have our

(05:38):
home on the market currently for sale, but it hasn't
sold yet. We've been keeping up with you. We know
all the things you do to market your listings, and
we'd like to add you on the listing, which I did,
which was great. So now again it was my second
time working to sell this home in Seawall's Point up
in Stewart. This time, because these buyers put in so

(06:01):
many upgrades, we had the home listed for sale at
about two point four million dollars, which was great. What
was really special, though, is I said to the sellers
and to my co listing agent, listen, have you guys
done any open houses? Open Houses are great. Open Houses

(06:21):
are a bit of a buzzword because they're a little
polarizing only because some people strongly are believe they don't
work at all, and some people think the exact opposite.
The truth is always to me somewhere in the middle,
give or take right. But for me, I'm always like,
why not because if we have one person, that's one

(06:42):
more person we would have had, and if we did nothing,
doubt so there's zero downside and I'm willing to take
the time. And even if the time is wasted, it's
still an opportunity to have someone come through your home.
So we did the open house and a gentleman walked
right in and he ends up being the buyer and

(07:03):
now new owner of the home. Through the open house
that I told them we should do, that I will
do and we did it. Wow. So we closed on
that home yesterday for two million, two hundred and fifty
thousand dollars. And again, what's so special is that it
was my second time selling the home and it all's
I never would have had either of these opportunities without

(07:25):
a woman hearing me on the radio station. So I
say all that to say, if anything I am saying

So I have some things to let's just start chatting
about buyers and sellers now right from this perspective. So
it has been said that, and I think people feel like,
you know, you are hunting for a new home or
selling your existing home, and when you're when you're looking
for a new home, you are on the hunt. Wouldn't

(08:33):
you agree? Yes, So hunting for a new home or
selling your existing home, you know, someone can really have
a complicated process to go through. That's really what it is,
unless you are an agent, or unless you've done it
so many times and you've moved so many times that
you know what to expect. But it really is a
very complicated task. It's not simple. If you're buying, you

(08:57):
need to determine the right neighborhood to search. I mean,
what really is the right neighborhood you can't just go
by the looks of the neighborhood. You really need to
go by so many different factors. In fact, I want
to talk about that first before I go on with
the rest. I think a lot of people see a neighborhood,
they get a certain feeling from it, and they feel like, Wow,

(09:18):
I love this house, I love what it is. I'm
just going to get it right. And I have seen
people in the past. I know that you've warned people
sometimes maybe we should check out this, this or this
based upon all of the things that you mentioned to
me that you want. I know that this is the
house you want, but we haven't seen others that might
check all the other boxes as well, or check the

(09:40):
majority of the boxes. So how do you handle that
when someone falls in love with us? Obviously it's ultimately
their decision because it's their purchase, But how do you
handle that saying it tactfully and sort of explaining, Hey,
you know this isn't this is just one of the
things or two of the things with the list that
you gave me of the things that you want in

(10:01):
your purchase.

Right. So I say to my clients all the time,
my job as your agent if you are looking to
buy is to check and exceed as many boxes in
your criteria as possible within your price point. So again
I will sit down and we can go through everything

(10:22):
that is a necessity or is preferable for you about
the quality you want the home to have, whether that's
the location, the number of bedrooms, the renovations, the location
if I haven't mentioned that already, that's always important, on
the age of certain appliances on, or the school zone

(10:43):
or there's so many different factors. So again we want
to look at your price point and then show you
the avenues to check as many boxes as we can
within your price point.

So one other thing I think as part of this
is that if you are calculating a budget, that you
need to decide on what you can afford. I think
everybody has a certain budget in mind, but sometimes I
know you've seen this happen where it's either too little

or too much based upon what they can afford. And
so that's why it's so important to get pre approved
by a mortgage broker.

Correct correct, And just yesterday we the buyer of that
home in Seawalls point close through a recommendation of mind.

lots of possibilities and lots of options. They're number one
because they have every possibility and every option.

those mean actually two. Different things everyone thinks they're synonymous with,
one another but. They're not if you're going to market
it and you want to market it to the, widest
audience the majority of realtors or real estate agents only
have the money that they're willing to spend to put
into the marketing of your property and obviously putting it ON.

Mls correct so you, have those and then you also
have this radio show you're talking about specific properties each
week that you have, for sale and in addition, to
that you have the television show that you are a
part of THAT'S on tv and that you can broadcast

upon any price point and if it's something that you
want to, DO so i think it's important to align
yourself with a real estate agent that can do all,
of that and none of them can do IT that i.
