And today, one of the topics that I really would
like to focus on for you guys, something that's very
relevant right now is how long properties are staying on
the market good and what could be done about it
from both ends.

Good subject to bring up, especially, you know, especially now,
if how things are lingering on the market a little
bit longer. It's on everybody's mind exactly.

Speaker 1 (02:38):
And you know what I want you guys to know
is that you know, if you're scrolling or browsing online,
I'm sure most of you have seen the Zillows and
realtor dot coms of the world. I mean, you don't
have to take it from me. You've seen it yourself.
You'll see price cut, price cut, price cut, one hundred
plus days on the market, eighty five days on the market,
two hundred days on the market, price cut reduced. You

get the point. This is something that is normal and
common and standard right now. So here's what can be
done about it. First, I'll start on the buyer's end.

Home buyers.

Speaker 1 (03:15):
Homeowners, you may not like this, but the fact of
the matter is home buyers will try to take advantage
of the fact that the property has been on the
market and there have been multiple price cuts or slashes
in the price or decreases in the price. Obviously, but
home buyers, you have no choice but to take advantage
of it. So although rates are higher today than they

were a few years ago, that is also the reason
that you are able to get such a great deal
on said home. So many of my clients throughout really
the past eighteen months have gotten homes for considerably under
what the home started at or what the home was asking.

(03:59):
So I want you to know if you are thinking
about purchasing now's a good time because you are able
to get into a home at a solid price, and
through the lenders that I work with I'll talk about
them in a minute, you are also able to refinance
the second rates decrease, so you can get into the

home at a better price. Lock it in, negotiate, get
the home that you want for the price that you want.
Use credits for your closing costs, use those incentives that
sellers are offering, and know a little bit down the line,
you can refinance and get into the lower rate, making
it an even better investment for your future buyers. That's

(04:41):
how you can take advantage of all the price cuts
and slashes and decreases homeowners. How you guys can take
advantage of it, which might sound somewhat counterintuitive, but how
you can take advantage of the slower market is making
your home stand out as a as much as possible
and be as well priced as it possibly can be.

So how you can help your home stand out from
the from all of the other homes in your neighborhood
or in your building, or in your community on the
market is making sure that it appears well visually and online.
So many people, I'm sure maybe even yourself. You guys
look for homes online and it's so important to have

a great digital presence online, so whether that is through
social media marketing, media marketing, through an avenue like this
on the radio show, the photos, the videos, but overall
the price as well. To give you an example, I
have a listening in Delray Beach. I said to the seller,

this is what it should be priced for, and we
got an offer within the first five days, which is amazing.
So again, we got an offer within the first five days.
That's so rare right now, but it is because the
homeowner completely listened and said, you tell me the price
that it should be.

Five days later we had an offer. That's extremely rare
right now. So that's a little bit about how you
each can take advantage of the slower market homeowners, how
you can make your home stand out, and buyers, how

estate agent actually? Do DO i really need? One you,
know because you just go online or what have? You
do you really need? One SO i just want to
read you guys something real. Quick it, says, first let's
review what a real estate agent brings to the. Table after,
all in today's information, age a new home might feel

like it's just a click away and easily accessible without
the help of an. Agent just LIKE i was, saying
everyone really feels, like, HEY i can just look at.

consider posting your house online and selling your house by
yourself or by. Owner, however real estate agents are essential,
advocates AND i think people need to realize if you

know WHAT i, Mean and you're a resource that goes
on to say they will be experts in your existing

or target, neighborhood help you find the perfect, home suggests
light lift upgrades to maximize, value and provide information you
can't find anywhere else thanks to resources like The Multiple
Listing services database that they.

me or someone that specializes in this, area BUT i

it was from SOMEONE who i haven't talked to in a,
little bit and, they, Said, HEY evan i have a
friend who has their home listed currently and the friend
is extremely dissatisfied with their current realtor. AND situation i

believe their contract is. EXPIRING soon i showed Her your.
Facebook page she was impressed and she wants to speak with.
You ASAP so, i said thank you for thinking, of
me just tell ME how i. CAN help i ended
up meeting with this client and just to give you
guys a, FEW examples.

I did some research on. The price.

YOU know i ended up, Telling, HER hey i really
feel that where you guys are currently positioned is not
relevant to the market and needs to. Be POSITIONED and
i showed her. THE data, i, said here you look
At what i'm, looking at and you'll SEE how i arrived.
At this i'm not just coming to it off the
top of, my. Head OBVIOUSLY and, i said did your

current realter give you any sort of data or show
you how they arrived at?

A price she. Said.

No never they actually, told, me oh it will go
for this because of. Whatever reason they, said again they
never even provided this seller with. ACTUAL data, i mean
what a disservice. That is aside, from that they told
me that the that THE and i should, Say current
but in all honesty, the past their past realter would say, to,

them hey we have a showing in. Thirty minutes hopefully
the house, is clean will be. There soon and they
have two little kids three and four, years.

Old and they just showed up at.

The house, so.

Look, of COURSE do, i get, you know taking advantage
of showings while you, Have them oh, of course but,
you know just show up at someone's house obviously.

Without approval so it was so many things.

Like that but my whole reason of saying this is
not to talk about any sort of any realter in a.
NEGATIVE light i guess it's just to tell you that.
THESE stories i hear a lot of these types of
things on a very. REGULAR basis i do not hear
this once in. A while i hear this literally all
the time of examples just, like this and it blows.

My mind, so equally the clients are always stunned when
they speak to me because so many of the THINGS
that i just naturally do they've never had done.
